This is my first apartment unit and I must say it has been awesome! My favorite part has been having my own bathroom. I remember my first time here and I fell in love with the bathroom floor design. Another favorite part of the unit is the mantle above the fireplace. I definitely would recommend this property management company. They are professional and the units are beautiful.

Oh my god, I wish I could go back in time and never signed my lease with this company. We just moved into our brand new unit and it’s been a complete nightmare. We walked into a unit that hasn’t been cleaned or repainted despite Jessica DaSilva promising this unit being cleaned and painted throughly during our initial tour of this place. The entire place was covered in a layer of dust, dirt, bugs, and several items from the previous tenants which were not disposed of properly. To make matters worse, when we moved in (3 days ago) there was a massive leak that ruined our furniture in the top floor of the unit. The holes in walls and doors were fixed with a piss poor spackle job… I’m pretty sure a blind toddler could have done a better job. Our back fence is broken and held together with a STRING which they refuse to fix because another company broke it despite it being a serious safety concern. The closet has no sort of wire shelf or rack, the windows had no blinds, and the blinds they did have were held together by white duct tape. The garbage disposal isn’t working, our roommates sink fell out of the wall and is being held there by a single STICK. Our closet door was broken, the flooring is a mess with nails sticking out, just ready to send you to the hospital. The backyard is disgusting and has broken glass and garbage everywhere, and the bathrooms had poop particles literally EVERYWHERE from the last tenants. The washer and dryer reeks of mildew and we had to hire someone to get the smell out and clean it so we could do laundry. We contacted Christian Connolly several times and he just refuses to answer or respond back to our emails asking him to do his job which is apparently too much to do. He said that since it’s 4th of July weekend all his crew can’t fix the leak in our roof because apparently they deserve a nice long vacation for the hard work they put into these units. We’re in the middle of contacting lawyers to see our options on leaving the lease and making a complaint to the Philadelphia Fair Housing Commission due to the state of this unit before we moved. Complete nightmare. Don’t believe any of the reviews (that their own employees made) that says they’re a reliable and ethical company. They’re not.Hopefully we get some sort of response from SOMEONE about our unit after this review but who knows!Enjoy these photos of the place that we moved into. Hopefully the next tenants who even think about moving here sees this review, sees the photos and stay far, far, FAR away.

I am a property owner and had Bay Management Group of Philadelphia manage my property for about a year and had a terrible experience. They frequently billed me for unauthorized maintenance resulting in almost 2 months of rent being taken from me, with no kind of notice. Per the contractual agreement, I was to be given some sort of notice if maintenance above a specified amount was required and they did not hold up their end of the deal. Prior to the tenants moving in, I did a walk through with the President of BMG and discussed things that needed to be worked on, which was a paint touch up. During our walk through no other work was discussed, he even agreed the home was in great condition and would only need a cleaning, which is pretty standard. An awful job was done resulting in damage to my newly schlacked and stained hardwood floors. It came as a surprise other work was done without my approval or without notice. I only was made aware when I received my owners statement. In addition, when it came to tax season and the proper forms were to be sent to me, the President of BMG told me I could do them myself and did not forward me over documentation required by law until I mentioned my accountant. The pictures are attached of the work that was done. I would not recommend this company in terms of property management. There is no transparency whatsoever.

I recently purchased a new property and needed help managing it. My friend recommended Bay Management and I can’t say enough about how great their customer service is. They respond to me so quickly and make me their top priority. Any issues I have are able to be addressed within a day or two.

Bay management has been very professional since the very beginning of our lease. Any time we needed something fixed, they sent someone out in a timely manner. When we needed to extend our lease for just a few months, they did so without question. They have been helpful but have also given us our privacy.

I had to abruptly up and move into Philly for work and needed a place to stay, either short-term while I get lay of the land or for long-term. A colleague referred me toward BPMG. I reached out and told them I need a 1 room place that can accommodate my dog, preferably in a decent location and reasonably priced. The next damn day they were with me touring places. Found a perfect spot and signed a 1 year lease. Cant speak highly enough on how consultative the team is. You can tell they know the area, and had great spots for me based on my interests. Within 1 week of first reaching out to them, I had a lease signed, keys, and was moving in. Doesnt get much more transparent and easy with the housing market as is now. No brainer using these guys.

