CRI properties: Run away from this place....Just moved out of one of their properties after 17 months. I have rented places across the country and this is the WORST company ever. Rent was paid on time every month even thru the pandemic. But the problem is their GREED!!!While living there the home was covered in mold on the exterior of the home and decks. I asked to have it power washed and they refused several times. When you leave property, They will charge you for whatever they can make up.The home was left in immaculate condition and yet they charged $100 cleaning fee after I paid a professional $300 to clean home. It was spotless. Then they are trying to charge me for all kinds of random charges that are ridiculous.Light bulbs, fireplace inspection ( that was never used)tape on a window supposedly, and edging the grass (its January grass isn’t growing). Oh and a window screen. I can’t prove it wasn’t there when I moved in so I’m stuck covering that also. A heap filter? $90 charge for this. Not sure what this is for. A total of $335 in chargesI’m glad I took videos and photos before I left. That home was completely spotless. I was blown away by the crazy things they were charging for. Military families should be weary. With the reputation of this company has of ripping people off, my advice is don’t ever use them unless you like throwing your money away. I wish I had looked at other reviews before ever leasing with this company.

Before CRI Properties I was with Century 21 and they did okay for a while. Then, come to find out they werent very communicative with the property and for over 6 months I had none stop problems they werent telling me about but the tenant was a friend and reached out before and after she would call in so we could track their progress on things. Finally, the lease was up and I was referred to by a friend. Now, I have been with CRI Properties for a year this Oct (2020), and I only have good things to say about them! Every time something has come up CRI has not only communicated it right when it happened but also taken care of it very quickly. They were very communicative through any and all problems I have had and I HIGHLY recommend them as a property management company!

The review from Lauren pictures CRI quite well!I took emaculate care of my rented property over the course of two years. The only damage was a couple blind slots that became cracked.Like Laurens family, I was told the owner may sell but Id have several months notice. Then shortly after I was given ~30 days notice to vacate.I also had to deal with the AC regularly leaking water into the carpet, and the only large burner on the stove stopped working. The stove was never repaired even though I filed a maintenance request.Fast forward to moving out, I left the place very clean. Yet CRI charged me $275 for literally a few crumbs in the stove pan drawer! They also added on extra charges which were not required in accordance to the lease. I was even charged for a lightbulb missing from the storage shed which I could not access at the time of move-in, so I couldnt document the bulb missing; even though I did document I did not have access to the storage area. When I asked for pictures as evidence of areas I left dirty CRI was unable to provide any!I cannot stress how much you should avoid renting from CRI. Literally the worse rental agency Ive ever dealt with. Please for your sake trust the bad reviews.

Stay away from this company, definitely the worst company to make business with. As most companies in Jacksonville this one is not the exception since they are shaddy. There were repairs that we marked since we moved in and never fixed them and still got charged for those repairs when I moved out. Left the house 3 days before the first of the end of the month and notified them by phone the date and time I moved out and their inspector didnt have any availability until the 3rd of the next month and got charged for those 3 extra days. Definitely taking them to housing authority and I will definitely report them to base so they can me marked as a bad business for our service members. Im a veteran and and I also know my rights as a civilian.

I have rented from some pretty awful companies in the past, but I was pleasantly surprised by CRI’s professionalism, friendliness, and timely handling of all matters pertaining to our rental.I was only stationed at MCAS New River for about 6 months. We rented a house in Sneads Ferry from CRI and right from the beginning, everything was very smooth. The application process was quick and easy, as was paying the safety deposit and first month’s rent. Move in was a breeze, we stopped by the office to grab our keys with no issue. The home we rented had a lot of recent work done on it, no doubt due to recent hurricanes. Nonetheless, there were still some issues here and there that needed to be addressed that CRI was pretty good about attending to them in a timely fashion.I took it upon myself to do some exterior cleaning, landscaping, and minor repairs but the house was absolutely in great condition on move in. All of our exchanges with CRI staff, especially Kaitlyn and Kay, were awesome and I really enjoyed working with them. When I got orders, Kaitlyn was very helpful in getting everything squared away for the move out, no hassles. They are very flexible and supportive and their preferred vendors for carpet cleaning/flea treatment/etc. were very easy to work with, reasonably priced, and very friendly. We made sure to clean the house thoroughly and leave it in great condition. We had scheduled everything a few weeks in advance so our move out was very smooth. Our move out inspection was completed the day after we left, we had no issues with the utility switch over, and we were even complemented on how well we left the house on move out.We received our safety deposit, in full, less than 3 weeks after move out.I’m sure some folks had less than ideal experiences with both their rental property and CRI, and I don’t mean to discount those that did. But our experience was overwhelmingly positive; this was easily the best rental experience my wife and I have ever had. We stayed on top of our affairs, communicated with CRI in a timely fashion, and took care of our house. In return, CRI really took care of us. I would not hesitate to work with CRI again and based off of our experience, would definitely recommend them.

