The move in and move out process is pretty easy and I really liked working with the office staff.However, we had a huge issue with mold starting about April 2020. The first time I called maintenance, they said the issue was because we weren’t running the AC enough to get the moisture out of the air and having the windows open. I’m pretty confident having the windows open for an hour or two on a nice day doesn’t give you a mold issue.The next time I called it was because oily spots were forming on the walls. They, again, said it was something I was doing— this time burning a candle. Sure, it can happen but it takes serious time for wax to build up on the walls like that and it wasn’t just the room that had the candle in it that was an issue.I called multiple times about my small window having water pooling on the sill and mold growing all around it. They told me this was normal and it wasn’t an issue, I just needed to clean it more. I was already cleaning it about every week with a bleach solution.I moved my bed one day to grab a pillow that had fallen between the wall and my bed and, in the span of just two weeks, it was covered in mildew. I started to move furniture around and found mushrooms growing between my carpet and baseboards and mold growing in the corner of my walls. Maintenance came out and said the window wasn’t caulked and was letting water in— the same window they just told me to clean more because there wasn’t a problem.Towards the end of my lease as I started to pack, I found oily spots in my closet and mold growing there, too. I told the leasing office about it, was told maintenance would contact me, but no one ever did after this incident. It wasn’t until my roommate found mold in her room that they came out. We were told they contacted a contractor but that they wouldn’t be available until after we moved out. I believe that statement, but they had plenty of time to handle this while we lived there.Weird brown spots developed on the ceiling after we moved in, in addition to the strange oily spots on the walls and the mold.My large window would leak, as well, and I was told that wasn’t an issue either.One of the pest control guys (an outside contractor) made a comment to me when we were talking that he saw a lot of mold around the windows when he was treating different units. Residents have also talked about it. There’s very clearly an issue that’s not being addressed.Other maintenance requests they were fast and efficient with. Anything that took longer than changing a lightbulb or swapping a part out apparently takes an act of Congress to be taken seriously.
My Fiancé and I are looking for a new community so we stopped into Camden Overlook without an appointment and Nick Kriaris was extremely warm and welcoming! He answered all our questions and took his time to show us around! We hope to be apart of Camden soon!
If we had an option to rate 0 star, we could have given it. Very disappointed. Camden Overlook is money minting machine. If you have option, please take your business somewhere else. Everything is easy for move-in but move-out charges are horrible. They charge $150 as cleaningfees and then again charged $500 for carpet replacement which they could have easily cleaned. They accused us for leaving stains on carpet. When we asked for pictures, they sent us the invoice. While reading other reviews we found that we were not the only ones they charged for the carpet replacement fee so it looks like it is their way of getting their carpets replaced at the expense of the previous renter. We lived for about 6 months and we returned the apartment in almost same condition we moved in . They also threatened to send us to collections, if we did not agree to pay. We paid full December’s rent and they still sent us an invoice charging for 2 days - early move out fees. When we disputed the charge, they said it was water bill. They will just find ways to suck money out of your pocket.
I absolutely love living here at Camden Overlook. The staff from the maintenance team all the way to the leasing office are always very nice, professional, and receptive. I always feel like they care about me as a resident. In addition to a top notch staff, Camden Overlook boasts top notch amenities that you will not find anywhere else in Raleigh. The pools are excellent, but I find that I spend the most of my time in the fitness center. The gym here has the most up to date and widest assortment of equipment that I have ever seen at an apartment community. It has helped me develop positive and constructive habits during my time here. Personally, another one of my favorite parts of the community is the vast number of trees and greenery that you can find while on a walk or looking out your windows. You are technecially in the city limits of Raleigh but you would not know it unless you stepped off the property. It really is like a little oasis. I feel very happy and incredibly lucky to call this place home.
Stay away from this place. Expensive for what it is. Apartments are outdated and management are rude and not professional.
Package/mail theft is a huge problem here. Residents post about it frequently in the community portal and ask for package lockers but management is not receptive.Management’s response is to “have packages delivered to amazon lockers”. However this is only a solution for Amazon purchases.... I’m not going to pay for a P.O. Box just because Camden can not adapt or refuses to install security cameras. Also not a solution for packages sent from family members/other unplanned gifts... groceries... Postmates etc.A few cars have been broken into as well. Not super safe- we do not plan to renew our lease here.
