I would avoid this place as it stands today. I lived here for 2 years, and after it was taken over by a new Management group the quality of the building/care went downhill. Not to mention the new Management group is refusing to honor my contract, and trying to charge me $7,210 as a hold over fee for 7 DAYS, instead of the contractual amount $474.08 which I have paid.Pros and cons:Pros:Close to campus. Relatively quiet. The college kids they hire for package handling and general questions are kind and polite.Cons:Door locks in the garage on EVERY FLOOR are broken and anybody can walk in, and its been this way for OVER a year. The security cameras are broken on the first floor. Expensive. Mold/mildew in apartments.If you value your life, money, or ease of moving in/out without problems Id avoid this place as long as its still run by Landmark properties.
Very unpleasant move in experience. Filthy apartment hadn’t been cleaned in any way shape or form! Waited during move in to find someone to address issues and everyone was busy dealing with similar complaints and unhappy new residents. Submitted maintenance request through portal right away and sent 2 emails. No response yet. The unsanitary couch and chair need to be removed from the room and replaced ASAP. Someone else’s food, trash and potential body fluids are a health hazard! If this review can escalate the requests we have submitted then it will have served a purpose.
A questionable place, management has every kind of policy to prevent itself from “possible” arguments but remain least protection for guests. Very easy to smell something fishy during communication from time to time. After looking up those comments online, the quality problems rise seriously within this year. That just explains how I feel right now. I’m deeply worried about my daughter and her roommate who will move in soon.ps. friends of mine in taxation bureau offered me some details to watch over, perhaps we’ll see how deep this hole would be sooner or later. Pool and gym are never clean. Work orders take days to get fixed. Trash is left everywhere. It’s not safe and secure. Staff is friendly, but nothing ever gets done. There’s bug issues in the hallways and landscaping is barely kept up. Don’t bother getting an apartment here, they’re already turning them all in AirBnB’s so if you’re staying here make sure you’re okay with different people checking in almost every night. Just skip this place and look elsewhere. I can’t wait to be out.

So start off, I would give this place negative stars if that was possible. I have lived here for a few months now and would honestly prefer living on the streets. When I first moved, they gave me the keys to an apartment that was completely disgusting. There was no carpet on the floors, where there was flooring it was covered in dust, there were containers of paint in the closet, wiring everywhere, the cabinets were a mess and about a million other things. The management told my roommate and I that we would either have to stay in the apartment until it could be fixed or pay for a hotel out of our own pockets. After a large argument, they gave us another apartment. The new apartment was not much better either. Since living in this apartment I have had to deal with my washer not draining water, two of my fire alarms going off, having no hot water, the microwave not being connected to the wall and almost falling off, the ac not working in the living room and my roommates room, my roommate does not have floorboards in her room, an electrical box with wires hanging out in a closet, cabinets that look completely destroyed, the ice machine was broken for almost 3 months, my bedroom lock did not work, huge scratches on the floor, etc. I will continue to wait and see what else will go wrong. When submitting work orders, it takes on average 3 weeks for someone to come and fix the problem. Another beautiful sight is vomit in the hallways that is never cleaned up.Another large issue for people with pets, is that the grass is not treated for pesticides. My roommates mom came to visit with her dog and within a few days she contracted fleas from the grass outside. Therefore, if you care deeply about your pet, especially dogs, live elsewhere where they will not get covered in fleas.This building also has absolutely zero security. The doors in the parking garage can be opened by anyone, there are zero security cameras in the parking garage, every single key looks the same, which is slightly concerning, and the front door by the office doesn’t even lock. The other night, my roommate and I walked a girl to her apartment because she was being followed by a man who got into the building with ease. Being a girl myself, knowing that a man can follow me home, get into my building without even living here and not get caught because there are no cameras is terrifying.Another issue I have had multiple times is with my packages. I receive notifications saying that my packages are delivered, yet when I get to the office they claim that they do not have them. They then magically appear a few days later.There are countless amenities that are constantly broken as well. Many of the machines in the gym do not work, the printer in the internet cafe does not work, the hot tub does not work and the pool was not open for residents as they were chemically treating it.DO NOT ever live here, I cannot stress this enough. Although the price and location is hard to beat, the cons of living here far outweigh the pros. Do not waste your money here.