I rented a house from CRI properties from Nov 2018 to Aug 2020. CRI was always very quick with maintenance requests (usually next day service) and stayed out of my business. They were quite friendly anytime I had to call in for assistance with matters pertaining to the home I was renting. This past month (July 2020), Jonni Aidoo, an agent at CRI, informed me that the owner of the property would be listing the home to sell at the end of the leases term. Mr. Aidoos professionalism, calm demeanor, and non-pushy vibe helped to reduce the stress in my search for a new home and move. He went out of his way to help me look for vacant homes in my desired location. He also served as a responsive liaison between the homeowner, CRI properties, and me in regards to my desired moving timeline. I was able to move a new place in no time which also allowed the homeowner to put his home on the market sooner. I enthusiastically recommend Jonni Aidoo to anyone either looking to buy a home or sell their home. He is an honest and trustworthy agent- something that is impossible to find in the Jacksonville/Camp Lejeune area. Thank you, CRI and Mr. Aidoo, for the great experience.

Because of the reviews I read I was hesitant to use CRI.. Jonni assured me people never leave good ones..mostly just the bad ones get posted from people that usually arent telling the whole story.I was relocating to the area in a few weeks and time was running out.So instead of listening to him 100%, I went ahead with w other companies,, I spent a bunch of money on app fees just to be told there were a few other apps before me. I never get a place and lost $$ from the non refunded fees!!Jonni stayed in contact with me during all of that. After 10 days of checking the listings, he helped me find a great place!Did I mention No app fee until lease is signed!?!!Jonni is honest & really takes the time to understand what you are looking for to ensure you get the perfrct place!! I am glad to call him my 1st new NC friend! 😉

This is the worst company to work with! I have never been late on my rent and once it was time for me to move out they made up a bunch of charges that would make sure I wasn’t given back my deposit and I even had to pay over 500 dollars extra! Stay away from them! We had a hurricane hit us and they did not come by the apartment to check on anything because they said our roof wasn’t gone so we are not priority even tho we were rotting in mold!!! My sister and I have been renting from CRI Properties for the last 15 years and our experience with them has been AMAZING! It wasn’t until this year that I’ve actually had the pleasure of meeting and working with Kendal because our homeowner decided at the last minute that he wanted to sell the property. We had to find another house and we knew that we wanted to continue to rent from CRI Properties but they had nothing available that would accommodate us. Due to the recent hurricane all the properties were taken. During one of the most stressful times in my life, Kendal was my “calm”. She went above and beyond to make sure that my family had a house to live in. If your in the market to buy see or even rent, I highly recommend Kendal. As she’s great at what she does. She’s very professional but personal with her clients. She loves what she does and it truly shows through her work.

This was mine and my Fiancé’s first time finding a home together, and thank to Kendal and Jonni we found EXACTLY what were looking for. They both made sure we were taken care of on security deposits, closing cost, and made the experience for us a good one. They communicated everything with us and worked with our needs. Kendal worked long nights just to get us what we asked for, and for that we are in a lovely home and right before the holidays. THANK YOU SO MUCH. I would absolutely recommended CRI properties to anybody because they are dedicated to their clients. 10/10 would recommend!!!

When I needed to sell my house quickly, I went online to search for a friend I had lost touch with. I had met John Hoops several years prior when I worked as a house painter. Whenever John showed up at the job site, he was like a breath of fresh air. His professionalism and concern for his clients was always top notch. Luckily, I was able to locate John online at CRI. He was able to connect me with the right people to ready my house for the market. In no time at all the house was listed and it sold shortly thereafter. Thanks again John!!!!

