Such a nice place to live with many fun things for renters. Chris gets us delish food trucks every Thursday. Activities by office staff including Christina include breakfast on the go and happy hour Friday Maintenance guys Julio and Mason very helpful. Feel I’m in the right place to live. Beautiful grounds and nice clean pool with games and music and cookout grills provided.

Terrible experience with management. I co-signed for an apartment for my mother in law. We had a falling out and she terminated the lease early without my permission. Instead of them being responsible and getting paid up front from her or even obtaining a forwarding address for her as I requested, they let her leave and looked to me for the money. They didnt see fit to notify me at all of the brand new furniture she left behind that me and my husband paid for. Instead they charged us for disposing of it which in my opinion means someone helped themselves to it as it was brand new. They said they had no obligation to tell me anything but they sure hounded me for the money.

I have been living here for a month now. I am very happy with the apartment and the neighbors are very friendly. The process of moving in was very easy thanks to Londyn in the office. She was very thorough and welcoming. I have to also give kudos to the wonderful maintenance staff, Travis, Bryan and Walter. They are professional, friendly and my two service requests were taken care of immediately. They are an asset to this community. My only complaint overall is that the stairways and breezeways in my building are very dirty and need to be pressure cleaned. Other than that, I have been very happy here so far!

The Alaqua apartment community seems to have a very serious racial issue. It needs to and will be dealt with. My friend and I, who happens to be a resident at Alaqua were confronted disrespectfully by the “Assistant Community Manager,” Rachel Schleifer who called her self the “community manager.” Simply for setting up a movie screen. We were told that no events were allowed at the Alaqua community pool or clubhouse and that we were to pack up our things and leave . Alaqua has been having events for months by their pool and in their clubhouse. I am appalled by her rudeness and hostility! Who are you to speak to someone like that? Apparently this has been an ongoing issue here at Alaqua and nothing has been done about it. I will not stand to be treated with such hostility and be spoken to like a child because of the color of my skin. Don’t even bother leaving a comment full of BS that you’re sorry to hear of such “an unfortunate circumstance.”

Alaqua is the most beautiful apartment community! I love the smaller sized communities and with their beach entry pool, beautiful grilling/relaxing area and gorgeous landscaping, this one feels like you are living in a five star resort! I love that every unit has a half bath. That is amazing for having guests. The fabulous kitchen makes me want to have family and friends over for meals. The staff are some of the best people I’ve ever met!

My personal experience A+. Clean and beautiful Very fun before COVIDLived there in Building 2 for 13 months saw maybe 4 bugs, maintenance was always great and the ladies at the office attentive and friendly. Only negative I would say is if you are sensitive to noise dont live on lower floors. I was on the third and felt loud but floors are wood. I Miss It There Already!

100% MOVE HERE!! Alaqua has the best floors and you get the most bang for your buck! The spacious screened in patios, giant rooms, and open floor plan. But most importantly the management! Camy cares about her residents more than any other manager Ive ever come across. She truly cares about her residents happiness and will bend over back to make Alaqua feel like home and treat you with the utmost respect. If youve read negative or bad reviews, its because those people did not reach out to Camy to allow her to fix the problem. The management can make or break a place. Luckily, Alaqua has Camy and great maintenance staff and thats why you should move here!!!!!!!!!!

I am a senior attending Flagler college in saint Augustine. I have been in and out of 4 different apartment complexs through out college and Alaqua is by FAR the best. I am a bartender/server and I am majoring in business so I know all about customer service, and the customer service here could not be better. Travis, Camy, and the rest of the staff go above and beyond with being friendly and helpful. Most apartment complex workers are just going to be nice to you when they want your money BUT at Alaqua everyone is super nice all the time. One of the best perks is they love animals. I have a collie named sparky and in the past it was impossible to find an apartment that would allow a dog his size. I had to buy a fake service dog ID on the internet just to get him into my last apartment! However at Alaqua they treat sparky like royalty! Every time I walk him past the office he tries dragging me in to get a treat and praised by everyone. The apartments themselves are beautiful super high ceilings and great appliances. Also the complex itself is kept very clean power washing is done regularly. The pool is gorgeous, bbq grilles are great I use them all the time, and all my friends still cant believe there is a mini dog park in the complex!

