The property manager and the staff are hard workers. They are very helpful. When you need something fix it is fix right away. The property is very clean and nice. Super quiet place to live. We have a security guard walking around property every night to make sure we are safe. I would definitely recommend to live here

The process of getting in was pretty quick! Ej was so helpful from start to finish! I bugged a little & each time I spoke with him, he was so kind and never displayed annoyance. I looked at two apartments & ultimately went with the 2bdrm one bathroom! I love the double sinks & garden tub! Closet is so large & vaulted ceiling’s are gorgeous (3rd fooor) ! Over all I had am amazing experience moving in.

Its great until youve signed your lease. Former management was nicer as was the staff, new management/staff couldnt care less about anything other than your rent payment. They put an eviction notice on my door for an entirely different apartment on a different floor. They dont speak unless spoken to, and refuse to empathetically acknowledge any concerns or complaints. Frequent break ins, assaults and robberies have become the norm and were told to stay vigilant and leave lights on as the solution. They created a GroupMe chat so we could stay informed. Security guard at the gate lasted maybe a week. Neighbors whove been here for years have moved or want to, myself included. Currently trying to get out of my lease due to the lack of safety and respect for residents. Im scared to even walk my dogs at night. Im getting the run around and the corporate cold shoulder. Terra at Piney Point is a prime example of overpay and under deliver. Multiple places with standing water acts as a mosquito breeding ground and you cant keep your car clean because youll always be driving through a puddle. Dog waste stations sit empty for days, walking around is like navigating a dog poop minefield OR they sit full for days and smell horrendous. The gym is a dirty after thought. Dont be persuaded, the only things they do take care of are the areas youll see on your tour.

I love the apt. The realtor name Robert that works there was awesome and helped me every step of the way. Very polite and answered all my questions in a fast timely manner since we doing everything through text. That guy was truly a Godsend and I appreciate this Apartment has him apart of their company. The place is beautiful and so relaxing and I’m just feel blessed to be here 🙌🏽🙌🏽🙌🏽

The apartment needs a serious upgrade. The bathroom fixtures are outdated and struggle changing the temperature of the shower. The ceiling is disgusting and rotted with rust. A whole looks like it’s forming and part of the ceiling is hanging. Can’t wait to move.

I had an amazing touring experience with Jenyfer. I wish we decided to lease here, but the distance from where we worked didnt work out in the end.She was so patient in answering all the questions we had, the floor plans we saw were spacious and homey. I really loved everything there is!

My husband and I were looking for an apartment within a short time frame. The leasing agent, EJ, was extremely courteous and went over and beyond to assist us with the application process and was very helpful. The homes are beautiful and affordable. I would definitely recommend.

Weve had issues around the apartment for weeks without response/resolution. Something else that might be small is that the area around the trash dumpster is often flooded with minimal rain and in the summer time weve seen plenty of mosquitoes there. Good location, could be of good value if they renovate a lot and change the unresponsive leasing office staff.

The grounds are nice but the noise is bad and upgrades are needed in the unit. The gym hours are inconvenient during the pandemic and basically can’t be used if you work a regular 9am-6pm job.

I just signed a lease with Terra, we had came back after evaluating all other options around this area. Management is astounding! They are very timely and showed us great hospitality. Their lot is beautiful and modern, I cannot wait to move in on March. Everything is clean and renovated. Absolutely gorgeous, exactly what we wanted. Thank you to Jenny and Ej for being so wonderful with us!

I want to live here so bad. We are thinking about it. These apartments really are beautiful. Emmett was very helpful. He takes his job seriously and you can tell he is there to help you. He is straightforward with all the details and the need-to-knows. He really made my experience exciting and easy. He even showed us three models not one. We really got an idea of the property and the different layouts and styles so we can see Terra Apartments in a bigger picture. Thank you Emmett.

We just moved this week and we are in love with our apartment. EJ made all the process of applying and gathering all our documents very smooth. We really hope is this our home for a long time. The complex feels safe, quiet and luxurious. The facility is clean, parking is easy and we are looking forward to invite our friends to do a BBQ in that wonderful oak tree area.

