I moved here in 2018 and the property was fairly decent and had a nice staff in leasing center, over the years the community has just ran down. The lack of compassion and understanding during the pandemic has just been awful. The new property manger Jordan does not respond to emails nor does she returns call. I had to be assertive and demand to speak with her and wait on hold for 15 minutes after calling 8x previously over the course of 3 weeks.The property filed two dispossessory warrants when they had received pledge letters stating my rent would be paid by Housing Plus via UnitedWay (government assistance program) for those affected by the pandemic which they were not suppose too. Why would you file a dispossessory warrant knowing a government assisted program is assuring you they are taken care of your tenant? One would think if they are already getting assistance for your rent how in the hell can you afford an additional $200.00?In addition, my lease renewal is due and they are increasing my rent by $400.00+ per month. I am seeking legal council since the property manger is being firm on not removing the fees.

FRUIT FLY INFESTATION! Each year the problem within the apartments gets worse and worse. After calling the office every single day, the reps will say everyone on the property has them. No everyone does not have an infestation like I have had to deal with. They REFUSE to hire professional pest control to fix the issue. Sad excuse for an apartment community.

Horrible lack of customer service and compassion for their tenants especially during a pandemic. They won’t even do “payment arrangements “ for rent and I’ve been living here a year. Tried to pay my past due balance, and they turned me around said they could only accept the new full balance which includes current rent which isn’t technically late till the 4th on the lease I signed. They don’t have any intentions of working with you. I spoke with the regional manager and she has a horrible attitude and a sense of superiority as she interrupted everything that I would say. I do not recommend moving here. This is just an issue I had with staff. There’s issues with the property.

I recently rented a live work space in the Optimist Lofts. I really love my unit…the location and the amenities are awesome! First, the leasing team Tony & Adam are great and make the process very smooth. They are truly special, and great at their jobs. The level of professionalism, willingness to always lend a helping hand, consistent authentic greeting you get when walking through the door always bars none. The management should be very proud of the first-class level of hospitality the staff gives each and every day.Finally, the location is unbeatable for Buckhead!! 2 mins from Lindbergh train station, 10 mins from Lenox Mall. I’m glad I chose Optimist Lofts.

Moved in this place 6 5 months ago .moved in floor was messed up fridge falling apart etc.. Still paid my rent each month i reporeted all these isues someone came to look and never came back.here it is 4 months later my floor is sinking in fridge still broke bathroom floods ac is always broken leaks from my fire detector etc .my money order ends up missing and im still getting blamed. Ive called the office so many times that i had to take it upon my self to call corporate to get any attention here we are two weeks later and my floor is still sunking inn

The communication is horrible in the office. I have been trying to get the front office to correct the balance on my account since JULY because my money order was lost/misplace and no one is taking the blame for it. It is DECEMBER and I am still receiving notes on my door about a balance that they have not correct since JULY. Even went out my way to send copied of my receipt and even a few emails with proof of payment. I have been living at Optimist Loft for 3 years and Ive never had as many issues that Ive had. They are money hungry and will lie and do whatever to get more money out of you. I recently received a $275 boot for parking 2inches over a line. Who gets a boot at their own place of resident???? Ive never been so ready to see the end of my lease. The floor plan is great but thats all the property has to offer. Everything else is trash

I love this place! Management is wonderful and the neighbors are so nice! My apartment is conveniently located in the city and very affordable. Just moved in about 2 months ago now and i love it. Also happy that target and Kroger are around the corner ! Also Mr. Johnson in the office is awesome — very friendly and goes above and beyond to build relationships!

The apartment is nice but I’ve encountered a lot of issues since moving here in December 2019. First of all, expect a lot of noise. I know it’s in the city so some noise is expected but when I say noise I mean constantly yelling, fights in the courtyard, blasting(!!!) loud music from the parking spots out front, screaming in the hallways, etc. People are rowdy here and it happens at any day at any time. Another thing I’ve noticed is the time it takes for maintenance to respond. Lately response time has been better but when we first moved in it took weeks for a request to be fulfilled. Also, people drive crazy in the parking deck around the turns so please be careful. People almost crash into me on a weekly basis.

