Please start doing something about those without handicapped placards taking handicapped parking spaces. Its a HUGE issues here for some reason.
Such an amazing and beautiful property!!!! Stephanie helped us out and showed us around and it was breath taking. The people are so friendly, helpful, and encouraged any question we could’ve asked for. 10/10 experience with Stephanie and loved the property.

The worst customer service experience we ever had. I have to say if I were able to rate -5 stars I would! The staff don’t care about nothing, they don’t even respect people, just 3 times we visited that office and they arrived late at the office (a long line of people waiting outside). With a lot of time in advance (more than a month) we reserved the apartment, and they said the apartment included a screened balcony when we when to pay they said “ohh the apartment doesn’t have screen if you want it you need to pay more in your rent”, we decided not to argue about that. Then, finally the moving day arrived, they said come pick up the keys at 1 pm, when we got to the office they said “ohh the apartment is not ready, come back at 4 pm we’re doing some touch up”. This situation with all my stuff in the box truck, I asked to leave early in my job for move in, and asked for help to some friends. At 4 pm we were told that the apartment is going to be ready in 2 or 3 days because it needs pets control, “but no problem come in 3 days it’ll be ready”. So, We were almost homeless and they only wanted to say “sorry”. Come on! Be responsible! We were put in a bad situation and we felt helpless
This whole complex is a joy to drive into,always looking well groomed and inviting; the little breezeway to my apartment is even clean. Coming home is as it should be, producing a state of safety and rest.In the office, Jamie, Elena and Ashley make going in a pleasure.If the day has been hard, they dont wear it- only smiles, looking as if they had been waiting for you! In time of need they have an overall attitude of genuine care, making sure every avenue is explored to ensure help!David, Kevin & Joseph are amazing- going out of their way to assist in big & small matters, never complaining.Timberwalk family has made a home for me, a people I depend on and trust.
This place is terribly managed. There has been bugs in my apartment since we moved in and we have been charged each month for pest control. they dont seem to spray anywhere but the outside areas. I have now started naming them and making them pay rent.The manager will freely tell you she has never handled a situation before, and then post the wrong notice on your door. I tried to figure out what it was about by going to the office multiple times in the same week, and I was blown off the whole time as they tried to figure out exactly what notice they should have given. Then they put the correct one on the door and refused to give information or show any proof to the claim when asked.The Managers go to response is I cant do that, so you may hear that a lot when dealing with her. Since moving in I have heard that multiple times in response to my requests for more information.Neither the manager, nor the company, investigated a complaint made on a person in my unit before going straight to kicking everyone in the apartment out for something that only pertains to a single tenant. (I am talking about roommate situations with multiple adults.) I had told the leasing agent I was only staying for a few months until I found my own place. He assured me I could sign a roommate release form when leaving and told me I still needed to be included on the lease. I signed and moved in. Now, when I went up to the office to ask for it I was refused.If anyone moves in with a pet, then be careful because anyone can make a claim about the pet and the manager will take their word as hard fact without performing any sort of due diligence first. Noone in the company bothered to address the situation or gather information from my units side before filing for eviction. I wasnt aware the neighbors had even filed a complaint on the dog and only found out when I came home to a nice surprise on the door one day.They refused to give any information or proof when asked about the complaint that prompted the notice to leave. Then I got served papers by an old gentleman pulling an oxygen tank. That is an extreme response that should have required some sort of investigating from all sides, not just 1.The neighbor leaves several bags of trash outside the apartment and the trash service we pay every month for will only pick up 1 bag and there is a dumpster where you can takes any extra yourself.Im not sure why the neighbors didnt want to take it, but It could be smelled from inside my apartment sometimes. The grass has been uncut for weeks, so walking the dog through that during the spring and summer months is an experience. People seem to do a good job picking up after their animals, but ones do get missed and they are hard to see in longer grass. The Office will give bags and there are bag stations around the dog walking areas.Last, the A/C unit had the condensed go out in the middle of summer. The maintenance man was nice and came to try to fix it, but because they changed the apartment to a smart apartment, the central hub messed up and had to be replaced. Something happened that caused them to have to come back with a new one and it erased all door codes. A little advice to residents, dont forget your phone inside because the app will be your only way to get back in, without having to call maintenance, if the hub (thermostat) messes up.All of that happened in the first 2 months of living here. This has been a bad experience that they could have handled better.