We are a family of 2 adults and 3 young kids. We have lived at Terra for the past 2 years in a 3 bedroom apartment. We chose this complex over others with parks/playgrounds because it seemed safer, and we have NEVER regret it. Robert, EJ, and Jennifer have always been responsive, and have done an excellent job keeping up the complex. Work orders we submit have always been responded to within 24 hours, even when they arent anything emergent. There are lots of parks/playgrounds/libraries in the immediate area to take our kids to. Our suggestion to other families is to choose an apartment on either the 1st or 2nd floor, but not the 3rd (tackling all those steps especially with young kids and all their stuff has been challenging). We wholeheartedly recommend Terra at Piney Point, and we are grateful for our past 2 years here.

Ej was very rude. When I called to ask about pricing he told me that I could look online for the prices. I dont think that is very professional at all. And when i asked again if he wasnt really going to give me the prices he once again stated that I can check online for the prices. Customer service sucks.

The community is kept clean and the staff is friendly. There were some issues with the gate, but new management updated the system and now its more secure. They are quick to respond to any maintenance issues.The management takes our safety seriously and also hosts community events for staff. Overall, I do like living here.

This place is great. Ive lived here 3 years. Its quiet, neighbors are nice and friendly. The pool is always clean and they do a great job keeping the complex clean. Its a few minutes away from just about anything you need.

My girlfriend and I are looking for an apartment. We had an appointment set up. As we showed our IDs, my girlfriend showed her DL and I show my Veterans ID. They took hers but said that since I didnt have any other ID, we couldnt view the apt. This is absurd. If youre a veteran, dont go here. See how they treat those who serve.

It’s rather hard to give a review through these times because things are not as they should be in mostAspects of our lives. You wouldn’t know it through my changing apartments within the complex. Everything was explained and Jen was available at all times and happy to answer my questions. They’ve adjusted throughout the epidemic with us in mind, all on beautifully landscaped grounds. Worth checking this complex out.

I’ve lived at Terra at Piney Point for a little over a year now and I have no complaints. Management is very nice, maintenance requests were taken care of promptly, and I’ve never had a pest infestation. I don’t want to move anywhere else, but unfortunately after my lease is up my pricing options are a lot higher than I was originally paying. If it were not for this I would be staying another year. However, I definitely recommend this complex.EDIT to my previous review because my move out has been AWFUL. Since I moved out in JUNE I have been trying to contact this complex about sketchy move out charges and I have not received help. $75 cleaning fee when I left that apartment cleaner than they gave it to me? $35 for “stove”??? That stove is fine... The complex manager refuses to speak or meet with me. I’ve tried contacting customer service and they never call me back. I’ve lived in some bad complexes, but no move out has ever been this frustrating to deal with. I rescind my recommendation to move into Terra.10/08/2018 I contacted the person that responded to this review and still no reply.09/13/2019 STILL no reply, what a joke. Please don’t waste your time looking here.

I just moved into this complex a week ago and I love it! The staff is so friendly and helpful. I submitted several maintenance requests this morning (expecting them to be completed in the next week) and by the time I went home for lunch, all 3 had been completed and I had notes from the maintenance team about what was wrong with each item and how they had fixed it! I feel very good about my time here at this complex :)

Great place. Feel Secure. Maintenance is very quick to my requests, always less than 24 hours to finish the job.Neighbors (Most of them) are really nice people and never had any complaints.Cares team events are a good way to know neighbors and make friends.

The customer service here was absolute trash the guy at the front desk didn’t even try to show us an apartment but as soon as I called pretending to be a woman of a different race was eager and willing to help. I wouldn’t recommend these apartments to anyone.

Dont do it! I have lived here 3 years and management has changed 3 times. The most recent management company has been a nightmare. Additionally, my husbands car has been broken in 3 times since February. We have received a racist note on our car windshield along with other nasty notes about where we should park. Parking has always been an issue but not as of lately because so many people are moving out. There is always a huge pile of trash near the dumpster. All kinds of bug problems and there has been a leak in our ceiling above our tub for over a year. At first it was just brown and now it has started sagging. In order to fix it the maintenance came and nailed a piece of cardboard over it. Everything is a quick fix there is always some kind of water issue or gate is broken. Dont do it!

