I was living in apt 701A for two years moved in 2019 discovered they had installed motion/sound sensors in the drywall ceiling!!! Hole has been cut too view the sensors! This ticking noise would occur wen I walked in! And when I moved around inside the apartment!!!dont know anything else since I got evicted for exposing it in August! John is responsible! The sensors where pointing to the bathroom catching whatever u did in the bathroom that ubpaid 1329 monthly for
Do not rent at this place. The building looks nice on the outside but it’s gross. One day without cleaning and there’s trash, smells, feces, liquids, foods, etc everywhere. The trash room is filled with mice and roaches. Maintenance is not responsive nor do they fix the problems. The laundry room is pretty much like the trash room. Flies and bugs flying everywhere, smells awful. Always flooded, power only works sometimes so have fun doing laundry in the dark. Parking is awful, your car will get hit. The security is basically nonexistent because the swipe keys never work so the doors stay open. Not safe. You will not get what you pay for. Look somewhere else.
Lived here for 2 years. Yes, I have had some issues now and then but they have been very quick to respond. From my understanding, this building was built in the early 50s. So, it is not brand new. But what they have done so far, is great. As far as the office, I love Rose. She is very caring and I appreciate her every time we talk.
Overall, I think that place is kind of a get what you pay for. For the physical amount of space you get for the price, it seems like youre getting a deal; however, there is a reason it is priced well below competitors in the area. For one, the building has a huge mice problem. In the year I lived there, we had several neighbors on our 9th story floor move out because of the mice, which from a sanitation standpoint is unacceptable, especially with pets and children. I found them in the vacuum cleaner, behind the fridge, in the cabinets, running across the floor, etc. Additionally, as you can see from the pictures, they dont really take the time to make sure the small details are taken care of. Imagine how embarrassing it was to say to guests, Oh yeah, the floor doesnt reach the baseboard, and they filled it in using this yellow foam rather than fixing it. It is also not very well insulated, so you can hear your neighbors all around, and they can certainly hear you. The parking gates in the adjacent lock are often broken and people consistently took our parking space as well. When we addressed this with the front desk, they would just tell us to park elsewhere instead of calling the people parking in our spot so they could move their car. Lastly, as a pet owner, there was a lot of broken glass around the property and the dog park was consistently unkempt and the dog bags were only replaced every so often. Im just thankful that my dogs didnt get fleas or sick from mice, or shards of glass stuck in their paws.I will say the staff is friendly and the common areas are kept nice and clean. The location is also great, but the apartment is not. I suggest paying the few hundred extra bucks for Rittenhouse Hill down the road; I wish I had never left there.
I just moved into my studio apartment at the Avenue. Looking at pictures of and at the outside of the apartment, I was super excited to live there! Unfortunately, management is unorganized and does not take care of this extremely unsanitary establishment.Prior to moving in, there was a communication issue between the leasing office and me. The main leasing agent over me never got back to me about important things like confirming my move-in date. I didnt even know if I was still moving in on the date Id asked for until the day before when I called another agent that could confirm for me.I had toured my apartment once about a month prior, and I was told that it wasnt ready for move in at the time. However, when I moved in today, nothing had changed. No cleaning had been done AT ALL. This was the filthiest condition I have ever seen in any establishment.While moving in, we had to enter from where the dumpsters are since the freight elevator was located nearby. Dumpsters were overflowing, trash everywhere, major stench, and even inside the building was disgusting. It also smells like urine in the area inside. The freight elevator was just as filthy and also came with that urine smell. No cameras in the freight elevator either, so thats concerning considering residents use it as a regular elevator.I figured that this sanitary issue was just contained to this particular part of the building, but unfortunately my apartment was the same.I wasnt aware how bad things were until I had already moved all my belongings in and the leasing office had closed. At first, I thought it just needed a mop and maybe a wipe over things. Then I got a closer look and saw how unsanitary and unsafe the conditions were. Grime and dirt caked on the floors (and urine under the toilet). Hairs from the prior residents all over. A pipe overhead leaking yellowy-brown liquid. Mice droppings. And worst of all BED BUGS.I was in tears over the state of my new apartment, and it was clear I could not stay there. Luckily I have people I can stay with until things get worked out, but PSA to all rentors considering The Avenue!!! Before you pay for anything and move in, make sure the management has cleaned the room and its actually in a livable condition!Also, management, please do better this is unacceptable and a health hazard.
I have been living there for 5 years. Hasnt always been perfect. The last couple years have been the greatest so far for living here. Loving the gym! Glad they are going back to 24 hours soon.
I had to wait a month to tour this place but I ended up leaving before the tour started.When I walked inside I was greeted by the person at the front desk who went to the rental office to tell an agent I had arrived. Instead of the rental agent coming out to meet me in the lobby, she stayed at her desk. Next I stood for about 2 minutes while she asked me questions before she offered me a seat. Her whole vibe was off to me and was a bad sign.After speaking to her, I waited for her in the lobby with the extremely filthy carpet. While I was talking to the agent and while waiting for her afterwards, I was checking the Google reviews for The Avenue one more time before the tour. The most recent review from a week ago mentioned bed bugs upon moving in. Other reviews mentioned mice and excessive amounts of garbage on the property. I never toured the building because I promptly told the agent that I was leaving.Is this a real review of the property? No, because I never toured it. However, I refuse to live in a disgusting building where the tenants are complaining bugs, rodents, smells, and garbage. Not for $1500/month in rent and higher.

