Ive lived at Green Tree Place a long time. In January 2021 it will be 10 years since I moved in. I like it so much Ive just renewed my lease. The staff, both office and maintenance, are great. Since Ive been here for so long Ive dealt with many staff members and Ive yet to have a negative experience. Everyone is nice, polite and helpful. When I drive through the community and see a staff member, office or maintenance, in their golf cart, they wave to me as if to say Hello, welcome home. A small gesture like that, the beautifully maintained landscaping, and the wonderful staff is what is keeping me here. Thanks Green Tree for making my residency a positive experience for all these years. Im happy to call Green Tree Place my home.

We love it here! The location is great-so many conveniences within five miles. The grounds are kept up really well-they have excellent lawn maintenance- the pools are really nice and well maintained, and so is the gym. My favorite thing about this place is easily the office and maintenance staff. The office and maintenance staff can make or break a renting experience, and here-Im happy to say- they are really friendly, and professional, but most importantly, they get the job done. Rochelle, Cindy, Joe and Tiffany in the office, and Brian, LaDon, Alex, and Jason in maintenance, all do a great job and are there when we need them. Thank you!!!!

Firstly, Ive come to find this place a wonderful apartment complex. It has great amenities ( 2 pools, gym, offices, staffing, custodial and maintenance services) that are maintained well.I dont quite understand the especially negative reviews this place receives. Then again, most apartment complexes have fairly negative reviews due to people complaining about things outside the control of the apartment staffings control.So, to put Greentree in perspective, this apartment complex is a step up above most of the places Ive lived. Ive only rented places for the last 12 years. By far Greentree provides fantastic amenities, staffing, and apartments.The apartments themselves are well priced for the square footage (I pay roughly $1000 per month) and for the healthy state of them. Sure, wear and tear is visible in some places, but that is to be expected from the tenets over the years. Overall, the apartments provide a good, stable, and suitable place to live.Ive really enjoyed my time here (two years) in my apartment. Ill be sad when work takes me else where, but Im glad to have a new level of expectations when it comes to what to look for in apartments.

I have been residing at Green Tree Place Apartments for over 20 months now and have just renewed my lease. I was experiencing some issues with the AC and a damaged middle bathroom drawer. I contacted the office and spoke with Cynthia. She put me in touch with the head of the maintenance department, Bryan. Not only did Bryan have the AC fixed & cleaned, he replaced all my bathroom drawers with new ones. I have lived in other apartment communities and have put in maintenance requests with them. They have never taken care of the issues within less then a week. Green Tree took care of the issues within 2 days! Bryan was fantastic and on point! I would refer Green Tree Place to anyone looking to move to an apartment community. Thank you Green Tree Place.Jason F.

We moved into a 1/1 at Green Tree in November. The complex features two pools & a small but adequate gym! The office staff are AMAZING, they respond to emails within 48 hours. Maintenance requests are normally completed the next day, but the longest we’ve waited for a completed (non emergent) maintenance request is 72 hours! Our unit is spacious, we love the high ceilings & screened in balcony area! You can’t beat the price for the square footage! 10/10 recommend anyone to Green Tree!!!

Went to view the property. We were a bit apprehensive at first because were new to Jacksonville, but Tiffany made the process so easy! She showed us a few units and was very friendly, knowledgeable and made my husband And I feel comfortable! The units were clean, the neighborhood is in a convenient location. and its pretty quiet. This is the place we will be moving to!

I was recently approved for a 2 bedroom here I haven’t yet seen my apartment I’m hoping I have no worries but Tiffany was the absolute best she was so sweet and kind very welcoming very professional and down to earth she alone makes you want to move in she’s completely great glad God Opened this door for me and my son . We love living here! Green Tree is the best. There’s great views of the trees and lakes. The apartments are clean. All of our neighbors are friendly and we wave hello in the mornings. The office staff is so down to earth and helpful. Sarah is the best! We always pick up our packages with a smile.

We’ve been here just about 3 months and haven’t had any major issues. Office Staff has always been very courteous and Sarah has always responded promptly to my email inquiries. The price for this place is great compared to other complexes and what they offer. They have high ceilings and a wide patio for outdoor furniture and plants. Great size place and maintenance team requests are always handled quickly. 😊

Despite some of these reviews, I have had no terrible problems in Green Tree. The staff that I have interacted with have been nice with us, especially maintenance because even with the few issues we had, they have come and fixed them for us. Its also nice out here because it is quiet, the locatjon is great because it is so close to many things (mall, college, groceries, etc), and it is affordable compared to many complexes around the area that I feel get over priced for the quality. And another note, my neighbors have been nice to us and we have gotten to know them (at least in the building I am in) which helps with the comfort level of being in a nice area. Again, thanks maintenance for all the help, Alejandro of maintenance is very nice, determined and informative!

