I toured with Olivia, she was awesome. She showed me all the amenities of the place which I loved. I feel the way she treated me like I was the only looking for a new place seem so easy. I would recommend her to anyone. Great customer service and shes awesome at her profession. Jessica was also extremely helpful as well! I highly recommend this place!!
I really love this place! I have renewed my lease 3 times and the people in the office are exceptionally. Kristen has been a great help showing me the new apartments and with anything else that I need. Mr. Andre is always waiving hi every time you see him especially in the morning that makes my day. Jessica and Olivia are always cheerful. It is a pleasure being here and I hope to stay here for many years to come.
Loved my visit! The complex was really nice. Awesome Gym. Several pools. Pricing was pretty affordable compared to other places I’ve toured. Staff was really friendly. Olivia was very accommodating and was able to answer all of my questions. Excited for my move soon!
As I read these reviews, I realize that this is the best way to actually get a response from management. Below is my most recent communication which has gone unanswered to date. This was after submitting the appropriate maintenance requests months and weeks ago. Note to management: I will not stop by the office to chat. Please send the written response I have requested.We have submitted three unresolved requests.1. Our apartment is flooding, every time it rains, water pours in under our back door. This has been a problem since the day we moved in. We have lived here for 3 months, and this has not been resolved. Our request was submitted on 6/25. This request has been closed and we were advised that a contractor would handle the repairs. We have heard nothing.2. Our washer and dryer have been broken for over 3 weeks. I have a bathtub full of wet, sour towels that have been used to soak up the water coming into the house. I am unable to wash them because I do not have a washer and dryer. Our request was closed, and we were advised that the vendor would handle the repairs. We have heard nothing.3. We have submitted a very serious complaint regarding our neighbor. We proceeded as advised and recorded these disturbances and to emailed them to Andre on 7/30. To date we have not received a response.This has been my experience with Creekfront. Kuddos on the positive reviews, unfortunately I have not had the same experience.
My wife and I moved to Creekfront to get closer to my job. We are staying because of the people here. Andre has been a blessing to this community and someone we can call a friend and neighbor. Went to the office to renew our lease and Olivia was so pleasant and helpful. The recent changes in the community have been noticed and welcome. They really seem to care about the people that live here.
I toured the property a few weekends ago and absolutely loved the community. I am relocating to the area at the end of the year. Jessica took me around and was super nice she even gave me insights on things to do in the area. Cant wait to move in

I had the pleasure of touring today with Olivia. She was very friendly and personable, and showed me a couple of floor plans and options. She did a great job presenting not only the individual units, but the community as a whole, which is really important because its not just about the one apartment where you live. I have a couple of other places to view but thanks to Olivia, Creekfront at Deerwood is a stronger option now that Ive visited in person. What really impressed me was when she briefly stopped to ask a current resident whether his minor issue with his washer (I think) was resolved. That honestly means a lot that Olivia remembered his particular issue and checked up on it; its reassuring should I choose to live here. I hope the management as a whole keeps that same energy should I encounter any issues.

We had a great experience moving into Creekfront at Deerwood. Jessica in the leasing office was amazing and quickly tended to any questions or issues we had before and after moving in. She always gives us a warm welcome when we stop into the office.
For my first apartment, this has been the best experience. Management is very friendly and is always on top of everything. Maintenance gets done quickly and efficiently. The property is well kept in general with great amenities. We will definitely be renewing our lease!
I had an issue with a payment. Andre (property manager) did everything in his power to help me get this resolved. Maintenance came and discovered that I needed a new ice maker I had it within 3 days of the request! I would definitely recommend this property that is looking for a place that genuinely cares about their residents and you are not looked at as just a number

Signed my lease late last year for $1160 base rent. 6 months later, the new management company wants $1,310 for the exact same floor plan. $150 rent increase in less than 6 months. The new management has done nothing outside of cutting some trees and slapping a plastic sign at the front of the neighborhood... we have yet to get a new sign after almost 7 months and most signage in the neighborhood still says ARIUM at Deerwood. Great affordable neighborhood until new management took over!

