The worse office and maintenance personnel ever! Need something repaired? Dont call the office because they could careless. I been in a hot unit with no working air conditioner for 4 days and I keep getting an excuse from the office regarding the delay. I have a baby here who has been ill and I need my air on. I have always paid my rent on time for 8 plus years and this is the courtesy I get?! I will not be renewing my lease. I hate it here!!!!! Be ware!!!! I could go on and on..

I sincerely urge you not to move here. Bugs, poor management, and understaffed. I had to contact them more than 5 times to get my fridge looked at and they never fixed it. Please avoid these apartments unless you want to live with broken appliances, ant infestations, cockroaches, and constant leaking pipes.

So for the price for the space you get an incredible deal for some of the best highway access in the city! I’m staying another year and downsizing apartments and they have made that process so easy! Anyone needing a big apartment at a great price should come!
Dunwoody Exchange is a terrible apartment complex that has been getting worse and worse as the years pass. Management has gotten unbearable for residents, they are clearly under staffed and dont have enough people to keep up with tenants needs. Shaquita Fuller who I believe is the manager there isnt attentive to the residents that live there and makes errors that end up gravely affecting the residents that live there. I NEVER leave reviews but this apartment complex needs to get called out on their lack of attention to detail. ML-Propertys should really be looking into this matter more closely and protecting their tenants by making sure that their locations are staffed properly. Would NOT RECOMMEND this apartment complex for anyone that is currently searching.

I love the 2 Story Townhome Apartments. The only drawback living here is the Maintenance Staff/repair people are not Organized, not Efficient and not thorough. Its a significant Problem. The staff is professional, polite and been great to work with. They Just need to invest some money in upkeep.
I love this place. Very quiet and clean. I have lived here since 2015. The managment company in place currently responds quickly to request and are very helpful. The neighborhood is very friendly.
The office staff are friendly, helpful and do their job well... Over all the place can use some better landscaping, make the trash bins less visible but over all, no complaints really.. Not a bad location either
Ive lived here since march 2009. my apartment was 2bdrm/2bath, 1180sq ft, oversized kitchen, large terrace, gas & electric....all for $530/mo (including water) and $99 deposit.the neighborhood is quiet, and the maintenance team is excellent! bowling alley, lounge, and several convenient stores and fast food restaurants all within walking distance. just inside the AND MARTA accessible!!I had 2 major complaints: they did not exterminate for bugs every week (had to get onto the leasing office several times about this), and the weak electricity system (lights always flickered and main breaker flipped more than once. this actually started a fire and several people (including me) lost their homes.when I lost my home in the fire, the leasing office put me in another apartment on the other end of the same bldg. I was cool until they did THAT! the leasing office team is okay, great location, but the apartments themselves are GARBAGE!!!

I have had an application in at this complex since January 2017, all fees have been paid. The management and leasing consultant said the unit would be available for inspection around mid. April 2017. I have been given every excuse one could receive to state the unit is not available at this time. Yet refuses to state the obvious no unit available, to maintain my administration fee. The leasing consultant and the mgr are not acting on good faith practices. So please be leery when applying at this complex.
I have to ask them to fix my sink and toilet at least once a week. There are mice, roaches and spiders. Took them weeks to fix my AC. The water pressure sucks. There’s always a flood of water from the pipes they never fix in my backyard, annnd they went up on rent? 🙄...

