We just moved here and it is great....The manager is extremely nice and the staff is very pleasant! Our apartment was very clean with new carpet and the all appliances work. It even comes with a washer and dryer! Glad we were able to get the apartment we got and couldnt be more pleased with how everything turned out.

The Vue at Baymedows is a beautiful property! Although I haven’t confirmed my residency with this property but I must say that I’m impressed with the top tier customer service given by Cozette Wright. She was punctual, courteous, dependable, detailed oriented & beyond patient with me throughout this entire process. She loves her job and it shows through her character. Also These apartments have been renovated and the property is under new management!

This is a great place to live! I have no complaints. Im particularly impressed by the responsivenes of the leasing office to residents concerns, especially Cozette, who always goes above and beyond to make sure any issue/ concern is addressed in a timely manner.

First lets state that no apartment complex is perfect. This is no exception to that statement. However, the Vue has some very good qualities. The office staff is very helpful. Sunny has been amazing during my stay here. My issues were resolved easily and timely, when they occurred. The location and amenities are great. Im lucky to be in a mostly quiet building with decent neighbors. When I leave the complex it will be for more space, not because Im unhappy.

In June 2020, I had just left my home due to the pandemic and Taylor gave me the reassurance and the confidence that I needed at the time to make my move. This friendly, professional, group of strong women helped me make my new place feel just as good as home! I just moved in just over a week ago, and everyone was so helpful and kind during the process! Sunny was the one who helped me the majority of the time, and with my work schedule I had to communicate mostly via email and she always responded so quick and never left me hanging. I had so many questions and was probably annoying but they were always so kind and answered every question!So far I love the apartment and love the area. It is clean and landscaping is kept up with, the complex is also pretty quiet and calm.As of right now I have no complaints and would definitely recommend!

Great location, close to shopping,restaurants and I 95. Leasing office personnel are friendly, helpful, and professional. Landscaping is well maintained with adequate lighting at night. The maintenance staff are prompt and respectful. The woodland surroundings provide a secluded feeling without actually being secluded. Mail lockers to protect your packages, pool and fitness room are great.

The young lady Taylor was a pleasure. So genuine, patient, and all around wonderful! She made me feel comfortable and we were able to fill out an application on spot and get approval the same day. Haven’t moved in yet but the outside looks clean and well kept. A lot of amenities that will be useful. Nice spacious apartments. I hope everything stays the same.

I absolutely love it here!! My leasing agent Cozette & the property manager Sunny are so sweet, thorough, professional, & helpful. I had a couple issues with my apartment and they both treated them with urgency and followed up with me. The area is nice and quiet. Valet trash is my favorite!! I’m beyond happy I chose this property to move to. Maintenance fixes issues within a day or 2. They even painted my accent walls for me after I purchased the paint. Keep up the good work ladies!

0 Stars. I would not recommend. Maintenance is horrible you have to call about 5-10 before they actually come out then half of them can never figure out what the problem is or they put a band aid on it and it breaks down again. It is infested with roaches . Do not move into this place, a big thumbs down.!!!!!!!!!!!! Toilet broke in neighbors place upstairs causing leakage down into my apartment they did not pull up the rug or get behind the walls just put the fans to dry the top layer.

Taylor in the front office was amazing to us! She helped us get approved for our first place, and was awesome during the whole process. I was able to call and speak to her anytime and ask her any questions I had, she answered them all very kindly and happily. Sunny in the front as well as Cozette we’re very friendly and ready to help as well. We had a few issues when we moved in (we moved into an apartment right after the previous tenants moved out) and everyone did all that they could to help us get settled and help resolve any problems. The maintenance crew was on time and awesome as well!

Great place to live! Located in a convenient spot with access to everything. pretty quiet neighborhood as well. Neighbors are friendly and the staff are pretty amazing. Lived here for a year so far and Im grateful to have found this place. The process for moving in for me was fast an easy took 2 days haha.

The Vue at Baymeadows is perfect for me. Its even in walking distance to my Prominence Parkway office, and the surrounding woods are just magical! The wonderful ladies at the Leasing Office are so helpful. The location between Phillips Hwy and the I95 is ideal.

