Worst place I ever lived. Roaches everywhere even though I kept a pretty clean apartment. Pest control would come but I never saw any difference since the units are connected. They expect you to hire a cleaning company in order to get your security deposit back. Most apartments anticipate having to do standard things when renters move out but they will charge you for minor things upon moving out.
Maintenance takes 3 - 4 attempts to resolve issues like leaking ceilings . Roaches just dont go away even when the exterminators come out. On multiple times seen people off something pasted out in the middle of road. Had to wake one guy up and walk him to his apartment so he didnt get ran over. The pool is closed for health concerns. They close the pool every Monday to clean no one ever comes and now the water is yellow. Its cheap to rent here, but let the quality of the apartment speak for itself. The floors creak in every room. So if you are not on the third floor expect to hear your neighbors walking around through the day and night.

ROACH INFESTATION EVERYWHERE! SPIDERS TOO! Smells moldy, water leaks from the most random places, its overall gross.The management should take better care of the pest situation since many tenants have no other choice but to stay here.
DO NOT RENT HERE!Left our apartment clean and for our surprise we got 31 dollars out of our 300 dollar deposit. I had to call to know the reason why we only got refunded 31 dlls. They claimed it was because there was pet/animal hair on carpet, urine stains, red stains etc. (which we never had a pet in unit) and that carpet needed to be replace. It is just a waste of time arguing with them nothing was solved at the end, staff is incompetent.
I wish giving zero stars was an option. When we moved into GAR, we understood that the apartments were older, and likely werent going to be top quality. That was an understatement. The apartments are falling apart at the seams starting with everything from electrical outlets to even the doors closing properly. You can tell they TRIED but did the cheapest route to get there. Its like they tried to make the apartments look pretty when you first move in and then (no matter how clean or amazing you are with your home) it all falls apart.The amenities that you hope for (such as a washer and dryer within the building) are there and work roughly half the time. The rooms with said dryer and washer often smell of mold, have cockroaches, and have standing water in them as the management of GAR never seems to fully address a problem. We have even had instances where friends have slipped and fallen in the breezeway due to standing water(of course this couldve been a lawsuit but we let it go). The fitness center is laughable, and the pool isnt open half the swimming season. Amenities? Non-existent.There is poor communication across all boundaries with maintenance and management. When you submit a service request they will show up sometimes the next day- or sometimes a week later. They bang on the door screaming MAINTENANCE with no prior indication or warning if they were going to show up. This is despite every single time being told that they will give you notice. Sometimes they dont even show up(will still mark it as fixed) and you have to call again to submit a request.Everything that shouldve been so simple always seemed to become a problem while living here from receiving packages, to basic maintenance, to even communicating various lease clauses with the staff. I regret moving here with my whole heart. You may be like me and see these reviews wondering oh well the negative ones are always the ones to be posted. Trust me when I say, this is the majority. This apartment complex is over charging and under performing. They will go under eventually. Spare yourself the misery and try some of the other wonderful apartment complexes in this area.
Overall community as an whole is quiet, and peaceful; but as far as the upkeep of the property is pretty lackluster. Maintenance never really fixed the problems i called for on the first try i takes multiple tries until they fix a problem and the building i was in is infested with roaches. The best thing i did was not renew my lease
So far so good! From my experience, the Office staff members are always friendly, maintenance is quick and get the job done! The complex is located in a very very convenient area. The only downside is the hot water doesn’t last long (One boiler per building not apartment) and there’s only one washer and dryer per building, so sometimes you have to wait a little while.
Living here has been a blessing, maintenance always do their best to fix any problems within their reach, the staff at the office are very helpful. The only thing I would change are probably the tenants who dont seem to keep up with the cleanliness of the apartments, I know cockroaches dont just come out of no where. Overall its been a pleasant stay at Grand Arbor Reserve.
I have been living here for a week. I was told before signing the lease that the apartment was not infested with roaches. I see roaches everyday in my living room, kitchen, bathroom, etc. I saw the guy for pest control coming in but nothing changed. I gave this place a five star when I moved but now Im taking it back.

