Have lived here for two years now. Really did not enjoy the first year because they charged us for a smart apartment without actually having any updated appliances(was supposed to come with an electronic lock done via phone and an electronic thermostat controllable via phone). Later on when this was brought to their attention they did nothing about it for months while still charging us more. The manager of the property, Renee, is one of the most rude and unpleasant people I have ever come across in my life. She simply does not care but pretends to for just long enough to get people to sign then when they do she drops the act. The maintenance people are nice and try hard but you will have to wait for a long time for any actual help. They convinced my roommates and I to re sign with them because of a $500 credit that would be taken from our rent. We have one month left and this is yet to happen. This year we really got to see how bad Tallahassee termite swarms are because their windows are not sealed properly so they would continually come in our apartment. We have already killed thousands through this summer. Yet when this was brought to Renees attention she said she would have pest control come. They never came so we had to call again then they said that he would be there soon. He came days later and merely looked at the problem and said yea you have termites. Then a week goes by while we are still killing termites and when I ask if we are expected to clean all the termites we had to kill too. Renee completely disregarded me as she walked by and says yea unless he wants to put in a maintenance order. Do not live here!!!!!!!!!!!

Steve B. is incredible. He was very accommodating and very quick to respond with any questions that I had about the Social . I cant wait to tour a one bedroom apartment this up coming week. The conversation I had with Steve alone lets me know the apartment complex staff is very attentive with their residents! The climate that we live in now-a-days its hard to come across personable individuals ! But Steve was superb! Kudos to him!

To be honest I would give zero stars if I could. This management and staff members are horrible. They don’t communicate with each other and they barely return emails. Very unprofessional I’ve been emailing the property manger Renee and Lauren and no one has emailed me back in response to my move out fee. It’s student housing and the units are older so you def get what u pay for. Stuff always needs fixing in the units.. I can go on for days.

Absolutely the worse place to live. Broken down apartment, terrible customer service. Manager is a joke. Never returns calls. Maintenance never shows up. Don’t waste your time time or money. Dirty run down furniture. Mold in dish washer and shower. Broken cabinets and blinds. Good luck getting anything fixed. Then they want to charge you to fix the neglected property. Buyers beware.

Runaway from this complex before falling into a hole you dont want to be in. First of all, management is horrible. Everybody in that office never knows what theyre doing and they are EXTREMELY unorganized. Ive told them about a situation I was dealing with in September of 2020, it is now February 2021 and my situation still hasn’t been dealt with. Every time I go down to the office, they act like they got amnesia and give me the same little lie. I can go on and on about this horrible place. Im patiently counting down the days until my move out day. I HATE THIS PLACE!

I had high hopes for this place, and overall it’s ok. I want to say that Ryan and Allen are great: They basically run that office: with good cheer and professionalism. I HAVE TO SAY THE MANAGER RENEE IS THE PROBLEM AND SO IS MAINTENANCE. She awful and is very disrespectful. She’s isn’t fit to be a manager, I won’t get into details but if things don’t get better: I WILL BE BACK WITH PICS AND AUDIO. WE PAY YOU MONEY: ACT LIKE IT!!!!

They are always able to help and will always answer the phone. When I needed something fixed they came within two weeks even though it was a very busy start because everybody was just moving in. They are also very kind and sweet workers in the office, definitely recommend!

Horrible staff and management! Your car will be towed...no matter where you park or whether you have a valid decal. The towing company will tow you from spaces that they say are designated as no parking spaces although there is no paint or signage to indicate that they you arent supposed to park there. There is not nearly enough visitor parking. Beware!