YOU DO NOT WANT LIVE HERE, THE STAFF IS WORSE, SERVICE CALLS TAKE WEEKS AND WEEKS TO GET COMPLETE!RECEIVED EVICTION NOTICE THAT DIDN’T EVEN BELONG TO ME ! The staff didn’t even think anything was wrong when I went the office to advise them of there ERROR.The bug problem I Have had since day one when I MOVE IN STILL NOT RESOLVED! My apartment wasn’t even cleaned repainted or carpets clean when I moved in unfortunately I moved from Texas and then we were here so I had no choice but to have them unload into the apartment.They told me that they don’t paint the walls fresh unless they feel it’s needed!The roach infestation is out of this world I’ve been here for almost a year and the roaches are out of control it’s not just one isolated apartment it’s this whole section I’m in so I can only imagine other sections must have the same problem.They have an employee by the name of Kristen that is rude unprofessional and should not be working there had a conversation with her yesterday didn’t even let me get in a word into the conversation and proceeded to hang up on me! Trust me this is not the place you want to live!

If I could give zero Stars I would. Most certainly will not renew my lease. Wish I never moved here. Terrible experience. Many inconsiderate pet owners so watch your step if you go there. I suggest you look elsewhere. The exterior lighting near my building has been out for months. They cant seem to get them working despite me seeing several contractors working on them. Office staff is rude and unhelpful. Wont give answers, just excuses.
Apartments are gorgeous. Maintenance just takes a long time to respond to issues.. some of them just rig it instead of fixing the problem
I had just moved in and there were a few issues that needed to be fixed. As soon as I let the office know maintenance was sent right away! Everyone has been extremely helpful and friendly helping me get adjusted.
I lived here from August 2018- June 2020. I absolutely loved my experience here, and experienced nothing but professionalism from the front office. Notably, Andre, Kristen, and Jessica. All maintenance calls were prompt and the service was always professional as well! I lived in multiple floor plans, and was able to transfer into different building by not cutting my lease for a small fee. Amazing amenities, I think there’s 5 pools? Huge gym for an apartment complex, serene safe atmosphere with tree lined roads. When I experienced a dog attack, the front office allowed us to move and not re pay fees. Overall I really enjoyed my experience here and found the rent to be justifiable for the service amenities and space you get.

I recently had a maintenance visit from Carl whom is always professional, polite and understanding! He came in this morning, assessed the issue and handled it as expected..quickly and effectively. Follow up maintenance is needed but he remedied the problem till that happens. Carl is usually the maint guy I get and he always shows the same respect and care no matter the time of day or situation.This review is specifically for him and the maint crew and their repairs. I have never waited longer than a few days for something to be fixed and even then, there is initial contact regarding the fixes same day or next. All of the guys are professional and polite. No issues at all!
We were in the process of trying to fill out application to move in, online through Creekfront’s web portal when the rate went up $50+ per month and the move in date was pushed back. WHILE WE ARE FILLING OUT THE APPLICATION.

This is literally been THE WORST apartment experience ever. As a current resident the management is completely UNPROFESSIONAL and disorganized. I have experienced TWO floodings in my apartment within the last 9 months I WILL NOT be renewing my lease. Not to mention the roaches & bugs. Save your money and DO NOT MOVE here. 0/10 would NOT recommend to my worse enemy. They have an illusion of being a luxury apartment complex but there is absolutely nothing luxury about this complex. They have also been charging me double for my electric bill for months until I had to call them to see what the problem was about.
Im a current resident and can tell you it is a dump. The pictures i have attached are only from the past month but i have more. The management team here has refused to address the trash issues and when i have made complaints, they get ignored. On top of the trash piling up, the parking lot lights have been out for at least 6 months. I was informed by the mainance team in Decemeber, that they were waitng on approval from the mamangment company to get them fixed. Obviously they dont care about the residents safety and need to take the work luxury out of their description.
Very spacious and clean units. Lots of closet space!!! The people in the community are very kind. Those in the administration offices are very attentive and seem to care about their tenants.
We have had 2 leaking sinks (one so bad that we cant use it) since we moved it. They told us it wasnt a priority because we have other sinks..... Our A/C didnt work the first month we lived here. We moved in July so the A/C would just run causing our bill to skyrocket. So after 5 different service calls they finally replaced it. Said they would give us a $81 credit but only gave us $60 because of insurance charges. Mind you we have paid renters insurance to our company AND theres EACH MONTH because they havent updated the system on their end. Im not trying to get a bunch of stuff free but Ill be dammed if I gonna continue to pay for their mistakes and lack of care for their residents. P.s Sinks still broken. 👎
UPDATE 07/23/2020Ive been here for 2 weeks and got an email saying my lease was wrong because they wrote down the wrong amount for the option on breaking the lease. I called her. Olivia answered the phone and advised me Jessica was responding to my email and Transfered me to Jessica Cruz. I asked her for the copy of the lease I originally signed and she said it’s not uploaded in the system because it was incorrect . So basically I had no signed lease, I’ve been living her for 2 weeks...?????I recorded the phone call JESSICA CRUZ was extremely rude and at one point I asked her “are you going to continue to over talk me?” And she said “yes”. THE CALL WAS RECORDED BY ME. This is extremely inappropriate for her to speak to me with an attitude. Now I have to receive her rude behavior because she made a mistake. I’ve had nothing but great experiences with Andre and Kristen others until today.06/2020:I’ve lived in two different floor plans A4 & B2. Both excellent floor plans. Andre was a tremendous help as far as customer service. I’m not sure why everyone is complaining...One of the pools is not kept up but aside from the most of the ground is kept up And aesthetically pleasing.i had one terrible neighbor that kept complain about noise when it was just me & my dog (who doesn’t bark unless you knock on the door & it’s a very quiet bark) so I moved because the neighbor was unreasonable// the staff was so nice about the situation & offered for me to move to a different unit. I declined to offer and moved out but now I’m applying to move back in :)
Not a great property to live at. Not very organized with the move in process, as i was given a different apartment than i signed for very last minute. The property is incredibly old and the amount of roaches i had to kill was insane!! So glad to be at a Fort Fischer property now. Literally night and day difference! The landscaping at Arium Deerwood gives the illusion of luxury apartments, but there hasn’t been anything luxury about this place for 30 years! Save yourself the time and energy and go somewhere else! DO NOT RECOMMEND!

