SpyGlass was great….when it was owned by Fort Family. ConAm took over and brought hapless, Anti-Fair Housing, money grubbing, sleezy ownership.

Kathleen was an absolutely amazing resource when we leased an apartment sight-unseen at Spyglass. She went above and beyond to help us throughout the leasing process, greeted us with the door held open when we first arrived, and has been a friendly and caring face ever since! The rest of the office staff shares this same awesome demeanor. The standard of cleanliness at this complex has been impressive to say least, with the common areas always sparkling - we were also lucky enough to get, in my opinion, the best view of the pool and in our short five days of living here, weve already seen the pool cleaned twice! We are so happy with our decision to move to Spyglass.

Had the pleasure of staying here while my home was under construction. I didnt have much with me since a majority of my belongings were in storage. The space is small, but perfect and I was happy to not have to unpack my TV as one was already in the apt. The amenities are great (although I didnt have the opportunity to enjoy them) and the location is perfect. I did happen to have a neighbor upstairs who thought it would be nice to walk around all day in heels, and play catch with her dog whom I often heard running up and down the apt. With that being said ... the walls are thin. If you are lucky enough to get a nice neighbor, you will enjoy your stay.

Edit: the owners responded saying that they clean the hallways every day. This is a flat out lie.Ever since Fort Family sold to the new company, the cleanliness and overall maintenance has plummeted. Trash and dead roaches remain in the hallway for days. It’s embarrassing to invite people over because i have to explain that it used to be much cleaner. I had hoped they would be as good as the old owners (Fort Family), but so far I’ve been disappointed.

I moved into Spyglass last week. The entire process from leasing to moving in was seamless and very enjoyable as Dickie in the leasing office was incredibly helpful, gracious, and friendly. I knew that if Spyglass had people as amazing as Dickie, then I would be in great hands. The apartment was clean and in great shape upon my first day moving in. There were one or two very minor issues but maintenance came just a few days later and fixed them no problem (they were also very friendly). So far, I love the actual space. All the appliances are new, the natural light is unbeatable (I live in the baroque floor plan), and the open floor plan between the kitchen, dining, and living room makes for a very welcoming space with no wasted square footage. Both bathrooms are also very spacious and are clean and new. I have taken a few trips down to the pool and it really does feel like a resort with the grill area, reclined beach chairs, and sweet pool layout. I am still exploring Spyglass and trying to take advantage of the amenities but so far I couldn’t be happier. Also, the location is incredible. It is merely a short drive to the beach and pretty much any store or restaurant you can think of with St Johns Town Center close by. Also, an underrated aspect of Spyglass is the ease in setting up the apartment as IKEA is only a couple minutes down the road which makes for a great place to buy furniture. I would recommend Spyglass to anyone looking for a great place to live!

Me my wife and daughter lived here for a year and Loved it. This is one of the best communities we have ever lived. The office team and maintenance are both amazing and very helpful everyone is very polite and the grounds are very well kept it was such a great experience living here We are going to miss it !

If you are looking for luxury apartment this is the best choice for you in Jacksonville. It’s very safe and clean place for living. I just didn’t like one thing. Walls are so thin you can hear when your neighbors walk, snore or open and close shelves but everything else is for 5 stars. Best recommendations.

Since the new company took over (not fort family anymore) this places cleanliness and hospitality plummeted. Fort family took care of the halls, stairwells and such pretty much daily. Now things go weeks without being touched by the staff. The amenities are not taken care of and place just isn’t the same.

Ive been a repeated renter of Fort Family apartments and Spyglass has been in my top 3 favorites. Transparency is very important to me and having multiple employers makes it harder to be physically present during open hours! Very big thank you to Dickie for helping us in the recent process request! Your support has not gone unnoticed!

