Communication takes form in various ways. And this is one way of communicating to us the level attention to detail management takes welcoming new tenets it seems. Three days of communicating via email and two in person visits to main lobby to voice our concerns prior to moving our household goods and it has been established that those concerns weren’t of importance. The obvious spots are clean i.e fridge, inside stove and kitchen countertops. Yet these pictures show some areas that have been neglected for quite some time. Just wanted to share whats considered acceptable and hopefully someone that is looking for an apartment may make the right decisions and ask the appropriate questions prior to committing to a contract, I can’t speak for the rest of the apartment complex yet this is my initial experience.

Highly disappointed and disgusted with my move in as cleaners did not properly clean kitchen, or vacuum. My stove and fridge were dripping with grime to the point both appliances were infested with roaches on the underneath and inside back of appliances and crawled over the walls when I checked behind them.Property manager stt that due to her not seeing live activity and the apartment still being a livable space, not willing to assist with replacement of appliances that baby roaches are hiding and crawling from, simply offered a $50 gift card to compensate for time that I had not been able to sleep or cook inside my own roach infested apartment.

Ive only been here a week but so far I am impressed by the level of service from the team. Neela and Reetha (I may be misspelling their names) have been very kind and helpful. The maintenance staff has also been very responsive to work orders. Although no place is perfect, the commitment of the team here to make things right has been great and I look forward to living here.

Was here for a little over 2 years and generally liked living here. Pros: Good value! Sinks, faucets, and countertops all recently renovated. Location was amazing being close to downtown as well as the San Pedro Creek trail. Beautiful to walk and a little sad I didnt get a chance to take advantage of it once completed. The staff when I first moved in was pretty terrible, but theyve continued to improve and Ive never had issues. Everyone was always responsive and very nice. Cons: Its a very old building so pests were a problem as well as maintenance. There is weekly pest control offered- Id recommend just requesting it each week. The staff does what they can! Same for maintenance. AC went out several times during my stay to which the maintenance team always promptly responded, but didnt always have the resources to repair/replace quickly resulting in me having a window unit most of the time. Homeless population is pretty abundant around the area especially since my building was right next to a park. Never had any bad experiences necessarily but my family certainly had fears for me being a single woman. Overall, you get what you pay for. Cant say Id go back but dont regret living there

1 star because I cannot give it zero stars!!! Understand that if you submit any money to this place before you get an apartment, they will not give it back! I submitted a $50 application fee and a $200! admin fee and when I was declined (which was fine, I had no issue with the reason) they told me ALL THE FEES WERE NON-REFUNDABLE!! I am out $250 with no apartment!! Also, the office staff when I called to complain was very nasty trying to make it seem like it was my fault I was denied. I had no issue with the denial! I do have an issue with keeping my $200 when the apt was off the market for a few hours at most!

Not the best, but still not the worst. Every time something happened you could never reach the office. Each call went straight to an automated voicemail, every single time. They dont care and will tow your car for any given reason. They also enter your apartment without notice or permission. I had multiple maintenance orders that I asked to be scheduled, instead they would just show up unannounced. The apartment was okay, amenities were limited due to covid which was understandable. The laundry facility was always a MESS, Ive seen multiple homeless people hanging around the complex and inside the laundry facilities. Overall the pricing for the apartment and its location is good, everything else was a major disappointment. From lack of hospitality in the office, to constant parking issues. I would not recommend this place to anyone.

Lived here for a year and it was arguably the worst decision Ive ever made in my life. They dont respond to calls or emails, no information was given to me about the move out process until after I moved out even though I was emailing them weekly. They sent my last bill to a creditor, a week after I had moved out, even though I paid every single bill on time every single month. Their staff is unable to do their jobs, homeless people will try to follow you into your apartment, maintenance is creepy and will enter your apartment without letting you know, the laundry room never works and will leave your clothes smelling worse, and the entire place is just straight up dirty and gross. If you have any self respect, live somewhere else.

The office staff here was absolutely incredible; all of them went above and beyond expectations for their roles. I specifically want to highlight Ana since she would respond to my calls and emails promptly and assisted me when I needed to adjust my move-in dates nearly three times! I believe it would have been easy to take advantage of me due to my inexperience in apartment hunting. Still, Ana walked me through every step the way- from discussing options in my budget to walking me through how to handle things with the office staff at my current complex. Ana was incredibly helpful, as everyone else I spoke to, and I enjoyed my time with them. Other people who have complained about the office staff being unprofessional did not work with these individuals. I especially loved the location due to its proximity to the River Center, the Central Library, and directly on the River Walk - which is excellent for biking and running! And The apartments are super cute and newly renovated, and you cannot beat these prices in the downtown area.

