Moved in as a first time Wharton Student and finishing up my last year. My apartment is reasonably priced for the area and I love it! Maintenance has been swift and the office has been attentive in my tenancy. Location wise it is a short walk to campus as well as 30th street station and many restaurants. Thank you for making my time smooth sailing.
Just ended a years lease in a studio apartment here.My wife and I were looking for something that will have amenities (In building washing machine+dryers & gym) without a super high price and were looking through 9 other places at that time. We chose to sign a lease here due to the well planned space of the studio (and storage) and because it was on the 8th floor facing the south - giving great sunlight and view of Phili.Ive had a great experience right from the start. In the day I moved I requested to change the oven and have some fixes (paint & holes fill) made in the bathroom I have not noticed before when I checked the apartment previously - the oven was changed and all the fixes were made the following day.It was easy to reach out and get the window unit (the portable air conditioner) installed and uninstalled, change lights and in the two times I had problems with the heating there always was someone there to take a look the next morning.Even though a studio is small we made it work for us and were able to have guests and family over (staying to sleep on air mattress) and we had a great place that felt very much like homeWas really surprised from the low ratings here, guess everyone has their own personal story..

Do not rent here. There is zero communication with management- they will not return phone calls or emails. Super shady business. Furthermore, I had months and months of unreturned emails and phone calls. There was a break in in April 2020 and the package locker box was pilfered. I found out from the locker box company but the MANAGEMENT and the apartment building DID NOT notify the building residents. Lack of integrity and lack of care for the well-being of residents. Shame on this “Rushmore Management”. Save yourself a lot of hassle, grief, and money. Do not fall for their smoke and mirrors.

This has to be the worst property manager in the city. I have left over 10 messages with their answering service and have not gotten a reply once. The interior of apartments is in terrible quality (ex: the painters painted over all windows so 2 of 4 do not open.DO NOT LIVE HERE
Fantastic rooms with great views of the city and incredibly professional and helpful staff. The property is well maintained. Nice apartment that is well laid out with closet space. Overall, the property is a comfortable, quiet place to reside.
What a great location! Very quiet, it’s right in the middle of everything & the price is perfect! Highly recommended if you want something awesome in a safe and fun area!
The worst experience ever. Please be aware of the noise if you are renting apartments facing the lofts across the street. The pick-up of trash is early morning including weekends and extremely noisy. Electricity bills of $80/month for an apartment of ~520 ft^2. Lastly, someone else took over my lease for the last three months and the administration decided to keep my deposit and requested a new deposit to the new tenant. Of note, I notified 60 days in advance and the new tenant signed at least one month before move-in.
Been living here since August 18 . Really love my studio. Location is amazing. Price is best in the area. A hidden gem in Center city!
Pros: Amazing location, beautiful lobby, responsive maintenance with quick turn around, great amenities (secure package lockers, laundry, bike storage), friendly neighbors - lots of young professionals and students, pet friendly, safe, pretty clean.Cons: Rent plus ~$100 utility bill was a bit high for a tiny studio that hadnt been updated. However, for a nice complex in the Rittenhouse area it would have been well worth it if not for the other issues. One being the neighboring unit undergoing renovations that woke me up at 7am everyday with loud drilling and hammering for months. The elevator would often break down making me late for work on multiple occasions, and the power went out twice for hours on end. Final straw was when staff THREW OUT MY LAUNDRY BASKET WITH A FULL LOAD OF CLOTHES INSIDE.After finishing a load of laundry, I folded it, and put it in my laundry basket (with a lid) before tucking the basket under the folding table so it was out of the way. Had an overnight shift and still had another load to dry so I left the clothes there, not thinking much of it. Came back from work and was exhausted so went right to bed and forgot to grab the clothes. Went back the following day and ironically the clothes in the dryer were there but the basket with the folded clothes was nowhere to be found. Described the basket to one of the workers who admitted they threw it out since they didnt want clutter while showing the apartment to potential renters. I lost over $150 worth of clothes including an irreplaceable vintage sweatshirt. When I called to confront management they kept giving me the run around, saying they would call back to resolve the issue and never did. Im still baffled that it happened, why would potential renters be turned off by laundry.. in a laundry room? Laundry that was folded and tucked away neatly in a basket?? Plus, whose first instinct is to throw away someones belongings rather than idk maybe trying to email residents so they at least have the chance to claim it?? The story makes no sense and Im sure it was a cover up and one of the workers simply stole my clothes. Then they had the nerve to not give back my full deposit.