All amenities are old, maintenance finds the cheapest way to handle every problem if they do it at all. Also ever since the staff was replaced about a year ago, it’s been downhill . I relocated from CA and wanted an affordable place in a good, safe and diverse neighborhood. I have been impressed with Sarah because she is efficient and remembers the residents! To me this is a large complex and the few times I go into the office she remembers my unit number and name. I didnt expect that but it makes it that much nicer to live here. I had a serious maintenance issue and Rochelle, prop mgr okd the replacement of a facility. This is a gated property and sometimes the gates are broken but they it fixed quickly. I renewed my lease so its a good place to be.

The apartment staff and their website should ensure that prospective tenants are aware that some of their apartments are outdated and inform that the look of the outdated apartments are not shown on their website. Otherwise, this will guarantee an angry and frustrated tenant, especially someone like me who had just traveled 864 miles from AR to FL.Initially, I was informed the apartment could be viewed by Aug 28th via FaceTime. I reached out Aug 28th and they were still working on my apartment (first red flag). Then after traveling from my home state of Arkansas to Florida as a new resident, I arrive to Green Tree Place to begin my move in process. I was again not offered to show the apartment, I had to ask yet again (second red flag) to view the apartment before I sign the lease. The apartment had a bad odor, roach infested, with dead and alive roaches, and extremely outdated and filthy.I returned to the office, upset/frustrated and informed the apartment has several roaches,etc. I was told by Cindy “Okay?” “I was told you knew it was a classic” I had never heard of a classic, nothing. Instead of Cindy trying to resolve and de-escalate the issue professionally, she became upset and frustrated that I was angry. After I calmed her down, she got with Joe. Joe was pleasant, apologized for the miscommunication, found an upgraded apartment and had new flooring added. So far, no complaints about living here; neighbors are quiet. Don, who works in maintenance, is prompt and courteous.

I lived at Green Tree Place for 3 years. I was a great tenant and any of my neighbors would tell you so. I never caused issues and paid my rent on time.The entirely of my stay, I had a pest problem. Pest control was at my unit every month, if not multiple times a month. The office did nothing to correct this issue. My front door knob broke ( I lived on the 2nd floor and have a young child) which is a huge safety hazard... they dropped a new door knob off on my doorstep. The issues go on and on. My mail went missing in the front office on a regular basis, once being delivered to me in July, when it had arrived in February.Two months before my move out date I went to the office to ask what I needed to do, as I was not resigning this year. The young lady in the office told me that all I needed to do was to bring my keys in on my move out date. I did so, was disrespected by the older lady on the office, who then stated that on 12/27/19 she sent me an email informing me that I would now be on a month to month lease, as I had not resigned a full term.I asked her if she could locate that email as I had not received it, in which her response was I cant find it, things happen.I was sent a letter informing me that I owed 1 months rent due to skipping with no notice.I had 2 weeks to send a letter back stating whether I planned to pay the fee or dispute the charge.. but when I did, they had already sent me to collections.I would not recommend this complex and am highly disappointed that after 3 years of tenancy, I was treated with such a lack of respect.I sincerely hope anyone considering this takes my advice and finds a better managed community for an equivalent price range.Best wishes!

We have been with Green Tree since last May and haven’t had too many issues. Everyone at the office is cordial and helpful, Sarah most of all! We love working with her, she is so sweet and timely with everything!The only issues we had were drawers in our apartment breaking often, our water heater just went out and flooded our closet and apartment below us. And I have problems with roaches no matter how clean the apartment is. But other than that we’ve had a good experience living here and it has helped us financially being able to be here. So thank you to all of the staff for making our lease enjoyable and hassle-free!!

It has been a pleasure living at Green Tree Place this past year. I am moving to Georgia, otherwise I would stay. My apartment is updated and spacious for a one bedroom. Each time I have any issue, Rochelle Reader looks into the matter and immediately find solutions to the problem. I didnt understand one of the notices I received, and she spent over 15 minutes going through it with me until I understood. Joe Andujar was the first employee I met at Green Tree Place, and he has been so welcoming and helpful. He bent over backwards helping me with being on a waiting list and closing quickly on the perfect apartment when it came available. Brian Williams was invaluable during my time here. The minute I notify him about a maintainence issue, he immediately looks into it. If the problem took more than 24 hours to resolve, he would keep me updated about the progress and answered ever question I had. Overall, the staff here has been such a blessing and has been very kind to me. The walls are sturdy - I rarely hear my neighbors and Im extremely sensitive to noise. I loved the high ceilings and bathroom layout - very spacious yet unique and cozy. Thank you Green Tree Place for an amazing home!

