I rented through AZ Rental Homes for a few years and overall enjoyed my experience. I thought the home was in a nice location and if I had issues typically I’d work directly with Adam who helped get someone out for the maintenance. Adam was always professional but friendly any time I reached out.As with any rental, there will be a couple of challenges here and there. When I first looked at the house, the ad said it had a grass backyard, but in my onsite visit i saw it was just dirt. Adam arranged to have rock filled in before I moved in, providing a quick and acceptable solution. I did have an AC issue about a year in, which took about a month to resolve. I had called it in and the woman I spoke with said they’d put in a ticket, but that it was still working it wasn’t the maintenance team’s highest priority. I had to follow up a few times as no-one came out and the inside temps kept rising even though the system would run non-stop. It eventually was resolved with the unit getting replaced a few weeks after I reached out to Adam directly.Overall, I enjoyed the rental experience. Adam was flexible with my move in and move out needs and helped make communication easy.

Rented condo August 2020. First day had major plumbing issue. Ceiling collapsed when we ran upstairs bath. Someone came out to fix it by replacing a shower head. Made no sense but whatever. Proceeded to use the bath upstairs. December 2020 same issue but worse flooding this time. The water had obviously been collecting above the ceiling for months. Reported to AZ rental homes through tenant portal, by text and email and we have been ignored completely. We can’t use the upstairs bath at all and now they’re about to show the unit to try to rent it to some other unsuspecting person. Can’t wait to get out of here!

I rented two separate places through Az Rental Homes and my experience was great! They have an easy to use portal to set up automatic rent payments through. If you need a maintenance request, you also send that through the portal and set up with the maintenance man himself, when a good time for you is! At the time of move out, both times I cleaned the rentals really well, followed through with my lease agreements, and got my full deposits back! (That’s almost unheard of!!) I feel as though any time I had a question or issue, I’d get a timely email response from Adam or Tim!I will say the first rental was not cleaned, it was pretty dirty, definitely no professional cleaning crew on that one.. BUT my roommate and I desperately needed a place to move, we signed the lease and got the keys like 5 days later! Yes, enough time to get a cleaning crew in there, but we were just happy with how perfect the place was for us in such a short amount of time! The second rental was a one bedroom for just myself, the day of move in they notified me telling me cleaners had not been to the unit yet. So that was a bit frustrating, considering I had to move all my furniture in the middle of each room, so that the cleaner could get to the vents, etc! But at least they had a cleaner this time, she came out the very next day, and she did a great job!My experience for the last two years was great! I’m so happy I was able to get both deposits back! They’re not a team who is just out there to scam you!!

I called before applying for a rental to see how many applicants were ahead of me. I was told none, and they processed them on a 1st come, 1st serve basis. After spending an hour filling out there archaic application form & sending in all my documentation, I called the next day to verify they received it and confirm I was the 1st applicant. I was told some came in AFTER ME but it appeared they had everything they needed. Well I guess Friday while I was at work someone tried to call me to ask if it was okay to run my application BUT LEFT NO MESSAGE AT ALL. When I called today they claimed to have called each applicant MULTIPLE TIMES to get permission to run the apps against each other. 1st off they called 1 time. 2nd if I paid the fee & confirmed I was the 1st one, why would you need permission. 3rd CLEARLY it wasnt 1st come 1st serve if you were running them against each other and not in the order they were received. That is fraud. I will be disputing the charges as I have my emails sent to them and my phone records. I also have 2 people who heard the conversation about me being the 1st one and how they process apps on 1st come, 1st serve basis. Having already wasted $700 already on rental apps we learned what to ask to so we werent going against 20 applicants. They flat out lied.