I wish I could give this place ten stars! I have never in my life renewed a lease because it was always a horrible experience with other complexes, but The Vue has truly made it feel like home! I have had to only request maintenance 4 times and every time they are there and they fix my issue within 24 hours. The apartment itself is perfect for me and is such a great location. Every time I walk in the office the ladies there are so helpful and always so sweet! They seem to care about their residents and have great amenities like a pool and a gym that is always clean. I tell everyone about this complex My favorite part too was at Christmas time I didnt have to get my package from an office I got my own locker! So Christmas shopping was SUPER Awesome! Thank you to the amazing staff and great management company for such a great experience with this Complex! =] The valet trash is super awesome lets be real I like not having to walk all the way to the front to throw my trash away I feel so catered to and I am loving it. If I listed all the great things I would run out of room! Keep up the wonderful work you do! =] - Sincerely your happy resident

These apartments are really nice. The cabana style pool area is so much fun to relax at. The gym is open 24 hours which is great for anyones schedule. The floor plans are open and inviting with the coolest bar style counter top in the kitchen area.After two years, it has been a great place to live at. The leasing office staff is really helpful with literally everything. Maintenance has been on top of any issues that have come up. I really enjoy living here.

Haven’t even signed my lease yet & already starting off on the wrong foot. I am very big on follow through, so when you tell someone you are going to do something it is expected for it to be done in a timely fashion. I have been informed multiple times that I will be receiving a welcome packet & have 3 phone calls & multiple emails I have yet to receive one. I feel that if something this simple can’t be completed ASAP I should receive an explanation as to why it can not. I haven’t. I have also read the reviews & was not quite happy with what I read. I have contacted the property & the management over this property in regards to them withdrawing my application & refunding me all money that I have paid. I refuse to start off a relationship with frustration so I rather quit while I’m ahead!

We just ended our lease after three and a half years. We stayed for that long out of convenience. The only good thing about the place was the location. Each year the rent shot up obscenely. We were downstairs and typically with units on the first floor, if a complex offers wood flooring, the units with the wood are on the first floor as to reduce the level of sound emanating. That wasn’t the case for us. We had carpet and our neighbors above us did not. For the entire first year we had 3 different neighbors, all with animals. The noise was constant. Not their fault, but a flaw in their building plans nonetheless. When we initially moved in our lease stated that carpet cleaning would be done on a yearly basis. Our carpet was cleaned once. No matter how many times we requested it. Our final few months a mold began to develop around all of the windows and patio doors. We put in a request and all that was done was a bleaching and a paint job. I would not recommend this place due to its inconsistent management.

I loved my time living at the Vue at Baymeadows. I wasnt there for a long time thus the customer service and maintenance was all amazing. Ive notice that a few of these reviews, ppl experienced bugs but I never had that problem nor did the people next to me. Im moving from Jacksonville but if I have to come back Ill definitely come back to The Vue. Thank Ladies in the office you all are too sweet!

If I could get this apartment a zero I would. This is the worst apartment I have ever stayed in for a year with so many problems with plumbing, maintenance, etc which is inconvenient for the residents. As me being a resident paying so much money you would think the amenities are great, but they are not either. I won’t be renewing my lease or recommending no one to stay in this apartment.

I have just renewed my lease at the vue . my complaints have been few, but have been dealt with quickly and fairly. its one of the few places in Jacksonville I can still afford to live.take a look around...a few months down the road now, time to renew, still satisfied, have issues well talk and hopefully agree. maintenance has been taken care of quickly, and not bothersome. better than when started. hope to stay.

We have lived here for almost a year, and love the quiet and green apartment complex. Staff, maintenance and neighbors are very nice as well. The best thing though is the value that you receive for the price. The location is great, the constantly upgrade (recently new faucets and trash pick-up service), and the rent for 1/1 was the best we could find. Can only recommend!

I’ve been very pleased by how quickly maintenance took care of the few small issues that needed taken care of. The location is convenient to a wide variety of shops and restaurants as well. I’ve renewed the past couple years because it seemed to be fairly priced still, but with the constant yearly increases and change in management, who knows what I’ll do this year.They’re trying to charge what newer and nicer apartments go for and that just doesn’t work here.The buildings are older and the finishes (laminate and cheap vinyl and carpet flooring) combined with outdated gym, often-dirt pool, and no community events, doesn’t inspire a desire to pay an increased rent rate.Rent keeps going up but the tenants aren’t getting any more bang for their buck. There’s a large enough turnover rate, I’d imagine they’ll out-price all their residents in the next year or two if they keep going in this fashion.