There is a roach problem however, Ladon (Maintenance staff) does make it easier to want to stay here. Anytime any tenant needs help, he’s always there. Never complains, great guy! Not sure what the issue is with pest. The pest control companies were changed. For sure, the last company wasn’t doing anything. The new guys are in the apartments longer and provide education. Again, however, it’s still an issue. I clean my apartment on an everyday basis and as long as the house is clean there should not be any roaches, right? Well, they’re still present. Other than that, the community is not bad, very clean for the most part. Ladon, Sarah and Joe are dependable. It’s just the pests.

As a whole, Bell Partners, Inc. (the current management company of Greentree Place) leaves so much to be desired. This company has had the staff replaced in the complex at least twice over the last few years. They talk about wanting to make the complex to feel like a community. But, little to nothing is done to make this happen. I have lived here since January 2010. During the first few years, the complex was managed by a different company (UDR) who I cannot say enough good things about. Issues that I brought up were very minimal in number, never questioned, quickly and completely resolved with one phone call or one email and, typically, in less than 48 hours. Then, the history and background of potential residents was also more thoroughly checked. I never had to worry about the possibility of being robbed, harmed or having my vehicle or apartment broken into. Neighbor disputes were not tolerated and were always dealt with swiftly and effectively.Now, since Bell Partners has taken over management in the last few years, everything has significantly gone down hill. There have been several car burglaries throughout the complex and, even more scary, 1 murder that has taken place here. My current, upstairs neighbors are very noisy, disrespectful and inconsiderate at all hours of the day and night. Maintenance issues typically take more than 1 work order or phone call to get resolved because their work is not done correctly or completely the first time. In the time since Bell has taken over, I have become a part-time wheelchair user which none of the apartment units are set up for. Furthermore, if you have a medical emergency, the units are not able to accommodate a stretcher. You have to either walk or be carried outside by paramedics. The drainage for rain water is extremely poor in several parts of the complex. This causes a person to have to go through puddles of water that easily cover their shoes. Neither the security gates (back or front) nor the trash compactor work most of the time and the rent is definitely too high for the level of service we (as tenants) are receiving. I have given up on dealing with any member of the current staff in the leasing office in any way. A meeting was set up, by the current Community Manager, between myself, my noisy neighbors and a member of the leasing staff so a reasonable resolution could, hopefully, be reached re: the noise. My neighbors told the Community Manager they were not going to attend the meeting because there were no problems. Shortly after that, I am told via email, by the Community Manager, that I have to deal with my noisy neighbors (who, I will add, are of a different race than me) because I live in an apartment (and not a house, after all), that clearly shows me what (and who) management cares most about. Police have been called out numerous times and tell me it is up to the leasing office to enforce the city noise ordinance (which they refuse to do). I am stuck living here until I can, hopefully, save enough money to move somewhere else since they have been less than helpful and they make me feel less than valued or genuinely cared for as a paying tenant of theirs. Please do not waste your time and hard earned money trying to move here.As an added note, due to a personal living situation, I decided it would be better to move from a 1 bdrm-1 bath to a 2-bdrm-1 bath apt within the complex. Prior to me moving into it, there was no effort made by management to have the apt professionally cleaned as would, likely, be done for a brand new tenant.

Ive lived here for almost 2 years and have loved it. Any and all maintenance requests have made have been followed up with immediately. When i go into the office Im always helped in the a timely manner. The property is beautiful, but I have to move because living by the lake brings bugs and I dont do insects. Other than that I have no complaints. Its quiet, cant hear my neighbors and have never had issues with neighbors. Theres more than enough parking in my area and theres rarely trash out. Every blue moon a few neighbors get lazy and dont pick up dog poop but the office staff sends out an email to let those people know they will be fined (which is fair). Both pools are nice. The tennis court looks clean. No real complaints.

ZERO STAR - Please stay away from this place. I stayed there for a year and from day one im having problems. Im listing the problems here and in reply to this review the management can say NO to any of these if its not true. 1. My move in date postponed for a week in the last minute. I ended up staying in hotel with my family. 2. My bedroom started leaking 2 times in 12 months and they want the insurance company to come and have a look first and approve the estimate and then fix the leak. Took more than 15 days to fix the leak both times. 3. They collect $25 a month per unit for trash and the trash compactor never works. 4. Leasing office NEVER NEVER pick phone calls. They dis respect you when you walk in with any complaints. 5. Swimming pools will always dirty will leaves and other trashes. 6. Its a gated community, I think gate worked only 2 days in last 12 months. 7. Tennis courts always filled with outside peoples. 8. Its all dirty every where. Its a cheap place, all the amenities are very old. They will show you only a model house which is neat. I got pictures of everything. I can definitely say this is worst apartment i have ever lived in. Definitely false advertisement from whats online to what was shown to us to the day the keys were handed to us. Worst kept apartment i have ever lived in. Rust, water spots, cabinets falling apart,countertop falling apart,bathtub chipping off constantly and clogging. No space, constant dust, horrible carpet, porch overflows with water when it rains, constant roach problem, restroom smells like cigarettes, sloppy paint and just unpleasant to live in. Front office staff have told me to basically unclog my own bathtub. Rent went up over 100$ after moving in since we didnt realize they charge for everything. Gym is small and poor equipments, pools are not always clean Ive encountered dead bugs and even a lizard. Had to get my asthmatic son an air purifier for his room cause of the dust. My car was broken into shortly after moving in. I wouldnt recommend anyone to live here or even waste their money living in this complex. It causes me stress to even try to put food in our kitchen closet which is not even considered a space. Angers me to see complexes still take advantage of people and are so dishonest.

