Very disappointed in the lack of service received. I have admired these apartments for some time and made the decision to rent here. I placed several calls to get details on a unit that was advertised as a first floor apartment with a direct access garage. I did not receive any calls back. When looking again, I noticed that another unit with the same floor plan was no longer available. I called again to get details and again no response. So to avoid losing the remaining unit I submitted an application and paid the $175 fee to process the paperwork, which included a small portion to hold the apartment. I did not receive a response for a few days and called again to check status - to confirm the unit was being held for me pending the application outcome. Again, I was forced to leave another voicemail. Finally this time I received a return call to let me know I was approved and that they would be back in touch with lease paperwork. I asked for details about the unit, upon which I learned it was a second floor unit without a direct access garage, not at all as advertised on their site. There was not a note to inform me that the particular floor plan *may* not have a direct access garage. I communicated that it was misrepresented online. The agent I spoke with then offered another unit that met my specifications but was at a rate ~$200 more per month than the unit I applied for - to which I said no can do! They then offered to check with the manager as to what they could do for me and to see if they could refund the app fee. I didn’t ask for the refund, it was offered. It is now close to 2 weeks since this discussion and approximately 4 voicemails later - zero returned phone calls. Radio silence. Not even a courtesy call to say they could refund the fee. All this to say, believe the reviews. The office is unresponsive. Can only imagine how long it takes to get a response once you are locked into lease!?! Extremely disappointed.

Very worst experience with this apartment,1. Apartment made a worst mistake by connecting the neighborhood AC outlet in my electricity, I paid more than 300$ extra electricity charges in last 6months. no actions/apologies from management.2. Water shutdown - they shutdown the water periodically. many families suffered3. Poor maintenance4. Amenities: property has very good amenities but its not maintained properly5. Not at all worth for what youre paying

Avoid this place at all costs. If you want water, air conditioning, or for management to follow their side of the lease or even the law, this place is not for you.Water was out 3 times, we were having to walk to the lake with buckets to flush our toilets. The first time was because of the winter storm, but 3 times??Air conditioner took a month to get repaired. This is Texas… Someone came by over a week after we put in our request. Two weeks later it still wasn’t fixed and we were calling them every day, even tho they didn’t answer. It was over 80 degrees inside. Someone finally came by again and he had to diagnose and order the parts, because for some reason that wasn’t done the first time. Complete lack of organization and communication.Another time, the roof in the bathroom was leaking and grew mold. Two weeks went by with literal moldy water dripping on us when we used the bathroom. I had to deliver a letter per Texas Property Code for them to finally show up. The exhaust fan is still broken from their “fixing” the ceiling. They also got paint all over the floor, sink, and all of my belongings, over $200 worth of items were destroyed.I have been trying to contact management for over two months for pest control and they never answer the phone or respond to emails. If I show up in person, the manager, I believe her name is Donell F., is extremely rude and will not listen to complaints. She, and the rest of the staff, seem unaware of tenant’s rights.Following Texas Property Code, I sent a certified letter with a maintenance request, and when they did not respond in two weeks I deducted the money for the repair from my rent. This is a tenant right called deduct and repair, very much established in the law. I followed the law exactly, sending them proper warning, an invoice for the money I already paid to a 3rd party pest control person, everything that was required, and they are still insisting I owe the money.The manager didn’t even know what I was talking about when I told her I sent a letter, and whenever I tried to speak she loudly kept saying “I’LL GET BACK TO YOU”, despite having passed the time period allowed by Texas property code to respond to the letter. This is when I understood that she’s ignorant of the law. It’s frustrating because this right is actually referenced in the lease as well, under paragraph 31 owner responsibilities, so she may be ignorant of the lease’s contents as well.I have been trying to reason it, and I see either 1)they think i’m lying for some reason? (I sent them the invoice for the money I spent on pest control, I’m not just keeping the money...) 2)they’re lazy and don’t care about residents? or 3)they genuinely somehow think they’ve upheld their side of responsibilities? somehow??I did everything right, but I’m just not sure what to do when they won’t even talk to me. I hope they don’t respond here with a generic message asking me to contact them, because they won’t answer.Oh, and I’ve only lived here since January…If you expect a safe place to live managed by law-abiding people, please choose somewhere else.

