As a non-FL resident, I had a hard time finding a place to settle down. Once I stepped in, I fell in love with this community. Also, with the unique doorbell feature, I can always track everything happed in front of the gate, and no missing packages. The community is quiet and clean, I feel safe living here!

So far my move in process was great! The Kensley staff was awesome and very helpful with my move in process! I highly recommend this complex! 5Stars!!

I just moved here from out of state and was starting to feel stressed after looking at some undesirable apartments but then I found The Kensley.Leigh and the rest of the staff were professional and supportive and the apartment was a perfect fit. It was clean, newly painted with new carpet and I was able to move right in. A nice welcoming to Jacksonville.

Just moved in and it feels like home! Sara was truly charming and helpful and the maintenance guys were more than helpful. Highly recommend!

The process from the application to signing the lease was so easy. The staff they are so professional and explained everything from beginning to end .

I use to stay here, I had a two bedroom then had to move to a 3 bedroom when my other kids came and moved back home. Was quoted one price then kept getting charged 200 dollars more than the quoted price, i kept being told it was water but no one uses 200 dollars in water, i was told I could move back i to a 2 bedroom, but i have 4 kids so that wasnt going to work. So I moved. Now I have all kinds of crazy charges on my credit. Dont move here unless you are prepared to pay more than you was quoted. Its not fair when you was a good tenant to now be considered a bad tenant because of 1 month

The grass near our apartment is always torn up bc of the golf carts and it makes the sidewalks disgustingly muddy and when it rains or is wet due to sprinkers, makes the walk very slippery. I would prefer if the gates werent open for so long but I am aware that is likely a mechanical safety protocol. Outside of that the people that work the grounds are very nice and friendly, one had even explained everything about the ac unit to me when I asked for someone to come fix it.

So far so good. The only downside so far to living here has been Covid, so everything is closed and i haven’t actually gotten to meet the staff. I moved in back in May and everyone has been really helpful with what can be adjusted. Currently waiting on windows to be replaced but the maintenance team was really fast on getting someone out to review the windows as well as a contractor coming out to place the order but of course Covid is delaying shipping which isn’t a problem, the contractor told me it would be a while when he came out. I love the ability to drop off my own trash versus Valet trash but some of the residents don’t value the appearance and instead of placing their bags in the compactor they just leave it there for maintenance to pick up, if I have time sometimes I’ll put the bags in myself to prevent extra work for the team but it’s not always possible. The neighborhood is really quiet and everyone is pretty respectful of extra noise at night which I love.i couldn’t have made a better decision in my opinion.

I’ve had a great experience living here! The staff and maintenance are always super quick to respond and always polite. They are patient and always help me whenever I need them. They always keep the ground is very clean and take pride in managing the complex. Neighbors are friendly and polite and everyone works hard to obey the rules.

LOVE, LOVE, LOVED living here. We lived at the Kensley Apartments for about two years! We ABSOLUTELY loved every minute. The grounds are always perfectly manicured. The office staff is super nice and always willing to answer questions. They even learn your names and remember which apartment you live in! The maintenance guys are very friendly and keep everything in tip top shape. They fix anything you need the same day you ask!!! We had an upstairs 3 bedroom apartment with a porch. It was just perfect. The complex is quiet and everyone is sociable, but still keep to themselves. Our doggie, Toto loved using the pet park and I enjoyed my time at the pool. Great place to stay and the staff members are very helpful! I stayed here for less than a year due to job relocation however if I didnt have to move Id come back here to stay. I came and toured the place and got my apartment the same day, took no more than a couple hours, literally. The entire place is well kept which initially attracted me along with it being quiet and close to the interstate.**One morning I was having trouble getting my car to start and a called someone from the front office to help and a nice young lady came out and gave me a JUMP! Awesome staff!

