Weve been following up with them for months trying to get repairs made that have been submitted since March 2021. The new management never answers their phones (theyve admitted this to us that they intentionally ignore phone calls), they dont communicate with the maintenance about urgent repairs (in fact, they disconnected their emergency maintenance repair phone line), and all they keep telling us when we go into the office to check (which is almost daily now) is Well print it out and pass on your request for you.This isnt maintenances fault -- theyre working as hard as they can to make sure residents are taken care of. This is 100% managements fault for not communicating with maintenance and for blowing smoke up residents when residents ask about getting anything done.Diego doesnt do anything -- dont believe the reviews about him.Weve lived here for a year now and really liked it -- the previous management was much more reliable and friendly and actually tried to help residents out. We even resigned because we liked living here more than we thought we originally would, but now these people only care about their new residents (weve been ignored because theyre focused on the new people moving in...if you just moved in, good luck).Update: During our visit this morning (to follow up on repairs), we were informed that they did not sign their end of our new lease. Theyre threatening to put us on month-to-month. They said we never signed it, but we did -- We just showed them the documents we signed a month and a half ago so well see what happens.

I went by to tour the place and I really liked the area. Very close to my job on South Congress and my dogs vet. Diego was very helpful and professional. I look forward to my new community.

Absolutely love the hospitality at this place. Diego Diaz will get you taken care of! While I was there someone was renewing their lease and another as well! It just felt like home. Nice pools, 24/7 gym!!! Very nice staff, they give second chances with conditions

I had some issues finding a place on short notice, and to make things more difficult. On my move in day some things came up and I had to change units. Diego took care of it all no problem. My A/C went out my 2nd or 3rd day there. Diego talked with Eddie and they got me squared away quick. Definitely recommend giving Diego a call if youre looking for a place.

This apartment and their management is an absolutely JOKE! 3 weeks with no running water for my building, terrible communication, false promises and full rent/water bill at the end of the month. Not to mention they failed to communicate that our building had been repaired on Monday (I still didnt have water in my unit) and I only found out when I went to the front office to get answers. Because of this, I have now gone 5 additional days (still counting) without water and no maintenance has showed up to fix it yet. DO NOT LIVE HERE.

Residents at Hillside Villas, a community that includes families with small children and elderly people, have been without water for at least 10 days in the wake of winter storm URI. Management and owners have been unresponsive. When residents protested to get them to respond, they called the police on them They SHOULD be using every resource at their disposal to getting water back to all 14 buildings, and provide rent relief to every resident who has expended personal resources to simply survive. This company is negligent and protects its pockets before protecting its residents.

The apartment layouts are nice, but they are run down and not taken care of properly. Management is pretty much non-existent. The office staff switches every month and its just one bad group of people after another. Dealing with the office staff is nothing short of a nightmare. They never know whats going on and good luck trying to get them to respond to an email or a phone call.We ended up paying to break our lease because we could no longer live with the mold and damage from the winter storm in February. Even though they werent doing anything about the mold issue that was making us and our dog sick, they still made us pay to break our lease. I still have not heard back from them about our deposit, and at this point Im just cutting it at as a loss. Ive sent multiple emails and called countless times just to get no response. Im sure Ill get a canned apology response to this review.Speaking of the winter storm; that was truly when things started to go down hill here. Dont get me wrong, management and maintenance was always terrible here but after the winter storm it was truly awful. It took them well over a month to get water restored to all of the apartments. I understand that it was a freak storm and that a lot of the area suffered but the way they handled communication was completely unacceptable.They had us getting buckets of water out of the pool to flush our toilets.They gave no communication as to when water was going to be restored. They called the cops on a group of residents that were protesting outside of the office trying to get answers. Only then did they start sending daily update emails which just consisted of listing the apartment buildings that were still without water. We ended up staying at hotels off and on for about a month so that we could have running water. We lived with cardboard over two giant holes in our ceiling for about 4 months before they came and patched the drywall. Our HVAC ran constantly because the holes were open to the outside.When we moved out at the beginning of June our apartment still had unfixed water damage and a huge mold issue as well as no carpet in our dining room.The grounds of this apartment complex are not only dirty but dangerous. There is broken glass and dog feces scattered all over the grounds. They dont clean or chem the pool. The gym smells like a dank basement - I couldnt stay in it for more than 10 minutes without having a coughing fit due to the mold. The dog park is in complete disrepair. No grass, just a muddy pit. The fence has huge holes in it and we would find broken glass almost every time we went. I had multiple aggressive dogs break through the fence and come after my small dog. After raising these issues with the complex we were promised they would be fixed and they never were.The pond is just a stinky mosquito breeding ground. Major drainage issues, every time it rains the whole complex turns into a swamp. Great for the mosquitos Im sure.The walls, ceilings, and floors must be made of paper. Either that or our upstairs neighbors had shoes made of cement. Ive lived in apartments for the last decade and Ive never had as many issues with noise. Constant noise from stomping upstairs and bass from downstairs. When I notified the management I was told it was normal apartment noise. When I continued to complain I was told by management that I shouldnt live in an apartment because I couldnt handle the noise. When we talked to our neighbors ourselves we were informed that the management never spoke to them about being loud. Talking to them didnt help, but they should have at least told them that their downstairs neighbors were complaining about them.These are just the most current issues from the last six months. Id list the rest but Ive reached the character limit. Dont live here!