Before I go off on my tangent i would first like to state this review is basically my last resort and i have absolutely no problem with anyone who works in the front office or anyone on the maintenance crew. At the time i am writing this, it is mid october. This past July when moving back up to my apartment me and my boyfriend noticed several spots on the ceiling throughout the entire apartment that were sagging obviously from water damage. In July we put in a maintenance request to have this looked at and then ended up moving back to my hometown for another month. When we returned (late August) we found that absolutely nothing had been done to help this problem and essentially we had to harass the front office workers about this which I felt bad about because as explained by them, upper management had to send out a roofing company. When a roofing company was FINALLY called it was September. The roofing company informed the maintenance worker that came in with them that there was a huge crack spanning nearly the entire apartment (from bathroom to kitchen) that was allowing water to leak in. It is now October 19th and nothing else has been done to resolve this problem. I am not sure if the geniuses at upper management recognize this but water damage has the potential to create mold. I am now being told different excuses such as “the roofer will come by but we aren’t sure when” and “oh the request had to be approved but the manager is on vacation” once again. they have known about this problem since JULY. I can also see from other reviews that other people have had problems with their ceilings which suggests to me the roofs are in dire need of being redone. I pay nearly 1200$ a month in rent and am resorting to dumping on the management team on google reviews to get my roof leak fixed. Maybe i’ll get lucky and this will catch their attention.

Ive been here for 2 years and the staff is Top Shelf quality! Ryan has been here since I moved in and he has always helped me with anything Ive needed, no matter how busy he was! He even recorded me one day while I was performing poetry to help me practice for a performance! Renee is an amazing reflection of the company and is always prompt in resolving issues and fulfilling tenant requests! She is a busy woman but never too busy to offer a smile and say hello! Catherine is always very positive and bubbly! She makes the office feel full of love and genuine concern. She holds a positive demeanor no matter what, and is always willing to be a listening ear! Last but not least, Victoria is such a hard worker and a superb model of customer care and service. I remember when she first was hired and the same drive and purpose-filled passion is still fueling her to this day! Overall, this place is a great place to live and is very affordable, but the people are what make it a feel like home!

I was interested in finding a new apartment for next Fall, and so I went into the Social, because a friend recommended it to me. When I walked into the leasing office, I was helped by a leasing consultant named Brooke. She answered all of my questions and was very friendly. The property is nice and seems quiet. I would heavily recommend it.

Wow, how do I even begin? I had such an awesome experience when I came for a tour. The person helping me was so nice and thorough, telling me about all the different amenities on the property and sharing with me about the places near by (as I’m new to the area). Definitely deserves a 5 star rating in my book.

I was looking for an apartment going into my junior year at FSU and I was referred by a friend to check out The Social. I scheduled an appointment and was greeted by Catherine! She was super nice and helpful. She went above and beyond in order to make me feel welcome. Their pet policy was very fair as well which is good for my dog. Can’t wait to live here!

This apartment complex cannot and will not insure your health and safety. They are not capable of practicing what they preach. Furthermore they are not disciplined and lack of organization causes blatant missteps.

My roommate and I moved in for Fall 2018, and it was so smooth. There were issues with our apartment in terms of our smart home not being installed, and being assigned the wrong floor. However, it all turned out for the best and the property manager handled the situation gracefully and timely. They have awesome amenities and lots of space for your pets if you have big dogs.

Rooms are huge, staff is decent and usually the repair team is pretty on point when the app isnt down. They will only receive payments for rent through an app with a 26 dollar convenience fee for rent and will send any owed money for damages straight to collections without attempt to reach you. Any issues with your apartment or pets they will contact the same person and never the ones who own the pet which was weird too.Also one of my friends lived in the same building and his AC unit was working 10 times over-- and so he got billed 10 times over for its electricity usage for 3 months or so. Crazy.