The maintenance at the Kensley is actually terrible. The air conditioning units are not powerful enough to cool the residence, hence, run constantly generating a substantial utility cost per month.Since the air conditioning does not cool properly, mold becomes present, hence, creating a health issue to residents.When appliances break, maintenance is very slow and at times unwilling to repair or replace. They will gladly disconnect appliances, then just leave it there. I had to submit several requests to replace a broken washing machine as well as an old dishwasher over the span of several weeks.They broke my dishwasher when replacing an old kitchen floor, then fraudulently billed my insurance company for a new cabinet, never replacing the dishwasher. A mouldy base board was not replaced, they just hammered an unfinished board in front of a mouldy one.The lack of response when proper maintenance is due, trying to blame residents when their old appliances break, fraudulently billing renters insurance and creating a substantial health issue for families with children wins this place a single star.Maintenance Supervisor made a comment ‘says a lot about the people that live here’ when I requested replacement of the A/C & Furnace Filter.Please accept this as a good faith warning.

I love my apartment. Its clean and spacious, the kitchen is the perfect size for what I need and the screened in porch area is a very nice touch. I definitely recommend getting a floor plan with the garden bath tub- its a larger tub and better looking than the normal tub in my opinion. The maintenance crew have been quick to respond to the couple things that have needed attention in my apartment and I like the fact that if I see bugs around my place I just have to call the front desk and they have the bug sprayers at my place within the next day or two.

EXCELLENT... LOVED IT. IT WAS PERFECT FOR ME AND MY WIFE BEING A NEWLY MARRIED COUPLE. PERFECT START FOR US. YES ITS PRICEY, BUT WE GOT WHAT WE PAID FOR. MAINTENANCE WAS ALWAYS THERE IF THERE WAS AN ISSUE, PLACE WAS VERY WELL KEPT UP AND CLEAN ALSO A FRIENDLY STAFF. HIGHLY RECOMMEND TO ANYONE.

Love these apartments. I only wish the 2 bedrooms werent so pricey so my family and I could afford to live there. Awesome dog park as well.

It was an awful awful experience. The appliances are all very cheap, from the washer/dryer to the microwave. They stopped working on us numerous times, & it took maintenance weeks just to fix our work order when we put it in weeks ahead. They have bugs everywhere !! Inside the apartment and out, Surrounding the front doors, & everywhere ! They have pest control but they make minimum wage so they do minimum jobs! they never pressure wash the buildings, they look disgusting close up but nice from far. Do NOT Let these cheap fools, fool you. The people in the front office are all extremely rude. They stole a package I had sent from amazon & acted like they never got it but they did because I tracked it & they said it was delivered.

Extremely over priced place to live and the staff is beyond rude and incompetent! I live in a studio apartment and the AC fails to cool one room and constantly breaks down. They attach 3 or more fees every month to your rent that adds an addition hundred dollars or more to your total bill. My apartment has smelled like smoke from day one and has ruined my clothes! I am a service member and they push back against cutting my lease for a military deployment which is against the law for them to do. I would not recommend living here to anyone!!!

I love my apartment! The only downfall of an upstairs apartment is you need to invest in ceiling fans otherwise it gets really warm. Other than that, I love the space and Emily in the office is really nice.

Rent is constantly going way up each year. Was a decent for the price two years ago, but now way too high. Trash is a disaster, almost like it is not getting picked up weekly. Water is getting shut off for a few hours every so often. Construction going on the property next to it is very loud and smelly and doesnt appear to be ending anytime soon. Gated community but not enforced so people always tailgate way to close to get in. Seems to be a lot of thefts lately looking for unlocked cars. Both my cars front doors and trunk were opened when I was leaving for work earlier this week and they have sent out emails about vandalism last week. It was ok two years ago, but now can not recommend it as it seems the quality has gone way down hill, while rent is going way up.