Its nicely tucked away in a quaint neighborhood. The pool is amazing and very relaxing environment. Not like your other big apartment complexes to where you cant enjoy. Definitely recommend it to anyone who is looking!!

I viewed a lot of the apartments on Gran Bay and was initially set on another apt the sister site I believe but a current resident did say they had noise issues bc of the wood floors. I spoke to a couple at Alaqua and they said they only heard noise when people moved in. They also said they loved living there and the woman was very enthusiastic and sai you will love it! The amenities are beautiful and the property was quiet every time I visited. The best part is the staff, Londyn in particular. She was so nice and on top of everything. I heard her take a call from a resident when I was in the office and she was super helpful. I had read bad reviews on staff at other places but this cannot be true for Alaqua.

We have had a great experience living at Alaqua. We needed short term housing (3 month lease) and this was one of the properties that was recommended to us. We worked with Tyler and the whole application process was quick and easy, allowing us to move in within just a few days. The whole apartment complex and unit is very well maintained and extremely clean. The apartment furnishings are nice and any time we have contacted maintenance the issue has been resolved in a timely manner with no further issues arising. I have lived in many apartments and this is definitely one of the best ones.The only con is the noise of the neighbors above us (which can happen at any apartment place); I do recommend getting a top floor unit however keep in mind they do not have elevators here.

I have been living in Alaqua with my partner for 3 months now and everything here has been great!Even despite the COVID-19 challenges, Alaqua still implements community events such as hosting delicious food trucks every Thursday that we enjoy! They also follow CDC guidelines at their pool with social distancing protocols and limit their gym occupancy to 6 people at a time and provide cleaning tools for residents to clean the gym equipment before and after use.Whenever we encountered a maintenance issue, their maintenance staff responds within a day and fixes the issue quickly. They are also transparent with how long the issue will take to fix and they will reassure you that they will never leave you hanging.We highly recommend anyone looking into Alaqua to rent with them because they were upfront with all the fees that would be included in the rent. Other apartments that we looked into would only tell us the rent price and would be vague with other fees (like the application price and the admin fee) if we didnt pry it out of them.Please try to book a tour with them and I promise you wont regret it! 🥰💖

Alaqua is a great place to live. The employees there go out of their way to make your experience pleasant, especially Camy. The staff go out of their way to help you and always have a smile on their face. The maintenance team makes sure to handle the work orders in a timely manner. Apartment was still new. The kitchen and laminated wood floors were still new and clean. Feels upscale with the stainless steel appliances. The gym was great, had every equipment but it’s a very small room, 2-3 people and it’s already crowded. I had to sign up for Planet Fitness, which is only less than 5 minutes away. DO NOT get the corner apartment on the 1st floor, they charge extra for the 1st floor and ~$25 per month extra for “wood view” and your not getting a wood view, mostly the parking lot. And what’s most annoying was the neighbors taking their dog out to poop. They’re literally standing there in front of your window waiting for the dog to do their thing. Imagine that at least 5-6 times a day, different neighbor, each time. I felt people where staring in the apartment like I was a zoo animal. I think that was what I hated the most. Other than that, not a bad place to stay.