Honestly, I signed a 1 year lease with this company, I proceed to have a 2 week A/C issue that had no urgency of getting fixed, had a refrigerator problem, they bring the wrong one which leads to 100$ in food wasted and no fridge for 2 more days. Lastly they literally tell you one thing and do the opposite! They could care less about you or who you live with! All they want is your monthly payment which should be waived from everyone due to the terrible response times and customer service. I never would have thought you could deal with such incompetent and plain rude people. No care in the world about anyone but themselves. Oh the best part is, they still expected all the payments on-time during a global pandemic when no one had a job or knew what to do. They are a disgrace and I hope this review saves you time and money to help you go look in other places! NEVER RENT FROM THIS COMPANY!! YOU WILL REGRET IT!!!!!!!

I cannot imagine a worse company to rent from. Promises were made to get professional cleaning services apon move in. That didnt happen. Our fridge broke. Tim asked for the exact serial number, I provided. They bought some other fridge that didnt fit and we lost upwards of $100 in food and didnt have a fridge for 3 days. Our AC went out in summer months. IT TOOK 2 WEEKS TO FIX. We would open service requests, a tech would arrive, claim they needed another tool, and close that claim without fixing ANYTHING. At any inconvenience, they hopped down my throat to make rude comments and blame the inconvenience on me. I work in very dangerous conditions and I will not answer my phone on the clock if its not an emergency. Next thing I know comments are posted on our message board about how unreliable I am.....all the while I was clocking in at 4 am to weld....thats not exactly unreliable.....In conclusion, you could not pay me to ever work with Tim or Adam of AZ rental homes again. They are irresponsible and, honestly, scummy people.

Agent Timothy Cohee made an appointment with me for a property viewing of 4354 N 82ND Street, 131 Scottsdale, AZ 85251, but did not show up for the appointment. He did not call to notify me that he will not be there. Dont waste your time with this company. Shame, because it looked like a nice property and I really wanted to rent.

Had a positive experience with all employees at AzRental Homes for the past several years that I was a tenant. Adam, Tim, Lisette and another woman were always helpful, professional, timely and courteous. I value honesty and integrity so at a loss and disagree with some of the lower ratings/opinions that I see here. As long as you are upfront, honest in your dealings, pay your rent on time, are a good tenant in caring for the structure you are renting/residing in and communicate respectfully and professionally, you will be fine. Had maybe 2 service calls during the years I was a tenant. One was for a septic issue with tree roots and other was A/C pipes. Each time we had a serviceman promptly respond and take care of necessary repairs. Management was always available to communicate by either phone, email or online portal. Thankful for their service over the years.

DO NOT rent from AZ Rental Homes. If you are renting, go with any other property management company or rent direct from a landlord. They are VERY tough to get ahold of on anything; and neglect the properties they manage. We moved in with the property in poor condition without a working dishwasher, fridge, or stove and took about a month to get this resolved. On move out, they took most of the security deposit for normal wear and tear. In summary, not a credible company.

The first sign is the F rating that this company has from the Better Business Bureau in Arizona. When we moved in the apartment was filthy and we spent more than a full day cleaning it and fixing things. After living there for a full year, the building developed a rat problem. Maintenance came and patched over the holes in the walls, however the rats would chew through the wall and make new paths. It took two months for the HOA to send an exterminator out, and even then, the pest service was canceled before the rats were actually eradicated. We took matters into our own hands and placed traps around the apartment and patched holes until the problem was resolved. Upon move-out, the property was sparkling clean for showings and praised by the landlord. Imagine our surprise upon being charged for cleaning, upon inquiry, no documented proof could be provided as to what was cleaned or why. Additionally, we were charged for not replacing the air filters despite having picture evidence showing otherwise.That being said, the properties are livable and affordable. Make sure that you document any requests for repairs or services and exercise your rights as a tenant. Follow the checklists, take pictures for evidence, and ask to be present for the move out inspection so that you can contest things on the spot. The AZ tenant act can give you a lot of leverage in getting the maintenance you need done.

Janine has been nothing but helpful from the moment I wanted to view my now current apartment. She laid everything out, and was very upfront on what I needed to bring in and when. I was promised brand new carpet, wood flooring, and received just that. I still communicate with her even after moving in because she is that awesome! Ive only had one maintenance issue and it was handled promptly, and they worked with my schedule. I love my apartment!