Like most people stated here they are very friendly and helpful when they are getting money from you but when it comes to maintenance requests they are horrible. They say that someone is going to come look at the issue and they will take about a week to two weeks to look at it. Then it will be about another two weeks to get fixed. They have some wonderful ladies who took my rent money buy no one knows what is going on with maintenance. I called about water leaking through the wall and they came, cut a hole in the wall to fix a busted pipe but left the hole their.

I moved my family into this house on Oldtowne street at the end of February. I have 5 children. The only reason I chose this specific house is because it had a pool in the backyard. Due to Covid19 the childrenhave been out of school since march. I began calling CRI to come fix the pool on APRIL 3RD because I knew it would be a rather lengthy process. They have not as of yet fixed my pool and my children are forced to suffer. My rent is $1600 per month and its that amount because the owners of the property refinanced this home a while back in order to put the pool in, so essentially Im paying for a pool that we can not use. Also, on May 12th the refrigerator started to go. We woke up on May 15th to it totally not working and all of our food spoiled ($325 worth) had to throw it all away. I contacted CRI. Here we are May 19th and still no repairs are done. I cant purchase anything like milk or whatever needs to be chilled so Im forced to feed my children ramen and canned soups until this issue has been resolved. I can NOT wait until my lease is up!!!

If I could rate these individuals a 0 I would. We rented a property in Richlands for over a year. Every single appliance except the dishwasher didn’t work, my garage door would open on its own until it took them 2 different people too finally fix it correctly. The upstairs bathroom tub leaked thru the first floor dripping on my husbands head. I relocated here from another state, the night I entered the home it was filthy. The carpet was cleaned however horrible stains from the prior tenants who let their dogs pee everywhere. It still smelled when it got hot outside. None of the screens fit the windows, the upstairs windows in the master bedroom wouldn’t stay open. The doors are all rusted beyond repair (pics) mold was in the kitchen cabinets. Needless to say the owners NEVER wanted to fix nor replace anything in the home, the refrigerator broke and we lost 300 dollars worth of food. The owners wanted us too pay for a rented fridge until my husband raised hell. This company is a RIP OFF!!! We moved out and STILL didn’t get our whole security deposit back. They charge u for a $300 cleaning fee after I cleaned the whole home with pics too prove it!! We cut the grass also then 10 days later CRI hires someone to go cut it and charged us !!!! After reading a lot of horrible reviews I decided too write another one!!! Stay away!!! They need a lawsuit against them!!! If anyone reads this and had the same problems we did plZ contact me!!! This has too stop!!! Let alone the girls in the office are absolutely unprofessional as well as rude as hell. Brooke and Haley, Jessica are the individuals whom we had issues with... Kay was the only decent one in the office and from what I heard. She’s retiring soon.. it’s pretty sad when the only spotlight outside was broken for months and it was pitch dark at night, I called once again to get one replaced and was told the home owner said it was there when they purchased the home so they weren’t responsible??? Funny how I threatened them that if my elderly mom nor I fall at night and get hurt.. I will sue the owner/cri for damages. I had a light 3 days later!!! This company steals from people and they must be stopped!!!!

John Hoopes is top-shelf, personally and professionally. Unequivocally, John was the best of 12 buyer and seller agents who represented us during the purchase and sale of six homes over a 23-year career in the Marine Corps. He recently represented us during the sale of our home in Jacksonville, NC. As out-of-state owners, we had no hesitation in putting our complete trust and confidence in John to act on our behalf because his integrity is rock-solid. He tirelessly oversaw the clearing of our renters and coordinated the best general contractor and structural engineer with whom I have ever worked to complete much needed repairs in preparation for selling (and there were many, minor and major). John’s market analysis was spot-on because we had a contract within two weeks; however, the buyer fell out. John did not flinch; simply taking it in stride. We put the house back on the market and got a contract within a week, ultimately selling the home for list price. During both selling efforts, John stood by our interests, chased down every loose end, including several the buyer’s agent could not solve, and was relentless in communicating status. There is no doubt that John’s success is directly attributable to his integrity, positivity, dedication to success, and commitment to his customers. If you do not have John represent you, then you are making a mistake that will cost you money.