I moved into my apartment at Overlook not 30 days before the pandemic hit, and the timing could not have been better. I have so enjoyed being stuck in my apartment here for a multitude of reasons. First, as a dog owner, I appreciate the wealth of walking paths and amenities, including the doggy waste stations and the unleashed bark park. Second, I absolutely adore how friendly everyone is, from the office staff to the maintenance team to the other residents, everyone has a smile and a wave to share. Third, the maintenance team - just wow! They are incredibly quick in responding to maintenance requests (sometimes even day of; for non-emergency maintenance, this is unprecedented for me), and they are friendly, professional, and thorough in their work. Not only that, but they work 7 days a week, well beyond the typical 9-5.Of course, no place is perfect, and this complex comes with its drawbacks. I was not thrilled to learn that I had to pay for a $95 technology package, which includes TV and internet. To be fair, this was not a surprise charge; they are upfront about it and have it posted on the website. As someone who does not watch live TV, I was disappointed to learn that this is a mandatory charge, as is the valet trash fee (something I mind much less). The rent is a little steep (once you add in the pet rent, tech fee, valet trash, etc.), but I think that, overall, it is worth the money to live in a community like this. As a graduate student, I have chosen not to have a roommate (for ease of studying and such), but with two incomes, it is easily affordable. Furthermore, for the area and amenities offered, I think this place is par for the course as far as rent goes. I have loved living here for the last 7 months, and I hope to be able to stay here at least until I finish my program in 2023.
Entire camden overlook staff is always polite and work hard to make sure you are happy and well taken care off.
Camden Overlook was an amazing place to live! During COVID they were responsive and tentative to all my needs. Jennifer Solomon the Assistant manager is the absolute best! Anytime you have a request she gets the job done and does it with joy in her voice. Jennifer made my experience at Camden one I will never forget. If you are moving to Raleigh you have to check out Camden. A wonderful apartment, pool and gym with the best staff.
My parents have resided at this property for a long period of time, and I am a property manager in another state. Each time I visit, I am beyond impressed by the upkeep of this community. The grounds are always meticulous. As a property manager, I envy the condition of the turf! The maintenance team is always quick to respond to my parents needs, and I never would have known the age of the community. The buildings have been well taken care of, interior units are modernized, and the breezeways are always so clean. I just wanted to publicly share my feedback- especially since property management personnel do not often hear the good stuff enough. Great work, Camden Overlook Team!

I would not suggest living here to anyone. We had issues with the management company from the first week we moved in. The first issue, we moved into out new apartment and had multiple windows that had mold on them. When we brought this to the offices attention they said it was a normal occurrence and was our issue that needed to be cleaned. Note we had not even been living in the apartment yet because we were moving out of our old place. Parking is a free for all and there are no rules, people park in fire lanes, in random curbs doesnt matter. Its even acceptable to block easy access into a garage that you pay for a resident (my garage, go figure?) but since theyve done if for longer than you have lived there it is okay apparently. Not to mention that multiple vehicles while I lived there were vandalized along with mine which was egged and when I brought it to their attention they didnt seem to have an answer. I guess someone has a thing against small business owners with a trailer.... My roommates car was also involved in a hit and run overnight. There were the apartment walls are VERY thin and you will hear everything around you. Especially the multiple domestic fights that occur around this place on a regular basis (or maybe our building and the two around us that we could hear were just the lucky ones to hear them all). If you plan on receiving packages, plan to send them somewhere else because there is an insane amount of packages stolen from this apartment. Management refuses to offer any sort of fix for this (maybe a pickup at the office or something? too much to ask I suppose). Once you get access to the resident portal youll see how many people complain about packages being stolen. Its a weekly occurrence. Depending on who you talk to at the office you will get 4 different answers to the same question. I had to escalate a billing issue (on Camdens behalf) all the way to the district manager in order to get a $15 billing fee removed because apparently its impossible to do otherwise. Talk about petty. There was also a group of residents that made it their duty to report every single slight problem that had with other residents to the management company instead of saying something directly so beware of nosey neighbors getting into your business. The amenities are awesome, but dont plan to use the basketball court EVER. They allow a resident (or not? never seen the guy around) to use for personal basketball camps for non residents. Literally EVERDAY of the week and weekends. So good luck getting any time on the court before it closes at nights. Also once we moved out our resident portal was immediately closed and we had no way to pay our final bill. Instead of calling and letting us know another way to pay or how much to pay or what we were paying for or you know, any kind of communication at all. They just sent the bill to collections. Their lack of any announce of caring about their residents becomes abundantly clear from day you after they lock you into your lease until the day they send your final bill to collections. I would have happily paid any other way they asked but never ever received a notice so I had to get all of that information from the collections company.The only reason this place gets a single stars is because the gym, movie theatre and pool are great. Thats all.