I have never written a GOOGLE review about anything because I have never liked or hated anything enough that was worth my time writing a review about until now. The only reason I gave them one star is because the maintenance crew seems to be competent (unlike management). If you are thinking of renting here you might want to look elsewhere, unless you do not require sleep. What a nightmare this place turned out to be!! The only thing they are interested in is your money. I lasted one month there and it was worth every penny of the $3200.00 early termination fee to get out of there. I moved in on 8/8/20 and it was all quiet until the upstairs neighbors came home at 1:00 a.m. and stayed up partying until 4:30 a.m. The next night was quiet and the following night was the all night party again. I wrote an email to the office 8/11 and they spoke to the neighbor upstairs and they said it wouldnt happen again and that they had company in from out of town. The very next morning the upstairs neighbor and her girlfriend had a knock down drag out fight in the hallway at 6:15 a.m. They were yelling profanities and stomping on the landing on the second floor and it sounded like the roof was falling in on my apartment. I spoke to the manager in the parking lot on my way to work and she said she was going to take legal action and the girl that lives up there would not be there much longer. Of course nothing was done and the noise continued throughout the month with them walking around in high heels upstairs until 1:00 and 2:00 a.m. most every night. My pets could not even stand living there. After I paid Septembers rent I could only last there until 9/11 with the non-stop noise going upstairs through the night. Apparently the manager has no authority to enforce the noise ordinance and I am too old to be banging on the walls and ceilings at all hours of the night. I even tried $300 noise cancelling headphones and they would not even work with the noise the neighbors were making. It was worth buying an air mattress and sleeping at my office to get out of there. Also they have a pet restriction list banning certain types of dog breeds but apparently you can go to the internet and get a form saying they are a support animal and you can have any dog you would like or if you would prefer a monkey, goat or pony they have to allow them also (but I imagine you will have to pay a $300 deposit and $85.00 DNA test on them also). I had a Rottweiler support dog (LMAO) that lived above me that the owners would let urinate all over the posts in the breezeway every time they would finish walking it. As for them being luxury apartments I guess that would all depend on where you are moving from. I have better toilets in my RV and if you are going to put granite counter-tops in the kitchen, spend the extra couple of hundred dollars and put granite in the bathrooms too. Here is an idea for their next build. Instead of putting 10 ceilings in the apartments how about you try 9 ceilings and put a foot of sound proofing insulation in between the floors. Also if you plan on renting a garage here you better bring a can opener so you can get your car in and out of the garage unless you drive a compact or smart car. You might try The Cue Apartments or something at The Saint Johns Town Center that are actually luxury apartments. This place was like staying at Motel Hell!

I gave it a one only for the fact there wasn’t a zero To give. Dead roaches were found when I did the walk through, and after moving in, that’s when I started seeing the live ones. Pest control couldn’t solve the issue, and I’d finally had enough is when I walked into the bathroom to find one crawling on my toothbrush.Took pictures every time I would see one, and quickly realized it was time to go. Extremely clean individual, and along with that issue, as well as the A/C unit never was fixed after several requests to have it repaired. I Kept getting different answers, but the unit would not shut off, and the thermostat would never get to the temperature that you would set it for.Only after I gave a reason for leaving on the exit form, is when management tried to defend their selves in order to look good for ownership. In a nutshell, don’t move there, very unfriendly residents who all must be from New York.

Gave it 2 stars because the pool, clubhouse (which you’ll never use) and landscaping are pretty nice. If they have deals going and it’s competitive versus other places, then perhaps it’s not the worst idea ever.However, if you’re signing up to live in this luxurious place and way overpay, don’t you do it. Yeah, counter tops are alright, and the floors looks nice. Everything else? Cheapest option that they could possibly find. Cabinets, oven, shower heads, toilet seats... you name it, they definitely went the cheapest route.Also, I would recommend living on the top floor. It took a little getting used to having the guy below us bang on the ceiling every day for a few months, but eventually he gave up (or put a hole in the ceiling and decided it wasn’t worth the fees he would have to pay.) We did talk to him, and he said “well, the people below me bang on their ceiling”.... ohhh, well that changes everything.We ended up finding another place to live and paid the $3,700 fee to leave the joint. When you walk through it you’ll be impressed, but with 100% certainty, when you live there for a bit, you’ll be like “well, damn that... he was right”