One time with maintenance almost ran me over with the golf cart❤️ Can’t wait to move one time I had to call the police because I thought someone was breaking in turns out it was just a maintenance they don’t knock hard enough yeah gave me PTSD❤️ Overall just really rude by the way the pool there was ducks in it… Don’t recommend when we got in there there was also bleach inside of our washer machine The washer and dryer over use all the time go to one of the gray apartments I know it’s a little more pricey but probably better don’t recommend.
Want to spend over a thousand dollars a month for roach infested apartments then this is your place. Shared laundry rooms that have never been cleaned and a pool that is never ope . But dont worry the office is the only nice part of this whole complex. good to see where all the money we get over charged goes..
I’m not excited about this complex. They charge me monthly for extermination services and I have never received them. I can never get in contact with the rental office to address issues. I pay my rent on time or early every month but I wait weeks or months before service requests are responded to. I will not be renewing my lease.

Got the wrong type of bulb for my dining room light.
Hot water stopped working three weeks after my move-in date. I was advised that the issue would be fixed within 7 months. That was a no go for me so I went to corporate with the issue. The washer and dryers never worked and they were never cleaned. The place is infested with bugs. Trash everywhere!! I had to remove my air vents and take them up front to show the front office how disgusting they were in order for them to clean them. There was black and green stuff all in the vents. The paint in the guest bathroom peeled off of the wall and underneath the paint there black spots... The paint in the bathtub peeled off. The only good thing about this place is the location. Other than that I am so happy we moved out.
DO NOT RENT HERE! lived here for 3 years and only used the pool once, it was closed for one entire summer. The rest of the time, it was closed for one reason or another. Five different managers and the entire staff turned over. Maintenance is a joke here, they patch everything. Roaches and mold is what you will find here. Every time we complained about the mold, they painted over it. The wife has a lung infection from living here. When we moved out, they charged us for stuff that was noted on our move in list, and refused to hear our side of it.

Before I even moved in I saw a roach and immediately reported it. Weeks later more roaches so complained again. I’m about 6 weeks in and my kitchen is infested with roaches. I have extreme anxiety issues so I can’t even sleep at night at this point. I’m absolutely appalled and disgusted that somewhere could have roaches that bad. I’ve never had issues with roaches before so I know it’s not me. I have attempted to call 3 times this morning so I can complain to a live person since I want it to be taken care of immediately but no one will answer the phone. That’s issue one with this place. Issue two is the noise. The apartment buildings are made in such a way where if someone is standing in front of the building and talking it echoes very loudly through the whole building. Well there are some problematic neighborhood kids who run rampant and there’s never any parents nearby. These kids are bad. They run up and down stairs, yell, use profanity, and are just disorderly. They don’t like obeying adults even after you tell them to be quiet or to go play on the grass (they like to play on the stairwell or the apartment above me). I’ve had to call the police twice on these kids and have complained weekly on them and on my upstairs neighbor who leaves their children unattended for hours on end leaving them to run wild. After multiple complaints nothing has been done. I am miserable nearly everyday so between the noises and roaches I’m in hell. The only reason I have 2 stars is because the location is great. I hope they fix the problem soon because I would hate to have to move. If you’re thinking about moving in make sure you get a roach free area and be mindful of your children.

Im not going to say that the apartments are perfect, but the new management is on the right track as far as fixing up the current conditions. Its an uphill battle as the last manager really let the place go. Recently during Hurricane Matthew, we had a tree come down into our third floor apartment that caused the roof to cave in and the apartment to be deemed unlivable by the fire marshal. The management put my family into the model apartment so that we would have furniture and beds to sleep on. They also worked very quickly to remove the tree and get us into a new apartment that had brand new appliances and carpets. They hired movers at their own expense and also tried their best to help us with food due to the power having to be shut off and us losing everything we had as far as food. Upon moving into the new apartment, all our maintenance requests were dealt with quickly. The management are really good people that genuinely care about their tenants. I didnt use to think so but I was proven wrong. The maintenance supervisor is a really good guy who also cares about the condition and safety of the apartments.In closing, say what you want about Grand Arbor Reserve but they went above and beyond to help me and my family in our time of need.