Unless you want to pay almost 200 extra for something that is out of your control, dont live here. I was out of town for the summer. The day rent was due, the website was down so they sent an email out to everyone saying if youre out of town, just send a check by mail and date it the date rent is due which is the 1st. So I sent my check out that day and dated it the first. Well when I returned, they told me I owe 175 more than I usually pay for rent due to a late fee. Im just confused how it was late when their website was down so I couldnt possibly pay it being 5 hours away. And I did exactly what they told us to do, which was send the check by mail. Sorry mail takes a few days and I couldnt get it there that day. The manager is rude and condescending and doesnt care that shes wrong, just wants that money that they shouldnt even be getting. She told me in the rudest way youve lived here for over a year you should know when rent is due. Yeah I do know when rent is due thats why its literally never been late except when THEIR website was down, which I obviously cant control. I did everything they told us to do to make sure my rent got there on time. So like I said, if you want to have to pay large amounts of money for something that is out of your control and their fault, and dealing with a rude manager, enjoy living here. Cant wait to not renew my lease and never come back! :)

The apartment itself is very nice and comfortable. Very quiet, close to campus, and even safe for the side of town it is on. BUT The management is horrible. I did not think management for an apartment complex mattered, but it does. Trust me. They are so unorganized and all over the place. Some days the office will be closed for hours or days. They should definitely hire more staff. I had to get out of my lease for emergency reasons and they charged ridiculous amounts. Their communication is horrible. I would save yourself the trouble and just not move here. It will be a huge headache.

The Social Tallahassee has been a disappointment. The staff in the office is friendly, but the manager Renee is absolutely terrible. Im not sure how shes the manager because she is rude and not understanding at all. Ive had friends who lived here before, and they tried to warn me, but shame on me for giving her any benefit of a doubt. I have been here less than one year, and I will not be renewing. I wish whoever was the parent company could see how poorly run the property is. Washers and dryers are usually a problem, I see really sketchy people sometimes, and parking is problematic where I am at. Truly wish that you find another student property, even if it costs more, because this place will give you one big headache. Avoid if possible!

Before i moved in, I was super excited to move in here because it was a good price and the model was pretty. When I moved in, my apartment was a mess and smelled like cigarettes for a week. My bathroom toilet is old and leaky. The water pressure is TERRIBLE and if you’re a psycho about a good pressured shower like i am don’t even bother looking here. I submitted a work order form and all of the things i was missing and i was reassured it would all be done and the things i needed would be ordered. There is still many things missing and my work order was marked “completed”. I’m also pretty sure their windows in all their apartments are older than me and paper thin. I can literally hear everything through the walls and out side. It’s a very noisy complex. The air conditioning units aren’t efficient at all, unless if you want to pay $25 extra a month for a smart home which is bs and every apartment should have their communities best interest and want to give everyone efficient systems without an up charge. There’s also a school nearby and since the walls are thinner than a piece of paper i hear the bell every morning. The organization of the office staff is absurd (except for Victoria promote her). The maitnence is pretty much the only plus side to this place besides the amount of space there is in their apartments. There is plenty of things i would like to call and complain about to them but I’m not going to even bother because they probably wouldn’t get done anyways & I’m not looking to renew here at all. Please take it from me and do not live here.

This place is a dump but you get what you pay for. When I moved in the place was completely dirty(walls, mirror, bathtub), sink was broken(which lead to flooding and it took 2 weeks to fix), and was missing light fixtures that I found in the closet. The pet owners that live here dont respect the apartment grounds and they let their pets run loose. The only good thing about this place is the staff.

Note that most of the 4+ stars were under a different administration. The problem with this apartments is the administration, I agree with every single zero star review. They are rude. If you try to go to the office to talk to them about an issue, they say the can’t do anything and you should email the manager. My experience with them has been a nightmare. The level of incompetence and carelessness of this administration never ceased to amaze me. The worst part is that when you move out they charge you outrageous numbers for small stuff. If you want to have a peace of mind after leaving an apartment, don’t go to this place.