I wouldnt give this place any stars but unfortunately that is not an option. The walls in these apartments are super thin. Sitting in my living room reading a book I can here my neighbors talking at conversational level. When I first moved in back in 2012 there was a couple below me that got into heated arguments every night yelling, throwing things, and slamming doors but I never complained. It just isnt me. I am very understanding and know that apartment living is accompanied with hearing your neighbors. I have lived here for three years never been late on my rent and never complained about the noise around me. I stay to myself. Recently this new couple moves in and from literally day one they have had a problem with me. I listen to music at a reasonable level and never past the quiet hours set my the community management. Music is my escape after a long stressful day I enjoy coming home and unwinding by listening to music most of the time its inspirational and gospel music sometimes I listen to r&b and clean my house and maybe dance around a little. However one Saturday at noon while cleaning and listening to music my male neighbor knocks on my door along with another large male to ask me to turn down my music because as they are moving in a producing lots of noise moving furniture it is a problem for them. I turn it down a little just to be nice even though I feel it isnt loud and its a saturday afternoon. But this is just the start of the nightmare because they complain very often about my music to management. Long story short my music is an issue for the neighbors I dont feel it is loud but they do. So I call the police out to tell me what they feel about the volume and the officer tells me it seems very reasonable. I ask management to come out and listen and judge for themselves tell me what is reasonable to them because not listen to music at all isnt an option for me but I am more than willing to find common ground on volume. The neighbor refused to do it as did management. So today I was graced with a lovely letter stating that if I get one more complaint from the lovely neighbors that I would be asked to move out in 7 days!!! SO this is how they treat tenants who have been faithful in paying rent on time for three years and have been reasonable and understanding of all previous tenants who have come and gone around me yet never complaining from the noise that they produce. Instead of being fair to both parties involved to come to a resolution without even accessing the situation themselves they expect me to walk around my home that I as a 25 year old single female pay a lot of money for, they want me to walk around on eggshells in fear of 1 more complaint from a zero tolerant neighbor in order to kick me out. Save your time and money people dont consider the Kensley as a place to reside. They are rude, have no integrity in doing business and quite frankly flawed in so many other areas that other people have expressed in their reviews I have had similar situations as most of the negative reviews given as well.

Do not stay here!It is nice at first. The grounds look amazing and the staff will tell you anything they can to make you overlook the high rent. Once you sign the lease, that’s when things go down hill.They will charge you for just about anything that goes wrong doesn’t matter if it’s not your fault.If you request maintanence they will not tell you when to expect hem. They will either barge into your apartment after a light tap on the door, or not come at all. Sometimes they half do the task and leave you living with an unsightly resault, and never come back.When they schedule parking lot maintence, they will change the days at random, and if you are unlucky enough to not receive the newest schedule, your car gets towed.And when it’s time to move out, good luck getting the security deposit back. My friends who live in a different unit are being charged several hundred $$$ extra for charges that I can testify aren’t justified.Let’s hope when my lease is over I can debunk their claims.

Awful place to live. Dont waste your time here. Had to make SEVERAL requests for maintenance to come to the apartment only for it to be half ass completed. Rent is too high for what youre getting

DO NOT STAY HERE. It looks good at first, but it is horrible once you move in.We lived in two separate units at this location. At move in both units had damage or problems, but not crucial enough to not move in. But while living there, the utilities would fall apart, the freezers will produce foul smells, even when empty, the AC will cut in an out. If maintenance doesn’t fix the AC when they come, they pretend it is a new isssue. Maintenance walks in without notice. We have had them barge in and do work while we were asleep.Bugs will crawl out of the vents the day you move in.And don’t try to report it, they might try to charge you for it over 4 times what it should cost.When they do work on the buildings, they will leave a large dumpster outside your door for over a month.When you move out, they will do the walkthrough without you, even though the lease says you are required to be there if you request. After they do the walkthrough, they will give you multiple hundred dollars of bogus charges and won’t let you see the “damages” in person. Heather Bird will lie to your face with a smirk and talk down to you. If you refuse to pay the bogus charges, they send it to collections. If you try to talk tot hem, they threaten to call the cops.Save your money and go to a different apartment.