The responses from Hillside are laughable in how copy/paste they are. On top of that, after moving out, Ive never heard from management, nor have they answered my calls or returned my calls. The same goes for Shippy Properties.There was pretty bad upkeep in the rec area. Rarely ever paper towels.Often, dog stations are out of bags for long periods of time and the cans would be full and foul smelling for multiple daysManagement didnt communicate anything for over a week after losing water and power, then called the cops on residents who were protesting the lack of action and communication. Once over half of the units had water restored (nearly 3 week later) they stopped providing food. The whole time they were receiving water from charities (who, multiple foundations let me know, that Hillside never responded to their calls or emails) and never gave credit to the foundations and, at multiple points, took credit for providing the resources.Didnt keep up with maintenance after water came back on, didnt inform us of when they would be fixed, even though we had holes in our apartment, water damage, and mold.I wont mention her name in writing, but the blonde property manager was so incredibly difficult to deal with that.They often didnt replenish dog bags at the pet waste stations for long periods of time, so dog doo would start to accumulateOne of the property staff (the rude one) lives on the property and lets her dog run around without a leash even though she barks at folks for not following rules to a T.

19 days... No water. Livid!! No response from them after 3 phone calls and an email except daily generic blast emails saying its still not done but they are working on it and thanks for our patience. Well, I dont have much patience anymore so you can take that back. This complex has completely failed its residents since Shippy properties took over and I want as many people as possible to know about it. Did I forget to mention that the mailbox has been broken for weeks and I am being asked to pick up mail from the post office. Seriously!? And yet Im supposed to pay full rent when I clearly have limited use to many of the facilities I am paying for. We should not have to pay for this negligence. Dont move here!

I love this place! I have a perfect view of downtown Austin and management is awesome, courteous, and friendly. I also love the location, I work at the State Capitol, so I luv that it is close to downtown and the airport. Its also accommodates for a dog park and space near the pond for them to play.

3/3/2021 No water yet for our building. Have tried to speak to property manager, regional manager, corporate but no response. when water was turned on momentarily it began to leak out of one of our outlets but was informed by Kaylee that it is normal and safe. I lived here for almost 4 years and was surprised by the lack of professionalism.

Edit: A month later and management has changed AGAIN. Their turnover rate is terrible. Communication is even worse. DO NOT LIVE HEREThe apartment units and amenities are nice, the major problem I have is the lack of communication with the leasing office, maintenance, and landscaping.I’ve had multiple maintenance problems come up and I don’t usually get a response unless I contact the leasing office, or they choose to respond 1-2 weeks later. I’ve also submitted maintenance problems online only to have my submission come back saying it had been dealt with, when it actuality I’m home most days and maintenance never shows up.It honesty shouldn’t take me leaving a bad review for things to change, yet here we are. Also the proposed rent they tell you isn’t accurate, with all the fees added to our monthly statement, we end up paying more than what was promised on our lease. I’m kind of over this whole situation.