I wish there was a NO STAR on this rating scale. These people are UNBELIEVEABLE. They do not give you the correct information, then they do not give you ALL of the information. Emails back and forth to get an answer so we can plan our lives within their thousands of dollars fees and charges.I received good customer service from someone at the office getting general info. I called back she was out of the office and so called supervisor answered the call. Well she proceeded to tell me what her employee did wrong instead of listening to my request. If they dont have any regards for their employees, I do not expect them to have any for their customers. Its a shame this property was sold and this is what we have to deal with.My experience so far has been nothing but a drag and pulling teeth to get information. On top of that they do not work with you. They will circle back to fulfill their needs with a complete disregard of the customers concerns. At this point, it truly seems as if they dont care about anyones business or loyalty. How do you expect or even ask for a 5 star rating on your business cards?Hope all of you future renters find a home somewhere else because this is not where you want to be.

Love this place, but Dickie is a large part of the reason I chose this FF location to rent with. He is so sweet, helpful, transparent & goes out of his way to make sure you’re comfortable. Toured Spyglass apartments over the weekend and it was a wonderful experience! Amenities and apartments were spotless and modern. Dickie, the leasing professional, that helped us out was very attentive and personable.. I would recommend!

I moved into Spyglass recently and I couldnt be happier with my entire journey, which began with touring the apartments in early July. Dickie in the leasing office has been a delight to work with, and he made what can often be a daunting experience (choosing the right home for yourself) into a wonderful one.The apartments here are modern, clean, and feel brand new. The ammenities are incredible as well; Ive used the gym almost every day since moving here, and Ive been nothing but impressed. In addition, the pool is beyond gorgeous—and huge!Ive rented apartments in New York, Massachussetts, and other areas of Florida, and I can honestly say Spyglass is one of a kind.

This is a great apartment community! Unfortunately I had to cut my time living here short due to a poor roommate situation, but they made my entire move out process easy and quick. I will miss all of the wonderful staff in the leasing office. Particularly Mrs. Kathleen, whom developed a loving relationship with my four-legged son. She always welcomed him with love and a treat! This is a beautiful, quiet community and is in a great location. Thank you Spyglass for taking such good care of me!

Moved in two months ago and have loved it so far. The apartment complex is very modern and clean. The pool is amazing and the 24/7 open gym is big and contains all the equipment you might need. This is a pet friendly apartment complex, which is great! The staff is very helpful and friendly, especially Jen who was great helping me find an apartment and go through all the requirements and documents while I was out of the country. She was very accommodating and would go out her way to help you.

I’ve had a handful of minor details that were overlooked upon my moving in. But the team has been very prompt with service to fix everything!

A sublime place to live, rather with an odd idiosyncrasy of not having a walkway around the entire apartment complex although. The gym is always open, and has a distinguished pool area where my friends and I like to watch sporting events. Moreover, the staff here are nothing short of caring, always with altruistic acts (especially Dickie & Kathleen). I would/will continue to recommend this place.

What happened to the other staff that was here before the current staff now? Where is Dickie, Kathleen, Vickie and Alicia? This was the best staff ever. The current staff does not seem very friendly and can come across sometimes rude!!! It WAS voted #1 in the Nation, which I cant believe. Maybe when they first opened... maybe. The walls are so very thin you can hear people upstairs, downstairs and in the hallway from inside my apt. It sounds like there are elephants living upstairs. Also, not to mention about roach infestation. There are roaches everywhere. I thought roaches only come out at night. Apparently, they like chilling during the day too! These are German roaches which they are so hard to get rid of apparently!!!! Stay away from this place. Its better to go to a place where it is clean and well respected! I hope they change the staff again soon!!! Cant wait for my lease to end!!!!

This apartment complex is very modern and in a great area. The area is mostly residential apartments and homes, so there isnt a lot of through traffic. I looked at about 12 different places before deciding on this one. The gym is the perfect size and has all the equipment needed. The staff is very friendly and helpful, especially Jennifer L. She was extremely helpful in the whole leasing process and with anything else that has came up since i moved in.

We moved to JAX from out of the state. On our initial apartment search, this one clearly stood out from the list we had. Maintenance is great, and the office is very responsive to inquiries, etc. We had a 3Bed/2Bath, and it was spacious, clean and with lots of natural light. Definitely a pet-friendly complex. Would recommend.