Weve had 8 fire alarms go off in the past 4 months. I just heard the people in the front desk say that the fire department doesnt even want to come... So dont live here unless you want to deal with multiple fire alarms going off and if for some reason there is a real fire not have the fire department take it seriously. Moral of the story is DO NOT live here!!!Update: The residents have a groupchat and one girl posted that she was followed home by a man. He was able to get in there is no security in this place. There is currently a different many sleeping in the lobby. No one knows who he is!! Please dont sign here it is not safe
After living in Tallahassee pursuing my degrees for nearing 4.5 years, I have never had a worse living experience in Tallahassee than here at GrandMarc.Within the past half year there have been seemingly countless false fire/smoke alarms triggered, oftentimes prompting building-wide evacuations, sometimes at late hours, like 4am. These smoke alarms are either set off by the most minute amount of smoke from cooking, or, more regularly, the building-wide fire alarms go off unprompted, for seemingly no reason whatsoever. Upon contacting the office on multiple occasions I was met with dismissive responses and a lack of initiative to reduce and address this issue. After telling them how distressing the experience has been, there appears to be little, if not no empathy. Not a great situation when youre working from home, obviously.Additionally, warnings and notification of inspections and apartment entries are rushed and inconsiderate. With only a day or two prior, management emails residents listing when they will be in units doing whatever inspections they desire, without any intention of working with resident schedules. In the last email, they explicitly stated that the latest inspection “cannot be scheduled as we are on a very tight timeline to get this completed.” As I both conduct and take courses online due to the coronavirus pandemic, having unannounced visitors is not only intrusive, but also dismissive of the professional lives of those who live here. If you are as student focused on doing work, taking exams, and attempting to be successful in your studies, this is not the place for you.Granted, I will give credit where credit is due. The price of the rent is difficult to beat, and the location is extremely near campus. The appeal is there, but there is significant work that needs to be done by the management of this property.I do not want to slander and speak poorly of others, but this behavior is unacceptable, and if you dont like what youve read in my review, I recommend not living at GrandMarc.If management would like to speak with me, you have my information.
Having previously lived here for a long time, I can safely say the best thing about this place is it’s location and proximity to campus (that is if being next to a liquor store where homeless people sleep on the street is your idea of a good time.) I understand they cannot control this issue, but the complex does not even have private or nighttime security despite being in the upper price bracket of comparable communities that have this feature. While I am on the topic of security, cars in the garage have been subject to vandalism with no perpetrator ever caught, probably due to the zero security cameras that are in the garage. Parking has always been a nightmare. I have had visitors towed from here despite having a parking pass. The profit motivated Asset Campus Housing sold the bottom half of the first-floor parking lot to a hotel that is still not open, robbing paying Grand Marc residents parking for their visitors. The apartment and amenities themselves are fine; however, they show signs of dating and are lacking compared to other communities in this price range. When I moved in, the carpet was severely damaged and dirty compared to my roommates in the adjacent room, not to mention the AC was noticeably 5-10 degrees warmer than what the thermostat displayed. Both of those issues remained unfixed during the duration of my lease despite numerous maintenance requests. For the most part, the staff was friendly and accommodating, however some of the senior management acted very unprofessional and rude when I asked to get parking passes and packages (despite this being their primary duties throughout the day.) It even looks like one of these staff members left a 5 star review for Grand Marc, interesting! All in all, if you want to spend $700+ for an apartment, I suggest you do a comparison of similar properties.
I spoke with someone briefly on the phone and in less than five minutes, she was already very rude and not understanding AT ALL. I would 100% give the name of the person, but she did not even introduce herself. If in less than five minutes someone was already rude, disrespectful, and beyond unprofessional, I can not imagine living there.
