I’ve lived here for more than 2 years now, and in that time, I’ve seen two completely different styles of management. While I have almost no complaints about the first company, Lofty has been great. They’ve completely overhauled the amenities, adding in an outdoor fitness park and a recreational area. They’ve also been busy updating the laundry machines to better hardware and software, as well as redoing the laundry rooms interior.As far as the actual apartments go, they’re cozy with a modern design. They’re just the right size for a single person or a couple. While I am perfectly happy with where I’m living, there are certain luxuries to be missed.You won’t have central AC; instead, there’s a unit mounted on the wall in the living room which will keep the apartment cool, as long as the bedroom door stays open. There is also no dishwasher, so be prepared to wash dishes by hand.Additionally, you’ll occasionally get bugs around the apartment, but luckily pest control is good about being quick!Overall, it’s a great place to live, at a great price.

I moved out a little over a month ago to buy my first home. In my time at The One At Mandarin, my family and I had experienced multiple levels of disrespect and humiliation at home.When we first moved in, my daughter was walking back from the pool when the maintenance men approached her and persistently asked to “ take her home “ although she was only maybe 300 ft from her house. They had taunted her that she had looked lost, that the color she was wearing looked good on her. When my daughter called me I was horrified.After that is when my treatment changed with management. Kay can be present, but she isn’t motivated with residents after you become a problem. I had reached out about these concerns.I called the office the next morning and spoke to Amber. She reassured me Kay would call me back and settle the scenario. When Kay called me, she had already sounded disgusted. The communication I had once seen out of her had disappeared. As I started to explain what happened she stopped me. She told me she was informed about the situation. She went on to tell me false allegations are taken very seriously and that I should take better care of my daughter.Moving into a new complex, you want to feel safe. First impressions maybe matter but what you live around will matter more in some cases.Now as I left on a good note, keep in mind what could happen at this complex. The people that they employ, that are consistently riding around on golf carts around your home, cars, and children. Protect your kids!!

I’ve been a resident for about two months now and I’ve enjoyed every moment of it! Melissa and Kay have been BEYOND amazing, helpful, knowledgeable and have incredibly fast response times. They really go above expectations for those who live in the complex. I’ve also had great experiences with the friendly facilities crew. They handle my maintenance requests very well and act quickly to complete the job. I’m very thankful for all I’ve met here!!!I’ve noticed the improvements and upgrades the new management have made to increase the quality of living and entertainment for its residents— my dog loves the bark park! Lol! Being new here, I look forward to more events to meet new people and of course, the food truck days!!!!!

We have been here for 2.5 years. Its a quiet community. We love the Kay and Melissa. They have always been accommodating to our needs. The maintenance crew has been very helpful to us.We were lucky to be placed where we are as it makes all amenities very accessible as my husband is currently handicap. It is clear the new management is trying to make improvements to the apartment community. They have allowed us to make us feel like this is home. I just was hoping fitness center was enclosed.

By far the fastest move in process. Was completed within 2 days. The apartment complex is very quiet. I’m located near every amenity they offer. Melissa is a big help, she is very quick to respond to any questions I have. These apartments are also located on the nice side of town.

Absolutely abysmal quality apartment. Not worth the price at all. No central air conditioning, no dishwasher, no washer/dryer hookups-only small dirty laundry rooms in the complex with machines that hardly ever work. No ceiling lights in bedroom or living room. No screen on bedroom window. Ugly white fence in front of living room blocking view of pond. Office staff is unprofessional rude. Cars broken into. This community has only gotten worse since the change in management from Serotina Lakes to One at Mandarin. Run, run, run far away from this complex as fast as you can.

I moved in a couple months ago and working with Kay has been great. She is very informative, understanding and patient. I appreciate being informed about facility details and payments online make paying rent super easy! I would prefer to have the standard grace period of the 5th of if the month and not the 3rd but that just is what it is. I can’t complain so far. Not too shabby !