We signed a 10 month lease that is up in July. We will absolutely NOT be releasing. I was optimistic when the property was bought out by Milestone Management, the staff is friendlier, but thats it. The gate to the community does not work, they gym equipment is dated and some of the machines dont work. The pool was closed for two months as soon as spring started. Now it is open but a giant chunk of the patio has a gaping hole and is fenced off.Inside the apartment is okay. If you have nice things, it seems better, but ALL of the appliances need replacing. We stopped using the dish washer completely, after having someone from maintenance come three times. Its not worth the fight. Theyre asking way too much for apartments. Roaches are everywhere, the ceiling is cracked, we are constantly battling mold in the tub, the walls are thin.If this is your only choice, then Im very sorry for you.

Hello everyone. I have lived on a Landmark property for 3 years, although I thought the rent was a bit extreme, the property is nice and the people (most of them in the office) OK. Recently they hired a maintenance person Alfonzo who watched me, pretended to befriend my grandboys by fixing their bike tires, running off a huge black snake and giving them an X-Box. He seemed ok because he would do the exchanges outside and our in person conversations were always outside. I discovered that he evidently filled out work orders for my apartment and told the office manager that I do not want anyone else, especially one of the other people to enter my apartment. He told me the guy was a NO CALL NO Show -the man was very nice and was the one who previously did the few items I had. He spoke NO english but was inventive enough to speak into his phone and ask me to speak so he knew what was going on. I even told Alfonzo the guy was really good and something must have happened. Well Mr. Alfonzo gained my trust and was supposed to pick up a bike for me in Daytona at an auction from HIS FRIENDS. I was naive enough to trust him and Cash APPed over 4,000.00 to him (I have receipts). Let me say there was no other involvement - I care for and trust easily and he was that BIG BLACK SNAKES RELATIVE! I had also loaned him 1,200.00 to purchase a car because he texted and called me over 10 times in one day while I was at work, I have receipts. He has refused to pay me and told the office manager and a friend of mine he is going to pay. It has been since April 30. He threw up duces to me and still works the management refuses to do ANYTHING but fired another guy because he accepted 25.00 from a young lady and had drinks with her. OH yes - he jokingly told me he took some of my alcohol (Petron) I collect nice bottles and thought he was joking until I began packing to move. Several seemed to be missing but I dont have record so I am not sure but I think he wasnt joking. THe Management will not acknowledge me, the office just says, he said he was going to pay you. I showed them receipts that it was doing work hours, they say they will not get involved because it WasNOT during work hours. THe picture showing conversation wouldnt submit but he had reached out to me while I was working then couldnt talk because he had the new management in front of him. Management does not care, I have paid rent timely and usually early for 3 years and only once did I pay on the 3rd at night because it was February 29 and that is my Moms birthday and I totally forgot about rent and ran to the bank to pay and when I got back about 9PM there was a remit or pay notice on my door. THey fixed it but know THEY HAVE NO HEART FOR ANYTHING OR ANYONE- I am Out of here this month and I will update because I am going to pay to the date I am moving. Will let you know if they try to charge me entire month. This company really broke my trust, but I have to NOT be bitter and that is why I am healthy with no illnesses at well over 60. Much love and remember we are all connected and Karma, Reciprocity, the cycle of life are real so DO GOOD TO OTHERS AND KNOW after you do what you can let GOD and the Universe do the rest. They say they wont help although the attached shows he reached out during work. Love

I had the best experience ever at The Vue. Lindsey and Brooke are so amazing they took time out to tour me twice. I have never went any where else and felt so welcomed. I give this office 10 stars!!! The apartments are well taken care of and there team is so put together. The maintenance staff made me feel at home as well, they spoke to me as I entered and as I was leaving.. KEEP UP THE GREAT GOOD WORK!!!

Posted my review on Google as the one submitted to the actual apartment sight wont see the light of day --- This is the absolute worse complex I have ever lived in. Shortly after moving in construction started and hasnt stopped. Literally, theyre doing something outside of my unit now with an unknown completion date. We havent been able to use our patio since October due to the construction and there is ALWAYS loud noises due to the machinery they bring around. We still have to pay full rent even though we cannot access our patio and the concrete sidewalk to our door has been broke (sidewalk literally wobbles when you step on it) since October with no plans to replace. Not only is this a danger to us on a daily basis but again, this does not qualify for a discounted rent or to cut our lease entirely, per the front office. Our toilet has spilled over twice due to dated pipes. We had to replace the AC and it still doesnt work properly. Its a waste of money and patience living here and I cannot wait until my lease is up so I can run and never look back. Save yourself the trouble as this location is way overpriced and not at all what you expect when you sign the lease. The pool isnt useable the gates dont work and the dog was station is closed until further notice. STAY AWAY!!!!!If the complex is reading, do me a favor and cut my lease so I can get out of this hell hole without a termination fee.