1. The place I moved into wasn’t nearly as clean as it should have been. I took pictures of everything after I was done cleaning. Now reading these reviews even after scrubbing the hell out of the place I feel like I won’t get my deposit back.2.Everything was semi okay with this company until I decided to not renew my lease. I have rented from places before that give you a few days AFTER moving out to get the keys back to them because well moving is stressful and they give you the courtesy of having some time to get settled. My bad I didn’t see the print at the very bottom of the moving our contract. Tims messages to me were very unprofessional when I told him exactly when I would get the keys to them. Not to mention I still Haven’t heard from Adam who is the one I am Suppose to be going through NOT Tim. Which honestly I’m not surprised about. He was pretty hard to get a hold of anyway. Not to mention the left the lock box on my door for the entire year and 2 months I lived at the place.Do not go through this company.

I hate that I have to waste more time on this terrible company. Im only doing this to hopefully save someone else the learning experience we had to go through. They rented us a condo that hadnt been cleaned, didnt have a working fridge and a few things were broken. I let them know it wasnt clean they said they would send someone (nobody showed up) so I had to scrub literally everything while 9 months pregnant..there was dog pee on the walls along with other things (I have pictures). The fridge was broken for 10 days and they made me take care of it, I had to go down and deal with the people to try to get warranty work. The apartment was infested with German roaches which was by far the worst deal of it all. We battled for a year with these disgusting things. So when we moved out they tried to keep our money for stuff that was wrong with the place before hand! It took almost 2 months to get my money back and I had to threaten to pursue legal action. I wish I would have done my research but now I know what kind of company to run away from. They are horrible to get in contact before, during and after using their services. RUN AWAY!

If I could give this company zero stars, I would. Janine was very nice when it came to renting the property and getting me and my roommates names on the lease. However, as soon as she did she became the worst landlord I have EVER had. It was nearly impossible to get ahold of her over anything, taking at least 3 messages and a few emails to get a response. We had been warned from the previous renters of our property about their dissatisfaction with AZ Rental Homes but we never thought it would be that bad. When it came time to move out Janine and Jason did exactly what we feared would happen, they took our entire security deposit and did not give us a ledger explaining where any of the deductions were from (which is required by Arizona law). This same thing had happened to the previous tenants but we did not expect it to happen to us. It has been over a month since that date and we have not received anything. No correspondence via email, phone call, letter, smoke signals...anything.If you are looking for a quality service DO NOT USE AZ RENTAL HOMES. Take your business elsewhere. These people are criminals and will steal your money.

I used AZ Rental Homes to help me get a bigger place. They were very resourceful and they showed me a few properties within my parameters and price range. I ended up settling on a condo and the move in went off without a hitch. I did have an issue with the oven within the first week of renting but they had someone out there next day to fix it. The place is exactly what I was looking for and Ive had nothing but a positive experience. I would give them 5 stars but I havent had to move out yet, and I dont plan on it for a while :-)

