Update: This place keeps getting worse. I would give them zero stars if I could. They know their AC system doesnt work but they refuse to do anything to fix it. I once again for the 7th time this summer have no A/C and they are taking several days to fix it. Avoid this place!!!!***I have been without air conditioning for over a week now. Its July. Every time I talk to them its a different excuse as to why its not getting fixed. Even when it was working, I was getting power bills close to $200 a month for my small one-bedroom. I also asked them to make our package room more handicapped-accessible because my neighbor in a wheelchair had great difficulty opening the door and getting the packages off the shelves, but they of course did nothing.On top of that, they do nothing about the crime, dirty hallways, and loud neighbors. This place is the worst apartment complex I have lived in and I cannot wait to leave.

I tried to call them to get employment verification for an employee I wanted to hire. They never answered the phone, returned calls, responded to faxes/emails.The employee then had to provide me with tax information and other proof of employment (she worked here several years and was even promoted a few times).Look at my history, I have never left a one-star review before; but the fact that they cannot answer a simple inquiry in 2 weeks and are willing to jeopardize someone’s career to satisfy their own laziness tells you a lot about this company and supports all the negative reviews from the tenants.

My entire adult life, I’ve only ever worked for CWS Apartment Homes. Long time coworkers are some of my best friends. I’ve always felt valued; my hard work and feedback mattered. It’s always felt like the perfect fit in a dream job at an incredible company. It hasn’t always been easy or fun, but luckily I’ve always had a huge support system that’s had my back.In my 16 years, I’ve had both the small accomplishments celebrated, as well as the big ones. You couldnt handle an honest review and are now trying to get insignificant reviews posted there to fix the horrible service of your maintenance team? Where was courtesy when my simple request to get in touch with your executives on LinkedIn was deleted? Why would an honest, courteous company like yours need to delete a simple comment on a professional website? What form of customer service was being provided by forcing customers to have conversations with your exceptionally rude and disrespect lawyer?

As both a resident and employee of CWS, I feel this company truly has residents’ best interests at heart. Throughout this pandemic, they have been proactive and consistently communicated to keep residents informed. They have also done a lot to keep our spirits high like hosting dance lessons and at-home workouts, giving us a Domino’s Pizza gift card, and creating a cookbook of recipes submitted by residents! Even residents that are struggling financially have been offered assistance from CWS to get through this tough time. Actions likes these make me proud to be an employee of CWS, and grateful to be a resident too!

Get ready to be treated like a toddler! Pool is closed on days staff doesnt work which is Sundays and holidays because we cant be supervised, then hire someone to monitor the pool! Poor communication as things are allowed to open back up, residents are the ones who have to reach out but they are the first to send out an email on the things we CANT use or do. Also we have gone without general maintenance for the last 7 months, the maintenance guys are the best part about this place and are willing to leave whatever you need outside the door if you can fix it yourself! I understand that this is an unprecedented time but I expect much better for all the money I pay to live here. Very disappointed.As a reply to your response Emily, the governor is actually allowing gyms to open in our state starting today at 5pm and yet while other communities have already sent out guidance to their re-openings, our staff here doesnt even bother to send out communication. As far as the pool goes, hire someone to monitor the pools especially when staff doesnt work on Sundays and holidays. You think this company would actually have the same sense of urgency to collect full rent on time during this time and make sure to open the amenities as they are allowed to reopen.

Horrible management doing dishonest business. New tenants beware of the manager and company trying to charge you for carpet removal and replacement. We got warned by the previous tenant but didnt pay any attention to his warnings, unfortunately we got burnt. I would definitely recommend reading the reviews of those who have left the complex. We were in need of a place with good location so we were desperate. But needless to say, we will be taking legal action against this company for unethical business transactions.

Nobody answers the phone at the apartment or at corporate. They get back to you when they feel like getting back to you. They don’t care about you at all. I’m a previous resident and I’m still trying to get in touch with them about some things. Horrible. Nice apartment, horrible management from top to bottom.