Ive had a great experience at Spyglass so far. The maintenance department responds promptly to work order requests. The premises are always well kept in working and clean fashion. The staff are always friendly, especially Ciara. She was very helpful and professional throughout the entire process with getting my lease set up and answered all of my questions. This is a great community located in a safe area close to 295 and St. Johns Town Center. Everyone who works there go out of there way to make sure you have a great experience.

Most beautiful community! Stunning, resort looking pool. Coolest floorplans. THE kindest staff! Everyone always makes me feel extremely welcome. They follow their rules and are fair to EVERY single resident.

Living there was great. However when it’s time to end the lease they come up with fees and then completely stop answering the phone. I got stuck with fees of over 500 dollars after they sent us to collections when we tried to refute the charges.Be very careful with them when you decide to end the lease. I’m not the only one they did this to.

This is the best apartment complex Ive lived in since I moved to Jacksonville almost 10 years ago. The staff is incredibly nice and helpful. The pool is a very eye-catching and a wonderful place to hang out. The proximity to grocery stores, the town center, and Ikea is perfect.Best of all, the apartments have great floor plans and are so nice and stylish. When guests come over they are always impressed with the complex and apartment. I live in a two bedroom above a garage and I often forget that Im in an apartment. I cant recommend this place enough.

I have been here for about 2 years now, when I first moved in things were great! Now they have gone drastically downhill.. My apartment has been infested with German roaches for the past 3-4 months and I have had them come out and spray multiple times; however its not doing any good as they are now spraying on an as needed basis instead of spraying every apartment every other month or so as they used to when I first moved in. The past two times I have called to report the roaches once again, I have gotten their answering service. I am now finding roaches in my dishwasher.. I get that we live in Florida and they are to be expected, but they were never a problem when they were spraying every apartment on a regular basis.

The apartment itself is very nice and modern and has by far one of the best pools I’ve had in a luxury complex. However, it is unfortunate that the office staff is the worst I’ve dealt with. They are unprofessional, unhelpful, and not thorough at all. Not only do they refuse to confront problems with residents face to face, they are also short and rude through email responses. I have witnessed a manager in the office refraining from coming out of the back room and leaving a leasing agent to have to play messenger in order to address an irate residents issue. After moving out and communicating via email with issues regarding my move out statement, I was told by the assistant on property to not contact them anymore. After reiterating to the assistant what the property manager informed me would be addressed and taken care of BY HER, I received no response whatsoever. I would not recommend this place to anyone based on the way they treat residents. There are a number of different properties in the area that are just as nice, including their sister properties (Cabana Club & Hacienda), that I am sure have a responsive, helpful staff. You would think the price you pay to live here would mean exceptional customer service and feeling valued as a resident which is not the case at all. Will not recommend Spyglass to anyone I know.

Very nice, well maintained apartments with a ton of high-end amenities, gaming stations, golf simulator, awesome gym, best pool in JAX, food truck night, and fun events. We hooked up with Jennifer L. in the front office on our move from CO and she rocked it, highly responsive and just a great person to work with. Settling in and hitting the beaches!

** UPDATE** This time the alarms went off AGAIN at 1am in the morning. Currently at work with a migraine and exhausted because of it. Still no email on the cause, but I’m sure it was just “someone smoking in the parking garage”, right?I’m so tired of this.——————————-The alarms just went off...again. For the past two months the fire alarms have been going on and off without any real reason and at this point it’s concerning. Many neighbors and I are confused on whether or not there’s a real fire, or if there’s just another false alarm. Every time this occurs I see more neighbors hanging back, not bothering to waste their time. It’s dangerous. And what’s worse, is the office never even emails us - since these false alarms have started I’ve received no email or explanation, not even an APOLOGY for waking me up at 7am in the morning on the weekend or 10pm at night. The lack of consideration for their residents is APALLING. Very disappointed, especially since the apartments are so nice too. However, the sleep I’m losing is definitely not worth it.

When I first moved in it was great however in the last 6 mos it has gone downhill the place is not clean the elevator breaks down constantly everytime the fire alarm goes off and that happens frequently. For the amount of rent we pay we should much better service. However when I complain they always have excuses. 6 mos ago I would have recommended this place to live now I would say stay away the service is terrible

Cool staff. Great amenities, security drive through, no security gate though it is close to the highway and the Towne Center and plenty of shopping & food as well as the schools. Kids and adults park within walking distance. Grocery and medical within walking distance.