I lived there for almost 7 years. Overall, it was generally positive.Pros:- the lake trail is great to walk/jog around- generally safe and clean- lots of storage space- didnt have a pest problem- next to a hospital so didnt lose power often/ for long (even during the winter storm, had power the whole time)- Close to 183/mopac so downtown is only 10-15 minutes away, youre also only 10/15 min away from lakeline and such- amazon locker makes deliveries safe/convenient- the giant bath tubs!!Cons:- units are getting older (25+ years) so theres some problems that are starting to creep up (bathroom ceiling kept leaking from AC or pipes, it was never completely fixed, for example)- appliances are kind of old but sufficient- some units had exploded pipes from the winter storm (not all, but water was shut off for the entire complex for a long time while it was fixed). The units were from the 2 floor buildings and they were the outer units- i did have an ant problem during the 2020 summer but it went away when it rained/got cooler (little guys were looking for water i bet)- even though youre close to two major interstates, theres not much to walk on foot to nearby, and its not really a place that feels very austin-y or full of culture

Pros: price, the lake, the maintenance guys are nice (although slow/under staffed), size of the apartments (2bd)Cons: front staff NEVER respond. I mean literally never. Emails or calls, they never get back to you you have to physically go and knock on the door and pray to god they’re there. No access to water. I realize the winter storm was horrible for many people, but some of us went a week without water while other apartments had it. After several days they implemented a system whereby you got 30 minutes to carry as much water as you could from an empty apartment that still had water. It was hard work and only allowed us enough time to get enough drinking water and water for a bath for our son. And now we have no water again, for a second day, months later, with no warning from the front office. Maintenance requests can take weeks, I went days with zero lights in my kitchen (all 5 were out) and it wasn’t until I went to the front desk and pleaded for lights so I could cook dinner for my family. I also stood on a snake in our apartment one day, that was fun. I don’t leave the door open and we’re on a second story, not even ground level. It was a Texas rat snake for those who wanted to know. I called for an emergency request, no one EVER responded. Like ever. I ended up having to get private help to remove the snake and then I again physically went to the front office and let them know what happened to which I was told “oh yeah we heard that voice mail, I wonder how the snake got in there?” Yeah, I wonder too, but they never called to see if I had resolved the situation or to investigate how the snake may have got into the apartment. My best guess is the plumbing.Honestly, I really like the location, I like my neighbours for the most part, everyone is really kind and the dog owners all hangout which looks pretty fun. The apartments are quite dated, but if that doesn’t phase you too much (doesn’t bother me really) the space is great as is having a garage. But there are so many unexpected cons with living here. I mean, access to water today would have been nice, I’d really like a shower.

Great location, community, and price! All the neighbors here are incredibly friendly and have been a great even though the pandemic. Sure they are a bit dated but that is reflected in the price. The only thing keeping me from giving a better review is that the maintenance team is slow to fix anything but major issues.

I am an idiot for applying to this place after reading the horrible reviews. This place has painful customer service. Initially I left multiple voicemails and emails just trying to get pricing and floorplan information and not a single person has called or emailed me back. Then I scheduled a tour which was pointless because they did not have a unit ready for me. They ended up just showing me a video. This place has a great location and decent price so I applied and nobody ever followed up with me on the status of my application after charging me an app and admin fee. If you look at reviews everything is about the management and leasing staff not responding to residents. DO NOT LEASE HERE but if you do and you end up needing to file a corporate complaint please contact Cushman & Wakefield

I loved living there, the apartment was nice and maintenance was timely. My only complaint is the office staff doesnt respond to emails or phone calls. Im still currently waiting on them and havent heard back from an email and multiple phone calls.

Is This Place Safe?Heres what the mailbox bank looks like in the main well-lit kiosk as of 4/19/20. No notification on my door or email informing that our mail-boxes have been vandalized. The bank of boxes opposite the entrance way was also given similar treatment. The front entrance gate is always open, even in the dead of night. This place needs better security and lights.

Be wary of renting from this place. If you have any extra bills after leaving, they will send those bills to collections without contacting you first and ruin your credit. That stuff stays on your record for 7- SEVEN- years.

I enjoy this place and the nearby lake we cannot use. The main problem is the quality of the build. My upstairs neighbor walks like an elephant all day and night. I hear all if it and my apt shakes. I expect a canned response from them. The office does nothing about it. I have contacted them more than 3x.

