The environment is perfectly suited for students: well-equipped free gym, study rooms, amazing view from the rooftop! The place is super-affordable, and the staff is very helpful and responsive. My favorite thing about living here is the friendly and fun community. Definitely recommend GFF to anyone who’s looking for a place.

I have been living in the Good Food Flats for a month now and I absolutely love it here. Compared to all the other for student apartmenets I have lived in this is the most affordable, clean, welcoming housing of them all. The community here consist of both undergrad and grad students as well as young professionals, so it is easy to make friends and network with people with similar interests. As I said I have been living here for a month and I have already made so many friends just by living here.The application process was super easy, and the leasing office was helpful with all the little bumps we had during application, they have been super responsive with all the requests and questions that me and my friends have had since even before moving here.I think my favorite part of living here apart from the community has to be all the amanities the building offers, the rooftop with amazing view of Philadelphia, the study pods filled with everything you might need for studying and your GFF friends.Could not reccoment this place highly enough!

GFF residence it is simply the right choice to live in Philly university city!! I spent there 4 months and I made a lot of new friends in the building. The management is always ready to help you and friendly, the building itself is really cool, with all the amenities: rooftop, gym, common spaces, study pots... the apartments are well furnished and clean.If you are planning to move to Philly be sure to check this place. This place is great. To be honest, the amenities we get here are better than most other places I checked. The bathroom is spacious which I think the other good places compromise on. The management is very responsive and are actually like friends. We have a great lounge and a rooftop and also free coffee! I do think the walls are thin here and the neighborhood isnt as great as the other main places. But for the price and the amenities here, its totally worth and one of the best places to be at.

Living in this place has been an awesome experience! The rooms are good, the amenities are awesome, they give you a great place to hang out and chill with activities like pool and ping pong (not to mention a furnished rooftop)! The community here is wonderful as well; people from all walks of life often stay here and it’s very easy to build a sense of community. If you are looking for a place to stay, this is a good spot to be.

Came here to visit my friend for the weekend and the experience was awful. First off the hallways were dirty, the carpets were dirty..I had to go to someone else’s place to shower because the shower wasn’t working. Truly glad I don’t live here because it’s a scam lol. It made me so mad I don’t even live here and I’m taking the time out to write this review. Stay far away from this place.

My experience in GFF was really good. The apartments are nice, well furnished and clean while the building has all the amenities that one would need, including conference rooms, study pods, common areas with TVs kitchen couches pool and table tennis, a gym and an amazing rooftop. It gives you the chance to do meet many people and to enjoy your time in Philly.

We stayed here for an year. Moderately priced, but it will be difficult to find an apartment with the same kind of facilities at this price in the neighborhood. Calm and pleasant atmosphere both inside and outside the apartment. 10-15 minutes walk from both Drexel and Penn.

This is a great place to live as a student. they recently changed management. Now the management is so nice and helpful. They match the roommates well and are great at communicating. The amenities are nice and the Drexel Shuttle is a minute walk away. One thing I will say is the walls are a little thin in the building but not much can be done about that.

I’ve been living at GoodFoodFlats for fairly over a year now and I’d like to say this is the best housing situation for me. Since I’m from Houston, Texas and in school this apartment is convenient and close to my school and is in the nicer parts of Philadelphia even tough the whole city is rough IMO. GoodFoodFlats offers a lot of great amenities and also has great and friendly staff that made me feel welcome since moving here. I recommend living here if you’re from out of state.

I lived here last year and it was great! It was very close to campus and the amenities were nice. I especially loved the study pods. They were great to bring friends over to study with. The new managers took over as I was leaving and I have only heard good things from my friends who live here now. The only problem I had was with my roommate.

Good food flat saved my time spent in USA as an exchange student during the Covid era.The apartments are big, comfortable and cozy. The building itself is amazing and has many amenities like a gym, a big common kitchen, pool table, coffee machine, very nice courtyard and a beautiful terrace! The best part of GFF are the people!Compared to the other flats in Philly this has a reasonable price, also considering all the things that are offered.I also loved the management! Very friendly and always available.I really loved living there and I reccomend it to anyone looking for a house close to Drexel University and Penn (15 min walking from both the universities)

Love this place super close to Penn! They have a great management staff willing to help and do anything, as well as a great 24 hour maintenance staff. The amenities are top shelf at this place and one of my favorite things about it. Also all the residents that live there are super super friendly!

