When I started the process to look for off campus student housing I had no clue where to begin. I joined a few FSU Housing Facebook groups and luckily Kerri came across my posts and messaged me about Villa Reanna. Throughout this whole process Kerri has been so helpful. Always answered every question I had and made sure that I had all the necessary information. With this being my first time looking for off campus housing I will never forget Kerri’s help. With that being said I just signed my lease at Villa Reanna and I’m more than happy to say Kerri played a huge role in making my final decision. To the Villa Reanna management team you have an amazing and dedicated worker in Kerri. I hope she is recognized for her great work and I can’t wait to call Villa Reanna my home for the next year and hopefully the next two years. :)

I did not know where I could even begin looking for housing. Through a friend I found out about Villa Reanna and one of the staff working there, Kerri, was so helpful in the whole process. She answered all questions and informed me about all I needed to know making the whole process easy and smooth.

Jerry and Ed are hands down the best maintenance guys. They are personable, incredibly knowledgeable, and always willing to help. Having them around has made the apartment feel more like a home. Anything that has ever broken was repaired the same day, proving these two are extremely reliable.

Kerri, Alaina, and everyone that Ive talked to have been helpful, understanding, and kind whenever Ive had questions or needed help with something. I had a problem with my dryer, and a person from maintenance fixed it the same day (they even dried my clothes). 10/10 would recommend Villa Reanna because the staff is fantastic .

Ive lived here for about a year and a half now, and Jerry has always taken care of me. Today, he came and fixed a few things in my unit and was even willing to install my new personal showerhead. The maintenance team here does really good work!

Friends often tell me I have one of the best college apartments theyve seen! Ive lived in Reanna for a little over a year now and am hoping to stay here until I leave for my internship in Spring 22. The property is gorgeous and my unit is huge (high ceilings, big closets, seriously yall I have a king size bed in my room and still have PLENTY of walking space). My favorite part is how thick the walls are. My downstairs neighbor and I are both music students and we never hear each other practicing. The building itself is old, so it does require maintenance fairly often but Jerry and his maintenance staff are fast and efficient! Definitely gave them plenty of work throughout quarantine and they often were able to respond to issues the same day I put in maintenance requests. My school is five minutes away and the internet connection has been reliable for my online classes. SHS staff is also friendly and quick to respond to questions. As a Tally native, I tell all my friends that are sticking around for school to check out Reanna; I havent seen a better apartment complex in Tally yet!

Gotta love a good Ed and Jerry!! They are always there when you need them, yet not overbearing. Couldnt survive without them. My cold shower would have killed me.

Writing this review to recommend this apartment complex. What sets this apart is the maintenance staff. Most other apartment complexs take a day or two to respond to maintenance requests. However, Ed, an older gentleman who maintains these properties has blown me away with the quality work he puts in. Within a couple of hours he came to my apartment and fixed my AC (which will lower my utility bill). He was kind, respectful, and one could tell that he knows his craft and enjoys doing it. I was blown out of the water with his quick response and great work. Would recommend this property to anyone who is looking for a good relationship with their apartment complex.

I am visiting my kids here in Tally, and they were having a few maintenance issues. They put in a work order, and the SAME day, JERRY came and got the job done! Hes always a professional, and he knows what hes doing! If you see Jerry threw the peep hole? REJOICE, because hes gonna fix it!! THANKS JERRY! YOURE AWESOME!!

I love living here! The staff (all of them) are professional, helpful, friendly and great at communicating with the tenants. For sure 5star rating and most of, ask for Rebecca! She is incredible, witty and professional. (Plus she has a great smile that lights up a room)

Villa Reanna was by far the best place I lived at in Tallahassee. It’s in a very central location and the units are large and nicely maintained. The leasing office is run by incredible people (shout out to Becca and Brandon for being amazing). Maintenance requests are handled quickly and professionally.

Just moved in and place is very nice. I didnt see the place in advance since I came from out of state. But the staff was very helpful and prompt in answering all my questions. They went out of their way to make me feel comfortable coming into the place without visiting first. Becca was my main point of contact and she did an excellent job handling everything. And all my expectations were met upon arrival. I also flew in and so had a number of items delivered in advance. The staff was very kind and accommodating, especially Becca and Anthony in taking care of my packages. Indeed Anthony even went out of his way to load packages in his car, drive them over and help me bring them into my apartment. That was tremendously helpful and I am especially grateful to him and Becca.