Me and my husband moved to Alaqua a month ago. We had to move to Jacksonville from another side of United States and we were so nervous that we wont be able to pick something nice, quiet and safe since our time frame to move was so short. If you visit Alaqua after visiting other dozen or hundred of properties around, you just know it is not the average Jacksonville apartment community, it is so nice and welcoming. Elizabeth at the office was all smiles and made me feel like I am her first priority, even though the office was so busy. She did not rush the tour or made me feel like I had too many questions to ask (and I had TONS of questions). Alaqua is new but yet cozy, quiet but yet family oriented (we have a 1 year old). We just LOVE to live here! We dont hear our neighbors at all and we asked our neighbors if they can hear our baby and they had no idea that they had a new neighbor! The grounds, the staff, the pool and the neighborhood around is so nice. Our 2 bedroom apartment is so spacious and modern. The ceilings here are very high compare to NY and it makes our apartment look so cool. We feel very happy and fortunate that we came across of Alaqua. I lived here for 1-year - the grounds are beautiful and the amenities are nothing to complain about.Unfortunately the staff have been non-compliant and brutal in regards to us moving out. We had damage to the carpet in one bedroom, understanding that room alone needed to be replaced and accepted our fate. The complex took complete advantage of needing to replace the carpet in one room and decided to replace the carpet throughout the entire apartment. Mind you, none of the rooms with carpet connect so there wasnt a need to replace due to adjoining rooms, and the carpeting in the other rooms were in good condition with no reasonable cause for replacement. When asked about this, they chose a carpet that didnt match and replaced all the carpeting for aesthetic purposes and decided to charge us for all of it! Its not in the lease or any move-out contract thats signed that the carpet is required to be matching.As per the move-out statement, we followed legal protocol and sent a formal statement of objection in regards to the carpet payment. I made the complex aware that a statement was enroute and before even receiving the statement object my letter and confirmed that the final balance would not change.Its understood that there was some damage and the price for that damage alone will be paid. But it is unethical and wrong for us to be charged for a choice the complex made themselves.I would not recommend living here at all from this indecent interaction with the company. It puts a blight on this complex and on the Fort Family Investment name. Ill never live in a complex under the Fort Family name and Ill discourage family and friends to do the same.

My family and I relocated here to Florida from California a few months ago and we are so thankful to the staff here for making our transition so easy and welcoming! We moved here relying on my pictures online and we were even more pleased with how beautiful the units are! These are by far the nicest apartments we have ever lived in! And the pool here is amazing! The staff throw wonderful get togethers for the residents. We are beyond thankful to live in such a beautiful oasis and enjoy our family time here. We look forward to the next year of resort type living in this wonderful and friendly community!

I currently live at the Alaqua apartments and cannot find one thing to complain about. The neighborhood is quiet, but there are a lot of fun community nights/activities throughout the week. The amenities are breathtaking and always kept in pristine condition. The apartments themselves live up to the online pictures. I look forward to many years here and I would recommend these apartments to friends and family in a heartbeat.

I recently toured Alaqua with Sean. He spoke with me over the phone and did a great job of answering my questions. During our tour, he was helpful and personable. The space is really nice and the apartments have great features like granite counter tops. The 2.5 bathrooms for 2 bedroom units is a great perk. This review is in my own opinion and based on what I have experienced. All of these statements are my own thoughts and feelings.The staff is really rude. Especially the manager. She was rude to both me AND my husband on multiple occasions. Would NOT recommend living here. For the money we paid to live here, not only overpriced, but not worth it. Travis was a very nice guy, but it seems like most of everyone in the office was just rude and it pisses me off, because nobody I know would get away with that in any other job. The guys that drive around in the go karts and stuff are nice, just avoid the office staff and youre good to go. Also, just dont rent from these people. Terrible customer service. And I feel Ive been told multiple different things from multiple office staff personal. Regardless.... Disclaimer- these are my own thoughts and feelings. None of what I say may or may not be true. This is my personal experience and I would never rent from Alaqua if it was the last place I had to live.

My experience with the office staff has been excellent!! I recently moved from the frozen tundra of Chicago to be near my daughter and grandchildren. Spent an entire day apartment hunting and the minute I pulled into Alaqua, my gut said yes. Camy went above and beyond to assist me with all the paperwork. I wont be moving in until April of 2018, but I really cant say enough of how impressed I am with the beginning process of leasing here!

I have lived here for almost two years and I can say I am truly at peace. My neighbors are generally pleasant and considerate, I LOVE the gym (although I wish they had a separate room for my daughter). The grounds are well kept, my apartment is very beautiful and anyone who knows anything about luxury understands that the units are quality built. Every now and then I hear my neighbors in passing, I am not a huge fan of not being able to rent out the club house, but otherwise I really have no complaints.