I lived at timberwalk for three years and would remained but I lost my mother and its only me but the manager Jaime is so kind and helpful and special notice to the employee joseph who has been a great help during my transition. This is the best ran safe and strongest maintenance free facility and home I ever had

Do not stay at Timberwalk at Mandarin apartments unless you like overpaying for mediocre management and very small apartments. I am a current resident (unfortunately) soon to be ex-resident. Since day one of us moving in, they have been very difficult to deal with. After driving 14 hours in a moving truck with a car trailer and another car, as we get here they tell us they don’t take cash or check for the deposit. So we have to take our loaded up vehicles down the road to Publix for a money order. Then once we get back, they tell us we have to get electric in our name before we can sign our lease. So 30 minutes before JEA closes we’re trying to get electric in our name. These are things they could’ve told us the whole week before we came down. Then trying to get internet was another problem. Tried going with Xfinity but they would have to come wire everything up. We thought the cable port may need to be replaced since it was coated in paint (most outlets are covered in a thick coat of paint). We had maintenance change the cable port. He also took it upon himself to remove our ethernet cable (was not asked to) and removed the functioning property of AT&T. He told us it was already wired for AT&T, so we decided to go with their service. Then we can’t get the modem to work. Service guy comes and tells us we can’t get it to work because the maintenance guy removed it. We had to get charged $110 for a rewiring fee. We asked maintenance to reinstall the ethernet cable since they removed it, yet they can’t do that. Seemed like he knew he messed up and didn’t want to admit it. We have been trying to get reimbursed for that since November with no response from management. Everything else seemed alright with the apartment, it was livable and decent but not fancy or anything. Although we believe someone tried breaking into our apartment due to the patio screen being forced open and our security camera we had installed outside was damaged. We never really felt safe until the patio was screened. Both the bathroom sink drain and the bathtub were clogged with hair and had to be cleaned out. The garbage disposal only worked a couple times before not turning on when switched on, and fills up the sink with water if you run the dishwasher. The kitchen sink had to be fixed two separate times due to leaking (we fixed it since the maintenance guy was incompetent). 3-4 of our outlets don’t work or only half of it works. Very early on we decided we would not be staying for another lease. Today compelled me to write this negative review. They started upgrading the apartment buildings with iApartment accessories: an electronic door lock, thermostat, and outlet plug that are controlled by an app on your phone. Which is cool, but not what we really needed or wanted. We had it scheduled for 4:30pm so that my fiancée could be home to let them in and keep our anxious dog calm. They came in unannounced at 1pm and freaked our dog out. They installed the thermostat and turned it on to make sure the heat was working. It filled the apartment with smoke since it had been so long since if was used. The fire alarm is going off, our dog is panicking. He put her onto the screened patio which she tore a hole in the screen. Then they brought her back inside, where she tore another hole in our living room window screen that was open due to the apartment being filled with smoke. They say she didn’t jump out, yet the hole is the size of her and the screen was ripped. Having one of our previous apartments catch on fire due to neighbors smoking, we were very worried and our dog was trembling and traumatized all over again. Our problem is not with the iApartment company, it is with management. They were not supposed to give our key to the company and enter the apartment without us present. We are very dissatisfied with our experience with Timberwalk at Mandarin. I will NOT be recommending this place to my worst enemy. Look harder and find a better company to move in with.

I just moved here after having a rough patch over the last few months. I have to say that the friendly office staff was so helpful, friendly, warm and professional. Ms. Jamie went above and beyond to show me around, process my application and get me moved in on the same day! The apartment is so awesome, it is just the right size and the layout is perfect! The view of the lake is the best. I can even say that the maintenance staff is on point. I had a stopped up toilet this morning and put in a work order request and they had it addressed and repaired within the hour. The only complaint I have at all is the parking......there is not enough but that’s just about anywhere.......Thank you so much!

So far my stay has been pleasant. The apartments are beautiful, the people upfront were very nice and helpful and seems like a safe area. I enjoy waking up every morning with a view of the pond along with seeing ducks and other creatures. I love the valet trash service and how quiet the community is. I’ve lived here for about a month and no complaints.
First very good thing its safe area to live. Its the placeor better to say home to live. Everything is perfect. If anything is wrong they prepare it quickly. The living room is big. They have party in every 2 month. The good and quiet neighborhood. I love it.
Out of all the places I have lived, this has by far been the best experience Ive had. My boyfriend and I had an extremely sudden move and the front desk was so helpful throughout the whole experience. Every time weve had a maintenance issue they have showed up almost immediately. Definitely would recommend Timberwalk at Mandarin to anyone!

Im actually very sad to be moving out of these apartments. This is the one apartment complex I’ve ever lived in where the office truly cares about you. We lived here for two years and lived in two different units and I can’t think of a single thing to complain about. Every issue we ever had was solved same day or next day. If there was a pest control issue, they would send someone to spray the next possible day and it actually worked! It was safe for my pets too (Keeping bugs away has a lot to do with how clean you keep your apartment so don’t believe people who say these things never get solved, because they do). Our garbage disposal busted and the maintenance guys were waiting at my door to fix it by the time I walked back to my apartment from the office to put in a service ticket. We’re sad to be leaving but we still have much love for the ladies in the office who make living here amazing. We will miss you!!! 🥰
I have loved being at Timberwalk. The office staff is great and very informative on everything. It’s very quite, never have any noise issues. Maintenance is very friendly and very fast at fixing any issue you have. The location is great. Overall this is a great choice for an apartment.