Marquis midtown has been the WORST community I’ve lived in by far. Your maintenance requests goes without being handled for weeks at a time. I had one incident where the electrical plug in charge of the living room lighting was sparking and when I called maintenance I was told “just don’t use that light”. Living here is a waste of money and time. Dj the new community director sent me a $10 gift card to dominos after waking up to a homeless man on my porch. I was never contacted back by DJ when I informed him of the situation, instead a useless $10 gift card was sent. Avoid this place

I can NEVER get through to management at my apartment community - Marquis at Stone Oak nor the corporate office. EVER!!!!!I love my apartment but the only responsive people at my property are maintenance - and theyre awesome. Communications with management is AWFUL

Marquis Canyon Ridge is an over-priced, shabby complex. Apartments are small, the grounds are not well maintained, and rent is high. The community manager, Michele, is extremely unfriendly, unresponsive, and uncaring, and her manager at CWS, Kimberly, is no better.I moved out of this complex after four lease terms, and Michele tried to charge me $365 in fees for a full cleaning, full repaint, and full recarpeting, even though I left the apartment very clean and there was no paint damage outside normal wear and tear over four years. The carpet was damaged due to pets, but it wasnt even new when I moved in. I had to sign the lease from out of state before I moved to Austin, and I was promised by office staff the apartment was all-wood floors. So if they hadnt lied on my lease, there wouldnt have been any carpet damage to begin with because I never would have signed.Michele did not return my calls disputing these charges for over a week, and I had to send her a physical letter threatening to pursue legal action before she would reply only via email. She admitted to me I was overcharged and removed the paint fee, but only halved the cleaning fee and refused to give me a receipt justifying the charge. Her final reply regarding my cleaning job was Were not expecting perfection, but its not perfect. I seriously doubt anyone actually inspected the apartment after I moved out before charging the full amount possible for everything.In addition to this problem while living here, my car, along with probably over a dozen others, was broken into, my apartment was flooded by the unit above me, the pool was broken for over two months last summer, and my final bill was mistakenly sent to someone not listed on my lease. Also, the walls a paper thin, the valet trash service residents are charged for leaves garbage all over the grounds, most dog owners dont clean up after their pets, and the gym is either always dirty or closed.This complex is a complete rip off. I would not recommend living at Marquis Canyon Ridge, or any other CWS complex for that matter, to anyone.

Moving from Jacksonville FL, as a Flight Attendant with a major airline relocating for my job. I had no idea about the area so a girlfriend that lives in the area thought this would be a great fit for me. The property is in Mooresville NC, I picked the place signed the lease and then 10 prior to my move was notified that the apartment I had signed the lease to, the current tenant were now staying....I had already did an address change my things where in route..I was working and could not get there so they, showed my girlfriend some optional places which they said they only had 3...She took the one she thought was best, as no time was available for me to continue to look an apartment the size and function was misrepresented as this was an ADA accessible ...though it was actually ADA fitted, they said by NC law they did not need to disclose that information ...the apartment was less then desirable with lots of maintenance issues. I admittedly notified the office and property manger that this would not work.My choice was to relocate to an apartment of course at my own expense..not covering and of my additional moving fees...and made it out as though I should be grateful that they weren’t charging me the 500.00 fee to change locations..been living out of boxes for a month....best part...I found other individuals CWS management property’s have done this to in other various communities...they have you sign the lease ready to move in ...then call with a story the tenants have decided to stay...forcing you into a corner...beware...

Marquis at Stone Oak does not answer their phone nor respond to their voicemails. Ive been calling them for A WEEK and no one EVER answers their phone. Even if you leave a message for a return call, its not done. VERY POOR service from their office. Its as if no one is working at the complex.

This is a very poor corporation to rent from. They have extremely poor communication skills if you are ever a resident upset with the property that you rent from. CWS simply doesnt have a care for their residents safety or living conditions. You get a very badly managed apartment for your overpriced rental costs. Id recommend renting from somewhere else.