DO NOT LIVE HERE!Residents living here have been without water for 9 days, and they are not telling residents when the water will be back. They could be using all their resources to hire folks to fix the leaks and instead they’re deserting people in unlivable conditions. And they called the police on residents who were peacefully demanding some answers. Consider living somewhere else that will actually take care of you and your family.

Update: one of the maintenance men told us that no one was here one of the days they told us they had multiple crews working on multiple buildings lol3/01/21 still no water. Were coming at 2 weeks with no running water. Those who are in the high risk category for COVID arent able to get the food thats being offered because no real precautions are being taken and the manager doesnt even know how to wear a mask properly.Mold is starting to form in some units from the stagnate water in busted pipes leaking into the units.In many ways, the units are entirely unlivable.Management has become hostile towards tenants who are simply asking when the water will be coming on. One of them keeps saying Im in this boat with you. because she also lived in a unit, but nobody cares, we just want actual answers. So much conflicting information is being given out.And get this... they managed to fix the hot water in their office while 4/5 of the units still dont have any water.3/5/21 update: Still no water in 8 of the 15 buildings. Funny enough, they sent an e-mail saying that water had been completely restored in 8 of the buildings then listed 7 of the buildings where the water had been restored

Hillside Villas has been the worst living experience I have ever had. From the start, the foundation of building 3 has been cracked and only continued to crack more during my year at the property. On top of this, after the Texas winter storm, there was no running water on the property for 3 weeks and after a month and a half, there is STILL no hot water. Once the water was restored, there was a breaking making raw sewage from other units disposal to come up through my dishwasher and kitchen sink. This issue has been going on for over three weeks and has not been fixed upon my leaving the apartment in April. Finally, when given my final bill the pro-rated rate was on there on top of the full months bill. This property and property management company (Shippy Properties) has shown little to no remorse for the unliveable situation and the manager at Hillside Villas has gone as far as to tell me Not to let my blood pressure get up when complaints about all of these things have been made. I highly recommend checking out their code violations on the citys website as well.

I used to live here when it was called Pinto Creek Apartments. This place was my home for almost six years before I moved back to New York City (and that was 15 years ago!) Ive lived in many big (and small) cities around the country, and I can honestly say Austin was one of my favorites. Great convenient location right off of one of the major boulevards that run through the city, and yet extremely quiet area. Used to jog around the neighborhood all the time, and still remember all the streets like the back of my hand! Great memories.

As of today, February 26th, this entire apartment complex has been without water since February 15th. They did not try to reach out and address the complete lack of ANY water or electricity until two days later, and have given zero concrete updates on when water will be restored to the complex. Yesterday, they sent out an email stating that water was turned back on to a few buildings, including mine. We left Dallas this morning and got back home, and around 1:30 they turned off the water with no notice (other than that it would be back on in an hour). They also said they would keep us updated on repairs. It is now 7:17, and we havent received any updates on the water.UPDATE: It’s now 8 AM and after the water came back for a little while last night, it is turned off again. Still haven’t heard anything from this awful management about reduction in rent due to the entire property being uninhabitable.Update2: 11:20 AM 2/27Called the office for an update and they either pretended to not know that our water is out, or they really didn’t know that our water had been turned off. Either way, great job guys. It’s clear that you aren’t on top of this in any way.Update 3:We have water back on now, but still have heard nothing from management about rent relief. Additionally, I sent an email almost a week ago about a water bottle bong that someone left on the stairs leading up to my apartment as well as someone who lives below me sleeping on the same stairs that they left the bong on, and I haven’t received a reply. If you want to live somewhere that the management company cares about the safety of its residents, pick another apartment complex (but not one that is owned by Shippy Properties).Update 4:We were finally sent an email regarding rent relief, however in true Hillside Villas management fashion they sent us an email for Harris county rent relief, for which the funds had already been sent out months ago. Still with a damaged bathroom shower has hole on top that still leaks hole in dry wall with the sun coming in from outside mold beginning to grow, withholding rent while waiting for rental assistance also for them to maybe call me so I can mention I am refusing to pay rent until they fix my restroom . This company is terrible at fielding maintenance requests. They had told me my apartment was newly renovated I got there and almost nothing was renovated everything just liked paint over it was not what they promised me. It’s been three weeks and they still haven’t came once to fix any of my request because they told me they have more important priorities than my apartment. And the lack of communication with each other and with the residence is unbelievable.There’s barely any parking.The walls and the floors are super thin so you can hear everything from the apartments next to you and especially the ones above you.The rails on the stairways look like they’re about to fall off.But they will talk to you nice, I just think they’re understaffed and they need a bigger budget to update things which is insane to say because the rent is sky high so you would think they have money to have the place looking nice.