This is a great place, my daughter is very picky and she has had no complaints about this place. There were a few bugs but after spraying and keeping your place clean there are no issues. Apartment are spacious and we love the grey walls and carpet. You will not go wrong. Parking can be a beast cause some cars never leave so you never get a upfront sapce. Theres no handicap parking. The last thing is the pool. Here we are in June and the pool has not opened yet. Why start fixing and updating the pool when its suppose to open. One reason we picked this place cause of the pool. Cant wait for it to open. 4 star for late opening of the pool and the parking. Other than that we love it here.
The staff is friendly, and very accommodating! The move in process was smooth, and we are excited to get settled, and experience what the neighborhood has to offer.
I lived in the back apartmeny for 2-3 years and there was constant roach infestations, they charged us with exterminations fees but NEVER sent one. Plumbing and bathrooms were atrocious, and they need to get their renovations on a timely schedule and real renovations then just people coming in to paint over a nasty old red paint.
Moved here for a year and so far I’ve seen roach colonies . Spraying never works out . We continually have ac problems and they get fixed but then it’s another problem with it quickly. They hardly answer the phone when you call them. You also have to pay for laundry and they just raised the price . Please do not move here for your own good.

I been here for about four months now... Every maintenance issue i have had has been repaired and in process of being repaired... The bugs that everyone is talking about is easily rectified.... Just clean up... between extermination monthly and you just cleaning up your apartment bugs wont become a factor... Next Tiffany and Kyle to wonderful ppl... Always always pleasant.. No police.. No late night noise.. Over all 5 🌟 from me...
We encountered a significant mold problem around air vents and other areas of the apartment. Very slow responsiveness from management and maintenance team to our concerns (we made repeated calls and written notes with very limited response and long delays hearing back)--I am disappointed that the apartment complex was not more responsive10/31/18: As an update--The new Management Team (Stacey and Ashley) have been very helpful and have addressed the problem. They were polite, helpful and kept me updated--and fully resolved the issue--while I intially encountered problems, the new Management Team seems great
As with any rental property, theres room for improvement. Ive had quite a few maintenance issues, but I will say that theyve been diligent in getting to them in a timely manner. I dont call or go into the office that much, but when I do Tiffany does her absolute best to be helpful and resolve my issues.
I posted on here about two weeks ago, explaining how horrible the living conditions of this complex are. The management responded to the review publically, saying to email them directly and that they would address it promptly. It has been one week since I did as they said and emailed them. I have yet to get a response. I am telling you — DO NOT LIVE HERE. It sucks.

- Stars! I was very happy once we were notified about us being milestone management . I thought maybe now things would change and work orders would be taken care of! I was wrong!! These people are worried about ALL the irrelevant things but wont take the time to address the important things. I renewed my lease a YEAR AGO, I was told nothing but lies, said our apartment would be looked at by the manager and would have all the broken stuff fixed. My roommate and I wrote out a list for them the manager at the time said she would take care of it ASAP, but never did never heard back from her, and when I finally went back in to check up on the status of my work order(s) I was told nothing had been entered into the computer. I have a box and some plastic chairs on my balcony and I come home one day to see a notice on my door about how I would be fined if they were not removed immediately? Really? You come and demand me to move my things from MY apartment in which I pay rent EVERY month but cant even give me answers or solutions to all the things going on with my apartment... We have limited space, I talked to the lady at the office about opening the storage room back up for all of us so we could place our things inside but all I got was attitude ! The staff just keeps getting worse, they have no patience and the one African American lady is so unprofessional Ive sat down with her a couple of times to talk about some work orders and the last time I was there she was smacking on some gum and playing with her hair how professional is that??? I need to talk to the people above them, they refuse to do their job and Im beyond disappointed with these people working at the office!!

We signed a 13 month lease here and regretted the entire year we lived here at Grand Arbor.We rarely ever had hot water, maybe once a day and dont even count on hot water during times where everyone is getting ready because the hot water heaters arent big enough for the whole building.The whole place is infested with cockroaches and spiders and spraying every month helps nothing. You could have the cleanest house and still have roaches crawling everywhere.The staff at the building has gotten better but when we moved in, amber and jayda were terrible. They were rude, simple, and didnt care at all about the things wrong in our apartment.When we moved in there were multiple things wrong. The counter tops didnt match, the paint job was terrible where they painted over stickers, the flooring had holes in it, paint was peeling off the cabinet doors, and all the molding near the carpet had holes chipped in it from a rush job. There was mold in our air vents and the ac didnt work very well at all.Some of these problems were fixed after months of going in and talking to staff and calling staff but the majority of the problems were never really fixed they just wasted my time by pretending to care.This is just a terrible place to live and i wouldnt reccomend to anyone .
