This place is definitely the cheapest place you’ll find near u of a, but, well… you definitely get what you pay for. expect to find lots of bugs in your apartment (though i’m sure this summer’s recent heat and humidity hasn’t helped, especially since it isn’t mentioned in other reviews), broken appliances, and disgusting, crusty carpet. Everyone at the leasing office is pretty helpful though and my maintenance requests are usually fixed pretty quickly (though i have had to put in multiple during the one week i’ve lived here). It’s also very quiet here, unlike many other places that cater towards students, and I’ve never had to worry about not getting a good nights sleep. The laundry room could definitely be cleaner, as well. Overall, the atmosphere, price point, and location are great, but the apartments themselves (unless you pay for all of the upgrades i guess, which puts you at a price point close to the high rises near campus) are not.

I lived here for 2 years (2019-2021). While it is by far not the fanciest or bougiest apartment complex near the University of Arizona campus, it is cozy, and affordable. I attended the law school which is right next to the Eller College of Management. I could walk out of my apartment at 7:52 and arrive at the law school in time for the start of my 8 am lecture. It is quiet and not nearly as noisy as other apartment complexes, and the customer service is A+. The property manager, Amy, is a total sweetheart, and although I put in more maintenance requests than I would have liked, the workers at the complex would always respond quickly and address any ongoing maintenance problems within one business day. If you want an affordable, cozy, and relatively quiet apartment complex within walking distance from campus, this might be the place for you.

The carpet was not cleaned prior to our move-in day. My son got serious allergy the day he moved in. Poor quality of service is a big concern.

This has to be my personal favorite as far as apartment living communities go. Not to mention the thriving, vibrant atmosphere that encompasses the surrounding neighborhood that this property is seated in the heart of... Right next door to the University of Arizona; and, only a couple of blocks away from Banner University Medical Center Hospital.This property has to be one of the few in Tucson that I can actually say has actual GRASS that is GREEN and lush in texture and appearance. So yes, the grounds are well maintained and feature an outdoor BBQ area with a food prep and picnic hangout area, a temperature controlled swimming pool, hot tub and air conditioned indoor laundry facility on site.Its not often that I give anything in this town Five (5) Stars, but this place has definitely earned the ranking! 《☆☆☆☆☆》

Great place to live and close to campus.Amy, the Community Manager will help you with any issue you have. As the name of the apartment might imply, grass on the grounds is managed regularly. Had a great 3 years of stay. Thank you!

I really enjoyed living at this complex. Both management and maintenance were always quick to respond to any questions or requests, and the location was really great- so close to campus, I walked to class everyday! I didnt really use the amenities, but they always seemed clean and well kept. I noticed the wifi slowed once all classes moved online (spring 20 semester due to covid), but it never seemed to be too much of an issue. I recommended this place to a lot of people, and will continue to!

Great community, within walking distance from the UofA, Amy and Alexis are very friendly and are always very cooperative when help is needed.I definately recommend you come to take a look at this place before you go anywhere else.They also always have starbursts at the leasing office which I dont think anyone can beat ;)

I moved in after construction and its been great so far. The negative reviews dont resonate with me at all. I have a cozy two bedroom apartment in a safe area, conveniently located by U of A, grocery stores like 8 minutes away, close to downtown, and great wifi coverage. As with anything, do your research and make sure you document the conditions of your apartment. The staff has been accommodating and reasonable so far!

DO NOT LIVE HERE! Wish I could give them zero, they are the worst community I have ever stayed. Let me tell you why. First, the construction noise across the street is horrible and you would never fall asleep in the night. The noise starts every day at 5am and goes on until 5pm sometimes in the midnight 3am. If you are a student and expect to have a good sleep, this apartment definitely wont let you sleep well in the night. I never had any sleeping issues while lived in other apartments until I moved to Zona Verde and with constant construction noise just wont let you fall asleep. The management team at Zona is the most unprofessional team I have ever seen before cuz they do not even send all notifications about when is the construction going to start or when it the construction going to start. All they do is tell you this is something we can not handle when you bring it up. If its something you cant handle, why do you even work at the leasing management. The leasing management team especially Amy is pretty much useless. She barely resolve any problems in the community except yelling at you construction noise is something out of our control. What are you talking about. If you are working for the team, it is your responsibilities to fix everything that is going on in the community. Otherwise, why do you even work for the community. She is the most unprofessional person I have ever seen at a leasing office. Second, there is a some smoking smell going on in the community. They never fix the problem as well. The filters on the AC is at least 50 years old and the AC pipes are leaking. If you do want have some fresh air in your room, the old AC system will cause you trouble for sleeping. Apparently they never fix this issue on their end. What they do is they constantly raise up your rent declare that how nice the location is with the newly built the honor dorm. To be honest, the honor dorm will make this community worse with the amount of noise the dorm has caused so far. Please go somewhere else, plenty of better and affordable apartments coming up in the neighborhood.