I’m confused by the negative reviews. I took a tour with Britain and he is fantastic! He has patience of saint, waking through various apartments and listening to my wants and needs in an apartment.The complex is clean and well maintained. They have a trash chute for the residents to conveniently dispose of the their trash. But if they filled a bag too much they a lazy and don’t put it in two bags. That the residents fault, they now how big the chute is.The gym is top notch, multiple conference rooms and community rooms to hang out which is a nice feature if you work from home and need a change of scenery.I am still searching for an apartment with them, just looking for the right one with a great view. Britain is working hard to make that happen for me!
Cant believe I havent even move in and Im experiencing this, Did a lease online for a unit (Im thinking twice now about even moving forward), I understand the unit is occupy right now so I can not do a tour of that unit which is fine, but when I try to book a tour just to see a different unit I get disrespected on the phone with someone call Dee and tells me system is down every time, if thats true then you guys need to address that because I dont understand how a system can be down everyday, at this point Im just frustrated. Just bad communication skills overall!
The property is really getting so much better than before. Everyone has been really responsive to my requests. When they are in my apartment and have completed a work order, they asked if I needed anything else to be done. I appreciate that. The office is always responsive when I call.

Repairs and service requests are sometimes handled in a timely manner, but not always. Pros - Beautiful pool (only open in the summer), nice staff.Cons - Tons of mice, false fire alarms all the time, often in the middle of the night.
I was there for 4 years. One year in a two bedroom apartment with old management and three years in a studio with new management group. The new management group tries so hard to improve the quality of the building and tenants life. During all these years, I met 5 managers and 3 assistants.I have had so many problems, including flooding, but they were so nice and always listened and helped me to resolve the issues. I personally think that this is a nice place based what you pay in a safe neighborhood and close to Wissahickon park.No matter where you go, how much you pay, you will some issues. To me, it is important that that management group listens and tries to help.Thanks for all these four years, we had so much up and downs.

I would definitely recommend checking out this apartment complex if you were looking for a new apartment or are you moving into Philadelphia. This complex is a modern and sleek building with amenities which include a large gym state of the art equipment and classes. Along with various community and conference rooms on the first floor. Outside offers a community lounge area barbecue and pool along with Multiple parking lots. The utilities are flat fee except for electric which is per usage through a third-party company affiliated with the complex. There’s always a front desk person to receive your packages which are locked and you need to present identification to pick them up.If you move here you would no longer have to worry about porch Pirates stealing your packages. Overall I give this complex five stars.
This apartment is so cool, they have a whole pool area, little game room/arcade, a cool veiw, and its all around really nice, have seen some rats though but it isnt that often

If your looking for a nice place to stay this is not it! You may have hot water in the shower you may not. The air-conditioning goes out a couple times a week and does not even cool your room down. The elevators are a hit and miss sometimes they work sometimes they dont. For what they charge a month everything should be working and be in good shape.

So I was inquiring a one bedroom apartment for myself and NEVER got to see any room samples nor pricing. This was mainly because the rental specialist was very rude and argumentative as she decided to spray disinfect on me and the lobby area. Her “excuse” was because I coughed SMH. So I covered my mouth with my arm with A MASK ON when I coughed and you decide to spray half the bottle of disinfect? How embarrassing. I already see that this complex has bad ratings. No one should be trying to live there.
Great customer service all around. I had some issues with my move in date due and Marnae Simpson worked with me to change the date to accomodate my need. She put the proper plans to make it all happen in a very professional manner.
Now that renovations are complete, and professional development is taking place with the staff, this place is truly becoming a great place to live. Every apartment building has its pros and cons, and I know some former residents had some things to rightfully complain about, but I honestly believe the pros are outweighing the cons now. The modern design of the facade and building amenities create a sense of peace for me when I walk in the front door of the building. The location is a perfect mix of city-life convenience and suburban serenity, and the train station to get downtown is right down the street! Cant wait for the coffee shop/deli to open as it will be another great, convenient feature to the community.
I have lived here at the Avenue at East Falls for just over three years and have only had good experiences. The new management team is top notch and such a great improvement to living here. The concierge team is the best in the area hands down and the leasing crew are the best and most friendly I have encountered. This new team constantly strives to improve the living experience while also actually responding personally to emails, questions or issues. For the price in the area, the apartments are open and rather roomy as well as being one of the more affordable rent/utility packages available. My experience living here has made my move back to Philadelphia an easy transition, the location cant be beat as grocery shopping is a few blocks away and SEPTA options are also within walking distance.
I love this place!! Whoever is commenting negative remarks on this apartment is their own problems. Yes, people dont dispose their trash, but maintenance is very on top of things. Very clean and very friendly place to call home. For my first apartment, Im glad I chose this place.