The renovations are modern, up to date and really nice!
Roosevelt is a solid place to live in center city. Very reasonably priced for center city, with a great location walking distance to almost anything you need. Any out side journey needed the MFL and multiple bus stops were right outside of the door.We never had many maintenance needed, but the one time we had an issue with our bathroom sink they had a guy fix it within 24 hours, with plenty of notice given. I was actually surprised at how efficient the maintenance crew was for anything we needed.The only problem we had was sometimes the management is tough to get in contact with. Emails will go unanswered, and any phone calls usually results in a third party answering service, which rarely results in an answer. However, even with that once you manage to gain contact they are very helpful with anything needed. If I ever find myself moving back to the area, I would definitely choose Roosevelt again.
Easy walk to university city and center city shopping area. More amenities and building improvements noticeable within the past year. Maintenance requests are completed within 24 hours.
I stayed in a 1 bedroom apartment for 2 years (Nov.2017-Nov.2019).Great service, great amenities, good price for the area, and great location (if you dont mind the noise, because it can be quite noisy on the corner of Walnut and 23rd, thus the 4 out of 5).
Totally disappointed in the property AND the management company. First, I had several problems obtaining any actual information about the property - only after multiple phone calls and a follow up email was I able to get any productive info.Then, I show up for my scheduled showing time to be told that I was penciled in for the following day (despite a confirmatory email from the company documenting that I had the right day) So, I had to wait around for a maintenance man to show me the apartments.MOST DISAPPOINTING - I was told Id be seeing renovated apartments. THESE APARTMENTS LOOK NOTHING LIKE THOSE PICTURED ON THE WEBSITE. They are tiny, disjointed, and havent been updated since the 90s. Apparently slapping a fresh coat of white paint on the cracking walls qualifies as renovated.Anyways, never renting here. Save your time and energy - false advertising all around
Easy walk to work in center city or Penn/Drexel if youre a student. Good neighborhood, close to parks, restaurants and grocery stores (Trader Joes is about a five minute walk). Significant building improvements over the past two years.

Rima at Roosevelt was absolutely incredible and easy to work with amongst the change in management when we moved in. One thing to note is the construction noise on Walnut St., but unfortunately thats a city problem not a Roosevelt one.
I was a law student living in a studio for 8 months here at Roosevelt. First off, that means they can do flexible lease terms, which is great.I found Roosevelt to be perfect for my lifestyle and would recommend it to other students or working professionals. I was in a studio, and even though it was not one of the totally updated units that they have available, it was great. In fact, I was in a studio with a walk-in closet--whos ever heard of such a thing? The kitchen and bathroom fixtures had clearly been installed within the last few years. I loved the gas stove, which you are seeing less and less nowadays.I never had any issues with pests, and any maintenance request was promptly addressed within the same day. Thats right, I dont recall ever waiting even ONE day for a maintenance tech to come and fix my issues (nothing major, e.g., light bulbs and that kind of stuff). As the summer months approach, Roosevelt offers a complementary in-window A/C unit that, I must say, works amazingly well. I also found it convenient that I didnt have to set up any accounts with PGW or PECO, since they do it all for you.This was the perfect location for me in every way. School, gym, Trader Joes, all of Center City, Rittenhouse Square--it was all within a 15-20 minute walk. And for that location, the rates at Roosevelt beat any nearby buildings, at least when I was looking. So for me, it was a no-brainer to live here, and I even signed the lease without looking at the building in-person first.I would absolutely recommend Roosevelt!
Lived in Roosevelt for a number of years and love the amenities they offer and the new Luxor package drop off is convenient and safe to use . The management company is easy to deal with as well . I look forward to livining here for as long as possible .