I love living here at Camden Overlook - everything is well managed and taken care of .. not only in my specific apartment but throughout the whole community. The office staff is quick to respond and eager to help with any concerns and questions. The two bedroom two bathroom apartment I live in is gorgeous and the amenities here like the car cleaning station, the rentable movie theater, and the huge gym make Camden Overlook a must! My leasing agent Lauren made move in a breeze and continues to help me when Ive had questions since.Recommend !!!!
Camden apartments did not hesitate to squeeze additional money from my roommate and I after moving out. Not only did we pay their astronomical rent for 12-months, we were also forced into hundreds of “repair fees.” When we moved out we left the apartment in the same condition we found it. The floors were spotless and the walls had no scuffs or marks. We were later informed that we were personally responsible for paying for new carpet in the entire apartment. Under N.C. law it is the responsibility of the landlord to provide a home that meets standards of “fit and working order.” This complex evidently believes that it is ethical to push all state enforced maintenance onto the previous renters. To top it off, the bill came after they had done the work so there was no way to prove that we had not damaged the apartment. I strongly urge anyone who is interested to seek business elsewhere.
I would just seriously advise you to look somewhere else. It seems they are genuine in the beginning but I promise they are not and I was really disappointed with this. However, you live and you learn and I just hope you take heed and search elsewhere rather than moving here.
We love living here. We enjoy all that Camden has to offer. We use the theatre quite often. The pools and grill are amazing, very clean and inviting. We have a small dog and are grateful to the staff for loving her as much as we do. We appreciate the added safety and security they offer. The office staff is amazing. Jennifer has always gone out of her way to help us. We see Rob out collecting dog waste and trash and are humbled that he is so ready to do anything and fill any role. We have a soft spot for Lauren, this girl knows everyones name, she remembers where you live, she will ask if there is anything she can do to make our living experience even better. Lauren will visit with you for as long as you want, she makes you feel like you are her only customer!!!! Camden is a great place to live by far!!!!!!
Went to tour these a week ago more or less. Some of the greatest customer service and awesome amenities. From when we entered we were greeted and welcomed to coffee or tea and popcorn. Felt like this could be home with this service then we toured the place, leaving agent was so nice and great rapport builder. You could tell she loved her job. Sweetest lady to take us on a tour when it was rainy and cold out too. The apartments overall felt a little dated and were pricey for what you recieve. Price can be overlooked for the 5 star customer service however. Still keeping them in my top list to move but with other place offering more for your dollar its hard to choose this one.But overall a great property with top notch amenities, favorite was the warm pool and theater. Definitely rent if you have little bills beyond rent. Its a beautiful property also.
Loved living here! Great location, nice amenities, and very pet friendly. The office staff are so welcoming. They take the time to get to know you and help you with anything you need. Lauren especially goes out of her way to greet you and visit with pets! I know my pup looked forward to visiting the office on our walks. Maintenance requests are taken care of right away. There are lots of areas to walk around and you are walking distance from the greenway. If I wasnt moving out of the Raleigh area, I would have stayed. I highly recommend living here!
I have lived at Camden Overlook for the last 1.5 years and have thoroughly enjoyed my experience. The grounds are well maintained, Staff has been very communicative and welcoming, the work out center (gym, sauna, etc) is always well kept, and I’ve always felt safe (Thanks so much Jennifer, Rob, Lauren and Cliff!)! I have a tendency to walk late at night and have never experienced concern or fear. There was one incident where after a late night walk, my doorlock somehow jammed. When calling maintenance, they came out at midnight, replaced my lock and provided great customer service throughout! While I prefer to keep my privacy, staff have always greeted me, welcomed me to the many events, and offered to follow-up when a solution wasn’t immediate. I am sad to be leaving the community.The only con in my experience has been parking as finding a space after 8pm can be difficult, however, I live in a building close to the street so street access has always been an option. All in all, my experience has been wonderful. I’ve lived in many apartment communities in the last 10 years, and have thoroughly enjoyed this experience.Fees: I add this section as there are a few negative reviews about pet fees and termination fees. Every community charges pet deposit/pet rent/pet damage costs, and a rental termination fee. Camden did a wonderful job explaining potential charges on the front end. I was aware of the cost of the pet deposit and monthly charge. In addition, the cost of terminating a lease should always be asked during the rental process. Even if you aren’t planning it, make sure you ask and review that part of the rental contract as you never know what might happen!