I love my place.since I been here I haven’t had any problems but I really don’t get the parking.I feel no one should be parked in front of ur door.I hate nosy neighbors.just wish people will mined their business

Haley Slightom is extremely worse management person. She should be fire. I moved out on August 17, 2013. Just one month ago, they never give me a call for any unpaid balance. They said they did emailed to me, but I never got it til I go there check couple weeks later after I moved out. They charged me almost $200 for ridicules reason of carpet cleaning, and their employees told me I can wrote a written letter to try to dispute it, and so I did. However, the manager put me on Collections Company on 9/9/2013 without calling me or any advise even though I wrote her a dispute letter. Eventually, I talk to their employees on around 9/10/2013 when both ladies employees sitting outside smoking and told me I am fine with the fees, their manager is evaluating it, but didn’t told me it went to collections already. I was living in the first floor 1109, the noise insulation from 2nd floor is extremely bad. I can heard all what they said from 2nd floor. Besides, the AC machine is inside the bedroom, it’s extremely loud when it turns on.

This place was awful! First off if you need anything the office never answers the phone for residents and it only gets back to you DAYS later. My husband and I shared a car and after work we never had a parking space remotely near our apartment. The people around us were very loud all hours of the night. The worst was they would give us random charges on our bill and when we went to ask what it was for, no one in the office knew- this happens for 4 months in a row. We left our apartment in immaculate condition and still got charges $300 for cleaning fees. The gates are always open or broken. Also I agree with others, they do not support military!

Professionalism of staff needs to be addressed. Be ready to make every phone call to the community and then if they do not wish to address a potential issue they will allow you to go to voicemail and return your call five minutes to close so if you happen to miss their feeble attempt you will have to wait another 12-18 hours for contact. The property is around average given you live next to one of the largest drug producing trailer park communities in JACKSONVILLE. Lets be realistic no gate which is not closed at any point of my visits, would make me feel safe at night when i saw DIRECTLY in front of me one care open the entrance gate and 7 cars drive right through without credentials . I am absolutely honest and yes my credit was their deciding factor in denying my application but people with identity theft in their past have no recourse but to wait months and months for the problems to be resolved. I am humiliated and ashamed to have even drudged my past up in front of these insensitive tyrants who wouldnt allow me to double my rent for a security deposit. bottom line like i said. the apartments are average for the area. you have lake grey right down the road and they are tucked away from the crazy road like collins.

Ive been living here only for a month but I like it. I live in a studio apartment, those are built on top of the garages which is great because I have no upstairs or down stairs neigbors. I havent heard any of my neighbors at all, so I disagree that the walls are thin, maybe its just the ceiling. Ive been avidly listening since Ive moved in, and Ive yet to hear anything at any time of the day from my neigbors. The only noise I hear sometimes cars driving by, or very ocasionally someone having a loud conversation right outside of my apartment, but youd hear outside noise even if you live in a house, so I take that in to account. The price is great, my apartment is very spacious and theres plenty of natural lighting. Theres a pool and a little park, and a few charcoal grilling areas between the apartments, that I think would be nice if you throw a small get together. Theres also a gas grill at the pool. So far I havent had any problems. I havent notice any noisy or abnoxious neighbors, the staff is nice and everything is well kept. Its also a gated community. I would definetly recomend this to a friend, and honestly for the price Im paying, it deserves the five stars. Its also a pretty good area, theres a walmart right down the road, and a surprisingly large ammount of nice strip malls in the area that are maybe like 15 min away, which I dont think is too far.

This place is over charged, over bearing and simply horrible. As usual the rent goes up every where but not expecting my $889 rent to jump to $ 1025. that is just ridiculous. why would anyone want to stay in a 2 bedoom when they could get a house. My last month rent was suppose to be prorated, but actually cost more than my regular months rent because they could not find my formal letter of leaving the apartment. Even when i showed them the email and letter that was dated and signed...they still went by a different date and charged me the difference. This so called gated commuinty will never have its gate closed because vistors ram the gate and they fix it 2 months later. I hated my stay and wish anyone luck who would choose to stay.

Only been here a month A/C went out twice lot of bugs ants with wings everywhere ... Not worth the money i pay 850 for a small 1 bedroom please shop around before you make this your home .. And The maintenance guy is very rude like he the apartment cop or something
