I lived at Gables for 10 months.Lets start with what was good about this complex:Property - Gables backs up to the Greenbelt, so the nature aspect is beautiful. So much greenery! You get to hear birds singing pretty much all day every day, which is lovely. There are walking trails all around the complex. My dog loved that! Also! Despite it being on the Greenbelt, I never experienced any pest issues. High five for that!Staff - The office staff and maintenance were all very friendly and professional. Maintenance response time slowed down quite a bit toward the end of my stay, but I think that was due to a lack of available workers. Theres one maintenance guy who keeps a bag of treats on him for community dogs. He was awesome. 5 stars for him.Lifestyle & Safety - This complex is filled with families with small kids. Given that it’s very family oriented, things always felt safe here. No break ins (that I heard of), and mostly quiet.Now for the negatives:Sound - The real dealbreaker for me (and the reason why I couldnt wait to move out) was how you can hear EVERY SINGLE STEP your neighbors above you take. I heard every step they took, I heard every cabinet door close, I heard every time they flushed the toilet. I’m not exaggerating the least bit. The floorboards creak very loudly over certain areas. It was, Im sorry to say, the worst of any apartment I’ve ever lived in, in terms of hearing your neighbors. I work from home so I had to play music constantly to drown out the sound of my upstairs neighbors movements.Parking - Again, the worst of any apartment complex I’ve ever lived in, and I’ve been in Austin for 10 years so I’ve experienced quite a few. Every resident gets a parking sticker and a guest parking pass, even though there are already 2 designated guest parking areas. Some spots are super wide, while others are crazy compact. Its quite difficult to find a spot if you came home past 6pm.Location - Gables is on the feeder road for S Mopac, which is sometimes a pain. I got rear ended pulling into the complex while I lived here. On the other hand, access to Mopac gets you to most anywhere you wanna go in town really quickly.Not the worst place to live, but not the best either.

Its a bit rundown (moldy dishwasher that doesnt really clean dishes, two old charcoal grills for a complex of many hundreds of people, etc..) but mostly OK, except for the HUGE fact that the air conditioning doesnt work well and management refuses to do anything about it. Its over 80 degrees in our apartment every day and has been for a month. I work from home and have just had to resort to going to coffee shops throughout the summer so that I can get anything done. Maintenance has come out 3 or 4 times, but each time says that it would cost too much to fix it.Which means...they plan to just rent out these units with terrible AC pretty much forever. If we were in Montana, that would probably be OK. But I would think long and hard about renting here given Austin weather. Even their lease states that you shouldnt expect AC to cool more than 20 degrees below external temperatures....so if its 100 outside, expect your place to be 80.

Dina and Bridget have been Amazing in helping me. They have gone out of their way to make my move easier. I work open to close at my employment so when my furniture was arriving I was at work. I asked for their help and it was the best feeling to come home to furniture in my apartment. Every question I have they have answered with a outgoing/friendly personality.

Thanks so much to the wonderful team, Bridget, Dina, and Angel, for their kind assistance and helping us smoothly transition into the community, as well as to the maintenance staff who are available for small fixes as needed. Access to the beautiful trails makes this spot extra special. We are happy to call Gables at the Terrace Home!

We have lived here for 6 years in two different units, a 1 br, 1 bath and 2 br, 1 bath. The renovated units are nicer, our unit has not been updated since we moved in. This is a solid 3/5 place to live. In the recent past, the management was a bit better, kinder and more personable. I wouldve rated them 4/5 until recently. Dina is great! There are a few things they could do to easily make this complex a 5/5: add another recycling area so there is not overflow recycling left blowing around the parking area, build a real fenced dog-friendly area, mark parking spots for compact cars only and be stricter on not allowing people to store all their personal items in the breezeways.Pros: Maintenance is usually responsive, the 1 br/1 bath units have a nice kitchen, lots of nearby trails, community events are fun (frequency of events seems to depend on current front office staff and staffing levels), storage space is convenient, appliances are kept up-to-date.Cons: They dug a large hole under our unit to address an undisclosed issue and left a giant dirt pile around the tree outside of our window for months that killed the tree and the work noises drove our dog crazy. They never clearly communicated to us what was going on for over 6 months and several contractors showed up at odd hours to access our apartment and the area directly outside our window.Parking can be a bit challenging if you dont wfh or have a normal 9 – 5 job.The 2 br/1 bath units lack counter space in the kitchen.Our family members car was towed from visitor parking after just a few hours, still not sure why.The walls are on the thin side and you can hear your neighbors walking above you and sounds easily travel through the walls. Thankfully we have always had quiet neighbors since moving buildings.There is no true dog park. There is a fenced drainage area that you can take your dog to play, but it if rains it stays wet and muddy for awhile.