This company is, by far, the WORST place Ive ever rented from! Ive rented from AMCC, Military Relocator, Century 21, Advantage Gold, even a private home owner and NEVER been so upset, as I am now! They are scam artists! I just moved and they are wanting to keep my $$ from me, for bogus and normal issues!I was out and inspection done Jan 9. Got a CALL, from a Brook, about a week or so ago with issues that were being charged for! STILL today, havent received a copy of my move out inspection, itemized charges OR any of my deposit!! AND... They have already been moving the new family into that address!!!! I have mutual friends with the family and Kay confirmed that new tenants already moving in!I lived at 108 Fountain for 2 years, with my kids and dogs (they know). Always talked to Kay when I called or went in, so I didnt have to repeat anything... During the time, I took good care of Mr.Tann house. Was only late once on rent; due to changing accounts (issue resolved).I called or emailed on multiple occasions, letting them know issues I had while there.... Like the deck in the back and the whole front porch were DRY ROTTED! So bad, that you put your finger in the wood and it just rains on you! Now just cause I have outside dogs, Im being charged... Saying they chewed it... No they didnt, its dry rotted!! When Florence came, it blow off the siding and unveiled how dry rotted and molded it is! I was told the owner will fix it when I move out.We told them, during and on our move IN inspection, that we know at 1 point there was a flood in there. You see damage around the cabinets and the baseboards. We lived for a year with no kitchen floor!! Trying to charge me!I have Satellite TV and saw a dish already there... I got permission to have mine and was told it had to go when I move... I got the earliest appointment, to have it moved (Jan 15) from there to my new address! I told Kay that when she asked, on the 13th. She said ok I wont be charged for it.... I had to be there while my dish was being removed; signature proof for finishing the job! I was! During Brooks call, he said I was being charged for them removing it.... NO, they did not!!This is only a piece of the issues, that Im dealing with, by this company! I have contacted lawyers!!

This company will make up false claims after you move out. They do not care about military. All they care about is your rent is paid on time. If a hurricane comes and you are out of power like we where for Florence . Don’t expect them to come and take care of anything after the fact. We had black mold around our doors, our fridge had smelled of death because of food that went bad and the catch pan in the back under the compressor had stagnated water. We had to bleach the fridge and every week we had to spray the black mold. They didn’t come out to help with the mold all over the back of the townhouse. We lost our deposit plus we are forced to pay for charges that they made up. Find another property management company if you are stationed at Lejuene. I know we will if we get sent back to that area. They only see you as a dollar sign. Don’t take down a light fixture Because the bulb won’t fit. They will charge $65 for a light fixture that was left on the counter.

About two months ago I had written a review for CRI Properties: I have included it below for reference but to recap, CRI PROPERTIES are by for THE WORST rental company I have ever known. As a landlord myself it’s hard to believe such terrible business practices exist in this company. My dad is a stage four lung cancer survivor. He is on permanent disability and currently only has one lung.My family moved out of New York a few years back and rented a home from CRI Properties and it has been nothing short of a nightmare. Despite my parents NEVER being late on a payment. The main water line burst at my parents house on CHRISTMAS and KAY has been such a nightmare in trying to help get the situation resolved. Not only is all of there stuff being ruined and they keep sending techs that doesnt know plumbing and everyday they have no answers. Everyday my mom has to call her because she does not follow up about anything going on in the house. They found a ton of black mold which is a MAJOR health issue. They refused to put them in another house even tho they have NO WATER and when you go to there website it clearly states another house is available. I feel this is completely unacceptable, how could a company so rude and unaccommodating work for people in need. I have never in my life heard of management company being so difficult to people who needs help for something that is not there fault AT ALL. I would never recommend anyone ever BUY or RENT from this company. They should be ashamed of themselves. (OLD POST)MOST recent issue and probably the most appalling, inhumane, low life thing CRI did to lead me to this SECOND post. Late May/Early June they had come to look at the house telling my parents the owner MAY want to sell the property but it wouldn’t be for a long time and they would never give them anything less the a few months notice that they were going to sell the property. Giving my parents plenty of time to find somewhere if they did sell AND they told them they would even help them FIND a NEW place if they were to go forward with the sale of the house. WELL, On July 15th my mom got a certified letter from CRI properties not only telling them they are selling the house buy the have 30 DAYS (can you even believer that?) to get out of the house. 30 DAYS FOR TWO ELDERS (ONE DISABLED) TO PACK UP ALL OF THERE STUFF THEY HAVE ACCUMALTED OVER THE LAST 3 YEARS AND GET OUT IN THE MIDDLE OF A PANDEMIC. Failure to do so meant they would have a police offer show up on the 31st day to remove all of there stuff from there home and kick them out. My mom TRIED to reason with them and they refused to budge or help as they promised originally. So here my parents are having to pack up all there stuff and find a new place to live within 30 days during a GLOBAL PANDAMIC. Sounds really professional right? They also sent here RIDICULOUS guidelines that HAD to be followed in order to get there security deposit back. (don’t worry I will attach the document) A cleaning list of things they have to do and not a single person in the world would be able to complete in 30 days while also having to pack up everything and find somewhere to live. So my parents with the help there family and no help of the rental company was able to get all of there stuff packed up and out of there in 30 days (leaving them homeless with there two dogs and my father who is on constant oxygen).THEN- They sent my parents a bill for almost $2000 dollars (even tho they kept there deposit) Stating repairs needed to be done and the dishwasher needed to be replaced because of mold (Remember what I said about them not replacing sheetrock or sending a proper clean up crew when the house was flooded with water) Well apparently that Is now my parents responsibility even though she never once used the dishwasher in the 3 years she lived there. In conclusion, this is the WORST, LEAST PROFFESIONAL and just down right terrible rental company to ever rent from. I would never recommend you ever put yourself or your family in contact with this company.