I just moved in on July 1 but prior to that Ms Marnae was helpful Ms Marnae is Is the best she really takes customer service to the next level she’s very professional has she answered your questions your needs quickly and without giving you the runaround She’s Ravi cooperative very flexible and she’s all about satisfying the customer it was times when I couldn’t get there at 1 o’clock and she stayed longer till I got there she’s very knowledgeable just an all-around sweet person if you look at the apartment here I suggest you just call and ask for Ms Marnae She will work around your hours like I said is plenty of times when I got off work at 3:30 and she was leaving but she stayed around until I got there she’s all about Dennis. and serving you the resident the customer I’m just So happy with my new apartment and I can see myself staying here for a very long time is definitely worth it
Amazing. By far the best managed and ran complex I have looked at in East Falls so far. It is a beautiful complex. They have an on-site dry cleaner and are currently building a 6,500 sq ft gym. Karen, the leasing consultant, is WONDERFUL. She made the entire experience seamless and stress-free. Also, out of every apartment I have looked at so far in the area, the units feel and look the most luxurious for the price. Definitely the #1 place on my list to live in the area.

The Leasing Manager Samantha Jablon is phenomenal. I had a few issues with my apartment after moving in, and I reached out to her. She quickly came to check the problems I was having and understood the problem, and within 24 hours, she was able to solve the issues rapidly. Samantha and Karen help me with the process of finding the perfect apartment for me. They took time to make sure that I had the home I wanted as well as needed. Samantha always greets you with a smile and is very helpful to our needs, and quick to attend to any problems that arise.
The reviews are true for the most part. I have been here for some time now. Im a positive kid entrepreneur and I usually sell baked goods that I make with my mom. Well I was informed for the first time today that I can no longer sell my baked goods and told my parents can discuss with management. For what? This place has inspired me to be more of a young businessman by only taking orders for my baked goods and taking it to the next level.It’s always something that they’re complaining about, from kids not being allowed in the gym or saying that the off side rooms, like the kitchen area have to be signed up for and that children aren’t allowed in. The rules here change according to who is on duty or acting as manager.I will now be taking my orders via phone and on my website that I’m building.Addressing the mice, bedbug, trash and black mold issue would be a better way to “manage” time and energy rather than being involved in others entrepreneurial affairs.Thanks management for inspiring me to build my business and get that mansion!

God forbid if you are a minority—the staff speaks to you as if you are scum. The staff is not only super invasive into peoples personal life, but are extremely rude to tenants... especially their guests. This is my home. I pay TOP dollar to live here and the standard of service is beyond low. Researching Goldollar real estate investments, my recommendation would be to reset (ALL) staff at this location, as your current team is not a reflection of the brand you advertise.
It was a great place to live until COVID hit. When we first moved in, it nice and beautiful. We actually really liked it. The train station is about a 5 min walk. So if youre in Temple or if you want to go to the city, its very convenientThere were a couple problems though. We had neighbors that played their music loud at night to a point walls shook but eventually they got evicted. People would park their car at the round about and blast their music at night. During winter it was extremely cold. The windows had a very bad draft. The fire alarm across the whole building would go off a couple times a week because someone was cooking and opened the door to the hallway, so the smoke would activated it. The gate to the parking lot would always be broken because people parked illegally (Its a payed parking lot).When COVID hit it was nice and quiet. Then eventually the building didnt get maintained and it became dirty and infested with mice. The laundry room would get very dirty over the weekend. Our AC stopped working properly and that was not addressed. They never replaced the filter on it and it had mold on it. Thats the biggest reason we moved out. If it wasnt for the mice, thin walls and people blasting their music, we would have stayed there another year. You can literally hear the mice in the walls.The staff was always really nice and helpful. Never had a problem with any of them.
Management is not to be trusted! Very unprofessional!! I came to see an apartment in May 2018 I also filled out an application back in May of last year. I had to get emergency surgery in May and was never able to come in and sign a lease. I didn’t get out of the hospital until June 2018 after learning to walk again. . I just found this apartment on my credit report saying I owe 2500.00$ They sent me a lease that doesn’t have my signature and told me I signed the lease. Don’t trust these people with your information!!
Everyone I’ve encountered from my tour to dropping my deposit and move in expenses has been great. The staff are friendly and accommodating and I am excited to make this my new home.
I gave them two stars and that’s more than fair. I lived there for two years. The good news is that in those two years a new company took over and has made a ton of renovations to the “amenities” and hired better staff. The old company was so terrible i won’t even address it. The bad news....renovated apartments are being overpriced. Renovations can only go so far in a super old building. This building has a super struggle with MICE AND ROACHES. Crime is definitely a problem with theft and the murder that happened recently (although I wont put that on them). The hot water is a super struggle as well. Basically anytime you have something important going on or a guest over it will screw you. The way they distribute parking is dumb and the elevators are slow as hell. They never know or care when people move out/in so the freight elevator is a free for all.
The location is great, you can get anywhere in the city in just about 20 minutes. Saturday mornings can be noisy with spring sports from neighboring school. The facilities and common areas are always clean and smelling great. There have been some issues with the fire alarm being triggered frequently and elevators going out of service often that seem to have been addressed so far. Front desk is professional and courteous which makes the stay more enjoyable as I encounter them daily. Renovations have been prolonged and extremely over due. I could not personally recommend anyone to live here due to the lack of consistently providing a peaceful living situation.