Former employee. Good company. Enjoyed my time. Be prepared to answer to each and every word of gossip or things heard from the day u start til the day you leave. My regional was phenomenal. Joe and Deb were amazing. Peers were amazing. Worked with a great team. Every move made was a political move so be prepared to play politics. Dont be Your self. Be ready to conform to the CWS army and way of life or it will never work. Outside of all that. Great company and loved my short time there. Wish them all the best.... sincerely.

Very displeased with rent payments. If you are going to have the option to pay by debit the service fee is outrageous. If you need to pay by cash. It gives you the option to pay by e money order but when you go to use it the store says there is an error with the e money order company. This has been for a few months. And if your late with rent because you dont get it paid on time, u accrue a $100 fee then $10 a day after that. Have had the money every month but because of this horrid way of paying i have been late. If you are going to have options listed honor them. Some people have to pool their money to pay rent. Most banks are virtual now and have no physical location to deposit cash. The payment methods seriously need to be reevaluated. I have talked to the office here and i get that they might be going away from the emoney order. There are still people out there who need this option. I like living at my complex but this has been an on going issue.

Would have never moved to the Marquis at Great Hills if I knew this would not be a safe place for my family to live.Was assaulted at my unit over parking within the first month I moved in where police showed up and arrested the other tenant. Nothing was done. Their suggestion was for me to pay an additional $125 per month for a garage.Since then there have been even more issues with parking including vandislism of peoples vehicles over parking.You are only allowed two parking passes, but they intentionally do not inform you of this before signing your lease.There are roughly 20 visitors parking spots with almost as many buildings meaning they’re often full so you could very well find yourself risking parking your car off property at the strip mall next door or the target across star street, risking $100s in towing fees.Management tells you essentially that it is your problem to deal with.In addition to that absolute madness, our unit has had repeated issues with mold in our AC vents and our carpets which they do not address. It’s not only a health concern to us and other residents in our building but should be of serious concern to the owners of the property as the building could very easily be condemned and destroyed.The buildings on the south side of our complex are adjacent to a Lexus car dealership who continually set off car alarms all day, every day, into the night. Management at neither our complex or across the street seem to be attempting to find ant solution.The posted times for our pool is 10 AM - 10 PM and while they almost never manage to open by 10AM, you can bet your bank account that the “courtesy officer” will make sure you’re out by 9:50.I could continue on and on but I’m assuming if you’ve made it this far that you’re management and you should understand how valiantly you’ve failed your clients and should integrally disheartened by your collective performance or that you’re just getting a good laugh.Either way, I know nothing will be done, so enjoy and have a good week.

If you are to ever come across the hardships and are facing eviction make sure you take all your valuables and lock them up before the maintenance technician Carlos Zamora seize them or else he will take them out of the apartment without any question or concern. Have contacted Emily Earls office manager and have not had any response back from her what shows lack of care and think its okay for their technicians to do such thing.

Where to begin about this management company?? First, they notified me that I had a package in the office. I was away from home a few days and when I went into the office to retrieve my package, they told me it was lost. I waited and waited, and had to contact the office, the manager, heck anyone that would listen, only to be told that the package was lost. Interesting that the package contained womens clothing and the majority of the office staff are women. All they would had to have done to remedy this situation is issue me a refund for the lost items.Simple, but they refused and argued with me. Then, theres this one and this pretty much takes the cake. A service technician was in my unit to repair an overhead light fixture in the kitchen. This was about 1 oclock in the afternoon. Apparently, on his way out, he must have hit one of the knobs on the gas stove turning it on. This resulted in a slow gas leak in the unit from about 1 oclock until 730 pm when I arrived at home. As anyone knows, a gas leak is not something to toy with. I called 911 and the Fire Department had to come out. When I notified the property management company, they responded that it was awful I had to experience that. NOTE: There was ZERO apology in their response to my email. Additionally, I hardly received a response to my email until I called CWS and notified them I hadnt received a response from their on-site property manager. As if you need further indication not to live at this property: The trash receptacles are consistently overflowing, including the area for recyclable materials. The pool has been closed for months now, and it recently reopened only to then be closed again. This is an older property with a very poor, unconcerned management company. Theres plenty of other places to live that, at the very least, dont endanger your well being.