CRI in my experience was an completely dishonest business. I used their services to rent for the first time and realized in the long run (and at a loss of over $1000 later, that I should have done it on my own from the start).CRI is run by a retired Marine officer and SNCO (who does his maintenance Maintenance Medic), they make their money taking advantage of Active Duty Marines/Sailors. As prior active duty myself, I am disgusted at crooks that make a living on leeching from those who continue to serve. What did they do right:-Found a tenant in a timely mannerWhat did they do wrong:-I foolishly agreed that they could repair things under $75 without contacting me (I admit this was a mistake, I trusted them, and I should not have). Not surprisingly, they immediately found things to repair that all came in just under $75. My tenant contacted me and asked if I had initiated the repairs, because they had not. I hadnt either, CRI took it upon themselves to find things wrong with my home, and fix them as they saw fit.-Tightened a doorknob and charged me (neither myself or the tenant asked for this)-My tenant reported the carpet beginning to come loose where the kitchen tile met living room carpet. So CRI took it upon themselves to CUT a 4x3 square out of my living room carpet, and replace with a square from my closet. Let me repeat that, because it takes a while to sink in.. CRI without asking me, CUT a giant square of my living room carpet (ruining the room) and replaced it with another square they CUT from a closet. Then didnt even bother to glue either back down, just left them. Can we say ghetto? My house is no dumpy rental property, it is a remodeled home. Cutting my carpet started a giant battle with them, in which they were so rude, I fired them, and had to threaten to sue in order to get even $250 to put towards re-carpeting my entire house, because they ruined the living room that flowed into the rest of the house. Its one thing to make mistakes, I make them, and CRI makes them, no one is perfect. The difference is, I own my mistakes and make them right. CRI runs from their mistakes, and looks for more young couples to take advantage of. Please do not be their next victim.Ive been happily managing my property on my own ever since.

WARNING! When youre ready to vacate your property make sure you read your lease! Even though your lease might be up, you still need to put in a 30 day notice. If you forget by even 1 day, youre stuck paying the whole months rent. There is no prorating. Also the water and electric have to still be on for final inspection so time your move wisely. Carpets have to be professionally cleaned! You may have no problem moving in but then moving out theyll try and screw you so beware!!!! My son and his girlfriend ended up having to pay $625 for the month of May even though they were completely moved out by April 30th, money they certainly didnt have to throw away to greedy property managers. Still will have to wait and see how it goes getting security deposit back, not hopeful at this point. PLEASE BE CAREFUL WHEN DEALING WITH CRI PROPERTIES!!!!!!!!