It would be higher score but lately the mail boxes have been getting broken into and every time it is reported to the manager but all she says is why is it you are the only one making a complaint i know there have been others. so if you get mail sent here to the complex it will be gone before you get it. Better off getting a Post office box found out they are only $63.00 for 6 months rental. these photos were from this morning after getting a SAPD Case number

I was relocated quickly for work, and had just one weekend to find an apartment and start the process to sign a lease. After touring several places It was beyond doubt that I was going to choose Soap Factory because its staff was hands-down the most helpful and professional! Mario was truly a god-send and provided me positively exceptional assistance. I would not have been able to get everything done so smoothly without him. I would highly recommend to anyone looking at other nearby properties to just disregard them and go straight to Mario at the Soap Factory. 10/10 a wonderful experience because of his help :)

Lived here since 2018. This place is wonderful and the office staff are extremely friendly. The place was bought out several years ago and renovated before Downtown began booming. Because of these two factors the rent began to rise - And its extremely generous to be quite honest - and unfortunately some residents could not keep up with it. They were given evac vouchers to go find other rental properties they could afford yet defying all logic, some refused and stayed here knowing they could not pay rent. The inevitability of reality soon set in after which we had a mass wave of evictions and sour grapes bombing the google reviews. Please dont allow those mouthy little fools to cloud your opinion about the soapworks. This place is wonderful and I am glad to call it my home. ☺️5/5

When I tried to terminate my lease when getting promoted to move out of state, no one would return phone calls or emails. No one would tell me the details of my payments. They were extremely rude and very unprofessional. Told me I was lying that I didn’t have insurance and was trying to charge me thousands. Had to get my insurance rep on the phone with them directly. If you’re looking for the perfect downtown living experience, look no further. The Soap Factory is one of San Antonio’s biggest gems, from approachable pricing to a location that you will be hard pressed to beat. Walking distance to the Riverwalk, literally located on San Pedro creek, Soap Factory is a place you can truly call home. The leasing office staff makes sure of just that, with their friendly smiles and welcoming vibes, they are there to make sure all of your questions and concerns are addressed. Mario’s patience is absolutely outstanding, as I am the type of person to ask many questions, change my mind frequently, and check under every nook and cranny to make sure I am getting the best value for my dollar. Mario was there every step of the way to answer my emails promptly, ever after hours. A+ customer service. Please, if you are considering an apartment downtown, don’t even hesitate to stop in and check it out for yourself. You won’t be disappointed

*UPDATE; no one from management ever reached out as they mentioned in their response. I even took the time to reach out to Roscoe Property Management, who also failed to contact me*Overall I would not recommend.CONS:- Mail is constantly being stolen from the mailboxes. This affects all residents. USPS and Management are both aware of the issue, however, neither entity wants to replace the boxes with a more secure mailbox system.- Floors are uneven and slope at some areas, not to where it is a danger, but it makes furniture wobble.- There were about 3 important repairs that should have been completed before me moving in. I had to do maintenance requests for an apartment I had for only one day.- Management (Susan/Teresa) are not very professional or helpful. They were aware of the issues I had at move-in and never contacted me.- My car was towed as I was not informed properly of the parking protocol. However once informed, there have been no issues with parking.PROS:- Leasing staff Jon and Mario are super nice and welcoming.- Mario did a fantastic job of helping me move here from another city. He was informative, patient and super prompt with everything. I would definitely recommend him!- There was a welcome home balloon and small gifts upon move-in.- The apartment has cosmetic upgrades that are aesthetically pleasing.- Convenient location, you are close to everything and hit very minimal traffic coming and going around town.- Located next to the San Pedro Creek, and walking distance to downtown.- Ample parking spaces for yourself and guests.Although I love the location, the apartments are not worth the price. They are very small and old, which shows (actual units do not look like the model units).