Our experience with this place was BEYOND horrible... Not to mention the lack of professionalism from the leasing specialist between us and the women that was on a tour before us that just so happen to be white. Read in between the lines. We were looking for a new apartment for my boyfriend’s brother and everything seemed fine at first but definitely didn’t stay that way. My boyfriend decided to be a garantor for him and provided his business’s bank statements (which obviously exceeded three times the rent) afterwards they then requested proof of his bank statements being in his ownership so we provided his business license as proof with his name and business name. Afterwards not only were we told that the information we provided would not surfice, he also had his personal accoutant send over documents and verification of his income and still didn’t surfice. He also had a specific move-in date that he had applied for and wouldn’t have if they hadn’t had it available. They called us and told us that the residents before will not be moving out until a certain date now and the move in date will have to be pushed back which is definitely an inconvenience for him due to him having to move out of his current residency on a particular date as well. (So regardless of their date changes he couldn’t get his money back what so ever) The entire process was not only all over the place but the leasing consultant Madeline even had a MAJOR lack of not only compassion for her job but also when we came back to show proof of his business account we waited over 20 minutes to speak with someone because she was having a personal conversation with a potential move-in NOT about the move or the apartments itself. The conversation was so irrelevant that when the women she was talking to was done even apologized to us because she didn’t even know anyone was waiting!!! During that time she didn’t greet us or even acknowledge the fact that there were more visitors waiting! (WHICH I RECORDED BECAUSE BEING A LEASING AGENT MYSELF I JUST COULDNT BELIEVE THAT ANY PROPERTY WOULD CONDUCT BUSINESS IN THAT MANNER) In the leasing world customer service is key especially when there is plenty other options in Jacksonville due to the growth and development in the area and also you never know whos going to step foot in that office so it’s important to always keep the same energy with each and every person that even considers your property. The funniest part about the entire situation is that we lived at their sister property The Luxor Club which is a newer community and more expensive and the experience was 100x better. I understand the situation with documents for whatever reason not going through but this company DEFINITELY lacked in customer service. I would leave zero stars if I could.

This is a great place to live. Nice friendly and the roads are all easy to get to.Plus there are several restaurants in the area so when I get home late I can grab a bite to eat.

Beautiful property and friendly staff. Called before visit for information and was helped by Shawn. He was great in answering my questions and setting me up for an appointment around my schedule. I was warmly greeted and given a tour of the property and it’s amenities. This place has everything!! Donna and Camy were amazing during my visit as they went above and beyond to make me feel comfortable and answer all my questions. I’ve been Apartment hunting for nearly a month now looking for the right place for my family and I to call home. After my experience at Alaqua and it’s staff the choice is obvious!

I have toured several communities now in the Bartram Park area. I want to be over there for convenience and out of the Hussle and Bussle of the Town Center area. I was look for something newer without the brand new prices. I went in to tour and I was completely disappointed. They seemed very short staffed, it took forever for anyone to even know I was there, they came out of a back office. To say she seemed bothered is an understatement. Oh well, I will keep looking because customer service is key, you know what you are going to get from the moment you walk in. Not welcoming or warming at all.

It has been a wonderful past year living in the luxury apartments at Alaqua. We were nervous about the transition to apartment living, after years of residing in a house but have truly enjoyed our new home! Lauren, our leasing agent, was extremely professional and laid back in a way where we didn’t feel we were being pushed into making a decision. Originally we were looking for a 3 bedroom apartment for our single home family (with one child) but found the 2 bedroom to be equally as spacious! We fell in love with the updated layouts and amenities of Alaqua. The neighborhood is not only safe but offers a peace and quiet. Camy, the property manager has been so personable and pleasant. The entire staff truly makes you feel special and appreciated as renters in the community. Every month they put on fun events for the residents; football Friday’s, popsicles by the pool, wine and paint nights, food truck Thursday’s and epic pool parties just to name a few! We have loved taking advantage of these particular amenities because it’s a great way to get to know our neighbors and the staff at alaqua. Alaqua offers something for everyone, from the fully equipped gym to a beach entry pool with cabanas and even complimentary bike rentals.