My actual living experience here has been pleasant. I have had no major issues in terms of environment that weren’t addressed, at least when the previous manager was here.However, for the past 6-8 months, the financial aspect and the management has been HORRIBLE...especially recently with management. Over the summer, I was triple billed for water every month for about 4 months (when I spent the majority of time traveling for work and not even using water). I had to continue to pay extra, while they SLOWLY figured out how to get billing back to normal and get my account credited for the overpayment. Now I am suddenly being double-billed for rent. This is now the third month in a row where I am being double-billed for rent. And when I pay what I OWE according to my LEASE and leave the extra rent payment, I get hit with an eviction notice. EVERY MONTH. As someone who travels for work, this is quite inconvenient. What happens if I’m out of town when that notice is left on my door? And yes, I could call in advance to address it, but I shouldn’t have to chase down management to correct an issue that SHOULDN’T be an issue. When I first spoke to the new manager the first month I got double billed, she got an attitude because I wasn’t Susy Sunshine. I find it hard to not be upset when I find an eviction notice on my door because the billing system is screwed up. And as a manager, she should certainly make more of an effort to understand that and sympathize with residents who are upset by something that is completely out of their control. She blamed the fact that someone didn’t input my new lease correctly and claimed to fix it. Two more months, and still the same issue. Other people in the office have told me that it’s the new computer system. When I ask for a number for corporate to complain about the new system, I am stonewalled.Since I can’t complain to people who make decisions that affect ACTUAL PEOPLE, I’ll make my issues known so that hopefully someone else considering living here chooses a different option. If you value your money each month, find a complex and management company that will not only bill correctly, but will do their best to accommodate you and fix the problem when it is outside of your control, versus a complex where everyone blames someone or something else, the manager gets pissed when you’re not extra pleasant about getting an eviction notice simply because you didn’t pay MORE than you owe, and a company as a whole where your complaints fall on deaf ears.When my lease is up in the fall, I certainly do not expect to stay here, not unless some drastic changes are made to the environment in the leasing office and management. Bell Residents should consider in the future not making major changes to management AND the computer system at the same time. It would certainly help things run more efficiently for residents if major changes were made slowly.

Gave us one days notice they would be shutting off the power from 8:00am “through the evening hours”. It’s 5:00 and still no power. I guess I’ll just throw out everything in my fridge and replace it. The fees are ridiculous. Add at least $100 to your monthly rent for arbitrary fees. Not sure why I’m paying for trash collection when I have to drive half a mile to the dumpster and drop it off myself. If you’re a few hours late on rent it’s another $100 tacked on. The gates don’t work. The pool is always filled with leaves and dirt. Maintenance is in your apartment at least once every other week, rarely with sufficient notice. God forbid you’re in the shower when they knock because they’re coming in regardless. The office staff has always been kind and welcoming, but this place just isn’t worth what you pay for it. Currently sweating in a hot room, hoping they turn the power back on before dark. I’m not overly optimistic.

After only a few days living at this apartment complex, I had wished I’d read the reviews from my fellow unhappy tenants. A ROACH problem isn’t the best way to describe it, it’s more like a complete ROACH infestation Armageddon... and that’s not the half of it, the unsafe conditions by the pool area, the VERY unfriendly office staff that do nothing but collect your rent and absolutely nothing to improve this disintegrating property, if I could give negative stars I would. My favorite part of this apartment is the bathroom . It is separated by a door which is a nice feature most apartments I have lived in have the commode up against the bathtub . The other part I like is the fireplace although I’ve never used it it adds a nice touch . I think I misquoted myself the last time I posted. The only reason I am unhappy with the valet trash fee for me, is I live in the front of the complex near the office on the second floor I have to walk downstairs go through the gate drive to the back of the complex. For me it’s just a hassle. Although I wouldn’t wanna live near a dumpster so it’s a trade-off .

Wouldnt recommend this place to anyone! Lets start with the front office...RUDE and they NEVER answer the phones. The turnover is horrible...they cant keep help and they arent helpful at all. Maintenance is a JOKE! You put in a work order and they may or not not get to it, I guess that depends on how they feel that day. They charge you a pest control fee, but never spray inside the apartment...makes no sense! Trash compactor is always broken and trash piles up for days. Front gate was broken for MONTHS, they fixed it and a few days later it was broken again and never fixed. This place is a joke!

