Bad place to live. I wouldnt even give it a full star. They take way too long to fix necessary things and things that arent emergencies they just never fix at all. You have to keep calling and calling until they get tired of you and only then they send someone. Its exhausting living here. Bad living conditions they dont even care if you have special needs children that are at higher risk for living in certain conditions. Leaking broken and moldy roof and carpets and apart just a small portable AC where we have to sleep under the broken roof and over the Moldy carpet all dangerous conditions for a child with a blood disorder and a port which makes her high risk for infections (sepsis). Unacceptable. I dont recommend anybody to consider these. Apartments. You will never feel at peace but only add to your daily stress. There is no safe haven here.

This is a safe environment. The staff is reasonable. Not a bad choice for this region.

Terrerribleeeee do not rent heree their is mold and they do not do anything about it here. Ive told them for over 6 months and they do not do nothing their leaking on the a/c the heaters dont work their are roaches and bed bugs worst place ever.

This place has no regard for there renters. In this summer heat there are apartments with broken a/c and cant fix them because its the weekend and they dont work weekends. This is BS specially in this heat.

My best friend lives here and the people that run it are only about the money they are making from your rent! It is very sad that they cant fix things no matter how many times you ask them to!

Wish that I had not being so in a hurry to get into a place ...I was not given the opportunity to look at the place where I would be staying right in front of playground where kids can easily brake my window, the place is dark have to leave my lights almost all day, people upstairs smoke, smells up my place like smoke ....It also took 4 months for them to fix things in my apt. Dont recommend it for elderly people have to walk a long ways to throw away trash, water saver in shower and toilet are to slow ....Very frustrating to live here.

You will see a negative comment on every apartment listing sure there are things that need improvement but for as many units they have my 1year stay here was great

Family friendly complex. Units are in great condition. Parking can be a hassle at times. Laundry room needs improvement.

I have been a resident here for a long time. The maintenance guy Anthony is a joke! he left a hole in my roof for an entire year!! Finally this new guy Art came into my apartment took care of everything! He went beyond! He is very polite and KNOWS what hes doing. Thank you ART

Worst experience of my LIFE. That Karen lady is a walking liability, you got a lawsuit coming for you. Fire the whole office staff, fire all of the maintenance people.. Dont believe the pictures.. there is roaches everywhere, even in the parking lots.. dig deeper people! Read every single review, read yelp, and dont give your business to these people their vindictive nature will change your WHOLE perspective. It would be a blessing if the whole complex caught on fire for everyone tbh lmao. Dont even @ me. Cant change my mind, the office staff is useless like the dumpsters they leave full of trash.

We love it here the office staff has been very helpful with the whole covid/pandemic going on. Maintenance is great too it’s a great environment to live in and very spacious rooms

I lived here for 2yrs loved it until they hired security that are not doing there job cars are being stolen here n broken into something needs to be done theres not enough being done!!!

I Hate it I’ve already Been living here since Jan I’ve literally called the office over a thousand times to have maintenance come a fix my dishwasher I am pregnant and have a 2yr old son and been living in the apartment with mildew SINCE JAN I’m so dissatisfied & disappointed I will never recommend these apartments to anyone, I promise you they lie just to get you to move in !! & I have the proof

Not safe for pets.! Children throw rocks at pets. Which is not okay, this needs to be addressed. I tried to leave just a comment but had to do a star rating. 3 and half stars for me.

I was told I qualified by my income over the phone I get there fill out all the paperwork and everything for them to tell me I make 7,000$ over what I actually make somehow and I over qualified for the apartment

These apartments are horrible. I had called when I moved in 4 months ago about my AC not working and ended up fixing it myself. I had called because both tubs were not draining and ended up paying for my own materials to fix it myself. Here I am 2 months later and my tubs still do not drain AND there is a bunch of mold between the walls in the tub. They tried making me pay my rent twice because they said they lost my money order until I was going to get law enforcement involved, they magically found it. Karen in the front office is the MOST rudest person I have ever met. If you plan on living here, be ready to fix your issues on your own or get police involved to get them to do something. The only thing the maintenance men have time for is to flirt with you.