UPDATE:I meant to do this sooner, but the leasing office responded to my maintenance requests, and I have seen an overall improvement with the grounds keeping. My roommate and I are happy here and hope to renew._____________________________________________________________________Ill begin with saying our move-in went really well. Our agent was Andre, and he did phenomenally well. My issue is with maintenanceMy roommate and I submitted maintenance requests months ago when we first moved in that have yet to be fulfilled. We figured things fall through the cracks sometimes, so we submitted our requests a second time. Still no response.I am also not very pleased with the propertys upkeep. It seems like everyday I have to yank old trash or discarded Publix chicken out of my dogs mouth. The gazebo is pretty dirty and rife with cigarettes butts and the grills look dangerously out of repair.Mostly, the dog park is what upsets me. It is rarely mowed, with the grass sometimes up to my knees or higher. I have seen snakes around the property as well, so I am just not comfortable letting my dog use these parks.I hope these issues will now be addressed.
ARIUM looks great from the internet but when you arrive you will quickly findout that the management company in charge does not provide residents with a satisfactory maintanence staff or a helpful office staff. Its been a month and Im still missing a kitchen drawer that they said they ordered, and they have not repaired and of the issues from the initial walk through. Our dish washer clunks loosely under the counter, carpet has some pulled up ends, and paint is lackluster. There are multiple layers of paint everywhere making doors crack loudly and sticky, and they also peel along the corners of doors because the extra paint has made the door too tight on the frame. We were also purposefully mislead that we would have an end unit with a screened in porch, and we had neither. We were also promised that we would have arragements made to pick up the keys after hours, and they blatantly lied to get me to sign the lease. I spent $300 and the entire weekend in a hotel because they didnt follow through with providing me the keys after 5:00 on a Friday. They will try to tell you that they didnt promise this but they told me this specifically on the phone, and when confronted with that fact they proceeded to ask me if I had it in writing. Lastly, the facilities such as the dog park and shared outdoor spaces are muddy, disgusting, and poorly maintained. They would benefit from spending the money theyre getting on improving their community instead of paying unqualified office staff with poor customer service. Save your money and your time. I hope they improve but the general consensus amount the community is they wont.
Ive been a resident for over 2 years and I love it. Its pretty quiet and has a sexy serene atmosphere. A lot of young, working professionals. The grounds are kept nicely and maintenance is always 1 call away. I recommend this place to singles or those with 1 or 2 kids.