I had overall a good year at Hillside Villas. The maintenance guys were prompt and friendly. What my one star is for is for how the office handled my moveout. Here is the last month and a half of me trying to close out my lease.1. I verbally communicated to someone in the office that I would not be continuing my lease over the phone around Thanksgiving time which was well before the end of my lease. It was not notated.2. I turned in my keys as I was literally on my way out of town on January 14, to someone sitting in their car at around 2:30 pm. She stated she was not in the office (during office hours?) and reluctantly took my keys. I then emailed the office immediately after identifying my keys from 1310 with the red tag on them and gave my forwarding address since she told me she was not going to remember whos keys they were.3. When I went to pay my February prorated rent at the end of January I emailed to ask what the amount would be. I was told $949.50 so i guesstimated for the utility bill and paid $960.4. Found out soon after Feb. 1st that my rent hadnt been prorated at all because it said I owed $380.... Because it was not documented that I was leaving. This is ALL after i even turned in my keys! (which were never received by the office btw)5. Its been a couple of weeks since February 8th which was the last email I received telling me there was no update on resolving anything. I have emails from the middle of January where I am trying to close everything out and all that has occured since is more issues.6. Yesterday i finally got on the phone with the office again and found out my move out date was also wrong online. It said the 22nd, and not the 21st stating I owed something I did not owe.7. Multiple phone calls and emails went unanswered at the end of all this. As soon as I called them out on not being professional and tht I had gone through enough they stopped responding at all. I even contacted corporate and gave year to hear back. I used to lease apartments and this kind of behavior is unacceptable. Do your job and do it correctly. And if you mess up, fix it and make sure the resident is happy. My dad called ONCE today, since his name was on the lease too and they answered his call and handled everything. So if youre unhappy and they know it, they will screen your calls and not return voicemails or emails.All I wanted was to move out and get my deposit back. I wanted to make sure they fixed their mistakes and not have issues later with my rental history and credit..Btw they kept my deposit and I left my apt in perfect condition.

It’s been 9 days since the residents of Hillside Villas have had running water. When the residents protested due to lack of communication and aid the property manager called the police on them. This is unacceptable. I would never live here or recommend it to anyway. The property managers and the parent company need to do everything in their power to restore water to all 14 buildings! Update: March 21st- we put in a maintenance request several days ago for an AC that is not working. They have not stopped by. It is 64° outside, but somehow 76° inside, despite the AC being set much lower than that. They have not fixed this issue in almost a year (1year next week)Have been dealing with this since we moved in. If you like not-scalding apartments, this is not your next home. It is 73° outside, 77° inside. Maintenance has been called at least 2x to my apartment. This was almost a year ago. Issue was not resolved, but it got colder and the issue went away. It only happened when the temperature goes up, but they didn’t believe me a year ago... so I have to deal with it now.We were moved from 1 unit to another (current unit) in April 2020. The first unit had 2 children above us who would run around from 8am-12am daily, and would throw trash off their patio (into ours).That first apartment we lived in was gushing water through the AC unit so badly that one room in our apartment was flooded. This was because the foundation is so unlevel as a whole.Do not live here!Edit at 7:45pm for any residents reading this review: we reported Hillside Villas to Austin Code Enforcement. Making a paper trail in case they decide to retaliate.After 11 days with no water, it was turned on for a couple buildings. Then the next afternoon(today), they sent an email saying:“ The city has found a broken main waterline by building 13. For those few buildings who have water we need to shut the water off to the entire property for 1 hour. We will keep you updated with repairs.” at 1:25PMIt is now past 7pm with no water and no updates or communication. Apparently residents had cops called on them for demanding answers. WE NEED RUNNING WATER.Ac doesn’t work because there’s large gaps in windows and weather strips, so forget a cool home in the summer. AC also freezes over every time it gets warmer after a cool front.OH! I can’t forget how they were resurfacing the bathtub in the apartment directly below, and our entire apartment smelled like chemicals to the point that We had headaches for multiple days. It was coming through the AC. Called Maintenence and they told me to just “turn off the ac and sleep with the windows open” while it was in the 40s. Google “resurfacing bathtub dangers”: it is not safe to be around this or smell this in any way.Cheap everything, the person who installed cabinets and put hinges in door frames must have been blind. Do not live here, believe all the other reviews from other people. You will hate it

