Wow! I came on here and all I saw was negative comments. I been here since February and I love my cozy apartment, its a great area and such a peaceful apartment complex. The apartment is gorgeous and I can’t thank Mr. Willie Mills enough for helping me out and making sure that I was happy and satisfied with my place :) i will highly recommend anyone I know here and that Willie will make it happen!

I’ve been living here for 5 months and I WOULD NOT recommend anyone to live here. Since day 1 it’s been nothing but problems. They switched my apartment 3 times the week before I moved in. I don’t think the air quality in this apartment is healthy. There is mold growing on the window sill, which I had to treat myself since they had my work order on hold for 3 months. You have to contact the office to switch the thermostat from AC to heat which is extremely inconvenient when the temp can go from 35 degrees to 70 degrees on the same day. There are roaches, I myself have to spray a couple times a week to try and keep them away. This apartment building is 21 years old and you can tell.Management doesn’t seem to care about your problems. They never really fix anything, they just put a bandaid on issues and hope for the best. This place has caused me nothing but stress! It’s never really felt like home. I could keep going about my list of issues, but I’ll leave it at that.

First and foremost, DO NOT be mislead by these less than 5 star reviews...in my experience the people that write terrible reviews are either upset about something totally unrelated to what they are venting about or have severe issues with change. If you read between the lines, yes, they have gone through several changes in owners/management. Obviously, that is a big adjustment for all including the new office team! Hello, It takes time and patience to embrace these transitions! Every single apartment that I have lived in has gone through these changes. It’s expected and not uncommon. No office team will ever compare to the original or the first that was there from the start. People need to understand that there are a ton of things that go on behind the scenes and so much hard work to maintain an apartment community. I am SO HAPPY that I didn’t let the opinions of others sway me away from moving here. Yes, there are bugs in North Carolina. This place doesn’t have a pest problem. It is typical to have critters enter your home no matter where you live in NC! This place is so on top and ahead of the game with their pest prevention! Maintenance is super quick to respond and has fixed any issues that arise lightning fast! That never happens but it does here. You can tell that they actually care about their residents here and that makes a huge difference. I seriously have nothing bad to say about this place. Please don’t let other people who were too attached to previous staff or were looking for something for free, dissuade you from moving here. I will be renewing for many years to come! My apartment is absolutely gorgeous and so modern looking! Oh and I can literally walk to the best grocery store across the street! Thank you, Donna and the rest of your awesome team for being so amazing!!

I cannot stress this enough if you are looking for an apartment here in Raleigh, DO NOT MOVE HERE. I have attached photos of some of the things I have seen around the property since American Landmark took over this apartment community from Greystar. When this used to be Edinborough Commons I never had an issue with anything or anyone in the office. They were genuine people who wanted to make their residents happy. Now that its The Mark, these people in the office are terribly rude and hands off. The property manager (Azalea) will write down your concerns when you are there in person but then there is no follow through after you leave the office. I have seen multiple reviews of the assistant manager (Alicia) being rude and I can see why, she doesnt want to talk to you when you come into the office and lets anyone else help you. How is that customer service? Also, if you have a dog, be ready to see always empty poop bag stations and overflowing trash cans with doggie bags in it. Maintenance neglects these areas and then people just allow their dogs to defecate anywhere on the property with no consequences. The trash situation here is atrocious. The compactor is always overflowing or filled with furniture or other items that arent supposed to be left there. This is the same for the recycling bins as well. Being that this is the first thing you see when you turn into the community off of Creedmoor it is embarrassing for me to drive by this everyday. Also, dont expect any urgency when you have a problem in your apartment. I had a friend who had to hang a sign in their apartment window tallying how many days they were without AC before they did anything about it. My apartment was one of many that was affected by a leak from the third floor and was told someone was to be out on a Tuesday who never showed. Its been three weeks since it happened and no one has followed up with me about it. I have now had mold grow in my hall closet because of this and there is still water dripping. How can you expect people to pay the prices you ask for rent when this company and management office cant even do the bare minimum to help their residents. The pool is closing every other day because they cant keep up with it. Youre allowed to park cars with expired tags on the property for 6-7 months before they do anything about it. Theres people parking in reserved spots that residents pay money for every month and nothing gets done by the office. The sign to the entrance of the property has crumbled and falled down and no one seems to think this is not embarrassing for new people coming in. They try to do resident events to get people to hang out at the leasing office with them, probably the only thing they put effort into are these events so that they hope people will forget about the problems they are causing. I have let corporate know my problems too. I suggest any current resident who is ready this do so as well. No wonder I keep seeing so many empty apartments when I walk around.