I have been living here for a year now I have no pets and one small child,Problems ?1. Bugs bugs bugs bugs roaches in the house after they came multiple times and sprayed it, through the vents the doors that I told them about multiple times2. Lizards there at a point where I found them in the house!3. Come after 7 pm u have to park on the street because there’s not enough parking space ? I pay monthly maintenance fee for parking i have to park on the street and walk to the apartment?4. First it was the water being cut off for street work now there cutting out the power in a 100 degree weather ? And they want us to move our vehicles out of the apartment for certain time frames.5. The gym has been closed down for 3 months ? Maintenance? Okay back up?All that is nothing, you find dog poop all over the apartment with pet owners not picking up, and so much moreThe rent is too high for such low quality service.

Ive lived here for a year and a half. Its beautiful, comfortable, and quiet. The pricing is great considering the square footage of the units and the convenience of the location. The amenities are nice and people do use them- the outdoor spaces are peaceful and always maintained well.

Well we been here about 6 Months it’s so quiet and nobody bothers you . The neighbors speak to you and the Office Staff is WONDERFUL !!! Keep it up .

The staff and the property are both great! I especially like how they have 3 different inside feature options to chose from when selecting an apartment. The big oak tree area is a great space to have friends and family over along with the pool. I love living here!

New management has taken over and, as in the past, residents were skeptical. Highmark Management has treated us very well. They have done many improvements and more are in the making. The staff is like a Swiss watch running meticulously while being resident friendly. I’m so happy we renewed because we are reaping many benefits. None of the other resident companies that have been through here haven’t done as much or seemed to care about us like Highmark does. Communication is the key and they are very easy to talk to. Same goes for corporate. You’ll enjoy living here.

I REALLY wish that the old management, who just left as of last year, will RETURN!!!! The current management are unprofessional and are very difficult to get ANYthing across to them that is sensible.The breezeway has an echo that is HORRIFYING, especially is your bedroom is right there in it! I see more people who move out than they move in.I can hear my next door neighbors carry on a full conversation in a normal manner- this tells me how thin and sheer the sheet rock to this complex is.The rent can be quite high, yet the apartment doesnt appear to look all of that; there are a few issues, for one, we have great difficulty in closing the patio door and locking it. Why? As much rent we pay, the door should be a breeze to close.The people, who reside above us, sound like a heard of elephant is is sad because there are only 2 of them who live up there; yet, our picture rattle and fall off the walls!I also wish that the employees would answer the phone more often; even if they need to hire someone who will ONLY answer the phone! Also, when something is down on the property, they do not prefer to answer their phones, either....and WHY they put aerators in the units via faucets is beyond me! The water comes out MUCH slower to where it takes even LONGER for the water to get hot, it feels as though there is no water pressure, and the water still runs out for about 2 1/2 seconds after the faucet has been turned off!!!..It now takes soap even longer to wash out from out of a wash cloth so water will REALLY be wasted now, in addition to it may take several time to get soap out of your wash cloth! NOT to mention now two people cannot shower at the same time if they have two restrooms because there will be no hot water! These people went from what was good to worse!Not to mention the leaf-blowers who seem to come on the property often: we smell gas fumes in the unit, Lord forbid we are trying to sleep then we have to jump up to close the windows and not to mention the pain of being on the first floor unit; there goes our patio!

I’ve been living there 3 years it was good but in last three months which the management was changed I had the worst problems ever seen in my life .Because of they removed all cameras and left the gate open there for whole day and nights I got robbed there and I was lucky that I’m still living.They don’t have enough parking spot at all and if you come home after 8 you have to park your car outside.The management team was horrible and they talk with the residents impolitely.....I moved out 3 months ago and it was not a safe place to live

Came to visit property with a client. Client is handicapped and enjoyed meeting Brittany who toured property with us. We encountered a problemwhere someone was parked blocking the handicapped parking. Brittany alerted the manager who appeared almost immediately to let us know this issue would be resolved. The property appears well maintained and is on the top of the list.