I’m not sure what’s been happening since last December. Me and my mother live here, and Kay was typically inviting. Recently, every time I see her she seems tired and agitated. Being a minor, maybe she just doesn’t want to talk to a teenager.I’m 17. My mother brought it up to me that we maybe moving soon. I know that she has been enduring the change in character from our apartment. We’ve started experiencing roaches in our cabinets. We’ve never lived with bugs before, so I know that maybe why we’ll be leaving.The food trucks are the best part of living here. But the treatment has gotten sour in our opinion.

My husband and I have lived here for two years and we love it! The staff is very friendly and accommodating (Kay is a very wonderful and beautiful person!), the complex is well kept, and we appreciate the little events the office holds for us residents. The neighbors are very nice, as well. We’ve been happy to call this place our home!

I love that they respond to reviews claiming that the reviewer is lying... Theyre not. Cars were broken into last month and nothing was done. No central AC, wash/dryers never work, smell of weed from our neighbors stuck to our clothes. Runnnnnnn!

I recently moved out because I am buying a house but loved renting here. Any time I had a concern management was quick to address it. I dealt with Melissa most recently and she was always easy to work with and professional. I’ve lived in apartments for the last five years and this one was by far my favorite!

This property was taken over by new management in Nov 2020, and in this short time, they have done so much to improve the place! It is night and day! We are really loving Lofty Asset Management! The new amenities are great! Love how quiet it is and the new sense of “community” here. The best part is the staff! Melissa & Kay go above and beyond & are always so kind and helpful. The maintenance guys are always working hard and quick to respond to requests. I’d say the only con is the apartments are only 500sqft. But honestly, it is the perfect size for a single person or couple. Definitely recommend The One at Mandarin!!

My time here hasnt been really what I expected when I moved in. Some of my neighbors are a real catch. Minor improvements have been made and are mediocre. I’d say this apartment complex is worth living in for a year but definitely not somewhere you should make a long-term home.

This was my first time moving out on my own and I have been here for 5 months. So far with my experience I would say this is a great first apartment for young adults especially those who are on a budget. Although I’ve had a few minor complications with the apartment I can happily say that Kay and the maintenance crew have been nothing been wonderful and helpful.

I’ve been here for about 3 months now. It’s a nice and chill community. They are smaller apartments but you don’t feel cramped. The only 2 things I’m not very fond of are not having a washer and dryer in the apartment ( but they have laundry areas and there’s a laundromat around the corner that’s nice) and the size of the stove. Other than that I have no complaints and the staff is amazing.

Just moved here, the place is awesome! Super clean, very cool neighbors. You can tell the office really cares about their residents. In a great spot, everything is around.

Far below mediocre management, old housing. Cheap cabinets and bathroom space looks makeshift. The apartment they showed me looks nothing like the apartment I actually now live in.

My advice: STAY AWAY!2 1/2 years here, and I couldnt be happier to get away at the end of my lease. Kay has been here since I moved in. She is only there to collect a paycheck for hiding in the office.The online system being down: no reply from management.Cockroaches in the bathroom for two months: no reply from managementI hope for things to get better for the residents dealing with the same issues.

I have lived here for years and since the new management has taken over its been wonderful, things get done in a timely manner. I am not sure who or why they are leaving bad reviews but its obviously someone who got denied. This is a great place to live

Ive been living here for just about three months now. We have had a few problems with our apartment, but all of them were handled in a very timely manner by the maintenance staff. The community is great. My neighbors are always pleasant. I havent heard any loud altercations or seen any scetchy behavior in the neighborhood. They have two pools, so the pool isnt always over crowded. Ive really enjoyed my time here so far. Ill be sure to keep you updated as we progress through our lease, and or possibly renew.