If i could give less than one star, i would. I wouldn’t recommend this apartment to my worst enemy. We lived here for one year and it was the worst year of my life in any apartment complex I’ve stayed at. I spent it arguing constantly with maintenance and the office over problem that should have been easily and promptly fixed. Even the smallest of problems were responded to by maintenance with complaints and delay. For example, i spent two weeks with my pregnant wife without ac in mid summer in 95 degree weather on the third floor. Several times I communicated with office and they were extremely rude and impatient. Every time they promised they would have it fixed within a day or two and every time no one showed up. One man came and left without finishing the job and without even saying anything to me. Just never came back as soon as the clock hit 5 pm. They appear to only care about the money and as soon as you sign the lease are no longer interested in the comfort and well being of the people who live in their apartments. Not to mention for luxury apartments i found that things were constantly breaking, the washer and dryer, the dishwasher, the sink disposal, which is incredibly frustrating when you’re paying a large amount of money each month. While installing fire sprinklers outside our front door shortly after we moved in, they drilled a hole through the wall that went out side and covered it up with cardboard, promising to return and fill it in. When we moved out the hole and the large piece of cardboard was still there bit was exhausting fighting with them. If you are looking for an upscale apartment in Raleigh, look elsewhere, this place is a waste of time and money. DO NOT LIVE HERE.

I would like to take this opportunity to thank Jazmine for all the extended help she has done, to make my transition at The Mark Apartments run very smoothly. When I was filling out the application, the online system wouldn’t let me finish processing my application. But Jazmine worked diligently with me and helped make sure my application could get processed. Just her overall support through the process was so genuine and what new tenants are looking for when applying for a apartment. Most experiences are so uptight and not very welcoming. But Jasmine welcomed me and allowed me to feel already at home, before I even got approved. Thanks Jazmine 🙏😊! You are truly an asset to this company.

The Mark is a very nice place to live, especially at the price. I know from talking to friends and family that for what we pay in rent, weve gotten a pretty good deal. There does leave a little to be desired (like the packages and amenities that they add and make you pay for [despite no one asking for them]) but thats a marginal headache. The staff are nice and the maintenance crew is always courteous. Theyre usually pretty quick to resolve any problems we have and notify us promptly when its done.Gaston, of the Maintenance crew, has fixed a couple of our issues and hes been considerate of us and our dog each time. Overall, there are always going to be better places, but youll spend more, and Ive lived in a lot worse complexes... so in all honesty its pretty nice being here (the food trucks are always a bonus)

Its been 2 months and literally nothing has changed. Ive added photos of the trash fiasco. $30 a month, thats a tank of gas, a box of diapers, or even a car port parking spot to relieve stress elsewhere. I spend 30 dollars each month for a trash service that occasionally picks up my trash but doesnt even have the means to do it properly. Still no concessions, management wants me to come in and talk, but Ive been talking and their actions have not changed to even remotely show they are listening. Get waste services to pick up trash more frequently if you cannot handle the amount the community produces. If not, you are only proving that you cannot handle the residents you already have despite being so eager to sign more.I have absolutely zero confidence in this new staff. Not only have I seen them leave a golf cart in the middle of the road because they cant drive it, but if I go to pick up a package they seem too eager to sell new apartments rather than take care of those who pay and are in good standing, ignoring me for phones or in office conversations. This makes me feel like a stranger in my own community despite having been here for 3 years. On top of that, normal day to day tasks cant be accomplished, since taking over not a single trash can in the complex has been filled with a trash bag. Trash pick up, which we pay extra for, has failed miserably and nothing is done to fix it such as more frequent receptacle pick up and no concessions have been made to make us not feel like we arent wasting the 30+ dollars a month to have our trash bake in the heat outside of our doors. I recently resigned my lease before this hostile take over, but I have already begun my search for an alternate place to reside.

These apartments are terrible. The leasing office staff are absolutely horrendous. Along with her husband, the overweight manager Azalea, is a snitch. They don’t care about anything but the money here, period point blank. The complex is very unkempt in its appearance and quite embarrassing. The assistant manager, Alicia, is no better. They make excuse after excuse and it’s old now. I’m really considering breaking my lease and moving out of here because I honestly cannot stand to be here for almost another year. They forced the residents here to accept Spectrum cable and internet and added it to their list of “amenities” but in all actuality it’s just another way for them to nickel and dime you. Neighbors leave trash/trash cans out in the hallways, the lights don’t work and the list goes on. If you read this, heavily reconsider going somewhere else. A little extra searching will save you a lot of money and give you a better living experience elsewhere.

The community has done a ton of great renovations to the apartment that looks wonderful and gives the home a very updated and vibrant feel. I recommend living here in the community, especially due to the location to the mall, highway, and even shopping centers. We have dealt with every single one of them and everyone is extremely helpful and have shown us that they appreciate that we chose The Mark as our new home. I work in property management so not only am I super picky about where I live but I also pay attention to everything. Our apartment was pristine when we moved in. I was VERY impressed. The apartment has granite countertops, stainless steel appliances, a really nice gray like plank flooring and upgraded lighting and fixtures. The floorplan we live in is full of usable space and it feels more like a house than an apartment. So far the community itself looks really clean and maintained. The location couldnt be better. Easy access to everything and then some. We are so happy that we chose to live here and would definitely recommend The Mark to anyone looking for a new home!