In my quest to locate a suitable property management company, I decided to inquire on the services provided by BMG after reading many positive reviews. From day one, Dana was very professional and answered all of my questions efficiently. I was impressed by the technology aspects of the tenant/landlord process. The operation was laid out in a way which was helpful and did not feel overwhelming. Additionally, the management fees were affordable, given the extensive quality of services provided. I felt comfortable asking questions, knowing someone from the team would respond (day or night). Once the ball started rolling, I was happily involved in every aspect of the procedure to locate a suitable tenant. Just as advertised an appropriate tenant was found in under 30 days, in my case I believe it was within two weeks. I am very particular of those representing my needs and this company has met my exceptions. I have had the pleasure of working with the leasing agent Justin, who is a superb at his job kept me in the loop at all times. Lastly, I love a company where the employees are happy which is demonstrated in the way they conduct business with their clients. I would definitely recommend Bay Property Management Group for any property management services.

I have never had such incredibly bad customer service, just absolutely unresponsive.I tried on 3 separate occasions to schedule a showing for 3 of their properties. The first one, I went through the automated scheduler, picked my time & day (with back up days) and never received either a confirmation or rejection. Called and their system states they only do showings through the scheduler, which I cant do anything as the appointment was never responded to. Called again, got a person who breezily said the apartment was already snapped up.Second time, I went through the scheduler, picked my time & dates (and back ups) and they again never respond. I called the day of two of the times I selected and left 3 voicemail messages. Never received a response, never had my request rejected or confirmed.The last time, I had zero hope but the property looked very nice. Went through the automated scheduler, and while I received an automated text about a showing, it was none of the dates/times I selected (I picked 3 as advised). So I had to cancel and go through the scheduler again. And the same thing happened. I canceled the showing and did not reschedule.If this is how they treat prospective tenants, I can only imagine how poorly they treat the folks that have the misfortune to rent from them.

Summary: Move-in was rough, but they made it right in the end.The good:Everyone weve spoken to at BMG has been helpful. They seem to be passionate about giving the renters the best experience possible. Repair staff was very diligent and solved problems in a timely manner. Our property manager responded to our questions and concerns promptly and effectively.The bad:BMG seems to have some systemic issues that make things difficult for tenants every now and then. I want to emphasize that this seems like flaws in a system, and not flaws in individuals.From what I understand, our property manager was ill during move-in and was unable to initiate contact with us as we were told. Instead of having a different property manager temporarily assist us, we were left working with our only point of contact, who was not a property manager. Due to this, we missed out on a lot of key information such as:- trash/recycling days- communal mailbox numberFurthermore, the previous tenants left behind a significant number of belongings. From what I understand, this prevented maintenance staff from addressing many of the issues in the location until after move-in. I suspect this mightve also prevented cleaning staff from adequately cleaning the place. Perhaps disposal/donation/storage of left-behind tenant items might be best?

Kristina Mondejar is a great property manager at BMG any maintenance request I’ve put in was resolved right away no long appointment days to choose from also the turn around time is excellent. Kristina is amazing when we needed new carpet she made sure it was installed, our screen door lock needed to be fixed it was done the next day and most recently the toilet tank had to be fixed put the request in yesterday and they sent maintenance out today to fix the problem. Thanks Kristina!

These folks are quick! I needed to get my property rented out because it was a contingent for me before being able to buy my new house. I was practically given two weeks to do so. Justin, Kevin, and Kristian were all very responsive and found a tenant in less than a week. I have been with BMG since 2018 and my experiences have been mostly very positive. In this review I want to highlight the exceptional service I recently received from Kristina M. regarding lease renewals. I started communicating with her in April 2021 and wanted BMG to proactively reach out to my tenants, well before lease expiry, to gauge their interest in renewing. Since several units were up for renewal, I wanted to try a few different things to score as many renewals as possible. Kristina understood my point of view and diligently worked with each tenant landing several renewals over a two month period. She communicated with me regularly keeping me in the loop, suggesting strategy changes wherever needed. She worked very hard on the renewals and I truly felt she had my best interests on mind. I am beyond thrilled that I got to work with her.I also want to take this opportunity to personally thank Bob, my property manager, for always being very responsive and accommodative. Kevin is another fantastic guy who delivered for me, time and again, filling my units, at the right price and quick turnaround times. I like BMG they mange most things well. A big fumble was processing the renewal on my property without reviewing it with me first. In the end I was ok with the terms but not having the chance to review it did not sit well with me. I spoke to the manager and she acknowledged that there was an error on their end of not sending it out before finalizing.