I cannot give it 0 stars so I will give it 1 star. I have only lived here shy of 1 year (8 months) and I have experienced nothing but problems, even with the new management company ML Property Group. I have requested to be moved to another apartment on several occasions and they have refused every request. My children and I are being forced to live in an apartment that is a flood zone with MOLD and serves as the place where rain and sewage drain every time it rains. My apartment has flooded again with rain water. So much so that it has had to be wet vacuumed, treated with mold spray, and carpet cleaned on multiple occasions. Every time it rains water from the outside gets in. There has been 5+ other apartments in different buildings that have experienced the same issue and the property manager, Shekita Harris, has done nothing about it and even laughed when I asked to be let out of my lease. I have to continuously clean mold from the walls every time it rains. I am 100% sure that there is mold inside the walls. I have lost several personal belongings to water and mold damage. My wood furniture is being destroyed from the water damage. It is not covered under renters insurance because the water comes in from the outside and property management has ignored all my requests to be reimbursed for the damage. I have found snails in my closet. The property manager, Shekita Harris, has been aware of this issue for quite some time and has done nothing to correct the overall issue. She refuses to move me or let me out of my lease so that I can move to a place that does not flood.My window was busted out on Saturday night 8/26/2017, after 9 PM. I reported the window broken on Sunday 8/27/2017. It is Friday 9/1/2017, and they only sent a person to measure it after almost a week because I wrote corporate yesterday. The window person even asked why they waited so long to get them to come fix the window. There has been all kinds of bugs and insects. There is a roach issue and management will only spray your apartment and they wont spray the other apartments which does nothing with getting rid of the infestation since it is coming from other apartments. There are people smoking in the building hallway. There is trash all over the hallways and outside the building. The apartment complex grounds are not maintained. There is a gaping hole in the parking lot where they have broken up the concrete and there are no caution or hazard signs. There is a lot of sketchy traffic coming in and out of the building. There are people hanging in cars outside all day. My personal packages keep getting stolen. I cant leave my kids outside bikes, riding toys, etc outside because they will be stolen. Maintenance takes months to fix things.Among these issues, the receptionist Meelie threatened to hit me after coming up to my face when I had a discussion with the property manager, Shekita Harris, about letting me out of my lease again and it escalated when Shekita called me out of my name several times. The receptionist Meelie said shes had 3 cases for assaulting residents and thats shes punched the last one in the face.My only recourse is going to be to file a civil suit for my property that has been damaged. I just want a dry, safe, livable apartment for myself and my children. This is unacceptable. I have had issues since I have lived here with the apartment being subpar. I did not realize that this was the ghetto of Chamblee. Please steer clear if you can. I will NOT be renewing my lease this November!
Roaches everywhere ants everywhere. They need to tear down this building It’s full of roaches and nasty tenants.
Moved in here about 2 months ago from out of state with two of my friends. We had about 2 weeks to find an apartment, as my roommate got a new job with almost no time before starting, so we didnt have an opportunity to look around at all. Ive been waiting to post a review to give the maintenance a chance to fix everything that was wrong. After two months and almost 20 work orders, this place is still not even close to move-in ready. Our dryer ventilation pipes are clogged, causing my dryer to require 3 cycles at least to dry clothes (and skyrocketing our electric bill). The pipes were also leaking from built-up condensation. The maintenance responded to this by not clearing out the ventilation pipes, and replacing the 1-foot section where it was leaking with a piece of that flexible foil dryer hose. The master bathroom had mold and water damage which was resolved by them taking a week and a half to tear out the ceiling (leaving it wide open and allowing the bug problem to triple), just to tinker with the plumbing upstairs, then patch up the ceiling without actually fixing the leak. So now, the ceiling is actively leaking through the new plaster job into the tub (which was never snaked, as we requested when we first moved in, so the water is accumulating). They have completed several minor, low priority things, like replacing a cord on my bedroom closet light (which you cant reach unless youre almost 6 tall), the broken bottom shelf and drawer of our refrigerator was replaced, but not the bad seal (causing a massive build-up of condensation, leaving a constant puddle on the bottom shelf). They replaced the broken kitchen sink basin, but left the water damaged countertop as is, and the sink sprayer hose in tact, but left below the sink with no way to use it. The seals around both doors took at least a month for them to partially replace. They spray painted over the rusted and water-damaged recess where the washer line connections are. The walls, doors, and cabinets are extremely old and show obvious signs of deterioration (every sink cabinet and countertop has the wood composite material swelled and flaking) You have to submit a new request every week to be put on the pest control list. Latest problem is that our water heater appears to have a heating element out. Havent submitted a request for that one yet, but Im not optimistic about it getting fixed any time soon. We are still missing nobs, switches are missing or broken, and several drawers and cabinet doors still dont close properly. I hope I have succeeded in conveying that this apartment has been a pretty consistent nightmare from day one, by focusing on facts more than emotion. This is without a doubt the worst apartment I have ever had. Renter beware.Update - The complex is now under new management and the effect is somewhat noticeable. The roaches are still a problem; however, the complex has made efforts since my last post. The refrigerator, stove, water heater, and countertops were all replaced with new and the dryer ventilation issue was resolved.Final edit - After 2 years, we will be moving out. The bugs and maintenance are the major problems. We make sure we are on pest control every 2 weeks, as recommended by the pest control representative, but we still have to call to put ourselves on the list every time. There is no way to guarantee that the other three apartments in the building are doing it at all, which renders it essentially ineffective. Several of the work orders were never addressed properly, including the leak in the master bathroom ceiling (which was cut out and replaced 4 times), the tub was sealed over peeling paint, which is now peeling again, and the windows were never sealed, among other things. You can hear every footstep from the upstairs neighbors and there are a ton of children running and yelling through the streets of the complex unattended. The only thing I can say for it is that the apartment is relatively spacious. Please consider carefully before moving here.
My daughter, 3 month old granddaughter, God-daughter and myself, just moved into this complex on December 26; the gas was turned on the December 30, the initial broken things in the home were not fixed and to our HORROR along with everything else that is wrong with this apartment, we have a flea infestation! You would think the management knowing that the last occupants of this town house kept a nasty home and they had cats... they would have exterminated for fleas as well as roaches. If you are considering these apartments do not trust anything that management says, make them let you inspect the space you are renting and go back and make sure they did what they promised before you sign the lease.