My roommate and I moved in late November and Zane was very helpful and friendly with our situation. Yes, these apartments are older buildings but they really are doing a lot to make them new and refreshed looking. I really enjoy the flooring throughout and new cabinets in the bathroom and kitchen as well as the screened in porch! We were looking at renting from Paradise Island and while it was a much bigger floor plan for less money, the amenities here and the staff sold us. Thank you Zane and Tasha for making this apartment feel like home. As as safety goes, I have never felt scared or unsure of my surroundings. I just make sure to stay alert and lock my car out of habit.

When I first moved into this complex in late 2016 I loved it. The staff was great as was the community. However, after it was sold and became The Vue At Baymeadows (formerly Grand Isle at Baymeadows) things quickly changed. They eventually replaced all of the staff who were always friendly and ready to help. Staff turnover didnt stop there though. There had to have been at least 3 different sets of office workers from the property selling in 2017 to me moving out in Jan 2019. New office staff seem annoyed to be talking with you and I was harassed by the manager who was rarely even in the office after my upstairs neighbor who had roaches said it was my fault that he had them (I never even had a roach problem in my apartment). I was then put through weekly inspections for 3 weeks until finally complaining via email about how ridiculous the whole situation was. The Baymeadows area in general is also a lot rougher than when I first moved in. There were multiple issues that required cops in the complex itself. The RaceTrak gas station that was recently built was robbed one night and it is right by the complex. There was also the drive by shooting at the McDonalds no more than 2 miles away. I would NOT recommend this complex to anyone. There are much nicer places to live for the price now that they have upped rent. Definitely NOT worth the money ESPECIALLY if they try to put you in/around building 3. The guy that lives directly upstairs from apt. 302 is a creep. He acts extremely nice and helpful, but as soon as he realizes you arent interested he starts causing problems.

JUST GOT MY CAR BROKEN INTO!!! What kind of apartments don’t have cameras, When this has happened to people before!! My wallet and all my important documents were stolen and they left my car a mess! These are ghetto apartments who let thefts happen and don’t do anything! Even after so many cars have been broken into, they still won’t add cameras or any security system. Don’t move here if you don’t want anything stolen!

Where do I begin....this was our first apartment and we had a really terrible experience. We had bug issues, mold issues, leak issues (the unit above us had a leak and it went into our bathroom and several other places were soaked). We had mold issues inside the unit (before, during, and after the leak), our windowsill was covered in black mold, one of the bedroom walls had mold on it as well and when we called the office to ask for help they told us because we had the temperature at what we did it was causing the mold so we shouldnt have it at that temperature (dont remember the exact number but it wasnt at all an unusual temperature). Our AC unit periodically would have water sitting in it, I would call the office and not get a call back, even after leaving messages for maintenance, then when maintenance came they said that I shouldnt have left the unit like that but that I shouldve gone to the office and requested someone come. Im not sure, but I think thats not necessarily my job to track someone down and make them do their job. The bugs.....they were tiny little cockroaches, they showed up everywhere, in the pantry, in the kitchen, the bathroom, living room, thankfully I never saw one in the bedroom, but they were persistent. Pest control came out multiple times and did their job but the bugs never went away, we would get a reprieve but then theyd show back up. These guys were in here when we moved in but we saw one or two and thought okay just two, we live close to some woods no big deal but it soon got to the point where I could not leave fruit on the counter, I had to put everything in ziplock bags, I had to check for roaches before I used anything. I ended up trying to get rid of them myself but that didnt work either. Our unit was the unit from hell. The thing is it was just us, our friends who lived in the unit next to us and those who lived in another unit on the other side of the complex had no issues really. In fact their units looked far better than ours. If you do move in I just suggest you be weary, you might get a lot of issues or none at all however, after our terrible experience we didnt want to give them another chance.