YOU DESERVE BETTER. Now that the MISERY of non-stop music coming through the walls is over, its time to give an updated review of ARIUM DEERWOOD. Management has claimedconcern over my disappointment/bad experience. That is smoke and mirrors. They dont care, or they would address issues when they actually occur. I was forced to move out due to MANAGEMENT REFUSAL to resolve the issue of music coming through the walls from next door 24 hrs a day for FOUR MONTHS.PRICE: I have had a rent increase EVERY YEAR since I moved in, despite overall rates not increasing and, in fact, decreasing. ARIUM would prefer the expense of turning a unit, and leasing it at a lower rate at a loss of THOUSANDS of $$ ...rather than have people stay for years.NOISE. I had noisy neighbors move in next door 5 months ago. LITERALLY MUSIC THROUGH THE WALLS 24 hrs A DAY. (and they had the nerve to increase my rent).Management resolution? Telling me to call the police. Police response? They can come out, but really have no control of ongoing issue(this is not the fault of JSO. This is/was ARIUM responsibility).Property management needs to manage it, and they allowed it to continue.Oddly; the day I submitted my intent to vacate, the noise mainly subsided. Weird. Bad Management.Cats: If they are pets, they need to be kept indoors. If they are strays, they need to be picked up by animal control.Several people have posted similar issues regarding poor management. If you are not dealing with an issue, life is fine, but should you need management support(illegally parked cars/parties/noise, etc)...you are on your own.Final thought: YOU DESERVE BETTER
Staying at Aqua was my favorite apartment living experience. The apartment manager, Robin, is very up beat and easy to communicate with. The whole office staff is always very welcoming and helpful. My maintenance requests were always timely addressed. The trash pick-up was a convenient perk. I also really enjoyed the well kept pool and gym area. Overall great place to live. Would definitely recommend.
The staff is great and I love that there is lots of space to walk and play. My dog loves it here too! I’ve only been here for 7 months but no problems.
This place is beautiful, pool amazing and taking walks is nice because of all the views etc. Biggest downfall is that all the money for this community went into looking good, the heating system still uses heat boards/strips so your electric bill will 3-4 times what it should be which is so sad! This information was provided to me after calling the electric company out to find out what was wrong with my bill. You pay over grand and you’d expect more.
Lately the maintenance have been worst. I have reported an issue to the Staff and its almost 6 weeks, they have been able to get it resolved. Every time they say they will get it done today and nothing happens. I even reached out to the their corporate office and nothing happens. No one seems to care about the residents concerns. Looks like the management needs to look for people who can manage properly.
I absolutely love this place the staff here is amazing I was going through a tough time and Kristen made sure she could help in anyway possible she definitely came to my rescue lol I wanna thank her and the leasing office for the exceptional experience when I call up there and need something (which has been often due to my situation) and they are also so nice and respectful even though I call a lot haha so thank you ARIUM for a beautiful place to live and such great hospitality from you staff and thank you Jessica and Kristen for helping me when I needed it the most and always making sure everything that I ask to be done was done in a timely and effective manner. :)
I have lived here at Aqua for roughly 4 months now. The staff here has been exceptional starting with Sarah with my initial visit to view the property. Getting my lease signed while Sarah was busy Andrea quickly got up from her desk so I did not have to wait around. Any issues I have had inside my home the maintenance team resolved promptly. I really enjoy this neighborhood with all the lakes and wildlife as well as how quite and peaceful my neighbors are. If you need a Home this is your place.
We have loved calling Aqua our home for the last 2.5 years. The staff is always wonderful and helpful. The grounds are well kept as are all the public areas.You couldnt ask for better pools or a better gym.We would recommend this apartment to anyone.
We have been calling Aqua our home for 2 years now and we are feeling pretty confident on resigning another lease with them this year! 😊 Joan has always been very accommodating to our needs! Shes extremely knowledgeable of the community and treats you as a friend which we love. The Maintanace guys are always friendly and wave to us and do things in a timely manner. The neighborhood is quiet and I always have felt extremely safe here. Some staff live in the community and At times we see them as they may be walking their dog and they are always friendly, wave and greet you even if its apparent they are off the clock. Great team that works here! Friendly, quiet neighbors.Great choice if you can afford it!! It is definitely worth living here.
I’ve lived here for about 10 months and have been very happy. I was worried about the change in leasing company but they have always been attentive to any questions or concerns my roommate or I have had. Maintenance requests are handled very timely and communication with the office is never a hassle. I’m much happier here than I was at another corporately owned apartment complex nearby.
Great community, Andre is the best...the responsiveness needs to step up. They should concentrate on the small things because those are what makes people like me renew my lease.
Update!!!DO NOT MOVE HERE!First off let me start by saying if I could give negative stars I would. Recently while living here I discovered theres a hole in my wall. This was discovered accidentally as it was raining in my house. I immediately called the leasing office and one of the maintenance men came after calling twice. The first thing that was said is oh, theres nothing I can do about this while its raining this was disturbing as I had to use my own pots and pan and towels to collect the water as it came in throughout the night. The next day maintenance came back and discovered I have a major issue and theyd have to bring in a contractor in to remove the wall but they dont know how long that would be before I received the assistance needed. I also asked if they could check for mold, and was immediately told theres no mold, youre OK versus them actually checking. I told them this is a major health and safety concern and if I had to bring in a third-party I would, and still no support. Long story short this is all taking place during hurricane season, meaning its raining every day. Because the rain is coming in through the balcony above me the contractors would have to not only remove my wall space but the balcony as well and replace it all. The timing of all this wasnt given and the team seemed very unsure of when Id be assisted. So I asked the Leasing Office for rent reimbursement or some sort of compensation as this is a huge inconvenience to a satisfactory and comfortable living style. Without trying to satisfy me as a customer or take into consideration anything Im currently going through they immediately denied my request and said theres nothing they can do about it. Even after i showed them video of the rain pouring inside my unit. Please note, the service is horrible here. The structure of the buildings arent durable and this is liable to happen to anyone. Move at your own risk, Id hate for anyone to experience what I did and feel like you dont have any support from the company.