Hi! I do not typically leave reviews but have honestly had a terrible experience with BMG and I wish I could contact the owner of the property I rented directly to inform them of my poor experience. It all started day one when showing up to an apartment that was unprepared. It was obvious zero maintenance or cleaning had been done prior to us moving in. When we complained and sent emails with supporting evidence (photos and detailed list of repairs we would like addressed or at the very least not held responsible for when we moved out) we were told we were overreacting and that there was no need for the calls and emails. They had the cleaning crew show up again after we had already cleaned in order to move our stuff in. They had maintenance show up once and maybe fixed 3 things and never came back to resolve the rest of our concerns.Throughout our year with BMG we received very poor response rates and very unprofessional tones of voices when we did receive a response. When it came to renew our lease we opted out and complied with the Move-Out procedure to only be disappointed again. They incorrectly allotted the deposit returns after we clearly provided the appropriate breakdown per person. Then they told us they could not do anything about it and to please pay each other the differences.Lastly, to charge $250 for cleaning and be given the cleaning service we were is concerning. I genuinely recommend looking for a different cleaning service group. Overall it was a very disappointing experience and due to that I will not rent through BMG Philly again nor recommend them to others.

In the beginning it seemed like it would work well. Well, it did not. I had issue with one manager that repeatedly disregarded our agreement and maintenance was done without pre-approval. It wouldnt have been an issue it was an emergency, but it never was and often the costs made so sense. At least once, when I checked directly with the tenant to confirm someone came to deal with an issue, they told me that no one ever came. A new manager was assigned to my property---same issue. Eventually, I could no longer trust them to manage my property well and not rob me with unnecessary and/or inflated maintenance requests. So, I decided not to renew my contract. I still have not received the close-out packet I was told Id have at least a week ago (not sure why they needed a month to pull that together anyway).All that to say, I wouldnt recommend this company to manage your property. And I imagine they will respond to this review with a lame excuse or defense. Dont fall for it.

VERY disappointed with property manager Robert Schwartz. When it was time to receive our security deposit after moving out, we received a notice that we would not be able to receive our full deposit amount due to vague descriptions of unit cleaning and excessive normal wear and tear. Anticipating this might happen, we THOROUGHLY cleaned our unit before we moved out and as far as any wear and tear to the unit, the apartment already had damaged flooring, walls (which we were careful to document in our move-in report), and holes in the ceilings from a water leak. The holes in the ceilings werent even fully repaired while we lived there as management explained that they wanted to leave the holes in the ceiling open to see if the leak would continue but there was no follow up whatsoever. Despite explaining the situation, sharing our disagreement with the charges, and asking for detailed examples or proof that the unit required more significant cleaning and showed excessive wear and tear which we were supposedly responsible for, we could not get a response from Robert Schwartz until we followed up on our own emails several times, texted, and left voicemails. Instead of trying to resolve the situation, Robert Schwartz responded with a cowardly email saying that we are welcome to challenge them in court. Happy to say that we have moved out and no longer have to deal with BMG and give them any more of our money. Never will again. DO NOT RECOMMEND.

They were able to find our first tenants quickly and new tenants when those tenants broke their lease. Monthly statements and all that goes smoothly. They are quick to respond to communication.My biggest problem is that they have repeatedly done maintenance and other work without first getting authorization from me. There are some things I can and prefer to take care of myself or through companies I know. I have told them this. There is also a question in the agreement about what our dollar threshold is (for repairs before they ask for authorization, excluding emergencies). None of this seems to matter to them because they do the work and then deduct it from the income for the next month. I find things out once I review the statements.

Kristina is always fast to respond and take care of whatever I need. I have rented from other management companies and their communication and responsiveness was nowhere near Bay managements. When they first took over management of our property, it came with very bad tenants. Bay management was very punctual with handling the eviction. Im not sure I could ever recommend renting under BMG Philly. They are impossible to contact (even during the week), have raised our rent every year, and ding us for huge fines for any issue with payment (even though the seem to take the money out 10 days after the rent is due).Example: They tried to pull money out during Covid and things were tight and I was trying to move money from one of our other accounts. I had the $ to them within hours but they still wanted to fine us $50 even when I got ahold of a human to talk to. Zero empathy.

Bay Mangement is horrible they ignore you tell you they didn’t received text messages emails or voicemails don’t fix everything in my apartment been broken since I moved in no one ever fixed it I had mice problems nobody never fixed it I do not recommend no one to rent from them.