Most mornings, I like to jog the trail behind the buildings. It’s so great to have this greenbelt in my backyard. My dog, Oliver, loves it too! He’ll usually meet a few fur pals on the trail. Zilker park is down the street, so I’ll usually just tie my paddle board to my car and park at the lot down there—spend a nice afternoon on the lake. Most shopping will be on Bee Cave and Lamar, but there’s a Taco Deli, iHop and Tom’s Market down the street. Maintenace is quick and efficient, and the office staff is friendly.

We lived here for almost two years and had a great experience. Angel and Dina were great to work with and extremely responsive and helpful with any issues. Also, the maintenance men were awesome!I would highly recommend this property. It’s very convenient to downtown and other areas while nicely tucked away. It was the perfect transition for us to Austin.

Constant disappointments from moving here. From rude staff, unexplained charges and threatening messages. Three times maintenance had entered our apartment without permission which we saw all of on camera. We have been billed for gas services from the apartment complex with an added 50 dollar fee which resulted in me spending hours resolving since we already had gas set up with the city. Took multiple calls and follow up to receive the move in promotion that we were supposed to receive after 30 days, which took two months. Trash is regularly not picked up and the package room which we are forced to pay for is regularly broken or does not alert us when packages are delivered.

We’ve been here for 3 yrs and dont have any complaints. Their maintenance team is awesome. They always take care of things quickly. Their leasing team is also great and pretty flexible with working with you if you let them know your issue. Good location. The only downside can be parking but it’s not the worst.

So a package gets stolen from a mail service room that they provide (they change $40 to use this) and admit that someone breaks in and steals from said room. I am told to contact other providers and raise my renters insurance rates. great conversation 😑 thanks gables

I just moved in but so far everything has been fantastic. The area is very peaceful and the grounds are well kept. Dina, our leasing professionals, has been great and very friendly, making the move to Austin very smooth for my wife and myself. The apartment was very clean and ready for move-in. The two items that we found not working were both promptly fixed the very next day after we put in the request.

I thoroughly enjoyed my time at Gables Terrace and highly recommend this complex. Great location without having to deal with too much traffic, safe and quiet community, and the friendly staff that always went out of their way to be of service. Well worth the price for the location AND connection to the greenbelt!

Toured a three bedroom unit and was sent an electronic application after the tour. I had a couple of questions about the application and when I went back in to ask them, I found out they had already leased the unit to someone else. This all happened within the space of 24 hours. Thank god my group didn’t actually pay the over $300 in application and administrative fees before before discovering the unit was no longer available. I never received a call from the leasing agent saying the place wasn’t available. The assistant manager Anne Walsh showed disregard for our time and resources during this process. The units and campus at Gables at the Terrace are nice but I would recommend caution before applying with them.

I can not sat enough about the Gables at the Terrace. The staff goes out of thier way to help any way they can. This complex is right on the Green Belt. A awesome place where you will meet new friends. And my dog just loves it on the trail. The living quality is second to none. It is so quiet and peacful. Truley this place is great. The grounds are kept looking great. The people who live here are so nice. My dog gets to meet neq dogs and its a great place to meet new friends

I lived 6 years there because it was near to my job but I was not happy in that complex. Insufficient parking, I generally had to park in another building far from my apartment, vehicle access gates remain damaged 50% of the time, pedestrian access door blocked 70% of the time, dog poop everywhere, they will say anything not to refund the money of deposit. Consider another alternative if you want to avoid headaches.

I just relocated to Austin, and so far Im enjoying this location and my apartment! I rented a one bedroom and you cant beat this rate. Its right off the greenbelt and minutes from downtown. The team was helpful from start to finish, and my maintenance requests have been responded to quickly. The only bummer.. nothing is walking distance, but maybe I was spoiled when I lived in downtown. However that location does come with a much higher price tag, so Ill vouch for this location!

