We owned a condo for 4 years at Riverview Residences.The management responded quickly each and every time we had a concern. Lots of great updates in the complex while we lived there: new roof, new front complex sign and landscaping, new paint, new gym and central office, new patio furniture, resodding of grassy areas etc…Great place for a student or family to live. Really quiet.

Not sure how they can have such an incompetent Manager (Jenny) running this place. She never gets back to anyone. Shes always sitting around on her cell phone. She doesnt take care of peoples needs. She sends emails that are ment for an entirely other property. Con-am hire professionals only please!

I moved out in April of 2021. It’s almost been 4 months and I have yet seen a refund of my security deposit. Nothing needs to explain my utter frustration and rage on how this is legally possible for the management to steal money from a undergraduate student like this. It just really sucks when life screws you over and this is a perfect example

Wanted to get more information about a 2 bedroom. The website said it was available exactly in the time frame we needed. Being at work during the week, I tried calling and calling and left messages, and didn’t get any response. Then when it’s finally my day off I went in to see in person and they said they leased them the day before. If they would’ve just answered my phone calls or returned my message, I could have gotten the place before it was rented out. Very unprofessional and extremely disappointing, and I am almost glad we didn’t live here because who know what other problems this unprofessional staff would have caused.

We really like our loft apartment it is nice but we experienced cockroaches in our kitchen and a few in our loft area reported but it took a while before we got exterminator to show up our request was not filled when I checked to see what was going on it showed it was completed when no one ever showed up and the lady at the front was rude talked over me when I repeated myself that we never got any pest control visit and I had to resubmit my request. We made our payments in time and have been charged $25 for no Rental insurance when we submitted copies both a hard copy and an emailed copy to them and we still keep getting hit with that charge it is crazy and when asked do we get that back I was told it will be credited to our account?? How does that reflect the lady Elena did not say anything. I really like working with Jenny she was a great help and really worked with us and was understanding to situations that we encountered with COVID 19. We fell behind on our bills but managed to catch up with our own $ when Rental Assistance failed to respond back to us even up to this day a visit to their office was a closed door and locked no notice given. How sad We paid our outstanding balance. Elena kept bugging us about it. We love living here and our apartment. We are not sure about another year here

We currently live here and have been truly disappointed. Let me preface this by saying we like our townhome unit. The layout is great and love the space that we have. But unfortunately we have had to deal with neighbors who play their music and loud bass all the time in their unit or in their car parked right outside of our unit. This occurs mostly in the middle of the night and some during the day. During the night it starts as early as 10:00 pm and will go literally all night. Or it will wake us up around 3:30-4:00 and go all through the early morning with it still playing when we leave for work. Sometimes it has been loud enough to rattle the pictures on our walls in our bedroom. How do we sleep you may ask? Well the answer to that is... that we don’t. My fiancé has contacted the property manager 4-5 times and she told us that she gave them a warning to stop and also a 10 day notice. Every time he has reached out to just get an update we either get no reply or an email saying that they are working on it. We sent our first complaint on February 8th, 2021 We are now 2 months in with the same problem and no change. We are tired and not getting sleep. We both work full time + overtime at our jobs and would like to be able to get a good nights sleep. We are starting to wonder if we made the wrong decision with choosing to live here.The other thing I have noticed is some of the people who live in this complex literally just throw their trash on the ground. Sometimes right outside their door. With property maintenance only being here once a week (Thursdays) it seems to stick around. Which is no fault of their own it’s just people being lazy and not walking their trash the extra 50 yds to a dumpster.We did have cockroaches when we moved in but the property manager helped us and had an exterminator come out a few times to handlethe bug issue and now we don’t see very many anymore.Update: Our property manager has called and let us know that she is working on the issues of the noisy neighbors and has let us know she plans to communicate with us and keep in touch through the process. The conversation was a very genuine and real conversation that made me feel as though a solution is trying to be reached and we appreciate that. It helped us feel like we mattered and that they want us to be happy here at Riverview and that is what matters to us.

This apartment complex is the worst complex I have ever lived inThe management here is the worst ever doesnt left 1 finger to help there tenants out My husband and I received a notice of intent to terminate our rental agreement yesterday 02/11/2021I have made the property manager aware on several occasions that our contract is all messed up and the property manager still trys to make us pay what is not stated on our contract.Id be very very careful if anyone decides to rent from riverview apartments.

Dont answer to emails/phone calls, have to call someone else to have maintenance orders done when posted if not nothing gets done if left unattended. Overall living is quiet and comfortable, safe neighborhood in the time I have rented.

By far the worst place Ive ever lived. Its unsafe and the units are not up to date all old and falling apart. Elena is horrible at managing this place. I wouldnt wish this place on my worst enemy. Dont let the location fool you. Elena will not answer your emails, calls or concerns. She will leave notes as retaliation on your door if you complain about anything. Elena will not help with emergencies but leave you to have your house either flood or burn down. Conam is the worst Managment (HOA) EVER as well!!!! They are all about the dollar not the residents. Very sad this place could be amazing, instead its drug threw dirt and dug into the ground by Conam and Elena Guzman.

