I inquired about an apartment here at the end of April and during the whole process the staff were amazing. Megan got back to me within an hour about requesting information and with the help of her and the assistant manager, Jasmine, I moved in within 3 days. They had the apartment I was looking at ready to move in and I couldn’t have asked for a better experience. They have great attitudes all of the time and they are always willing to help. You’re always greeted with a smile and a friendly hello. The complex is always clean and quiet and I loved calling the place home. Even when I had to move out early due to a roommate leaving for the military, the process was so smooth. These ladies are ALWAYS professional and willing to help. If you’re looking for a place to call home, I would definitely look here.

Trails at lake Houston is one of the greatest places I lived. I love to call home they have great location great staff jazzmen and Megan are very sweet and awesome. Really feels like a family in the office.
I’ve been here for about a year and a half and have ZERO complaints about it. Maintenance is awesome and responsive. Front desk is always so nice, sweet and perky! I would definitely recommend :)

By far the best apartments I’ve stayed in, even though I had to do karaoke in front of everybody .lol. Every employee is energetic and communication skills is on point. Very clean apartment and neighbors not loud.
This place is the BEST place that Ive ever lived in. They hold many events such as Movie Night, the customer service is amazing, and the pool area is high quality. I would give this place an 11/10 if I could. If you are ever for a place to live, this is the place to go!
I love The Trails at Lake Houston!I just signed my 4th lease. Super excited to have Jess back as manager. Special shout out to Jazmen and Megan in the office. They always take care of me and always have a smile on their faces.Great facilities/amenities and close to the growing Summerwood restaurant community. Lots of families and all the residents are friendly and look out for each other. It truly feels like home.

Where do I begin… As soon as I walked into the office I was greeted by a lovely leasing agent, Megan Cyr. She was super informative, helpful, and kind throughout the entire process. When I first came in, it was near the end of July. She originally said that the earliest I could move in was August 10th, however, she went above and beyond to get the apartment ready for us by August 5th, almost a week before our original move in date! So to conclude the review, the apartment has been fantastic! Finally, Megan Cyr was super helpful, kind, and patient which me and my bride to be greatly appreciated. I definitely recommend this apartment to anyone looking to move to the Humble area.
The people in the office are just plain rude and don’t really care whether you stay or leave. I’ve been here almost 4 years! and in these 4 year something wrong has always happened Im not one to complain but I’ve had it! First they moved us to an apartment where the carpet was not cleaned properly but they said sorry for that. 2nd we moved to a first floor apartment and that apartment always smelled super bad! 3rd we decided to give them one last chance and moved to a 2nd floor apartment we loved it for the first months but then the mold came and a bunch of our stuff got ruined, for something that was not our fault, they did not take any responsibility.I DONT recommend anyone to come live here! Don’t know why I’m still here 😭

I wanted to share my experience while visiting this community yesterday. As soon as I walked through the door at 5:50 (they close at 6) I was greeted immediately by Maria. I did apologize for going so late and she looked at me and said I am so happy you made it ❤️. The energy was so welcoming I felt at home. She was so full of energy and took her time with me. She took me to see 2 one bedrooms and I was not rushed. I really loved the Angelina but Unfortunately, my budget is under $100 of their asking price. I will not be able to afford during this time. I loved their decor of Autumn. They have decorations hanging from the ceiling! I have not seen that anywhere. Thank you Maria for your time.

I am new to the area and I was very impressed with customer service I experienced at the Trails at Lake Houston. I am relocating to the Houston area and I was directed to the Humble area. I was only going to be in town for 5 days and I needed to find a place that met my expectations within that time frame.Moreover, the Trails at Lake Houston was the third apartment I saw while I was apartment hunting; nevertheless, it was the best experience I had. The leasing professional, Jazmen Salazar, was amazing. It was very HOT that day but that did not hinder Jazmens friendliness nor professionalism. She showed me 3 apartments and explained to me as we walked from unit to unit the different variations of each one. Whats more, I informed her after seeing the apartments that I wanted to be transparent and that I had 1 more location to visit before I made my decision, she replied, you will be back and she was correct.In all honestly; I liked the other apartment that I visited after seeing the Trails at Lake Houston too; however it was the Trails of Lake Houston staff willingness to assist and make me feel comfortable in my new home that was the deciding factor for me. I leased the apartment with The Trails at Lake Houston for about $30 more a month and without the full size washer and dryer that came standard at the other apartment complex. Jazmen made me feel at home in a new city and she treated me like a resident before I had even signed a lease at The Trails of Lake Houston; I am looking forward to moving in on the 1st of September 2020.