This property is filthy. I requested that the gym restrooms, the gym and hallways be cleaned 4 weeks ago & it still hasn’t been done. A resident shouldn’t have to make requests to clean the property, it should automatically be done

Great location but expect noise from neighbors. I have a party above me almost every night. I call the emergency line every nigh ( that suppose to get to a noise officer) and leave a message each time. Ive only gotten a call back once. They are yelling and music is blasting until 4am.

New Tenant!!! I stayed with a friend here for a few months upon moving to Atlanta back in November. The location was great, near to everything I needed and the complex was comfortable for me. I decided to rent here in one of their lofts which is so beautiful and comfy. I appreciate the office staff because they were very patient with me and worked with me very well upon move in. Been In my place since December now and no complaints yet. Enjoying My Loft!

So I came in and applied for an apartment. They told me I was approved and to come pay and get keys. The manager tony left and went on vacation the day after and they had some temp agent come in. She was horrible. Anyways Tony came back two three weeks later and said you’re not approved. Hahaha I went to another apartment complex and got another apartment. The whole process took one day and moved in the same week. All that being said they go off favoritism and they are very very unprofessional. I do not recommend them no time soon till they get their stuff together. New management

I was totally excited about moving here but after being denied I realize God is God for a reason. I was denied about a month ago and still have yet to receive a reason why or my $200 back in application fees. I’ve left several messages, I’ve even called corporate and have not gotten a solution yet. No worries-even though I’m out of state, but I’ll be there next week in person. Everything happens for a reason so if you’re out apartment hunting and you bump into bad communication when it comes down to applying and even receiving a refund after denial; take that-and run. Just imagine if I was approved and I had an issue with my “loft” and I’m not getting an answer now how do you think it would’ve been then.

I am considering moving here but am concerned given the reviews and generic responses from management not so sure.. No concern or process to improve seems to be shown... Safety, cleanliness and the pool not being maintained year round but not even during the summer... CF whats going on here??

Management is unresponsive to emails or phone calls. They lack an overall sense of urgency to get anything done. For example our AC unit went out, had to call them 4 times that day to get someone to look at it. My key fab to get through the gate died and managements response was to use the guest call box to call my own phone to get in.. during the middle of a global pandemic. The last thing I wanted to be doing was to touch public call box to get into my own house. Slow to help but they are quick to charge you a $25 trash fee. I would highly advise everyone to avoid this place. The Funny thing is - they seem to reply faster to google reviews than emails from their residents.

The property is never all the way clean, you would think they would make more effort during COVID19.I turned in a money order for rent, they put a note on my door saying that I still owed, when in reality they misplaced it. My Roommate had to take them my proof of payment and I made a video when I dropped it. I never got a sorry or anything.My oven has been messed up since May, so we can’t use it, but pressing us over rent money.Everyone always has a attitude when you try and see what’s going on when in reality YOU made the mistake. We have lived here for 2 years and have never been late so you would think they would call and check before putting a note on the door, especially when our work orders haven’t been completed.It’s always new people working in the office over the course of time I need y’all to get it together, you can’t mess with people lively hope especially when I am out of town.

I have had a much better experience with the most recent staff. Have seen vast improvements to the neighborhood in the 2 years that I stayed - Landscaping to the dog park to quicker response when maintenance and other issues arise. Still some room for improvement but I must say the last 6 months has been refreshing. They are also diversifying the neighborhood a good bit. Focus on gate operations & workout room next for continued improvement!

Searching for an apartment is supposed to be a fun and exciting experience. Unfortunately, for me it has been hell when dealing with Optimist Lofts. I never even got a chance to experience what it was like living there but judging by my experience with the staff it wouldve been terrible. For starters, the staff has been very unprofessional throughout this entire process. They have not returned any pf my phone-calls and the times that I have gotten ahold of someone, they were rude and seemed to be disinterested in what I had to say and/or needed. It’s been so bad with them, Im not even sure as to what exactly theyre trying to do here. Are they leasing apartments or just wasting peoples’ time?