I lived at The Social Tallahassee for 2 years and really loved it. I researched tons of places before hand and was really excited when I found the Social. The price was right and the property had everything I was looking for: pool, parking, and not filled with party-crazed freshman. While living there, Management was super accessible and makes moving in and out a breeze. They will notify you when you receive packages in the front office and are really great about communication in general. The best part about living here was how accessible the manager is. Pam is on property and always made me feel at home - even though home for me was hours away. This was the first place I lived after moving out of the dorms at FSU and I would have stayed longer if I hadnt been relocated to Georgia. I would recommend living here to anyone who wants a quiet, worry-free living experience in Tallahassee. The apartments are clean, newly renovated and extremely large. I had a full dining room, laundry room, huge closet, and big windows that overlooked beautiful oak trees. Maintenance staff was always on par, coming in like the day of or the day later to fix anything we asked for. The work staff is so accommodating and they even learned my name pretty quickly, which made me feel even more at home. HIGHLY recommend this place!

I enjoyed every minute of living at this apartment complex. Make no mistake, these apartments are not brand new but everything works in them as to be expected. If there was any issue maintenance wise, I put in a maintenance request in the morning before class and by the time i got back home, it was fixed.the main office staff was always courteous as long as you were and if you paid your rent on time, you never heard from them at all. The community itself is very quiet if and getting rest in the evening hours was never a problem.Overall, I would absolutely recommend living here. I was sad that i had to move out due to work but hey, life works out that way.

I am really surprised that not all reviews are 5 star. I live at The Social and I love it! The staff is extremely kind and generous. They remember my name and put up the with millions of packages that come through the office. The rent is extremely low, my apartment gets flooded with beautiful natural light. Any work orders are satisfied within 48 hours. The grounds are beautiful and well kept. The amenities are very nice, theres even a steam room available. Plus, the place is constantly improving. I thought it was nice when I moved in. Its gorgeous now. Theyve updated the gym, the pool, the paint. Theres constantly renovations and improvements being made. You really feel like the value of your home is increasing. They also do things to boost the community—Free Pizza or food on certain days for no apparent reason, things like that. Its just a very positive, friendly atmosphere. And although I dont see how they could control for this, nobody too loud lives here. In my old apartment complex, nobody could sleep on Fridays because the partying was ridiculous. Here, however, everything is relatively quiet and cordial. Pam is an excellent manager and really cares about her tenants. Love my home!

I regret moving here, last year. Thankfully I got out as soon as possible. The mold in the ceiling kept getting me sick and management would not fix. My toilets wouldnt flush for a while and dish washer continually leaked but the management did not care. I tried to report to their higher authority and was also talked to lowly. Additionally, when I moved out I was charged for all of the issues that were there previously in my unit plus random charges that amounted to to basically $500, sent to a credit collection company. They even sent me to a creditor and apparently that is a common thing that they do to scam off of the college population. The unit that they tour with you will look nothing like the one you receive. They have negatively impacted my credit so harshly PLEASE AVOID THIS PLACE there are so many better alternatives.

Honestly, if I could give it zero stars I would. Between me and my roomates we have had over 8 problems in 1/2 the lease. I wish mgy photos would post so I did not have to explain this filth. We went from having to get room carpets removed due to mold, to our bathrom celing caving in from a leak. They have yet to give us all of the knobs for our stove and when I first moved in I was supose to have smart home, and they did not have it installed untill weeks later. The place was filthy and they did not clean prior to us moving in. We bought a carpet cleaner for the rooms and on move in day we cleaned the carpets and the wayer was jet BLACK and the rooms reaked of urine. We had a leak in out laundry room and now we have a leak from the walls by our front door. Management is rude and do not try and compensate you for the troubles. I reall wish I could break my lease. For photos visit yelp. I would not wish this on my enemy. Just dont do it.

Lived at this complex for 4 years while attending college at FSU. Lived in a 2 bedroom and 1 bedroom large model. Left in July of 2016 and was charged $75 for holes in the wall that I never knew about and were never taken out of my deposit-- I didnt know about them until I got a call from a collection agency. Tried to get in contact with management and never heard back. Disappointing and shady way to leave The Social.