Me and my partner have been living here for about 3 months now and I must say that it is not only the nicest community we have ever lived in but it is managed very well. I have read many of the other reviews on here and let me debunk your feelings about these one star reviews. Many people on here are saying the walls are thin, you can hear people arguing etc... it isnt the apartments fault if you have lousy neighbors and as far as the apartments being cheap they are not cheaply built at all. We are completely in love with our apartment and the only sounds we hear are they TYPICAL sounds you would hear when you live in an apartment. Every once and a while we hear somebody yelling or something drop on the floor on the apt above us but thats it, its not unmanageable at all. Also they say because its on the highway you can hear every sound, that is not true either, we live by the highway and we dont hear anything. These are great apartments and they have a wonderful staff in the office. Our rent has been exactly what we agreed upon every month, they have never raised it or asked for more money. Brittany in the front office is amazing, we have went to her for several things and she has helped us every single time. Anytime we need something we always go to her because she is very attentive to the needs of the community and she always gets our needs addressed! If you are looking for a new place to call home, dont listen to these people on here complaining because they signed a lease for a luxury apartment and then decided they cant afford it so they complain about paying for pest control, go into the office and talk to Brittany and take a tour of the property and I promise you will fall in love with this community just like we did. Its quiet, its very clean, the units are BEAUTIFUL and the staff is the bomb!
I lived at Trails of Lake Houston for a year. Everything was great. The two things I did not like was the fact that once the office closed, people from all over were going there. And I lived right in front of the pool. Well, they would be loud and sometimes obnoxious. The second thing is I lived in bldg. ten, and if I tell you the air-condition unit was loud....it was loud. Now, as far as parking, I was fortunate because I lived in the back where there was plenty of parking.I was seriously considering moving back there, but after reading so many negative reviews, I have changed my mind.Managers, I dont know if you all actually read reviews, and take heed to them, but you really should!!! When we, tenants, move somewhere nice and pay high rent, we do not expect for the complexes to turn in to a free for all who turn the place trashy!!Management, again, please read and take heed.When dealing with people, please make sure the customer is happy!!!!
The apartments themselves are nice and so is the community. Never had an issue there. My big problem is the office staff. They are so unprofessional. You have to jump through hoops and call them over and over to get anything done. This has been an issue from the very start. There was a lack of communication even when I was completing my leasing application. I’ve been here for a year and the staff still sucks. They have no respect for anyone’s time but theirs. When I call them I ALWAYS get the run around. They say they’ll return calls and never do. I’m beyond ready to move.
Ill start with whats good about Trails. The property is great, you will see that when you visit. The pool, gym, BBQ areas and the trash cans and dog bags are all great and well taken care of. The apartment interiors are real nice and modern. The office staff have been helpful for the most part. The negative is parking. I live towards the front of the property. The garages in building 12 and covered parking allow very little parking for anyone else. I always end up in the visitor parking. I come from Louisiana where apartment complexes have at least one assigned spot. Im confused why that is not a thing here.Update: Almost all packages are delivered to the office. Which is fine most of the time. It’s just getting irritating going in there and being completely ignored by staff. Staff here seems to change pretty often too. As soon as you think you get to know someone it changes. This place only cares about you when you move in. That’s it. The only goal they seem to have is fill units.
When I first moved in about 4 months ago, it was great. The ladies in the office were responsive and very professional. Today we were left with letters on our door stating we will have to pick up pool passes and we are limited to 2 guests. Now that new management has taken over, it has gone down hill. I have to repeatedly call in order to get something done. Otherwise, I am told let me speak with my manager and of course, never hear anything back unless I call. I guess its a pick and choose when to be professional. Sad to see these go downhill. They were nice once upon a time.