I moved in to the complex a year ago and from day one there was trouble. Huge bugs walking around, roaches everywhere. Had a huge leak in the hall to the bedrooms. Took 2 weeks plus to fix. When my lease was up I was looking to move but was told that since milestone management took over things would be different, So we moved into another unit in the front of the complex. This place is very deceiving. They keep the front buildings looking very nice. The landscaping is kept nice. Theres trees and flowers. The grass is green. The back buildings have brown grass and dirt. No flowers or trees. The apartments seem nicer in the front buildings as well but looks are deceiving. We move in and its nothing but trouble. Sinks are leaking, toilet runs and handle is broken. No fire detector or carbon monoxide detector. Huge holes under sinks. Bugs!!!! Holes in the ceiling. My sink in the bathroom and kitchen leaked when we first moved in. All my stuff under the sink got ruined from the water. They came and fixed it. A little more than a week later, both are leaking again. My stuff the second time around is ruined. I asked for compensation for the stuff I already replaced once before, well get back to you. Still waiting. My kitchen sink is still leaking. Maintenance has hardly any tools. Management is more concerned with patching up the vacant apartments to rent out than fixing the things in apartments where people already live. I would not recommend this apartment complex to anyone. Its not worth it to live here.
Bad service bad apt everything is old and dirty . I can hear all my neighbors when they talk and yelling. And the rent very expensive. I found 3 bedrooms by the same rent in better location and clean apt all new construction.
You want to know what its like to live here? I just went to go dry my clothes at their laundry facility and there were two roaches in the dryer. Thats what its like. And dont bother asking them to send pest control to come to your place because it will be a waste of your time. I took off work for the whole day and no one showed... Dont live here unless you have no other choice than homelessness.
Great representatives but the apartments should be more luxurious if its advertised that way.UPDATE 6/22/15 -Roaches still haunt different parts of the apartment building (Not just my apartment)...The counters are scratched up from previous renters and damaged.Sink is damaged from previous renter.Shower leaks still after one month living here... especially after being told that they were aware and would put in a work order.Ive learned I have to demand someone to fix something for it to ever get done.Update 5/17/16 -Apartment is still roach heaven... Regardless of whatever treatment that does take place, the roaches come back in full force.The complex started to look good after Milestone obtained it but has seem to come to a slow-down as I have a number of work orders currently open and none have been fully addressed.
I wish they had a 0 star because thats excatly what I would give them..I really am alarm at how much rent is over here and they dont look like the price.They so ready to always get though..I think they about the money just like any other place. They even rise rhe price on the washer.One washer and dryer for 12 apts in one building wow..I dont like living here AT ALL.. Why is there a bug issue with almost every apartment and you have the termax people coming out every week but they dont even do anything but spray in the kitchen and they out. maybe bathroom..They even be looking like they dont wont to even come..This place I wish I never moved over here..I would NEVER recommend anyone to this place..I would be doing them a dis service and they NEVER answer the phone..I have been over this place since I moved here..Done
I lived there for a year and a half, the worst experience, hands down. They have this move in checklist they claim to take seriously, but, anything I put as needed fixing was never addressed, I had a window which didnt open in the bedroom, my entire time there, it was never taken care of. The entire unit was old, carpet smelled, and there were roaches since day one, I was shown a model unit but never the real unit and even though I pointed out the old, smelly, stain filled carpet, they said to not worry about it, I have since moved out and they sent a bill for the stains on the carpet! Horrible customer service, horrible apartment units, location is great, but be prepared to be ripped off, gym never has anything that is fixed, and they will charge you for their own mistakes. They shouldnt call themselves luxury apartments if they arent anywhere near that status, the worst living experience.
There is mold coming out of every vent in my apartment. Reached out to the leasing office about getting it taken care of and they never follow through on their word. So not only is the Apartments old and having problems, but the property management team is very unprofessional. Will be contacting the corporate office and posting pictures of the cracks in the ceiling and mold in the vents . Would not recommend to anyone looking to rent.