Honestly, I could sit here and type all day about the positive things that I have experienced since I’ve moved here! The management is amazing and completely hassle free. The fact of the matter is, most of the people that post these negative reviews of the office and the staff, they are dealing with their own issues, probably financial, and they need to take out their issues on the staff when it’s completely inappropriate. Since the day I viewed the Mark, Alicia and the whole staff have been very helpful and respectful! My move in was very smooth and they got me approved and moved in within 2 days! Long story short, if you’re a good resident and pay your bills on time, you could make any place a great stay but having a clean and quiet apartment community with it, just helps out! I rented a 3 bedroom apartment and it’s got this amazing staircase that you think would be out of a movie! I have lived in many different apartments and never in my life have I had such an unpleasant experience. After reading he reviews, I’m shocked people even bother to move here. The last ownership was horrible and I truly thought it couldn’t get any worse. Boy was I wrong. The office staff is extremely unprofessional, rude, defensive and dismissive. It’s interesting how they bother to comment on these reviews saying “oh no! We’d love to talk with you more about this, please contact our office!” Why? You don’t do anything? All they do is defend themselves and dismiss you and say “I’m sorry.” The last time I went into the office, the man sitting at one of the leasing desks didn’t even bother to look up from his phone until I awkwardly coughed to get his attention. The renovations that have taken place over the past several months has been incredibly inconvenient and unprofessionally executed. I’ve never lived anywhere that didn’t wait until the tenant moved out to complete renovations. My most recent experience has been to remove everything from my kitchen cabinets and drawers to have them replaced on 12/18. They never came on that day or the day after and office staff says we have to directly contact the contractor, not them. So here I am 6 days before Christmas and I’m about to go out of town and i have my dishes scattered all over my tables and counters because I’ve been expecting repairs made. The office hasn’t done anything about replacing the lights at the circle and there’s already enough safety issues as it is. I am counting down the days until I move. This is legitimately the worst apartment complex I’ve ever lived.

This rental property does a complete disservice to its paying residents to the point of leaving them without means to eat!Incompetent staff and management. About a month ago I came home to find a gas smell in my apartment. It was coming from the stove, it was broken. The maintenance man told me he could order a part from the stove but that it would take 3 days. 3 days without the means to cook food, healthy food with a short shelf life. I may have not written this if it took the 3 days, but it took them 2 weeks to fix the stove! I was forced to eat out for 2 weeks, all whilst the food in kitchen was expiring. I tried to reach the manager initially but she only works Monday to Friday during office hours. The staff I was able to reach told me she was busy and that I was not able to talk to her. After 2 weeks of eating out and having to throw out some food I was out hundreds of dollars. When they finally got back to me regarding the concerns about the situation I was in they said they would give me $100 dollars for the inconvenience with the stove. Do the math for two residents eating out for 2 weeks including having to throw out perfectly good food that cant be cooked. $100 doesnt even come close to covering it. $100 wouldnt even cover eating from the dollar menu at McDonalds. I tried to tell them that the amount was insufficient, and they showed no sympathy or concern for residents that pay on time and take care of the property as if it were their own. I write this out of frustration over my situation but more to warn others so that they dont ever have to go through this nightmare. I’ve lived in many rental properties, but this is the first time I have ever been treated like I dont matter. All people should be treated with respect. I know some people always say call corporate but guess what I did and NONE of them ever answered the phone or returned my messages. Renters beware. This is NOT the place for you.

I lived here for 2 years and want to share how terribly they treat their tenants and how incredibly unsafe it is there.I was a loyal tenant at Edinborough for 2 years. I started off in a 1 bedroom for a year and then moved to a different building to a 2 bedroom there. The customer service was AMAZING when I first started living there. Everyone was super helpful, the apartment complex was safe and well kept. The last 6+ months started going downhill. There was an armed robbery, multiple grand theft autos (one car being my friends), cars getting broken into regularly (some of those being my friends), and extremely sketchy things happening in the parking lots and around the buildings. There was nothing done about this...or if there was, I never saw it (neither did friends of mine that lived in the next building over). And regardless, it did not get any safer. To make matters worse, when I was moving out, I got an ABSURD pet damages bill. I am one of the cleanest people I know, and when I left the apartment, it was spotless. I also have ALWAYS gotten my security deposits back at the ~6 apartments I have lived at before and NEVER gotten a single charge. I requested to see pictures of the damages, which by the way was UNDER the carpet. Not sure why they were ripping it out unless they were going to replace it anyway, but the pictures literally looked like a tablespoon of water was spilled under the carpet (keeping in mind nothing was shown on the top). So they could have very well been there before I moved in.When I tried to speak to customer service about this, they were completely rude and unhelpful. I have never written a bad review in my life until now. I strongly recommend that no one move into this complex. It is not safe, the employees are not easy to work with, the parking is terrible, and it is honestly not as nice as it used to be (stuff getting broken far too often, dog poop everywhere, pool being dirty, etc.). There are other great complexes in the area that I would recommend instead.

Mark the regional manager and the management at the property said it wasnt an emergency, but i was without a stove for 2 weeks! That means no cooking food for two weeks. I am not rich and cant afford to eat out for two weeks. Its not a life or death emergency but yes it is something that should be fixed in a timely manner. A few days at the most is acceptable but 2 weeks becomes an emergency for a working class couple who rely on a budget that requires home cooked meals. Bad management, no urgency to help tenants, dont live here.