Horrible place to live. I have lived in two of their communities in two different states. The management is the worst. They are lazy, rude and never supporting their staff. Whenever staff has an issue they try to discuss with management, who are either busy or not available and the staff seem so irritated by it. Nothing gets accomplished, nothing gets taken care of it makes you feel unwanted in your own home. I do NOT recommend.

I was treated like a criminal at marquis at the time in San antonio, tx.I called to request pest control service because Ive seen roaches in my apartment for the last couple of week. but Im very disappointed by the managers behavior.She started questioning who i was and why I was not on the lease, I told her that I never had a problem requesting maintenance to which she replied that technically since Im not on the lease I would have to move out and that she didnt have to put in the request because she was only doing it as a courtesy.But how come they dont have my information on file? How come Im not on the lease because I should be at least as an occupant.I know that I filed out the application and we were told that they were going to add the $50.00 application fee to our rent.In order for me to have a remote to open the gate they needed my application and my husband turned in so what did they do with it because my husband waited at least 30 minutes to get that remote while they were processing my application.But hey I have a remote to open the gate so how did that happen?this a mistake on their end and they should have my application signed somewhere or they misplaced it and obviously someone didnt process my information correctly and now I feel treated like a criminal.I undersand she has a job to do but my disappointment here she doesnt know the appropriate way to handle a situation im very disappointed and nobody would appreciate to be told to move out for no reason.She didnt even apologize to me.

CARBON MONOXIDE!!! If we didn’t have a Carbon monoxide detector my husband and I and our pets would be dead right now. Repeatedly informed office consultant Tavia (who is horrifically obnoxious, rude arrogant and ignorant) and begged for assistance but have been essentially silenced and threatened to say no more. We are reduced to having to live with friends until we can find a new home and will never be returning to the marq at weston in morrisville NC ever again. Their inexcusable negligence and disastrously below-code and dilapidated building have reached deadly levels and, they hold absolutely no value for their residents’ lives, let alone well-being or security.

Worst possible management company ever. I lived in the Marquis on Gaston and returned to them because of the first experience years ago. Now that I have returned it has been by far the worst experience and decision I have made. Every since CWS has taken over the service and professionalism has dropped dramatically. They are not understanding nor are they willing to assist with getting fees removed. Jessica is great however she is bound by corporate on decision making. I contacted the headquarters and left a message with the secretary as she stated that I would receive a return call in 48hrs. 48hrs was 2 months ago and still to this day haven’t received a call. I will never refer anyone to lease an apartment from CWS!!!

The MARQ AT WESTON IN MORRISVILLE, NC is one of the most dangerous apartment complexes in the county and it is absolutely no place for children or a family. I have been stalked, followed, threatened, harassed and menaced on multiple occasions (all while my toddler and baby are with me). There is absolutely no security here and the few “security cameras” are not functioning. Office staff has been alerted to these issues on multiple occasions and they laugh in your face - saying they do not have to do anything until a violent crime actually occurs. Police want absolutely nothing to do with this overgrown, dilapidated labyrinth that has become nothing more than a haven for criminals and vile degenerates. Nevertheless, police are called by terrified residents continuously - unfortunately the uneducated, negligent and corrupt office staff blatantly and shamelessly lie to cover up dangerous and malicious offenses, jeopardizing the health, well-being and safety of the entire community. NEVER walk around these grounds at night and make sure you have self-defense weapons on you any time you enter the halls, garage or stairwells. Recent crimes have horrified me to the point where I can no longer even leave my apartment. Every day more hate-filled cowardly pieces of scum are given cut-rate leases and provided housing at the Marq at Weston so management can meet idiotic occupancy metrics. These people have no value or regard for life and are waiting to prey upon any unsuspecting tenant they encounter. They only respond to and can only be deterred by force (this typeof self-defense is almost impossible for a woman with small children in tow) don’t become a victim, don’t become a statistic, NEVER SIGN A LEASE WITH THE MARQ AT WESTON!!!