Everything is brand new and the interior is spotless. The room layout is fairly spacious for what you are paying for. Each room has a sizable living area and pretty nice kitchen utilities. I really enjoy the aesthetic of the rooms and the common area, it feels really homey. The management has been a pleasure and have always been very helpful.

Management is super unhelpful. You are NOT allowed to break your lease unless you were enlisted in the military. So please do yourself a favor and do not sign a contract unless you are 100% positive you know you wont be leaving as they will not allow you to cancel the lease NO MATTER WHAT CIRCUMSTANCES. Never heard of this policy before. It wasnt even explained to me when I moved in. Just be mindful of that!Also, if you plan to sublease, note there is a $500 FEE to do so and has to be done through management.This was never communicated to me at all. In fact I was told I could cancel the lease if any emergency situation came up. At the end of the day, management is not accommodating at all. Be mindful of all these additional fees and hassle.

I moved to Good Food Flats in August, when it was under different management. I didnt have a great experience initially and had some unresolved issues when I was about to move out. However, the new management has really done a great job and helped resolve any of the prior issues. Breanna was especially helpful and ensured that everything went smoothly. The building itself is great, with a lot of amenities, such as the gym, rooftop deck, common rooms, and study rooms if youre a student. The pricing is great for the Philadelphia area as well.

Good Food Flats is an awesome place to live. The price is great for what you get if you include the utilities and the room being fully furnished The building is brand new and what you see in the pictures is really what you get. The building is geared towards students from all the local colleges because it has study pods, a gym, and plenty of hang out spaces. The only bad part about the building was the management team but that was last year. This new management team is a whole lot better and really do try their best to help you out when you have issues. I can honestly say that they have done a great job with trying to right the wrongs of previous management and they are trying to build a sense of community in the building. They throw social events and sometimes they have freebies like coffee and donuts in the morning before class. Compared to a lot of the other living options in Philadelphia, Good Food Flats really is the best bang for your buck and you might actually meet some really smart and friendly people while living here. The best thing you can do is live here and make the best of the amenities and the location while you are in school.

Good Food Flats is great! The apartments are designed well and have lots of light. They did a good job pairing me with my roommates and the common areas are just amazing. Theres lots of common area seating, an outdoor area with a BBQ, conference/study rooms, and small gym. One of the common areas even has a large kitchen in case you want to have a party!

Good Food Flats is a great place to live. The study pods are a good space to get work done and the gym is very useful to have in the building. The lounge and kitchen on the 4th floor gives the building a community feel and the rooftop is a great place to get views of the city. Having lived here for 2 years, I have had a great experience with the management and leasing agents on this property. They fix maintenance issues in a timely manner and are willing to work with you to help with any problems you may have. Bre and Ricky are excellent leasing agents and are willing to help you with any issues you may have. Would definitely recommend this building to students!

Actually I changed my rating from 5 to 1 star solely because of the process of refund of security deposit. The room is good until it comes to refund of security deposit. According to the lease contract, the refund shall happen with 30 days after I moved out while it took 3 months for the accounting team to cut me a check BUT I havent received my refund after half year. I am planning to file a complaint to Fair Housing Commission if they still ignore my email.

Good Food Flats is an amazing place, I could not find anything remotely this good for the price I am paying right now, the people in the building are amazing. There is a lot of things to take advantage of in the building like the free wifi, study pods, and the community kitchen area. They also have an amazing staff member Bre who is willing to go above and beyond to help you out with anything, she might be the best thing about the whole building.

Honestly, if I could rate it 0 stars, I would. Worst management I have ever dealt with! I lived in Summit before moving here. Although students work in the management team at Summit, they are far more professional than GFF management. They kept sending me bills when I already paid my rent and then the new manager put an eviction notice on the hallway door for me when I already paid all my rent and I had to print all of the receipts to show them proof of my payment. The new manager also put that eviction notice on other residents doors without checking properly, very unprofessional!! I had been dealing with that issue ever since I moved here. I paid first month, last month and security deposit when I signed my lease and shortly after I was billed for that same amount. Thankfully I kept the proof of my payments. But this is not something that residents should deal with constantly.Also, our unit received over $200 in electricity bills when we do not even turn the heat on and we did not get a clear answer why the electricity bill is so high. When we are home we spend most of the time in the living room since two of the four bedrooms in each units are literally closets.I moved here last year but I still did not put this address as my mailing address for anything because mails kept getting stolen and management here seems like they do not respect residents privacy at all. I found my roommates mail from bank and IRS laying on the counter by the mail area with other residents mails.Because of my experience here, I would not recommend anyone to sign a lease here. Bedrooms are extremely small, no closets in the bedroom, 2 of the other bedrooms without windows are literally closets, and most importantly, horrible management.Their online promotions are full of false promises. You can definitely find a better place for a lot cheaper price than here. Although I was paying more at Summit for the type of unit I had there, I am considering to move back there after dealing with so much un-professionalism here.

