I filed a maintenance request and they came out the next day to fix it. They had to order a part but informed me of the order and gave me the approximate time it should arrive. When they received the part they called that day to schedule the repair for the next day. I was updated not left hanging wondering if they were coming back. I appreciate them calling me and keeping me informed of the status of my repair. I also appreciated knowing what time they were coming to do the repair. This made me feel safer knowing exactly when to expect he maintenance person and the name of the man that was coming to do the repair.

Ryan Oaks community has always been a clean and safe environment to live in. The staff and maintenance crew are always polite and professional. Ive lived here for 15yrs and am a happy resident. Would highly recommend Ryan Oaks to future residents.

Hello, I want to write about my experience with this complex. I applied for an apartment in it, and after waiting for a while, I called the office and they told me that they had an apartment ready for me and I prepared the papers. The manager asked me for a statement about the year 2020 for my work, and after I prepared the paper, I paid $400 on it. I was about to send it to the manager, she said I asked for an account statement for your work for 2021 and went back to the accountant to prepare what the manager requires, but the paper takes two weeks to finish and also I paid the accountant $800 until he finishes it and after I sent it to her the manager said I gave the apartment to someone else and you are now Off the queue its unfair that she was so unkind to me unfortunately

Website says to call for prices. I called for the past 3 days, no response. The voicemail message says to check online for pricing. So its an annoying loop. Wouldnt want to live here anyways if the front desk isnt even going to bother picking up the phone.Edit in response to their reply: you should not be proud of your service when you give no service and/or have bad service.

Met maintenance man Tony as I was bringing in some of my belongings. I haven’t had the opportunity to check everything. I did see both blinds where replaced, yeah! I did see still no screen on the kitchen exhaust fan. I saw closet door fixed and missing light bulbs also put in. I do appreciate everything that is being fixed and repaired.

This is a great place to live, being here for awhile! Alexis the office manager is always very sweet and pleasant! Maintenance crew is always clean and pleasant! The landscape is kept so thats always a plus. Most part its very quiet out here. Seems to be a great place to bring your family if you are looking for a great place to live. If you are bringing trouble to the neighborhood lol stay away😊

The maintenance people are wonderful, it did take them 3 days to get to my issue but, they are still wonderful. Do not discount maintenance nor the front office they are all beautiful!

Was really looking forward to moving here however we decided not to. Me and my partner are fresh out high school students with no credit yet looking for a place to live together. Alexis originally told us the complex is income based so we will be paying rent based on our income great. After a month of being on that waiting list she called us back gave us a move in date we paid the deposit and everything and then she said all they need to do is a background check. They took two months to do a background check we didn’t even move in on our promise date, we didn’t receive calls we had to keep calling and checking up on them and now we have decided to move else where.

The office staff are very nice and helpful. I requested a first floor apartment and Alex the manager made sure I got one because of my disability.

I went into the office today and was told they have a waiting list. I applied anyway hoping that I’ll be next getting my apartment. Alexis was very nice and professional and did try to make things better for me. But I hope that will be my next apartment in a few months. I love the area, not too far from my job and has great schools for the kids. I would have gave a 5 for overall but the waitlist has me on edge.

Havent lived here a full month and Im ready to move. Office took longer than it shouldve for me to even move in because Marissa took forever to do a simple background check. I had to call them multiple times to get things done. Things were supposed to be fixed before I moved in and still arent, like my ice maker. Its supposed to be a smoke free community but people in the same building smoke outside my door and on the stairs and theres a nasty vase full of cigarette butts when you walk up the stairs yet nothing is done about it. Supposedly the carpet company didnt install the carpet correctly, leaving the nails in the tack strip poking through the carpet and my 2 year cut her toe because of it. When they came to fix it a shelf was in their way so Marissa was supposed to call me to see if I could have it moved while the carpet people were still on property, she never called therefore I was under the impression that they never showed up bc nothing was done. Things are very cheaply done by the maintenance guys. Every time I go to the office the maintenance guys are in there....but nothing Ive put a service request for has been done, not even the things that have been approved and Ive gotten emails for saying theyd be done by a certain date which has obviously past. I highly dont recommend this place.

I like living in this community because they are nice and clean and quiet Managers are really nice

I love staying here! Gloria and Alexis are great office managers. Maintenance are friendly and provide timely service. We are 8 miles from the beach and shopping near by 🤗

Might be fairly priced but mold growing in your apartment is not healthy and the maintenance people didnt want to take care of the problem. Just so you know known issue I was privy to and toilets backing up not a place Id recommend

Mean people I ask for the last name Harrison there like cant give any info of room they are in they have a kid that goes to school with me I was supposed to study with her there is one nice lady that was helping me find my dog to nice only nice one in there

I drove by here to pick up a friend and could not believe the trash that was flowing from the dumpster. She said its a common occurrence.

Staff was friendly and work orders responded to quickly.