Lived there for 2 years the last year I was there the upstairs people moved out and they did not clean out the apartment for over a month and my apartment became infested with roaches coming from the vents. called the office to report it and they “put me on a list” when I called the following week to see when they would come and spray they said there was no such list. Called and complained for a month eventually they came out but I had already moved all my furniture out because I didn’t want it to get infested.. Fridge stove and everything was infested with roaches manager was rude and didn’t care

Just applied for an apartment today but started looking into it yesterday. Karen was EXTREMELY helpful and made the whole process so easy for me. I 100% would recommend this place to anyone looking into getting an apartment.

I dont live at Las Villas de Kino just yet. I wanted to share an experience I had yesterday when I called and spoke to Karen. Yesterday was one of those days you wish they never happened. Karen got on the phone and immediately felt some sort of weight lifted of my shoulders. I cant explain it but if you believe in God, she felt like an angel. We talked and I explained my situation she never, never made me feel less of a person. She listened and explained the rules, never making any promises and sticking to the rules. I really hope and pray I get to live there one day. If not you will get to meet a very special person. KAREN you go girl 💓

This is one place Im always trying to refer anyone who needs a place to live. They have given me a great experience for me, I have never had an apartment that I am really happy to call my home. I have dealt with some of the most rude people in other apartments but here at Las Villas De Kino the staff has been nothing but great. I enjoy living here just upgraded to an awesome apartment, the staff are really helpful! Great experience! 😁

7 months without a dishwasher

I have almost 5 years living in Las Villas De Kino and i really recommend this place... haven’t had any issues at all... very friendly staff... specially Lizet and Karen are so kind and are always ready to help residents ... I have 2 kids which they like to be out playing in the park and swim in the pools... I’m really happy to be living in this place....

I Have Lived at Las Villas De Kino for 3 years now, and I am extremely happy. I have never had a bad experience. Crystal has been more than helpful in the office. I would recommend this place to everyone.

I living here going on for years. The first two years were a good my rent didnt go more than go up more than $5 and the managers we had before were good Im fixing everything we needed in the apartments another manager said we have a really bad on fixing everything my rents always going up $35 instead of $5. The laundry room is always starting the the washer and dryers are always broken and I also had someone trying to break in my apartment and you think they came and fixed my screen Windows Ive been waiting for 2 months going on 3 nothing has been fixed I have no 2 bathrooms and I could only use one because a toilet doesnt stop running when you flush it I have only hot water not a cold so when you try to take a shower you get burned I do not recommend for anyone to move in these apartments

I would like to say that Carole is one of the best managers we have ever had at this community. She gets things done. She is big at heart, and I believe with Carole as Manager we will perspire in the Community.Crystal is one of the happiest persons I have met in my life. She also gets things done and takes care of things right away. The office is very humane and I consider them my friends and family.Lizet is one of those persons that will always say hi whether is she upset or happy. She is always smiling!!! Lizet will take accurate messages and is always there to accommodate.Karen is a model. She dresses like a model, she likes to chat, she is very welcoming and gets straight to the point. She has a very nice personality, and I think she is very kind hearted.I could sit down and write and write and write about these girls in the office. I have never met anyone quite like them before and I thank God I have lived here for as long as I have.

If I could put NO STARS I WOULD!!!!! The WORST place to live at. Staff are super rude and Carol is a complete *****!!!!!!! Maintenance does try their best and are super friendly and nice but sometimes they take a couple of days to do what you asked which I completely have compassion for since theres only about 3 for the 1000s of apartments there are!!! I lived here for 1 year and I will never live here again or recommend anyone to live here. I paid pet rent and so my dog would stay outside half of the time but staff happened to see her outside and said it is illegal for a dog to stay outside. my dog had food/water and was in the shade 24/7. Las villas try to fine you for EVERYTHING which is why I had to move out 2 months early but still pay rent because I couldnt stand them any longer!!!!!! Theyre super nice when youre signing the lease and moving in but as soon as youre settled here they come bugging you for every little thing. They are always on lunch and never working always just sitting around!! Staff gave me information and tried to charge me for someone elses apartment that was left super messy and destroyed and were super rude to Me because of something I didnt do (which I finally addressed when they said I owed 400$ for damages in which I knew right away I didnt as I left my apartment super clean when I transferred) thats when they realized they gave me the wrong information!!!!!!!!!