If i could I would rate this a zero because this is absolutely the worst apartment i have ever lived in. We reported an issue when we moved in and they claimed to fix it now months later we have the same issue. Cant call maintenance because they always hang up on residents. They blamed the issue on me and my roommate and said we have to replace it. The apartments are over priced and everything falls apart and the staff blame there residents for it. They think it is okay to belittle people and charge them for stuff they didnt even do. They always threaten to report it to your credit and terminate your lease over things you never did. Save your money and your time and go somewhere else. I am not the only one who feels this way we all do this is why they lost all the residents in my building. Absolutely appalled by these people will never rent with this company ever again.

I have lived here for two years. I pay for this luxury apartment and the gate had never worked and the plumbing sucks. The gate was supposed to fixed when I moved in and of course its not. We have have had tons of issues with the plumbing ad air conditioning. We even had a leak on our apartment from the upstairs one. I am pretty sure there is blackold in my apartment because they have had several water leaks in the same part and the only thing ten fixed was chipping the paint off and painting over it. I mean the whole wall has had water in it for God knows how long. I would think recommend this place to anyone. Now its under new management Im sure things will other change. Also the ladies up front are rude and non helpful. They dont listen to you and have such an attitude when they talk to youI cant wait to leave here this apartment is robbing people with the amount of money you pay for rent. It should be $500 and no more. This is definitely not a luxury apartment.

This place will SCAM you any way they can out of money.Avoid at all costs.Plenty of other places on Baymeadows that are more spacious and dignified.I had a family emergency and had to leave town a week before rent due and in between checks, wrote a letter explaining the situation and advising I would pay when I got back as the cost of travel plus rent would have been to burdensome.They charged me a $100 late payment fee even though I gave them notice, and the assistant managers remedy was we wont charge you the extra $5 per day you will be late Awesome Customer Service!Also when I left two cabinet doors, the cheap ones you would expect to be at this type of residence, were damaged with smokey stains. They charged $150 for the repair and when I asked for an explanation because similar doors retail for $19.99 the same Assistant Manager kept fumbling over her words using excuses like we had to repaint, well you charged me $100 for painting the entire premises, then she said we could have charged you more for the oven hood but we didnt. So your rebuttal to an exasperated cost is to hang another cost over the renters head?A pain to deal with, Id avoid at all costs as there are a PLETHORA of other communities that actual will treat residents with dignity and fairness.Im sure they will respond to this as if to make it seem they care but they will not offer me a real remedy which matters more than a fake posting that makes it look as if they are trying to rectify the situation.FYI total cost of move-out was $650 and included expenses like housekeeping for $100 and the above mentioned as well as other erroneous costs. This is a publicly traded company and they dont mind taking all your hard earned money to pad their balance sheets.Edit:There was no misunderstanding, also regarding the cost of the door repair. It took them TWO weeks to provide any kind of proof of the cost of said repairs, and miraculously the estimate of cost of repair was $150 from a company that has no website or social media and was dated a weeks and a half AFTER I expressed the amount was too much. Very shady company, I recommend ANY other place near by, these people are scam artists to the highest order and will charge you and laugh.

This place is a horrible complex. They lied when I moved in about the fixing the gate to be closed. My father and mother moved from Naples Florida and I let them rent their for a while until the can purchase a home here in Jacksonville. And my father just got robbed by 3 guys. They tried choking him for money. After this had happened I approached this to the front office and they had no care in the world. They did not care or was not sincere about him getting robbed. The only people who responded was a detective who looked into it for us. Grand isle is not a safe area: especially for being on a good side of town this is one place I do not trust to have put my elderly parents there. Such a disappointment. Its so sad and the front office staff is just as bad. Please do not waste your money renting this complex. If you plan to rent please make sure safety is the number one priority. Just cause you are saving a few bucks does not mean you should settle for your safety its not worth it. Also as well when renewing your lease they will raise the price on you. This is the worst decision Ive made and will not refer this to any student or anyone living there. Students be very wise before making a decision to move here.

When I first moved here I was told that the gates would be working and new gym equipment is being put in. Just about a year later and the gate is still broke and still no gym equipment. NOW the pool has been under construction for the past two months. On top of that I received an offer to renew my rent at an INCREASED rate. Not worth the money, the washer barely works and the dishwasher doesnt even clean dishes properly. Office staff and maintenance are nice but the apartments need revamped ASAP! Poor quality for an expensive price!