Love the apartment community, I have a friend that lives here. She has had a few maintenance issues, the staff keeps changing and they all seem pretty inadequate. Just go to the office and try to carrying on a conversation with the manager, you will get a good laugh out of that. There are other Fort Family properties within walking distance and we enjoy their amenities much more. Alaquas grills are always dirty, the grounds are always full of dog poo. They are just trying to keep up with whats going on around them, well they arent and the public evolving door on staff doesnt help at all.Walk a few short steps down the street to either Palm Bay Club or Luxor Club … both are immaculate. I have friends in each one and Alaqua is by far the worst of the 3. Good Luck!

This place is amazing. My husband, my children and myself have never felt more at home. My kids love going to visit Camy and the girls in the office! Camy always tries to match my kids excitement when they walk in the office its so sweet!! The apartments are beautiful! And maintenance keeps the grounds looking great and are very friendly! Everyone has their own opinion. With that said I enjoyed my experience with the leasing office from beginning to end. Not only were they friendly, extremely welcoming but also really genuine. The interaction wasnt forced and I felt like I was dealing with an actual human being. Someone who wasnt scripted or or overly sales driven. In other words Buffy made me feel comfortable with everything. I felt like I got exactly what I came for today and that was an apartment with a more spacious floor plan within my price range. Well guess whatttttttt? I filled out the paperwork, I was approved the same day and I move into my dream apartment tomorrow!! 3 bedrooms 2.5 bathrooms with hardwood throughout and a spacious screened in balcony. So in conclusion as if I havent already said enough lol stop by Alaqua you wont regret it!!!!!!!

I cant give a Negative, so a one it is. This is by far my worst experience in apartment living. I went with a smaller, more quaint community instead of one of the newer ones with all the amenities, that really didnt matter to me. I wanted to enjoy my space when I came home from a hard day at work. However, I am miserable instead, the walls are paper thin (you hear EVERYTHING), the breezeways are disgusting, there is dog poop everywhere. The office staff has changed hands several times now and the Manager that they removed not to long ago is back, Camy Bermudez. They should have left her wherever she went. She doesnt know how to speak to people, she is rude and condescending everytime she speaks to you, especially if you go in to complain about something. My lease is up and I am moving to a rental home. I may not be built for apartment living, I will admit that! However, they need to put some staff in place that knows what they are doing and how to run a community, deal with issues and make your home a place where you want to be. STAY FAR away from this one, unless you want true disappoint after moving in!

Just moved in for Jan 1 2017, and the office staff was great, maintenance came out and adjusted a few things and Travis is a real handy guy to have around. Too bad the pool isnt heated, thatd make my transition down here from CT perfect! Cant complain about the beautiful kitchens, bathrooms and the size of the porch though :)

This place is amazing! I literally came here was blown away not only by the property but, I came into the leasing office and Sean was there to assist me. He was very friendly and I could tell he had passion when it came to showing me the property. Ive been in the market for awhile and I just could not get over his customer service. He is always smiling and wanted me to feel like family since day one. Other properties are ok but they are sometimes too pushy and cant really explain why they are different from other properties. Sean made it feel like home since day one and I came back to do my application, it is expensive but I dont mind for everything that comes with it. I hope to call this place my home one day and fingers crossed I applied!!!! Thank you Sean you are amazing.

It started out nicely but steadily went downhill. Brand new unit had flooring that started warping shortly after move in and areas increased throughout apartment during our tenancy. Cheap appliances. (constant issues with garbage disposal although it was being properly used) The place has a beautiful outdoor pool with amenities but by the time our 15 mos was up most of the outdoor perks were no longer working or working properly ( tv’s, gas fireplace, grills). Move out was the worst. Make sure you read all of the contract fine print because issues pop up that are not clearly stated. Plan to accompany them for your final walk thru and take tons of photos or you too will wind up being charged for general wear and tear no matter how minimal and you will see your deposit shrink very unfairly. On a positive note, maintenance calls were handled promptly and the guys were friendly. The grounds always looked good. Overall, feel it is over-priced there for Duval Co

Don’t bother going to the property manager to get your problems resolved or even trying to reach out to corporate because they will just have another property manager from the community down the street call you pretending to be corporate because they know they are in the wrong . Living at Alaqua I have had so many issues with the property manager Camy Bermudez with fair housing, unprofessionalism and just rudeness . I tried to solve my problems by getting the corporate offices information and Camy refused to give me their number and then had a property manager from down the street call me acting like she is from corporate . May I mention they called me from a private cellphone number and not a company phone . So unprofessional. Heads up whoever may be calling you may not even be corporate . I can’t wait for my lease to be up so I can’t move out of this place !!