Finishing up my second year at Spyglass and I loved it here. I will say, my first year was spent in the main building and I didnt like having to wait for the service elevator. It was slow and people were moving often. I was on the fourth floor, so if I forgot something in my truck it wasnt fun to go back down.The second year I moved to one of the outside units. Much better and this unit includes a garage.Plenty of parking if you dont have a garage. Pool is usually pretty quiet but gorgeous.

Going through and reading some of these posts compelled me to write this review about Spyglass. Ive lived here for about six months and I have always been treated with respect by the staff. They always say hello to me and they even run monthly events for us. Ive lived in apartments most of my life and yes I can occasionally hear my neighbors but its no different here than anywhere else I have lived. The property is gorgeous and very well maintained. I highly recommend living here. Everyone has different opinions but being cruel doesnt count in my opinion.

I just moved in and am so amazed and enthused by not only the esthetics of the apartments but the generosity and hard working staff members here! Jennifer and Kathleen have been so helpful in my move in process and I cannot say enough how much I appreciate them going above and beyond to ensure the satisfaction of their residents. They seem to not only know every person who lives there by their name but also show so much love and affection to the fur friends that stay here as well! My dog has never been happier to sniff out Kathleen for a treat and some lovins! Jennifer is also super sweet and professional! Upon move in there were some minor cosmetics that needed to be addressed in the apartment. Jennifer was all over it and apologetic that it wasnt taken care of before move-in. I truly cannot be happier or more excited to enjoy my resort style living! Thanks Spyglass!

Dont lease here. I have a laundry list of reasons. If anything, dont get caught up in the hype. You will regret it. The apartments are overpriced for Jacksonville. There are many other luxury apartments in the city with exceptional customer service. I lived in Hacienda Club across the street also. I would avoid Fort Family rentals. Cabana Club, Alaqua, Hacienda Club, Paradise Island, and Spyglass. They won an award but I know several tenants who were paid off with discounted or free rent to remove their bad reviews. There is no money that can be offered to me. I waited to post anything about the Fort Family apartments until I moved out. Their pricing was never consistent when I met other neighbors. Their policy on commercial vehicles was set up as exceptions for certain tenants and therefore you will see large commercial vehicles in the parking lot at all times. Mid size trucks and even Semi Trucks. They added security too late since many people had vehicle break ins. Our first experience at Hacienda Club involved them changing our move in date 3 times. They opened our walls up to install the bathroom stacks they never installed. That was a nice smell of sewer gas for a few months. They didnt compensate us. We were told we can come in your apartment at any time with a snarky tone. That associate moved on to another company. I will leave the name disclosed to avoid defamation of character. You will find quickly that they are all about the money. They are super friendly when you go to lease with them but you will quickly learn. I witnessed in three years several situations of bad customer service with other tenants. The regional director will be quick to remind you of the privileges of living there if you complain that far. When I realized the depravity of thinking when it comes to how a director views customers I quickly understood why the service was so bad. An organization is a culture and the customers should be an asset. Customers are not their main focus so please dont think your signing up for that type of service. Even now when certain staff members read this they will roll their eyes and think I am the bad guy. I am happy where I moved to and they pay attention to the details. This post requires 1 star but I tried to submit this with 0 stars.Reply to post below: I was told you approved the commercial truck and bread business run out of an apartment across from me. Why would I meet with you in person after finding out upper management was compromising just to get apartments leased. I didnt experience a luxury apartment experience and never received solutions to the problem. This was one of the reasons to move to Spyglass because I was tired of hearing a commercial truck back up at 3 a.m. every morning. I was constantly provided the run-around for 9 months and then later was provided the truth from two staff members at Hacienda Club because they knew the problem didnt have a solution. I didnt want to meet you after you emailed all the reasons I should be grateful for your apartments. People were provided discounts to remove bad reviews. I was told this by two different renters. Its all good though because I keep meeting former Spyglass renters at the place I live at now. I just had a conversation yesterday with someone that had the same bad experience with their deposit. It is all the many details that add up to the bad experience. I was communicating everything and followed a slow escalation process to be fair to everyone. It is too late. I have moved on but it is only right to let others know. The pictures of the nasty filter in one of the reviews below was our experience too. It took us a few weeks to get ours addressed. We also had a sick puppy because of an unexpected spraying in our house. This was due to a schedule that was revised without notice.If anyone is considering month to month, it is $300 extra + market rate. They made that policy change in the middle of our lease.