My English writing is poor, I will do my best to explain. I lived here for a year with my boyfriend and our little dog. When we first looked at the property it was so nice. When we moved in, everything became clear.... it was terrible. TERRIBLE.Here is the problems:Roaches - not many, the pest control came out a few times and the roaches always came back.Low class neighbors - I thought they run background checks? These people behaved like thugs or villains. The cops came. There were parties. There were beer paraphernalia on the grounds.Loud neighbors - please when you arrive on the property do not play loud music and stomp inside.Car Care Center - never fixed, always broken. We liked this feature because we like to keep our cars clean and the convenience would have been so nice but it never worked the whole time I lived here; the manager said they were getting estimates to fix it but it never got fixed.Office employees - looked terrible to be smoking on the grounds.Dog poop - on the grounds was terrible. please pick up after your pet.The maintenance staff - are not held accountable. My bathroom floor - was soft and possibly rotten under the linoleum.I am a small person but the toilets were so tiny like they were mini-toilets.Overall I think the problem of this complex was that they accepted poor quality people as tenants. They need to raise their standards and expect a higher credit score, no criminal past and make tenants agree to social standards. Thanks you for taking the time to read my review. Best of luck to you.

New! October 20, 2018. The mark management- This place it a waste of money. The renovations are a huge inconvenience and when you have a problem maintenance is over 30 minutes away. This place is terrible! I’m glad my lease is up soon. The trash has been a dump on and off for the last couple months, the staff is friendly but come on!!!! If someone says a 6ft water stain is in your apartment that appeared overnight...maintenance should be on it right away not in two to three days even if it’s not leaking right this minute but it still means there is leak somewhere. I’ve been here a year and a half. Maintenance used to be amazing now it just sucks! If I could break my lease right now I would.Original post: Staff is very friendly and nice to work with when there are problems. I do really like living here too and I try to not complain. But, please continue to improve on answering the phone after our recent talk. I understand it gets busy and you cant always take a call. My problem is over 4 months of not getting my phone calls answered until today after I complained about it and having watched a staff member more then once ignore the phone when it could have been answered. I dont always leave messages because the one time I did months ago, I never got a call back which is why I stopped leaving messages. There are other ways to reach you and I get that but some phone calls are easier to do in that moment. Just please be more tentative to the phones, if you can.

Cheap for a reason, you’ll be hit with monthly fees worst than a phone company: A bunch of cons hidden behind fake smiles. When they took over the previous property, everything went down hill. Alicia (in the rent office) was rude af from day 1. I called about a package being delivered and she got smart with me over the phone and I told her, let’s not do this, she gave a fake apology. They never sent out an email stating how to pay rent, and once rent was due, there was a line of tenants in the office trying to figure out how we all have past due rent with late fees as well as all these new fees. Alicia stayed she would give me rates before my lease was up and I had given her a verbal 60 day notice and she assured me that she could get me a great rate so we didn’t have to move out, she never got back to me. When it was time to move out she acted as if she didn’t promise me to get rates and had me hold off on putting in my written notice, so I was told I didn’t give a 60 day notice and I would have to pay. As a property manager Azalea did not do her job and handle the situation, of course she sided with her incompetent con worker. They wanted to quote the lease but wasn’t quoting the lease when they make fake promises. They sent the bill to collection although I paid my rent the entire time I was there within my lease. BF name was forged on the lease and had a fake signature on a day he was out of town, Alicia tried blaming it on the previous company. When I called my bf and asked him about the documents he came down and asked to see the folder and Alicia snatched the folder from him and said he could not see it, so he took it out her hand and she started screaming and yelling for someone to call the police (psycho.) She then told the maintenance guy to lock us in there (false imprisonment) which he did and Azelea stepped in to “de escalate” the situation, nothing came from that. The trash compactor never works so the trash company hardly comes to take the trash or trash is built up. The ONLY nice person there is Anthony. The white lady (don’t know her name) told me I could pay my rent the next day cause they were closing before I got off work and I only had a money order, when I went to pay, they added fees and she lied and said she didn’t speak to me and I had everything on voice record. You have to record everything there or they will lie until you have proof. I also witnessed them talking to a Spanish lady like she was trash, it was so rude and disgusting, I recorded it and tried to get in touch with corporate but they don’t return calls either.

Weve been dealing with construction going on in the apartment above ours for over two months now. They start, and are extremely loud, very early in the morning and some days dont stop until almost nine o clock pm. We are extremely frustrated that the office has all but ignored our complaints. We feel it is ridiculous to still be paying full price to rent an apartment that has become unsuitable to live in due to the noise level. We have been dealing with this since before Christmas and the lack of sleep is started to affect my health. Not to mention that the reason that construction is so severe is that they were allowing some sort of animal hoarding situation to take place upstairs. NEVER MOVE HERE IF YOU EXPECT TO BE ABLE TO SLEEP!Edit: I have since moved out, and I actually laughed at my previous review. Like the construction noises were the least of my issue. After this, my apartment flooded THREE times. The office people were barely even apologetic. They basically told me if I had an issue with it, I could move out. Also, beware of the maintenance men. They would knock on my door and then immediately start to let themselves in. Like it was a pretty damn small apartment, and I didn’t have time to walk across my living room to answer the door before they were already opening the door. When I went to turn in my keys they told me they had no record of that day being my move out day. They magically found the paperwork when I told them I was calling my lawyer. I would live in my car before I lived here again! I could tell like ten more unbelievable stories about this place but I won’t go on. Lake Lynn has several apartment complexes less than a mile away that are in the same price range (or cheaper) and same quality. Go there instead.