I cant say I would suggest renting from them. The maintenance staff is excellent, but they are sticklers for a policy. You receive emails stating one (1) thing and you get reprimanded and threatened with loss of amenities if the policy changed and you were unaware. The new staff members dont seem to be resident friendly and very passive aggressive. They cant keep staff in the office. Fort Family needs to review their policies and ensure all residents are abiding by all the policies and ensure every resident knows when they are changed. If you dont mind a wishy washy company or threats of losing amenity access in apartments that are slapped together, go ahead and rent. However, as a current resident that just renewed, I highly regret staying.

NEVER RENT HERE! I made the mistake of signing a lease with alaqua in October of 2017. Here is my very honest review. This community is not gated and alaqua has sent out countless emails about break ins. A woman was even abducted in front of the property. So expect crime. You can literally hear everything from neoghbors through the walls and loud music from the parking lots. The inside of the units are VERY dated and cheap. The stairwells are filthy. The appliances are terrible they replaced my dryer twice. The grounds crew blew dirt and grass all over my 60,000 dollar car EVERY time they came. I was given an eviction notice when I always pay EARLY because they clearly cant keep records. And i was charged 400 dollars to replace carpet that simply had walking wear . This place was a NIGHTMARE. Theres NOTHING LUXURY ABOUT ALAQUA! Youve been warned.

I would first like to say I was kinda skeptical about the property from a review I seen about the property manager being racist. Because I am African American but I wanted to see for myself. So I did a walk in and the first person that greeted me was Camy. And she let me know that she was the property manager. So in my head I was thinking is this the same person they was talking about in the review? Couldn’t be! The way she helped me and my family with getting situated I felt like we knew each other our whole lives. Living in Alaqua is a bit of a mixed bag. Facilities-wise, its quite nice - the apartments are of reasonable size and quality for what you pay - which isnt to say theyre inexpensive as Alaqua is fairly upscale and the rent reflects this. We had a 3 bedroom apartment that I assume, based on the promotional pictures published, was fairly typical in what it offered. And overall, what it offers is pretty nice - stainless steel appliances of mid quality, wood-look vinyl tile in most spaces with typical apartment-level carpet in the bedrooms and a good size screened in balcony. The apartments are arranged in such a way that noise from those on the same floor as you is pretty much nonexistent. Outside the apartment, the open-air hallways are well lit and the buildings themselves are very well maintained with attractive landscaping that is also well maintained. Parking is plentiful. We chose Alaqua because it showed well, had the features we wanted - which included allowing for our 3 cats - the price was about what my former mortgage was so I knew I could afford it, and Sean the leasing agent (who unfortunately has since left) was friendly and helpful throughout the process of leasing.So overall, the facility itself is very nice and pretty much everything youd probably want in an apartment. However, the issues are the way the property is managed. If you have an issue, you get a letter posted on your door for your neighbors to read. We had a problem where the mail service (which is just awful here) didnt deliver my rent check the first month (along, we found out, with others) until 12 days after they should have arrived. Do I get a call? An email? No. I get an eviction notice posted on my door for my neighbors to read. Well, that was friendly. Ever think that since it was the first month maybe something just went wrong? Nope. Pay up in 3 days or hit the road. Additionally, the manager (Camy) shows a distinct lack of caring. One example is that I had an issue with the postal service not delivering packages and, while I understand she doesnt deliver the mail, the fact that when I asked if she could contact me when the delivery person was there so I could talk to them and her answer was a flat No. and that she has no control over the mail, youll have to deal with that yourself. was astonishing. She couldnt even call me when the mail arrived so I could come down? That was too much? In fact, pretty much *everything* was too much for her. Doing the bare minimum seems to be her specialty - that and repeatedly reminding me that Ive won awards! when I complained about her level of service. There were a number of other issues I had there and all exacerbated by the manager and her lack of a good customer service approach.The good news is that corporate management does seem to care. In a 40 minute conversation with them (they called me to evaluate customer service and satisfaction after I left), they really gave me the impression that they expected more from their managers. So, hopefully, this will be something that can be resolved. Im sure this could easily be the 5 star property that Fort Family Investments wants it to be.As you can see below, Camy decided to respond. Her very response indicates shes clueless - she again goes on about how she has no control of the mail (which I plainly said in my review above) and completely misses that I simply wanted her to CALL ME WHEN THEY ARRIVED and that I would deal with it. How Camy keeps her job is beyond me - pretty much every negative review here centers around her - that should say something to corporate right there.