I have lived in many many apartment buildings over the years and as of yet Hillside Villas was the absolute best experience I have ever had! The office staff were amazing and they went out of their way to really help make this horrible experience called covid into something tolerable. The apartments were nice and clean and I never had an issue that maintenance wasnt there to fix that day. 10/10 if i move back to Austin I will be looking to rent from them again!

I was a long time (over 5 yrs) resident at Hillside Villas. The Shippy Property Management Group is great! Friendly and responsive, I was personally helped by Property Manager regarding rental history and documents needed when I moved out. This location is minutes from all the Eastside hotspots, and a must for someone looking for easy access to Town Lake and multiple hike and bike trails!

Ive been renting for 8 years. Ive never had a worse experience than this place. My car was broken into in the parking lot. We had a pest(s) problem in our building - as we would hear animal noises in the walls. We told management, but they never resolved the issue as it seemed they just trapped them in the walls. The animals had fleas which made us have our apartment treated for bugs.. which would bite us constantly. Ultimately a family of possums died in our walls which was the final straw and broke the lease three months after moving in. I would strongly recommend not living at this apartment complex.

If you care about sleep and/or work from home please go somewhere else. There is a serious rodent issue in the buildinfs and you’ll hear noises in your walls not only at random times at night but also during the day. The landscaping is bad and there’s always dog poop everywhere. Maintenance will rather come fix the same issue 20 times before replacing what was faulty, and I have lived in other places where they don’t replace things right away but here it’s been a serious problem.

We live here for almost 3 years now. I love the community since we are only 10minutes away from the heart of Austin. They only thing is since the new management company started everything changed. Now every time we ask for maintenance it will took 3 to 5 days before they take actions or to resolve issues. One more thing the new system on packages which is thru FETCH PACKAGE Service. I dont like it since most of our packages are for overnight shipping, it will took 2days before they deliver the overnight shipping. Its very inconvenient for us.Btw Shout out the new GM of this property shes awesome.

Lawn maintenance at 7 am making lots of noises. It takes forever to finish and often times you can’t see the difference.Many AC units are faulty and that I know because several people I know have the same issues and insulation is not good so your electric bills in the summer are going to skyrocket.

This place turned out just perfect for my girlfriend and I when we moved into Austin (July 2019)!Jillian always stuck her neck out for us when issues would occur that were simply out of anyones control.You wont find a better spot for the price/quality/location combo that Hillside has to offer! Not to mention the corner store (AppleMart/Exxon) thats a walk away, where you can get absolutely anything (which turned out incredibly convenient with the difficulty of getting in and out of an HEB in quarantine lockdown).Nothing but positives for Hillside and Shippy Properties!

This place has gone severely downhill, so much so that I had to break my lease. After the freeze and my other apartment became damaged and they ended up condemning it. Moved to a different apartment, the floor started getting soft again and did not feel safe. Ever since the freeze, Ive tried contacting the office nearly every day to let them know of the maintenance situations, but no answer. Its like they gave up. Ive contacted code officers to check it out again. I shouldnt be responsible for the un-livable situations. Pro-tip....PICK UP THE PHONE AND RESPOND TO EMAILS

I love living here! The front office guys are super nice and supportive. We have lived here for 6 years and have seen the complex completely transform from being ghetto and crime filled to a warm inviting place to live. Also Sara is the best! When my husband broke his knee not only was she super helpful but also the maintenance guys were nice enough to deliver a package to our door when he couldnt get up the stairs.