I have lived here since June of 2017. Prior to moving in, and shortly after, I experienced a few issues with my apartment mainly due to the previous resident. Everything was addressed immediately and taken care of in a professional manner. Everyone associated with the property from management to staff and maintenance were very responsive and always happy to help. The property is well maintained and clean, maintenance is extremely timely in addressing requests and I make regular use of the pools, grills, fitness center and movie theater.
My husband and I love Camden Overlook! We are so close to the mall but still have that suburban neighborhood feel. We take full advantage of Cliffs bootcamp each week provided with the complex gym. Hes literally the best and often hosts resident appreciation parties. Lauren is the highlight of the front office, and will often chat with us and always brews fresh coffee to enjoy!The pools are the largest but do not ever feel over crowded. Ive reserved the theater room with ease and some residents will host watch parties in there.
I love living here! The sink in the kitchen and the patio are the best parts of the apartment aside from my wonderful bedroom with my walk in closet. I love the amenities as well, my roommate and I love going to the pool on our days off. The office space is really convenient and the free coffee is great. The leasing agents are all really nice and if we have any maintenance issues, they are fixed quickly.
When I think about Camden Overlook, only one word comes to mind... Home! As a current employee and resident of Camden Overlook, I cannot begin to describe how much of a privilege it is to be a part of this Overlook family. My journey started over a year ago when I would come up here to visit friends. Upon arrival, I would always admire how beautifully the grounds are kept, how wonderful the amenities are, and how kind the office staff are. All of this and many other things inspired me to move here and ultimately apply to be a part of the Camden Overlook team! It makes me so happy to be part of the Camden family. With all of the beautiful and mature landscaping, living at Overlook truly feels so tranquil. The experience is miles above your average apartment complex, because Camden Overlook is a community. I love the proximity to the mall, to downtown and to the interstate. You are in the heart of everything without feeling the hustle and bustle of the traffic. It is such a unique experience to have that neighborhood feel while being in such close proximity to the city. Additionally, as a resident here the Overlook team is so helpful. Maintenance and the office staff are very responsive to any issue or inquiry that may arise. Additionally, the amenities are INCREDIBLE. I love that everything I could ever want is right at my fingertips! I have always loved to swim and now I have a seasonal and a year around pool which I absolutely love. Also, I have never felt pressured to get a gym membership. With an aerobics room, a wide variety of machines and weights, saunas, and an indoor basketball court, my five-star gym is right down the road and the best part is that I do not have to pay extra for it. In addition to this, I can access it on my own schedule. Camden Overlook really is the cruise ship of apartment communities. Everything is right at your fingertips, the staff are wonderful, the amenities are amazing, and the experience is one of a kind.
Camden Overlook is a great place to live. I love how convenient it is to North Hills, 440 and Downtown. I also love how pet friendly this place is with lots of green area for your dog to play/walk on. I have met a lot of awesome people in their 20s and 30s just through our dogs. The staff and maintenance crew at Camden Overlook are very nice and in my experience have been always looking out for me and making sure that i am happy a here. The maintenance request are also always done on time. This is my 2nd time living here and both times the moving in and out of the apartment was a smooth process.
I am VERY FUSSY and looked at a ton of apartment complexes. Camden Overlook was, by far, the nicest complex that I looked at and leased. The staff is so friendly and responsive. The complex amenities are amazing. The apartments are nicely appointed with tile floors, granite counters and walk-in closets. They keep the grounds beautifully maintained. The complex is conveniently located. IF you are shopping for a new apartment, you should definitely check it out.
Yesterday I was taking a nap and the maintenance guy try to come in my apartment with NO noticed, NO knock and trying to unlock it!! I do not appreciate that, they need to fire that guy or something and I saw home trying to do it to other people arguments in my building! I can’t wait to move out of this place!