Recently, The Mark has offered their residents all types of monetary valued incentives to write positives reviews, this included the possibility of winning Hurricane tickets. In my opinion, unbiased reviews do not need a quid pro quo. The truth is this, if you have moved into The Mark in an already upgraded apartment and you don’t have any current issues or need any major repairs, you are most likely to not have any immediate problems or if you were fortunate enough to be one of the FEW that had renovations that was done from start to finish, you too might not have many or any complaints. However, if you are like most people who the contractor company Excel, did not complete the work before leaving then you have major issues! Because I personally, have put in numerous requests for them to restore my bathrooms cabinetry back to the condition it was found, before the destruction of them and to no avail has this happened. The old fiberglass sink and the tub in my main bathroom needs to be resurfaced and though I have been told from Amy, Alicia, and also Azalea, that these repairs would take place, not one of these things have come to fruition. Although Marquis, the maintenance supervisor, seemed sincere in his conversation about scheduling this work, he can only do what he is given work orders for. I have mold growing on the windows due to the built up of condensation, and I put in a work order just as stated by North Carolina law. Anthony, responded and had scheduled for the maintenance to come clean it. Within an hour’s time Alicia, sent out an email to all, misinforming the tenants how that this was their responsibility. I contacted an attorney by the name of Matthew D. Guinn, who management will be hearing from shortly to let the staff know that NC. law states that the landlord is ultimately accountable for cleaning and treating any and all mold and mildew issues.I also took the liberty of taking a culture swab of the dirt and germs that line the banisters of the stairwells to my biology lab and you would be greatly disturbed if you were to hear or see the results. Lastly, I would also like to state that the locker system aka LuxerOne, is unlawful and falls under the strict definition of extortion and or robbery because you can not impose on your tenants a situation where the likelihood of them being charged for parcels, that have already been paid for once, charged again! Due to the fact that this system is not included in your lease agreement; technically you do not have to participate. This information was handed down to me by an attorney named David Randolph Johnson, Esquire. In conclusion, I choose not to wear “Pollyanna glasses.” And if The Mark would like a positive review from me, they will need to earn it the old fashion way by putting in the work and being held accountable for the illusion of this so called stellar property that they claim to manage. So, to the staff at The Mark, don’t invite me to come chat with you guys in your office with the pretentious conversation of caring. You know who I am and exactly what apartment to find me in. As the old adage says. . . “THE PROOF IS IN THE PUDDING.”

Just take a moment and let that sink in...Sure, the place was recently renovated, but I mean they literally cut the faux granite countertops with an angle grinder. (crooked edges with the gaps filled in by spackling) Very poor quality renovations then a $300/month price increase for said renovations...yeah okay.DO NOT MOVE HERE.

I would not recommend to anyone. Since the management company has taken over, my apartment has been totally taken apartment because the maintenance guy broke a water line in my bathroom and the complex does not want to take responsibility to credit rent based on days I cannot stay there - imagine, your first floor apartment being flooded, carpets pulled up, drywall opened to dry and mold growing inside a kitchen cabinet and they say its safe and that I can stay there or make a claim on My insurance for something They are responsible. Ive also requested a mold test, although quite obvious see video but the management lady refused and said it was the other owners issue and not theirs. Really? When a person buys something, they also assume responsibility especially when it comes to working with the consumers. I cant point out the problem and whether its the management company or the owners, but because the management company is at the front lines, I hold them responsible for not performing the mold test or wanting to believe there is a huge amount of mold in the cabinet and most likely in the ceiling because there was a big pipe burst on the 3rd floor earlier this year and my ceiling was full of running water for 2.5 hours. They never removed the drywall. Anyway, be cautious when rending apartment 2501 Jamboree apt 107 - do your due diligence before moving in.

I’ve been in management for almost 8 years and I’ve never met anyone in the management whose skills are as poor as the manager here at The Mark. I have only been a resident for about a month and had issues since before day one.Move in date- Our apartment was not cleaned, and there were a bunch of fixes yet to be completed. We came to claim our keys and one of the leasing consultants told us that they were still doing maintenance on our apartment, yet he called us early that morning to “make sure we are coming still” which in fact was probably just getting a time frame of what they had to fix the mess they were in. They knew about out move in PLENTY of time before the date, and the keys didn’t even work. The apartment was absolutely filthy disgusting and the leasing consultant Amy also agreed when I showed her photos and she was appalled. Management suggested us to go to the next available unit in which none were in a livable state. So we were stuck with ours. We had to wait for them to replace all the blinds, fix both toilets, fix the fridge (in which we are still waiting for them to replace a drawer), broken mirror ( which is still cracked and fallen off the tracks) and clean the carpets !!! It was a absolute mess and my roommate and I were forced to move in because we had the truck ready to unload with no where to put our stuff.Leasing office NEVER responds to emails, manager miss azalea is extremely rude and BLAMES PAST MANAGEMENT AND RESIDENTS instead of taking responsibility. She also lies. I’ve never had a helpful experience with this place. We thought we were moving Into Edinborough and management was switched and they lost our file and never contacted us. That should have been a red flag !! But it was too late for us to find a new place. They have no follow up with anything. Nothing at all. Don’t move here. I regret it so much. UNPROFESSIONAL, DISRESPECFUL, UNORGANIZED, GREEDY and RUDE!