WORST COMPLEX EVER. Don’t waste your money and move here. We completely regret it and can’t wait until our lease is up. They don’t answer the phone. They don’t return calls or emails. The walls are paper thin so you hear everyone’s business. People love to blast loud bass all the time, and the office won’t do anything about it. We made an emergency maintenance request because water was pouring through the ceiling fan onto our daughters bed. Not dripping, POURING. Maintenance came the next day and just told us to let it dry out. That’s it. They didn’t patch anything. They didn’t remove the fixture to check the wiring. Nothing. Due to Covid you can’t use any of the amenities, and they didn’t offer any rent assistance/forgiveness other than letting you pay when you can. Which just makes the rent add up and up. Their website and answering machine are totally misleading. I could go on and on. Don’t even bother with this place. They should be paying people to stay here. Not the other way around.Oh, and you can probably ignore any past good reviews, because they’re under new management and have different people in the office. The person we initially spoke to was great. But the current staff is useless.

I been living here for 4 months now and Im not happy with the manager ELENA she never answer her phone, and at times I leave a voice mail to this day she still hasnt reply to my message. I have to leave work early just to talk to her face to face.On December 31st I went to pay my rent early and there was another guy who happen to shown up at the same time I did. The front office was closed and were unable to pay our rent on time. It said it was gonna be close on January 1st- 2021. I was very upset.

Rude office lady. Called for info on apt and what they to offer. Lady stated go online and look!

I believe communication from management/office personal says a lot about a complex. I was looking for a place to live and when we came across ads for available units my husband and I tried reaching out to them. My husband contacted them back in the summer around june or july for an ad of an available unit, we just heard back once saying they were doing virtual tours, ok cool. We said we were interested and never heard back. We thought maybe the unit is not available anymore. I came across another ad around August, I emailed them, called, sent a messages through their Facebook, left a voicemail to please call me back as I am really interested in the unit or even being on the waitlist. Guess what never heard back!!. That just shows that if they dont care about having future tenants they probably do not care or answer their maintaince calls or internal issues. It would have been nice to even recieve one email saying no units available sorry.. So goodluck to anyone trying to rent from them, I would say avoid avoid and avoid. I brought my interest to another apartment complex to which they responded with hours from interest email.

The place is essentially perfect in terms of location and convenience. The apartments themselves are cozy and they offer great views of the park across the street. The fact that the complex is right across the street from Riverview, 5 minutes from Tempe Marketplace, and walking distance to the Chicago Cubs spring training facility makes this an ideal place to love. The management of the property is the main reason we enjoy living here. She is kind, understanding, and most of all fair. She makes living here a joy and takes the time to get to know each resident that comes in to see her.

I lived here from October 2017 to December 2018. I absolutely loved everything about this complex from Natasha and Brian to our floorplan and everything in between. Each maintenance request was handled quickly and effectively. Our apartment was so well-built, I never heard the neighbors from any side. The complex is small so you get to know some people which I really enjoyed. Overall, if it werent for family matters bringing me back to Phoenix I would still live here!!

I have lived here for 10 years and it has not always been pleasant. Natasha and Brian have made a tremendous difference in a perfectly good way. I love working with them both. I was sad to hear Brian was no longer with us and very disappointed. He took care of everything perfectly awesome and always went the extra mile for us residents. My dogs loved him, I trusted him 100%, and he always had a great attitude with a laugh or 2. I hope he will come back one day its not the same without him. Natasha is wonderful they worked together perfectly

Great apartment. Units are well kept and updated, the grounds are clean and inviting. Leaving office is amazing and very accommodating, maintenance is quick and accurate. Every time we have gone to them with a concern or question they have a quick and practical response. Were buying a house, otherwise we would stay, by far the best complex weve lived in.

Administration excellent, place excellent... the only reason I gave this rate is because apt 113 and they are still living there, those people are really noisy during nights, there’s a lot of rare movements at night, as far as I know there’s one parking lot per apartment and they take 3, maintance guy have seen it and doesn’t say anything. That’s the main reason I moved. Above all everything is good.

I lived here for a year and I really loved it. Its a great location and the apartment was huge. The management was really nice and easy to work with, including the woman in the office and the maintenance man. I ended up moving only because the rent went up a bit past what I could pay. Overall, this was the most pleasant apartment experience I have ever had.

They do have a great location, but other then that had consistent back-to-back issues that were never addressed. The office rarely, if ever, answers their phone and subsequently does not call you back. Also had several things that we were told would be addressed/resolved and they would call us to confirm and never got a call and the items were never addressed/resolved. When we would follow-up the Leasing Associate/Manager would get defensive and act like she never said what she said. When we would call her out on it she would finally admit to it, but still fail to take any ownership or appropriate action to resolve the issue. There were damages to our unit, and personal belongings, by vendors that they sent to our unit, and again no one ever wanted to take any ownership or action to resolve the issue. We finally turned in a notice to vacate and had to ask them to stop entering our unit altogether until we vacated the apartment as not to cause further damage to our personal belongings.

Very good experience living here so far. Office and maintenance staff have been very attentive and accommodating, they listen to feedback, and the apartment and community have been great as well. You really cant beat the location either.

I have been in contact with an office staff member once and was told I’d get a call back the next day. It’s been a week and every single phone call and email has gone unanswered. How frustrating.