Ive been here a couple years, and its not so bad. It had its ups and downs. The complex is pretty clean, the gym is pretty clean, but the pools could be cleaner. Maintenance is ok. They respond promptly to any requests ;. They just sometimes need a couple of tries to get it right. Sometimes the wrong crowd moves in, but they usually dont last long.

I have been living here for about 14 years in two different apartments and mostly everything as gone well. The office staff are nice and respect full and friendly. But yes I did have some issues that took longer to solve then it should have but it worked out at the end. Please keep in mind even though you rent an apartment you still have to do somethings you self to keep your place clean for Heath reason And let Mantince know when something is not right and it needs to be fixed you both must work as a team

EDIT: When I lived at this property, it was Green Tree Place owned by Bell Apartment Living. Ive never lived at Elliot at BaymeadowsThe apartment itself is great, the layout is wonderful and up until a few months ago, the management team was amazing. Then, they replaced almost all of the front office staff. They used to give advanced notice for all maintenance projects, now were lucky if we get a notice 24 hours in advance (which is terrible if you have pets and need to make arrangements to have them out of the apartment for pest control spraying). The new office staff have been rude to both myself and my boyfriend on multiple occasions (talking over us, giving nasty looks and rude remarks). Maintenance issues that can affect bills are swept under the rug, marked as complete without the crew even coming out to the apartment (Examples: the water pressure in the toilets is terrible and it takes 2-3 flushes to clear ANYTHING, wasting water. The windows and doors are low-quality and none are properly sealed, allowing cool air to escape outside, wasting electricity. Both requests were submitted, both were marked as complete when no one even bothered coming out to the apartment).We loved this apartment at first, but now living here is feeling more and more like a chore.Attached: Photo of our back porch door that we submitted a maintenance request for over 7 months ago. As you can see from the UNMISSABLE line of sunlight, there is no seal at all. The request was marked as Completed shortly after being submitted. Standing next to the door, you can physically feel the flow of leaving the apartment.EDIT: Just saw some responses from the apartment complex. The gate has worked for a total of probably 1 month that I have lived here. The last time the front gate broke was about two months ago and there has been no attempt on fixing it. The compactor has been broken on 3 separate occasions in the last 8-9 months. Each time it took a minimum of 2-3 weeks to fix, while trash was piling up the entire time. Anything said otherwise is a blatant lie.

The worst experience Ive ever had looking at apartments. Dont get me wrong, the staff is polite, but the fact that Ive gone out countless times, called and been told what time to come in numerous times, and every single damn time Im told a mistake was made or the unit sold (in a matter of 20 minutes? Really.), its absolutely ridiculous. I have been trying to just LOOK at a unit for over 5 months now with no luck. And trying to even communicate to their office is next to impossible with that incompetent answering service. I really wanted to give this community a chance, but I have a date to meet and Im tired of hearing Not today from the staff. You know, I probably dodged a bullet though. If they cant hire enough leasing agents to run the place (literally they have 1), how would I rely on anything else? Thanks for wasting my time, Green Tree...Oh, and Id also like to note that I even tried to prepay and hold the first available unit that fit my preferences and was told that that was not something I could do either. So fine, you dont want me to move in? Ill take my money elsewhere. And for the record, I was planning on staying at my next location for many, many years. Their loss though will be anothers gain.

DO NOT MOVE HERE IF AT ALL POSSIBLE. This place is awful. I have lived here for a year and my boyfriend two and we are counting down the days until our lease is up. Management is forever changing, and never in contact with residents about ANYTHING. The front gate was broken for the last 10 months at least and they finally fixed it, only to get a new call box and not inform anyone of the new gate code. The trash compactor is always breaking and needing maintenance even though they charge a hefty fee of $25 for trash removal. There are several convenience fees for staff, I’m guessing for their paychecks, taken out for rent, yet they are never in the office for the full day. The front staff is only pleasant when you come in with a fast easy request. They are very rude on the phone (if they ever actually pick up) and have a huge problem with having your mail delivered. The mailroom is never organized so none of my packages are ever there, until months later when they’ve finally organized it and call threatening to return to sender because the packages have been there for months? They never give proper notice of maintenance needing to enter or how long the power will shut off. Their line of communication is notes left on the door, with no email or phone call (which is far more convenient considering I work 12 hour days and don’t see the notes until far after the office has closed). All maintenance issues are never timely and if they are, don’t plan on it staying fixed for long. There is always something broken or wrong with this place. The neighbors are terrible and there’s ALWAYS bugs in the apartments, no matter how many times they spray. The reviews before me are all very true and management will brush every complaint off as the residents fault, when there seem to be very similar problems between everyone? All in all this has to be the WORST place to live in Jacksonville and I suggest taking your hard earned money else where.