I moved into this neighborhood July of 2016. I will say that the one redeeming thing about this neighborhood is its location. Very walk-able! When I first moved in and Tiffany worked in the office there were no issues maintenance requests would be fixed in a timely manner. If you had questions Tiffany was always polite and quick to find you a solution. Since she left things have taken a terrible turn.1- Maintenance issues. The maintenance department is understaffed and most things are subcontracted out to a 3rd party. That being said if there is an issue over the weekend nothing will happen until Mon (if youre lucky). I had a leak in my bathroom that took 8 days to be fixed. 8 days I was unable to shower in my apartment. 8 days of exposed mold stinking up my apartment. I had to take days off of work just to constantly harass the office to do something.2- Water issues.The complex has constant water issues. Either there is too much(i.e. leaks) or too little (i.e. constant pipe repairs) . If you live here you should keep a few gallons of water on hand because you never know when you wont be able to drink water from the faucet. You will be sharing a water heater with 10 other apartments so be prepared for cold showers if you leave for work at the same time as your neighbors. Once the complex did not have any electricity in my buildings breezeway for 2 weeks which meant you couldnt see to go up and down the steps and you couldnt use the washers or dryers either.3- Amenities. Good luck on them actually being open. In the 3 years that I lived here the pool was only open 1 summer. The fitness center is rarely open. The dog park is a joke - filled with beer cans and other trash as well as the bin for poop bags on the ground with the poop filled bags everywhere.4-Office Staff. There is a fair amount of turnover so the person helping you with an issue today will most likely not work there tomorrow and youll have to start all over trying to get you issues resolved. They say that they will give you updates about the status of your work orders but they never do and if you call they always blow you off. Even if you show up in person its like pulling teeth to get any updates. There is a new manager every other month and although they say they want to make things better they never follow through.5-Recycling - This may not matter to most but there is only 1 bin for recycling for the entire neighborhood (Approx. 300 apartments). It is unfortunate that this neighborhood is not more green.
Weve had no water for a week now with zero communication from the staff. Dont rent here. This is the worst place Ive ever lived. Anytime Im on the property, Im in a terrible mood because I hate it here that much. The photos might look pretty, but the product is not what is represented. Also, the pool was supposed to be open on Memorial Day...its almost the middle of July. This place is a joke.
Terrible place to live! Maintenance is horrible at fixing your apartment. I’ve had mold in my apartment for two years and they finally came to see about it today but still have not fixed it. And for the last 4 months my sink, dishwasher and garbage disposal had been backed up with no help from the office staff. Yet they called to tell me my rent was due. Not to mention my air unit leaked for over two months and caused me and my daughter much pain and anguish to empty 3 buckets at one time, all times of the day and night. EXTREMELY STRESSFUL and they want to evict good, hardworking people that want a decent home to live in and not come home to dead roaches in the backed up sink.
The only people there that were of any use are Kyle, Tiffany, Phillip. The service manager is a complete idiot, has no clue what he is doing. Ac units always broken and never get fixed unless they call a vendor out to fix them. If they would get rid of that lazy good for nothing service manager,the place might actually be able to get a better rating. Hire someone that knows how to actually fix something .
Love the staff and location, they also have a super spectrum rep that saved me lots of money

The swimming pool has only been opened for residents once in 3 summers (unable to pass inspection)... it takes forever to get any maintenance work fixed, they keep increasing rent but service keeps getting worse. High turnover with office staff too, its just horrible here. Trust the reviews please.
I moved to this complex about a month ago and its been pure hell. My apartment is infested with cockroaches and nothing has been done about it. My water doesnt work properly and all the repairments are half assed. If youre considering living here, dont. It was probably my biggest mistake. It sucks.Almost a year since I signed my lease and let’s just say nothing has changed. The front desk person I think her name is Tiffany is rude. I am counting the days till I move out. Do yourself a favor don’t sign that lease. I’m still waiting on a security deposit after more than 30 days.
Do not and I mean do not in any circumstance move here unless you only staying for less than 2 months terrible office staff takes forever for maintenance to come out and address problems and when they do, they act like your bothering them . They lie about the apartment cleanliness And hirer low budget companies to come and fix problems. Planning on leaving this place soon . Your basically throwing your money in the garbage if you decide to live here.