I lived here for 5(?) years. Estate on Quarry Lake was a very nice place to live. The apartments were affordable, access to the lake during Covid was great, and maintenance issues were responded to fairly quickly.My only real complaint is about the front office staff. The pre-covid staff genuinely seemed to dislike the people who lived there, but there seems to have been a fairly large turnover during the pandemic. I dont recognize anyone from before the lockdown. I cant speak ill regarding the current staff, theyve been accommodating and polite.

We were really excited to apply and live here but it took them a month (and still we got no answer) to have our ESAs approved. I would ask them to keep me updated and they would never update me. I had to call because they would not be respond to my emails.The apartments are ok looking but the management is not professional in responding or anything. It almost felt like they were purposely not wanting our ESAs to be approved so we would pay per rent. The new place we applied to (5 min away) has nice apartments, friendly staff, and approved us within a day.There are better places in this area. If you want a management that cares then apply elsewhere.

I have been living in this community for 6 years! I love it so much. There are many stores around the community. I enjoying hiking around the lake seeing beautiful scenery. Every time when I report something broken in the apartment on the website, things always got fixed really quick. The apartment has washer and drier installed. So convient when I need to wash sheets! The only thing I would complain is that the trash pick up service is not very good. My trash was ignored a few times. Everything else is perfect! I am going to purchase my own condo. Wish I could purchase one in this community. Feel sad to end the lease. Strongly recommend!

Came to Austin to relocate stayed at these apartments. They are filthy, noisy, poorly maintained and learned that management does not respond to any requests or get back to you. Customer service.... there is none. I do recommend this place to anyone. The pics they portray online are not true... Beware!!!

I almost moved into this apartment but thankfully i found out who these people were before i was stuck. The apartments themselves are located in a decent area and have a nice outdoor appeal. the indoors could definitely use some updating as it look outdated and rather cheap but for the price its not terrible. Where the problems come in are with the staff. #1 they hardly ever answer the phone.When they do answer the phone you are most likely to speak with nichole it seems.Nichole is undoubtedly the rudest most disrespectful person i have ever had the displeasure of communicating with.She basically went off on me for asking some basic questions about the leasing contract and eventually essentially told me to f off by saying Well if you dont like our terms you can go somewhere else i was just asking basic questions...Well thankfully i took her up on her advice. If new customers are treated this way i cant image the tenant situation.

BUGS EVERYWHERE IN THE APARTMENT!!I recently moved out of this apartment and thought Id share my experience here so other people could make an informed decision.There are so many spiders, millipedes, pill bugs, cockroaches and other small bugs in the apartment and theres absolutely nothing you can do about it. Ive called the pest control frequently to no avail. No matter how clean you keep your apartment, you cant help but step on the little bugs when you are not looking down while walking in your own home.Oh and also, like many other reviews here say, the leasing office staffs are NOT HELPFUL AT ALL. If you ever have questions about the apartment, policies, etc., good luck getting any response from them :)

The apartments were in a great location. Loved having access to the trail around Quarry Lake. The kitchen was crazy small, but otherwise it was good space. The office staff were good to work with and maintenance requests were acted on quickly until the covid-19 pandemic affected everything.

Do NOT move here. Some staff in the office are rude and unprofessional. Plus, they never answer the phone so good luck getting a hold of them. Our air condition unit broke multiple times(during the summer) and it took them more than one year to finally replace the unit, they kept trying to do patch work and it kept giving out. Stairways are always dirty. Front gate is always broken. Before you move in, they cheaply fix things in the apartment to make it look nice and new when it is the exact opposite. Only good thing about this place is location.