Whoever hired Villa Reanna’s Maintenance manager Mr.Jerry, he deserves a raise 100%. I walked into my apartment at Villa Reanna this afternoon and it was 98 degrees smoking, hot like summer in my unit. My Seester and I couldn’t enjoy our lunch break because the house was a sauna. I’d never had this happen to me! I went outside my unit and I saw Mr.Jerry so I let him know, he came right up and went to work! Mr.Jerry successfully diagnosed and fixed my AC in less than a hour I’d like to say. Rikki Lee & Qwantesa are a great team. They showed us the properties that they represented and were patient enough to stay a little longer and answer all of our questions. They were not pushy to sign right away and we even left and came back to sign and they were super nice to us.The property was nice and quaint. Nice location. Even though on a busy street, the property was quite and serene. While it seems like an older building, the insides were kept up nicely with minor flaws. Layouts nice. Prices good. Near stadium, food, and other good thing places.

Villa Reanna is a great complex with Aaron and Becca running things smoothly all the time. The maintenance team Jerry and Willie recieve responses immediately and typically have the issue fixed within a couple hours unless a part needs to be ordered. I have lived with STU for over four years and have never had any issues with this Team.

Super excited to be living on this property! Rikki was super helpful and welcoming. Close to Pensacola street BUT you’d never guess since it’s super quiet. This seems like a quiet community I am glad to be becoming a part of!

While living at Villa Reanna, I had a pleasure of meeting Jerry, the maintenance man.Whether I needed my AC fixed or any other maintenance issue,he was always there very quickly and efficiently! He is absolutely fantastic and only have great things to say.

I moved at the end of every year and even once over summer until I found Villa Reanna. Once I got here, I decided to finish my college education here. Great place with wonderful management. Rikki, the assistant manager, is wonderful! She is always very responsive to text and e-mail and quick to help.

My experience living at Villa Reanna has been a great one thus far. My 1/1 is very spacious with a convenient location close to campus, Publix, and restaurants. There are multiple bus stops close by, but this location is close enough where you can walk to campus. Rikki Lee and Aaron have done an awesome job communicating and accommodating the residents, making me feel welcome. Jerry, Willie and Nick are also on the ball with keeping up with maintenance requests and helping us where they can.

This has been one of my best move-ins yet in Tallahassee. The property manager Aarron and his Assistant Anthony have been nothing but amazing since I moved into Villa Reanna. They have considered all my requests and more; they have blown my mind when it came to the results of the apartment- I had no complaints the second I moved in. This place is nice and quiet for the older crowd and not your typical over-run college apartment. I’m liking it here. Its like an oasis in the middle of all the craziness Tally is.

Villa Reanna is a really nice and quiet complex for students, mainly ones that are not college freshman or underclassmen in general, which would explain the quietness. The complex is conveniently close to many good places to eat as well as FSU’s stadium for the games. I’ve been living here for a couple months now but I’d like to give credit to the maintenance people, more specifically Greg and Jerry. They’ve been most helpful with fixing my dishwasher as well as reapplying the closet and laundry door among other things. I’d also like to give credit to the manager of Student Housing Solutions, Aaron, who always makes sure that us tenants are happy with our place.

This complex is awesome! The units are extremely spacious and the pool is always in top shape and a good atmosphere. The staff here are super friendly and helpful, especially my girl Rikki Lee! She’s always around making sure everyone is happy and is very willing to help whenever you need anything. Defintely would recommend staying at this complex.

I lived here during my time in Tallahassee and the apartments are very spacious. It is a very quiet location and walking distance from campus (FSU). Rent is fairly priced.

I ended up living at Villa Reanna completely by chance, but now, I cant imagine living anywhere else. Rikki Lee has worked hard to establish a well-kept and efficient property; she is always available to assist with resident concerns [and, in some cases, is willing to resolve the issue herself] and completes all tasks with a friendly disposition. Villa Reanna is great, but Rikki Lee is better!

I had a great experience with STU at Villa Reanna. During the beginning of my lease I had an issue with my roommate, and management was extremely helpful. The manager, Aaron, personally helped move me into another apartment in the same complex. The amenities are great and everyone is really friendly. I definitely recommend living at Villa Reanna!