Everything is fine here. Service calls are answered promptly and courteously and everyone is friendly. I am suffering from Parkinsons Disease and Lymphoma Cancer, and getting around is slow and difficult. If Im taking some bigger trash to the dumpster and Andre is around, he always helps me by taking the item from me before I reach the dumpster itself. That is greatly appreciated. My husband and I absolutely love living at Aqua! With my job, we ended up moving to NC for extended periods of time. Whenever we came back to Jacksonville, we would move right back in to Aqua. This last time we moved back we met up with Clay. Clay did us right! We are in an amazing totally redone town-home with tons of space and storage! Totally loving the upgrades! We have found the office staff to always be very courteous. The maintenance crew is awesome! The grounds are always beautiful and the pools....many to choose from with lush tropical landscaping. The fitness center has been redone and is fabulous! Hubby and I feel safe and happy to be back at home here at Aqua. By far the most fairly priced apartments in the area. Maintenance is great. I’ve lived here for almost a full year now and we’ve had problems with a few things but they get taken care of immediately by professionals, not some greasy, smelly, bitter old maintenance guy like most apartment complexes I’ve lived in. The maintenance hear is friendly and knows what they are doing. My AC stopped blowing cold one Saturday night, so I called the after hours number. Less than an hour later there was a maintenance guy in my apartment and five minutes later my AC was working better than it was before. My dishwasher stopped working a couple months after we moved in. As soon as I let them know, they ordered a new one and came and installed it as soon as it came in. Our water heater was also not working a couple months ago and they sent a contractor out the very next day and replaced it with a brand new one. I’ve lived in a lot of apartment complexes in Florida and most maintenance guys will make excuses and sometimes blatantly tell you there’s nothing wrong when clearly there is. Not here.Every interaction I’ve had with the staff has been great and they’re always very helpful. The pools are always clean. The car wash and vacuum equipment always works. In the year I’ve lived here, there have been people that run through the complex and break into cars that are left unlocked, but that’s not really the apartments fault. It happens in every apartment complex in the area. They have sent emails and physical letters advising people to keep their doors locked and not leave valuables in their cars. Not a ringing Endorsement for the area, but again it’s not the apartments fault.Overall, I’d definitely recommend living here.
Please be aware before leasing or paying any Fees.I spoke with the manager Christan and the assistant manager Julie. They are only there to help when you are paying them.I wanted a 3 bed room townhome and was told that the unit was not ready to view until April 3rd. Im supposed to move in on April 4th.The C1 Townhome is what we were told was available, However when I got the address for Jea transfer, me and my wife drove over to see the unit just for fun. After looking through the windowsI noticed there was carpet everywhere no black granite and white appliances. This is not what they showed me online nor will you find this layout on there website Fraud and False AdvertisingThey will not give you back the $210 Admin Fee they charge because I did not cancel 48hrs after giving them the deposit.Needless to say I WILL NEVER DO BUSINESS AGAIN WITH ARIUM. Owning a Local Furniture And Mattress Business a mile up the rd I will also let any customer who mentions moving to make sure YOU Arium are not an option for them.Anyone who has gone through the same thing, you can call Corporate and speak with Sherald and call your bank asap and let them know that you you had a Fraud Transaction by this company due to false advertising and they will help you out. There is also multiple civil cases on this apartment complex already from previous Tenants. You do not have to be lied to and bamboozled out of your money.
I have called about 6 times now and no one seems to want to return my call. I WAS seriously interested in renting here but could not get a response from anybody. I have found a place now im sorry you missed out on the business. Next time call people back in a timely manner. If you are trying to run a successful business not answering potential clients will not lead to future success.
The best part of living here is that its more than a job for everyone working for the community. I had the luxury of talking with one of the residents whom had nothing but great things to say about the community. I came in looking to do a tour and despite the massive crowd, I never once felt neglected. Andre & Kristen were the only two Ive met so far, judging from my experience, I know this was a great choice. They really care about everyone and strive to keep the experience as seamless as possible. I gotta tell you that the world class interactions they maintain with the residents is ridiculously amazing. They really come out and get to know everyone.
Lived in Aqua for two years. Most of the bad reviews seem to come from those living on the south side of the complex. I live on the north side of the complex, and I find it very attractive due to the tree cover and all the units are one floor or a 2 floor townhouse style apartment. In my experience multi floor apartments just suck, so if you want a one floor apartment, this is the place. I understand the complaints regarding the updated apartments. To me, it is worth the money for the one floor, but if it is one of the 2 floor apartments, your dollar will most likely go further at one of the newer complexes on Gate or AC Skinner. I am moving out because I am buying a home, just at the point in my life where it is time to buy and not rent. Not moving to another complex due to an ax to grind with Aqua. The only thing that did not satisfy me was the screened in patio because it leaked in every rainstorm. I put in several requests to maintenance and they would say that they fixed it, but it still leaked. Other maintenance requests were handled promptly in my experience. The management staff was also very helpful in planning my lease termination to transition into my first home.
I currently live in Arium Deerwood and in my opinion it is great, all the outdoor areas clean, the lawn trimmed and about my apartment it is impossible to describe in words the good conditions in which they gave it to me. Today I am writing this opinion, because I had a problem with the heating system, I reported almost at noon today and the maintenance people showed up and repaired the breakdown very urgent. Taking into account that today is Sunday and the efficiency with which they resolved everything, I have to thank them and express my satisfaction. Really great this condo and its Administration. Yes, I recommend this place to live pleasantly.
We love this place, weve been here going on two years. Repairs are done in a timely manner, surroundings are well kept and maintained. No complains.....
A maintenance man was in my apartment yesterday but I cant tell that he did anything except left a notebook with a list of things I wanted done I wrote on there the things that had not been done as far as I know all he did was walk in and leave his notebook there but then I have no idea if he was ordering items because I was at work. I dont know what to do I guess Im going to beg you guys to fix apartment or let me out of my lease Ive already paid for August Im very disappointed. I moved in on May 5th theres no reason why everything has not been fixed by now