Be wary of this place. Like most others, they’ll lie to get you in then take advantage of you once locked in.Pros: location, pool area (the gentleman that cleans it every morning is great), trail system around the area and storage with units.Cons:1. Bugs everywhere in unit. Earwigs and cockroaches all over in our unit. Daily occurrence to find a few earwigs dead and have to kill a few. Cockroaches were just every other day or so, in the tub or climbing the walls. Had them come in and spray multiple times and put some poison spots in a few places a couple times to no prevail. Claimed they treated outside but you have a hard time convincing me that was true. By the way if you ask, they just say, “it’s central Texas, you have to expect bugs”. I’ve lived in plenty of places absent of bugs.2. Dog poop everywhere. Partly the fault of lazy dog owners but the complex charges for pets so use some of that money to take care of it since you’re selling this place as a beautiful community. Or charge more and have better enforcement. Enforcement now is an email saying if you’re caught, they’ll fine you. Pay someone to pick it up or register all the animals and test the poo and fine the owner. There are options but they choose to just pocket the money and provide minimum effort.3. My biggest gripe, the greediness and lack of accountability. Trash valet is required and every resident must pay. I frequently woke up the morning after pick up to find the trash still there. Send an email and they say it’s being handled. Finally I requested a refund and was denied. I, logically, responded that they force us to pay for a service and then pocket the money despite not providing the service. I don’t want to sound lazy, I have no problem taking my own trash out but when you force me to pay, I expect restitution when you don’t provide that service. They claimed it wasn’t their fault but when you are the owner and take the money, it’s your problem. I had to continue to fight to get my money back after being denied for no reason.I have low expectations for apartment complexes after living in a number but this place left me with a real bad taste due to their lack of accountability and greediness. I keep my part by paying rent on time every month, you do your part by acting like you care a little.

Gables at The Terrace is a great apartment community. Prices are reasonable. The property is very well maintained. Maintenance requests are resolved quickly. The office staff is nice and helpful, especially Jessica Dukes. The amenities are great. Ive lived here for a year and I have no complaints.

Great apartment if you enjoy having your home managed by people who have zero interest in helping you resolve any issues or concerns you may have. Some, not all, of the front office staff is consistently rude, defensive, and incapable of working with you to find a solution. It’s truly disappointing and quite sad. They seem to forget that for them this may be just a job, but for the residents it’s our home.

Staff will go out of their way to not face any issues you present to them. From poor maintenance to answering a simple question regarding a package, they will either beat around the bush to not assist directly or simply not respond.I had a package arrive while at work and I made it to their office door at exactly 6pm. Instead of opening the door to see if there was anything they could do, two of their staff members made direct eye contact and continued to walk pass the door to go home.The only upside is the location if you’re looking to stay downtown. Outside of that, you can see from other reviews that management is lacking and a basic customer service foundation is nonexistent.

The location is amazing. 5 minutes from downtown, Zilker park and with trail access to the Barton Creek Greenbelt. Quiet, clean and friendly staff. Maintenance issues are handle quickly. This will be my third year in the complex and there has been some great improvements to billing options, Gables app, rewards program and social events. ATT Fiber installed to all the buildings. Mail Room addition is in the plans next.

Overall we had a good experience here. The apartments are spacious and the maintenance staff is great at responding quickly to your needs. There is a trail you can take that hits another trail that gets you to the green belt. If you have an active dog or person, this place is great! Also, they like to raise your rent when your lease is up so beware of that.

Just moved out and I loved living here. Nice high ceilings, big patios, lots of greenery. The pool is great and the front office staff is very professional and helpful. Never experienced anything shady like with other apt mgmt. It’s quiet, as lots of families and young professionals live here. Trails to the greenbelt right out back too. Only downside is the parking; Tight spots that are hard to come by.

We lived there briefly last fall. The apartment had a lot of water leaks. The ceiling leaked, the windows leaked and the sliding glass door leaked. We contacted the management and they brought us a bucket to catch the water. The fall of 2018 was rainy and as a result we had a mold issue. There was a massive crack all the way around my sliding glass door that allowed water to pour in. I could tell they had tried to caulk it but when the temperature dropped, the caulking shrank, crack expanded and we had water everywhere!! My son got sick from the mold and had to go to the hospital with asthma. We moved out. This place is expensive but the maintenance is terrible. The bath tubs are spray painted white. They are gritty and impossible to clean due to the coarse texture of the spray paint. I lived in unit 521. You can still see the crack in the side of the building that allows water in. They have never fixed it.

Im very sad with my tour experience here. I called several times before coming in to tour an apartment to verify information. I was also told that prior to getting there that there would be an exact unit available for me to tour that would be identical to the one I wanted to rent. I spent $50 in Ubers to get there and back home only for them to tell me that they do not have a unit available for me to tour and they lied to me over the phone saying they work with peoples credit if there are any issues and that they just make you pay a deposit fee if there are any issues. After I get there the lady told me the complete opposite of what she told me over the phone. She completely wasted my time and my money. Whats even worse is they didnt even apologize. They were also extremely rude to me in the office after I mentioned my credit situation.