I visited with a friend at Hillside Villas and ended up living here. Very close to Austins most popular green way. If you like to bike, run or kayak, this is a perfect location. Beautiful community and great neighbors!!

The staff here... Kylee, Kevin & Sarah are top notch, my maintenance request are handled immediately by John or Eddie. If you are looking for somewhere in Austin where the grounds are nicely kept, nice units, and a staff that will always greet you with a smile, you cant go wrong with Hillside Villas. Lets not forget the complementary coffee, hot chocolate & the use of two computers at you fingertips. Once & awhile they will even throw an outdoor or indoor event so the residents can get to know each other.I have seen changes in owners, office staff & maintenance staff. Honestly, some good some not so good. But thats to be expected after living here for 33 years. Yes thats not a typo... after living here for 33 years & I still enjoy it!

I love living at these apartments! The staff are super nice and helpful with all of your needs. The maintence guys are super quick and efficient when you need something fixed. This is overall just a great place to live thats close to all the fun of the city without having to spend an arm and a leg.

Most of these positive reviews are because of a 5-star contest from the apartments management. Realistically a business shouldnt have to give an incentive to get a good review. My husband and I have been here 6 months and are counting down the days til we can be out. The lease has a clause stating any negative review can result in a lease violation. Since these are matters of fact Ill take my chances. There are crowbar marks on our sliding door due to the rough neighborhood. I just fixed my car doorhandle after someone tried to break in. Management will say one thing and do another so make sure you record your conversations. If this sounds like your type of place then youre a signature away from being home!!!Update: It only took management 2 years to reply to this. Thank god it wasnt the broken AC!

I’ve been here since 2012 and the property is now owned by Shippy Properties. I have not had any issues with the new staff.. Yunaisi is awesome (leasing agent).Reasons why I love this community:1) big floor plans and reasonable rents! I pay $1430ish monthly and it’s a 2bd/2ba, very large rooms (I have a king size- and all the dressers n I have tons of space! Utilities are low! My electric never has gone over 130.00.We have a huge patio m, it’s awesome.2) I love that it is an established property, there are tons of trees and grass areas (that’s another thing I wanted to point out later).3)probably one of the best pool areas I’ve seen at an apartment complex.Only gripe I’ve had as of late, and hopefully the new property manager can address this, is our landscape.We ALWAYS had nice green luscious grass. I’ve been here so many years and never saw the grass die out so bad without any sign of them fixing the issue. The last manager seemed to not care that we now walk in yellow dead grass now. I wish they would figure that out because that was always a huge reason I stayed so long.Another thing, is the dog park is not kept up with (also had tons of grass). I think if they showed more upkeep with the park, the residents will care more about picking up after themselves.5 stars if the grass thing gets better! I hate that ghetto dead grass look, out property is better than that.

Lived in 2 different apartments. First was single. Everything was great with the apartment but neighbors were running a trap house. People going in and out 24/7 with music bumping. 2nd apartment was 3rd story 2 bedroom corner apartment. Most amazing for the price apartment I came across. Pool is great, management is nice and the work out facility is alright.

I didnt write my review until I moved out so I would share my whole experience I got new job and unfortunately I had to move out the front office so friendly even the maintenance team they are friendly and fixing everything so quickly when I submit a work order my their rent is so reasonable comparing to other apartments.

DO NOT WASTE YOUR TIME. All they do is complain how nothing except a bike is allowed on your patio and do horrible jobs at answering maintenance calls. They will go weeks without fixing things. You have to pay for parking but they will do NOTHING if someone parks in your spot. These apartments are equivalent to a pig wearing make-up. Dont be fooled. You will regret living here!!