I went to a job fair and if I could put a 0 star I would. As soon as I walked in to the Marquee At Voss I was directed to the job fair. I was writing my name down and this lady I forgot her name but she was wearing a jacket blue and a pinkish shirt. And she started talking to me and I gave her my hand to greet myself and she said if I had a jacket in the car. I of course didn’t because I’m as dressed professionally with some slacks and a tucked in long sleeve blouse. She kept saying about a professional environment and if I lived close to go get a jacket and she blamed that she wrote the invitation on indeed wrong she didn’t specify and that they told her they were looking for a professional. Still didn’t know how more professional would’ve I looked. She didn’t want to talk to me and she kept throwing rocks at me (just saying about professionalism and all) then she saw I made an expression with my face. I went ahead and asked am I not dressed professional. She said you’re beautiful but we are looking for “professionalism aspect” I’m still confused. Then she says ehh I’ll talk to you, given thought she was going to interview me but no. We walk over and she just says tell me about yourself, well I did gave her background experience and 3 words to best describe me (that she didn’t ask). And then she said of course I’ll take your resume and she didn’t even explained the job. She went into it’s a sales position and all these but’s. She walked me out and she said take a water and a pamphlet to see if you fit into the position. Clearly I did my research before coming. Anyways through it all there was another young lady came in and she for sure wasn’t dressed professional but they interviewed her. It was disgusting the way that lady treated me, I will never want to be a part of a shallow company. Worst experience in “interviewing”. So rude!!!

I only accessed the marq at Weston in Morrisville, NC reviews to leave a complaint about the abundance of frogs, lizards and snakes coming into my apartment from the pool area when I read the horrific and infuriating response staff left to a recent resident review. To whichever cws/weston employee wrote that response all I can say is “HOW DARE YOU!?!?!?” As a woman who was a victim and survived a violent preventable crime, I am dismayed and infuriated by your callousness, obliviousness and downright stupidity!!! To imply even for a moment that you have no responsibility for resident safety and providing basic security measures!!! I have never in my life been more angered, betrayed or hurt reading correspondence from what is supposed to be a reputable and trustworthy business.... I demand that the offensive cws/weston response be removed immediately and a formal apology be sent out to all residents for the pain and suffering you have so egregiously forced all crime victims and their loved ones to painfully relive!!!

Its a great management company with a wide range of Austin apartments, from a very Austin like complex (SoCo on the Lake, Amanda is a very helpful manager!), to a more upscale complex (Water Marq). They manage some student housing as well (Regents, Miguel is very friendly and helpful!). This corporate office doesnt list that its office is Suite 500, and isnt listed on the directory, which would be helpful.

We have been affected by hurricane Harvey flood, fortunately we got a non-profit organization, which is ready to help with our apartment rent by check payment... but CWS doesnt take check... they only take payment through online account portal... when talked with apartment office staff, they say we cant do anything.. it is our company policy... they are not ready to help at all even following a disaster event.

I stay in Marquis at Perimeter Center and I think this is an amazing Bad Apartment with Worse Service. I have been in the house for a month and the house is leaking all the way. I have a leaking ceiling in my master bath and bad foundation guest bedroom leaking in the carpet and soaking with water after every rain ruining my furniture, and all the maintenance team is doing is buying time and all. Will be adding photos and videos of the same. I would not advise anyone for renting here.