Pros:-Clean community-Responsive staff-Location(pro and con) - Greenbelt access, 10 minutes to downtown. Quiet for being so close to MoPac, but hard to find and give directions to. Entrance is easy to miss.Cons:-Parking is HORRENDOUS and very limited. Half the spaces are too small to fit a normal vehicle. There are tons of empty covered spaces($$$). Opinion, but they limit parking in attempt to up-sell you on covered/garage parking.-Be prepared to hear almost everything your neighbors do. Walls and floors are cheaply insulated and thin.-Move out cost were astronomical. They definitely nickle and dime you on youre way out, so be prepared.-High move in cost-Neighbors that dont pick up after their dogs(not their fault, bug still bugged me)

DO NOT MOVE HERE!!!!!! If I could give 0 stars, I would. My time at the Gables started off fine and I did enjoy living here, up until I started having issues. SEVERAL leaks in my apartment, one of which was a recurring leak in my bathroom ceiling. Water came in 3 TIMES before they actually went behind the wall to see what the problem was. My apartment ending up WREAKING of mold/mildew and every person that walked in told me this….except for the people who work at the complex. They all claimed to not smell a thing which were complete lies. My clothes even smelled when I would leave! They attempted to fix the smell by having my vents cleaned but this did absolutely nothing and they stopped offering solutions to fix it. I ended up breaking my lease just to get out which was a whole process in itself. No one at this complex, even the managers, are allowed to make any decisions. Why call someone a manager if they cannot help people at the complex? I was directed to the regional manager, whom I NEVER actually spoke with. She NEVER answered her phone and whenever I did receive a call back, it was from her administrative assistant who could never actually help me with anything. This company and complex are a joke and horrible people to deal with. Gables claims to “Take Care of the Way You Live” but obviously that is not remotely true. If they actually cared about their tenants, I would not have been forced to pay a lease break fee to get out of an unhealthy, unsafe environment. Please do not waste your money at this place.

The Gables has been a great place to live - its clean, quiet, and well taken care of. The staff has always been friendly and accommodating. Maintenance requests, when rarely needed, are taken care of quickly. I dont understand peoples complaints about the noise - I find it very quiet here. I agree, the leaf blowers are a bit of a nuisance in the morning, but they dont start super early nor do they continue all day. I would recommend this place to anyone. Great value for the money.

DONT DO IT!My sisters and I lived here for less than a year and got out as soon as possible once our lease was up. We have lived in old, new and renovated apartments in various cities over the past few years and have never had an experience like that at the Gables.Setting aside that our unit was incomplete and dirty upon move-in, we combated mold/mildew/water issues for the entirety of our lease. Our furniture, pillows, mattresses, personal belongings, clothing, etc. smelled sour and the odor was noticeable to those removed from the unit (work colleagues and other family/friends). The walls and ceilings also seemed to be made of cardboard- we could hear every footstep of individuals climbing the stairs and every little movement the tenants above us made would reverberate in our bedrooms/living areas.The carpets and vents were cleaned by management to address the smell with no success. Excessive black mold was found on all three bedrooms windows sills, the patio ceiling, air vents and there were multiple water leaks from the unit above us.I would STRONGLY suggest not letting this complex move you into unit 521. We had to get rid of many items which could not be aired out and are still trying to remove the odor from our mattresses and pillows.

Gables at the Terrace is great. The people that work here are so nice. They are very responsive to questions, concerns or repair requests. The parking is not a problem at all. We got a garage after reading all the reviews but it was unnecessary. I would highly recommend Gables at the Terrace.

I have very much enjoyed my time here at Gables at the Terrace. The staff are always very nice and helpful when needed. The pool in the summer time is always full of friendly people, and the access to the Green Belt is great! The parking has not been an issue for me (I dont have a carport). Due to some unforeseen circumstances I am moving out in the spring... I am very sad to go!

While great location and quiet from the city noise, you WILL hear your neighbors. The walls are very thin and the floor boards old. Every time my neighbor takes a step above me (and unfortunately above my bedroom) the floor board in my ceiling makes a huge creak and takes it’s time coming back up. I’m a heavy sleeper and am woken up on a nightly basis. So very loud.Also close to no kitchen storage. The cabinets they do have weren’t even deep enough for my plates, have to store them in the pantry.