My Veteran son just returned home from the Military, moved back to Texas and tried to move into these apartments. He has very good credit and a steady job, and is a Veteran. After paying for an application fee, which was taken immediately, apparently they were denied however were not told leaving my son and DIL wondering what was going on. I can go on and on about the unprofessional service they received, now they are out over 100.00. If this is the type of service this company shows to our Veterans, we are not interested. It’s not the fact that they were denied, it was the unprofessional service that bothers me. A little courtesy goes a long way, for any customer not only Veterans. As a long time resident of Summerwood I am embarrassed that I recommended this place to my son and daughter in law.
Im new to the property but Ive only had great experiences thus far. The ladies in the office are great and very helpful when it come to concerns. They are quick responding and happy to assist. Im very happy that I chose this community for me and my family.. Ms. JoAnn and Brittany are great!!! I havent actually spoke to the other ladies but Im sure they are awesome as well. Quiet property and not a lot of traffic. Love it! The only problem Ive had is my downstairs neighbor who banged on our ceiling because of a noise my 2year old made, which was rude!!! Other than that Im please.
I have lived here since they were built about two and a half years ago. I couldn’t be happier living here. The manager and staff are very friendly, knowledgeable and professional. The maintenance crew is the best I’ve seen. The grounds are kept beautiful and if you need something fixed it happens swiftly. I’m sure I’ll be signing my third lease.
BEWARE!!!!...OF THE FIVE STAR REVIEWERS!!!!It has been noted by the local news media that companies are PAYING individuals to put five star reviews to boost the ratings of the businesses/companies!!! One of the anchors actually did a report on these individuals!!...The news anchor actually looked up a few of these five star reviewers and found that they either did not live in the state nor ever been to the place(s) they have reviewed!!! SHAME!!!!
Overall the apartments are okay. Management definitely has great customer service when it comes to addressing issues and complaints. They do try to make sure that the residents are well taken care of and that they are meeting the needs of the community. Aside from that I wouldnt necessarily call these luxury apartments because they dont come with the standard of manatees that other apartment in that area comes with. One of the biggest continuing issues is that they did not come with a washer and dryer. Another issue that I had was the addition of a $12 fee for fire and sprinkler system that we are now being responsible for within our rent payment. The walls are paper-thin. I live on the first floor and I can hear every movement and every sound from the neighbors upstairs and it gets very annoying especially at night because theres nothing you can do about it however the walls are really thin. Parking is becoming an issue because there is not enough parking space for some of the buildings that have a larger Apartments. Overall I do enjoy the gorgeous pool area I love that they have a great Fitness area and a wonderful area to just hang out where you can play pool you can grab you something to drink are you can watch TV in the lounge area. I really think that the owners and the developers have an opportunity to address some of these challenges because its outside of the hands of the property manager and staff at the office.

This place has been absolutely amazing. Me and my wife have both enjoyed living here. The staff is pretty awesome, they have some of the best personalities that you will come across especially Brittany lol. If you are looking for a neighbor friendly place with a nice gym, nice pool, and affordable rates then this place is definitely for you
These apartments are nice, and fairly quiet for the most part. My husband and I do hear our up stairs neighbor often along with kids being kids...but its not too bad. My only complaint is parking. Vistors have better parking spots than the people actually living here. It would be nice to have several visitor parking spots.(Although Im aware parking is first come first serve) Management and the friendly maintenance men are great as well (they respond to issues quick)Other than that we are pleased to call this place home!
Considering the community is new, it has been quite pleasant to live there. My only concern is the cleanliness and pickup of the maintenance crew. I constantly dispose of nails, hammers that are left outside which is hazardous and has caused me a flat tire on my vehicle. I would like to see open communication, possibly email, to keep residents abreast of events or info that needs to be shared from the office. Ashley is super sweet. Staff is kind
I’ve been living here for almost 2 years & sadly to say I am starting to regret it! I use to love this community but since we have changed management 2 months ago this place have turned to hell!!! It is a quite community & the neighbors are friendly for the most part. But we have some neighbors who act like George Zimmerman and instead of the new management putting those kind of people in their place the community have to suffer & they change the rules of the community for everyone!!! If you are family oriented DO NOT MOVE HERE!!!! The new management do not welcome your family or loved ones & the encourage individuals within the community to mistreat your family!!!! I MISS our old management!!! The energy has changed drastically since they have left! I will not renew my lease & I do not encourage no one to move here!!!!!