If I could give this complex 0 stars, I would. The apartment was filthy when I moved in, with dead bugs all over the carpet and even a hole in the kitchen ceiling. During the time we lived there, we had days where the entire complex had water shut off and we couldn’t shower. The washers and dryers barely worked. Even after putting in maintenance requests, my shower leaked for months. When I went to transfer my lease, it took repeated calls and emails before I was forced to pay a lease transfer fee out of my full May rent I was required to pay even though I moved out the 6th. They said my rent would be prorated, the fee deducted, and the rest returned (it never was). I was billed for damages to the apartment that existed when I moved in, but they told me that because they changed management, prior damage was not their responsibility. I went ahead and paid. They charged my boyfriend and the guy I subleased to for the same damages later. And today, months after moving out and giving up on the rest of my May rent, I received a bill for utilities that makes no sense since I paid the balance of my account to City of Tallahassee months ago. Just trying to get more money out of me. AVOID THIS PLACE. The management is horrible and will screw you over.

If I could give this place 0 stars I would. Absolutely horrible!!! The office is terrible. When I first moved in, I DIDN’T even have keys to my apartment for THREE DAYS so I was held hostage because I couldn’t leave my apartment. The management got into it with the mail service which caused everyone’s packages to be refused and I had things sent back to the original location because of the dispute and recharged for the shipping. Finally I moved out in July. It is now October. I DID NOT RECIEVE MY SECURITY DEPOSIT BACK! Trying to speak with representatives in the office is useless. AVOID AT ALL COST! The management and the Social is a dispicable place to live.

I’m extremely displeased at the way the staff deals with complaints and concerns. My girlfriend and I have been complaining about the dryers for months now. Six times out of ten, half the dryers in their laundry facility do not work and this is extremely inconvenient for me as I am a student that also works full time. You would think that a dryer that costs $2.00 would work the first time, but there have been countless times I’ve had to switch dryers up to 3 times just to have my clothes come out damp.We have consistently sent emails to complain and have never received a direct answer from the staff. After our last complaint, we noticed that the dryers were exchanged for older dryers and after a week of being installed one is already broken.Unfortunately I have the displeasure of living here again next year since I already signed my lease but I strongly suggest that anyone thinking of living here reconsider. It’s sad that I’ve had to resort to writing a google review since the staff seems so unwilling to change something.

My mailbox was broken for the entire year, my roommate was on the run from the police and wouldnt pay his half of the utilities, and then they charged me an outrageous amount for a small bit of dirt on the wall. Horrid management. Too many inefficient and unknowledgeable people stammering through scripted answers running the office. Sending urgent emails after office hours so that Id have to wait through the weekend to tend to pressing, sometimes time restrictive, matters. Even when it is supposed to be on a time limit, what that time, limit, or penalty actually is depends on which dotard you happen to speak to through their crapshoot of support.Little to no respect for tenants as they have displaced them from their apartment weeks before they have somewhere else to stay, regardless of the fact that management had months to work the dates out for themselves before leaving residents without housing for weeks.Posing large financial threats on residents with little to no notice and even less empathy for the lack of communication or ability to adjust or accommodate. Students already deal with finacial hurdles as it is, making your home here only adds several more hurdles to the track.If you value your time and money, reside elsewhere. The drive up the hills isnt worth seeing the mounds of trash and dirty sidewalks that line the residence.The inside of the office is the largest Wizard of Oz moment as the rest of the facility and its grounds is a pig sty run by inept swine. Dont be fooled by the Target decor, they do not value or have any want to accommodate you or your needs, even when they are unjustly and irreverently imposed onto you BY THEM.Save money, feel better, live somewhere else.