We have been so very pleased with every aspect of living at Camden Overlook!! The office staff is so inviting and helpful, and from the very first day I visited they have made us feel at home. We have had a really positive experience living at the Camden Overlook Apartments! The front office staff is always finding new ways to exceed our expectations! There have been times when they have stayed late to tend to our needs! The maintenance staff has also set the bar high in terms of response time and customer service. They have tended to all of our requests in under 24 hours every time we have asked for something to be done! The amenities at the complex are unmatched in the triangle area and the apartments just feel like home to us! Would recommend Camden Overlook to anyone in the area!
I have lived at Camden Overlook for approximately a year and a half now and I cant imagine myself living anywhere else! Everything I could possibly need is right here from the business center and the pool to the gym and the bark park. I honestly use it all! The pool and grill area is absolutely beautiful and so relaxing. I love taking my dog, Beau, to the bark park. It is the perfect size to let him stretch his legs and run. He loves making new friends there!The gym has to be my favorite amenity here though. They recently have made it available 24 hours a day which is so convenient for my extremely-early morning workouts. It has just about everything I could need in a gym which keeps me from having to pay for a gym membership anywhere else!The management and maintenance team here are absolutely wonderful. Any issue I have needed addressed in my apartment has been resolved in such a timely fashion! The leasing office girls and Rob are so friendly and always willing to help. I take my dog into the office weekly just for some pets and to get one of their treats that they always have on hand for their fur-residents!The area its in is also wonderful, there are grocery stores practically in walking distance as well as the Crabtree Valley Mall! And it also is a very short drive to downtown Raleigh.If you are looking for a lovely, homey place to live, Camden Overlook is it! :)
Dear potential residents:I had lived in Camden Overlook for over 3 years and during move out was hit with many fees & charges when I was promised that this would not happen. I highly suggest if you plan to live in this community that you receive email documentation with the promises made from the property management... AS WELL as a (joint) inspection during move out in order to have signed documentation on property conditions. THEY do not care about you at all.Respectfully,Never a Camden resident again.
Chad was a huge help in my moving experience and went out of his way to get things set up and ready for my move in. Even adjusted my rate for a different move in date and stayed after office hours in order for me to pick up my keys. He deserves a raise!
This apartment provides very neat and safe residence. The management is really nice and managing people are very much helpful. I stayed in this apartment for 2.5 years from 2015 to recent days and am very much satisfied. The neighbors are also kind. I strongly recommend to choose this Camden overlook apartment for your future residence.
If you have a pet DO NOT LIVE HERE! Not only will they take advantage of you by making you pay additional money each month, they will completely overcharge you when you move out due to having a pet. It is NOT pet friendly as they advertise. If you dont have a pet, it is a nice place to live. However, you have a pet or thinking about getting one while residing there think twice before you lose so much money for no reason.
I have really enjoyed staying here for the past year. I got a great deal on an apartment and have not had any complaints. Staff is great.
I lived here for 15 months and am only leaving to live in a house rather than an apartment. I loved it here! The amenities are great and the maintenance team took care of my rare issues usually within 24 hours. I would recommend it to my friends and family.
Update: Apparently this is not a family friendly environment because the young people seem to have a problem with laughing children throughout the day and at night but I don’t complain about their dog barking or the neighbors being loud! I mite have to find someone to take over the lease! This place was build cheap so the walls are thin! The only good thing about these apartments are the location!To many bugs outside especially on the first floor!!! Never have I’ve seen so many bugs constantly at an apartment place! With the money people are paying for an older complex you’d expect it to be more clean!
Best apartment complex Ive ever lived at. The only reason Ill move-out some day will be the purchase of my first home. The office staff is awesome and always so helpful and friendly. All of my maintenance requests have been answered within 24 hours, even though I usually have to schedule a specific time due to my dogs. The property grounds and apartments themselves are GORGEOUS. Camden Overlook definitely gives you what you pay for and the location is perfect. I knew Id arrived at home the moment I walked into their leasing office for the very first time. Not sure how other Camden properties compare... but this place seems to be doing everything right! I dont have a single complaint.
Truly an unacceptable experience. I would not recommend this place to my worst enemy. The staff clearly does not care about the welfare of the tenants. during the year that I lived there, I had my car rummaged through/ broken into 4 times and when I brought these concerns to management, they told me to park your car under a light. Who says that? How is that an appropriate response? They charge outrageous fees on the front end for pets then complement them with large fees on the back end for damage caused by pets when you leave. When you ask for details about the damaged caused, they are unable to provide any. For the amount of money, you pay they provide an unacceptable experience, conduct business in a deceptive way, and force unacceptable, unwarranted fees on their tenants. Thank god I never have to live hear again!