After being moved out for almost two months I got a bill in the mail for charges and damages. They charged me $400 alone for my service dogs which they have documentation on. And which is illegal to do also. But than charged me for damages already there when I moved in and for objects that had to be removed that were there prior to me ex. Window alarms. They charged me for their removal however they were there prior. I also had pictures taken before and after and they have a time stamp and date on them. Than they charged me a $50 when I didnt even have keys to the property in my possession. Also when it first got inspected the inspector didnt even open the vent and check to see if a new filter was added. I bought a pack of two put one in and left one out since it was extra I figured the next people can have it. Well he automatically assumed I never changed it. Seems like he was just trying to skip doing his job and charge us more $$ saying we didnt do stuff that we did. This company isnt worth your time or money.

STAY AWAY! This company is a complete joke. As the homeowners, we have had multiple issues. To start, they made at least 2 repairs without our permission, and tried hitting us with a bill. These were not urgent repairs at all, and we explicitly told them to contact us first (we have family in the area). Absolutely horrendous communication when the hurricane came through, luckily our house only had light cosmetic/fence damage, but nobody had an answer about anything and tried saying that because THEY had to make repairs (not even to my house) that they would be withholding the tenants rent from US to pay for laborers since they are so hilariously understaffed. After bouncing between phone calls finally got it sorted out. To put the cherry on top, we are clearly not renewing with them, but they are doing everything in their power to refuse transferring the information of current tenants to the new property management company, and trying to extend the contract because he is so busy and keeps forgetting. If anybody you hate is looking for a property management, certainly recommend them to CRI.

Terribly mismanaged company. They are only helpful and responsive when before you sign a rental agreement. When you are looking for houses, they are helpful and even family friendly. But once you are renting their properties they do not respond to requests for maintenance, simple questions, or process payments in a timely manner. They also attempt frequently add fees or other details to the rental agreement without notifying you ahead of time. When there are issues with the house and they are supposed to coordinate maintenance for the home owners they never respond and I imagine never even contact the owners in the first place.Unless you are in a tight bind and you have no other choices, avoid CRI Properties at all costs.

At first, CRI seemed a pretty good way to go. We rented through them for almost 2 years and didnt have problems. But then at the end of our lease, when we had a broken garbage disposal and needed to get out of the house fast we got to see the real side of CRI. We were slammed with charges like a $125.00 fee to take a child lock off a cabinet in the kitchen and restore the door. This is a peel off child lock and doesntdamage the door when you take it off. I was also told that we would not be charged for the garbage disposal because it just stopped working while we were away for some time, charged for that. An $85.00 fee for a missing panel at the bottom of the refrigerator. Worst of all, my wife and I slaved away trying to clean that house as best as possible, then they came in and said it needed to be cleaned better, $200.00 latter here we are. To be honest we really did clean the heck out of that house, we missed a couple things but not $200.00 worth. If we ever move back to Jacksonville, we WILL NOT even consider staying in a CRI properties home.

Out of the 2 properties I had before I was able to get my deposit back and fixed all of any holes that I made with my picture frames. They took most of the deposit that I gave them and when I went into the house the stove didn’t work at all, the freezer melted most of my frozen foods because that didn’t work. And there was a leak right by the stove from upstairs bathroom. This place is the worst with their Maintaince crew. And they talk to you like your stupid and mistreated. Worst customer service ever! I will NEVER deal with this company again. It was the worst time living in the property that we were renting. It started with the house was an utter mess when we moved in. Then CRI was charging the home owner (who is a family friend) for repairs that werent being done. Then my husband and I were being contacted that the house was going into foreclosure. We told and passed the papers on to CRI and they told us we had nothing to worry about. So next this company called Safegaurd was placing stickers on the door stating the house would be re-keyed within 3 days. We again contacted CRI and they blew it off. So today 11/14/2016 we have been completely moved out for just over 2 weeks and I called to ask why we were getting emails about owing Novembers rent. They told me it was a mistake, so then I asked about our deposit and was rudely spoken to and told that we were being charged for them having to remove items we left in the house. All that was left were some cleaning supplies that the head inspector said I could leave. And we were getting charged for flea spray which their company gave me the company Cheaper sweepers since they did chimney, carpets, and cleanings. That company informed me that the pet spray was the same thing as a flea spray so now Im being charged for that too. Ooh and lets not forget the garage door light cover that I told them was missing after I moved in. But now we have to pay for it. And Im fighting for my deposit. And you can even look up the property online and it states its going into foreclosure.