This place stole the security deposit of every single previous tenant. I moved out over a month ago and I still havent gotten my deposit or an extra rent that I accidentally paid back. I know Im not the only one. Im now out over a thousand dollars because of them. Furthermore, they violate SEVERAL building codes. The cheaper windowless rooms will impact your mental health. There is a reason why it is ILLEGAL in Philadelphia to rent out windowless rooms as bedrooms. They also dont have an attended package room, so packages were stolen multiple times. Unattended package rooms are ALSO illegal in Philadelphia. I was staying in a room on the ground floor. Our common area windows lock was broken since before we moved in. We requested to have it fixed. Instead they just nailed it shut, and told us they would fix it later. It never got fixed, no matter how many times we complained. It also took them a month to install a bathroom fan after we discovered that there wasnt one in our room at move in. The wifi there is also incredibly slow without a router. RIGHT NOW THEY ARE TARGETING INTERNATIONAL STUDENTS. They are trying to take advantage of international students because they know they are more vulnerable. Do not be fooled.

If I could give this place no stars I would. There is nothing good about this place, I have lived in nicer dorms. I was the first resident here and can not wait to move out.The property manager has no hospitality and will put eviction letters on your door for absolutely no reason. The maintenance and staff will walk into your apartment without notice, even when you are sleeping, naked or even in prayer. Not only have my fellow neighbors had money stolen from them but even jewelry. The rooms without windows are essentially closets with no airflow and have caused a lot of health problems for my roommates and neighbors. After submitting multiple letters and requests for something as simple as a broken appliance or request for an electricity bill, the management still will never get back to you. They especially take advantage of students and will charge you random fees. The amenities are pathetic. The coffee bar does not exist. Instead of using the show kitchen for community dinners or events it is trashed by alcoholics and drug addicts every weekend who urinate and vomit all over the floors. The thermostat is set to 78 degrees fahrenheit heat in the gym and common areas. Your packages will still get stolen because the mail man does not have access to the lobby. The gates around the property never work and have allowed multiple thieves and homeless to follow people into the property. My family has been in real estate and construction for 30 years and this has by far been the worst property I have experienced. I am not the one to post reviews but I do not think it is fair for the new students moving in the fall to have to go through what we have here.

I was originally a tenant back in 2017, studying at the University of Pennsylvania. After a year of being a resident, I actually joined the team. Good Food Flats has become the beacon of my time here in Philadelphia as it has become my home, my hang out space, my study space, and my workplace. The sense of community that has surrounded me through my time here in Philadelphia; encompassing people from several Universities and countries is something that cannot be paralleled. Over two years ago, I thought GFF was just an apartment but now I can say wholeheartedly that GFF is a great place live, eat, play, work, and have fun while you spend your years here studying. The modern, new, and well-maintained building is what got me to sign years ago but the people, the staff, the friends Ive made, and the security I feel within the building has made me never want to leave.

Good food flats has the WORST management you can ever find! The management staff are inexperienced, to say the least. They do not know what theyre doing and are too proud to admit it, especially the assistant property manager, RICKY RODRIGUEZ. This guy is essentially the rudest person I have ever encountered in my life. He does not follow when it comes to emails, says on thing today and another the next day and essentially does not give you his full attention when you have an issue AFTER youve moved in. My advice: make sure you keep track of the payments you make because this guy will try to rob you before you move out. Actually save yourself and DONT sign the lease.

When I looked for housing in Philly, I ended up choosing Good Food Flats because it was new and therefore I thought I would have less to worry about in terms of maintenance issues in general. It may be a downfall of being so new, but I have come across so many problems, especially management related, that rather than providing comfort its causing more stress. I too thought it was too good to be true. The price is very reasonable for what they offer, including study pods, large lounge/kitchen common area, and even a mini-gym. Those things make living there very convenient. However, everything has been incredibly slow and disorganized from day 1. They have lost my signed leasing agreement twice and have had to ask me to resign it. The apartment was clearly not cleaned out after the previous owners had left, so appliances were dirty. I had to ask in person and email multiple times regarding issues such as doors not closing. They keep all their packages out in the open with no security camera and I have had my package disappear recently, confirmed to have been delivered by both Amazon and USPS. And it took them almost a month to resolve a Wi-Fi issue which for a building that advertised they only house students, is quite frustrating. Everything seems nice on the outside, but I will not be returning once my lease is over and have turned away multiple friends looking for housing from this place. If you are lucky and have no problems whatsoever, then Im sure it will be a wonderful experience for you. But unfortunately that has not been the case for me.