Out of all my experience with apartments I have never had a worse one then this. I have no idea where to start, from day one we had a broken dishwasher, when I explained it would get stuck at a certain point and run for hours nonstop until manually turned, they had maintenance come in, they would open it up, and report back it worked fine, this happened 3 times because in between each time I would sadly jus manually turn the knob myself. The staff was rude and seemed to not care at all. They were unhelpful and would charge fees for anything they could. Nothing but fees my first 4 months here. The maintenance crew was rude and barely ever gave warning, once they even caught my roommate half dressed from barging in. This apartment has no drop box and is closed Sundays, super inconvenient for those with day jobs who pay by check. The floors were disgusting at move in, I even wrote “dingy floors” in the move in report I turned in. Seriously would never recommend this place. It’s overpriced and the only happy part of it all is we signed a 9 months lease and it’s finally over.Oh and when you move out, be prepared for...... fees, and if your move out is on a Sunday, you won’t be able to turn them in and will get charged.... you got it... fees.In sum:Maintenance: 0/5Office Staff: 0/5Overall Apartment quality: 0/5Overall Complex quality: 2/5

Seriously one of the best apartment complexes in town. It’s so quiet and clean. I’ve never felt unsafe here. My husband and I left for a year and all we could do was talk about moving back in. I’m so glad we got back in. Our apartment is fully updated and just so so nice. Only down side is there’s not a lot of storage space in the 2/2 lay out we have now but there’s more than enough floor and wall space that if you’re creative, you’ll have no issues. Our 1/1 we had when we first lived here was so big and beautiful with vaulted ceilings and a fireplace and had TONS of storage. The ladies that run the place are amazing, the maintenance is quick (like same day) and they’re all so friendly. There’s a dog park and a salt water pool that’s always clean looking and feeling. Seriously I probably won’t rent anywhere else in all of Jacksonville. People come here and stay for years for a reason.
My husband works as a truck driver.and hi is often not in Jacksonville.our car is standing in front of our house. I Ieft the house and saw my car is not standing where my husband left.i was very nervous when i looked for my car, my blood pressure increased .and i thought it was stolen.then i found out that they would make repairs in the yard .no one warned us .when it was all over my car had to be put in place .i dont know how to drive a car. i asked 2 people who work in the office to help me put the car in front of my house but they refused me.
Ive lived st Timberwalk for almost 4 years now and I love calling it home. They are currently renovating the dog park and it looks amazing! The floorplans give you the space you need and theres a decent amount if storage. Other reviewers have mentioned roaches, but I can testify and say the pest control company used here is second to none. We saw a few, got the pest control in here and theyre gone. Quiet environment, great maintenance and the office staff is approachable and friendly. Thank you for making this a great place to live!
This is a community. When we work as a community, we get good results.If you have any issues, please address them immediately so it can be resolved in a timely manor. Please pick up after your animal and leash them as it is THE LAW. The issues I see complaints about could easily be resolved.If youre just one of those people who is never happy, please just continue what youre doing.by the way, I LOVE LIVING HERE.
Take back my last 3 star review. The staff here is great. The front office is very professional and on top of everything. The maintenance crew are top notch. Aside from some people not picking up dog droppings. Place is great.
Just moved into my apartment here at timberwalk Mandarin. Jamie, Eleni, and Lauren assisted me in finding a great place to call my home!! Moving in has been hassle free and very relaxing.
Absolutely love our newly upgraded and renovated apartment. The gym and pool are always nice and clean. Staff is friendly and rent is reasonable. Luckily our building is very quiet, however there is a little grey schnauzer - update he is either gone or moved buildings lol.
Unfortunately I use to like living here in the beginning but now I HATE it. Nothing gets resolved. My rent has been screwed up for 5 months now and I keep getting the same answer we emailed corporate Well guess what, Im moving now. After referring my mother here I feel bad I have done that. I dont even care about breaking the lease I just want out!! Everything breaks and you get so tired of calling someone to fix it you just say screw it and leave it as is. Very heartbreaking being that the rent is SO HIGH. You would think there would be more care in the service you receive. The pest issue is horrible, cats everywhere, parking is terrible, garbage is horrific. I just cant anymore. So over this place!!
The staff at Timberwalk went above and beyond to get me & my family approved and into our new apartment. The communication throughout the process was awesome.
Stuff falls apart pretty regularly, but they are always very quick to fix it. Children are pretty common, and we hear them running around like crazy people sometimes, but for the most part theyre well-behaved (no graffiti or damaged vehicles). The grounds are beautiful and well maintained, there are fountains in the water in the back area, and the pool is open all year round and kept clean. Overall, though the neighbors sometimes get a bit noisy, this is a most pleasant place to live.
My upstairs neighbors do laundry Every single day at 5 or 6am!! And their kids are running all the time, it seems like the ceiling is made out of paper! Even my floor vibrates from all their stomping, i cant wait to move out and finally get a good night of sleep.

Family members of mine have been living in this apartment.It ‘s infested with roaches there in the light switch, in cabinets-, the people that work there say they’ll be up with an exterminator they never show up !I’m locked in a contract it’s miserable living here.No grass in the park which is a dog park - dogs come in muddy.The two girls that work downstairs are rude and don’t care about the apartments at all.My next step is a real estate lawyer do not move here.
As a delivery driver I absolutely hate this place. Having to deal with their gate does nothing but prevent its residents from getting their food on time. Other apartment complexes with Gates will give my company a passcode as to not inconvenience the residence. Upon asking them for said passcode they were nasty and rude and refused. They have reserved parking which is a terrible amenity to get charged for and only furthers the inconveniences for residents and visitors alike. They have an illegitimate speed limit sign I imagine as some kind of joke or something. All in all Id rate this place as one of the worst places to live in Mandarin.