DO NOT live here. It is horrible. The most recent reviews praising this dump are by the mgmt. The package locker isnt new its been here for 5 years. Also facilities never places your packages actually in it, just around it. Maintenance does not take 24hrs. Its taken a month to fix my bathroom sink. No hot water during this time. A couple months ago their answer to my overflowing kitchen sink was to plunge it for hours till they didnt want to pay for an after hours plumber. The sink overflowed all over my kitchen into the cabinets etc. And I had to clean it up. The elevators break monthly if not weekly. The place is filthy and youll slip in commercial kitchen grease while taking out your trash thanks to res ispa. The back gates are always open so youll find aggressive strung out homeless in your laundry room. They renovate from about 7am until 9pm including Saturday. This includes chemical smells and jackhammers. There is also a different crew about every 3 months, all scarier than the last. They shut the water off w no notice and feign emergency. The phone is always answered by an answering services even during normal business hours. It takes about 10mins to connect and they never return your call. The Rushmore mgmt are slumlords. They are not a quality company and they hire cheap unqualified people to work and live for free in their properties. Oh and theyre in Lakewood NJ, so expect to see them never.
I lived at the Roosevelt from 2014-16, with two different managers. Looking back, it was a negative experience. However Ill start with the positives. The building itself is well located for access to Center City and University City. As such it is popular with grad students, as I was. The building super is very nice, responsive, and helpful. He has been there under both owners and managers. I rarely every had problems hearing my neighbors through the thick walls. The manager/owner up until summer 2015 was pretty good, even if the propery manager was kind of quirky.However, Post Brothers, the manager/owner since summer 2015, is awful. Their lack of communication or concern for residents was astounding. For months they had crews jackhammering in the building. It was so loud that I could not work, make a phone call, etc in my apartment. They promised to follow up on repeated requests to communicate scheduling of heavy construction work, but never did. They disregarded basics of building maintenance: dirty windows were never washed, no attempt was made to seal drafts, washing machines and dryers were frequently broken. One day they suddenly demanded that every resident in the building trek out to their office in West Philly within the next few days to pick up new key fobs. When I moved out, they attempted to make up problems in an apartment that I had left spotless. It took over 2 months, including registered letters and digging up the CEOs personal phone line, to receive a full refund of my security deposit (though they did repay the full deposit and legally mandated late fees). I cannot possibly recommend renting from Post Brothers.
Stay here if you want to get ripped of your money. Monthly electricity bill for a studio is 100 USD + 20 USD water. They increase the rent by 200 USD with every lease renewal. I deeply regret my stay hereI finally managed to find a better housing and leave these renters who literally charge with you with any unjustified amount. And not to my surprise they withdrew 50USD from my security deposit as cleaning charges!! I mobbed and cleaned the apartment once I moved out and was still charged 50 USD! Guessing they just need excuse to rip you off your money. Will never ever recommend anyone this horrible renting place.
The review that I was supposed to write, goes something like this:I enjoyed my stay at Roosevelt. The greatest value to the Roosevelt is its prime location. Very convenient - close to Trader Joes, close to UPenn. Not to mention its well within reasonable walking distance of downtown Philly. The building is equipped with a keyless security system, which is nice. Because of this, it was very convenient for me to order items online and have it delivered to the mailroom, which was definitely a perk for people who do a lot of online shopping. While the building itself is fairly dated, my unit was recently renovated and I didnt experience problems with it. Basically, if you want the Filter Square location but dont need (or want to pay for) amenities like a gym, pool, or doorman - the Roosevelt is a decent place to be. I for one, was happy here. Considering the price, yes I would recommend the Roosevelt. Definitely at least 4/5 - maybe 5/5 even. (That said, I didnt encounter a problem with the unit so I cant evaluate how management would respond to service requests, etc.)Unfortunately, I never got to post this review. Due to unforeseen circumstances I had to return to Canada. In preparation to do so, I did the legwork to find another tenant to take over my lease, and the new tenant paid their own security deposit to the management. I left the place in the same condition which I received it. The management lost no money with me leaving, so in this situation, youd think I would be entitled to my security deposit back right? Unfortunately Postbrother Apartments (the company that manages the Roosevelt) initially chose not to return my deposit. This put a very bad taste in my mouth. Were talking 1 star behaviour here, and I diligently did my civic duty to report this on google maps.But, four a half months later, Postbrother Apartments reached out to me, apologized, and returned my security deposit. It was nice of them to do that, and Im willing to give them the benefit of the doubt. Best of luck in your apartment search.
The new owners the post brothers are slumlords. The other reviews are on point, they stole my security deposit as well, maintenance goes unanswered, they are slumlords. They change the lease each day. The management staff is out to get you, you are not imagining it. Avoid renting from Post Brothers and the Roosevelt at all costs.