I am very dissatisfied with these apartments my boyfriend had no prior knowledge about him having to let them know 2 months before his lease was up that he had to let them know so now they are MAKING him stay 2 extra months also pay a whole $200+ EXTRA with his monthly rent!!! Even though they had no issues with him at all and he always paid his rent on time and did not ever have noise complaints or anything! He even got his van towed off because the tag wasn’t visible and still just paid the fee and got the van recovered 🙄🙄🙄 These ppl have no consideration they just want to charge for anything and everything I will definitely not recommend these apts if I could put 0 stars I would!!!!!

They towed our vehicle because the parking pass fell, yet there’s cars without passes there ALL THE TIME. He says there’s security, there’s not. He said it doesn’t flood here, but my unit has water damage that proves otherwise. He said they’re strict about pet waste, another lie. This place and the employees are a joke. Ive been living at these apartments for the past six months and paid on time despite the current crisis. Today I was alerted my lease would not be renewed by management for no reason at all. I have had multiple issues with management not fixing issues within my apartment (BUGS, PESTS,BROKEN SCREEN DOOR, and Faulty Air conditioning Unit) and I have had issues with another resident that was not dealt with by management. I called management and spoke with Teresa. She was very condescending and refused to answer any of my questions in regards to my removal from my lease. I believe I was unfairly not renewed because of my issues with the apartment I was renting, and my request for repairs. I would strongly NOT recommend this apartment complex, and will be filing complaints with the Attorney Generals office in Texas as well as TDHCA.

I moved in 15 days ago as of today. The day I moved in, I turned in a service request for my broken window and my extraordinarily loud A/C unit, and a request for pest control due to the large number of roaches coming out of my electrical outlets and various other places. The following day, I received a move in condition form, where I then checked the rest of my apartment for other issues. I wrote down things like, “A/C unit loud, broken glass in window (mind you, I live on the first floor), gap between A/C unit and wall (room for potential pests to enter my house), gap in front door (I can see outside from two spaces in my front door), one of my windows doesn’t even open, some of my outlets don’t even work, so on and so forth. Pest control came out a few days later than what they initially said, which I understand, it happens. Maintenance hadn’t come yet. After multiple phone calls, answered by John and Cynthia, and being told that maintenance responds to emergency calls first and that they can’t coordinate with my schedule whatsoever, two weeks pass and no one has come to my apartment to even look at anything. I called this last Friday, John, and again he told me that maintenance responds to emergency calls first. My response was that regardless if my issues are emergent are not (which I would say that since there is a safety concern, that seems emergent to me) it shouldn’t take 2 weeks to come to my apartment. John then said he would speak to the maintenance supervisor and maintenance would be at my apartment on Monday to resolve my issues. Monday passes, and no one shows up. Today I am leaving to take my dog to the park so I lock my front door to leave but realize I left something inside so I go to unlock my door and find my door will no longer open. The door knob is suddenly broken. I call the office and Cynthia sends maintenance to my house immediately. I speak to the man who comes to fix my door about if this issue is going to be added to the list of issues I already have and his response is “what list?”. To me, this sounds as if maintenance was never informed of my problems. I submitted both request forms and my move in condition forms and somehow there was no communication about me needing service in my apartment despite my numerous attempts at contacting the office. I am not one to write reviews or do things out of spite but this has gotten to be completely ridiculous. At this point I would rather fix things myself, but it’s not like they would reimburse me for any of the cost of their faulty apartment.

If I could post pictures I would, 3 yrs Ive been here sink near bathroom floods when upstairs is clogged, It also seems as if the towing company and the Apartment made a deal with each other, because as soon as a vechile with no pass arrives, it gets tolled as soon as you go in apt, they park a little away from apt and just waiting, just like the police, when you dont need them they around, and I wouldnt recommend, only because HAVEN for hope is not too far, you see those people posted up in the pool area, yes its wonderful spot only because of the creek, assume that theyre renovation apartment, more like just a pretty paint coat over the old, also dangerous crosswalk to the creek, careful... And my mother just recently had a stroke where now we have to make adjustments for her, we asked Apartment complex about making our apartment handicap accessible and they told us the only thing they could do for us is us Redo restart anew the lease, and for us to come up with $1000+... If thats the case just give us time to look for a place yall will have to remodel anyways, I see that yall on time sensitive renovation, but moving about all wrong, all to make a few extra $ to replace the remodeling money theyve paid for like so many different contractors to cover up, the problem is deeper than just adding a pretty sink to make it look presentable to the next tenant, if you think of moving Gma into these Apartments, or live alone, not safe... Im not being a BUTT its just upset how the worlds come to... Sad, for a Roscoe Property... Ive been to all their meetings a waste of time, because if you aint talking about money you aint welcome, . Adding to this review its been about a month that upstairs Apt. Is empty as soon as they begin to mess with the water upstairs it begin to flood again, and their easiest way of dealing with it is getting that pumping thing and drain it out, seems to me theres a leak behind the wall because carpet floor in living room is soaked...