MOLD INFESTED APARTMENTS. I moved here in 8/17/2018 and it has been the worst experience ever. Basically they are slumlords. The are not quick to repair issues unless you stay on them, fuss at them and/or withhold paying rent. Even though they know this complex is old, and has alot of issues with mold. I know neighbors who have had mold too. Stacy the apartment manager claimed to be so interested in fixing my issues after the change in management. But nothing really has happened other than I am refusing to pay them rent, I am moving and about to follow suit. Stacey claimed to be so upset about all the issues I was having. My move in was awful b/c I was due to move in 8/12/218. But after coming to move in they did not have my apt ready. I was finally able to move in on 8/17/18. But after arriving and the office was closed I realized the plumbing wasnt connected so I had to stay somewhere else. Then after moving in I do a walk thru and they have thrown this apt together. There are cabinents with dried up roach fecal matter in the kitchen. The vendors who moved the appliancances in have ripped newly installed flooring. There is items missing like my screen door and large holes under bathroom and kitchen sink where pest travel in and out of my apt. So basically I give them items to complete on move in sheet. But iin September I have 2 water leaks. They came to repair the leaks but didnt due the proper clean up or drying area to keep mold away. So basically I end up with mold. I report issue promptly on 9/19/18. Well long story short I had to go all the way off in order to have them supposedly remove the mold. After calling each week and having resiratory issues because mold they finally came to fix on 10/31/2018. Even after calling on 10/28 they still dragged their feet a couple of days. This is when Stacey promised to make my issues a priority. The removed only the cabinet with the mold. I asked them to do a test to make sure ALL mold removed because I was having respiratory issues. Stacey was like there is no more mold in your apt. She said this as if her lazy staff had confirmed this. I told here I felt like there must still be mold in apt because I was still having some respiratory issues. So after searching myself I found more mold. Right in the initial area where the leak started the area in the hallway where the air filters are is molded. I am very upset because these at Milesstone Management just want money. They dont care about the saftey of there tenants. They assured me I didnt have any more mold with out them even basically looking. I told maintenance and the vendor they had to come in and evaluate the mold. That this mold was allowed to grow for weeks before they came. So they need to make sure its not spread to other areas. I heard the vendor tell maintenance the best way to handle the clean up. He told them to knock out the back wall of the area where mold was growing and he asked them to check air vents. Well the lazy maintence staff did none of that. They just took out cabinent and painted the wall. So maintence was not even trying to take the advice of the mold expert. I can not live in these conditions and I definitely am not going to pay someone to keep me living in subpar conditions. And to add insult to injury I FOUND MORE MOLD in the apt. I do not recommend this complex Grand Arbor Reserve or any of Milesstone Managements properties. They dont mind risking the tenents health to take short cuts in repairs. I have submitted a request to the Better Business Bureau in Texas where the corporate office is located. I will fight this all the way. I refuse to have to pay to live in these conditions and I refuse to have my credit tarnished due to breaking my lease Grand Arbor Reserves mold infested apartments. I have neighbors in other buildings with mold too. So I am currently in process of moving. And I will see how ethically MilesStone Management handles this matter. Or if I have to fight and take them to court
If I could give a negative score I would. Ive lived here less than a year and I am breaking my lease because of the horrible living conditions at this place. Suds from the laundry room is coming out of both toilets. They need new plumbing, and they know it but didnt tell me. I found out from the actual plumbing company from having to call so much. ANY VENDOR THEY DO SERVICES WITH ARE SICK AND TIRED OF GRAND ARBOR RESERVE. They are a joke, and I have called the city inspectors to come out and look at my apartment. ROACHES ROACHES ROACHES GALORE. Leaking appliances, running toilets, leaking ceilings, flooded hallway, flooded kitchen are just some of the issues Ive had to deal with in my short period of living here. Oh and they know they are garbage thats why they are letting me break my lease w/o a penalty.

I wouldnt even put 1 star but this place is horrendous! The very first two weeks were inhabitable due to a roach infestation! Continuously had problems through out our 13 month lease! The air conditioner sucks and leaks all over! Lets just say we couldnt get out of here quick enough!!!!! Save your money, your time, and your sanity! This place is a huge joke!