Adam, Lizette and Janine if still associated with this property management company, should be ashamed if you are still around...Not much has changed...maybe a couple of people had a positive experience but the hundreds that did not...regardless, DO NOT USE THIS COMPANY. If you are in one of their properties, (I feel bad for you) when you exit, do a walk-thru with them, DO NOT let them do the walk thru without you.. By law, they have to do it with you unless you choose not to or neglect to so make sure you get in writing the day and time when you can meet for a walk thru. They have a form for that and if you dont follow through, they will because they will take matters in their own hands to ensure that they keep your deposit.. Dont wait until the last minute or they will jack you. Dont call and do it by phone..only in writing when you give your 30 day notice or 10 days before you leave. They will not commit to anything, unless you make it happen and record the conversation, if done by phone by using speaker phone...you will just need a recording device. You are dealing with a company who will catch you off guard and most people dont know their rights, so record the conversations. Otherwise, they will try to email you and give you a time that you are not available or make it difficult for you to arrange and their goal is to do a walk thru without you so they can mark up and charge whatever and you have no proof---dont let them do this process without you or you will have no recourse and your $$ will be theirs. Try and arrange before your lease is up. Keep all info on emails so you have proof. Video and record all that is said and take video of the unit before they come and while you are there with them the entire time and if they point out what was left undone, they are suppose to give you time to do it that day..so dont turn all your keys in before the walk thru either, so you have an opportunity to do what was neglected and take a picture of what you had to adjust and send to them when you finish it. Have the move out sheet completed by both parties and get your copy that day or take a picture of it signed and dated with the agreement stated that you will fix that day. If they continue to threaten to take your deposit, after all that Do file in court, with all your emails highlighted and make known to the courts when you file that you have video footage and have picture or copies of the walk thru form that you had them complete that very same day. They will give you back the deposit, because you are fully armed. If not, do file in court...they will settle with you because you have proof and you can get back your deposit. Call channel 10 or channel 3 ON YOUR SIDE but make sure you have all your proof, too and report them by having reporters EXPOSE THEM and the awfulness of their business dealings. Video the place before you even move in and do a walk thru always with this company present, as you have witnessed many complaints, and show damages to them by video and then put it in writing on the initial walk thru and get a copy that they received it and you keep a copy. Cover yourself from the beginning, as well. Forgot to mention that part, too and I hope this helps someone and I hope this company and the lack of integrity and character are exposed and removed! If you choose to rent, guard yourselves from beginning to end. People who are honest and pay their rent on time still have to guard themselves from people who lack honesty and integrity.

I usually check yelp ratings of any place I go to, but I was very unfortunate that I didnt see their reviews before I had signed a lease with them.They have horrible service and all they need is MONEY. They were very responsive until I signed the lease and after that things turn around. When we moved into the apartment, we found dead roaches in kitchen cabinets. Tiles in the hall were broken and I got my feet cut due to the sharp edges.Even though we requested billion times to fix it, they didnt care, and many other issues regarding maintenance.While we moved out, we got the entire unit cleaned by a professional cleaner spending appx $250. We were deducted $700 from the security deposit- $300 for touch up paint and $250 for Maid service and rest is miscellaneous. No proper explanation was given when we disputed the charges and all they know to reply is Land owner decision is final decision and cannot be changed. The leasing Manager Janine Meighen is LEAST HELPFUL. She stopped attending my calls and even after several warning emails, she didnt care to reply me back.I am pursuing to take this company to the court and get all my money back. My attorney is helping me on working on the case.PLEASE DO NOT WORK WITH THEM. I had the worst experience ever with them.

The negative reviews are legit. For me, I got screwed out of a huge chunk of my security deposit. Make sure you talk to them about check-out charges BEFORE you sign your lease. Theyll squeeze things into the lease that inevitably will charge you at the end of your lease, regardless of how thoroughly you clean the place at the end. If you are currently in a lease with this company, dont bother cleaning at checkout...they will charge you regardless.

Placed an application for one of the properties online two weeks ago, I’ve yet to hear anything back! I have called and emailed multiple times/multiple people over the last two weeks and still nothing! The website says the application will be proceed within 2 business days? Extremely frustrated as I paid application fees! Read the reviews, not surprised that I haven’t heard anything back!