Might be the worst place to live in the Philly area. Been trying to get my windows fixed for the last several months (they make the most ridiculous howling sounds in the wind) and the maintenance and front office continue to ignore my requests. Dont waste your money.
After touring this apartment complex and seeing all of the nice amenities it seemed like the perfect place to settle down that was close to the city, boy were we wrong. Our stay here since we moved in June has been nothing but unpleasant. As everyone said there are rodents in the apartments...they may look pretty but we are constantly finding both bugs and rodents in our “newly renovated apartment”. Our ceiling has leaked on several occasions at this point and we are about to put in our 3rd work order for someone to come fix the water damage because we have received no response for the past month on this issue. One of the elevators is always breaking down. They “fixed up the elevators” but the stairs which everyone has to take when the elevators are broken are vile. There has been trash and vomit that has been molding over for months now in the one going out the back door towards the dumpster. To top it all off it is Saturday morning and I have gas fumes and noise (7:15 am) pouring into my apartment because there are 5 dump trucks here hauling away dirt from a job that was supposed to be completed months ago (additional parking and a dog park). Don’t let the pretty water fixtures and lights out front full you my friends it is purely a facade to lure people into moving into this poorly kept complex. My advice to this apartment complex is that if you are going to charge people a significant amount of money but only superficially take care of an apartment complex people are going to be very unhappy. The only star that goes to this place is due to the front desk staff, they are amazingly helpful and kind.One last note, the fire alarm goes off at least twice a week it has been going off for an hour now ( it’s three AM) save yourself the headache please
If I could give this building a negative star rating, I would not hesitate to.I have been back and forth with The Avenue at East falls for over half the time Ive lived there. Ever since January, I dealt with a mouse problem within the building. It got so bad that I couldnt walk without shoes on in my apartment because the mice would ruin my floor daily. The mice would poop on my countertops everyday and i couldnt make a meal or leave food anywhere on my countertops, fridge and stove top. After having to send 100s and 100s of emails, 4 months of depressing living conditions, reporting it to the front desk 7+ times, I finally was moved to a new apartment after telling the company that I would pursue action.While in the process of moving apartments, I went to my old apartment to move things up. When I went to my old apartment on June 6th to grab items to move, I noticed that almost $7000 worth of my stuff was missing. After the manager assured me multiple times that I should not file a renters insurance claim and continually telling me that they would handle it, they offered me $2000 for all of my items and $2000 in rental credit. My lease is up next month anyway, so I have no need for the rental credit and $4000 for the items was entirely way too small and would only cover just over half of the items if I wanted to buy them outright. This puts me in a predicament because I dont have any clothes, shoes, dishes, cups, etc; and not even 1/3 of the amount of compensation needed.The company has shown through and through that the hospitable nature that they convey to their tenants is superficial and the facade of Goldoller/The Avenue at East Falls caring community is only to solicit further sales. They have shown me that the average tenant(one that doesnt incessantly complain) would get walked all over.I would never recommend anyone living at this apartment complex. If my experience isnt enough, take a look at the 100s of other complaints and stay far away from this building.
Thank god that our lease is almost up. Let’s start with the pros:- Aesthetically BEAUTIFUL- Nice front desk- Pretty sophisticated gym- Friendly neighbors, for the most part.- Great neighborhoodCons:- Past management messed up a lot that new management now needs to fix.- Trash everywhere, all the time. (There was literally an old couch in the hall for two weeks and yes, management was aware)- Mice and roaches all the time- Maintainence requests marked “complete” but never being fixed unless you stay on top of it.- Fire alarms going off almost everyday. (I’m currently writing this at 3 am because the fire alarm has been going off for the past HOUR)- The windows were literally put in wrong from previous management and the draft is quite something in the heart of the winter.- Leasing office will charge you for anything and everything, so watch your money before you get billed for something that you don’t use. (Yes, that happened to us)- Oh and let’s not forget that we had black mold on our bathroom ceiling and needed to put in 3 maintenance requests and threaten to put our rent in escrow, before anything was done. And I’ve still got the pictures to prove it.All that glitters isn’t gold folks!!Now I will say that it appears that new management is trying but there have been far too many issues here, including with new management, that it’s honestly not worth the handful of perks. If my lease weren’t almost up, I would’ve chosen to break it by now. We’re paying almost a mortgage to deal with this nonsense. They’re so hell bent on getting people to sign their lease that they don’t take care of who already lives here. NOT WORTH YOUR MONEY.
I showed up for a tour of a one bedroom and there was no future resident parking. I was told to park my car illegally and the guard would watch it for me. I then searched for legal parking. Once I got to the lobby I was told that the leasing agent will be with me shortly. 30 mins later still no leasing agent. I left without even touring an apartment. If they are this inconsiderate before I decided to sign a lease, I couldnt imagine what my experience would have been like living there. Major RED FLAG!