I lived there for one year. The pool was great (though often loud and very crowded) and the apartment was decent (though bugs abounded- despite my roommate and I being very clean). The property tended to have a lot of litter, which was disgusting- especially since it was because of the people living there.A couple of the people in the office were nice, but most were clueless and not helpful. They often contradicted themselves. Moving out was a hassle and one male employee was incredibly rude and unhelpful when I complained that my nasty ex-roommate got our entire deposit back AND found out my new address from them when I specifically asked them to not share it with her or provide shared paperwork with my address on it. Untrustworthy!

I lived in this apartment complex for 3 years. Be prepared for management to change several times over the course of living here. This will mean the front office raises your rates each time and they dont have to follow through with any promises made by the previous ownership.I had to pay my final bill by money order, which management later claimed they never received even though I had the grocery store I bought the money order at provide confirmation of the purchase. I was sent to collections and my credit took a hit. I had to pay Western Union more money to research the money order purchase to prove it was received. Terrible experience.

I have had nothing but problems since I resided here. From tenants that use to throw their lit cigarettes off the deck and land on my deck, to dealing with the inferior way this property is being or (not being) managed. I moved here in July of 2018. When I came here to initially rent an apartment my dealings was with Greystar properties. On the day that I moved in, the property was now own by American Landmark and this complex was renamed “The Mark”, which is ironic because they are forever missing the mark, pun intended! On day one, it started with a downhill spiraling issue. That morning when my delivery truck arrived, the apartment was not ready for move in and they refused me entry so that they could do an inspection, something that should have taken place before that day. Once I finally was given the keys I immediately understood why, the apartment didn’t look anything like I was told it would. There is a lot of “Bait and Switch” that take place with apartment rentals nowadays, which by the way is against the law it falls under the guidelines of “deceptive practices.” Both my mother and brother are lawyers so I called them to ask for help. In the meantime I was told by both Alicia, and Azelea, that updates would be coming soon and that “here at The Mark, we have nothing but the highest standards!” Well high standards are subjective because I have been given everything but that. When you submit a work order maintenance takes way too long to respond but in all fairness to the crew, their response time falls directly on the mismanagement of the property. Due to all of the issues I had from move in, I was constantly putting in work request at the advice of my brother whose law speciality just so happens to be Landlord and Tenant. Again I was assured about the renovations and upgrades to come, so I waited patiently. Once “Excel” the contractors hired to do the job came on to the scene, my confidence had improved greatly in what the office staff had stated. I even had a personal conversation with Azalea and her vision for what the apartments were going to look like afterwards. Renovations started and as you can guess it was an inconvenience for everyone involved but I still had high hopes about how it was going to look after the unveiling. Kitchen started off great and then from there it was a MAJOR DISASTER! The contractors came in destroyed my bathrooms and still to this day it looks a wreck. I will upload pictures. I tried to speak with Azalea, by the way she is the property manager who is in charge but that was to no avail. By this time it was crystal clear that she was not going to take accountability for what hadn’t been completed or what she had originally stated about the things that was going to be done. The final inspections were to make sure the work was completed to satisfactory standards but it had been glossed over that after several entries and measurements taken that they were going to do absolutely nothing about the sinks they had demolished. The head person of Excel and the property’s maintenance supervisor, who never came pass the threshold of my door to see all the work that had not been completed, when I mentioned it to them promised to return to do the job. I went back and forth with management about this issue but the end results were no one was going to take responsibility for these actions and you could tell they were annoyed just because I was forcing the situation. I can go on and on about what a nightmare it is to live here but the bottom line is DON’T MOVE HERE. Any reasonable person will see that although management will respond to all of theses reviews, and claim concern but if that was the truth would we the tenants be writing this review in the first place? The unethical business practices and the inability to interpret the lease agreement properly will eventually lead to a lawsuit. Finally, American Landmark will need to make a decision on whether the people who pay them or the people that they pay is more valued .. . After all if you’re not talking dollars you aren’t making any cents.