I wish that I could give this complex 0 stars, however I cannot. This complex truly does scam its lessees in any way that they can to get money out of them that is not in accordance with your lease. When I moved in I discovered no walk through was done in my unit it had dangerous black mold in one of the bedrooms, which Im told and have witnessed is a consistent issue here by other tenants, also when you attain a new apartment you are not expecting to sit on old toilet seats or live in someone elses filth. We asked to have this mold removed and the toilet seats replaced, and finally after 8 weeks of living with mold the complex decided to take care of the situation. The A/C unit breaks every single week in the summer and in the Florida heat it is not a pleasant experience to have no air for days at a time. When you propose these issues to the leasing office agents they act as if its not there no problem and you get passed along to a different person each time. If you have an issue they take your name and number down, however you never receive a call back and they will not provide you with any contact information for you to reach out to management because they cant. The gates for our gated community have never worked and when you move in they tell you we are working on getting them fixed and still charge a fee for living with a gate, In my opinion it shouldnt take a few years to fixed a non operating gate system. In conjunction to the issues with the gate two individuals near my unit had both of their cars broken into and stolen and someone else was abducted in the area, also right behind the complex there was a multiple murder, this is pretty frightening when it could be something potentially prevented if the complex wasnt so cheap and did their job to fix security issues such as the gate. I placed in a maintenance request for a broken dishwasher it wasnt until the appliance caught fire that someone responded. On a final note the leasing office is beyond unprofessional theyre disrespectful, condescending, and rude whenever a tenant issue is proposed. Yes, everything is portrayed to be great when you first move-in, however after the lease is signed the true behaviors are exposed and your stuck until the end of your lease. If after everything I have been through I could move out tomorrow I would and would never look back! If I can prevent anyone from moving into here I would, I beg you please do not learn from experience you WILL regret it!! P.S. the hardwood floors are actually Linoleum not hardwood!!!

This place is awful will not be renewing my lease here! My water heater has broke 3 times, my ac keeps needing to be charged every month. My dishwasher doesnt work after maintenance has looked at it 3 times. Community looks like crap rotting wood porches, no landscaping, the pool deck has been broke since I moved in Nov 2015. You cant go out on the dock wood is rotting. There is no longer a hot tub it has been turned into a planter for plants. There is no sauna like the Internet says. Trying to sleep in your bedroom is a joke the water heater is in your closet and heats up your room. One of my cabinets is molded out maintenance put bleach on it and thats it. The plumbing and water are terrible here as well. Office staff is constantly changing, however the rudest girl is still in there. Fees are outrageous you pay separately for trash and pest control god forbid if you have to be late you get a $95 late fee the 4th and $5 dollars additional every day its late. And they raise your rent every year.

Looked at your page as an in case, and realized, that with your pet fee $800.00 (non-refundable) pet deposit $1,000 refundable and pet rent (the cats dont have jobs, lazy bastards) $60.00 per month I would be paying $2,500.00 just to have my cats there for a year. As a tenant of close to two years now; the plumbing is horrible. I have to call every 3-4 months for either my bathroom sinks, tubs or toilets due to slow or no drainage VERY annoying and not to mention a bit of an inconvenience as good paying tenant. One of the main amenities that drew me to the complex was the then and still now NEVER WORKING gated community. The gate has yet to work my entire tenancy here. I am not pleased with what I am getting residentially for my hard earned rent being paid monthly. Highly anticipating the end of my lease.