There has been a severe lack of consistency and poor communication with the office staff. I am extremely disappointed with the lackluster customer service and the shear disregard for resident issues. At this point I am totally flustered, frustrated, and stressed. From the thick stench of marijuana that flows through the breezeway to the homeless people who find the perfect sleeping place outside of the clubhouse, this place has been a nightmare. Not to mention the LOUD parties that take place every weekend. I have never had a more miserable living experience in my life. Its especially taxing when I am paying $1550 per month in rent. Maintenance is GREAT! However the office staff that changes quarterly knows nothing! Not even the number to the corporate office. On top of lacking compassion they have very poor record keeping skills. This experience has by far been thee worse. Please make sure all contact is well documented or they wont remember anything they tell you.

Ive been here since November. The only complaint I have is about the trash thats left in the breezeway. I havent seen it in a while though. George is good about getting things handled. The staff is very friendly and always have a welcoming smile on their faces. Its always a pleasure seeing and chatting with them in the front office.

Roaches! Roaches! Roaches! Property is not well-kept. Dog poop is everywhere and the so-called dog park, where the dogs should be able to have designated space has no lighting at night and is usually dirty and overgrown. Building lighting, commons area lighting and parking garage lighting is not a priority. Safety is definitely a concern. I complained about this being a safety issue but management didn’t seem to care. Nothing was done. I have also witnessed a white racist neighbor come outside and make threats to residents while they were enjoying the pool. I’ve witnessed this same neighbor destroy residents property in an attempt to make them leave. He would call the police if he saw black people at the pool. Several neighbors made written complaints about this incident bc we should not have to deal with threatening behavior while enjoying the facilities. Nothing was done to rectify this situation. I was moved out of one apartment due to a roach infestation and moved into another and had the same issue. Pest control came countless times. I got to a point where I just started staying with family. I couldn’t buy groceries or cook in my own kitchen without roaches coming out. After requesting to break my lease they offered me to either move to a 3rd apartment or break my lease with 60 day notice and no early termination fee. I chose to move out. I’ve never lived with roaches and after 6 months of roaches I was done. After moving I was sent a bill with all termination fees charged and management will not respond to my calls or emails. I moved into Optimist Lofts in 2016 under a different management company and I was completely satisfied my first year until management changed and things went downhill. These new people tell lies. They don’t care about anything but collecting rent, which I paid ON TIME each month. I wouldn’t recommend this place to my worse enemy. Nobody deserves to pay to live in such poor conditions. Do not move to Optimist Lofts. You will regret it.

Do not lease here!!!We moved in June and moved out September and that was already more than enough.The apartment itself looks nice but dont be to happy about that. You will hear every step your neighbour upstairs will make.We had water coming in through the patio door ruining our rug...took over a month to take care of this issue.Lets talk about the parking situation: In the four months living here the gates worked at the most 2 weeks. Somebody tried to break into our car and damaged it. Pretty nice, or?The dog area can be smelled from the distance because a bunch of dog owners dont pick up the dirt afterwards...nobody really cares about this issue.The pool area is really nice...but you have to enjoy it during the week because on the weekends other tenants bring 20 plus people to have parties...not mentioning the broken glass of guests.So all over: a big NO!!!

Waited 3 months on a list for a live/work unit to be told once one finally opened up that the property had been sold to CF Lane. Now under their ownership all requirements have changed to qualify. They require you to be in business longer than traditional commercial retail management companies, which is absurd for one and hard to believe. When they have a qualified business by all other reasonable means (i.e. Nets 10x more than rent and excellent credit), I can only assume that its more so who is applying than their rules.Be aware of who youre no giving your money to and what they think businesses and their owners should look like.