Decent apartments but VERY UNPROFESSIONAL STAFF AND MANAGEMENT. Management never has things straightened out. You begin with one conversation sign a document with the agreement made... Next thing you know they call you to change things and tell you all the information given to you before was wrong. Nice place to live but MANAGEMENT has to change.

I lived here for 10 years and loved it here, I had a 1 bedroom on the top floor, near the office, office ladies were great, especially Lizet she’s awesome. Thinking of going back .

I lived here for just 10 months it was horrible, my bf car got stolen. A few weeks after that my car was broken in. When I left the staff put 1000 excuses not to give me my deposit back asked for evidence and said they will return my call and ofcourse they never did...

I came to check out apartments, but after seeing this both times I came I wont be renting here.

I dicided to move to this side of town 3 years ago and i went to several apartment complex and they were good but not as excellent as las villas de kino.the moment i walked in they were really friendly specially Lizett .! and up to this day i will keep on referring people to her.! shes so friendly and helpful.!

For poor people me and my mistress couldnt get an apartment here because we both made too much money they go based off income so if you make more than 30,000 combined then you probably wont be able to get in a place but if youre on welfare and have 30 kids and your husband works at a taco shop then you might be able to get in here

Never again will I recommend this complex. Maintance doesnt fix thing in a timely manner. Laundry mats have NO hot water . half the washers and dryers never work. Playground is not safe . been living with a old broken dishwasher and stove for a year. My walk thru list was filled but never addressed. My door been broken for over a month and still no repair. Everything is vandalized outside. The managers and office staff rude. I dont recommend this place. Not worth the price they have

Changing perspective can be huge. so many people in our country are really struggling and some even being evicted or worse yet dying from a virus that our president is allowing to ravage us while calling us warriors. i just realized how lucky i am to have a safe home. i have complained all summer and now i feel ashamed because nothing will ever be perfect but all issues do get resolved. i support las villas de kino for following safety measures because so many businesses are not. our maintenance guys are the best. always professional, really nice and always upbeat. same for the office staff. no matter how many times i have called all upset the girls in the office are always nice, professional and even take the time to make me feel better.........i have more than i deserve and just wanted to say a huge thank you.........we really are all in this together and please know how appreciated you all are.

Rude Landlords, broken things inside and outside apartments

My garbage disposal has not been fixed for a month now. I went to speak to Carol the manager in person not very understanding person and uses excuses all the time. Im not even sure when it going to get fixed.Im been living here since April it been the worse experience living at these apartments there been spiders mosquitos ants coming inside my house! Now my dishwasher is not working and it stinks so bad that water sits in there with the AC leaking idk why everything here is slowly falling apart and I have an 1 year son old that has to live here and he fell on a puddle where the AC was leaking and I didnt realize it!these apartments are SAFETY HAZARD but when rent is due they dont mind taking your money but dont have time to fix the apartments.I pay around 700 on rent I am always on time and when I speak to the manager she treats me like a person who doesnt pay there rent . I dont know why they had inspection if they didnt throughly check everything was working.I hope I can get out of here soon! My son doesnt deserve to live in a place like this.

People tried to break into our house. Security isnt that great. All they do is sleep in their little box up front. If you have any issues with your apartment, it will never be fixed. Our ceiling almost caved in from water damage. No matter how many times we called it in, no one ever showed up to do anything about it. Javalinas roam around at night. Annnnd this place is filthy. Oh but wait dont say anything rude or youll get an eviction notice.

If you need knowledge on bed bugs this is the place to live, free hands on experience you can share with everyone you come in contact with, and just in case you didnt start the epidemic of an infestation you will later have spraying fees that shouldnt pertain to you cause the insects are already there along with any home damage from another tenant or in my instance water damage fees apply and this is a place to call HOME!

Last 2 months without a stove, and for 4 months without serving outlets, the boiler has broken down 2 times a week and with this cold grrrr and if you do not pay rent the extra $ 1 day and sometimes up to 75.00

I have almost 2 years with you, and the truth is that you have a terrible maintenance service, and communication too, you speak and place an order to come to compose something and do not come as after 5 days. Or if they do not say that they did not give them the order, apparently they do not communicate with each other, and they do not do things as they should be, that had never happened to me, always in the other apartments that we have lived the same day they were going and composing the things, not like here they are lazy! 😤