My daughters vet made a mistake on her dogs paperwork and listed him as a pit, he’s a lab mix. The office had this paperwork for two weeks, then on the day of move in they inform my daughter she can’t have her dog. They have them over a barrel, it would take a month to get their money back. This all over a paper error. She informed them that he’s her therapy dog, she’s never needed to make that official. Woman in the office then tells her they’d have to talk to her doctor and know why. I may have to read up on the therapy animal laws again, but I didn’t think the could demand your medical history. I’d also like to add how rude the woman in the office was about them not bringing him on the property, it was uncalled for. My daughter was upset, but not being rude.
Very safe community with great amenities. The apartments are updated with huge walk in closets.The staff are very helpful and any service requests are attended to within 24 hours. I was out of town for a trip and a package was delivered to my door..Jen S was kind enough to go put my package in my apartment for me and notified me as soon as it was done!
There is no debate that Raleigh has been growing rapidly over the past few years. As a result, it has been super difficult to find housing that has everything included and does not cost a fortune. After doing an extensive search for houses, townhouses, and apartments I am so glad that I chose to live at Camden Overlook. The community is very spacious and includes great amenities such as a year round pool, 24/7 gym, indoor basketball court, poolside grills, car care center, valet trash pickup at your door, movie theater room, business office, and comfortable lounging in the leasing office complete with two fireplaces. The apartment has a great layout with a large living and dining area and a kitchen with stainless steel appliances and plenty of counter-top space for all cooking needs. The staff at Camden Overlook is outstanding! They go above and beyond to make sure that their residents’ needs are taken care of and even know all of their residents by name. They are attentive to any questions I have and truly have made my living experience enjoyable. If you are looking for a great community with all-inclusive amenities and a caring office staff at a reasonable cost then I suggest you check out Camden Overlook.
I have stayed here for almost two months. The place is awesome and havent had any problems with the apartment so far. The management team was very friendly and helped me in every way they can during my move.I am not a big fan of sound insulation in the apartment though. I can tell when my neighbor is watching a TV. My neighbor is super loud with his speaker. This is the only thing that bothers me. The good thing is its not everyday.
Weve lived here for six months and are moving out as quickly as possible. We noticed the cockroaches the first day we moved in. We have requested multiple treatments and they return the following week. I really enjoyed the 3-inch long cockroach that decided to share a shower with me two weeks ago. I didnt know they had wings until it flew towards me in a battle to the death. If you are an entomologist, or are dating an entomologist, Camden Overlook may be just for you.
This is one of the worst apartments! Mail is constantly getting stolen, leasing office never tries to assist! A bunch of hidden fees get added into the monthly rent. The worst thing is the way the leasing office treats the tenants after you sign a lease! They are rude, and constantly nagging about everything!!! Rent is way too high to not be able to enjoy your home!! DO NOT LIVE HERE!!!!!!I should of read the reviews prior to signing.
The kitchen and bathroom redos are nicer than other communities that are the same age. BUT the windows condensate causing mold to grow in the window sills, its just gross. Theres never enough parking unless there is an empty unit nearby. Pools and fitness centers are convenient and well taken care of.
Its nice and all but very over priced for what you actually get. Their amenities they show you are all paid for separately. Its like they are trying to charge you for anything and everything they can along with overpriced apartments. I highly suggest looking elsewhere since this place is just full of money hungry rude staff... unless you like paying for a certain trash can to have outside.. but wait dont leave it there or else you get slapped with a 25$ fee... oh and dont bring any nieces or nephews to the pool that are over 2 or else youll get hit with a 5$ fee for each.. i mean i thought this was a place to live but it seems more like a place to get robbed... (ps: that great pool table room they show you.. costs like 200$ to use.. even if you want to use it alone. HA what a joke this place is...)
We love living at Camden Overlook. My fiancé and I moved from Seattle a couple of months ago and the manager here made our move so much easier. Everyone in the office is super nice and helpful. We love the amenities here as well! Also the apartment complex in general is in a great location.