The community is improving. Communication with management has gotten better. Management also sends out notifications (email/text) of the possibility of being exposed to covid in our community. Thank you.Issues with sewage and water constantly. Frustrating during the pandemic when working from home and the water is off for hours during the day. The maintenance team is always acting suspicious usually when you have a feeling of someone being mischievous they are. These men do have access to our apartments and it doesnt help that there is a language barrier. Hopefully better training will build trust but I dont see that happening.

This complex is great, very nice property, safe (gated property), beautiful pool and fitness center,...But, there is a very very serious problem in this apartment complex which is the lack of VISITOR parking lots. If I am not wrong, there are only 5 or 6 visitor parking in the whole property which is a disaster. Management should seriously think about this issue to accommodate the residents.

Certain management issues can be adjusted but it’s a pretty good place to live it’s affordable and convenient for where it’s located and everyone is like family

I stayed here for almost two years and not a single month went without a maintenance request.They have a major external leakage in my bedroom and its not fixed for more than a year now. We are offered to move to other units by paying more rent or move out by paying lease breakage chargesManagement does not commit on timelines. This community only appears beautiful to visitors. Not worth renting an apartment here

Dont recommend this appartment at all i was there for a year and i had a roach infestation when ever i told one of the management they would either put it off or eventually get back to me after a week or two. When i left the apartment because the issue was getting out of hand i stayed at a hotel before i got another apartment, management claimed that they didnt know i had a bug problem, very unprofessional and very unorganized. They have problem with dog waste all over the apartment because people are discusting, parking is the worst they tell u if u cant find parking park on the street and walk to your house. After 8pm you cant find parking, also lock your cars because people where breaking in at night. Find a cleaner better place, also when u walk around the apartment at night the whole area reeks of marijuana.

Been living here for 1.5 yrs now. An excellent place to live. Mostly quiet and people are friendly. Management is a bit slow with dealing with discrepancies such as a tree falling on my car that took over a month to resolve but for the most part my wife and I are satisfied.The biggest issue comes in to play with receiving package/ parcels that cannot fit in your mailbox.I work a 8-5 work day. Packages received during the day are either left at your door all day or brought to the office without any sign of delivery. Currently searching for three items that were said to have been delivered today but arent at my door. I will need to wait until tomorrow to verify where they went..... or they were stolen.Issue is that I will need to assume the worst until I find the truth tomorrow when the office opens.Frustrating because I am almost sure I am going to be told that there should have been a physical notice placed on my door stating that my item was taken to the office but that doesnt happen.************UPDATE from last post above :5/6/17Package delivery process has gotten worse. On a mini vacation with my wife and received a call from FedEx driver delivering an important item to us saying that she cannot get in the gate. I called 3 times and the phones just rang and rang.. in fact, I rarely get anyone when I call the office. No one returns calls either.Like I said... great place to live, spend time and prepare for next steps in life but the management and staff are a bit careless with people s things.New business manager is trying and visibly working hard other, more seasoned staff also put in effort but to the rest it seems like a mundane, dislike form of income. Infuriating. Dropped one star for me due to the past three packages being mishandled by staff or combination of inconsistencies with staff being present and delivery people getting turned around and confused by lack of communication.***********UPDATE from last post above :8/16/17In three months, the new manager has done a commendable job revamping the package notification and delivery system. In fact, I am no longer nervous about packages. Chris has his team provide pick up and delivery email notification to inform residents of their package whereabouts once delivered to the office.The apartment grounds and amenities continue to be a strong plus for the apartment community although these amanities can be crowded at times.The grounds have been taken care of and updated as well and I rarely see trash left on the ground as well.Such improvements in such a short time warrants talking about it. Very appreciative of the work put in to this community and I hope it continues because its a great place.