I paid 240 dollars for being parked without a permit!? It was Saturday night and the leasing office was closed by then. How in the world will I get a permit at that time?! Ridiculous! My aunt said that my two cousins had similar experiences. So, in short, if you live here please dont expect visitors with cars. Tell them to ride the bus, take an uber or get a permit in advanced if you want to visit family or friends here. I was considering moving here, but after this I DONT THINK SO!!!! IM FURIOUS, THIS IS RIDICULOUS!!!Update 4/2019: my aunt is having the worst experience ever living here. I didnt mentioned this but she was robbed at gun point at the parking lot of this apartment complex about 4 months ago. Her car was taken away by these two burglars and since then, she has had the worst trauma ever. When I came to visit her (the same day my car was towed away) she was so happy to see my kids but the good experience turned sour in the morning when I saw my car gone.I went to visit her 2 weeks ago (and made sure I hanged the parking permit in the correct position LOL) and my aunt informed me that she has been receiving eviction notices even though she has rent paid for April and May. On top of the trauma of the gunpoint robbery, she still needs to deal with the stress of those eviction notices without any good reason as to why she is being threatened by management in this way.People, for your own good please stay away from this place.Management: DONT BOTHER asking me to contact you, my time is precious and I have no interest in speaking to a wall. Also, residents have a right to have visitors, so make more than a few visitors parking spots, ok? (Ridiculous!) New UPDATE AFTER LIVING FOR 6’monthsI really love this place because of the creek but unfortunately even with all the security measures we have to do. My bicycle was stolen twice! One, last april and just recently last week :( and its so saddening that whenever i followed up on them they seem not to consider it as an urgent issue. In my previous comment since i moved in, i reported about my defective sliding glass window which is another safety issue for a fact that the bicycle was locked up in my private balcony and i live in 2nd floor...and how in the world the theft climbed to my balcony. I amNot after compensation or such. I just need a peace of mind and reassurance from management that theyre doing something for the security at least and not to have a “blaming tone” to the tenant that “yeah coz u kept ur bike outside ur room” i mean obviously i have fault as well to put the bike locked up in my private balcony.. but the fact that theft will go further that way just to steal a bike.. then what about security of the apartment then? Or why it took months till now my sliding glass window needs to be fixed. Ill just wait for the theft to climb again and access my sliding door then ?Post 3 months agoComing from abroad and first time living in USA, this apartment was all I was hoping for. Choosing where to live in downtown was a difficult task considering the budget and expenses. Reasonably, downtown living will always be a bit expensive compared to living in suburbs, but soap factory was the cheapest I could find and its a real diamond in the rough. Im right in the mid of downtown but it feels peaceful and slow paced where my unit is located. I am in 600 side of the block and my balcony has all the beautiful views of San Pedro creek. Imagine waking up in that view. Everything is walkable or a bicycle away from here. Just perfect! Across me - church of San Francesco, Fox Tech high-school, and just 6 mins bike to my work and of course river walk entrance via augusta st. Even greyhound bus were all in walking distance! They host parties every month for all tenants which is something good for communityThe leasing office staff were all welcoming and courteous - jonathan, teresa and jonI gave 4 stars coz it took weeks for them to repair my door and my windows are still pending. Otherwise, they did address the issues.Pest control wise - 5 stars as wellHas valet trash service - will give 4 stars coz sometimes they don’t pick up the folded boxesI really am comfy living here. I highly recommend this apartment for a suburb feel in the heart of downtownJust few cons - occasional sirens and construction will disturbs you - its basically expected coz this place is near the hospital area and lot of constructions going on around downtown recently. But i don’t mind that- i really love it in here

My cousin lives in these apartments and he is very lucky because he will be living near a future/present, depending when your reading this comment, new river walk, San Pedro Creek. The atmosphere is good and you live near good places.