If I wrote this review when we first moved into this complex it would have been a 5 star without a doubt. Since then every year it seems that they have done everything in their power to make it less comfortable for us to live. Our rent went up $400 within the 3 years of us living there which is the main reason we left and never looked back. Problems that we had were limited parking lots(it was almost unbearable), staff showed no urgency when our AC went down, and the wooden stairs and walkway between apartments were not cleaned as often as we liked.We also noticed that they kept the areas toward the front of the complex cleaner for a better presentation to new potential clients. Its only saving grace is the location is very convenient and the apartments itself were updated and looks great.
Great community and the customer service of the Camden team is exceptional. They are all very helpful and friendly. Their response is always quick and helpful. Love it!
Staff is always friendly and helpful, but this place is nothing but a money pit. From overpriced rent, to the HUNDREDS of dollars in fees that they tack on at the end of your lease that comes out of your deposit. I’ve lived in many apartments, & Camden Overlook is the only place that has done this. Which is comical considering we called MONTHS ago about nails sticking out of our carpet that my 3 year old had go through his foot, & their response was “we can’t fix it, we’d have to replace the whole carpet”. So that’s what we lived with for the remainder of our time at Camden. When it came time to renew our lease they jacked their rates up hundreds of dollars. Which we also found comical as it wasn’t even worth the $1300 we were paying! Much less $1600+. I’m paying literally half of that now, at a much larger apartment!
I just moved out of Camden Overlook a few months ago after living here for over two years. I have had no complaints about this place. The staff are friendly, the apartments are very nice (the upgraded units at least), but the amenities are really what made this place for me. The gym, pool, basketball court, and movie theater are all great. And theyre all well maintained. The gym especially is always surprisingly clean, and in my short time there, they upgraded and added equipment multiple times. Id definitely recommend this place to anyone searching for an apartment in the Crabtree Valley area.
Good: Location is safe and clean. Maintenance staff is very efficient and courteous. Grounds are kept up well. Half basketball court. Dog friendly. Office staff is friendly.Average: Standard fitness center, but lacks much for free weights. Standard pool and grill area. The kitchen and bathrooms have more modern amenities.Bad: Not enough parking and no assigned spots. Frequently have to park a few buildings down after 8pm on weekdays. Floor plans are small relative to the baseline rent. Some services are not optional and have costs in addition to rent. These services are all WAY overpriced in relation to what you get. Low quality windows that allow mold to form on the sills.After 3 years of experience, the overall quality and location is slightly above average. However, when you factor in the cost (including the additional, forced costs of additional services) the deal is slightly below average. With the nickel and dime mentality, things may change when its time to move out.
Camden Overlook is the best apartment complex. The amenities are awesome. The management is extremely helpful and responsive to all tenants concerns.
Employees are super nice, maintenance is on point, landscaping like this isnt found at many apartments either.
Beautiful grounds, wonderful staff in the Welcome Center and a responsive, diligent maintenance staff. The community is quiet (great for a student) and friendly.

Average response when an issue is brought to attention. This is a dog friendly complex. There is dog poop everywhere. Dogs off leash. Dogs WELL over the 100 pound limit. I was told proudly by a tenant above me that his Rottweiler was a good 150 and never was an issue. Worst issue with pets is when you move out, prepare for a 900 dollar fee for new carpet. I have a potty trained dog that had one accident when he got sick. I professionally cleaned the area. I was told when moving in that the carpet was not new. Seems convenient to make the dog owner replace the entire carpet in the place because you can’t really argue or prove whatever other damage under the carpet wasn’t your dog.Constantly staff is saying things to you in which later is conveniently forgotten or not remembered. Have ALL information emailed to you if you wish to not be completely screwed. I’m not even going to go into all the stuff I was told and later I was given fees. Fees up my ass. Any one with kids should def nix the idea of living here. People drive around like maniacs. I can’t tell you how many times my kids and I almost got hit both walking and in vehicles. It’s a straight up miracle I didn’t get in an accident. This was addressed at some point in some stupid email request to have people slow down. Taking walks around the place is a challenge. The side walks don’t connect. So you have to walk in the street half the time.This is the perfect place for a petless childless professional who spends zero time outside.We literally waited 6 months for them to install a screen on our porch and by the time they got it it was too cold to even bother.Pet owners Be prepared to pay a high rent a long with a bazillion fees and when you move out prepare yourself with another grand.I will say that the trash valet is amaaazing.Pools are clean. Gym is clean. The grounds are taken care of and are nice (other than giant 150 pound dog piles of poop scattered around)This whole thing has been a huge headache. I’m glad to have this ordeal over with. Never have we ever ever had to deal with this thru any other apartment complex in the raleigh area, and we have never heard of anyone else having been raped financially on exit.