There is mold here, keep reading. my husband and i moved in 6 months ago. the tour was amazing, brooke is sweet and (just from a phone convo), lindsey is as well. julie, the actual manager is...... to say the least condescending, rude, and if there was a problem in your apartment, it’s “ohh we don’t replace/fix that”. there were little things that was wrong with our apartment BEFORE we moved in (doing the checklist), and nothing got done. matter of fact, two times when maintenance stepped in, it seems like it got worse; they didn’t know how to fix a garbage disposal, so they replace it; they don’t want to complete their job immediately bc it may be “tedious” work for them, so they neglect it (thank God we never had a fire while sleep bc the maintenance guy decided to remove our whole system altogether.. sn: we did have a fire on one of the burners bc of their out of date appliances they still have in some apartments, but we were awake for that.. an actual hole got burned through the burner and our pot).MOLD: for the past 3 months i was constantly sick and having massive migraines (i wrote a journal bc it was very unusual for me to get sick and i NEVER had even a headache when i was younger). well one day, i came home and a raccoon (little bear cause they’re HUGE lol) was in front of our door trying to get our trash, he ran, we went inside, but we were interested in how he was getting our trash so we went to the sliding door to watch. after about 2 minutes, my husband goes to lock the door back and i say “ooh babe ! don’t touch that, that’s dirty (mind you, i have ocd, so on our move in date, we didn’t even move in, we went in and bleached the entireeee place down)” he goes “ohh shoot, it is” then i say “wait it minute... babe that ain’t regular old dust, that looks like mold !” after showing people who have experienced actual mold bc of floods or work etc and have gotten PROFESSIONALS to go in and inspect, they were saying how it looked just like the mold they had, down to the pink stains on the wall (signs of mold growth).. so we get a mold test from home depot, comes back positive. getting a new apartment, julie comes in to look and was like “we get the whole place done and they always come back fine” i said “well that test must not work because this is CLEARLY mold” (mind you, i’ve had issues with her before bc of her attitude and she knows not to mess with me because she knows i’ll bring channel 12 with ken to these apartments QUICK bc my brother is a director for first coast news) .. then she looks at the test and says “ohh is that from home depot, yeaaa, those always come back as mold” GIRL WHAT?! lmbo ! that’s because it’s MOLD. first off, if that were true, home depot would’ve discontinued years agoooo. second, my parents actually used a mold test in a rental home bc they thought there was mold, it came back negative bc it wasn’t. i was just like “you know you have a point, because my grandad was an attic before he got clean, and his drug tests just KEPT coming up as positive, doesn’t even make sense and also, my sister in law took a pregnancy test 16 months ago, and it said positive, and now they have a 5 month old son, crazy right??” so she just confirmed that i wanted another apartment and got my paperwork ready. READ YOUR CONTRACTS. she now knows my sister is a lawyer, so she treats me waaaay better now lol, but i don’t mess with her.also, the gym is outdated as heck and dirty (her words when we moved in “we’ll be updating equipment soon”), yea right, they don’t even have sanitary wipes to wipe down the machines in there, stop playing.also, they were saying they were bringing somebody in (while i was home) to get the mold treated, they never came, i believe they clean it down with bleach themselves and keep it pushing, somebody else will complain about it later.be cautious and don’t allow them to walk all over you.

I regret moving here. The management is always changing and they don’t care about residents at all. We’ve notified them many times about the roach infestation problem and it took them months to take it seriously. I’ve had roaches crawling in my bed, on my daughter and fiancé and on me in the shower!!! They are seriously everywhere and we’re not messy residents at all! I was told by Ashley that maintenance would come to patch up any holes the roaches could get through and that still hasnt been done. I was also told they would flush our apartment but never did. They only spray which isn’t helping. They are trying to make us stay in a roach infested apartment while they “figure out the source.” We were told they would put us on the list to spray months ago, but never did. They never answer their phones when you call. Terrible service and horrible living conditions. Do not move here.

Weve contacted the manager multiple times, he says the pest people will show up on certain days but they never do. He doesnt seem to care that we are living with hundreds of roaches. I really wish I could leave less than 1 star. Like other reviewers, I was promised a gate would work that never did, the pool was unable to be used for a lot of the warmer months, and when it was open, there was a huge hole fenced off which was a real eye sore I had to keep apologizing to any guests we had over. I was embarrassed to admit this was my home! The rent increased every year with no improvements to speak of. I had an emergency and left early. I sent a letter and turned in my keys. I got a note about the fee for cancelling my lease early. No problem, I knew what I signed and was prepared to pay it. Called, emailed, wrote, asking for information about inspections, deposits, how to pay, etc. Never heard from anyone until it was sent to collections and I discovered it had been bought by new management so I guess thats why old mgmt didnt care to deal with me and new mgmt had no interest in cleaning up the old mgmts mess; only collecting their money. Though, it sounds like the new ownership might not necessarily be any better at all. I had a washer and dryer in my unit that never worked, had maintenance come out multiple times and their fix was to wedge a screwdriver in the top of the washer (meaning I could not close the lid) and I usually just washed at night time so I could hang the clothes to dry all over the bathroom. Same for the sliding door, he simply showed me how to put it back on the tracks rather than fixing the dented tracks. Cracks in the ceiling and walls. I was upstairs and the lights coming in were like headlights, I cant imagine my poor downstairs neighbor. Someone in my building kept unscrewing the bulbs but somehow THAT was a fix maintenance wasnt going to let go undone. I hate hate hated my time with this complex.