Ive been here almost a year and would rate this a 2.5. I have already put in my notice to vacate.Pros: its quiet here, and the maintenance crew is friendly and responsive. The trail behind the apartments is easy to access. Amy in the leasing office was awesome, but unsurprisingly, she left.Cons:1. During the height of the Coronavirus pandemic with the highest level of cases in months...and in the midst of holidays (when cases would skyrocket), the management team decided it was a brilliant idea to require access into each apartment to upgrade the apartments for AT&T fiber for a non essential upgrade. When I expressed my concern, the manager Michelle Forbes responded that basically, too bad. Despite finally agreeing to wait until after my move out to complete this upgrade, AT&T tried to enter twice (once unlocking my door with a key they were given by the apartment complex).2. Humidity issues. Mildew grew on my shower curtain (and had to throw it out) and there was a musty smell in my bedroom and closet. I had to buy a dehumidifier and run it 24/7 and empty it every 4-6 hours just to keep my apartment at 50% humidity. When I addressed it with staff more than once, I was blown off. Had I not bought the dehumidifier, mold would have grown and created health issues.3. Water usage. You pay an average in the building, as your unit does not have an actual meter. My water bill was 3-4x in the beginning of the Pandemic, due to everyone being home and me having to pay for the average, not actual usage. I am a very mindful person when it comes to utilities, so it was frustrating to have to pay way more for everyone else. The manager at the time (Janet I believe) simply said there was nothing she could do.4. Utilities. These apartments were built in the 90s and despite my being cognizant of energy conservation, the electric bill in the summer was almost $200/month for a 1000 sf apartment. My thermostat was always set at 72 in the summer and it was still warm at many times.5. Appliances - they are old. The maintenance guys do what they can to fix them when they break (often), but be prepared for this. Also be aware that these old appliances will cause higher utility bills.6. Dog poop everywhere. Its a land mine on any grassy area. While I realize this is a reflection on the residents and not the apartment, this place is especially bad and doesnt hold people accountable.7. Nicole in the leasing office. Rarely answers the phone. She even hung up on me once while I was talking (it wasnt a contentious conversation, I had an urgent maintenance request). If you like leasing agents with attitude, Nicole is your person.8. The mailboxes had issues; sometimes they were dangling wide open. After replacing them, they notified residents two weeks later to pick up the new mail keys.The rent price appears reasonable for the location, but just know that youll end up paying for higher utilities and subpar staff.The interior is old, the shortcuts taken are obvious (towel racks that dont even stay up, paint chips in the sink that were painted over, cracked tiles on tub) when I moved in, among many other things). Also, the leasing offices standard response is Theres nothing we can do.

I just moved here recently and love my new apartment. The view is a spectacular hidden gem in Austin. The management has been so helpful. Janet is amazing, she made the leasing process easy and is so kind. I have only had a minor maintenance issue and they were very helpful, prompt and efficient. I highly recommend this location.

When you move out they will try to swindle you out of cleaning and painting charges. They sent a bill for $459 to collections less than three weeks after I moved out. When I called the phone number on the bill a very aggressive high pressure unethical person tried to shake me down. He said it was $100 for paint and $249 for cleaning. He told me if I didnt pay it he would continue to call me repeatedly. Its a shake down. I paid $250 deposit when I moved in and I lived there for 4 years. Its unethical and its a shake down. Id give them zero stars if I could.

The Estate on Quarry Lake is a very nice place to live. It doesn’t feel like your typical apartment complex. The only problem I’ve encountered is a few very unfriendly people in the office. One person in there I’m pretty sure either hates her job or just doesn’t like people in general.The units are well maintained and the maintenance staff is first rate. If not for the unfriendly front office people I’ve experienced I’d rate the property 5 stars.

Worst apartment I have ever lived in and Ive lived in apartments all around the world my whole life including during my military career. I moved into this place without a functioning dryer they replaced it with another one that went out a month later and also my washer went out at the same time. It took a long time to get a new washer because they replaced the dryer after a week and marked the maintenance complete. My AC went out in mid summer and it took about a week to get that replaced. Basically every major appliance failed within about 3 months of me moving in. The apartments look decent on the outside but they are very cheap and use the cheapest appliances for everything which makes your electricity bill significantly higher than most other apartments Ive lived in. My electricity bill is higher here than it was in Cali which has about a 4x higher cost per kwh than Austin. To make matters worse they virtually never answer the phone and Ive gotten major attitude from an office worker when I was just asking for an update on my nonfunctioning AC because it was 100 outside and my house felt like I was in a tropical forest or something there was visible condensation on basically every including our work computers. Tge manager was nice when I finally got to talk to her and the maintenance guys are always quick to do the work when they have the parts but outside of that there is nothing redeemable about these apartments. They advertise a lake stocked with fish but the lake is owned by a gym and they constantly have staff looking out. I got screamed at for fishing and also the gym staff once told me I wasnt allowed to sit on the side of the lake with my feet in the water because it is a private lake and I wasnt a paying gym member. I considered it but tbh no gym is worth 130$ p/m per person.