5 months ago I posted a wonderful review about how great this place was. New ownership took over in April and it has gone to hell in a hand basket. Large parties at the pool after the office closes and every weekend. Residents cannot even get in to enjoy what we pay for.
I visit the complex on July19th. Elizabeth the new manager was beyond my expectations. She answered every question I had. I fell in love with the property. I will definitely be leasing here. I was skeptical at first because Ive seen bad reviews about the complex. But as I went to visit the complex you feel so welcome. The staff are wonderful!!
The service provided by management is outstanding! They are courteous, attentive, respectful, and quick to respond. The apartments are OK, ordinary. The pool area is very nice. The laundry is a HUGE disappointment. But service is very important and here, you have that!
If I could give this property a zero, I would!! I lived in the property for a year and a half. As soon as the property owners changed and the staff, everything went down hill. I put in a 60 day notice to vacate 6 months earlier and to buy out my lease so that I would not have a broken lease on my record. The office manager, Elizabeth gave me the fee amount and signed off on the letter. She even sent an email stating the amount due. I paid the entire amount due plus prorated rent for the month. When I went into the office to turn in my keys, the staff claimed to be so busy that no one was able to walk the apartment . Well shortly after, I receive a letter stating that I owe $110.00 for a full cleaning, $213.00 for carpet replacement (carpet was only in the bedrooms and closet because the apartment had laminate flooring), them there was an $83.00 fee for early lease termination 🤷🏽♀️... didn’t I pay this when I paid an additional $1044.00 for the lease termination. I personally cleaned the apartment from top to bottom before leaving.
Great apartments! The complex is very quiet, which is a huge deal to me. The staff is helpful and accommodating! Do yourself a favor and get an assigned, covered parking space though. Overall, great experience here so far.
I live at this property. It has been taken over by new management, which is horrible. Nothing seems to work and they are just rude. The only person who is not rude is an employee from the previous management. The old management was wonderful and they were great to their residents. Prior to new management taking over I would have given this place five stars as well.
I was taken back by the amenities and quality of service at Trails. If your looking for a luxury apartment in the area, this complex has some incredible features and the rates and extremely reasonable.
I love my new home! One reason I picked Trails at Lake Houston is due to me begin able to bring my own washer and dryer. The extra friendly staff is also a plus.
I am impressed with the service provided by Jo Ann, Lisa, and Brittany. The Three Musketeer-ettes (Team JLB) would meet with us in person, follow-up with us via email and phone calls. The gated apartment complex is spectacular! The staff is great! The rent is affordable! The Surety Insurance (similar to security deposit) is minimal! Its near H.E.B. and our favorite restaurants! Highly recommend this place!
Absolutely love these apartments. My only complaint would be the pool. You cant even relax and enjoy your time because there are way too many people (half which do not even live on the property) I figured the only time I would be able to enjoy myself would have been at night not knowing the pool closed at ten. I did get a notice on my door for that reason. Very understandable. I just hope all the residents bringing 20 guests are getting notices as well!!!
You put me in collections without even contacting me. You had my phone number. You NEVER contacted me to state once I moved out there was a problem. Your communication is horrible. How dare you? How dare you? I never missed one payment while I was there. All you had to do was contact me directly. This would have been cleared up easily. To anyone that would like to rent from trails at lake Houston please be aware they do not like their residents to leave. The first time I am learning of a problem is through a collection agency. You do a piss poor job of running a business. In the end, speak directly with your residents if there is a problem don’t put them in collections. I did not deserve this and I am very glad to be away from your apartments. I hope you go out of business.