LATARSA BOGGAN.- Not sure if they have the same manager (formally grand isle), but the manager employed during 07/2016 - 08/2016 was one of the most unprofessional, brute & obnoxious property managers i have ever encountered. When going into the office to apply for an apartment, she was having a dispute with a residence about a fee. The way she spoke to the tenant and rolled her eyes was extremely inappropriate, unprofessional and shows she has no respect for the people who are paying to live there. Fast forward, I applied for my apartment (mind you, i am a building credit and this would have been my 4th apartment at the time, never received any evictions nor do i have any collections accounts for any of my apartments.) I put in the app and was told I would be contacted same day or next day. Never happened. So i called. The manager answered. I asked her for my app status, she rudely put me on hold then put someone else on the phone to tell me i was DENIED. I was confused having never been denied before. she told me it was because of my credit. That was astounding because ive never been denied due to that. Usually, im required to pay a higher deposit, but never been denied... The denial wasnt the issue. My issue was the manager who was more than capable to call me back with this info and/or provide me with the information when i called, instead she had an office lady get on the phone to tell me everything she could have told me. I just wanted to leave this review because that woman was rude and has no business interacting with humans on a daily basis. If the manager is no longer employed with this property, then good ridding!

Seems to be constantly changing ownership or management and staff which has led to a downward spiral in service and resident satisfaction. Minimal effort is made by management to fix an issue. And now, theyve closed the resident portal so we cant see how much rent is going to be. Nor can we make payment! Ive lived here for nearly 3 years now, and each year it has gotten worse. When Landmark owned it, it wasnt perfect but I got what I payed for. When Milestone took over I stoped receiving notices of when construction would take place, when inspections were going to happen. All I would get sometimes was a note on my door maybe the day before. Many of the other reviews also mentioned the construction on the property- its rough. Theyve done so many odd things to change the complex but havent done the most fundamental needs, like repainting the parking spots or repairing the sidewalks. The have these bright blue almost LED lights outside that shine into your room unforgivingly. The pool is almost always closed since last October and the gym is hardly usable. Our screen to the patio was cut out for them to paint the interior (with no warning or notice), and has yet to be repaired or replaced- that was nearly 3 months ago. Im paying full rent for things I cannot access or use and they changed policies when it moved from Landmark to Milestone, changing things like 4 days to pay to 3 and not sending notice when time to renew. If you want the area try something on Southside Blv.

After living there and using the sink, bathrooms, closing doors, I noticed everything was crap.There were ants everywhere for the first week, it was horrible. The office did get rid of them and did a good job.The sink disposal was always breaking, the maintenance guys came to fix it several times. They told me everything in here was cheap.The front doors lock was always loose until replacement.Pool was always dirty, not leaves from the trees but dirt.Gym was clean when we moved in, never cleaned once, dust everywhere, lived there 10 months and gym was not cleaned once.Poor management, very small apts. This place is really unsafe. Cars are broken into daily, people are rude. Management is a hot mess. The apartment themselves are run down and dirty. They oppress you. 1 bedroom cost 900 and nothing works effectively. I regret becoming a tenant here. I’m embarrassed to show anyone where I live. Insects are at large and it’s based on money only. Poor customer service, staff and tenants. The front office is rude beyond measure and outright not friendly. This is robbery. Small apartments and scary at night. Can’t wait to leave this hell hole.

When I signed my first lease they promised free wifi since I was so close to the building however I had to end up getting it. Also, AC keeps getting fixed but never does. Ever since I Moved there one and a half year ago they told us that the gates would be fixed before we move in (which was in June 2014) and how they already have all the names in the system and said all they need to do is update it... Biggest mistake I made was moving my parents there who just happened to move here from Naples, FL and since it was last minute we let them rent out or place until they can find a home and my father got robbed by 3 men !!!! ROBBED on baymeadows ! When we first moved to Jacksonville, I was told that this was the safest part of Jacksonville and now we have robberies breaking into peoples cars ? Maybe if the gates were closed none of this wouldnt happen to my father . We went in the front office and tried telling the people there and they seemed as if they had no care in the world. No apologies, no writing down anything just a simple Ill mention it to my manager when I see her... Well we took it upon ourselves and called Jacksonville Sheriff office and thankfully they are taking care of it. All in all, please do NOT move in this complex . It is VERY small apartment that is NOT worth the price . Theres a lot of other complexes around there that are much better and much spacious. I love where I am at Now and cant wait until my parents move out this claustrophobic apartment !