The unfortunate thing is I have read reviews on this property during my apartment hunt I relocated from NewYorkCity to Pennsylvania (East falls) And I was still persistent with moving in here, I can honestly say the tour when I came in was a bunch of false hope I haven’t lived here for a year yet and I feel like a prisoner and have a calendar counting down the month(s) and day(s) until my lease maturity date!. For the amount of money tenants pay from a Deluxe 1 bedroom and up you definitely don’t get your money’s worth and it is quite pathetic I put in for service to be done to my HVAC system due to malfunction and lack of having no heat in my unit and the issue needless to say haven’t been rectified, also put in for service for the tub to be unclogged and have yet to get that issue addressed as well, and also I come from a Caribbean family when I play American music no one complains but when I play Caribbean music I have security and management threatening to call cops on me for the volume telling me they receive complaints, when I have it at a presentable volume to myself I feel discriminated when they do that the parking is a nightmare I feel like I still live in Brooklyn driving around looking for parking at a certain time at night when I believe parking should be included for certain residence, can’t even watch the basketball or NFL games in the common area because they all of the sudden have one channel but when I moved here back in March of this year (2019) every room that had television had more then one channel for folks to share the common area since it seems to be frowned upon to have family members in your unit, when you bring an issue to the concierge or leasing office they act like the issue will be addressed immediately but in fact it isn’t! I’m very frustrated and turned off with this development I should’ve kept my hard working money and brought it over to another development that would be grateful for my business!
The fire alarm goes off in the entire building almost every 2 days, it smells, the staffs are liars, there is no cameras in the hallways (for saftey) sometimes your key card doesn’t work, you have to wait almost 15 mins to talk to someone, mice is horrible here, walls are very thin, you hear everything, pay so much for cheap appliances, i would not recommend it
The ammeneties are incredible here! Its like living in a resort! We couldnt be happier...we have a great view of center city...& I got rid of my gym membership...the gym at the Avenue has better equipment & is free if you live here! The pool is state of the art- we make use of the grill in the courtyard...so much fun & so close to the city!
HORRIBLE PLACE!!!! Do not move in!!!! Don’t be fooled by the good reviews they gave their residents gift cards to write a good review!!! This place is the worst of the worst! No hot water 3 times a week!!!! Everything you can think of goes wrong! And it’s take maintenance forever to fix anything! Oh and don’t let them in when you not home because they’ll steal your things!!!!! Yes you read that correctly! And management won’t do anything thing about it! You would think having a receptionist is a good thing someone is always there to get your packages! NOT at this place! Packages are always missing!!!!! ROACHES ROACHES everywhere!!!!! Don’t be fooled by the new name or the new outside construction!!! Management is focused on fixing the looks of things this place is the pits!!!!!!!!!!!!!!
Overall, I am having a great experience living at East Fallls. Repairs are done quickly and the building is always clean. The residents are friendly and we have a great management office.
Everything looks great, until your actually a tenant. During a rushed walked through of my unit things looked great. The next day when I started to move in I found things like mice droppings, roaches and leftover trash from the last tenant. After making management aware of this issue they have been slow in responding to my concerns. Also, parking is pretty much non-existent between 10pm-6am, so get home early or walk a few blocks.I won’t say that this place is the worst, but management needs to get this pest issue & their response times under control!
Love living here. I’ve recommended two of my friends into making this a place to live also. Great location & great environment.
DO NOT RENT HERE! Do not be fooled by all renovating stuff!Every week theres a water problem. They either shut down the water or no hot water EVERY WEEK AND I AM NOT EXAGGERATING !!!I just had it this week when a RAT came out of nowhere and scared me and I accidentally broke my LAPTOP SCREEN because the rat scared me, and they are not planing to compensate me for it, although I have told them just 2 days before the accident that there are rats in the apartment and no one came!!!!!Maintenance is bad and they are careless and have attitude! I had to submit three requests just to get my bathroom sink to be unclogged.I have lived in both Building A and B, both are bad and have rats and plumbing is terrible.And one of the ELEVATORS KEEPS SHUTTING DOWN EVERY WEEK! You would have to wait for up to 5 minutes just to ride the elevator.And dont get me started on SCOTT the property manager he is all talk! you will notice that when you meet him. He tries to sympathies with you but youll know hes all talk. He told us he will send people to see the rats problem and of course no one came...Theres only one staff member who is nice and her name is Karema, and maybe the other lady with the short hair is nice too but I dont really know.Also my neighbor who lives above me keeps working out all day and night and stumps the floors and you cant imagine the headache I have everyday because of him. I have spoken with the leasing office regarding the matter and it took them ONE MONTH TO MAKE HIM STOP!! And now he went back to his old habits and I dont plan to speak with them because its useless.I am planing to sue them after I have accumulated many evidence on them! I have spoken with my lawyer and he said we have enough evidence but I will give them one more chance if they compensate me for my laptop screen which was broken because of the rat and it is 400$!!!!

Great amenities and surface-level improvements, but a lot of the work is poorly done. Its geared toward drawing in new tenants and looks good, but there are a lot of problems left unaddressed once you actually live here. Tons of management turnover.