Dont get me wrong. The concept and design of this luxury apartment complex is remarkable. But the thin Walls/Floors; the pro-sound doors that allow you to hear every door and foot step within 30 feet of it; the very low quality cabinets in the kitchen and bathrooms; and the uneven paint on the walls and the floor (yes theres paint on the floor and in the bathtub) simply dont justify the wonderful design and higher price of this complex...Now the staff and management are some of the nicest, compassionate, and understanding people you will EVER meet. Espically Maria and Sierra.All in all the thought and development of this complex had, and may still have, a great potential with a even greater staff. But will remain on the lower end of the quality for price scale until the course of action is changed for the greater good of the consumer...Also just a note. I have been writing this review as I feel my neighbor above me stomp around and I can clearly hear his conversation along with the water flowing thru the pipes above me making it impossible for me to get more then a few hours of sleep. I rue the day I signed my lease and try to avoid coming home whenever possible.

Spyglass is one of my favorite apartment complexes I have stayed in to date. Besides, typical apartment living, we have great space for the amount we pay monthly, and the gray finishings are what I like the most. Of course there will be maintenance issues along the way but it takes about a day for it to be resolved. The staff is also polite and friendly (Ciara and Maria are my fav) and they are starting to pick up on their residence events.

I love the property and all the amenities it has but I live on the 4th floor and when I say it’s noisy at night....omg. I believe some idiot pit the AC or HEATING units on top of our building and all night long when im trying to sleep it sounds like a dang helicopter. I have 3 bedrooms and its loud in all 3 smh!!!! Other than that the property is fine.

After living here 18 months, basically moving in shortly after it opened, I would like to share my positive experience with Spyglass; in fact if I could take Melissa the manager to my next complex I would definitely do so; she is always on the ball, and quickly took care of a very significant issue I had with the garage gate. I work from home and use the gym multiple times a week and will definitely miss this place.The community is well maintained, clean, and I’ve had nothing but positive interactions with all staff members I’ve come across here. In addition, all maintenance guys have been terrific, friendly, and competent, taking care of all my issues very quickly (within a few hours tops), although I’ve had very little need for maintenance overall. All apartments have issues, cheapest to most expensive; get over it.One design defect is the elevator issue; they should have built 2 more because currently the waits are long and elevators are slow. I just use the stairs most of the time. There were some break-ins some time ago, but currently security seems to be doing a good job; there are cops living here as well.I live on the top floor in a relatively quiet part of the building facing out, and I pay for the garage. If you want quiet you need to make sure you select the right building location. If you don’t want parking issues, you need to pay for a spot. Besides a few barking dogs, I’ve had no issues with noise and have never heard my side neighbors, although when I step out in the hall I can hear some of them bc some are quite loud. The hallway floors are quite echoey, but fortunately it has not been much of a bother. No problems sleeping...Some dog owners and some neighbors are generally rude, disrespect the building (speeding, littering, noise nuisances) and are unfriendly but obviously that has nothing to do with the management (that would be my biggest complaint). Another complaint I’ve seen is bugs getting in, but this has nothing to do with management, you’re not paying for a biosphere. Bugs come in one way or another.It is somewhat pricey, but it is comparable to other cities and considering the amenities, its reasonable for the times. They charge what the market will bear... In NYC youll pay 4x more for much worse conditions; thats reality.Overall, Ive lived in a lot of similar complexes, and if I were staying in Jax I would continue living here; this is definitely a top notch high quality complex with a superb management team. Hopefully FFI expands to other cities.