Worst company EVER! DO NOT RENT FROM THEM! They dont even deserve one star. We should have known from the beginning that the experience was going to be bad. We had our move in date set and lease signed. And we all took off work that day in order to move in. However the house was not ready for move in on the date listed on the lease. We stopped by the property multiple times before then and only saw people working their once. AZ rental homes had a man, his young son, and wife painting the house with no air conditioning in the middle of the summer. She doesnt care about her employees either I guess. Janine notified us the day of our move in that it was not ready and had to terminate the current lease and create a new one with a new move in date. AND the utilities were already set to turn on under our name at that date, so her workers had our AC cranked up for them and we paid for it! We should have got out then!Once you are moved in, Janine is impossible to get a hold of! She wont answer the phone or return emails for days or weeks. The AC in the master bedroom did not work. The room reached temperatures of over 90 degrees in the summer time. They refused to do any vent work to fix the problem because they would have to cut in to the ceiling and that would cost too much money. Luckily they brought a portable AC for the room and that solved the problem. However the next summer came around. I let Janine know MONTHS beforehand that I would need the portable AC back once temperatures started rising. She had A LOT of excuses for several months. Its being used, its broken, they are buying new parts to fix it, they are buying a new one, its being used again. Why would you only have one?! What if two of your properties lose AC?! She also stated the AC is working properly because the rest of the house is cool. Just not the room I sleep in. Janine you try sleeping in a 90 degree room. This went on until we moved out. I should have taken legal action since they were not providing livable conditions for their tenants. They just dont care about their tenants.Upon move out we left the house in way better condition than when we moved in. We submitted a written request to the office when we turned in our keys to be notified of the move out inspection/walk through, so we could be present. We never were. I was called after the fact and the man who did the walk through explained to me everything he came across. He listed a few small repairs here and there but said the place looked really great. He also said he would send me an email about everything we discussed. He did not, and I could not get a hold of him anytime after that. We received a letter stating what they would be withholding. $355 for landscaping (which we had done) $22 for smoke detector batteries, and $11 for air filters (which we replaced on our last day in the house). None of this stuff was mentioned on the phone form the man who did the walk through. But we didnt receive a check for the remainder. Only after threatening to take legal action did we receive a check. Almost 3 weeks late from the legal date we should have received it.This company has caused nothing but stressed. We should have done our research before renting from AZ Rental Homes. Janine, I hope that you learn good customer service and how to run a company. And you should probably try to adhere to the Landlord and Tenant Act before it bites you in the butt.

Saw the bad reviews as we were moving in and got pretty worried. We had one or two small issues with the apartment early on, and they were PROMPTLY and PROPERLY fixed. The apartment was a great home for us, and I miss it a lot. Upon moving out, some roommates left some things out of order, and AZRH didnt HAVE to give us our deposit back, but they did. Its a shame they have such a bad name on Google, because our experience with them was quite positive. If youre thinking about renting with them, I have absolutely nothing bad to say. ❤️

I rented a home from them for two years. Initially, we thought everything was great but in the end, it was a nightmare. I hired a maid service to clean the home, replaced the blinds, and I even painted the walls in our stairway to ensure that they home was cleaned. Due to all of the issues that we had with Jeanine and Jason, they did not give us back ANY of our deposit. In fact, they charged us for the water softener flooding the garage (how the heck was that our fault)? The technician even informed that it was due to a faulty part being worn. Our new apartment caught fire, the day of the walk through and although I called Jeanine to inform that I was running 15 mins behind, she completed the walk though without me. I attempted to take them to small claims court; however, the judge dropped it since they had an attorney. I am still planning to take them to court for a civil lawsuit. PLEASE save yourselves and do not rent from them!! They never follow up and no matter how polite they APPEAR to be, they are simply trying to do as little work while taking as much of your money as possible!!!

My husband and I rented a 4bd. Home on a 1yr. Contract. Everything was very smooth, professional, and convenient. Upon move in, there were several things we noticed and documented in the pre-inspection report. Most of it was normal ware and tear that couldve used some TLC but other than that, the home was very livable and everything was functional. We had only 2 major issues while living at the property. Both which was taken care of immediately. Any time I emailed either Tim or Adam, I ALWAYS got a prompt response. They were very professional and thorough when communicating with us. We took care of the property as if it was our own, followed the HOA rules, and paid rent on time. When it was close to the end of our lease and other families were interested in viewing the home, Adam always made sure schedule viewings at times that were convenient for us. We would have loved to stayed but we needed a bigger house. Was a pleasure doing business with Az Rental Homes.

Avoid this place at any cost.. The worst staff imaginable, will take take days to reply to anything..When I first rented after receiving keys one of their employees entered the premises without my knowledge or permission...When I informed the leading advent she tried to explain to me that they could do that when I stated the Arizona law regarding entery she tried to deny he was ever there even thought I fought the man in my house myself. Their homes are in terrible conditions when you move in and I was fortunate enough to to document the condition of the home with photos.Their office manager is incompetent and should not be allowed to have a job at McDonalds much less an office position...