I move almost a year ago and I’m so happy that my contract is almost over. I been a manager for different restaurants in the Houston area and let me tell you if one person of my staff is telling me that a guest need my present I will be there ASAP, no question ask. Over here you have to give and explanation of why you want to see the manager, is obvious, because the first time that I came nobody did anything. The managing staff is bad and don’t have any kind of urgency for what really is important. The other day I came for the second time to complain about dogs not been on a leash, they didn’t even care, my wife is 7 months pregnant and when we take are dog and see other dogs coming at her, he pull really hard on her. But for sending notes about pool pases and sending rend remainder even before the date line they are really good. In overall if you want to pay lots of money and leave with indecent people go ahead this is your place. You will love it.
I dont mind the one star because the community is great. The customer service in the office is very nice too. The property supervisor though, is very rude. I just transferred over to building ten and the air vent is extremely loud. My carpet is damaged in the dining room and because the damage is the size of a night stand they said its nothing they can do about it.. I just transferred over I didnt damage it, but still there is nothing they can do about it. I guess I should have took my shoes off and walked the carpet before I signed the lease. I WONT be resigning my lease again. Ashley is nice in the office though, and Joann did attempt to try to help.
New Investment company( ValGroup)took over April 2018 and the original staff has departed. They were there for a few more weeks to let the new incoming staff get adjusted. When tenants received this news, we were really disappointed and sad and said our goodbyes to the original staff. One star for the original maintenance personnel. They do an excellent job and leave a note when the job or task is complete. We have a whole new staff and their #1 goal is to get all the Units occupied. Number #2 goal is to collect the rent by giving you and eviction notice on the 2nd day on your door, and make ValGroup and their investors very happy! As far as tenants, not a priority at this time. Neighbors I knew have moved out and others are preparing to move out. When I started seeing moving companies on regular basis, especially on the weekends. We were getting worried. The office staff loves taking long lunch breaks while leaving the front office wide open. Tenants packages are in the middle room and access is very easy for anybody to grab. Me and another tenant waited about 20 minutes before a staff member came inside after showing Units to possible new tenants. Other will give their positive reviews, but they may provide false information. They mostly likely were hired by these companies to make themselves look reputable.They are paid to provide positive reviews and never lived on the property.I have observed quite a few lease violations that Management is not upholding or enforcing. While other tenants and us abide by the lease rules, and we are the ones suffering the noisy, rude neighbors who cannot control their kids. I do not believe in that common excuse that kids will be kids, because they are lacking home training and not learning respectful manners. Also, the rude tenants are residing here, however, they are not on the lease. They like to come after the front office closes at 6:00 PM and then leave in the early morning hours so other good tenants do not witness their low-class behaviors. The neighbors in question shows clear signs that they do not respect the property which is only about 2 1/2 years old. The repeatedly leave fast-food trash on the walkway, stairwells and parking lots. Furthermore, they now are so lazy they are disposing used diapers in the parking lot right before they drive off. We are so fed up of the disrespect from rude neighbors that have no manners! It was very nice and quiet last year in 2018, and now it has disappeared. Good luck to us all!
Horrible management, they are rude they are never at the office they are using the pandemic as an excuse to not be at the office the lady that is charge it’s never there,, maybe that the reason she don’t want to open the pool and the gym, All the apartment around already did .
This community used to be a great place to live. Once the new ownership/management took over the community has slowly started to go downhill. If you dont pay rent on the first the slap notice to vacate on your door telling you to move out. When leases state you have until the end of day on the 4th to pay. They cant even fill out the NTV correctly or post them correctly. They charge your account a late fee even when rent has been paid on time. Ive had to call the last 5 months to ask them to remove charges from my account that are not accurate. Please look around the Humble area way to many other options out there for a place to live.

What ever happen in this apartments 924 is HAUNTED and they didint even tell us about the history we used to live there for 2 monts and had to break lease because we couldnt stand the hauntings situation .Horrible service couldnt even change us we even had proof talking about asking doctor to give me some sleep meds . Words on mirrors noises stuff moving feeling paranormal presens. worst experience ever !