I dont typically leave reviews but I see a lot of negatives here so I wanted to chime in with my experience. Ive lived here for about 2.5 years and just signed an additional year lease. While I didnt have any issues with the previous staff I will say that the leasing staff is much more friendly and helpful. I like to stay active so the gym and quarry lake/trail make the apartments amazing. Also, the location is close to basically any kind of store you could need so its very convenient in that sense. All in all Ive had a great experience living here.

Ive been here going on two years and like the new management team that was added this year. Cesar does an outstanding job with maintenance, as does his crew. The new office staff are friendlier and keep the mail room much neater. I would love to have a bigger, newer kitchen, but the small kitchen comes with an incredible lake in the backyard, so Im really here for the lake and walking trail.

I have lived here for about 6 months. My experience so far has been good. It is quiet, neighbors are pleasant, complex is decent, some of the office staff seems to be always in a terribly bad mood, BUT Stephanie has been super sweet and helpful. Whenever there is a maintenance issue, the maintenance staff is immediately on top of things, specially Cesar, he is very helpful and constantly communicating with you with updates. I will say IF anything goes wrong or if theres an issue always immediately document it because (like most apartment complexes) they will hold you liable for it. I have not moved out yet, I have read some negative reviews in regards to that aspect but well see, I will find out then!

I have lived here for almost two years, the first year I hardly ever went to the office except to get packages, and I always felt unwelcome. But now I have gotten to know the Assistant Manager Nicole, and she is always so helpful, and understanding. Anytime I have had to call about any issues, they get taken care of right away. She always has the answers, and if she isnt able to get me an answer right then, she will tell me she will get back to me, and always does. Love the location, and the property is beautiful.

Dont move here unless you want to get swindled. $150 for carpet stain removal on natural carpet aging. This pic is from the front door and is exactly what it looked like the day I moved in. Another $50 for them to wipe down the microwave. Oh, and I had to go through about three people to get them to remove late charges incurred by their broken online payment system. The rent here is cheap but the fees add up and theyll find ways to pinch you. I live at the domain now which is far nicer and I pay almost $100 less per month.UPDATE: After leaving this review, the leasing manager decided it would be a good idea to harass me over the phone. Not to be helpful or reach out like youd expect, but to interrogate me about why I left this review. Then she made a snide remark about how I didnt understand because of my age. I didnt want to make this personal, but the people here are a disgrace.

I absolutely love living here!! Neighbors are kind of sticklers but there are young families who live here so its totally understandable and expected. It is also on the expensive side but not unreasonable at all for hardwood floors, a little fenced in backyard and a large one bedroom apartment. I can walk across the apartment to a beautiful lake that has a walking/ biking track. We take our dogs around it every day! Very dog friendly and ever since Ive moved here in April of 2016, the front office staff has been nothing but lovely.

Management is cold, misleading, and like working with corporate business.My payment did not register through the online payment site one time. That is fine and I can work through that, but the response I got really gave me an unwelcome feeling. I was given a notice to pay within 12 hours or I would be evicted. I have never missed a payment before.Most establishments will send some sort of notice through email before escalating straight to eviction. I would have tried to pay again immediately if I was notified of the problem.Be aware that this apartment does not own water rights access to the lake. Meaning you will have to pay Pure Austin Fitness if you wish to do any activities there. The price I was told was $25 per day pass.Otherwise the apartments themselves are pretty standard. There is a small bug problem (roaches) even though the complex does spray and charges everyone for pest control.

Horrible, after living here for over a year I have had my A.C break about 8 times every time they fix Shortly after it breaks again the property manager whom I have only dealt with via email is pretty awful. The woman in the office Nikki is amazing but as far as I am concerned this property needs major repairs and a new property manager this apartment complex is nothing close to affordable so dont waste your time leasing here to pay a fortune and have constant issues. The maintenance guys are amazing always so help and fix things but this is more of a property management issue. You are better of moving to the domain paying a little more money but at least your apartment will actually be luxury not this garbage.