Back in 2007 I had their Maintenance Medics come out to do some work on my house as part of closing on a house. Of all the things on the list, most of them (the most important ones) were done incorrectly (blown-in insulation without using a blower! -- they just took some out of the bag and threw it around the opening... as if I wouldnt go up there and inspect afterwards!) or not done at all (rotted floor joist was supposed to be removed, they tried to tell me that the $2000 allotted to that task was to replace a 2 foot board under the door!!).I had to complain to the owner to remedy the situation. He refunded the vast majority of my money. That was about the only good part of the transaction. He said he had problems with the maintenance man in the past. So why not fire him? Will never do business with them again. They take advantage of the fact that MOST homeowners do not go through the house with the inspector (inspector told me I was the first to ever go under the house with him in all his years doing it) and thus do not know what is wrong. Its been 3.5 years today and this company still invokes feelings of anger and wrath inside of me. And Im not an angry person. Look at my other ratings... most of them are 4 or 5 stars! I would never bash a company without there being just reason.

Saying Id give them zero stars if I could is a bit of a cliché, but its definitely true here. I dont go through the trouble of writing negative reviews often, but in this case, the amount incompetence I have encountered when dealing with CRI Properties makes me want to warn others to stay away.My four year long nightmare began in fall 2014 when I moved from Jacksonville to Charlotte and needed someone to rent and manage my property. I cant sell my property for what I owe on it due to the rampant irresponsible new home construction that occurred in Jacksonville in the years prior to my move. I signed a property management agreement with CRI properties. To their credit, they have always quickly found a tenant for the home. However, numerous acts of unprofessional behavior, particularly on the part of staff in the maintenance department, have led me to believe that my property will be better managed by a different company. The following is an account of many, but not all of the problems these people have caused me.More than once I have not been made aware of repairs done until after the invoice was submitted. At times, these invoices were only submitted in the owners’ statement and not brought to my attention through any other means. On many occasions, invoices are sent to me with a very vague description of the work being done. Sometimes, estimates are sent to me for repairs that are not needed and have not been requested. The staff additionally fails to follow up with information on what repairs should be considered high/moderate/low priority. In May 2018, I learned I needed to replace my air conditioning system by receiving an invoice in my email on a Saturday morning. NO additional explanation was given as to when and under what circumstances they discovered a problem (they had already had access to the property for more than a week at that point). I believe they did this intentionally to prevent me from getting additional estimates, as a new tenant was going to move in less than a week after they dropped this bomb on me.In May 2018, I authorized paint work with the request that the work be documented in photographs. This request, along with numerous requests for follow up, were ignored. I eventually found out that they had not taken photos like I asked. Without photographs, I have no evidence that the work was done AT ALL, much less that it was done professionally and to my satisfaction.Following my previous tenant’s move out, the inspection report was uploaded to the owner portal more than a week after it was done and only after I sent an email requesting it. Upon reviewing my previous tenants’ move out inspection, it was obvious the tenants had an unauthorized pet. The unauthorized pet fee was not charged to the tenants’ account until I contacted accounting about it. Furthermore, nail holes and damage to the walls and flooring from previous tenants have not been repaired or charged to their deposits.Once it was confirmed that the maintenance department in fact had not completed my request for photographs of the paint work, they refused to acknowledge that a mistake had been made, did not apologize for not doing their job, and did not make any attempt to ease my frustration with the situation. Furthermore, they forwarded the email conversation to the broker in charge and there has been no follow up from him. So far, it has been a month since this email string was forwarded to him and I have not received one email or phone call seeking to retain my business. If you look at reviews, you will see that many of Jacksonvilles largest property management companies have similar complaints from property owners. As someone who grew up in Jacksonville, I can tell you the real estate industry there is infested with incompetent morons, and CRI has proven fitting of the stereotype. If you are looking for property management services, go with a small company (the old boys/girls club is the WORST), and for Gods sake, dont go with a company that has their own maintenance division.