At first I love it but I changed my mind !! The place is peaceful and very nice !!! Community is awesome but theres a serious problem with roaches theres too many I have never seen saw many roaches not even in old getto apartments its just disgusting!! Last night I had to kill 8 roaches on my kitchen sink. They have pest control but it doesnt seem to work. I just can wait to move out to a cleaner environment . Too bad because the complex is so nice and beautiful but this is serious and is infested with this insects that I see everyday in the apartment !!! 😢😢😢

Staff and grounds are good. One of the few places where maintenance shows up very very quickly. Parking gets full, but its not bad if you are okay with walking a short distance. We feel safe here and it is awesomely quiet in our part of the complex. You feel like you are in a suburb due to how quiet it is, then realize you are a bloke from westerner once you leave. My only complaint is that the ac units have a little trouble keeping up with the Texas heat on the third floor (or at least our unit). These are the first apartments weve had where our unit was not able to hit thermostat temp by the time we were going to bed. Not a huge deal because it gets low enough that you arent hot, but it could do a better job cooling in the evening.

I have only stayed here for six months, but really enjoyed it. The community is well maintained, the management its very friendly and efficient. Will definitely recommend it to everyone.

Maintenance is super great!

We love living here because the staff addresses any issues promptly, the Cares Team events (and the Cares Team), and the amenities. The community is also convenient to Westheimer, 59, I-10, 6-10, and Westpark toll. With all those options, it makes going anywhere in Houston an easy trip. We also enjoy the many grills within the community, our excellently equipped fitness room, and pool. We will definitely be renewing our lease!

I hate to have to do this because the community is nice and management is awesome, but in my 20 years of life I have never had my car or home broken in to. My car has been broken into three times in 5 months (twice my fiancees car, one time mine). When I went to the front office to inform them the first time, I was told that the cameras at the front gate dont work so it wouldnt be possible to see who comes in and out during late hours, and also that Theres not much we can do, its happens all over. Also, some days there is a security guard and some days there isnt? Im trying my best not to be rude and to still give high praise to this complex but please please please just add 24/hour security that actually drives around the property and not chill on their phone at the front gate. If I were to go to my car in the middle of the night for a charger, document, shoes, etc. and had a confrontation with the burglar, only God knows how that might have ended.Update: We have now had a window smashed! I recommend going to your vehicle in pairs, or carry.

My husband and I have lived here almost 10 months and really enjoy it! The office staff is very friendly and helpful and the community events are a great way to meet new people. However, parking is quite scarse and sometimes you have to park on the street outside the gate. Weve also had a bit of a (small) roach problem even after maintenance sprayed. Overall weve enjoyed our stay here and would recommend it if the location is convenient for you. We will most likely be looking for a new apartment complex mostly due to location. It is just so far off from highways and we would like to be closer to the loop.

Very very very very bad I’ve been living here for 6 years but a year ago there started to be trash everywhere outside feels like living in a dirty forest. The dogs poop is everywhere around the complex.and in said There’s 4 grills there never clean always dirty. This apartment used to be great but now it’s one of the worst complexes in Houston. I wish I could leave but my contractor is not done . I suggest whoever is looking for an apartment to look somewhere else. The manager of this complex is so money hungry and he doesn’t care about the comfort of the people living here. I’m very disappointed

Me and my wife toured the apartments with Lisa and it exceeded our expectations, my experience was very pleasant! Lisa covered everything i needed to know, apartment model was clean and well maintained. Noticed that the porches and balconies were clean. Price wise .....EXCELLENT!I do no know how to describe how desperate i am to move in at Terra apts.Thanks LISA!

Ive been living here for eight months when I kept fighting with roaches. There are a lot of roaches and their pest control doesnt seem like getting serious with their huge roach problem. Many time I saw roaches in my kitchen, bathrooms, even in my bed. This is just disgusting.

Beware-I moved here because Harvey flooded my previous apartment. I did not do my due diligence and I regretted it every month. I just moved out - there were car break-ins almost nightly, one stolen, and one assault in the last month. Because of the gating system, I dont see this improving, The complex is very old (has a connection for a wall phone in the bathroom) and very old appliances. Also, very little insulation making electric bills too high and noise a factor.

We fell in love with Terra at Piney Point the moment we stepped foot on the property! The staff is extremely friendly and helpful, and the whole place is gorgeous!