I was waiting for Tim to show up and show me a prospective unit. I was waiting for more then 30min without a text or call and when I text him he says he messaged me and called. Said he was there till 5.25. He wasnt there, I was, but he wasnt. Bad way to perform business and lying about it aswell. Just be honest, goes a lot further.

Brian the maintenance man is horrible, everything he has fixed had to be fixed again and again. He is so rude, always in a bad mood. He NEVER takes pride in any of his work. He left our kitchen worse than it was when he started the repairs.

I hope that anyone who considers renting from AZ Rental Homes looks at the reviews first. Dont get stuck with the horrible service this company provides. From the 1st day my children and their roommates moved in there, we have had nothing but problems. On move in day, we had an appointment with Janine to pick up the keys. The appointment was pushed back because the flooring that was suppose to be replaced before move in day hadnt been started. When we finally got the keys hours later, the flooring was just being torn out when we arrived. It took a few more months before the flooring was finished. The townhome was filthy. We had to clean the entire place. There was even mold on the shower doors. The refrigerator emits a horrible odor. Everytime the door is opened, it literally makes you gag. Its been like that since day one. Janine emailed me and told me that it will not be repaired nor replaced and they arent sending anyone to look at it. The kids are having to use dorm sized refrigerators. Now, we are dealing with a broken down washing machine. Its been nearly 3 weeks and no one has contacted me despite several messages through the maintnance portal. I just went directly to the repair person. He said that he hadnt even been sent a work order (same for the refrigerator). We will not be renewing the lease.

Of the three rentals Ive had in the Phoenix area, AZ Rental Homes was by far the worst experience of the three. Very friendly until you sign the lease and then the problems begin. The rental was extremely dirty upon move-in and was told the walls hadnt been painted and that I wasnt going to be approved for a repainting, no reason given.The water heater broke and flooded my closet one morning. It took them 2 weeks to replace it because they were waiting for approval. I was not given any accommodations nor a credit on my rent for the month. If I had not been lucky enough to be a student at ASU, I would not have had any place to shower or wash clothes, for 2 weeks.Once the lease was up, only half of my security deposit was refunded due to the dirty walls, the ones that I was told were not painted and would not be painted. Multiple items, including the detached toilet seat, which I had wrote on the move-in inspection sheet and were never replaced during my lease, I was charged for. When I contacted them about the rest of my security deposit, there only response was well look into it and thats all I ever hear from them when I contact them. Save your self the trouble and RENT FROM SOMEONE ELSE.

AZ Rental Homes saved my life. I had a property that I was in desperate need of renting. I didnt know what to do, so I just looked up a a number online. I was very impressed with the customer service as well as the thought and care they took to understand my needs. They were able to rent the property within the month I called them. It was such a burden lifted. I could not have been happier with the whole experience. I highly recommend them to anyone looking for a similar outcome.

If -10 was an option, then that is what I would rate this company. I will never rent from AZ Rental Homes and I surely would not recommend them to anyone. I recently moved out of one of their properties and received nearly none of my deposit back. At move in, I gave a security deposit of $799. I received a refund for $28. I have lived many of places before and know what is expected of me when I move out. This is the first time that this has happened to me. Some of the charges listed on the refund were for $195 carpet steam cleaning because I didn’t have the carpets professionally cleaned. I had a service come out and they refused to do the job due to the age and wear of the carpet and wrote out a receipt suggesting that the carpet be replaced. This information was given to Lisett (the Leasing Agent) when the keys were turned in. Her response was that it is still required and will be billed to me and deducted from my deposit and if replacement is indeed needed, then the amount charged to me will be applied towards the cost of replacement. I was charged $300 for touch up paint, which the owner would have had to do regardless because there were holes in the wall throughout the unit due to an underground leak that was repaired and then poorly dry walled by their own maintenance. Not to mention another leak that occurred at the same time from the upstairs neighbors AC that caused browning near the baseboards and bubbling in the paint. I was also charged $190 for deep maid service. I busted my butt cleaning the place and took pictures prior to turning in the keys. When I showed friends and family the photos they all had the same question, “What was left for the maid to do?” Other things that I was charged for were an AC filter and a battery for the smoke detector. These are the types of things that the owner should be taking care of as part of their turn-over to show and rent the property. I should not be the one to pay for their property to be turned over for the next potential tenant. I am outraged at this and have intentions to open up a case with The Better Business Bureau and possibly take it to court if necessary.