I was a resident at this apartment complex for over two years. I have to say the staff is friendly enough and problems are addressed quickly; however, their policy to do a black light walkthrough at the end of your lease to look for pet stains isn’t a fair practice. It allows them to exploit everyone whom rents from them and have to take what they find on good faith that it didn’t occur before you moved in since they don’t do the same practice for new renters only during checkout. During my walkthrough their were two stains they claimed to be from my pet which I know are impossible and I brought up several points with the property manager recently on the phone. I was told “that the $300.00 non-refundable pet fee was for the privilege of having my pet love there, and that the $15.00 pet rent also covered nothing and was rent for your pet to stay with me in the apartment.” This was from Jennnifer one of the main managers. I highly recommend everyone do your research and find somewhere else to stay within the raleigh area. They were entirely unwilling to work with me in anyway and didn’t want to work with me any for these overpriced unexpected fees during move out.*Edit to Response:Oh Hello Rob you must have been the other property manager for Camden Overlook who engaged me in an argument on the phone whilst I was still a resident regarding my garbage disposal not being properly repaired and after being “fixed” many times and I suggested it was needing replacement you refused. I’m glad to see you’re good at two things responding to former tenants who call you and your staff at lack luster shady practices which are unfair to those whom are checking out, and engaging in arguing with current tenants who have had habitual issues with old worn out equipment in their apartment.

5 star before i even moved in. I had a package that was delivered sooner than expected and was unable to change to pick up from UPS so Jenny and maintenance took receipt of my huge package and stored it for me until i moved in. Above and beyond service! Im looking forward to my stay here at Camden Overlook.
Weve had a great experience at Camden Overlook. The staff in the office, specifically Rob, Jenny and Eric, are very helpful and worked with my family to find us the right size apartment and also a garage. Maintenance people have been extremely friendly in fixing some minor issues - a screen door and a light. We found the unit very clean and neighbors quiet. Amenities include two pools and a workout room, along with a small theatre and free wifi access. Food trucks come during the week which allows you to meet your neighbors if you want. The apartment complex is centrally located, easy to get to Glenwood South and a short drive or long walk to Crabtree mall.A nice apartment complex with a helpful staff.
Dont expect the staff to go out of their way to accommodate immediate needs you may have, regardless of the circumstance. When you move out they will find everything and anything to charge you with so expect some additional bills.
Been living at Camden Overlook for a little over a year and a half and its straight.The best part about Camden is the boot camp run by Cliff. Its free for residents, a lot of fun, and he goes the extra mile to get your fat ass in shape, or create one for you if youre a female. This one girls butt was so round, it looked like a jelly bean...Seriously, he is much undervalued and under appreciated for what he contributes to Camden.I dont agree with the average amenity comment below, although Im not much into free weights. We have two pools, a half basketball court, large gym and yoga studio. There is a game room and pub room you can rent out, but with a fee, which needs to be eliminated ASizAP. There is always a yoga class for residents on Thursday and Dee, the instructor, is really cool.The office staff is good although business is business so remember that come time to negotiate. They are always on point with making coffee for me every day during my lunch break and hooking my dog up with treats.The maintenance staff is a FIVE (5) for sure. I had a washing machine flood from the third story down to my apartment and William responded off hours on the quick tip and had me up and running within a couple days, and it was a big mess!, needed new dry wall, all that. And its not just that one thing, they put in work every day and all do a great job.Overall, Camden is a business, and like most businesses, money comes first. There isnt any reward for staying with them over the years, only higher rent. They need to place the primary focus back on the resident and shoot for more of a community feel and gratitude for loyal residents instead of solely trying to jack rent and stack benjis. Bring the pool party back beotches! For an apartment complex, this place has a good location, great for dog owners and has upfitted, renovated units.And when it snows and ices up, Sugar Bush Hill is some of the best sledding this mofo has done in many years...and if you see me out there tearing that hill up, get out of my way cuz I aint slowing down biznitch!!...I spun out a corolla, a lexus and a mercedes last weekend, even had the brine truck running for cover.