Ive been here since November. The location is the only thing I love about this apartment. From the time application was placed, Ive questioned why I moved here. The staff is lazy. George makes you feel as if youre inconveiencing him by calling to ask a simple question. Someone broke in my car the 2nd week i was here. I see roaches here and there (yes this is a true story, despite what others say) which is unacceptable for me; Ive NEVER had a problem with bugs in my life. The washer and dryers look like theyve been here since 1960, the gym equipment is outdated. Were being charged for these amenities, what we pay for rent should be able to replace the equipment and appliances. The fire alarm goes off all the time for no reason. Every month the water,trash,sewer goes up. I purposely cut back on water usage to see if they would still charge more and they did. Besides the location, I would definitely not recommend this place to anyone, unless the rent goes down to $800 for a 2/2, thats about what its worth in my opinion

The problem is fellow people whomlive here dont pick up after their dogs and make messes in local lobby and public areas. This apartment is a great place and there is no roaches all lies. I’ve been living here for about 4 months. I love my floor plan and the openness of it. The light in the apartment is awesome. However, it wasn’t exactly the floor plan we looked at before moving in. My unit is apparently the handicap unit so it’s slightly different such as the master closet being really small. Also, there were some maintenance issues with the apartment that took awhile to fix. Kemetrius and the other staff were very helpful in the process. It just took awhile to fix the problems.One of my biggest complaints is that someone on my floor uses their apartment as an Airbnb. I believe that violates the lease agreement. I would definitely have this addressed seeing how there are different guests walking through the property every day. Furthermore, they’re loud oftentimes.The courtyard needs lights. When I take my dog out at night, it’s so dark. That really needs to be addressed. That’s a huge safety concern!!

Unprofessional staff with no integrity! They sell you a dream and move you in to a nightmare..... I tried to move here to save money and it cost way more not to mention time from work! My stuff was on a moving truck on standby because my goal date(S) were missed and I had nowhere else to go because I cancelled another app to move forward with them! Instead of admitting that they were wrong, they like to SHARE the blame with the customers or blame the other staff when they not around. Phony management that smile in your face n talk about you when you leave. I definitely would NOT recommend this place to anyone. Only good thing about this situation is while I was in limbo with them I applied for a high ride condo and got approved. Ill be much happier when I dip out, they really need to get it together these apartments would surely thrive with better management. People that WANT to see their tenants happy not ppl that just applied for a “job”. There’s been a series of break ins in the complex and nothing has been done about it, I went to the leasing office and was told they couldn’t contact management because breakins apparently aren’t emergencies! Horrible if the gate isnt broke then someone is leaving you warning citation on your car of where not to park also my heating and cooling system is always out they tell me someone will come fix it one day and doesnt come they constantly send out notices about ppl picking up after their dogs but I guess no one ever gets it the call box to get in garage barely works dont lease here

Ive been here for 7 weeks and its the absolute worst place I have ever lived. The ceiling seems like it is 3 thick. I can hear where the person above me is all the time... even at 3am when they decide to pace the hallway. The yard areas are full of dog crap, and many many other issues. When complaining to the office staff, they seem like they care, but nothing ever gets done about it. Im breaking my lease already. Since Ive been looking at other places Ive heard horror stories from previous tenants. Definitely will not be recommending this place to any one I know.

I made this property aware of MOLD! The issue was not address timely which led to the damage of my clothing. I was told just to claim it on my insurance. They removed the mold from my unit without offering housing somewhere else until the issue was fixed. What I thought was allergies was mold! Stay away from this place !!!!!