Hillside Villas is a perfectly mediocre place to live. The floorplans are really nice, the location is fine if you own a car (its a relatively low traffic area), and the managers are well-intentioned, but thats where my complements stop.The maintenance staff seem like they have some aversion to finishing some jobs or simply dont do something if they dont want to. Several work orders that we filed upon move-in were never addressed (even though we lived there for multiple years). They also dont seem to understand how serious of a problem mold can be. After moving in, I discovered our air conditioners evaporation unit was covered in mold. Maintenance did nothing about it and I spent many hours cleaning the unit. Our sink developed a drip that caused the cupboards underneath to develop mold. Again, maintenance ignored the mold (they did fix the drip). Our water heater somehow started leaking which again caused a mold outbreak. Maintenance did nothing to address this problem.General cheapness of the construction of these apartment buildings became a problem quickly. Window screens frequently flew off of our windows during stormy weather. The windows and doors are also of poor quality and offer little insulation, which becomes a major issue if you would like to keep electric payments low during Summer months.A few years ago, the owner of the complex decided to start charging $3/month for covered parking spots (parking was free with a permit prior to this change). A few months after that the price increased to $10/month with no justification for this change. I know this is a small amount to pay but it reflects the general attitude that is held toward the tenants.The gym equipment is routinely broken and it has taken over a year for the elliptical to be repaired. As far as I know, its still inoperable. The free weights were often stolen and after a while stopped being replaced.We experienced a steady 10% increase in the cost of rent throughout our four years of time living here. This may be the norm but I think its still important to mention.The fountain that their marketing features so prominently looks nice but often smells like raw sewage and this is noticeable for a pretty long distance. The space could be more effectively used as a garden or something. I dreaded having to walk past the fountain every day on my way to the bus stop.Hillside Villas is located in a pretty rough area. Its not a problem if you know how to keep your head on a swivel but definitely check crime reporting websites to be sure you know what youre getting into. I wouldnt walk outside by myself at night. Sidewalks in the area are also absolutely covered in garbage and poorly maintained.Weve had good neighbors and bad here. Mostly everyone seems to keep to their own. Some people like to play their music really loud on weeknights. I dont mind it much but again this is something that I would mention to someone who was looking at living here.They really like to nickle-and-dime you on move-out charges. Even for some things I am almost certain we noted on our move-in checklist. They also removed my account from the online system before I was able to pay the final balance due on our account (edit: they ended up removing the balance after a phone call).I didnt hate living at Hillside Villas but I certainly didnt love it.

This apartment complex was not on my original list of places to check out. We were interested in the verde, across the street, with their units connected to tiny lawns...thank goodness we ended up at hillside villas instead. (Six months into living here we have seen the verde almost entirely washed away with the rainstorms, while our little complex sustained no damage.) the one bedroom we are renting now is 650sq ft, and we end up paying around 900 a month inclusive. The layout of the apartment is a little weird, with the bedroom set up leaving us to sleep really close to the bathroom, but theres a huge walk in closet so thats cool. Not much by way of storage but plenty of space to bring your own. We have carpet in the bedroom and parquet in the rest. The best feature of this apartment is the large private balcony!! I lovingly refer to it as my arboretum, as we step right out into the trees. Very nice.Messes around the grounds are routinely cleaned up, the pool is clean and the volleyball court is always tidy. I really like the people at the office, and its always the same folks. They have a small but dedicated crew down there, and to be honest I feel like they are an integral part of living there. I get emails from them almost every week letting me know about the different free events they have at the office...free food galore.... theyre also the nicest folks ever who genuinely care about the people living at the complex.The maintenance crew fellas are awesome. They are capable, professional, prompt and nice to talk to. I wanna ride the golf cart with them. Weve been getting repair requests filled really quickly and its always as if they have never been in our apartment, nothing is left behind and its never dirty (because of their work.)Overall this complex is a family friendly, quiet and clean place to live. I highly recommend it!

If you wanna sign the lease, count extra $300 that they will charge you for cleaning when you leave. The manager technically told me we charge all residents who leave for cleaning. Old AC thermostat was broken before I moved out n and they charged me $50 for that. If you have to move to this carpy place at lease becarful to take pictures of every thing before moving. The crew are professional liars, they know they are laying at you but still smiling.