This place is terrible I would give it 0 stars but it wont let me. Never live here so many roaches and you pay 300 dollars a month for pest control and they never come. Once they have your account for pest control you cant cancel it. I GET THIS PLACE AND WOULD NEVER LIVE HERE AGAIN dont live here I swear to you that you would regret it. You will hate this place. A squirrel put a hole in the roof and we reported it nobody came and its been 2 weeks bad people
Update to Jerusha Streeters saga with Milestone Management dba Grand Arbor Reserve. As of todays date 1/27/2019 Milestone Management has not responded to the Better Business Buerear complaint filed 30 days ago. The BBB of Texas had to extend the timeframe and contact MM. They apt 2423 Wycliff Rd apt A was still infested with mold as of the last date I reentered the apt to come and get my belongings 1/12/2019. They dragged their feet removing the mold it spread to other areas and maintentance has refused to remove those the mold that started forming in other areas. I lived there from 8/18/18 to 1/10/2019 THE ONLY MONTH I WAS MOLD FREE WAS AUGUST. YOU ALL WILL REFUND ME MY DEPOSIT AND CLEAR ME FROM ANY RESPONSIBILITY....OR I WILL FIGHT IT ALL THE WAY TO COURT AND TO THE MEDIA (my next step is WRAL 5 on your side). You have been given an oppurtunity to make a ethical decision. Keep dragging your feet and ALL of Raleigh going to know you all are slum lords.
Worst place to live ever. It may be cheap, but it’s not worth it. Cockroaches everywhere. It’s disgusting. Housing office employees are rude and do not care about tenants. Very not helpful when contacted. Will not be renewing lease and considering breaking lease. We hate it here.
When I first moved in, it was one problem after another. The AC broke by springing a pretty major leak and staff took a week to fix it. Had to be fixed twice before it actually stopped leaking and then it started again, so make that three times. The fridge has not worked properly since I moved here. They keep telling me it is fine, but I dont think water is supposed to pool in the bottom and occasionally spill out onto their flooring, but that is their problem.Front office staff is friendly, and you get plenty of space for your money. Neighborhood is decent, though sometimes I worry about walking in the parking lot alone at night. When there were ice storms, I was able to walk to the local Food Lion which was pretty neat because I didnt plan ahead for that.The water goes cold if you take a shower too late in the evening because it is a shared water system. The laundry room is poorly maintained (though they just gave it a fresh coat of paint and a clean, but the original state scared me off for good). There are no washer/drier hookups in these apartments and because of the aforementioned water sharing situation, they have no motivation to give residents hookups even though it would theoretically be pretty easy to do.Staff is not always in the front office, though there is not a good staff member to resident ratio. Retrieving large packages is a hassle especially after they changed their hours to close earlier, making it practically impossible for working folks to stop in during the week. They do have weekend hours.I am too far away from work and the laundry situation is too much for me to handle to stay here. It is not a bad place aside from being able to hear everything that goes on in the halls and every squeak of every step your upstairs neighbor makes (get a top floor apartment, seriously). I may have had a very bad experience, especially all the problems directly after moving in.TL;DRIf you move here, do NOT be afraid to post repeat service requests. That seems to be the only way to get their attention. Be ready to show up at the front office on the weekends and still wait a long time for someone to be in the office. And be ready to either brave the basement laundry or go to a laundromat (or mooch off of a family member or friend). The price may be worth braving all this.
DO NOT MOVE HERE!!! Current office staff is horrible. Current maintenance staff have bad attitudes. ALL apartments have bad roach issues . Black mold, water is constantly getting shut off, Hypodermic needles found all over the ground and in the laundry rooms, Sewer back ups cause situations in people’s tubs and sinks . Also constantly being lied to when the pool will be open and we pay for that amenity .
Worst apartment complex ever! Never live here. Office staff is incompetent of anything..... Never call you back, ignore work orders, always trash around complex, tons of bugs! Would never recommend this complex to anyone! they hang up on you, will not give you straight answers if i could give this place zero stars i would DO NOT LIVE HERE, DONT EVEN STEP FOOT ON THIS PROPERTY!! WILL BE A HUGE MISTAKE
Horrible experience. Maintanance staff is so bad its almost comical. Plumbing never gets fixed, there are always roaches, the a/c leaks onto the carpet. Whatever you do, do not rent an apartment from here.