One day I was out looking for an apartment I remember a flowing of water I remember Wissahickon I drove up Wissahickon and look to my right and there was the Avenue at East Falls so I parked I walked in the building and was greeted by a very nice lady and ask me hello can I help you wow this is a beautiful place I come to look for an apartment do you have any available she asked me to have a seat and someone will come and greet you so as I was sitting I spoke to the Lord I said Lord what am I doing here he said wait and see so as I was sitting there a young lady came out by the name of Karen and she said hello are you looking for an apartment yes so I was asked do you have time I said yes she greeted me with the warmest smile and said come with me lets take a walk well while I was walking my knees was trembling my body was shaking tears of joy I held it back until I sat down and the smile said welcome home Ive been here 3 weeks and I love my new home thank you for having me hallelujah thank you Lord
I have lived her for about two years now, and seen a lot of changes in those two years. The management has changed, the concierge staff has changed as well. I love my apartment because of the price, the updates they have made have defiantly improved the looks of these apartments. My only gripe is the sense of urgency when things are broken or when the trash gets filled up. Their maintenance staff slackers, if they deem the issue not an emergency they will not assist you on the holidays or weekends. Elevators and trash chutes are the biggest issues here. Other then that the apartments are nice a little over priced but worth it for the most part.
I have lived here for about 10yrs and recently there has been a new owner by the name of Gold Oller and they began to implement new changes to several things like the decor as well as the grounds. The former owners didnt really care it seemed they just wanted your rent and that was that. The new owners are very approachable and have even began to reach out and ask for our input about things that we would like to see change at the building it has been a while but things are starting to really feel like home here
I’ve been living here since 2016. I’ve had some issues, but nothing too major. My service requests are met pretty quickly and most major issues are resolved with a quick email to corporate. The people at the front desk are nice and generally helpful. I know people who have had horror stories while living here and others who have had 0 issues. It’s the cheapest place in this area offering this many amenities and the new renovations look amazing, I’ll probably renew my lease. I have had a few issues with mice while here (I’ve caught about 3 in 2 years), but I’m not sure if there’s anywhere you can live in Philly and not eventually see a mouse. I saw a roach once and pest control came the next day and I haven’t seen any since (it’s been almost a year). Idk I guess I’m just a little more realistic because I’ve lived in the city for a while. I think it’s a pretty good place to live although a few things could definetly be improved mainly with upper management. The property manager Scott NEVER responds back to emails. The issue you email about generally will get resolved which means he read it, but couldn’t be bothered responding to people who pay to live in a property he runs...that’s just bad business if you ask me.
This apartment building is in a prime location, safe neighborhood, near SEPTA train and bus lines, has parking and has the makings of being something very nice. I have lived here for a little over a year now and can honestly say that I am actively looking to move. The water is turned off at least once a month, there is no guarantee that when the water is on if hot water is available, when the heat is turned on it is unbearably hot, the trash overflows into the hallways and is rarely taken out, there are cockroaches, when something needs fixing it can take weeks for it to get fixed and when they do finally come to fix it the job is always done poorly. The pool is nice to have but not cleaned regularly, the gym is nice to have but is very small and the staff just do not seem to care about whether work requests are filled or not. New management has taken over the past 2 months and while the trash is regularly take out, work requests are fixed in a timely manor, and they have started updating the lobby area and outdoor areas... there are still cockroaches, it is still the same staff who did not care still working around the building, the heat is unbearable, and water has been turned off at least twice in the past month. The new management and updates are not enough to stop me from wanting to move out of this place ASAP. Fixing the outside of this building is more of a priority to this management than fixing the inside. Cockroaches, water, heat... etc. all need to be fixed. Yes the rent is nice but why live in a place that does not care to actually fix problems?
Horrible becoming over crowded and the crowd they’re letting move in is young and loud this place is really going down hill Not worth the price. Definitely would look elsewhere.
April 2020 update:Ive decided to update this review, not to talk about the countless issues that are now behind me, but to get managements attention. For TWO WEEKS have been trying to reach management to dispute deductions from my security deposit. I vacated the unit, leaving it in the same condition as I received it, but was hit with THREE separate electric/utility charges. I do not have access to itemized receipts and have been denied those receipts so I have questions. Ive called, left messages with the front desk, left voicemails, and several emails too- no response at all. I understand that COVID has had an impact on business operations but management is advertising that they are working so I should have received a response by now. This was a common issue for me during my time here and it is on brand for management not being responsive to tenants (current and past... seems only prospective tenants get buttered up good).To management - please do not bother replying to this review as you normally do. You have my emails, voicemails, and contact information on file - I am not hard to find, please give me a call at your earliest convenience.---I know you see the low ratings/reviews. But... but... HOW?! Youve see all of the pictures, or maybe youve even driven by and it just looks sooo nice! Okay, maybe you stop in for a tour and WOW management is pretty professional and the amenities and location are great! Well... now youre confused arent you? Surely theres a disconnect, right? Youre probably questioning whether or not you should take heed to tenants leaving bad reviews (I mean people do say mean things out of spite or pettiness) or just take a chance to sign the lease anyway... I mean its only a year right?Yeah... Ive been there. So I caution you - think twice... and then once more.