Tim is unresponsive via email or phone. The property management industry as a whole is awful and this company is further proof of that. Homeowners considering this company can expect issues finding tenants and incurring carry costs as they do not respond to inquiries.

Highly unprofessional. Janine is rude and dismissive. We were tenants of a property she managed and had three floods and a broken AC. None of these issues were handled with any sort of urgency. Our AC unit took months to replace despite it producing a measly 10% airflow. We lived with black mold, broken appliances, busted cabinets and on top of all that a snippy manager who refused to help us. This property management company is an absolute mess and if you are hiring them to manage any property, Id like to caution you that all of the above listed liabilities are your responsibility. Were going to court with the property owners, not AZ Rental company.

These guys are terrible from a landlords perspective. They own their maintenance company and do a poor job and overcharge. And yes they do not seek landlords approval before making repairs over contractually agreed to amounts. Stay away - read the other blogs. Bad news.

Please, always do your research so you can avoid having to go through these headaches.My rude awakening began that fateful day I placed a call to Janine at AZ Rental Homes and scheduled an appointment to look at a unit in Papago Park Village. The rental ad I responded to was not the unit I was shown (bait & switch). The unit I was shown was a pit. It was filthy; the pungent stench of cat and cat urine was disgusting & there was visible damage. I was assured that the unit would be sanitized & in move in condition if I was interested. Let the mistakes begin: mistake #2- believing Janine; mistake #3- signing the lease.I signed the lease, handed her the deposit & Janine went MIA with my money in hand. I proactively contacted Janine via phone and email to inspect the unit prior to my move in date. No response until the actual move in date. Lets just say, I dont know what her definition of sanitize, clean and move in ready are, but what I saw was far from that. It still reeked of cat & cat urine, there was mold, hair clippings in the sink, rust in the shower, the air conditioning unit was broken & the washing machine looked like it was used for kickboxing practice.I started making calls that day to find out what my rights were as a tenant. I was advised to contact Arizona Tenants Advocates. I was also strongly advised not to move into the unit & that if I did things would only get worse.Arizona Tenants Advocates found out there was a Quit Claim Deed on the property & that the unit was owned by someone else. I was told that the lease was not valid since the rental contract did not have the unit owner on the lease. A request for my deposit was made.I contacted the Arizona Department of Real Estate; I thought they would be able to help me. This was their response: the Department has no authority over landlord / tenant disputes.... you may wish to seek legal advice and pursue the matter through the appropriate court....In addition, the Department has no authority to determine the validity of the Lease Agreement since we do not employ licensed attorneys. Your best course of action may be to consult with private legal counsel.I also contact the Office of the Arizona Attorney General - Consumer Complaints Department. Here was there response: COMPLAINT #: CIC 15-11046 AZ RENTAL HOMES. Thank you for taking the time to submit your complaint ... we have reviewed your complaint but unfortunately are unable to take further action to resolve your dispute.... We are simply prohibited by law from representing individual consumers. The Attorney Generals office however, does bring cases against businesses that violate Arizona consumer protection statutes.... The information in your complaint ...assists this office in identifying and tracking a possible pattern of illegal conduct that can warrant future action. And lastly they gave me a similar response to the one the ADRE gave me: You may also consider filing an action on your own in Justice Court.Lastly, I filed an Ethics Complaint with the Arizona Association of Realtors. Case # EC-150158. I provided evidence & attended the hearing. The panel found that Janine was not honest... ; she misrepresented the transaction...unenforceable agreement She was given the following disciplinary action: pay $500 fine, a letter of reprimand in her personal file & she had to complete two courses: Disclosure with Emphasis on Property Management and Legal Issues with emphasis on Arizona Landlord Tenant Act.And even with this decision from the Arizona Association of Realtors, basically a jury of her own peers, no deposit was refunded; they too advised me to pursue legal action in the courts.After exhausting every possible avenue, Ive had no choice but to finally take all their advice & legally pursue this matter.Now my #1 mistake - I didnt do the research. And when I did, after the fact, I learned the truth and it was too late. Please learn from my mistake and avoid AZ Rental Homes.