THIS IS NOT A GATED COMMUNITY. The gates are broken 90% of the time. I have had to call the sheriff multiple times because of suspicious people walking around scouting out homes to break in to. If you are outside these people will approach you and ask you very personal questions. These apartments were built in the 70s and are falling apart. Expect shaky, uneven floors and paper thin walls. The trash compactor breaks about once a month. The dog waste bins are always overflowing to the point people have to just throw the bags on the ground next to it. There are always no bags to pick up after your dog.The maintenance staff and office staff I have had no problems with.

Let me start with when I moved in. The air didn’t reach my room because “that’s just how it is built” and it wouldn’t have been so bad if I had a functioning overhead fan.. which took 3 weeks to get replaced. Also my closet door was and is still broken, my water smells like puke and rotten eggs but my roommates water doesn’t. The Refrigerator was leaking and my toilet was thinking also. Now 6-7 months into this horrible lease, I have no hot water, my dryer and washer are broken, my stove/oven does not work and two elective outlets in the kitchen do not work. So I can not cook, shower or wash my clothes. I have been in contact with the front office and the property manager and nothing is being done except An email is sent out with one sentence “please send maintence to the apartment”... I wasn’t even acknowledged in the email. This apartment complex is a nightmare and there seems to be a lack of consideration and care for the residents. DO NOT LIVE HERE! I know people post things like this all the time but really I’m trying to help you guys out. I don’t normally post reviews but I couldn’t let this experience go unknown.

Roaches every where inside the house. Pest control can keep it away for a day and it comes back again. I was told from Leasing desk that Roaches are common here and I should get adjusted to live there. Also you will never get your deposit money back when you move out. Management will design the move out statement charges to match your deposit money. Im filing a lawsuit against them. This place has a MAJOR roach problem-both BIG and small roaches. I kept a clean apartment but they just seemed to keep coming back regardless of how many traps I set up or the communitys pest control. You will have to kill roaches at least once a week. Other than that, the staff is really friendly and the community is quiet. Its a shame that roaches had to ruin my living experience here.

Oh man, oh man. I moved here from Orlando on short notice about 6 months ago now. Didnt read the reviews until after we decided on this place, and we didnt have time to find somewhere else. Huge mistake. Those Roach reviews you see from years ago? Yeah, the problem still exists. We spoke to an exterminator, and they said that our appartent should be sprayed weekly for a month to start with, just to get rid of the current infestation. Its been sprayed twice in 6 months. The back gate has worked a total of 5 or 6 days the entire time weve been here. The front gate for a total of maybe 2 weeks. Currently, the front gate closes, but the card reader doesnt work. There is no security here at all. Last night we had a bum who was clearly on crack trying to get stuff from us while we were sitting on our porch. Maintenance is fantastic, theyve responded quickly and always fix the issues. However, we had the AC from the unit above us start leaking while I was on a business trip. I got home and the wall was soaked. They hired a contractor who cut out half of the soaked drywall, and painted over the rest. I have a 2 year old son, so the roaches and likely mold are a serious concern of mine. If it wouldnt cost me thousands to break my lease, Id rent a truck and move out right now. Theres so many options for this price range. Do not move here. By far the worst renting experience Ive ever had. Seriously. The good reviews you see are oddities or from people that dont know what a half way decent apartment is like. The norm here is garbage, sometimes litterally. The garbage compactor breaks on the regular, resulting in garbage piling up into the street. For the sake of your health, chose to live somewhere else.

Renters beware! Not a bad place to live if you like german roaches, yard fleas, poor maintenance, gates that usually dont work, and an abundance of trash overflowing the compactor. The roach battle was the worst and most disgusting. The tenant is supposed to ask every week for pest control, or they only have someone come in twice a year. Even after treating the roaches myself. I finally had to move because they were in the rest of the building. The office people just dont seem to care if people have to deal with bugs. I constantly had to treat my pet for fleas because they dont spray the lawns. Their pest control is a joke.When they had the outside painted they said no one would come into the apartments, but my sink and cabinets had outside paint on them when I got home from work. I had an office employee come in to my apartment to see the paint, but I was given no assurance that it wouldnt happen again.I would never recommend this place to anyone.

Ive lived in this complex for over a year. We renewed our lease in May. Our maintenance requests have always been completed that day or the next. Dawn and Nichole in the office have always been friendly and helpful. Any questions we have are always answered. They were very clear that there is a base rent fee of $xxx and that pest control, trash and water are $xxx. Every apartment in this area does that.The only issue we have ever had was related to the trash compactor. Our apartment is near it so we see what happens. People will leave a bag outside because they are too lazy to put it inside and the next person assumes it is broken. This happens about once or twice a month usually on a Friday. Sometimes residents will throw away all the trash sometimes the staff will.Overall this place is decent for the area of town. It is pretty quiet, inexpensive for the area, washer/dryer included, pest control and thick walls.