Overall I am okay with this spot. The gym is beautiful. Nice game room. Cleaners on site. 2 Conference rooms. Community kitchen. WIFI lounge. Access to track and field...tennis court...they are expanding the parking. I wish they hurry up and finish deli and I hope they sell wine coolers. New pool and some fancy garden sitting spot under my window...the gym got free classes pretty cool....I currently live here... my only issue is that my tub is peeling.....the glaze is coming off. Every time we use the tub or try to clean it more pieces come off to where its difficult to take a shower and impossible to take a bath...so my lease is up in March hope my tub is fixed by then I am going on the 3rd week with a messed up tub. I would like to stay but not with a jacked up tub..
I have lived at the avenue at east falls for one year. There is nothing luxurious about the building. The staff in the leasing office lack basic customer service skills. When making any minor requests you will receive attitude back from staff. This building has a rodent issue and management does not care. I had to wait TWO WEEKS for a building exterminator come to my apartment. He didnt do anything except leave sealed poison packets in small corners. This strategy of course did not solve the issue. Management does not establish proper procedures to handle rodent issues.
Clean the elevator doesnt take all day🌏, they have ground floor amenities. Exercise room available with modern equipment

These are just a few of the problems Ive had with this building.1. Upon moving in, we were never given key fobs to get into the building because you had run out. This caused me to get locked out of the building one night while the front desk was on a break. We were also delayed in moving into the apartment and once we were finally able to move in there was still a man in the apartment painting.2. The driveway at the B building is incredible dark at night. I have requested numerous times to have the lights fixed or replaced. This has never been done.3. My car that is parked in front of the building, where the front desk sits has been broken into twice in the past 3 months. This morning, over 6 cars on the block had broken windows and were smashed. If the lighting in the driveway would have been replaced, I feel like this would not have happened at all. They need to employee roaming security guards to patrol the outside of the building each night. This is clearly now an unsafe area and they are allowing it to continue to be unsafe by refusing to fix the lights in the driveway and by not having security. Not to mention the fact that the back door is constantly left open by their own maintenance people. Anyone can enter the building and could possibly start breaking into apartments.4. During the months of November, December, January, and February we did not have hot water on numerous mornings.5. There are holes in the ceiling at my door that have been there for close to 3 months that are just open with nothing put inside of them. No reasoning or notice about why this occurred was ever given.6. The front desk staff is incredibly rude and unprofessional. There have been numerous times where I have been treated completely unprofessionally and yelled at while I am the one paying you for a service.7. The pool area is absolutely disgusting. It is incredibly cloudy and after using it one time I couldnt even get my hands clean from all the dirt. The pool deck is completely uncared for as well. I was also told by a life guard that her employer told her to not enter the water unless it was necessary and that the entire pool needs to be drained and refilled. It is disgusting.8. The trash rooms are not emptied on a daily basis. Garbage sitting there for over a week smells and is not removed. Once it is removed from the room it sits in the hallway by the elevators to continue stinking up the floor, sometimes sitting there for an additional week. The trash is then moved to the basement where it sits for another week. This causes mice and roaches.

Horrible place. Years ago I had to take them to court to get my security deposit back. They changed the name from Charter Court, but I’m pretty sure it’s still unprofessional, water still cuts off (sometimes comes out dirty), frequent power outage, and horrible elevators. The cheat furniture and few coats of paint cannot fix this place, it starts with the management! Hire professional people!
The management is sweet when you sign the lease.Later they dont even care about your existence.I have had a complaint filed for the bathtub long back. The maintenance came to repair, removed all the fixtures and they never came back and it it is still under hold.The management doesnt even bother to reply to your mails.Find a better place than moving here.

I was told I was approved for an apartment here. Then a few weeks later I was declined with only a few weeks to find another place. They took my money and I have still to receive it.I wouldn’t recommend.
I have been a tenant here for nine years and I must say since the new management things have been better than ever. They have turned things around since day 1. The staff here are really professional and kind. I look forward to the changes to come.
Update on the conditions: (6/13/2019)-Still rodent infestation-Fire alarm goes off twice if not three times a night, on average three days a week-Elevators are constantly in repair and not viewed as safe-Unsanitary conditions (smelly hallways, disgusting basement and laundry unit)-Flies and flees infestation in spring/summer time-Trash chute remains open during the weekends for anything to crawl out (also leaving a fowl smell)-Gun shots recently struck the lobby windows, the windows still havent been fixed-Basement door entry is not secure, anyone could come in-A murder occurred in the apartment building yet the incident seems to have been swept under the rug-Regional Manager, Mr. Marcoux, plays the avoidance game unfortunately and will never return his clients callI absolutely want to leave. However,with ALL of the problems Ive faced, if I were to break my contract, this apartment building will find it necessary to fine me over $4,000.... Have they rectified their problems first before asking for more money? NO! I advise you to not move here. Go to Alden Park if anything!!!!12/2018This place is infested with mice, yet all they are focused on are interior and exterior designs to draw prospective residents. The maintenance are horrible. You literally have to watch them to ensure the job is done right, hopefully. I’ll be moving out as soon as possible and contacting coorpate. Do not move here.