TERRIBLE. We worked our butts off for three days doing the move out cleaning that was asked of us. We moved out June 25th 2016 and didnt receive our security deposit back until August 15th 2016 (which was a hassel within itself). In the packet sent to us that contained our deposit was a letter stating that they charged us for a whole house cleaning. $200.00 dollars to clean a 1,200 square foot house. The first issue with this is that we were there when the inspector went through our home. We spoke with him afterwards and he told us everything looked good other then a few marks on some of the walls that he would need to check and compare to our move in sheet. Along with having a few light bulbs out that needed replaced. I asked Cathy Nagunst (whome works for CRI) what needed cleaned since the inspector personally told us everything looked fine. She named off a handful of simple things such as the counter tops and light fixtures. After arguing about the house being clean when we left it I proceeded to ask about this cleaner that they used. Her name is Pamela Sanderson. I asked what company she works for and I was told there is not a company and that she is self employed. They calimed she has been cleaning for them for 17 years but when I did some digging and found the actual name of her so called company they havent even been in business that long. Her company goes by PMS cleaning and painting services. It states that they have only been in business since 2008. So Id like to know how she has been their cleaner for 17 years when she hasnt even been in business that long. I had also asked CRI to provide her license number as it is required in order to charge someone for cleaning serives in the state of NC from what Ive researched. They were unable to provide that as well as info on whether or not she has insurance. I then proceeded to ask to speak with the supervisor at CRI or be directed to corporate and was laughed at by Cathy and told that their supervisor whose name is Kay was at lunch (the time was 2:29pm) and would have to call me when she is back in the office. I finally received a call from Kay at 6:00pm. When all this was discusssed with her she didnt have any answers as well and then told me she would speak with the owner of the company (CRI) along with the cleaning lady and try to get the money refunded. Its now 8/31 Ive filed a complaint through the better business bureau, CRI has yet to respond to that and we have have been playing phone tag ever since with broken promises being made that they would have the owner call. We are STILL waiting.

Ive been with them for going on three years and I absolutely adore CRI. If I could, Id stay with them forever. As it turns out though, I have to move as the homeowners association has decided to enforce their weight restrictions for pets. (One that I had no idea existed.) Hes a great dane for goodness sake, not a gorilla... but I digress. Ive tried to find my new rental property with CRI but the house thats right for me just isnt listed with them. However, I can say with confidence that theyre the best real estate/rental company in Jacksonville. In fact, theyre a whole different breed. A more honest and well run company youd be hard pressed to find. Their efficiency tempered with their amazing customer service makes them unmatched.Every single person Ive interacted with from within CRI has been varying levels of stellar. Theyre completely on top of repairs and communication as well. Theyve always treated me with dignity and respect, which sadly, is not common enough. You can tell they care about the homeowner too. CRI maintains their properties with care before, during, and after a property is rented. That truth is self evident, as you only need to drive by and look at the condition of their other properties. That being said, when the time comes for me to buy a house, it will be with CRI. And if the time comes that I want to rent my house out, it will be with CRI.In my insane scramble to find a new rental property, one agent in particular has gone above and beyond to help me. His name is Chris Brusaw. That man is a real estate savant. During my hunt, Ive found that my expectations have been somewhat unrealistic. Chris put up with my ludacris speed crazy and slowly, day by day, brought me back to reason. He has integrity and is very kind, even while hes trying to pull you down from cloud crazy. I swear that man deserves some kind of award for putting up with me. While I am not staying with CRI, when I do go back, I hope he is the guy to assist me.In conclusion, CRI is five star, ten thumbs up, and several rounds of applause, awesome.

Would have given the 0 stars if it let me. Make sure if you rent from this company that you check and write down everything you find on your walk thru. I am a very thorough person and was pretty sure that i had found everything wrong so my daughter and son in law would not be held responsible for anything we missed. The house was not clean as we had to clean the kitchen and bathrooms. Upon leaving they do a final inspection. In the garage in the ceiling was an opening. The door that was supposed to be in it was laying in the garage laid against the wall. The inspector asked about it and my daughter told him it was sitting there when they moved in... he said ok. When they received their security deposit back the took off i believe it was 125.00 because they claimed something was broke up in the entrance in the ceiling of the garage. We never wrote it down b/c the door was off and just thought they wanted it that way. Also they were charged 75.00 for replacement of outlets. We did not try all the outlets the first few days... after turning in our walk in sheet we did notice that when you plugged something in some of the outlets that the plug was wanting to fall out. Too late.. we never wrote it down. And they had the nerve to charge for outlets that were loose behind the wall of a twenty year old house. Shame on them greedy people. They were charged for two other things which was understandable but basically they are hoping that you will miss things through your walk thru so that they can charge you later. Shame....supposed to be christian owners from what i understand.. hope they change their ways!