Villa Reanna is conventionality located close to FSUs campus and some food locations, making it an excellent choice for students who may need to walk to the university. The office staff is extremely friendly and has been helpful on numerous occasions, especially Rikki Lee! I would recommend this property to other students.

These apartments are wonderful! They feel so spacious and for an affordable rate, we are very happy. The location is conveniently close to FSU but not too close to the stadium that noise is a complaint. We had a maintenance request that got filled so quickly—thanks Jerry and Rikki Lee!

I just moved into Villa Reanna last week and so far it has been such an easy and smooth process. I had minimal issues (physically) with the apartment when I moved in and it was even more spacious than I remembered. The staff is super helpful and prompt. The neighborhood is right in the thick of everything. Youre two traffic lights down from Doak Campbell, youre super close to Luckys or Publix, and there are countless restaurants in the general vicinity. I would recommend Villa Reanna to anyone who asked!

Ive been living at Villa Reanna for about 3 years. The environment of the complex is very friendly and welcoming, the fitness center and volleyball court are my two favorite amenities. Shout out to RikkiLee for being the best assistant manager ever! Always going above and beyond for the tenants.

I have enjoyed my stay at villa Reanna very much. I havent had any problems with the utilities in my apartment. The location is awesome and the management is phenomenal.

Very spacious apartments and good location. I can walk to FSU stadium and am right next to good restaurants. Only reason I didnt give 5 stars is because the units arent brand new but the price and where its located really makes up for it.

I have been living in their two bedroom apartment with my little sister for the past two years and we absolutely love it - Actually, we just signed our renewal for next year too! We love how spacious the floor plan is. We had to bring our bulky furniture from home (three-seater couch, recliner, entertainment stand, coffee table, etc.) and we still have enough space leftover to do yoga in our living room. AND it’s pet-friendly so we brought our dog with us! The only complaint that we have about the community is that the gym is pretty small… but, hey, the Leach Center is free anyway!

I have lived here for two years now. At first the management was not great, but since then Aaron has been a wonderful property manager and Jerry has been the best maintenace man I’ve honestly ever had. He is so sweet, super trust worthy, and has always fixed any issues I have had maintenance wise the same day I filed the request. Anything from changing the kitchen light to replacing my a/c’s fan motor. He keeps the pool sparkling and has definitely played a huge role in making my experience great at Villa Reanna.

Very comfortable living here..Rikki Lee is one of the most hard working assistant manager there is. Promise youll like her👌.

For most of my lease I was pretty happy with this complex. The property is well maintained even though its older, and maintenance is readily available when things go wrong. Current management is friendly and helpful. However, I do feel it is over priced. I live in a two bedroom apartment with my roommate, and combined we pay over $1000 a month, not including utilities (which are pretty ridiculous, $80 a month average per person). The apartment itself is definitely not worth $1000 a month, youre just paying for proximity to FSU. The apartment itself is clean. However, we do have roaches crawling out of the shower drains, especially after it rains (which is basically everyday anyway). I was told by management that this is normal, that they live in the sewers and get flushed out when a storm comes through, but Ive never had a problem like this at any other place Ive rented. A couple months ago we had a major flea infestation (no animals, not sure where they came from...), and had to speak with management frequently about the issue. We were told that, The pest control company never sent us an invoice for past services. Weve paid the bill, now were just waiting for them to come. Pest control still has not come, to this day. I took care of the issue myself with a couple bottles of spray and bug bombs. Personally, we feel that since we arent renewing and our lease is up soon, were pretty low on the companys priority list. Noise from neighbors is pretty low, but it is a college apartment complex so expect some drunk idiots coming in at 2 in the morning on weekends. Very few visitor spots and frequent roam towing, your guests will get towed if they arent able to claim one of the rare visitor spots.

Found 2 dead roaches on move in day. TV and cable still not available. Seems like writing a review is the only way to get the staff’s attention. Will take down review once my problems are fixed.I shouldn’t have to drive 7+ hours to my new apartment only to find dead insects and dirty rooms.