Unless you buy an overpriced garage or car port, DO NOT MOVE HERE! If you try to park after the sun goes down, you wont. There is absolutely no parking yet there are dozens of open car ports. There has been multiple times when I have to park in the neighborhood and WALK OVER A MILE to get to the apartment I pay for. If I would have known this, I would have NEVER moved here. We are tormented by leaf blowers at Gables Terrace. Those of us with breathing problems are not considered at all by Gables Terrace. Especially those who may have children who suffer from asthma, don’t move to Gables Terrace in the expectation that they would look after them rather than polluting the air they breathe with leaf blowers. What about our mental health? I listen to leaf blowing almost every single day - living here in Gables Terrace. They have 15 individual leaf blowers going at the same time. Then we have the landscaping leaf blowing team for our complex - once or twice a week. Seeing the same landscapers all over the complex who have faulty equipment not up to standards of clean air...the noise from leaf blowers is constant. I try to go for a walk to avoid all the madness & but they are spread out all over the complex. Does someone have to snap before anyone does something about this??

The comments about the noise are NO exaggeration. In fact, they might be selling the absurdity of the CONSTANT leaf blowing/lawn mowing short. Its absolutely incessant!I do a lot of work from home and I live on the first floor so this likely affected me more than it would most, but were talking about 30-45 minute stretches of leaf blowing upwards of 5 times a day from early morning to late afternoon. On top of that, the fumes often made their way into my apartment as well.While I can understand wanting to have and maintain a well-kept community, the lawn service has been nothing short of overkill in my experience here.My only other complaint is that the parking is absolutely HORRIBLE. I cant imagine a community with a worse parking situation.Other than that, the staff is friendly and responsive, the location is solid, the units are decent, the price is reasonable, and the place is clean.Overall, Id say Gables at the Terrace would be 3.7 stars but the noise and parking situation are -1.7 stars for me.

I noticed management said, on this forum, that they were in the process of eliminating the daily use of leaf blowers. Well, now theyve started using them again bright and early every morning. They dont seem to mind polluting the air with the toxic fumes (carbon monoxide, benzene (a known carcinogen), 1,3-butadiene, acetaldehyde, formaldehyde) of the leaf blower, in addition to kicking up cat, dog, and rodent feces, pesticides, and street dust containing mercury, arsenic, lead, cadmium and nickel. Anyone with allergies or respiratory problems will be severely effected by breathing this poisoned air. The noise is also horrific, with the noise echoing throughout the complex. So much for peace and quiet.

Ive lived here for almost 6 months now and I really have no complaints. Aside from some difficulty in getting an issue with my HVAC remediated because maintenance did not want to call an HVAC specialist to come look at it, the office staff and maintenance team are otherwise very responsive (I particularly appreciate Josette and Jessica in the office!). Its very difficult to beat the location, apartment size, and base rent of this community; I am VERY happy with these factors overall. The community is kept very clean at all times and the maintenance team and groundskeepers are very attentive. Parking is scarce near my building (I have a carport for this reason), but I appreciate the decent amount of visitor parking for when I have friends over. I would definitely recommend thoroughly considering getting a reserved parking spot if you move here, but to me its worth the extra money. Ive had bad experiences in the past with apartment management (i.e. Roscoe Properties, Greystar), but it seems like Gables Residential is a good company with employees who genuinely look out for their residents, unlike the companies that I previously mentioned. Thus far, Gables has been a great place to live and Im very happy I moved here!

This was my first apartment in Austin Texas, and I have to say has left a bad taste in my mouth. What started out fine, ended aweful.To start, the apts are old now and getting run down. I knew my maintenance guy by first name. It took him 4 times to fix a screen door.We had to fix a microwave, garbage desposal, shower head, screens to name a few.The worst was when we moved out. The office didnt give us the paper work prior to 60 days before move out so we were stuck having to live past our lease date 30 more days. When we tried to fight this, they just said toughNext upon move out, they tried to add pet fees that werent on the original contract. They also had numerous move out fees added.Lastly, I am still in a battle over my 4 year old worn out carpet that was messed up in many ways.I was told many deceiving comments upon move out that I no longer trust what the Gables says.The apts rent went up $200 a month and for how old they are are WAY over priced. WIth the issues on move out, the price and the battle I am now having, I can honestly say this is not worth the headache. There are much better apts in Austin for a much better priceSave your headache and money.

This apartment complex is terrible. DO NOT LIVE HERE. They landscape every morning so its impossible to sleep in on those rare days I dont have to be awake. The constant noise from leaf blowers and tree trimmers is irritating and disturbing. The apartment constantly has black mold growing anywhere there is humidity and after trying many methods I never succeeded in removing it.

Car vandalized by tenant and I asked managers to review footage. it’s been a month and no response after i’ve followed up 2 twice. At one point a manager tried to upsell me a garage spot for more security. I asked why there aren’t more cameras in on property. Rent is high enough to be able to afford it.