DO NOT RECOMMEND THIS PLACE AT ALL! We just moved our daughter out this past weekend. She was in a 4x4. Her side of the apartment had a broken a/c. Management has been aware of this since March, work orders were filled out and completed. Obviously you can see that this is not true. The PVC pipe is from the bathroom that the maintenance decided to drain the a/c into the tub, by punching a hold through the ceiling. Mold everywhere! Bathroom, bedroom wall and pantry. My daughter and her side roommate have not been there full time since March. But her other 2 roommates have; they were told by maintenance that there was NO MOLD on the other side of their apartment. A/c has not worked since March, and did not work when we were moving her out.Told by management that they had been waiting on a part - for 3 months!The girls could not check because they locked their doors. We had to throw bedding, clothes, etc.. away because of all the mold. Maintenance came down and began to cut out some of the mold, WHILE WE WERE THERE! You cannot do this, the inside of the walls were wet and they just covered it back up and spray Kiltz over the mold in the bathroom. This is completely unacceptable! Do not let your child live here, especially apartment #15. They took advantage of college girls and a global pandemic by ignoring the maintenance that needed to be done. These are just SOME of my pictures, I have documented everything and this is just a small part of all the mold that we witnessed. Your child will get sick, no wonder my daughter was sick most of the year!
While I have been living here for the for the past few months I have had an awesome time. The location is perfect, and the price is pretty good. The building is really clean, and security is much better than most buildings in the area. The staff is very friendly, and always incredibly helpful. They go above and beyond to help their residents. Special thanks to Lamontae, as well as all the front desk and maintenance staff, for all the help during move in.
Extremely disappointed with my time at Grandmarc. The entire year felt like living in a cave/prison/motel 6. After leaving, my roommates and I were nailed with hefty charges including the replacement of the couch. This couch was in good condition, however it appears that this company likes to replace and update their furniture on the dime of past tenants. The location is decent for walking to class but far away from the rest of college life and gets old quick.

An amazing place to live! Staff is super friendly and helpful. They have answered all of my questions and maintenance requests are fulfilled quickly. Love the office people - they always have something fun going on and are great people to talk to when you’re just hanging around.
Literally live on the streets rather than live at this place........... Actually unreal the scamming that goes on here ! The people who works here will agree on how bad it is too !! I live in larger 2B2B unit of GrandMarc. I chose larger unit to have more space. I can’t deny it’s larger than regular 2B2B. But it definitely not worth paying extra. The shape of the room is strange (it’s a pentagon shaped room). They don’t have any model, or picture for these units (just unit plan) so you cannot understand the truth until you sign everything.They show you a brand new model room for classic 2B2B and it is totally different. When I first moved to my unit I shocked how dirty the living room and kitchen, and the couches were really old and heavily used. I complained about it and they told me that since my roommate was living there for long time, they cannot do anything about it. So I guess, their responsibility is just cleaning to the bedroom. I told them I didn’t want to live in this unit. They told me that there wasn’t any available unit except this one. I told okay and cleaned everything myself.Even though all this disappointments, I wasn’t planning write any negative review here until today. It’s been 6 months I’ve moved here and first day I reported the broken curtain in the living room. After that, at least 3 times, me and my roommate told this problem to staff but still nothing has changed. It made me really upset.I am just waiting my lease to finish.I was thinking to give one star, but the facilities of the complex and the nice people in the leasing office deserve extra star.
Its a very okay place to live. Maintenance is really quick with small fixes, but jobs with the washer or other larger fixes can take weeks. The units definitely have their issues. All floors in living room/kitchen are laminate so you can hear EVERYONE above you walking around. The walls are paper thin, the carpets are old and worn. The windows are extremely thin, so you wake up with a puddle on your windowsill when it gets cold out. Mold grows everywhere and very quickly because of how moist the apartments get. Mold around the windows, mold around the AC unit, mold in the corners on walls. We clean as much as we can, but it grows back very quickly. Not a safe location, but a super easy walk to campus (right across Tennessee St). Lots of homeless people walking around outside, and I have been approached for money inside the parking garage (5th floor!). Furniture is generally good, and the kitchen is nice although very small and does not come with a pantry. Definitely has its pros and cons, but I personally would not live here again. If this complex cost $500 a month then sure, but with current leasing rates at $700 would 100000% not recommend.