Stayed there for a year and said early on that we was not renewing the lease! Lets start with the positive, which is the maintenance department is very speedy and takes care of anything you need fixed. The office is also quick in helping you with any concerns or problems.Now for the negative. BUGS! Thats a deal breaker for me. We had tiny ones and then we had the big giant ones that comes from outside from the many trees. Pest control seemed like water because I would have them spray almost every week and still had pest problems. UPDATE: I still give Green Tree one star. Its now been 6 months and even though the entire building was finally treated, Im still having a roach issue: Germans, thanks to my nasty neighbors (though the six-legged population has gone down), and Australians, thanks to the door gaps that still arent totally fixed. Ive had rust from my stove hood literally drip into my spaghetti sauce when it mixed with the steam from my noodles. They spray painted to cover it. My A/C drip pan is overflowing, creating water damage down my hall wall and mold in all of my vents. And I still dont receive email replies. PREVIOUS POST: Ive been living here for 4 months and I am incredibly unhappy with my unexpected roommates. Ive had a German roach issue since I moved in, and I let them know right away I wasnt having any of that. Ive had their joke of a pest control company in every single week for over 12 weeks now, and last night I had a roach skittering over my dishes in my cupboard. I also have been woken up twice from Australian roaches CRAWLING ON ME IN BED and I had to catch a giant American roach. I work for a local pest control company, and this is completely unacceptable. There are no monitoring boards placed out, entry points arent neither inspected for nor fixed by maintenance (until I found them, myself-- the doors had huge gaps to let in the peridomestic roaches), and the only time acceptable treatment occurs is when I tell them what I want done. The attics need to be baited, the false bottoms need to be sprayed, and the ENTIRE BUILDING needs to be completely baited and sprayed within 10-14 days of the previous treatment until the issue is eradicated. My emails are not responded to by management, and no one seems to care that theres an issue.

The maintenance and office staff are friendly. My work orders have always been completed in a timely manner. The pool is always dirty and ducks swim in them. The grounds are deteriorating the landscapers are careless. The garbage compactor goes out and the garbage piles up and they ask us not to dump our garbage, which should not be our problem. The gates often go out. There are bugs often, even if they spray and I definitely keep the house clean but they are a constant problem.

I have lived here going on my 3rd year and I feel very safe (I am a senior citizen) and they have 2 nice pools that are well kept up and a nice workout room full of new equipment to use and a playground for kids. I really like the office staff and the maintenance. Yes, once in a while the trash unit breaks down, but that is minor. Some people have complained about bugs, but I have not seen an over abundance of them, and apparently they have not lived in Florida long enough. If I see any, they are dead or getting near death. I really appreciate a nice, quiet, safe place to stay and I also have had two friends move in here also. I definitely recommend it!

For those of you claiming that it is the tenants faults for the issues, please stop. This leasing office is awful, there are plenty of reasons as to why most of us are upset.I lived here for 3 years- it being my first apartment and first time away from home, I did not know that the issues I was having was actually due to this apartment complex- I thought it was just a Florida thing.There was nothing wrong for the first few months, then after maybe 5-6 months, I noticed a roach problem. I was barely ever home due to having 3 jobs and 5 UNF classes, and when I was home I had cleaned or slept... so why was there an ongoing roach problem? I asked the leasing office for pest control, they claimed they had come but the days that pest control stated they had come to my apartment were the days I was home and nobody had come. After 2 months of this, it got so bad that I had to sleep in my car for the few hours I could because I could not bare the pest issue, even though I had fogged the apartment multiple times.They moved me to another apartment a month before my lease was up, and lowered the price for the inconvenience and later told me that pest control had sprayed every apartment in my building BUT mine so mine became a roach haven.Moving into the second unit, day one there was a door handle off the door, the drawer in the kitchen was broken, and the carpet wasnt so clean. They fixed the door but the drawer had yet to be fixed even two years later. I began having the pest issue again after a year, they got a new pest control company which helped some but not all.After 2 years of this lease, I just bought a house and my closing date was 2 weeks before my lease was up. 2 months beforehand I had asked if my move out date could be changed, I was told yes no problem. Coming up onto the week before I had wished to move out, I had called on recorded line if I had any fees other than the $150 charge for damage to the door (my fault for that damage), and I was told $100 would come out of it from my deposit, so I would only owe $50, plus utilities and a pro-rated rent. My move out date was Sept 1, I came in to turn in my keys and nobody would help me they were too busy, I came back later that day and they said to come back Monday (it was Saturday). I came back Monday and was told I was done- I had paid my $50, my utilities, and prorated rent- a week later I get a bill for almost $600. The $150 door damage fee, a wall damage fee (there was no wall damage), carpet stain fees (I was told I would not need to pay anything for normally worn carpet), along with half of Septembers rent, utilities from JULY, August AND September, etc. It is almost Christmas and Im still having to fight with them and the rude collection agency they decided to send me to. They had told me multiple times on recorded line that I had nothing left to pay, yet they made up charges.if you feel like having a rude, dishonest leasing office who do not help your problems when you complain, if you like roaches, and if you like to have no parking and a gate that never works, then please move into the LUXURIOUS GreenTree Place apartments! Lived here a year. Had problems with everything from plumbing, electrical, shelves and cabinets falling apart and roaches. Especially roaches. Took them almost a year to finally get the problem under control, and only after calling corporate several times. The staff is rude and doesnt seem to care about the residents. Even the maintenance staff will tell you how terrible the place is. One told me the issues Ive faced are definitely not isolated or unusual. I dont recommend moving here, especially for the price.