I deeply regret moving into this place.One month after we moved in, the fridge started to make a really loud noise, and an AC vent started to emit a rotten egg smell, indicative of a natural gas leak. We put in maintenance requests for these. After more than three weeks, they still had not been addressed. We went to the leasing office to follow up, and they said they would print the requests and deliver them directly to the maintenance worker. It has been months since then, and it still has not been addressed. We looked online for the maintenance request history, and our requests had been DELETED. We have lived here for 6 months and have been breathing in disgusting air for the entire time, without any form of effort on the managements behalf to resolve the issue.On another occasion, the knob to start the drying machine broke. What was ultimately a 15-minute fix took more than two weeks and a second request before finally being addressed. These are our two major issues with The Estate on Quarry Lake. Aside from this, there are a multitude of other negative aspects, from the small number of parking spots, to the lack of any effective security.In short, do yourself a favor and do not move here.

Been living here for a year now. Beautiful complex with a pretty walking path around a lake attached. Ive always found the staff friendly, and the complex is very dog friendly. Rent hikes are annoying, but thats renting in Austin. If you time your renewal in the middle of winter they arent too bad. Lots of stuff within walking distance, but its right between research and MoPac so the roads are a bit busy to walk or bike on.

They were great when we moved in, very pet friendly and accommodating; however, when we moved out we gave them the 60 day notice and turned our keys in early, since we were moving. They rented the apartment one week prior to the end of our lease. They said that we were not due a refund for that week since we had relinquished the keys to the property. They also charged us for an additional $108 for items that were ridiculous; brightener-the floors were fake wood and never bright, power scrub and stain remover. The carpet was in the same condition as when we moved in minus wear and tear noted on the invoice traffic areas are worn and will remain matted, no Guurantee. So, Renter BEWARE when you move out they will charge you, take pictures and know your rights. Apt 1602, the stain in front of the washer and dryer was there when we moved in, but they want to charge us for stain removal, again they got double rent for a week and still want to charge you for trying to make old carpet look new again. They are not suppose to charge for normal wear and tear. Good luck dealing with Nicki, the only nice person is Theresa in the office. Wish you all the best when you move out.

I have to modify my review. The apartment USED to be great.But they had a full staff changeover and they were not helpful at all. Trying to get ahold of them was a nightmare. There was one time where I literally called them well over a dozen times and left half a dozen messages and never got my answer until I physically walked into the building.The apartment buildings are great. The lake is awesome. The location is great.The staff makes it a frustrating place to live.

We love this place! While it is on the expensive side, the front office is extremely friendly and responsive, the maintenance crew takes very good care of the grounds, and everyone in the complex is friendly. The complex is clean, dog friendly, and a wonderful place to live!

Very disappointing experience... I lived there for 7-month. There was a full week when our trash was not collected and left in the front door! I paid $25 a month for trash. This happened 3 three times. The most ridiculous part was that I was charged $25 at the end for leaving a trash bag in the front door. Also I turned in the key on a Friday afternoon at 2pm in person. The person who received the key didnt pass the key to the accounting person until Monday, so they charged me another two-day rent. I emailed them but they NEVER replied me!!!!!!!!! and two month later they reported this to a credit department for as a rent debt. I called them and emailed them but never heard back from them! I would have given them a Zero if there is a Zero score.

To be honest and upfront, I moved out of this property a year ago. But I too lived here when it was Greystar and then switched over to Pinnacle. When I moved out, they did not honor the agreement that I had made with Greystar, even though they confirmed theyd heard from several others that greystar had told them the same thing, so I got stuck with damage deposit that I wasnt expecting. I tried to fight it and asked for receipts of what they had done, but my emails went unanswered. I was charged for new carpet but was later told by another tenant that they put in fake hardwoods... on my dime!! A maintenance worker had told me that as people were moving out they were replacing them regardless. In reading these other reviews, Id say its only gotten worse since I left. This is definitely a buyer beware situation. Im my opinion, youd be better served looking elsewhere. *also, after spending 8 cleaning my apartment spotless, I was advised that they charge for cleaning regardless. Not sure that is still the case but if moving out, you might want to check and save yourself the time and effort!