Youre not going to find a better mix of proximity to campus and quietness in Tallahassee. Most of the tenants are couples or grad students, often with pets since VR is pet-friendly. The apartments have spacious living rooms and competitive rates for the area. Closeness to campus/Publix/food options is a major plus.I have never had a negative interaction with a staff member or a maintenance worker. The office has always given ample notice about any work that needs to be done, and they seem to be very on top of running a good, efficient complex. On-site small gym and pool are good. The facilities wont blow you away, but it is great for a quiet apartment complex.Sometimes flooding can be an issue around the complex, but never into any of the apartments themselves. The apartments themselves are a bit older, but they are certainly tried and true. I have had a good experience in my 6 months living here so far and I recently extended my lease another year.

Friendly and helpful staff. I ultimately ended up renting from an individual instead of a complex, but I was very impressed with Villa Reanna, every question I had was answered promptly and honestly.

Lived here for 3 years. You get what you pay for. Very cheap in rent but the front office is horrible. The leasing agents are incompetent. The maintenance people are very nice and willing to help with anything. If youre looking for cheap, go with VR, but proceed with caution because the service sucks.

Lil Jerry is very helpful and punctual with all maintenance needs, Rikki Lee and the staff are very pet friendly and pleasant!! Love it here!

DO NOT LIVE HERE Villa Reanna has provided unacceptable services. My key has not worked since the day I arrived and have not been able to leave causing me to miss two scheduled appointments, I will be charged 25 dollars for each. Despite having been promised countless times that they would come to a solution there has not been one.

Apartment manager will not fix the carpet carpet. We have lived here for 4 months with dirty, old, and matted carpet. We cant entertain guests because of how embarrassing this is. We feel trapped because of our financial situation. This isnt our first issue with the landlords. The manager at its sister property, Villa Dylano, threatened and defamed us infront of every mainenance man and tenant, and called the police. We werent removed from the property and our lease wasnt terminated because we hadnt violated lease terms. Why wont they just be civil people and give us our moneys worth! This is frustrating and its too much to deal with all at once!

Cant wait to move out! The only thing good about this place is the location. This place is old and it shows. Youd think that management would at least want to keep the exterior looking decent to lure in future victims, but judging by the missing siding on buildings, the sagging ceilings in breezeways and the rusting to bits fence around the pool, this isnt the case. Amenities are joke, worst of which is the provided high-speed internet that isnt even up to the task of playing YouTube in HD (its 2016 people!). The interior of the apartments is where this place really begins to shine. The carpets are filthy and worn out, the walls are sloppily spray painted pure white with varying varieties of gloss and matte finishes, and there is visible mold around the windows and on the ceilings. Maintenance is sketchy and has done nothing to resolve these issues. My apartment has an awful musty smell that wont go away and the mold in my closet causes my clothes to smell like mildew. What else? Parking near the exit floods when it rains, the gates dont work (random people off the streets like to walk around the complex and go dumpster diving), and there are spiders and spider webs everywhere in my apartment. Please please please stay away from this place (and probably other older SHS properties as well) for your own health and well being.

I was locked out the first week I moved in because there was something wrong with the door. My roommate preference was completely disregarded. She was four years older than I was, OCD, unfriendly etc. The A/C broke within a month of me being there. The dishwasher leaked, so I never used it. The dryer did not dry my clothes. I put in multiple maintenance requests, and never got anything fixed. I completed all necessary cleaning, including complete paining, and still received a $60 fee. Do NOT live here.

You can do better. They ignore maintenance requests, and the apartments are old and very susceptible to mold/mildew and bugs. Their key system fails regularly; I was locked out of my house on multiple occasions. Utility bills are INSANELY high; $320 one month for a 2/2? Incredible. The internet is by far the worst of anywhere I have ever lived - constant buffering when watching netflix, very slow when using computer. Oh, and theyll charge you a crazy cleaning fee when you move out. Save yourself the trouble and go somewhere else.

I loveeee Villa Reanna. Its in a perfect location! Right next to school and all the food places on Pensacola. Its also soooo quiet so you never have to worry about noisey neighbors. Me and my sister have been living there for 2 years and love it!

After moving out, Villa Reanna contacted me claiming I owed $200. One of the charges was for steam cleaning, which I had done before leaving. When I told it I had pictures of this, it dropped its claim. I would not be surprised to find they do this to everyone.