So far it has been amazing and very clean living here. However, the printer is broken and the hot tub is very dirty. I also had a small problem when moving in, the leasing manager switched the room I was previously assigned to in the unit for no other reason than the other girl said she wanted that room even though it was already assigned to me and no one told me until I moved in.
I would not recommend living at grandmarc to anybody. My unit was absolutely disgusting at move in (check video), and the staff could not have cared less. On top of that, I had multiple broken appliances. I see a lot of reviews praising grandmarc for its location, but there are a number of reasons that the area is not worth the money. Additionally, my car was broken into twice during my lease despite being in their garage monitored by security.EDIT: The majority of my lease was under a different management company. I think it is important to mention that some toxic employees have been removed and that their are new people in charge.

I lived at Grand Marc for 3 years in college and I absolutely loved it! It is right across the street from campus and close to all the local restaurants. I loved the safety I felt living here and the parking garage which was conveniently located. The management staff is amazing which is rare to find now days! I would highly recommend living here to anyone.
Super nice place to live! Only a few apartment specific maintenance issues have come up, but all have been resolved. All the amenities are beautiful and in great shape. People that I bring to GrandMarc always comment on how nice it looks.
I have now lived at the GrandMarc for two years. I have never had any major problems and all other things are taken care of quickly! The front office staff is so great in helping residents with what they need. The covered parking garage is the best part of living here and totally something I will miss when I have to leave.

We should have required them to replace it when he first moved in, our fault. The bill was sent certified mail to his new address before he moved in resulting in a return to sender. After 1 year they send it to collections on my (the guarantor) credit. They have my address and phone number and could have simply called and settled. Now I have to clear a stupid $175 collection record from my credit report. Will not recommend Grandmarc.
Lived at GrandMarc almost 2 semesters now and it is great! Convenient location, nice amenities (2 story gym, pool, bbq, study rooms, game room, lounge....), the apartments are good size with new appliances. The staff is really friendly and always greets me when I walk in, always quick with maintenance requests. Convenient parking with private garage. Definitely my favorite place I have lived in college!

Grandmarc is very unorganized and condescending. I tried to get out of my lease because of financial problems, and they were continually condescending and confusing about how I could get out of my lease. Eventually I got a straight answer and they said that my roommate couldnt take over my lease for the coming year even though he hadnt resigned. It doesnt make sense and the staff were giving me conflicting answers and when I eventually got an answer it was either you find someone else on your own time to take over your lease or youre screwed and have to pay us anyway even though I cant. Absolutely ridiculous.
Great place to live! The neighborhood is relatively quiet and management moves mountains to ensure each resident is happy.
Grandmarc Tallahassee is a great place to live! The staff members make it their duty to make sure each resident is satisfied, all while being super polite and respectable. My only complaint is that there is a low number of guest parking in the building which is inconvenient.
Besides the fact that my apartment is all the way in the back so its definitely a walk, my time living here in grandmarc has been the best. Anytime I make a request the staff is more than willing to help and the assistance is within a timely manner.
Bathrooms had horrible ventilation which caused nasty mold buildup. My mistake was that I did not carefully fill out the form in which you state the condition of the apartment upon move-in. Grandmarc will take full advantage of this and charge you a boatload of money upon move-out. My two roommates and I were charged close to $1000 for damages that I probably could have fixed with an afternoon of work and a trip to Home Depot. P.S. If you live on the bottom floor facing frenchtown like me, your gonna want to beware of the sketchy Tallahassee hoodlums peeking through your blinds.