I am really happy with the service BMG provides. The property managers are very professional and responsive. The rate is reasonable and contract is flexible. They are especially a great help if you need to manage your property from out-of-state.

I have worked with a few property management companies over the last couple years and these guys are the best! Honestly they are the first great experience I’ve ever had with any property management company. Bay Management Property Group has been so helpful with managing my property. I just started using their service and I’m telling you they are the best I have ever experienced. Most rental companies I have used in the past had me feeling like I was not a priority whatsoever. The people at Bay Management feel like they actually care about my property.

DO NOT DO BUSINESS WITH CHRISTIAN OR KRISTINA. They are both unresponsive. One of their tenants is moving and they made the tenant advertise for a new person to move in..I was told by tenant what I needed and sent in the direction of Christian Connolly. Christian was nice the first day, until he needed more info from me. Then he started to act annoyed and unprofessional and wouldnt return my phone calls. Every time I emailed him he was acting as if I was bothering him by simply asking him to do his job. I was told to pay for a co signer which I did. Then I was told I couldnt provide enough income on MY end - Christian and Kristina passed me back and forth all week, wouldnt tell me the information I needed because they took 10+ hours to respond to emails. They should have had me provide what I needed before they made me put out MORE money for co signers. They handled this so sloppy, and they were so lazy about it. I called them several times and they didnt have the decency to return my phone calls. Then, after 5 days of wasted time, Christian had completely stopped responding to me at this point and passed me off to Kristina, they sent me an email saying I didnt provide enough income and they chose someone else to live there. The funny part was, I did provide enough income, I supplied them with everything I needed, wasted my money, and they denied me. They were too lazy to communicate and call me back and they denied me after thinking I already had it. They lied and said they chose another applicant, the tenant told me himself that was false. Dont work with EITHER of these people. Theyre lazy, they rush you but they take hours and days to get back, they WILL NOT return your phone calls, and they could care less about you. Unprofessional. Working from home and still lazy. I honestly wouldnt even use that company, they will steal your money then tell you they picked about her applicant even though the home is still vacant. Also, what kind of management group makes the tenant post and advertise on Zillow and Trulia. LAZY.

They took over our building mid-lease and were incredibly unaccommodating with our pandemic issues. 0 empathy, 0 professionalism. Do not expect anything beyond writing a check to them every month. Edit: the last months rent was the last in a long line of issues.

My landlord had to sell her house because bmg got her into a legal bind with me and my neighbors. The poor women sold her home because she was scared of the outcome and overwhelmed with the problems that come with bmg. Go ahead call me a list the new landlord just left. And I spoke with ms. S...I will be posting my pictures soon just wait to see what I moved into.

Dealing with Bay Management was a breeze for the majority of my time leasing in the city. I was in a place for two years that they assisted me in finding. I was moving in from out of town after landing a job and they were able to find me a place that made sense for my situation in a timely manner. My maintenance requests were also dealt with adequately. I know they have been very accommodating to people through Covid-19 struggles as well. I will be using them again to find a new place when the next chapter presents itself.

So completely unprofessional. Allows unauthorized access to tenants homes & takes 0 responsibility for any inconveniences caused on multiple occasions. I got notified 3 days prior to my appointment (not a week) & was told that no one would enter the property without permission again (after having the same issue previously) & this was not the case. They also let me go an entire month without hot water.

Can’t say one thing bad about my experience using Bay Management Property Group. The staff was extremely helpful in finding me a new apartment after just recently moving to the Philadelphia area. I contacted them through their website and within hours they were ready to send me a list of options within my budget. Five star service!!

Do not rent from this company. DO NOT. This comes from someone who has lived in one of their properties for more than 2 years... Staff is completely unprofessional, never replies to phone calls on urgent matters such as apartment leaks, and not having hot water (I went more than a week without hot water and MONTHS with plumbing issue leaks). Real estate agents- not the landlord (dont even know who he or she is) yes, agents, who are looking to lease your home to other possible new tenants for the following year just weeks into your OWN lease- will just barge into your place without a 24 hour notice then get angry when you politely ask them to leave... Parents- if your child is a college student in the area, be very involved with what is going on with the management and keep the Fair Housing Commission and tenant rights union phone number in your back pocket. These people will try their best to take advantage of college student who they think dont know any better, and will try to take any extra cent they can charge you over mistakes THEY made in the office. Once caught in a lie, they wont apologize for all the harassing and mistakes they made. Theyll just readjust that attention elsewhere. Horrible. 0/5 stars. :)