I’ve been living at this community for 4 years. The staff has always gone above and beyond to take care of any issues I have had. The recent upgrades to the community especially the fence has really made all the difference. I look forward to seeing all the new amenities completed especially the out door fitness center! I moved in back in Mid-February. Immediately upon moving in I noticed cockroaches all over my apartment. I emailed Kay, she responded within two weeks. By then I had already had the apartment sprayed. It didnt seem to help too much as I still saw bugs in my shower and outlets. Financially I didnt want to hurt my credit, because I dont know if I could afford a lawyer. I came in to the office to see if we could peacefully end my lease. She son informed me that she believed that I brought the bugs when I had moved in. She pulled the conversation to a quick end with showing me out of the office for her lunch break.I now have no choice moving forwards besides getting a lawyer to break my lease while living in this infested apartment, or just live in the infested apartment. Please be aware of the finically dangerous when applying for these apartments.

I once called this place my happy home, until in my SECOND MONTH I started seeing bug. Now as I’ve been living here for 4 months, my New routine is now to gel my outlets and sweep up the dead roaches. I tried breaking my lease on civil terms, but once I address management as to WHY I wanted to leave, they made sure to inform me that the bugs that I DID NOT BRING HERE are my problem and is not a justifiable reason to break the lease, civilly. I wouldn’t want others to deal with this. So just be weary.

To call this place home? Its hard! When the people are selling drugs right in front of the building, when your neighbors have the same problems with the same people at the front, when they put out statements and post that their making change and improvement when they are in fact doing the exact opposite! Theyre really focusing on trying to make this place not as old looking as it really is.. Throwing in a hammock on a tennis court isnt reasonable to be proud about when you have Oh-so-much paperwork, and emails to answer.

I love the changes that is taking place. The maintenance crew is always on point with work orders and making sure buildings is being pressure washed for cleanliness. I love how Kaolyn has a lot going on but still takes the time to respond very quickly to anything big or small to keep residents happy. Very professional, friendly and kind. You guys are truly the best crew!!

Kay be so focused on the amenities when I talk to her. Like that’s what they focused on but they not focused on us who have roaches in our apartments. It’s my whole side of the building and they real excited about the dressed up tennis court. My complex is a joke.

We tried to apply at these apartments. Melissa showed us a fully renovated aparment and we were okay with it. After telling Melissa we have a dog that has half pit bull but only weighs less than 20 lbs she informed us they do not have restrictions on any breed. So after wasting 120$ on an application Kaolyn emails me that my dog is restricted at the apartments. This is the worst apartments I have ever applied at I would not recommend them

Kay never answers my calls. Although I called once from my daughters phone, and what do you know. Kay herself answered.Management and Kay herself are intimidators. They’ve been known for it. There is many forms and variations of bullying, disrespect, and stealing that I have personally known of living here for 6 years.Kay being from the last company, carried those oppressive managing styles to the new one. Management is running a contest for new air buds if you screenshot your google review. Keep that in mind when reviewing.I’ve watched people move out and had deposits stolen. Cherry on top is: the roaches that come around during this time of year. I feel disheartened having to take the time out to leave this, but hey. Do I get my air buds?

Disgruntled management is already known. They’re rude and will lower themselves to shady if they have to.... But let’s talk about parking.Parking here is IMPOSSIBLE on the weekends. I work graveyard shift and have to park on the grass most weekends, since it’s been raining my car has gotten pretty dirty. Also, back in February my car was broken into.I found both front doors open, with all of my stuff scattered across my dash. The staff here is rude, and the some of the people are just as bad. Lock your doors living here!

6 months and I’m now starting to see why I shouldn’t have moved in here. Melissa told me that she would get the cockroaches squared away.. No further action has been taken. And when I stopped in, Melissa informed me it’s time for her lunch.The community seems great from the outside, till you find out these people are lazy and mindless. The property is old, filled with stray cats and people who always like to be outside. These factors become more and more frustrating when problems arise in your unit and the property managers couldn’t care less.

I had a high bar set for Lofty management considering they had seemed to be ambitious. The problem itself is writhing their execution. Apartment complex has recently gone from mediocre to below average within the past couple of months. The in person attitude and the response time of the office is my biggest complaint.

I just signed another lease with The One at Mandarin! I love my apartment and the community! If you just need a one bedroom apartment, come check out The One at Mandarin! The new management company is investing the money where it needs to be to make a difference. If I could ask for one thing to make this a five star review, it would be in home laundry but there is word they are experimenting to adding it to some of not all units. However, there are three(I believe) on site laundry centers which can be paid for via card or the app which makes it a breeze.