Finally moving out of here and the process of doing so can’t go fast enough! First of all I always have someone leaving trash in front of my door. I travel a lot and am not home much hence why I figured apartment life was best for my daughter and I. Well not only do I come home to someone’s trash bags in front of my door but I also get fined $25 for trash bags in front of my door. I have gone to the office about this I don’t know how many times. It’s frustrating to say the least. Then there’s the fact that the bathroom above me apparently had a leak so I ended up with a hole in the ceiling of my bathroom....the office solution was to stick a temporary fix by patching the hole and painting over it....well surprisingly now there’s mold. I have had to put in work orders for the hot water pressure not existing so my daughter and I end up taking cold showers...maintenance comes out to”fix it” it’s good for maybe a month or so and then back to no hot water pressure until someone comes out again to “fix it” and then like clockwork it’s out again. I gave my notice of me leaving like I’m supposed to and when asked why I stated that I found somewhere bigger and more affordable. And when I stated that my rent went up each year I was told that I should have talked to the staff to have them work with me....yet I have the hardest time working with the office staff on ANYTHING. You never get the same people and you never get a call back and now I can’t even make payments online on my account. I had my bank account info saved to make payments bc if you use a card you get fined for that too but now that’s the only option to make a payment ....great anyway to get more money for a poor living environment....oh and my car was broken into and it’s pointless to pay for the reserved parking....people park in your spot anyway and when I went to the office about it they said they would have the people towed....it happens continually ....I’m just over this place and the disorganized way of handling things. I do not recommend to anyone. There are much more affordable options that are actually worth the money. Oh and the gate is always having issues and the security guard...twice now when I went on a run at night....was asleep 😑 like really what’s the point 🤦🏻♀️ Just an update from my end....I have called multiple times and nothing has been resolved. I get different people all saying I’ll get a call back and nothing. I am so frustrated with this place and leaving on good terms is becoming so difficult. I will never refer anyone here it’s AWFUL
Ive lived here nearly two years, and I definitely like this complex. Maintenance requests are fulfilled very quickly, its a generally quiet and clean complex, we havent had any issues with bugs and were on the first floor. Staff is pretty quick to respond to any issues. The only thing I would change is the laundry room. Two dryers have been out of service for a while now, so it makes doing laundry somewhat frustrating on the weekends. Overall, though, two thumbs up.
This apartment complex is one of the best I have ever lived at. I was in a two bedroom and moved to a one bedroom this year. I had problems with an old roommate who neglected to pay her portion of the rent (unbeknownst to me), and they worked with me for almost 3 weeks while I tried to get her to pay the last month without moving forward with any type of eviction. Now that I am in an apartment by myself, they still continue to give the best administrative service and maintenance service. The pool area is amazing with lots of activities and the security guard is prompt in responding to any nuisance related activities that happen at night. Good value and great people. Highly recommended place to live.
The office staff is horrible and rude. They have a very hard time keeping things up. They tried to charge me rent twice due to a mistake on their end. They never pick up the phone. Just a bad experience as a whole. Would NOT RECOMMEND. DO NOT MOVE HERE!!
I lived here for 26 months. My first apartment was in building 4, which had horrific pest control issues due to dirty residents and residents leaving their garbage outside their units in the breezeway. At one point roaches were climbing out of the drains and through the air vents. I complained to property management multiple times when I no longer felt able to cook in my kitchen due to sanitary reasons from the roaches. One morning of note, I was going down the steps only to walk down a level and see a wild possum chowing down on my neighbors trash. It hissed, I ran - Not a fun day.Also, the woman who moved into the apartment next to us had an ongoing dispute with property management over bed bugs. She seemed like a psycho but we had the shared walls bathed in poison just in case.That prompted us to move into building 7, which was a vast improvement until our neighbors across the way decided to keep all of their garbage in their storage closet. You can imagine the results. When we were moving out I heard they were implementing valet trash services, which I hope has helped. The smell alone from the garbage compactor is beyond horrible, some days you can smell it across the property.One of the byproducts of the garbage issue is a huge population of feral cats. Some of these cats are so stupid they will put their kittens up in the axles of cars parked close to the buildings. After 2 times removing 4 kittens from the underside of my husbands car, we parked clear across the parking lot, instead of our reserved parking spaces, just to not have the trauma of killing the kittens by accident. Residents also feed these cats, but dont take them with them when they move.We complained to corporate once because after a hurricane, we reported roof damage. Without any notice, phone call, knock, or communication of any type, one of the office staff brought an entire roofing crew into my apartment while I was in the shower. I walked out, naked, thinking Im alone in my own apartment, only to find my living room full of people. She was fired, so hopefully no one else will have to have that happen to them.The gym was vandalized so many times I lost count and ended up getting a membership at the Y.The office staff when we were there did not know how to properly work the software. Every time we put in a work request for our apartment in building 7, the maintenance crew would go to our apartment in building 4 because no one ever updated our apartment number in the resident portal. We complained multiple times, was told something about corporate, and then gave up.The final issue we had was when we were moving out. We had an issue with charges that were assigned to our final bill, but when we called the office no one ever had time to pick up the phone or return our messages or emails. The charge was in regards to carpet that we had cleaned before we left, there was no issue when maintenance did the walk through but suddenly there was after the apartment had been vacant for a month. Thankfully, we had a friend who could physically go to the office to force the staff to interact with us. We were then told that having someone do that for us was rude and unacceptable, even though we were being ignored and just trying to get the final amount to pay and be done. Management did drop the charge, for which we were grateful.In summary, avoid building 4 at all costs. That entire thing should be tented and fumigated. Dont live anywhere near the trash compactor because the smell is beyond awful. Dont park near the buildings unless you want to deal with the feral cats. Dont count on the gym actually being in working condition. Dont expect a response from the office staff if they know you live 1500 miles away and cant physically walk in.Its sad, because at the beginning it was a great place to live. Once the residents changed and the roaches swarmed, it was all downhill from there.