I’m fairly new here but so far so good thanks to them!SINCE THENThis has been one in the worst properties I have ever lived at....Do not I repeat DO NOT waste your time, money or risk your safety moving here.Unanswered letter sent on July 2nd 2019To whom it may concern, I honestly must say I’m baffled as to the lack of concern for this apartments tenants safety, awareness and peace of mind. Over all the fact that several cars (6 according to officer) were broken into between 6/26-6/27 including mine with windows smashed on your property in our paid for parking garage and not one courtesy email was sent out to residents in regards to the matter is astonishing to say the least. I haven’t got an update nor an incident report as promised, NOTHING! Coming in late the very next night there was no presence of security or courtesy officer as was also promised. I have asked several other tenants if they have seen any over the weekend and the answer is no. Crime in Buckhead seems to be on the rise and I can only imagine it’s because properties like this one make it so easy.During the power outage I noticed there were no functioning emergency lights so it was pitch black everywhere, is that normal?The lights around the complex (which I have addressed too many times at this point) STILL have not been replaced or fixed! Not even a temporary solution has been put into place. It’s completely unsafe and clearly this property is an easy target. I’ve only been here since the end of February and I can clearly see that your tenants and our safety is not a priority. There is nothing optimum about this place.Honestly nothing in my prior emails have been addressed. Hallways in building 300 are getting worse and worse so bad that there is constantly gnats flying around them and always getting in my apartment. The Mosquito population is still ridiculous, rendering my Juliet balcony useless and walking my dog miserable. I visited the pool for the first and last time this summer because there were so many leaves and debri in it swimming was not an option. There is broken and ragged pool furniture, what is supposed to be waterfall wall I have never seen functioning and is also falling apart. The constant wafting smell of dog feces was also very unpleasant and intolerable.I won’t even get into the minor things but the list goes on.... so far my stay here has not been pleasant, comfortable or safe.Something needs to be done immediately in regards to the aforementioned issues. Also I need a incident report and any updates regarding the break in and theft from my vehicle.Thank you in advance for your attention to these matters.P.sSince sending this letter I have been to the office twice and still not one thing has been address I also asked for simple things like paper towels toilet paper and hand sanitizer to be replenished in the gym and bathroom area and nothing.....

I am a current resident at the optimist lofts honestly the inside of the apartments are great but the hallways and just the outside is pretty disgusting littered with dog poo, piss, bottles and cigarettes. the only reason i had to rent this place was cause my lease was up and had to move quick. if you live under someone you can hear every noise your upstairs neighbor makes its pretty annoying but for me what is driving me crazy is that my upstairs neighbor is always blasting their music so loud for hours and every weekend till like 2 in the morning i have tried to talk with the neighbor but no progress so i involved the management and they havent done a single thing about they keep on saying theyre gonna send letters like every time and this management is so fake they are nice to you when you want to move but then once your there they dont even care about you ive only been here 2 weeks and im about to move its not worth the money

I have been living at Optimist lofts for 9 months now and i must say I am VERY, VERY, VERY PLEASED with the new management and I will be renewing my lease.(BACK STORY)Like everyone else, I was hesitant about this place. I read the reviews last year and was terrified to move in, but was desperate to move before my leased ended at my old apartments. Just as I suspected my move in date reflected exactly what the previous reviews stated. It was horrible! I found myself sitting in the leasing office ready to receive my keys (along with 4 movers, who I was paying 60 an hr to move my things.) Unfortunately, my unit was not ready! I was pissed! This set the tone for the next 7 1/2 months.(Current)About a month ago, I started to see a MAJOR change in the communication and over all handling of the apartment complex. New trash system, pressure washing, laundry mat working, emails stating new alerts or changes, etc... I didnt know what was going on!I had to make a trip to the leasing office because i knew something was different. As I suspected, it was NEW MANAGEMENT, but this time management that understands the value of the customer.As everyone knows there are few things that impact a brand’s reputation more than the way it responds to complaints and unhappy customers. Going out of your way to accommodate a customer’s needs makes them feel important, respected and in control. The new management tries to give me more than what I asked for. By delivering even the smallest amount above my expectations, they make me feel like I am their most valued customer.There are a lot of improvements still to be made, but I feel very confidant in this new management group. The professionalism, kindness and genuine efforts to make things right goes a long way. Besides the great floor plans, high ceilings, and great location, the management now is on board!

We had 4 cars get broken into & they made no attempt to address the safety issues with the residents. There have also been several breaking & entering incidents & nothing has been done to provide additional security while the gate stay up 24/7. Dont waste your money living here.

I have called and left several messages in reguards to scheduling a tour noone has returned any of my calls or messages I call here three times a day for two weeks straight and Im still waiting this is so unprofessional like are you leasing apartments or not

Unfriendly staff, and unwelcoming. Did a tour and the agent didnt even care to talk about the property or show us any amenities.

Gate is always broken. Maintenance is slow. My packages have been lost at the office several times. Loud pool parties.