I spent all day looking at places to rent and this one is a pretty good value. The buildings are just older... You can tell they need some upgrading. Even the luxury finish in this place isnt that luxurious. I think you do get a good amount of space in your place for the money, but the amenities and curb appeal are most definitely lacking. There are over 600 units here and only 15 garages! We chose another location after our visit. I just didnt feel like it was a good place when I was driving through it. Very crowded... Parking is a problem, not gated either. I also know that the second in this area arent good so we just didnt want it.

They have a nice shine / curb appeal but their property management team and availability is severely lacking. No hot tubs, rarely are all 5 pools clean on the weekends, the fountains/water sculptures are closed up from not being maintained and oh yeah they moved someone in whos trying to set a subwoofer world record and the team does nothing about it after many many attempts of my asking nicely (to start) and meanly.Every time is rains its a swamp here in the parking lot in front of me. Since a hurricane about 4 months ago The parking lot is shrinking as the swamp gets larger and is sprouting life in the mud.Oh and card board recycling is a required car trip to the other side where the dumpsters are located.
I love living here! Just resigned my lease for another year. Andre is always great when I work with him, as is the rest of the staff!
I love the complex, the apartments are comfortable. The staff is always friendly... its super quiet and peaceful.
Arium deerwood was sold to new owners (CreekFront at deerwood) and I must say a once very happy resident to now turning in my 60 day notice I wouldn’t recommend as the office staff are now unhelpful and claim hands are tied at the hands of the new owners. Terrible how new property owners can ruin the good name of a community in less then 6 months.Just turned in notice to vacate 💪
We love the location, right in the middle of Jacksonville. The office staff very friendly and helpful....The maintenance is courteous and respond rather quickly, weve lived here for 3yrs and have not had any major issues.... Our neighbors are great as well...The grounds are pretty clean as well...hope to be able to renew our lease.
Is really amazing live in this place, honestly the service and apartment is the best since I been renting. Also they always be here when I have a question or when I need a service. My plan is stay here until I buy my own house.Office people is always nice when I coming.

