The sellers realtor, Don Ford, hired an unlicensed contractor to do structural repairs. It was an estate sale, the family was not involved, only the sellers realtor Don. He told us and our realtor that the contractor was licensed. We found out the day of closing that he was not. The unlicensed contractor ripped out the a/c duct work, which we replaced for about $4000 so we could close. The owner of this company and the realtor, Don Ford, did not have an issue with trying to get the unlicensed contractor to come back out and try and repair the damage. A licensed engineering company found that the repairs were not up to code and needed to be done again, which we paid for. Needless to say we wasted about $6000 trying to close on this house and its back on the market. Avoid this company, Don Ford and 1115 Beachum drive at all costs!

We have been living in a house that they manage for about 6 months now and I have to say coming from my last place, this place is a dream. They do not mess with you, they dont need to come inside your house every other day, and they dont come over unannounced (which are all things I had to deal with in my last place). They respect us and have always been super accommodating. We only have worked with Jody so I cant speak for everyone there, but Jody is awesome and we have loved living in this house!

I have pictures before, filthy, and after cleaner than when we moved in. Notified Jody, who turns out to be the person controlling the shots apparently at Community Property, went back and forth with me in text messages, so petty! I too wish I had read previous reviews, just awful!!!Our deposit $1400, returned back to us, $425, highway robbery without using a gun!!!Thank God, we are no longer renting we are homeowners as of 2/15, this company should not be allow to steal people’s money behind statute section, 83.49 (3).After we went Month to Month, Jody took the opportunity, after a discussion about repairs which they try to avoid at all cost, and will blame the tenant in a heartbeat, to send a not renewing notice September, and told us to be out by November. His reason, you guys call for too many repairs, really???I also agreed Melissa during the initial visit was nice as pie. Afterward, not! She and Jody, per Melissa are a couple so whatever he does, it’s okay.I am starting with this post, and I am following through with other options, right is right. And I know this is so wrong!!If I could give 0 stars I would.You cannot just take people’s hard earned money, and get a way with it, again, right is right!!!Side note, Jody and maybe the whole company has racist tendencies too!

I wish I would have read these reviews before renting from this money-hungry company. If you are looking to be completely ripped off, Community Property Management is your place! Fair warning, they WILL keep 99% of your refundable security deposit. Melissa will be the sweetest soul up until the moment it is time to request maintenance or return your security deposit; two completely different people. You will be charged for every single tac hole in the wall. This is, by far, the worst property management company Ive ever dealt with. 10/10 do not recommend.

I have been living in the same apartment for the past 3 years and I have to say it has its ups and downs. No one told me that my light bill will be so high because the seals on everything is horrible. in the winter you can feel the cold air coming in and in the summer you feel the heat leaving. Melissa never answers her phone even during business hours. The only good thing that they did was redo the late fees. I get paid every 2 weeks and that does not always fall between the 1st and 6th. so recently they made it to where you have to pay rent and late fees at the same time. I would like all the rules to be the same also. I see people with animals but I got told I have to get rid of mine. One of the only good thing s is Allen the property manager. I looooooooooooooooove him. He is super nice and handles everything the same day you tell him.

I am a real estate broker and I refer all my properties for management and my rental customers to Melissa Chaires at Community Property Management. She is a joy to work with and my customers have all been pleased with her service. I highly recommend this company and Melissa.

This went from one of the best property management companies to the WORST! Ive dealt with CPM since 2012, and it was always great. They hired a new person to run my old complex the Columbia Houses. The guys name was Robert. After CPM sold the property to Darden Property Management in 2016, I was accused of not paying rent for 1 month which left me in a hole with the new company. Both CPM and Robert would not furnish all the payments I made and I ended up owing 2x my rent for that month. When I asked Robert to provide proof of missing payments I was met with vague responses and lack of effort, Im of the belief that he stole it. When I asked Darden does it make sense that someone did not pay for a month but was never notified of a delinquent status was allowed to stay months with no issue and they were could not give me an answer because it made no sense to them as well. Hopefully that scumbag is gone, if not, stay away from CPM.

One big bunch of crooks.jody and Mellisa are the worst human beings you could ever rent from.save your money go live in the hood it would be better than renting from cpm.we busted our butt to clean the pos rental that Jody never maintained.one crappy so called maintenance man.they kept our deposit after everything was said and done.i wanted to sue them but the thought of having to be in the same room with that Douchebag made me feel violent.so Ill just move on.DO NOT Rent from these people.they are as crooked as a West Virginia backroad.

They are very unprofessional. They have absolutely no understanding of how the business works. The boss of CMP (I believe his name is Jody) is very unfriendly person.My experience with them is that they rented me a house which either has an emergency repair (they didnt let me know when I signed the contract) or it was a not emergency repair with a very closed deadline imposed by (HOA).Anyway, the first time the contractor walk into the yard without even knocking at the door. I kindly asked them to inform me when they come by later. The other day they come right into the yard and I asked them to leave. They left. An hour later, Jody called me threatening he will send a sheriff to the house. What I just wanted was a 12 hours notice ( Florida Statutes Sec. 83.53). He said some thing like you wasted my time by not letting him in and he is allowed to do outside work without notice (According to the above law, they have to give a 12 hour notice before entering the premise).No need to say in any business you should always be nice with your cusatomers in any case. They are not nice with the tenants specially if after you sign the contract.

I have been a renter with CPM for over 2 years. In that time I have received nothing but professional and courteous treatment from CPM. A property inspection was carried out by us prior to signing the lease. All pertinent damages or problems were duly noted by us, and fixed by CPM prior to our moving in. If you didnt inspect and just signed then shame on you.When we notice something requiring attention, we assess how critical a matter it is and inform CPM of a) the needed repair and b) its severity. A busted water pipe for example we would ask for immediate repair but a tiny water drip from a sink would be an at your earliest convenience request. CPM has always been great about working WITH US and our schedules whenever work is needed. I cannot see CPM ever sending someone over unannounced. that would put them in a bad place for liability should the tenant view them as an intruder and cause the agents rep harm. I am not calling you a liar but find it highly improbable. CPM has always left voice mail or emailed me at the very least when sending over a repairmen, or before inspection or etc.Perhaps the agent who serves as your property manager dropped the football on the things you complain about. It happens. Did you call THE OWNER of cpm to politely address your issues and seek a resolution? Or did you call them with the attitude like you were God and demand satisfaction? You have to understand that they do not work FOR you. CPM works for the property OWNER. They are merely middlemen. If you handle all your business with CPM with courtesy and respect you will receive the same...at least I have.Whenever I see a 5 star glowing review I am skeptical of its honesty so I can understand if you feel the same. On my honor (for whatever thats worth) what I am posting is true. Ive rented from quite a few landlords/property management firms in this town. CPM is the FIRST that has gone the extra mile for me and as such, they deserve the 5 stars.
