I’ve been leasing since May 2021 and so far it has been a great experience. I don’t have a single complaint about the community. The apartments are great, the staff is great, and the maintenance team is ALWAYS doing something. They also have food trucks most Thursday evenings and lots of opportunities for free food and other things. I recommend this community to everyone!

I love this apartment complex! It is a very nice community with friendly neighbors and it is very quiet. There is a security guard at nights and it has great amenities. The gym has good equipment, the pool is beautiful and always clean, there is an Amazon Hub, and the dog park is perfect. Management and maintenance are super great and very helpful! Not only are the apartments themselves beautiful, but it feels like home here.

Have been living here for a bit now and so far very pleased. Staff is friendly and very accommodating. The apartment complex has many useful features like valet trash service, a dog play area, dedicated car wash area, great online service for requesting maintenance or reporting something to the complex. Food trucks, lockers for ups and Amazon packages, overall amazing features, great staff and great buildings. Highly recommend

My son and I have lived here for about 10 years. We started out in a one bedroom apartment and now in a big beautiful spacious two bedroom. Nancy and her team have always been kind loving and always happy to help me with any problems or concerns I have. Estancia San Miguel is a great place to live.

Great neighborhood, very peaceful and quiet. We like how 290 is easily accessed. The amenities are very convenient here, we use the dog park and pool consistently. Weekly food trucks at the complex are a plus!

I love these apartments! Lived here for 10 years and would recommend it to anyone. Office staff is always helpful with everything and the maintenance guys are the best! I would still live there if i wasn’t transferred. Not to mention a great location. Couldn’t say enough nice things about this place!

Family enjoys it here, pool area is relaxing and the support for local food trucks is amazing. Great layout in the apartments and the various floor plans give this community more to offer. We absolutely look forward to seeing the variety of events our community at Estancia has for the residents.

My process for applying here has been so wonderful and stress free. Ms.Deja and Ms.Nancy are so helpful and very communicative. Post Move-In Review (8/2021): It’s been about 6 months since we moved in, and it’s safe to say that we made the right choice. We were impressed by the high standards that were in place at move-in, and to this day we are still beyond satisfied. All of the staff is so friendly and they’ll bend over backwards for you. The community is filled with great tenants and we’ve actually made a few new friends on-site. We love everything about living here.Move-In Review (2/2021): We are so happy that we found this place. I havent live here, I just sign my lease contract but all the process with Mrs. Deja was fantastic, she is the kindest woman you could ever meet. Very helpful and accessible to respond any question regarding the apartment, leasing contract or questions of the community. Also, I loved the apartment (La Valencia) excelent work and spaces within the place and I hope to call this place my home.

I would love to say the staff goes above and beyond to help & it is a beautiful site. Im still in the approval process which is hassle free as well. I love this property & cant wait to be a resident.

I moved into my apartment a little over a year ago, the staff had stayed past closing to allow me time to drive in from work in the medical center so I could view my apartment. I honestly have never experienced apartment living as great as Estancia which is why we renewed our lease. I have felt very proud having guests over because they always comment on how beautiful the complex is. I am also impressed by how quickly any work order is completed after I submit it. The workers not only complete the order but have also repaired other things they noticed while being here, which is incredibly kind and amazing. There are many times I input a “low” priority and it still gets complete the very next day, sometimes even same day. My family very much enjoys the convenience of the Amazon Hub, food trucks, working gates, security and especially the awesome staff in the office providing opportunities for breakfast and children supplies for school. We have had such an excellent experience.

We have been happy living here. The complex is well maintained and the security is good. Staff at front office is always very helpful. We do wish the kitchen was bigger and that there was an additional closet for storage inside the apartment. The amenities are wonderful here. We have used the bbq pit at the pool, the gym, the rec room, and soda machines. We enjoy taking the baby in the stroller for walks. The scenery is nice and I always feel safe.

Ladies at the front office are very helpful and wonderful to talk with when I go into the office. Even when they are driving by on the cart they always wave. Maintenance staff is also very welcoming and willing to help. I have been here for over two years and I have enjoyed my stay. My dog loves the play area too.