Hey guys at trails at lake Houston Im sorry for giving my review but if the stuff in the front office hide this to the people yall doing such wrong. Let me start by telling this creepy situation that happen to me in building 9 and apt#924 I got there with out knowing nothing but I start hearing this weird stuff the first week and them every week was getting worse well it passed the first month and the situation was bad inside well every time was more creepy I got to the point where I wasnt secure in my own apartment where I start seen letters in the mirror noises at 2-3 am one day I thought someone broke into my apartment I hear foot steps and noises on the bathroom and kitchen. I start seen this finger prints in the wall and before I left I saw this hands in the ceiling. Omg 😱 that was the worse experience in my whole life. Guys please please if you are new to the community please watch out.I have left the apartment I could only last there for 2 months I have brake my lease due to this I couldnt control it no more. I have proof of what Im saying.no joke this apartment is hunted.
Nightmare like deja vu. I recently moved here from the Retreat at Vintage Park and that location was amazing until new management showed up and completely ruined the complex 4 months after I moved in. All they cared about was money. Customer service went down the drain quick. Its happening to me all over again. Im done with apartments.Update: After filtering out the bad vibes, there are actually some really good people working in the office now. I dont like the way we have to pay our rent but other than that this is a really decent community. Went from two stars to four. Keep it up you guys.

My husband and moved in our apartment here June 2017 almost a year ago...We havent done apartment living since 1982 when we were first married so it has been quite an adjustment...our home is at the lake, my husband has a job here so hence the apartment here... We are quite happy with the apartment, the apartment complex, and everyone who works here esp. the girls in the office Ashley, Lisa and most especially Brittany and JoAnn who are all so helpful every time we need something and they are just so sweet. I am SO unhappy that they wont be here after the sale of the property, I feel like I am losing friends esp. JoAnn she is just the sweetest and I will miss her (and all of them)!...I dont know how the parking is here we dont have a parking issue because we have a garage so I always have a spot as does my husband, parking in front of our garage door. We do however have issues of noise from above us, but I think its because our upstairs neighbors either dont realize how loud they are or dont care, we know exactly when they get home no matter how late it may be and can tell from their heavy walking which room they are in at any given moment (I think they could walk softer) also I hear them running the vacuum above my bedroom while Im trying to sleep at like 11:15 etc. and doing housework, dropping things but not everyone is considerate of others or even realize they are so noisy!...other than that its good here, a very quiet and clean complex, the only problem with dirtyness is some of the people with dogs do not pick up their pets poop and that is disturbing and suppose to be against the rules but of course there are always ones who do not follow rules and are inconsiderate of others...that all being said we really like this apartment complex and highly recommend them...but truly hate to see JoAnn and her girls go !!! I hope the new owners and managers/staff are as good as the ones we have had up to this point !

I STRONGLY urge you NOT to reside here at The Trails at Lake Houston Apartments. Let me start by telling you whatever monthly rent they agree on giving you will be jumped up about $80 for example (rent was supposed to be $924 and then by month two it jumped to $993 for the remander of my lease)They have rediculous fees. PARKING IS ABSOLUTLY TERRIBLE. The walls are thin as paper. You can hear every step the upstairs neighbors take. The pool always has bugs in it. Also during huricane harvey someone put sugar in my gas tank so the community is not to be trusted. I reported it to the office and they wouldnt even send a written letter to the rest of the complex warning then to look in their gas tanks. They are only worried about money and they DO NOT care about the people. And by month number 10 they send you a letter saying you must provide written proof of you not wanting to renew the lease. And if you dont do that your rent jumps up to $1100. I WILL NEVER LIVE HERE AGAIN. ABSOLUTLY TERRIBLE DO NOT RENT HERE. Also if you have a apt next to the highway forget about any peace and quiet. Its constant sound of trucks passing and tires squeeling . Most horrible living experience Ive ever had. Edited post again... 7-21-19 they have changed the management again. And supposedly a pest control company came the other day to spay the apartments and now there’s roaches everywhere!!!!!!!! In the almost 3 years I’ve been here things are just getting worse....
Rude employees, My box’s was taking from my door five times are more . That’s why my husband and I had to move . The rent is 1,600 a month for a 2 bed room apart, not that big at all .

Disappointed they have several residents who live here. According to them, you pay what you pay for luxury and nothing is open and according to your health. If that is why one signed the consent that you sent in the first place. And you spend a days rent and they want to throw you out, I thought they were the best everyone until the theme parks are open except you