Pathetic service from the management. There have been multiple occasions when I have been locked out of my house because they changed the lock, without my knowledge or notifying me. I reached home after their office closed and so I had to wait outside for almost 2 hours for someone to come and fix the issue.They have also entered the house when I was out and have misplaced certain things.I recently had an issue with paying rent as well. I have always payed my rent on the 1st without fail. Only this month, since I was on travel and didnt have access to the internet and was out of town, I was unable to pay the rent till 5th and they refused to waive the late fee which is $85 more than the base rent. I requested them to waive it just this once, but they wouldnt even listen to me.Never going to renew my lease with them and would warn everybody who is considering this as a potential home to be aware of the terrible customer service of the management.

Let me say, the management here is a complete mess. How bad is it? Well, the manager herself is totally unreasonable in every respect you could think of (rude, passive aggressive, etc.). Shes a YUGE mess. The apartments themselves are a disaster, believe me. Folks, the walls are so thin, you would not believe. They need to build new walls, bigly. Everything is heard through these walls, total joke! A leasing agreement here such a horrible deal, possibly one of the worst deals of all time. Avoid!

The apartment was spacious but absolutely filthy when we moved in. It was a miserable experience cleaning up whatever had happened before we moved in. The Social has changed management since we moved in, so maybe it’ll be better in the future, but it was my least favorite place I’ve lived yet.

This place still owes me money. Never got my deposit check, or what little thy thought they owed me. They claimed damages which they never showed. There are leins against this place. Avoid like the plague

Living in The Social Tallahassee (The Spanish Oaks) was the most horrible experience that I ever had. It was noisy and the staff was disrespectful and seedy. I would not recommend living here to anyone I know.I lived here from August 2014 – July 2015, and every interaction with management was negative. I even revoked my renewal with them, even though my new rent would’ve been lower (600 dollars per month for 1B1B Large). I lived in A building and there are 8 apartments in A building. I saw 6 of them move out by the end of July. I do not know the reason for the other people moving out. But I do know I moved out because of the manager. And A8 moved out also because of the manager (My neighbor went to small claims court for lease consulting and a previous demand for a 16 month sublease disappeared after that). Anyway, here is my experience in this place.Disrespectful and not credible:On March 18, 2015, the manager asked me to sign the “NOTICE OF INTENT TO VACATE” without giving me the cleaning list. But on that document, I was required to sign “I received the Move-out Cleaning list and understand the possible charges”. So I asked for the cleaning list. She refused and yelled at me, saying “Sign it now!” I refused to sign it and asked her to give me two days to think about it.On March 20, 2015, in the morning, I found the complex owner and complained about the manager to the owner. In the afternoon, she gave me the Cleaning List, and then, I signed the “NOTICE OF INTENT TO VACATE” document.In the “REASON FOR MOVING”, I only checked the “Personal Concerns” and “Management Related” options. Then I signed my name and gave the document to the Manager. (March 20 Copy).On July 1, I asked the manager give me a copy of that form, and I found that my document had been falsified. On the copy of the document she gave to me, the “REASON FOR MOVING” option part had been changed into “Personal Concerns” and “Too Many Occupants”. So I told her something was wrong on my document. She used a pen to “Fix it” on my copy document quickly. (July 1 Morning Copy).In the afternoon, I went to her office and asked to take a picture for my original document. On the original document, there is a clear evidence that my document was falsified by correction fluid. The falsified document indicates that I moved out because I violated the lease (my lease only allowed two people to live there).I do not know who falsified my document. I wanted them to give me an official letter to explain this but they refused.I just want an official letter to explain this because I am worried about this falsified document may affect me in the future. For example, once I moved to another city and try to rent an apartment, the future landlord may do a background check by calling past landlords. But according to this falsified document, I “violated” their policy. So this may cause me some trouble in the future.Anyway, I do not trust this leasing office and do not recommend this place.

Management is terrible, they office staff is very unhelpful, they are basically clueless about the property. You can hear the people around you all day and night. And the property itself is pretty gross with stray cats and tons of spiders!!