Originally I had to go Into the office to clarify an unclear email by the manager about the original package pick up system in office. When I went into the office, the assistant manager went to speak to azalea in the office next to her and she threw out her hand and rolled her eyes to the question i asked. (there is a clear window between the two rooms) When I walked out I turned around and she glared at me. I then sent her an email addressing her unprofessionalism and her response took me back a lot with how rude and quick she was to blame and make up excuses.Rude and unprofessional Email from Azalea :“Hello Ladies,If you would like to speak to me, you are more than come into the office and we can meet.Lydnsie, the attitude that was radiating off of you when you come this afternoon, showed that you were irritated. I believe that due to your feeling, you misread mine. I have no problem with either of you. If you saw me rub my face, I apologize that you confused it for anything other than me rubbing my face. I confirmed the policy with my assistant manager and was completely aware that you could hear me. If you mistook my tone, I apologize. Receiving packages are a courtesy and in the near future we will have a different way of housing them that will be beneficial for both the residents and staff. Until that time, please be mindful that there are 312 apartments here at The Mark and we receive over 50 packages a day. We don’t have space to hold them all and we try to call after they have been here for over 24hrs. If you are expecting something call us. We will try to keep a look out for you.”Besides this there was another mail incident after that ( too long to leave in review)Now with the new system you actually have to pay and put your CC info In if you pick it up two days after it’s delivery. By the time we moved out there was trash spilling out of community trash cans daily, mold on the outside of car ports, the maintenance staff never fixed anything, when we left we still had a broken (leaking) dishwasher, mold on the drywall by our vent that we had called about several times because our air conditioning thermometer wasnt working properly either, our kitchen light had been out for months and it was a broken part so we couldnt do it ourselves, and a very slow drain. They fix nothing. I wish I were exaggerating but Im not. I do not recommend this place to anyone.

At first, my gf lived here for one year and had no issues because she was in a non renovated unit and she didnt pay attention to the small things, we decided to move together into a 2bedroom that was renovated and I regret it. What they do is theyve put sugar on poo. made the exterior look absolutely stunning and forgot that they should fix the interior things as well. There was a moldy substance that was coming out of my tub faucet and the stuff was so strong, that you could NOT clean it with any household or industrial products. we even tried sandpaper. would not come off. what hurt me the most is that when I THOUGHT I had it under control, I gave my god children a bath with bubbles, and it wasnt until I drained the tub I saw the remnants of the black stuff in the bathtub. mold constantly grew in my tubs and toilets, making cleaning a daily task and a hassle! Mold in the windowsills too! condensation was crazy. I called SEVERAL times to address this issue and some guy in the office kept saying well you can just clean it with bleach. Oh! it gets better. In our renovated apartment, we had MAJORITY wood floors and only carpet in the bedrooms. we had pets and I do not mind paying a damage charge for anything caused by them, however when I moved out they sent me an invoice for $623. their claim is that the carpets were new and they had to replace them and this was the cost. lol Newsflash, I AM AN ASSISTANT MANAGER AT AN APARTMENT COMMUNITY we charge this amount for new carpet replacement for AN ENTIRE 827 SQ FOOT TOWNHOME UNIT. But I understand, ripping people off is what this community is good for so Ive heard. not to mention the string of robberies that took place in MY END OF THE PROPERTY not to mention someone got ROBBED AT GUNPOINT DOWNSTAIRS from me, 4 cars in my parking lot were broken into and a host of other things that happened to me and other residents!! So if you want to spend $1200+ on a beautiful unit, move to Edinborough Commons. Youll love it there, and dont reply with that sappy response because we KNOW yall really dont care and youre just trying to make it seem like you address your issues when you know you dont. Update after response from owner: That response is the nicest anyone from the Mark has ever been to me since Ive moved in here and I have called, been into your office many times, and still my concerns have not been addressed and your staff has been dismissive and rude. The Mark bought out Edinborough Commons this past summer (2018) and since then the quality has gone severely downhill. I am consistently stressed out about my living situation due to a number of issues that arose since the Mark took over. I am genuinely afraid for my safety here and thank goodness I only have two months left on my lease because my friends and family are also shocked and appalled by what happens here and want me to get out.1. They are currently doing renovations that allow strangers to have free access to your apartment (which dont have deadbolts so they are free to come in whenever) for periods of 5 days, including Saturdays, from 9am to 6pm. They dont want to wait to do the renovations until people have moved out so they can grub as much rent money as possible out of their tenants. When I expressed concerns about locking my cat away (in a closet!) for these extended periods of time I was told I had to work with them and the only solution they could offer was me taking time off work to stay home with him (without any recompense of course). They have not even thanked us for putting up with the massive inconvenience that is these renovations nor have they offered any reduction in rent or even a thank you card! They have expressed to me that they expect us to just work with them and that it is up to us to figure it out. I have attached a picture showing what I have come home to the past few days.2. Every time I have spoken with a member of the Mark team they have been dismissive, rude, and unhelpful. They ignore phone calls in the office, dont respond to emails, and get defensive when asked to solve a problem or issue as if its not their job, which is most certainly is!3. When I asked for the new gym passcode after the Mark took over I was accused of only wanting access to the gym to leer at other patrons because apparently someone had complained than an older man was doing that. I am a young, 51 female TEACHER who has NEVER done anything like that in my life so Im not sure why I was accused of that and it made me so upset I have not been back to the gym facilities since. Again, the office team is very nice to you when they are selling you an apartment and as soon as you sign your lease they immediately couldnt care less.4. They have not followed my lease and when provided evidence of such, refused to acknowledge it and continue to not follow my lease. They act like it is no big deal and I dont matter enough so they can just get away with it.5. My apartment continuously smells like cigarettes and weed from the tenants around me who smoke on their balconies and it wafts up to my apartment. I have also heard that there was an armed robbery here within the last year and I have seen an individual wearing an ankle monitor skulking around when I am walking back to my apartment from my car as well.6. The stress of living in such a inhospitable environment has led me to call my mother in tears many times and has been detrimental to the health of my pet. If you value being treated with even a shred of human decency find any of the other wonderful apartment places (might I recommend Post Parkside at Wade, they are WONDERFUL there) instead of this place.