There is no worse place to live than CWS Apartment Homes Marq at Weston. It is the most miserably run and incompetently staffed apartment complex we have ever encountered. From day one, as soon as you sign your lease, you are treated as absolutely nothing but a number and a rent check; they break commitments, refuse to perform even the simplest repairs (industry-worst maintenance team), disregard the most basic of requests and habitually demonstrate an unrelenting laziness and apathy that is truly unparalleled. Noise disturbances and music blaring at all hours of the night are a constant and the office does nothing to resolve - no matter how many times the issue is raised (they will, however, wrongfully accuse you of causing the disturbance - as they have no clue what actually occurs in their own complex and possess abysmally disorganized record keeping/response systems). This complex is directly adjacent (mere yards) to a strip mall that is routinely frequented by sordid characters performing untold illicit activity in direct view of your children any time they step out onto your porch. This unmonitored parking lot (just mere yards from your door) is also a perpetual rest-stop for inconceivably loud, large diesel trucks/commercial semis who park and idle multiple times per week outside your window in the middle of the night waking you up and preventing you from getting any sleep; the apartment staff does absolutely nothing to address this. There are honestly too many complaints to list here, but important to note are the infestations of cockroaches, spiders and other countless insects. Instead of making any attempt to remediate in a timely manner, staff deny and insult your intelligence - incredulously asking you to describe the vermin that crawl all over your floors, walls and childs toys/play area. Finally, the other tenants here are some of the most despicable individuals you could ever have the displeasure of encountering; they menace in the secluded/poorly lit hallways, slam on walls/floors/ceilings and throw trash everywhere. THERE IS NOTHING WE REGRET MORE THAN SIGNING A LEASE WITH THE MARQ AT WESTON

I must confess, I wanted to keep it a secret but, it is not fair to keep the news to myself. My name is Faith Moore, and I love the Fairmont At Willow Creek in Folsom California. Every Saturday, we have continental breakfast, there a gathering place where residence fellowship and have a magnificent continental breakfast with an array of foods to choose from. Twice a month we have pizza, sandwiches, fruit platters or some type of dessert. In addition, we have had holiday parties that were right out of the movies. It was so elegant and well put together and, we had prizes. One year, someone won 1 months free rent. If this is not enough, Fairmont at Willow Creek atmosphere is quaint and peaceful. It has a park like setting with beautiful trees and, it has well-kept colorful flowers beds. There are a beautiful, serene, greenbelt walking /bike trails for the residents enjoyment. Living here I feel at one with nature. Unlike some apartments, each year it gets better with time, there is a dog park my dog child Promise loves it. There is a playground for your children. For entertainment and relaxation, we have a beautiful pristine pool, Jacuzzi. and we have a barbeque area. To keep our bodies fit there is a gym with various machines to keep the residents fit. We also have a magnificent quaint business dream; here we can do our last-minute faxing for an important next day meeting. To the residents convenience, there are nearby stores and restaurants. Within a short driving distance, you will be pleasantly surprised by our upscale Palladio at Broadstone. Here you will discover a 365,00 square feet outdoor shopping mall with various name brand stores; you will also discover fine dining and entertainment and a magnificent upscale movie theater. We also have the convenience of the Folsom Premium Outlet Mall. If you are a clean, quiet, sophisticated law-abiding citizen welcome, and tell them Faith Moore and her beloved dog promise referred you. If not, please forget you ever read my review!

The management teams they hire for their apartments took over at Marquis Parkside, Ive been harrassed by management, My Final Invoice included a reletting fee of almost $900 for moving out a week early, and every attempt to pay the balance has been met with poor customer service by Jessica Castillo. Overall a terrible experience. Will be reporting to the BBB, Austin Apartment Association, as well as the Austin Tenant Council.

If I could rate it 0 stars, I would with flying colors! Worst Management company! I am so disappointed that I moved in Marquis At Clear Lake. Management is poor!! In order for me to get an direct answer I have to go through corporate which is sad. They always say that someone will contact you within 48 hours, and that never happens. I would not recommend anyone to stay at any of CWS apartment homes.

You cant ever get anyone on the phone in the office, they NEVER return phone calls after you lease messages, the grounds at our complex are so dirty and gross, all the breezeways are full of leaves and dirt and spider webs, tree branches fell down during a wind storm last weekend then remained there until residents moved them, almost a full week later. No one is paying any attention and once you sign the lease they just dont care anymore.