They have awesome staff! Maintenance work orders are completed in a timely fashion. The apartments are nice and well kept. The location of the apartments are smack dab in the middle of everything in JAX BUT they raised rent so high that everyday I see someone new moving out and I as well will be leaving. It sucks because the front office really did a good job of creating a positive environment around the community but apparently Cortland not only doesnt care about customer retention but values money way more.

Dont even waste your time. Have not found 1 reason to want to stay here since we moved in December. Our place was missing carpet, wasnt cleaned at all. Dead cockroaches, garbage, dirt everywhere, doors broken, and were given a different apartment then what we were told we were getting. Were told we were getting 2 full baths, however, guest bathroom does not have a shower head. Management didnt say anything or do anything to accommodate. Save your money for a better apartment complex. You will regret moving here. Every person I have spoken to that lives here cannot wait to move out.

I’ve lived here for over three years. It was a decent place until Arium/Carroll Management took over in 2017. Since then, getting any sort of maintenance or repairs done is a joke. The employees in the office, including the manager, do not EVER return phone calls or emails (but Andre is wonderful). The roof has needed repair since September and I’ve been told multiple times that someone is coming to fix it, but that still hasn’t happened. After two months, a leak in my bathroom was finally fixed, but the contractors left my apartment in shambles and I spent hours scrubbing mud from the floors, tub, and walls. They replaced the tile in the shower when fixing the leak, but never returned to finish the job and seal it so now pieces of grout are falling off the tiles like sand. I contacted the office multiple times, but of course they don’t return calls. The overall cleanliness and maintenance of the property as a whole has seriously declined since this new company took over. I do not recommend renting an apartment here or at any property affiliated with Carroll Management.

Wish I could give no stars.Originally moved into a small apartment last August and the first problem begun with a leak down the side of our dining room wall, they came in and fixed the leak but left the giant hole in the wall they needed to make in order to fix the leak. they left a paper saying they would be back 2 days later to patch the wall and paint over the giant yellow spot but never came back! we stayed a few months and wanted to move to something a little bigger and get away from the people that lived above us since we could literally hear every single step they took because their floors were ridiculously squeaky.We spoke with Andre in the leasing office and he told us we could do an apartment transfer for $300 and transfer our lease to one of the town homes. He assured us nothing would change, no extra deposit, just pay the $300.After that we never received a mail box key, all of my medical supplies get delivered via mail so naturally i visited the office about 4 separate times to get my key and each time i was told the repair man needed to make the key and was unavailable. I didnt get my key until i refused to leave the office without it.Then our oven glass shattered while baking, that is still not fixed.Our AC started leaking and we did an at home mold test and came out positive for mold, they came the next day and replaced the filter then dried the carpet BUT fixed no mold issues.We have put in a request for the mailbox lock to be fixed several times and they fix it but then breaks the next day.We just went to the mail box a few days ago and it was wide open with my packages inside. let me remind you, my very costly medical supplies come via mail.And to top everything off Andre told me when we Transferred to a new apartment, we unknowingly signed a new lease for another year. His exact words to me were It doesnt matter what we told or didnt tell you, Im looking right at your signature we have literally been counting down the minutes when we get to leave this place and then find out we are stuck here.Please do not move here. I have never complained so much in my life until my boyfriend and i moved here.And to the office about to respond and tell me to email corporate - I already did, thank you.
If I could give them zero stars I would. I’ve been trying to call their office for 2 days straight reguarding my lease and no one ever answers. I’ve tried the number that is listed on google and the one listed on their website. No one works there I guess because they never answer. I went into their office and they told me someone would call me back within a few hours after emailing the leasing manager and if anything by the end of the day with an email. That never happened and now no one answers my calls. Seems like a very hands off management.