The tension I feel living here is barbaric. Being a long term resident, I will say many of us here know exactly what’s going on. We just don’t want management to treat us wrong, once we reach out. It’s bullying; in your own home. Although it effected many of us, it’s grim for people to learn to live this way.Most things you’ll fix yourself if you want them done at all for your unit.The small improvement from the new management staff that came in a couple month ago are to only keep up with their marketing gimmicks.Lofty Management and Manager Kay Glenn seem to have finally found suitable work environment for their disreputable ethics.

New management is incredibly wretched. Loud neighbors. Facilities, dirty. Pet friendly. Seeing that they will only tend to 5% of their property. Leaving parts of the complex dirty. Small apartments, ants in bathroom, horrible pricing. Will not be renewing or in contact, ever.

Very small, poorly designed apartments. No central A/C, an absolute nightmare here in Florida. Just a unit in the living room. So if you work nights and your spouse is awake in the living room, you can’t close your bedroom door to get any sleep without being cooked alive!! Lack of decent storage, closet, and pantry space. I’ve lived in cheaper apartments in worse neighbourhoods that had way more storage space then these units. Laundry rooms are a joke. Dirty, disgusting, and half the machines don’t work most of the time. Office staff is rude, highly disorganised, and quite unprofessional. After many years of renting in two different states, this is by far, the worst I’ve ever lived in. Looking forward to moving away at the conclusion of the lease.

Kitchen appliances went out! Laundry rooms became gross! Fights from the community?! Maintenance stole from us whenever we had services from you, Kay Glenn. Maintenance stole RIGHT OUT OF OUR HOUSE. This was SUCH a good community when I moved in a year ago. Moved in down the road to a newer complex, my advice for anyone looking to move on sunbeam.. Look elsewhere! Just one look at these buildings and management compared to THE REST of sunbeam? Save your money, like how we did. ( Still looking for missing belongings! )

Kay Glenn ( apartment manager) is an absolute child, mindless to say the least. This is the worst establishment I’ve ever lived in. 3 years I’ve seen Kay treat me, and others with no integrity. There is NO professionalism here.

Management claims to make many changes but never answers my calls. It seems as if is a racial thing. Management, constantly beating around the bush as to when they’ll actual handle their website being down all awhile people throw my belongings off my balcony. Horrible complex.

I moved to this apartment complex in April of 2020. As a young professional, this is my second apartment that Ive lived in and it is amazing! Staff and technicians go above and beyond to make sure that residents needs are met and there is a true sense of community here. My neighbors are great, friendly, and the people living the apartment complex seem to really watch out for one another. Crime has not been an issue since Ive moved here and the complex is very quiet. People keep to themselves and respect other tenants.I had a couple of issues when I first moved in with my apartment, but those were quickly resolved with the help from Kaolyn Glenn, the Assistant Property Manager. This apartment is the perfect size for an introvert, such as myself and tends to be provide the perfect amount of space for one person or a couple to live comfortably.I highly recommend this community to people who are looking for a very safe, friendly, and quiet community to live in. I know that safety was on the top of my list when I was searching for an apartment complex. This complex has exceeded my expectations and I am very lucky to live in a complex that is affordable and caters towards working class Americans who are trying to get a place of their own on a budget.Keep in mind, laundry machines are constantly down, air conditioning unit does not run completely in the bedroom, and wasps nests are constantly pumicating near the patio doors, so if those are deal breakers for you, I would look elsewhere.

This is my first time renting on my own. Ive lived here for nearly a year now and Ive had no concerns with the renting company. The staff here is always helpful. However, Ive had nothing to complain about except the rare ( I can count the occurrences on one hand in one year) noisy neighbor.Overall, the residents here care about their community. They want a safe, clean and quiet place to live. And, it shows in the condition of the grounds. The units are $500 sq. ft. There are two pools, three laundry facilities, and an outside grilling area.If this is your first time renting, or you need an affordable place to live, I would recommend this community.Thank you Serotina Lakes staff for making this a great first year.