The best appartment complex in Jacksonville by far, moved here about 4 weeks ago, when we decided to pick spyglass rather than any other appartment community, it was because spyglass has a resort like beach entery pool( amazing) a 24 hour gym, entertainment area on every floor, convenient location. a very nice staff ciara was especially nice to Us.so far we love this place

Terrible experience and management. If you ever have a complaint do not expect to reach upper management, they will not provide you with a contact name or number. I guess they get too many complaints......

I have been living here for almost a year, I just want to share my experience so it may help others to decide better:1. I have lived in many different appartments, the way sound travels here is like no other place, sometimes I feel like Im living in a box of cardboard. When neighbours walk, the entire house shakes so badly that wakes me up almost everynight by a simple walking neighbour.2. The stairway is a total mess, dead bugs all over the place, and they have cleaned it only once during the last 11 months.3. This is litteraly the most expensive appartment in the area, if not in the entire city, I am paying 1800 for a small appartment, so I expected a better appartment living experience, but I was completely wrong. If it was a cheap place like 1000 a moth then I would say it is ok, but with this price and such a bad quality I just feel like Im being cheated.My suggestion: Spyglass is not worth it, because of the bad built quality, the lack of proper maintanance, and mostly being overpriced (in compare to what you can get somewhere else). Funny thing that It is listed as luxury, ha.By the way, dear managing office, I already contacted you, you are not helping so dont bother putting comment on my review that sorry please contact us, we will help you.

Fees, fees and more fees! The apartments are nice and new but defintely over priced and if you are in one of the outdoor units, the lack of parking is absolutely horrible, especially in certain buildings as there is no parking at all other than your garage of yiu have one. You can obtain much larger apartments in the area with just as many amenities and much nicer management for hundreds less monthly. The staff at Spyglass are very rude with the exception of one or two employees, namely Kaitlyn and Sonja. We moved in and had blinds that didnt fit windows properly, a cabinet and a drawer in the kitchen that were completely different and didnt match the rest of the cabinetry as well as a list of several other issues that they promised to fix over and over yet after 4 months, nothing was attended to! The items we were able to get them to attend to only happened because we badgered the heck out of them to do so. The dishwashers are bottom of the line, basic, non digital, old timey dial washers with no top sprayer so they are completly useless and our first day there the maintenance guy who had to come fix ours because it wasnt working (on day 1!) told me they arent worth using as nothing will come clean and he wasnt kiddng! For what you pay to live in these luxury apartments it shpuld be a given that you will have top of the line or close to that apploances but they arent at all and you will get the bottom of the line crap that doesnt work. Theres not enough lighting at night, for instance there are no porch lights at all so its pitch black if you come home at night which is quite scary for us women.Worst of all, they are masters at charging fees for which there is no policy in which you can challenge them. For instance, in January they charged us $250 for what they themselves descibed as one small piece of poop that our dog must have accidentally let out going down the outside stairs. We always clean up after our dog and werent aware it happend at all or we would have picked it up as we always do. Office staff even said themselves it probably happened as we were walking down the stairs with him and he just got excited and it came out without our knowletg but they refused to waive the fee and demanded the $250 be paid with our rent which in turn caused us to be late with our rent so they in turn charged us another $150 fee for being late! When we tried to pay our rent without the fee as we wanted to challenge the charge, they actually refused it and handed the cashiers check back to me! There is NO policy for challenging anything, they charge you whatever they want with no remorse.and you cant do a thing about it! After making it through that and paying the extra $400 in fees, we made it to February but it want over as an email went out to all residents stating rent would not be accepted from anyone unless utilities were paid first. So again, because we werent ready to pay our utility bill yet, they refused rent again and caused us to be late again and added another $150 late fee. They in turn refused our rent payment unless everything they wanted paid was paid when they wanted it paid!! Please understand, we are not just disgruntled tenants who want to vent and write a scathing review, not at all. We can prove everything we went through with this place and just dont want others going through the same thing we did as it was very stressful and riddiculous! Before living here, we had never been late on our rent and were condsidered wonderful tennants by our past landlords. We are not the only tennants they did this to, many we spoke to were very upset about the fees, lack of response to repair requests and the horrible attitude and rudeness of the staff especially the manager. We are so glad we no longer live there as the 4 months we were there was so very stressful! Do your research before moving in, talk to others living there and be warned!