Had a water leak a while ago; I let the staff know and they sent maintenance immediately. Can’t blame them for the water leak (its a big community so problems come up). But I like how effectively they handled it. Gotta give credit where it’s due
I have lived at Timberwalk for over a year now and have had no problems since the new management took over. The office staff and maintenance staff are wonderful to work with anytime I have a problem it is fixed usually that day but no more then 24 hrs later. I needed new carpet and my tubs needed resurfacing and within a week everything was done and taken care of I also had a bug problem and within a month the staff had my problem under control and worked hard to fix it and now I dont have any bug issues. The grounds are kept clean and in shape. Me and my daughter love living here and the residents are very nice and friendly. I have recommended Timberwalk to several friends cause its a joy to live here and the prices are reasonable.
I have been here a year and I love it. The community is quiet and I love the large trees. Jessica at the front office has always been helpful and maintenance is very responsive. Conviently close to 295 and San Jose. If I didnt need a bigger space I wouldnt be leaving
To be fair this is an apartment.Overall my experience here has been decent.The maintenance team is so friendly and helpful. They typically show up the same day and will come back over and over again until something is fixed the right way.The community is overall fairly laid back and pretty quite.Office staff is friendly, with the limited times I’ve interacted with them.Here is where it gets tough to give a better rating.You will have bugs in the apartment. My girlfriend is an absolute neat freak and my apartment is clean yet there are roaches that we will find here and there. Not a complete infestation but it’s still gross.The parking is an absolute nightmare. Have anything bigger than a mid sized suv. Good luck trying to park. The parking spaces are extremely compact and you will get numerous door dings even in compact sedans.The dog park is disgusting. It’s less than a year old and the smell is completely overwhelming. I don’t really know how they could prevent this they do have dog poop stations, but it’s just bad.The rent has increased durastically for no reasons what’s so ever. The only thing that has changed since I moved in a year and a half ago is vallet trash removal (which is great) and the dog park.but I don’t see myself paying $300 more a month for this apartment than I did when I moved in.Old Saint Augustine is a JOKE to live by.Lastly, storage is very limited.These are great apartments if you can deal with the above. I wouldn’t necessarily live here again in my situation, but it’s really not that bad of a place. Pretty pleased with what I’ve had for the last year and a half. Time for a change though.One extremely upside to this apartment, the elementary school my son goes to is 4 minutes away and it’s a phenomenal school.
So I just praised this place yesterday in a Google review.... Today I get an email that I have 3 weeks to figure out if I want to sign a lease for $300 more than Im currently renting at. How do they even come up with these numbers and how do they sleep at night. Ill be sure to make sure all my contacts ( over 500 in Jax) all know about this scumbag hand they just dealt me. Just wow. Dont move here.
I actually love it here . Its a great community prices are right and great location . HOWEVER my new neighbors have been causing issues as they think that they moved to the hood . They argue outside yelling profanities and they always have their music blaring at night. They need to better screen residents. Its also a gated to community but the gates never close. Maybe too many complained about not being able to get . But that their issue and should have their key cards with them . They have security at but the gates should still be closed .
The one in Jacksonville, fl is pretty good,they always come and fix whatever you have in a hurry. Joe is supper nice although they lied to use about the new carpet everything else is pretty good...but theres a lot of young kids around that neighborhood (elementary, middle school ) other then them running around like they lost there mind in front of moving vehicles.its not that bad...4 stars
The worst place I have ever rented from . . . all this place wants is your $$$$$ . . . that is all they care about. All I can say is if you move here take your time & do some research because this place is SHADY!!!! . . Slumlords!!!!!! . . . . Zero communication when it comes down to hidden feesE.G . . . called them to let them know I would be late on rent I would pay on the 11th of the month . . . the associate tells me no problem just to let you know on the 10th we start the eviction process but nothing about the $500.00 fee for lawyer paper work for the eviction so on the 10th theres a red letter taped to my door stating I owe this extra $$$. BS!!!! . . . Stay away from this place!!!!!