This place was absolutely atrocious. I lived here for 10 months and in that time I had to beg to have simple things done by maintenance. For examples, my thermostat didnt work and I asked for a replacement upon move i . It took me calling every single day for two weeks to get someone out here. I also didnt have a working shower for the first week of my stay here. The cover on the lights in the kitchen was missing upon move in and is still missing 10 months later upon move ou . I was told they had to order one which isnt unbelievable, but the timeline is just ridiculou . Anytime I needed to put in a maintenence request or had any other questions or concerns I spoke to the off site team since it seems impossible to speak with someone at the office on the property. When I asked to have the property manager call me I was told she would, but never received any such call. The office staff is rude,unprofessional, and most unhelpfu . When you come to view an apartment you get to see an amazing model with new appliances and countertops and cabinets, but the unit you move into has old dingy yellowed scratched counters, cheap pressboard cabinets, and old outdated appliance . This place is awful and I would never recommend for anyone to live her . Steer clear of Grand Arbor Reserv .
Older complex but the price is ok and its relatively quiet.
Horrible service, the main lobby never wants to answer their calls, so they patch you over to an offsite team, they dont have any knowledge of the apartments, or information regarding them, they just want to take your name, and basic info down so the main lobby can call you back. I have been trying to move here for some time. Seems like they really could care less about future tenants. Untrained, and unprofessional.
Grand Abor Reserve is the worst place in North Carolina for people to be residented in. Due to of poor staff services. I have been living in this place for about 3 months, the services are very bad. When i rented my apartment they gave me this unit completely dirty, smell, full roaches, the air conditioning not work, and i have that reported to the administration, they keep sending unexperiece person, but my unit contuons are still the same and i havent coming to fix it, because of that heat in my apartment i lost my 1200$ birds that i brought for my kids birthday. When people are coming to rent at the association, they have never showed you all aroud the place, the only showed the unit model thats all. The pool is dirt the gym had all equipments broken and the laundry had one washer and dryer for all the residency. I would never referred nobody come to live in Grand Arbor Reserve the manager, she is a very nice woman.
The worst apartment Ever. Please do not waste your time/money coming here. Huge space but its trash, management is trash, they are bunch of liars. If you want to live here, you must Be ready to deal with Roaches, broken down apartment, dumb maintenance & useless management.Ps. Tiffany at the front office is useless, cant stand her mouth, full of lies & she is useless.

The worst place I have ever lived in life. Severe cockroach infestation( I mean like in bed with you severe). Paper thin walls. Very old carpet. I am not sure but it seems as though the carpet has been dyed to look presentable, but it wears off after a couple of days and you are left with gross carpet with major stains. My apartment also had several broken closet doors. I think they give you awful apartments so they can charge you for it in the end for damages. My kitchen also flooded on a regular basis for the last 2 months that I lived there due to a leak that was coming from the light!!!! The first time I called maintenance it took them 7 days to come fix it! When they fixed it the first time... the clearly didnt do a good job because it happened again. Most of the maintenance staff didnt even speak English. They werent very diligent in checking my credentials either like other apartments... On the bright side... you cant beat a 3 bedroom 2 bathroom for $799!!!
No running hot water every couple months since I been here last May, toilets constantly running unless you manually left the chain. I once had no running hot water for a week. They wouldnt compensate for it because they wouldnt or couldntHelpful?Answer
I lived here for a little bit over 2 years and i noticed the bad roaches maybe a few months after we moved in . when we confront them about the issue they don’t show the amount of concern you should when it comes to residences . The pool the first year I moved here would never be open, it would open one day and the next be closed with a different excuse every time . They even lied and said it would open one summer and never opened . They are constantly giving off a vibe that they do not care about us .
Roaches everywhere. Everything was broken and remained that way throughout our stay... and its not even that cheap to live there.
The management no good at all, maintenance no good, apartment have Cockroaches and bedbugs, the pool always dirty the gym machines always broken, not enough disability parking