Update: I have successfully moved fo Bentley Green, much cleaner! I am so much more comfortable and can finally breathe! Still waiting on my refund from Green Tree, but it seems they are insistent on charging me $77 for water & sewer for 17 days in which I barely used any water. And they do not look willing to reimburse me for all the expenses lost in cleaning fees and moving fees that were a result of their oversight on a roach infestation. My husband had to rush out and find another place to stay for two consecutive nights as he fogged two days in a row. That did kill quite a few, but there were still a few running around. We complained on Saturday morning as the roach issue was not getting better. The lady in the office spoke to the manager and I was promised the issue would be documented and a service request would be put in. I called Monday afternoon as nothing had happened and spoke to the manager and she had forgotten to do what she promised, she said she would put in the request right now. I called Tuesday morning only to find out the manager still had not done her job and the lady in the office finally put in the request. We also complained (on Saturday)about several soft spots in the flooring all over the apartment, lack of proper sealing on all doors, and the plastic of the outside of the tub peeling off(that has been the only issue resolved so far out of those). The issue with the roaches has not gotten better yet, but the worst part is that I was promised a clean out (when I complained on Saturday), no one got in contact with Terminex, he showed up here without the equipment needed for the cleanout, and could not perform it. Even the terminex guy stopped gaps in the rubber on the doors that were fixed.It is absolutely ridiculous how much this community drops the ball on residents, if this is what I have to go through as a new resident, I would hate to see what my experience with you will be further down the line! I should not have to suffer just because the executive assistance has too much on her plate. The predicament she is in is understandable, but it is the job of the higher ups to resolve the situation in a timely manner which I dont think is happening.Furthermore, yesterday I noticed there is a hole in the wall behind the oven, the counter in the kitchen is falling apart, wood piecing are falling onto my floor. The same is happening in the master bathroom, along with the bottom side of the counter is cracking and split horizontally with wood sticking out.In the meantime, I hope the issues within the apartment can be resolved ASAP as I have spend too much time living out of a small hamper(I have not unpacked yet for fear of roach infestation). It is very inconvenient, and costly as I have to keep ordering take out, spending money on Raid, and hotels for the first 3 nights of the lease. As well as money to pay a cleaning lady this morning to scrub and bleach everything. Some cleaning is to be expected, but the overall experience has been horrendous.I want my time at home to be in peace not stressed. The slightest breeze I get on my skin I jump and scream, thinking its a roach. I shouldnt have to be this stressed in my own home! I filled out an application on June 6, 2017. I paid my fees on June 7, 2017. On June 8, 2017 I was approved and signed my lease on online with a move in date of June 15, 2017.I called on today, June 14, 2017 to see if I could do the walk through of the unit I was moving into, 1603. I was told that it was available for a walk through on Friday June 17, 2017.I called back and ask to cancel my application since the contents of my entire apartment are sitting on a UHaul today in anticipation of a move tomorrow morning. The large uhaul is expensive for the daily rate and since I was told that the unit would not be ready until friday, I resolved to have the contents of the truck moved into a storage unit.I spoke with the property manager at the Jacksonville Green Tree Community who said that the $265 were non refundable because I had been approved and then she said I was backing out because the unit WOULD be ready on Thursday. I took off work today to empty my old apartment unit and prepare to move into the next to be told it was not ready to even walk through before noon and when I call back to cancel the application, it is all of a sudden ready by tomorrow and my fees will be kept because of that.

I was content with my apartment during the three years that I lived in this UDR property. The maintenance staff was competent and friendly, as was the leasing staff.My problems with Green Tree Place didnt manifest until I moved out. I paid a full months rent to move out a month before my lease expired (it was the same as if Id stayed). That was fine--Id agreed to that in my lease. However, after I moved out, not only did they keep my deposit, they charged me for damage to the apartment that preexisted my tenancy or that I was not responsible for--such as water damage to my ceiling--UDR charged me $400 for that alone.I wouldnt advise people to avoid the property altogether, but to rent here carefully--document the condition of everything upon moving in and know the meaning of every clause in your lease.