Just moved here a couple of weeks ago. The neighbors are friendly and the area is really nice and quiet. The only concern I had was that the maintenance man can come into your home when you’re not there and without letting you know. I reported that and it was taken care of. I had an issue with my AC unit and it was taken care of the next day, so they’re quick to fix anything that’s broken.Edit: I wanted to update after staying a little longer and having a more accurate review. We broke the lease last month and it was up in August. The place isn’t bad but it’s definitely not worth the headache. When we first moved in, grounds were quiet and everything was nice, but closer towards leaving, we noticed some issues. The maintenance team is great, however, accommodations aren’t so great. Right before we left, they closed the car wash/vacuum station and turned it into a mini garage for the golf carts. People ended up blasting loud music right under my window because they were trying to wash/clean their car in the parking lot. They spray painted the entire parking lot and charged us $50 for it. (Not sure if they charged everyone or not.) No issues as far as obnoxiously loud neighbors BUT the walls are pretty thin. You can hear someone in their bathroom if you’re in yours, you can hear them laughing or talking (if they’re loud) and if they’re having sex, you can clearly hear that, too. The unit itself is updated, but not worth the price they charge IMO. We were quoted $985 upon move-in and around the 2-3rd month, we noticed a hike in the price. We were paying $200+ a month in utilities we didn’t use. So instead of paying $985, we ended up paying $1200+ on a unit that’s 600sqft. Better off renting a house or moving somewhere bigger/cheaper. The staff up front changed so many times, I lost track of who’s who. They try to be helpful, but the lack of knowledge on their end is VERY frustrating. I didn’t appreciate being lied to about the questions I had, (I won’t go into full detail) but we got to the bottom of the situation. I’ve definitely had a staff member give myself and my significant other attitude on different occasions, so that’s my complaint as far as staff goes. All in all, if you’re looking for something affordable and comfortable, this isn’t really the best place. If you can spend $1200+ a month on rent comfortably, this is the place for you.
Roaches behind the stove and cabinets. Rugs smelled and are cheap. Dinky washing machine which was broken when I moved in. Neighbor with pit bull tearing in to neighbors dog. Which needed a plate in the head and stitches. Neighbors smoking crack and weed all around the apartment. Garbage left outside apartment doors for days. Garbage near dumpster over flowing with racoons and cats eating whatever they want. Apartment was broken in to and I had several items stolen. Apartment upstairs broken in to as well. Poop all over the grass. Some of the neighbors were nice! Staff in office (other than Jessica) are rude. A ghetto dwelling with a decent pool.
The office staff is either shady or incompetent.We originally were moved into the wrong apartment (base model when we wanted simply modern), had to move to a new unit thinking its the model we requested only to find out 10 months later that its not (hence why we didnt have the appliances asked for). Apparently, they were OK with not letting us know that we were not going to end up with the apt we wanted.During the move from the wrong apt our brand new dryer that was inspected when dropped off ended up with a huge bash on the corner when moved to the new apt. Staff claims innocence even when confronted that no one else had access to the dryer.Tickets get closed without resolution or contact.There is no enforcement of apartment policy (dog poop everywhere!) and when you request they enforce the policy they say they cannot do anything unless you witness it but they also dont want you confronting neighbors. Catch-22. Guess I have to walk around with my phone ready to take pics at any time.We had a neighbor who kept putting their trash in front of our door. The office said they couldnt do anything since they didnt know who it was. We ended up doing the obvious thing and dug through the trash to find out who it was from the mail. Thanks for making us do your job for you.The area between the pool and the buildings behind is are a no-mans-land filled with tree debris, dog poop, snakes and other vermin. Thank goodness for the local feral cats or the place would be overrun. Even maintenance knows how bad it is back there yet management wont do anything. (They closed my ticket without contact or resolution)They say they have a good neighbor policy yet when you talk to them about it they said they cannot do anything since its a he-said-she-said. I had a run with a neighbor who woke my wife and myself up at 8am with a dog barking and loud conversation. I went outside to talk with this person and was met with instant attitude. They name dropped the office mangers and said she also worked there. I said, fine, whats your name so we can both go in and talk to the office manager. They refused to give their name and proceeded to go on a rant then finally walked away. The odd thing is when I talked to the office manager they knew the other persons story and came up with excuses for them before I had a chance to present my story. This person also misrepresented themselves as someone who works for the complex, yet the office manager said they didnt say that all. How did she know? As she said, she wasnt there. Which was her excuse for not doing anything about this rude person. Obvious favoritism is being shown toward this tenant and again, the only proof they will accept is a video I guess. Otherwise neighbors can be as rude as they want to be as long as there are no other witnesses.There is a neighbor who is pouring acid or bleach on the local feral cats and the office refuses to alert the neighborhood to this potential threat.You will have roaches day one you move in and you are responsible for the pest control (even though you pay for pest control monthly which Ive never seen onsite). Being a bit OCD, Ive been on a roach war since we moved in but it doesnt help that the building have tree debris and pine needles right up to the wall. If clearly states on any exterminator site that all debris should be kept 5 feet away from the building to prevent roaches.There is only one trash compactor for the entire complex which often means bags left on doorsteps, at the mailboxes, or piled in front of the compactor.On a positive note: Most of the neighbors are friendly and you can easily make a common bond with them with complaints about this complexes management.We have only a few months left here so there may be more review to come!