This place is great, seriously the new Management tries hard to make the place better and the staff is friendly and very helpful and caring. This is an older building, but management is working hard to get things updated, plus you cannot beat the price for this area. Sunbeam is a safe place, I walk safely with no problems and the grounds are so peaceful. This place is great for a single person or a couple just starting out.

I have been a resident for 5 years, 3 management changes, the current management company is the best, prompt results from requests and they are working daily on improvements. Would recommend to others if asked.

I moved here in June 2019. Overall, I think this is a great apartment for what you’re paying, and I would renew for another year if I wasn’t relocating for school. I love the big windows on both sides of the apartment because it allows for a lot of natural light. The living room and bedroom both are plenty big. Parking is free and it’s never hard to find a spot right outside my building. When I moved in Kay was always very nice and helpful, and on the few occasions that I’ve been in the office since moving in, everyone in the office is very friendly, helpful, and reasonable. When my car died and I had it scheduled to be towed and scrapped, I let them know that it was going to sit in the parking lot for a few days without a license plate and they were totally fine with it, which I really appreciated. I have never felt unsafe. In fact, I tend to keep to myself but I have had several neighbors go out of their way to talk to me and they have always been very friendly. The buildings are quiet. Even if a neighbor is being loud, the walls are not paper thin (like some other places I’ve lived) so it’s rare for the noise to be disruptive. The entire complex is one bedroom apartments so there aren’t a lot of kids running around making noise. My biggest concern before moving in, from reading other reviews, was that I was going to have cockroaches. (I moved here from the midwest and had never seen one in my life!) For the first month or so I did find a few dead palmetto bugs in the corners a few times a week, but the office was really great about having pest control out more frequently at first, and I haven’t seen a single one since. Whenever I have a maintenance request they are on top of it and the maintenance people are friendly. All utilities except electricity are included in the price of rent and it is easy to pay online. During the summer I constantly blasted my air, so I was paying close to 100/month for electricity. Through the fall, winter, and spring, though, I’ve been paying around 30/month. My biggest complaints would be the laundry rooms and the design of the kitchen. The laundry rooms are not air-conditioned, so the door is propped open at all times. This leads to the room being a little gross, especially in the summer. Secondly, if you like to cook a lot, the kitchen is going to annoy you. There is only one little area of counter top between the sink and the oven, which for me is where I have a rack for clean dishes to dry, so theres not really a lot of room for cutting produce, mixing stuff, etc. Also, the shelves in the cupboards are not adjustable, and there’s just not a lot of cupboard space overall. If you have a lot of kitchen tools in addition to food, theres just not a lot of room for it. And, the oven is small. It cannot fit a standard cookie sheet. These are small details, but can make a difference if you like to spend a lot of time cooking. But like I said, overall this is a great place to live for a great price!

Great Place this community has really turned around its a peaceful and quiet place to live. New ownership and management care about their community and residents. There will be those few bad seeds everywhere but they are on top of it when theyre aware of it! The residents watch out for their community and will let the office know of any crime activity. Low-key, Great Surrounding, Quiet

I am treated as family not a tenant. Maintainance is great. I am always treated with respect and kindness. The apartment is on the small side, but safety is fantastic here. If I didnt need to upgrade for room with my new addition to my family, I wouldnt be leaving. The rent is reasonable, utilities are fair, and discretion is the best.

I have just moved out after 3 years at Avesta Sunbeam, and i must say I truly feel as if i have left family. Maria and Kristen never failed to make me feel like I was their top priority. Maintenance team is at your service. Hands down, this was my most satisfactory corporate apartment experience i have had. For anyone looking for a quiet, clean, efficiency apartment, in a great area, at a fair price, look no further. I was NOT paid to provide this review LOL

My Experience At Avesta Sunbeam for the first month has been superb. Staffing is wonderful always there when needed or requested. Their due diligence to go above and beyond to make your stay comfortable is unquestionable and overall above satisfactory standards.