I lived here for all about a month and I’m noticing the mice issue. Also my neighbors dog barks constantly in the morning staring at 6am daily. Tried talking to my neighbors with no avail. I also let conceirage know all they did was file a “incident report” that I was told was given to the assistant manager. I work very hard and can not get a good rest because of a animal I dnt even own. It’s a larger dog oh yea by the way they dnt have any breed limitations in a apartment community!!!!! Which doesn’t make sense. I get no rest here! None, I wish I never moved here and I still have a year to go!!!!
Looks really great from out side but dont expect the same inside. Have been here since a year and facing bugs issue. Keep seeing them coming even from bathroom. Very high maintenance. Would never recommend this crappy “The Avenue apt”
Beautiful courtyard and pool. I have a newly renovated studio with soft closing cabinets and all new appliances. Mice included.The bathroom has also brand new plumbing cabinets and fixtures. Also, this place is steps away from the Queen Lane Rail Station. The gym has the updated MATRiX machines with app interaction. Free exercise classes, Yoga, Zumba, Weight training, etc.Most of the renovation is complete. There will be ample parking soon. The building lights up at night.
The price is unbeatable. Although getting anything fixed or corrected is next to impossible. Took almost 2 weeks to have cable run to apt. Been a month and still waiting for a leaking ac unit to be fixed or replaced and for bathroom floor tiles. Aside from that the staff is awesome and the amenities are outstanding. Guarded entry, pool, fitness center, parking, laundry room (extra) $50 for utilities (cable not included) 10 - 15 min drive from center city Philadelphia! Well worth the money

I was helping my mother look for apartments on February 14th when we visited The Avenue at East Falls. We applied for an apartment, were accepted and $500 was withdrawn from my bank account as part of the application process. We looked at another apartment (in a different development) later in the day and accepted it. After I noticed the $500 was withdrawn, not being temporarily held, I contacted the leasing agent and was informed that there was nothing she could do the refund the money.After a lot of back and forth with the owning company, Gold Oller, I was repeatedly told there was nothing they could do.I would suggest anyone applying for an apartment be sure to read the contracts fully before signing or handing over any money.
Save you money and dont waste your time with this (Project apartment building).. Nasty apartments, they let anybody move in. The fire alarms consistently get triggered every 2-3 day which is very annoying and loud.. During the winter the hot water on many days just dont work. Bugs everywhere. This place is truly Hell- save your money, find a better place to live.
DO NOT.. I mean DO NOT move in here. It looks nice, but after a week or two you’ll be sorry you moved in.. The amenities are very nice and that’s what captured my attention, but I cannot live with roaches, I cannot live with mice and this place is infested!!!! You pay top dollar to live with pest!! Fire alarms go off everyday, trash chutes stink and have the whole hallway and stairwell stinking. Everyday I come home to an unpleasant smell as I walk through the hallways. I just moved in around May 15th, 2019 and I’m ready to move already! My sink have been messed up since I moved in. They never fixed it and I keep complaining. It been leaking and making weird loud random noising and causing me to have to eat out every night. The first night I moved in I heard things crawling and scratching in the ceiling idk what it was but it didn’t sound too nice.. Last but not least, my 2nd month rent bill was very high and they told me it was because they under charged me to move in. That sounds like a personal problem to me. So since I didn’t pay the “extra “ they gave me a $150 late fee. They are all about money but care less about your comfortability. Move in with the roaches and mice at your own risk, or you can take over my lease !
Worst move of my life! The grounds are dirty. Roaches everywhere, the trash room overflowing with trash and I even discovered a dead mouse in the pool! The mail system is faulty, i.e. I continuously had problems with receiving my packages. Amazon, eBay, UPS etc would indicate the package had been delivered and the front desk would have no knowledge of my package. The fire alarm goes off at the worst times imaginable. The water is constantly being turned off so that they can service the boiler. The water doesnt get hot during certain times of the day. Most of my neighbors were rude. My car was hit outside of the apartment one night by a drunk driver, resulting in my vehicle being totaled. While I understand this has nothing to do with the management of Charter court I think you should be aware of not just the apt complex itself but also its surroundings. Elevators were out of order for days at a time. If I could I wouldnt have even awarded them one star. Longest year of my LIFE!
I love it here, the improvements has been great. I love the staff members and it’s a great place to stay.
My fiancé and I have been living here at the avenue since last August. We have only had pleasant experiences and really like it here! Apartment is open concept with all new fixtures, flooring and appliances. The gym is very clean, big and never crowded. We dont pay for a parking spot but there is plenty of parking on the street; I have never spent more than a minute looking for parking. I have also never seen a single bug in our apartment. I also love the submit a request button on the website. The workers show up the next day to fix whatever it is. We have used it only a few times and only bc our shower was draining slowly.The people who work here are incredibly nice; they know you by name and your always greeted with a smile and hello! My mom stayed with us awhile back for Thanksgiving and Carla took the time to get to know my mom. To this day Carla still asks about my mom; she is even our cat sitter when my Fiancé and I go out of town.Overall, this is a great place to live and I would recommend it to anyone.