This was the best living experience I could have hoped for as an international student who could only do limited apartment hunting before coming to Penn.The building is new and the amenities are great. The price tag for the living experience is so much more reasonable compared to other similar luxury apartment complexes. I genuinely can’t complain about living here especially after seeing so many other apartment complexes.The building and management have been reasonably good throughout the term of my lease here. Mary has always been a key super-helpful contact person.If I had to list cons, the only real problems I’ve experienced would be:-The WiFi occasionally goes out (it has only happened twice in one year).-we found a package thief in the mailroom (this was also addressed and now there’s a security camera and a night security guard)

Ive lived here for about 6 months now and I dont have any complaints. The apartments are clean and new. The study pods are great for group projects and all-nighters. The gym is good when I actually make it there. The price is pretty great for what you get and the new management staff is way better than the last. Even though I commute from USciences, its not a bad living situation. And sometimes, they feed me. Always a plus lol

DO NOT MOVE HERE!!!!!If I could give this place a negative five star review I would. Absolutely terrible management. They take forever to get back to you and have no idea what theyre doing. Theyve been open less than a year and theyve already switched management companies. No online portal to pay rent instead they require checks in 2017 or you to pay by PayPal as if that’s not sketchy.They’re never in the office.Rooms are nice, but the management needs serious work.They have terrible customer service. They have bitched out my mother over the phone multiple times over issues that theyve caused, playing the victim card every time. I have been a good tenant and paid my rent on time and all of my bills with punctuality.My AC leaked for about 2 weeks before they finally decided to come fix it.After living here two months, they made everybody get new keys. They programmed mine wrong forcing me to wait two hours on a Sunday night to get into my room.Mail packages are left out in the open without any camera or security. Have had at least three stolen. Honestly not worth the hastle and can’t wait to move out in a month.To show you how desperate they are, they offered tenants $500 to renew their leases. If that doesnt show you how desperate they are for tenants, I don,t know what does.

I recently moved out of GFF after living there for about 15 months. I was one of the very first residents to ever live in the building and have seen the transition and upcoming of this property. I moved out only because I wanted a 1-br apartment, so I ended up moving to their sister property, Legacy at Powellton Village.The place is exactly how you see it pictured. Fabulous finishes, fully furnished, and clean. If you don’t have 3 other people you want to live with they have a roommate matching system to match you up with people most compatible to you. Best of all it’s individual leases with everything included except electricity (my roommates and I were pretty cautious with turning off lights and A/C when nobody was home so share of the monthly electricity bill was ~$15-20)I have read some of the other reviews and yes, in the beginning getting to management was a little difficult because the property and employees were all new and nobody really knew what was going on. I can truly attest that now you will not find a more friendly bunch of managers who truly care and will listen to you. I can’t count the number of time I would stop by the office or send an email with a suggestion and within the next week there were steps made to improve the building. They really do try their best and continue to upgrade things and try and make things more seamless for residents.

GFF illegally withheld my and a number of other former tenants security deposits, despite repeated written promises that our deposits will be returned. The company steals money from its tenants by not returning the security deposits. It dares to do so because it set up a shell company named CP acquisition LLC to sign the lease and receive the payments; this shell company has no person or properties attached to it so it cannot be sued (even if you win the case there’s no one to go after). I consulted a lawyer about this and he said this is common unethical practise around here and there’s nothing we can do legally. It’s an abuse of the legal system with no real consequences. Basically the management can do anything with no legal consequences and the lease is intentionally set up in a way to protect them from being sued. Rent at your own risk.

Terrible experience, management is careless and does not respond. The building management constantly reserve tenant public areas for closed events. Many promises made on move in that have never occurred including a promised roof deck for 7 months.

Residence very well located (near university campuses) which offers very spacious and bright apartments, as well as a gym and a rooftop. The good food flats team is always there to meet your needs and many events are organized (parties, meals ...). I highly recommend this residence.