My girlfriend and I lived here for 4 years until recently. During that time there were multiple staff changeovers at the front office, but those who have been there over the last year or so have been very pleasant to deal with. They have always been courteous and prompt to deal with any issues we had, and always had time to give my pet belly scratches and a treat when picking up packages. The apartment finishing was decent, but not exceptional, and the hardwood floors scuff very easily. The neighbors were often loud and obnoxious, we called in noise complaints several times during our stay and unfortunately it seemed to do no good. The walls are pretty thin and even when the neighbors werent having loud parties, we could still hear them loud and clear. The biggest issues I had were actually after my move. As I was getting everything transferred over to my new apartment, including contact info and forwarding addresses at Edinborough, I ended up with a few things still being sent to the old address. Typically this would not be a big deal as I would expect they could contact me and I could swing by and pick the items up (I moved less than 2 miles down the road), but this was not the case. I had medicine for my dog get inadvertently shipped to Edinborough, and despite the packaging clearly saying Pet Meds I was never alerted to the fact that they had shown up there until I called the distributor and was told they had been signed for at Edinborough. I also recently got a toll road bill from the NC Turnpike with over $40 in late fees because, again, I had never been alerted to the mail being sent to the wrong address (I went to the DMV before I moved and had my address changed, and the label on the bill clearly states Invoice contained, handle promptly). This is completely unacceptable and I hope that they do try harder to reach out to former residents in the future regarding potentially critical packages such as these.

They gave a 1 time 10$ credit for the trash but what does that account for when you haven’t did anything to fix the problem let alone 10$ isn’t enough of a waiver. The rent jumped almost 150$ for “renovations” but mind you the water has been shut off several times in my building and the ones near me for pipes bursting and ppl having to evacuate their homes, A/C units breaking etc. because the list goes on. If you’re gonna charge someone a arm and leg for rent atleast get out here and clean the breeze ways of trash, Spider webs, and dog poop. The sinks in both bathrooms have leaks so the cabinets are dry rotting, but they have the nerve to up the prices 🙄

I LOVE living here. I transferred from a 1 bd to a 2bd and they made the transition super easy and worked with me well. The maint people are super nice and helpful and super on top of everything. If someone is broke, it gets fixed immediately. The office staff is extremely nice and very concerned that residents are taken care of. My apartment is clean, safe, beautiful, and in a great location in raleigh. I cant say it enough: i love living here!

I’ve lived in this apartment complex for over 2 years and I’m going to list off all the problems I had leading up to new management.I want to start off by recognizing how SHADY it was that Edinborough Commons and their staff invaded everyone’s apartment for weeks on-in, making sure that everything was up to code.. They didn’t even have the DECENCY to let anyone know that they were considering selling the complex. Little did I know, they brought random people AKA Investors into my apartment to show them what a 3 bedroom looks like. Again, didn’t even tell me that they were considering selling the property... SHADY PEOPLEWhen I first moved in on a first floor, Edinborough lied and told me the apartments were soundproof. I spent 10 months listening to kids running around upstairs... My AC unit broke it took them a week to fix in the middle of summer... My washing machine leaked and flooded my kitchen, took them days to clean it up...Let me move forward to today. The Parking here is terrible... But guess what? the price of the Car-ports that are largely un-used are now $75 a month!!! Good luck finding a parking spot!!!The Mark “Staff” was very rude to me when I spoke to them about rent... I am really not in the mood to get an attitude from the office that is receiving over $1500 a month from me. Especially when trash has been piled up for days that we pay $30 a month to get taken care of. We get NO pest control which we ALL pay monthly for ROACHES EVERYWHERE and we get no customer service??? Good Luck re-signing anyone on their lease!!! I am tempted to contact my family lawyer to speak with them and how Edinborough potentially breached all of our leases and sold off the property to a company we don’t know. I signed a lease with Edinborough, not “The Mark”... If I have any more problems living here that will be my next action. I pay WAY TOO MUCH money to have to accomidate a multi million dollar businessman who bought this forsaken property

Staff lies about fixing crucial needs. Our heat went out March 19 2020 and still not fixed today(May 23). Landlords are required to have functioning heat up to May 21.

Horrible management .... everything has been going downhill ever since the new management got here. And also we are paying monthly for trash that’s not even getting picked up, that we have to end up taking ourselves.

Ive lived here for about two and a half years now. I love it. The apartments are probably 20ish years old but they are wellmainted, as are thr grounds and facilities. The leasing staff and maintenance crew are friendly and very reaponsive if anything ever comes up. The best part is probably the location; five minutes from 440 and Crabtree Valley, and 10 minutes from 540!