Horrible management especially Nikki. I have had my AC broken down and they have fixed it for like 6 times and it still doesnt work. I have to follow up on them every time i request a maintenance order. after following up for many times saying a day saying the maintenance team still dint show up Nikki(person who works there) she says they will come when ever they can as they have so many other requests. Even though this is a emergency maintenance service i have seen times where i have not heard back from them for more than 24 hrs even after following many times.There are raccoons every where in the apartment after dark. when i went and reported about that i got a reply from Nikki(the office assistant unfortunately there was no one else) saying there are birds everywhere like wise there are raccoons we cannot do anything about that. She was also backed by her manager.(Kandy) Well i saw a raccoon in my backyard. i did not sign up for this i mean having raccoon in my apartment building. It s not like we are paying a low rent. if you are driving towards the dumpster inside the apartment you can spot atleast 10 raccoons and opossum. they really can spread diseases.3) The apartment gate doesnt have a lock system. Any body can walk directly inside the apartment. The gates which are also connected to the lake they also dont have any lock system / Cameras. There is no security of any sort.4) They rarely pick your call.I am not sure why i am being treated so horribly. Everytime i have to fight for an workorder to get done and they are so unprofessional.When i even called the manager saying i am being treated so badly and i will go to housing board authorities she said thats not the one you will be wasting your time in a sarcastic way.I am not sure whom to approach and complain about the way i am being treated.

This place is janky. Unfortunately, the rent is not. Im a current resident and will soon have lived here three years. When it was run by Greystar, it was great. Unfortunately, it is now owned by an unknown landlord who Ive been told lives out of state, and it is operated by Pinnacle, a fee-management company on a skeleton budget and staff.My issues are as follows: 1) property safety 2) maintenance and 3) general morale of residents, which starts from how we are treated by office staff.Property safety: Very little lighting at night which often isnt even on, difficulty finding a parking place after 8pm and having to walk a long distance in the dark (not as much now that occupancy has diminished,) drug dealers and unscreened residents who live on property, people driving recklessly in the parking lot, and above all, careless dog owners. It seems to be a general culture here for dog owners to let their dogs run free and off-leash on property. The office no longer screens for breed restrictions, even though my lease states it is breed restricted, so people own unaltered working-breed dogs who may or may not have prey drive (specifically rottweilers, bull-mastiffs, pit-mixes, and dobermans) and let them run off-leash. I dont ever feel safe walking my two small dogs. A year ago one was attacked badly, and the office addressed it with that tenant, but unfortunately it seems like you need to have something tragic (and expensive) happen in order for them to take action. If you ask people to keep their dogs on a leash, theyll curse you out. If you ask people to slow down in the parking lot, theyll curse you out. People act entitled and rude, and it starts from the top because thats how the office staff treats the tenants, and tenants know there will be no consequences for letting their dogs run loose or practically running pedestrians over because Pinnacle doesnt address it. Because everyone lets their large breed dogs run loose and have no control over them, there are also giant piles of dog poop everywhere. Last summer, myself and a group of tenants who share the same courtyard all had our dogs catch coccidia, which cost me a cool $500 vet bill.Maintenance: This place is always running on a skeleton crew, and when you call in a maintenance issue, no matter how severe, youre treated like an inconvenience and theyll say theyll get to it when they can get to it and act frazzled and annoyed you had the audacity to call and complain that there was standing water in your kitchen or your AC was blowing out 90 degree heat. Then, when they cant pinpoint the issue because workers are hired from a cut-rate staffing agency and have no certifications or credentials, they tell you its your fault. You take too long showers...your baths are too hot...you cant run the dishwasher on Pot and Pan mode...you are trying to put food down the disposal...youre flushing the wrong things down the toilet...its normal for the thermostat to run 10 degrees off... Dont get me wrong, the maintenance staff is very nice (unlike the office staff) and they are doing the best they know how. Theyll bend over backwards to try to help if you go to them directly. This is a staffing, communication, and training issue.My AC runs me $200 and above in the summer for a downstairs, shaded, one-bedroom. Its old, inefficient, and its broken multiple times since Ive lived here and needs to be replaced, but theyve made it clear that will not happen until it completely stops running. When it breaks, I get no time-frame for repair, so if its going to be hot outside, I cancel work appointments to stay home because I have dogs and I worry about their safety. The only way it gets fixed is once the temperature reaches a certain point, I call the emergency line. But just like people getting run over and dogs getting attacked, Pinnacle waits until its an emergency to address it.Needless to say, everyone here is unhappy and morale is bad. I will gladly revise, remove, or rescind my review if this property changes before my lease is up.