Ive been having a problem with roaches since day 1 of move in. I hadnt even pulled in the 1st box when I noticed a tiny roach crawling on the tile when you 1st walk in the door. I immediately put in an order for pest control, because Ive been told if you see a small one, then theres more where that came from. I kept seeing more and more, from the kitchen, to the bathroom... there was one even in bed with me. I had to swat it off my leg before I killed it. I pay for pest control every month and was never told that I had to call them every Monday to be put a on list. I assumed this was something that was automatically done. I found out they werent spraying when I was on maternity leave for 3 months and recovering from a C- section. I was in that apt almost 24/7 aside from my 2 check up appts and I never saw a soul come in that apt. I never had roaches at the last 2 apts I lived in. They stayed on top of pest control. Ive been here a over a yr and got stuck in a 2nd lease because the seller of the home I was looking to buy went with another offer. At this present time, theres a SERIOUS infestation. Notices were emailed out for buildings 4 and 13 for quarterly pest control on 3/8. I thought finally, some relief! I cant even cook in my kitchen anymore! The problem was getting worse. Id kill 1 and see 3 or more. I called to find out when the quarterly spray was too begin. I was told 6/1. Apparently, they were in the process of finding a new pest control company. So, that would be close to 3 months without pest control. I bought some Raid for reinforcement, which I didnt want to do, because I have a now 1 yr old and currently pregnant and those fumes are just horrible! Im going to be on maternity leave in December and I cant be in here nursing a newborn and spraying Raid. This is just ridiculous and uninhabitable. I need to find out how to address this legally, because I shouldnt have to pay a termination fee for something that was going on long before I got here.
There would be more stars if we didnt share our apartment with cockroaches. We have been here 4 months and it still hasnt been eradicated since day 1. We shouldnt have to tip toe in our house so we arent spooked or carry a swatter and raid walking around the place. Then come to find out we are paying monthly for pest control even though it is obviously not working at all. I still havent utilized all the cabinets and drawers in the kitchen because of this serious infestation. I have done nothing but complain since the first day and it isnt fair to pay this much in rent when the roaches spend more time in this place than we do. This is an unsanitary environment and next call made will be a health inspector. Im frustrated and at the end of my rope.
Tried to deliver food. No way to enter a gate code. Dont recommend living here if you want to have guests over at any point
Office staff horrible especially Colleen she is the most condescending disrespectful person I hv ever met. Water bill is ridiculous and as high or higher than utility bill. Need new office staff. Maintenance staff is the only saving grace Joe and David are awesome.
Manager is lacking in customer service, not approachable, apathetic, mean spirited and unfriendly. I would not refer anyone to live under the current management. This is stated by a long term, good standing, trustworthy, reliable tenant!
This place will rip you off on move out day. Stay far away! Any 5 star ratings are just shills for the company. Youve been warned.
My partner and I both recently lost our jobs due to mass job cut at my job and company closing at theirs, had to move out of Timberwalk on Jan. 4th without notice but went and spoke to staff on the day we knew we were no longer going to be able to afford the apartment. Used our last money to get a u-haul to move out, and made a point to go into the office together and explain the situation, and ask if they would be willing to work with us on a payment plan. Two office staff members said office manager wasnt in yet, would be coming in late, and theyd have her contact us about it. Had us sign a paper before they could even fill in any amount due, which I have a photo of. Dont know what they may have input on the document after we did that, but we had no choice but to leave, we could not afford to stay another month. Asked them if they could do a walk thru of the apartment with us. Staff Abby (i believe) did a walk thru with us on Jan 4th. She said everything looked good to her, and that office manager still hadnt come in, but would have them contact us about setting up a payment plan since we unexpectedly had no way to pay anymore. But no one called or left a voicemail on either mine nor my fiancés phone. We even logged into our tenant portal account well over 2 weeks ago to submit an email ticket to them to let them know we hadnt heard from them and would like to setup the payment arrangement, as we were advised when we left that we would hear back from office manager within a few days from moving out. We ASKED them to call us and provided both of our phone numbers in that email. Did not receive any response whatsoever. Yet, today Jan. 30th, not even a month since vacating, we received a notice that Timberwalk sent us to collections. No one had the decency to contact us directly, after we not once (in person, day of move out), but twice (via tenant portal email) expressed our willingness to find a way to pay what is due. But no one called or emailed to even tell us a final amount due, let alone discuss payment plan options. They lied to us, and operate unethically, when we were honest with them and just trying to be ethical. I suppose doing the right thing and letting them know our situation, providing our new temporary address, and asking to make payments instead of just up and vacating without giving them our forwarding address was a waste of my time. Very poor experience. I do not recommend anyone do business with this property after this experience.