I will never allow anyone I know to engage in any business dealings whatsoever with Fort Family Invesments or Alaqua Apartments in party if I have any say in the matter.My wife and I were residents for 15 months. We paid our overpriced rent on time every month. (Nearly $1500 for a 2 bedroom and a storage closet. ) upon moving out, we cleaned our apartment through and through. Leaving behind only an isolated stain in the back corner of the master bedroom carpet in the space less than the size of 1‘ x 1‘.Our deposit was about $1200 in and after moving out we received an invoice from aliquot insisting that they will be keeping nearly half of our deposit.The reason they gave us was that they had replaced ALL OF THE CARPET THROUGHOUT THE ENTIRE APARTMENT, including all of the carpet in the guest bedroom and also sent us a bill for fumigating the apartment. These bills alone amounted to around $500. When I receive these invoices in the mail they also provided two black-and-white, grainy low-quality, photos of the single, individual stain on the carpet that they said was reason enough to replace all of the carpet in the entire apartment. They provided no evidence reason at all why they needed to fumigate the unit either. There was never any offensive odors in our apartment and we had neighbors and visitors to attest to that. Yet after contacting them to dispute these charges, they are refusing to return our money.On the carpet invoice they also added that the carpet was damaged due to “excessive traffic”. I want to know how two young professionals living in the apartment that work throughout the day and only come home at night to sleep and eat dinner was able to cause so much excessive traffic that it required the carpet to be replaced. The invoice also claimed that The carpet had seen 20 months of usage. How is that possible when we are the first tenants and we lived there for only 5 months?I want to know how many other tenants were charged to have their carpets replaced upon moving out?After having my attorney contact Alaqua to address these issues we basically got one big middle finger and a refusal to explain why a single isolated stain in one bedroom prompted them replace the carpeting throughout the entire unit.What they saw was an opportunity, and a way to transfer costs to somebody else whenever possible. What they didn’t know is that I have held a Florida real estate license and I know what the law says landlords can and can not charge for. Alaqua, YOU KNOW that stain simply needed a steam cleaning But you know that the law states that you can’t bill a tenant for that, so you chose to just take the opportunity to replace all of the carpet in the unit on MY dime.You would also think that you’re a good word and reputation as a company would be worth more than 500 measly dollars but since you are unwilling to be reasonable, I will make sure I do everything in my power for every person I meet to know exactly what happened So any potential customer of yours can take this scenario into consideration when considering to rent an apartment from fort Family Investments.ANY reasonable person would look at that apartment and say that it was absolutely unnecessary to have done what Alaqua did.I’ve had it up to my teeth with this place and I am so glad i’ve been able to buy a home so I’ll never have to deal with businesses like this ever again.

My husband is black. She was nothing but nice to us. She made us feel very welcome and at home! The review is funny. The note on the door sounds like she is doing her job. You know where to pay the rent. The office. Im sure you know how much it is. Your the one sounding racist. Im 100% sure camy is not. Thats something u cant hide.I cant wait to move in. Literally from the day I called the leasing office six months ago in need of a new place and spoke with Camy until this very day I have had nothing short of a phenomenal experience with the professionalism and dedication that Camy and the ladies at the leasing office have shown me. Camy has a open door policy and genuinely cares for her residents. The grounds are impeccably clean and well taken care of/maintenance is punctual/ and I don’t see myself moving anytime soon. I wish I could give Alaqua and Camy a ten star review!