I lived at Grandmarc for 3 years and I loved every minute of it. I have had many friends who moved in and and out of their apartments because they were dissatisfied with the apartment itself or the staff. I experience nothing like that at Grandmarc which is why I was there for my entire time at FSU. I would highly recommend living here over any other place for many reasons. The main reason that I love Grandmarc is because of the location. No matter what any other apartment place can offer they definitely cannot beat the fact that I didnt have to drive to class one time in three years. As far as the amenities are concerned, the study rooms and internet cafe saved my life finals week. Its the perfect alternative to going to the library. Also during finals week and sometimes throughout the year there would be fuel for finals which was food or something to keep you going. One of the best parts of Grandmarc is that the staff treats you as if you are extremely important. Each concern I have ever had regarding anything related to my apartment has been taken care of very quickly. When you walk in the door the staff also greets you as if you are coming home and they are your family. I cannot say enough about how wonderful my time at Grandmarc was.
I have lived here for a year and have never had any problems. The staff is awesome and so are all the amenities. The best part about living here is that it is right across the street from FSU.

Like it will randomly cut out and you wont have Internet for a day or two, so if you plan to do homework at home dont depend on the Internet they have buy your own service. Unfortunately friendly front office staff, secure entrances and convenience of location (so close to campus) do not compensate for complete lack of any kind of noise policy. It states in the contract that noise policy will be strictly enforced, however the same apartments continue with raging parties.(Weekdays and weekends) I understand that a certain amount of noise, especially in an undergraduate living setting is expected, but this is above and beyond what I could have anticipated. Additionally, people who are fed up with the noise, begin screaming and it all turns into a nightmare. Prior to living here I attended another large University and have never encountered these kind of issues. I would not recommend anyone living here, unless of course you looking for that kind of a setting. Will NOT be renewing my lease!
Literally SO SO close to campus. Love the safe lock key system, makes me feel so safe. And the covered parking garage, as well as the new amenities like grill and new furniture. WOOT WOOT! So excited for next year!
Best apartment I’ve ever had in my three years as a student here in Tallahassee. I wish I had never moved.
The office staff is not helpful. Charge you if you ever get locked out of your apartment and the parking garage does not have security cameras or security. So when a guy randomly pitches a full can of beer at your head that could kill/knock you out they do nothing about it and neither can the cops. Even when you know the car that did it and have the license plate. Very unsafe. So many better places in Tallahassee you could live.
I lived at Grandmarc for 3 years and enjoyed it GREATLY! I was close to campus, so Id walk or bike over in minutes. Close enough to grab a bite to eat before classes, which helped me save money and get a good meal. The internet cafe served as my study room for years, which definitely was a vital component in the success I had at FSU. They provided free coffee and even held study breaks with food and beverages for the residents when you would be crammed under books. The staff was always welcoming when I came in from class. The atmosphere at Grandmarc was like a family- I got great discounts for resigning, although they could have raised the fees or replaced me with other potential residents for more money... I was very thankful to be a part of the Gmarc family.
The absolute worst internet you can imagine. Why spend $700 to live in a place that has dial up speed internet. Expect to spend a lot of time in the library because you will be unable to study at home
The Grandmarc Tallahassee canceled my contract one day after I signed, cause they said they made a mistake on the room availability. And they gave me other options which they just raised the rates for. So, dont trust them at all, they just wanna steal your money.
If you want to pay $700+ a month and get 3rd world internet for 1st world prices, this is the place for you. If you want to do homework, use the library, if you want to download anything, you better have a phone with a hotspot because if not youre screwed. At peak times (8-11PM) Ive recorded the internet speed as low as 0.05mbs! Thats much worse than dial-up. Ive been forced to stay up really late if I plan on using the internet for anything, as at 4AM you can actually get a few mbps! The main problem with the internet is the reliability. One minute youll be actually able to load a YouTube video in 240p, and the next your internet is down for 3 hours.
The parking garage looks secure but it does not have security cameras or security. My car was stolen from my parking spot.
The location and price are a combo you just cant beat. The amenities are awesome and maintenance responds pretty fast!