UPDATE 4: Why cant we give negative stars? Contacted someone about two weeks ago about my refund, was told that I would be getting it soon, and that someone would follow up with me soon to give an update. Two weeks later STILL nothing. So I had to call AS USUAL because my emails are being screened like Im drunk texting an ex, and they tell me theyve JUST emailed accounting and cant tell me anything until they get a response. At this point, I think Im getting the run around simply because they dont like me because Ive been having to raise hell over something as simple as a refund. Not sure why its so hard for them.UPDATE 3: Not only have I contacted Noelle the property manager but also the regional manager by email, and both have neglected to respond. I called yesterday and no answer as well. Again, Ill advise anyone against applying here ever. Theyll play nice when theyre ready to take your money, but as soon as it goes downhill, they will screen your emails and phone calls. They say rejection is the universes protection, and Im happy these things happened and showed me the true colors of this complex. Im so happy this situation pushed me to the amazing place Im moving into this weekend (Pointe Parc.)UPDATE 2: So a week ago, I was informed Id be refunded my application fee due to my awful experience here. A week later I have not seen it deposit into my account. Ive emailed the contact Noelle twice now, and have not received a response--shockingly. Working in an office myself, I know its not difficult to go through and respond to emails, and to ensure theyre all replied to. This place is a joke, I dont recommend you even apply here.UPDATE: I wish I could give this place negative 3 stars. So after being given this run around, three days ago I received an email saying the exact same thing about pushing through my application. I told her not to worry about it, as Id already been accepted elsewhere. I requested my application be refunded as I never received what I paid for (a decision), and SURPRISE SURPRISE no response to my email, no follow up phone call. I suppose they plan on keeping my money when they didnt even do their jobs. Dont even think of applying here unless you feel like being robbed.I had a great experience during my tour here. The two ladies that showed me the apartments were so funny and nice--hats off to the 9 and 3/4 speed limit sign. Thats the only reason they get any stars. However from there, it was downhill. The online application process was simple enough, very modern and streamlined. However, after a day I had no response, which is usually how long it takes. Friday I got a call basically saying there was an issue on their end with my application...okay thanks so whats the solution? She said shed contact IT and see. The weekend ends and I call back today (Monday)--still nothing but the same Ill contact IT and call back this afternoon. I ended up calling them a few hours later although to their credit they were just about to call--still the same Ill contact IT and call you back. So after way too many days of this, Ive decided to apply elsewhere (Pointe Parc to be exact) and even if its a denial, its nice knowing I wont be given this same run around. I suppose my application will be still floating around at this place and maybe sometime 3 years from now Ill get a decision. I do have half a mind to ask for my application fee back, because I paid 50 dollars for a decision and havent even gotten that, so where did my money go??

Dangerous neighborhood, ask the cops how often they visit the area. Literally the worst rental experience of my life. I cant single out one thing that was actually honored by the leasing staff. There are three staff in the office and three maintenance staff and thats it. Its a skeleton crew at best. On top of that, the office staff is about as smart as house plants. The blonde girl, Colleen Jacobson, just stares back as if shes not sure what language to respond in or if she even understood anything I would say. The property management, Noelle Salomon, is by far the rudest and most unprofessional person Ive ever been engaged in business with. She ignored several voice mails and nearly a dozen emails sent by myself and fiancee. She simply wouldnt listen to the expressed concerns about violence (I had a gun pointed at me while I was exciting through the EXIT. A Champagne colored Chevy Suburban, or similar SUV, wanted to drive through the EXIT while I was still exiting. I wasnt moving fast enough so some guy pointed a pistol out his window at me) vandalism (I witnessed some children throwing rocks at a ladies car, then she chased them down, noticed I was an onlooker, enlisted my aid and then never reported the incident), drug activities taking place on property (unit 614 and 617), the level of noise comming from the people above our unit and general outside noise, especially later in the evening. They even took a deposit for my ESA, despite her own leasing paperwork stating the contrary and then tried to explain that there was no mistake made, they dont actually follow the rules of the lease, it just a general outline they downloaded off the internet. Animal feces litter the grounds and the staff does nothing. If mentioned, they will say we have to see them do it to correct the behavior but they only leave their air conditioned office to show new leases. Thats all they care about, signing new leases, collecting money. Having such weak ethics in the office has allowed the community to decay. People here are very rude and very loud at night. Many nights I didnt sleep until the noise stopped between 4 and 7 AM. I attempted many times to find a fix for this behavior, even called JSO twice, they pretty much laughed in my face. One officer even said that this wasnt their problem, that Id need to speak to the State Attorneys Office. Thats actually not true, he just lied so he didnt have to do more paperwork. Back to the noise level, so unit 617 claims they work until 1130 or even midnight and dont get to bed til around 3 AM. The working late bit was a total lie, the female never left the house without the male, and he usually worked from 2ish to 10ish, PM. They also claimed that the earth shaking percussions we would hear were a cat knocking over a bar stool, yep.... And the office just completely believed them and nothing else was done to deter the loud and obnoxious behavior. After complaining enough for the office to contact them, it just got worse. Random loud slams, running back and forth, noises that sounded like domestic violence, criminal mischief at my door (leaving trash, cat food tins/ cat litter, oil on the door knob, prank knocking) All this noise was happening between 4 and 7 AM, and the office wouldnt do anything. Anthony Matthew Caruso an enlisted sailor with a rate of E3 and his female companion were the people in unit 617. This ridiculousness went as far as me reaching out to contact his commanding officer, whom stated, it was a civil matter, and nothing he could do. WOW, thats probably the weakest explanation Ive ever heard from military personnel. Theres literally pages more I could add to help you understand how ineffective and unprofessional these people (staff) truly are. Please make an informed decision. Do yourself a favor and keep looking before you settle for this horrible and unprofessional place.
Our unit has flooded from the unit above ours three times now. The third time that this has happened, no attempt to check for structural damage, mold, or to even repair the large hole in our bathroom ceiling has been made in over a week. The office staff were unwilling to help us transfer to a new unit (as ours obviously is prone to flooding), nor were they willing to allow us to break our lease a month early without a substantial fee.
Poor customer service. Agent did not greet us or inform us of any specials I wanted to inquire about deal I saw online but it was obvious that she was not interested in leasing apartments that day or at least not to me.
Hate this place. Cant wait to move!!