My personal experience here has been just fine. Things get done the next day for the most part. Any issues Ive had have been taken care of right away. Its a great location for my situation with work. My neighbors are nice, the leasing staff gives me no issues. Little pricey, but I wont complain.
After finding out I was going to relocate to Jacksonville due to a new career opportunity I searched apartment complexes and discovered Aqua. At first I was hesitant because of the mixed reviews but once I scheduled a tour I fell in love. My leasing associate (I think his name is Clay) showed me the apartment I needed and helped me complete the paperwork to move in same day! Also being new to the area he informed me of all amenities within the apartment complex and Jacksonville. He was very polite, professional and knowledgeable of the area which solidified my choice to start my new life at Aqua. At the time I was in a 1 bedroom and decided to upgrade to their largest available unit which was a 3 br 2 bath halfway through my lease. Joan was very helpful and made the transition incredibly smooth. I will forever be grateful to Aqua for everything they have done for me!
I am posting this review because within the past 30 days I have received, via email, several post-service surveys, every single one of which I failed to complete before it expired (just learned today they had expiration dates - who knew?!). With some minor bumps along the way ( which explains the 4 stars instead of 5), ultimately Ariums leasing management and maintenance staff resolved my service issues beyond competently and with much more than merely appropriate follow-up and care.Arium at Deerwood is a beautiful, peaceful place to live --- truly a community --- and the manner with which the relatively minor repairs in my home were taken care of reflects a genuine, shared commitment of one neighbor toward another.
I have lived in jax for 8 yrs and not until I moved into Aqua did I find an Apt I could call home.. Ive rented brand new $1300 1/1 and could hear the people above, below & next to me Talk on their cell phones, use the bathroom etc... Aqua is so peaceful & quite... Only noise i ever hear is a cabinet every now & then.. The grounds are kept beautiful, no bug problems & no maintenance problems... I have never been happier in Apt living...

Lately maintenance has been horrible. My ac unit has been leaking to the point of water coming up through the floor boards. I’ve left several maintenance requests that have been ignored for the last couple MONTHS. I’m just over 6 months pregnant and have informed them this is a hazard for me. And still no action or response.
Apartments are updated and the grounds are well kept, the amenities are well thought out and clean. The front desk staff is super friendly and helpful anytime I need something. Maintenance team responds quickly and gets the job done right.Even thought it is right off southside, it feels tucked away and quiet once you enter the property. The central location makes it easy to access Jacksonville’s hotspots: downtown for work, Riverside, and the beaches.Lots of shops ( grocery, pharmacy, barber, gas station, liquor, coffee) and good restaurants are really accessible right off Baymeadows. This was really important when I was looking around for apartments!The overall area isn’t ritzy, but it feels clean and safe.Very pleased with ARIUM at Deerwood. Reasonably priced for the location and amenities. My leasing agent, Andre, provided tons of helpful information and made the process very easy for me! I am certainly renewing my lease when the time comes.
I have lived in this complex almost 20 years and I have always been comfortable and felt safe. Maintenance has always been speedy and repairs always done well with no complaints. Since the new ownership of Arium has taken over things have continued well. The only complaint I have is with grounds upkeep. I feel that more upkeep is done on the Creekfront side than the Reserve side. When I first moved from my old apt 121 to apt 11.my outside appearance has deteriorated, All of the roses that were planted died from lack of water systems. The electric co. Came in and dug up my yard to repair their lines and the grass wasn’t replaced. In the last three years I have replaced all the rose bushes that died and tried to get grass seed to sprout but a seasonal rye was all that ever helped but it is a temporary fix. Now my yard is nothing but a mass of various weeds that are now about two feet high and if I put a weed killer down all I wii have left is a bare yard of dirt which will be more of an eyesore than the weeds. I don’t know if you are chNging yard service but my yard has not been cut in over three weeks. A month ago one of the yard workers told me that management was aware of this Nd were going to resod. I have always tried to make our apt presentable to the community as it were my own home. Please let me know if you can improve my yards appearance because I am very happy leaving in this complex. Thank you.
I went there to check availability. I didn’t live there.Nice customer service. She showed me b3 plan,it didn’t look like the one they posted in apartments.com. The pictures they have over internet looks very attractive, not real.