Nice management but are slow on getting maintenance requests in the system. The maintenance team is very slow and tend to be lazy and not fix a lot of things over the summer. Amazing location and the apartment itself is nice, although I found mold on my bathroom faucets and some of the paint in my living is peeling. I asked for wood flooring and received carpet but wasnt charged the extra for it so it was just a miscommunication in the office. Overall, a decent place to live, theres no glamour and its good place for a college student to live at a decent price.

As long as I listen to music/tv, I don’t notice the construction as much. But it won’t last forever. And dorms would be way louder with parties. Mostly master’s students live here so pretty chill. The new manager is way better. She actually follows through with maintenance.

I enjoyed meeting with the manager, Amy, who was patient with all my questions despite the office phone ringing and others waiting to tour apartments. The grounds are well kept and apartments really near the campus so I could just ride my bike (no parking issues!). I could tell Amy handles this complex professionally and cares about her tenants and property. If I decide to choose UofA this is my first choice of where to live.

I have been living here for one year, and literally the worst apartment ever. Super loud construction noise across the street running day and night and you barely could fall asleep in the night. Also, the management team is super unprofessional, and they charge you something that you was not informed of a few months later. Also, they do not resolve the problem that your apartment has the strong cigarettes smell all the time from your neighbors. The only thing they do is to rip you off while blaming their residents for all mistakes made by their leasing team. They are the worst leasing management team I ever have seen and do not live here if you have other choices. There are plenty of good places around the neighborhood with more affordable price.

I would not recommend this apartment complex. Pros: Its very close to campus, and the maintenance staff is very nice and helpful. But thats it. I was pretty neutral on this place, I think the rent is too high for what you get (and its about to get higher!?) but a few weeks before I was moving out + graduating, my apartment flooded. If you dont want to hear the whole story, moral is: the management handled the situation very poorly, and I am leaving feeling that they truly do not care about their residents and that they can take advantage of us. So, there was a piped in the AC that burst that was spewing out water. I was gone from my apartment at the time, so I arrived and the entire apartment was absolutely covered in water. The apartment complex claimed it was a freak accident, and fair enough, no one predicted it. But then it happened at three other apartments!!! So officially, it wasnt the residents fault, not an unpredictable accident, it was the apartments fault. The AC was old and very noisy, the water pressure is super high (they have to shut off the water all the time), or the AC was not inspected properly when I moved in. Whatever the issue was, it was repeated across the complex and I was not the only one who sustained a significant amount of flood damage. And the apartment complex would not claim ownership or offer a cent of reimbursement. My laptop, phone chargers, calculators, and tons of notebooks and precious memories were ruined and I had to run 10 loads of laundry and the electricity bill is going to be super high since they were running blowers all weekend. The maintenance staff was very helpful and friendly throughout all of this, and even put me in the model apartment while the apartment had blowers going. They insinuated that I could stay there as long as my apartment would need to be worked on. However, I get a call on Monday at 9 saying that I needed to be out of the model ASAP for the maid to come and clean up. No one had told me that I would have to move out so quickly, and I had brought much of my stuff over to the model. My books, and clothes were still drying. But they forced be to move AGAIN back into my smelly, moist apartment that they had done practically zero work on. I feel taken advantage of, not listened to, and that the management truly does not care about their residents.

I applied for a lease for fall 2018 and worked with Aileen Casillas at the front desk. I have never had better service from an apartment complex in my entire life. I would recommend going through her to every single person applying because she made my life so much easier and worked with me so well for every question, concern or issue that came up.

The only good thing about this place is location, but everything else is garbage. When me and my roommate were given our apartment, we were told that they had gone through and made sure that everything was great, but when we got there, multiple things were falling apart. Our AC wasnt working (we moved in mid-July!), there were visible holes poorly patched up, outlets that were unusable, etc etc. When we submitted a request about our AC, it took them ALMOST A MONTH to come and fix it, and that was AFTER an angry e-mail telling them that we would refuse to pay rent if it wasnt fixed by the next day. Not only that, management is terrible about dealing with complaints. Our neighbors blast their music in the middle of the night neither emails nor direct confrontation have fixed the problem. Our rent is too d*mn high to be dealing with this.