After living in a townhouse manage by AZ Rental Homes for over 3 years I honestly believe that not only do they not care about the tenants, they do not care about the home owners. Our front window still has a broken pane from being shot at prior to our move-in. The water damage from when the downstairs toilet flooded the downstairs was never taken care of. The list of problems @ move-in were never addressed. When the unit got infested due to a connected units vanancy we were told we were SOL on getting help removing the roaches. The stove has a burner that has stopped working, the washer stopped working, we have a $400 water bill because of a leak that went undetected for over a month on the opposite side of the building that we are getting NO assistance with. If we didnt have an infant, we would rather live in our van than the unit run by these slum lords. Getting a hold of someone in the office takes hours of constant calling, if we manage to get a hold of someone. And now they charge a $50 few for emergency maintenance. Avoid renting with AZ Rental Homes if you can.

BEWARE: If you are dealing with this company, you are associating with SCUM, CON ARTISTS, & SCAMMERS!Steer clear! Save your money and the stress of dealing with these scammers. Their only goal is to make money and screw you over in the process. They will lie to get you into the property, then refuse to fix/replace things that were promised in the original ad and showing. Your first showing to the property is done without power so that you dont realize how many things are actually wrong until you sign the lease, turn on power, and move in.8/10 light bulbs nonfunctional, dirty air filters, filthy appliances and cabinets, missing locks on entry doors, entire light systems that do not work but were listed in the ad as an upgraded item! When mentioned that the lights dont work you get the run-around and maintenance people who never show up. Finally after months, youre told that the lights dont even actually have wiring run to them (just for decoration!?!!?) and that it wont be corrected as the owner doesnt want to pay for it. Keep in mind, it was advertised to have these upgraded lighting systems (false advertising)!During move-in and discovering how dirty the place was, after being told it was professionally cleaned, we pointed it out and got excuses and apologies. In reality, it should have been rectified or additional monies returned for our expenses cleaning and replacing all the burnt out bulbs and missing items.Fast forward to our last few months... we were told we had to move out because the owner wanted to sell the condo and if we didnt move out before he sold it, we might not get our deposit back and would have to fight for it in court with the new owners. So we reluctantly, without choice, had to find somewhere else to go. Even though wed always been ideal tenants and paying more than was due ahead of time, they werent willing to budge. THEN we found out that the owner wasnt selling it after all! They were actually just relisting it for lease for a higher price!! They wanted to make more money so had to give us another baloney story to convince us to move out since they had no grounds to get us out any other way. And had the audacity to show the condo to other perspective tenants while we were still leaseholders.Now were moved out and expecting our full deposit back since we left the home in better condition than we moved in. Nope, of course not. They added on charges that were standard wear and tear items Not stipulated in lease and added in other false items as well that were blatant lies. There were no damages, NONE, that would keep us from getting our deposit back. Some of the items theyre trying to charge us for were brought up previously by us when we moved in - and now were being charged for it. Even if you hire a maid and thoroughly inspect the premises before turning the keys in, they will still charge you a $300 maid fee. Carpet cleaning which should always be standard upon any tenant move out/move in - you are charged triple the price they paid to have it done. They will also pretend that they painted the place and paid $300 to do so, when in fact thats false, unnecessary, and standard wear and tear.They repainted the entire condo another color as an upgrade for easier leasing purposes at the higher lease amount.We are pursuing legal action