Avesta Sunbeam is the one bedroom community where my wife and I live. Its perfect for us! Our apartment is charming with the fountain and its water sounds on one side and the pines and wind sounds on the other. Lauren and the maintenance team were wonderful at helping us get in and situated and the place continues to be a joy to come home to. What really sets it apart from other communities is that everyone, both staff and residents care.

AWFUL customer service. Rude leasing office agent. We have been calling to this place since July, finally we went today to take a tour and have information for a 1 bedroom apartment and the lady at the leasing office said she DOESNT give tours when is raining and we should go back an other day that is not raining. If this is the treatment to the future residents no wonder how they treat the current ones. Will take my businesses somewhere else. We are working on weekdays and only have available weekends to look at the apartments.

I came in to look at a apartment and Lauren was very friendly, helpful, and willing to help. The grounds were very well kept and everything looked very nice. The apartment I was shown was clean and in great shape. I will be looking forward to putting in my application

I Moved into Avesta Sunbeam in March. The unit I moved into had just finished being updated so it is very nice for the price of rent. The staff has been very friendly and helpful with any questions I have had. Overall I have enjoyed living at Avesta Sunbeam Apartments!

No one ever calls back on the 24hr emergency phone number & the AC people take takes several days to show up but the complex is generally quiet with lots of animals near the pond to see & take pictures. Friendly people work here & is VERY pet friendly

I have been here for 4-yrs, is a nice place. The staff is friendly. I have renewed and this will be my fifth year here. If I didnt like it here, I wouldnt renew. Every place has ups and downs and it doesnt matter where you go, there will always be some unhappy customers, but all in all This is a good affordable place to be.

This has been an ideal walkthrough! The hosts are friendly, courteous, and are well informed on the properties they have. The structural designs are well thought out, even for first time renters. Near guaranteed every time to enjoy your visit!

Im into my 2nd yr. Here. new mgmt. Is responsive their on top of property and units. They had did Tennant appreciation week. Do to my work hrs. Wasnt able to attend. Next one they should do a big bbq for the community. Maybe some bbq areas throughout the complex as well. Would deffently recommend and renew. Also great location. Everything you need within minutes. Landscaped every week, property and amenities always clean.

I called the office about getting annew screen for my front window around 1oand they had it replaced in 2 hours!! excellent response

Cleaned up from when I first moved in. Although I live in one of the older units they are typically quick to resolve maintenance issues and friendly when you call the office. Before Avesta took over it was less than desirable to live here, but the price was right.

I love living at avesta sunbeam. If i need anything done the next day they usually have someone out to take care of it. Everyone up front are nice and welcoming.

Maria was wonderful to work with. The community here at Avesta Sunbeam is safe and absolutely pleasant! I cant wait to move in!

I lived in this area for over 4 years and I am glad I am staying here. I have nothing but good words for this apartment complex. I will stay here as long as I can. Hope they keep up the good work.

Id give 5 stars, but their listed office hours are wrong, and it keeps me from being able to visit the leasing office after work.Office Hours: 2/5Listed hours are 830-530, but Ive walked up to locked doors at 455 on several occasions now.Not sure how they expect people with 7-4 or 8-5 jobs to ever come in if they close the office early.Rent Price: 5/5Location: 5/5Environment: 4/5Other than the office hours being inconvenient for blue-collar workers, its a great complex for single adults who dont need a lot of space. There are an abundance of water fowl( geese, ducks, egrets) which are very enjoyable to watch, as well as friendly. Very affordable, especially when considering the proximity to Orange Park, east Jax, and St. Johns.

If you’re a young adult looking for a cheap and friendly place to stay; Serotina Lakes is a decent option. For the price and amenities, it is a good deal for first time renters or for someone who is on a tight budget.

The Management is not very professional. They treat you with no respect. Their auto pay system is not adequate and they consider you responsible for the system flaws. They disrespect me because I complained that their auto pay system was not working properly. Later, they realized I was right but I am still waiting an apology.