Would give this place a zero if I could. I have parked there as a visitor multiple times and have had my car towed twice. I even did everything the office told me to and the rude guy still towed the car. When I had checked for my car at 8 am it had already been towed. the man they hired to tow the car said he picked it up at 9 when that was obviously a lie. This was on a holiday so i couldn’t even talk to the office. how was I supposed to get a guest pass if the office isn’t open?? It was $260 to get the car back just for visiting.. truly ridiculouseverything about the place is unprofessional.The office doesn’t care about the tenants. They say they give GPA discounts. my boyfriend and his roommates have a combined 3.6 gpa and still haven’t gotten any sort of discount. No one in the office even knows how to start the grill outside. would not even recommend visiting this complex

I have lived here at Zona Verde for a little under a year now and remember being very wary of the complex from all the reviews that I saw online, but decided to take a tour anyway. Thank goodness I did because I instantly saw the bad reviews were nothing but untrue horror stories. The grounds are great and it is an awesome community to live in with friendly people and staff. My favorite part about these apartments is the enforced quiet hours because I could study in peace. Plus it is so close to campus. Needless to say I will be renewing my rent and cant wait to live here another year.

Please do yourself a favor and live ANY WHERE ELSE. To start, there is construction across the street which starts everyday (including weekends!!) at 6 am and does not finish until 5-7 pm. They have also begun construction work at 12 midnight sometimes to pour concrete! We were not warned of the construction project when we moved in and i cannot explain in words how terrible it has been. And as if it were not already hard enough to get a decent nights sleep with all that going on, the walls are paper thin so you WILL hear EVERYTHING your neighbors are doing and everything happening outside. There is also yard work going on right outside your window at 7 in the morning. This is the main issue with the complex. The internet is spotty at best. Twice I was trying to take an exam online for school and the internet out of the blue cuts out, causing me to panic and in one case, FAIL an exam! The staff is not helpful at all. There was a routine inspection, which we were warned about, of the apartment to make sure everything is in working order. They told us they would come in to fix a few things, the lock on a bedroom door and an outlet that did not work, but we never had anyone come by to fix these things! When we moved in the apartment was DISGUSTING. Mold all over the bathroom and COCKROACHES in the kitchen! To make things worse, my car was broken into while parked in the parking lot. There is no security whatsoever, which means it is very easy for people to break in and not get caught. The office staff always make it seem like you are a HUGE inconvenience when you come in during open hours to ask about things or pick up a package, they are always very unhelpful and rude. On multiple occasions our water has been shut off for with NO WARNING, sometimes we are warned maybe an hour before the shut off, sometimes after it has occurred. All together this place is NOT WORTH THE COST!! I noticed they just increased the rent and they have not made any improvements to the ground or apartments whatsoever. Be warned, they will try and squeeze every penny out of you during the rent agreement, literally everything will add to your rent, like living on the outer edge of the property, having a dishwasher, having nice flooring and cabinets and having a nice stove, etc. Do yourself a favor and LIVE SOMEWHERE ELSE!!

Ive lived at Zona Verde for almost two years now and I have nothing but good things to say about it. The landlord is always friendly, helpful and professional. Any maintenance issues get fixed in a timely manner. The property is just a short walk away from the U of A. Great value.

This place is phenomenal in terms of customer service and accommodation. After speaking to Aileen Casillas about the possibility of moving in early due to the circumstances I was dealing with in regards to housing changes, she changed our projected move in date almost two weeks ahead to ensure that the room could be prepared and we could move in seamlessly. Its been great working with ZV thus far.

Zona Verde apartments is a good place to stay if you are looking for a location that is close to campus and has an affordable living cost. For me, personally, its only farther away because most of my classes are on the other side of the school (like Highland and places around Old Main). The management that works there are really nice people and the maintenance crew is efficient at their work. They have helped with my problems that Ive had with my apartment, like flooding issues caused by the room above me or being locked out due to a broken keylock. Sure, the crew getting there can take a while, but thats expected when something like that happens at 1 in the morning or the middle of the day on a weekend. As with other things that happen around the complex, I like the events that the management hosts every once in awhile (like free pizza or free ice cream). For the time I have lived here, I dont think I have any real problems living at Zona Verde as its much better than living in a dorm on campus in my personal opinion (I did not have a good experience with that in particular last year). As such, I think its a good idea to live here if you need a place thats affordable and close to campus.

Well, theres only so much warning I can give. If you have other options, DONT pick Zona Verde!! The actual apartment was...The sink was clogged, the fire alarm, dishwasher, and kitchen sink were all poor quality and broke multiple times during the year. My laundry got stolen from the facility and there are no security cameras, my bike got completely smashed in, during the daytime!? And dont try to have friends over because their car WILL get towed! Lastly, watch out for those interns, they pretend to tell you important information but its likely not correct because they arent properly trained or informed. I really liked the apartment complex...until I started living here. Dont make the same mistake I did, the costs far outweigh the benefits.