This will be a rather long review, but worth the read if you are considering this complex. I currently live at Estancia San Miguel at this location, and my husband and I cannot wait to move in May. We have lived here since December of 2017.The Staff are friendly: they address CERTAIN issues quickly; the pool is nice, with plenty of places to sit and grills to gill next to the pool; the complex has a gym, and the maintenance issues are usually addressed quickly. Thats about as far as the Good goes. Anyone that says this complex is pet friendly either has a cat, or is part of the problem: there is dog poop everywhere. While there are stations with FREE poop bag and a bins to put the poop in, people still leave PILES of poop not two feet from the station. The dog park is nice, when it is clean of poop, which is rare unless someone like myself has just had their dog in there and picked up the poop other people were too lazy to pick up themselves. Residents will also often have their dog off leash, and have been known to not even be in the same area as their unleashed, unattended, dog. If by pet friendly you mean that pets are allowed and the people at the front office like them, then yes, by all means this is a pet friendly place. On top of the dog poop, people leave trash all over the place (including food that pets shouldnt have...) and there are cigarette butts everywhere. Several of the passageways smell of Marijuana. And to all of this the front office says they either cant do anything about it, or are doing they best they can. Nothing changes from reporting issues, even after contacting the property managements home office and complaining and reporting issues. As for a Gated community: the drive in gates are broken as often as they work, people ride you through them constantly, or go through the exit only gates, and the walk in gates are always left open. Most of the residents here care only about themselves, blaring car radios at all hours of the day, and letting car alarms go off for large spans of time, often with no one home to turn them off. Granted, our neighbors for the most part have been great, this is not the norm. Please note, the pile of poop in the picture with the dog is not from my pet, as I clean up after her.

I’ve called this place home since 2014. Although we have plans to leave soon, ESM will always be home to us. I moved here a single young lady, adopted my first pet while here and went on to get married and become a step mom. This place and staff have been a part of my life for years now and have a soft spot in my heart always! Interested in renting here? Do it!

My wife and I just moved out of the complex and I would not recommend it, especially for dog owners. The company tries to market the complex as luxury but the amenities, while nice, do not rise to the level of luxury or the prices they are asking. The recently remodeled units are being rented at approximately 150% of the rate we received in December 2017. The placement of the complex between 290, West Rd, & N Eldridge means that most apartments have varying degrees of constant road noise. The A/C units are undersized for the larger apartments, especially the 3rd floor units. However, maintenance requests are typically handled quickly. The valet trash is marketed as a luxury and is required, but it is not worth it in my opinion. Dog poop from various dogs is scattered around the property. The amount varies from scattered to heavy but is almost always an issue if you need to walk a dog. The management puts up signs claiming surveillance of certain areas but we were told that there are no cameras in some of those areas, which is dishonest. The security of the gated community is a joke since cars regularly follow other vehicles through the front gates and exit only gates are occasionally pushed open by people who dont want to drive around to the entrance We have had normally excellent neighbors, but there have been occasional bad apples. The site typically uses dumpsters attached to a hydraulic press, however occasionally they will place an open top dumpster outside of the dumpster area, right in the way of traffic. Just as we moved out the dumpster shown had been in place for 2 weeks even though it had been full by the end of the first week. Additionally, it is not uncommon to smell something, what I believe is marijuana, coming from apartment windows or balconies. If a non-maintenance issue is brought up to the office that requires anything beyond an email or posted flyer, expect assurances but extremely little action. Despite all these issues I would like to thank Jose and Liz for always being so friendly during our time at the apartments.

Ive been involved with Estancia San Miguel Apartments for about 10 years as a business owner. I use their beautiful facility for events & meetings weekly. The facility & grounds are beautiful and always immaculate. The staff, with Nancy Gilman at the helm, is always fantastic. Friendly and professional. I know the office staff and maintenance staff personally and have become friends.. I know that their residents needs are their first priority.

I appreciate Nancy/ Manager is always available and friendly! I’ve been here since 2018 and enjoy my apartment and the amenities!!!! The community is keep up beautifully and maintenance staff are excellent.

I really like Estancia San Miguel and loved living here. I lived here from 2015-2018 and here we are in June 2020. The staff treated me with Respect when I lived here and I am sure that some of the staff has changed. But Ms. Nancy(Manager) always found time to help me when I needed her help... The one thing that I loved about living here were the events for Xmas in the office and The Food Trucks on Thursdays and come to find out they have them on Tues and Thurs now... I cant wait to try the new trucks.... if you are looking for a new home. This is the place. And the property is always kept clean.. Miss you Guys

I have really enjoyed my time at this complex. The office staff is very friendly and helpful. In particular, the maintenance staff, especially Jose, is top-notch. Not only was my AC issue fixed almost immediately, but Jose also noticed some other issues in the apartment and fixed those proactively. I really appreciate his, and the rest of the complexs, hard work to make this a great place to live!

Great Apartments! Maintenance is very responsive and prompt. Property is always maintained and clean. The women in the front office are always very responsive and kind. Would definitely consider resigning my lease next year!

I’ve been here since May of last year and love it here. Staff is very nice. Their security guard they have here is nice. Maintenance come same day when request is put in. They have food truck come every Thursday and also host special holidays. I love the amazon hub they have on site since I get a lot of packages. This is just a wonderful place to live.

We lived at these apartments for 6 months and unfortunately we had to move out due to unforeseen circumstances but we thoroughly enjoyed our time at Estancia. Tammy, the assistant manager is the best apartment representative that I have ever dealt with. She goes above and beyond to help those who need assistance. Maintenance issues were fixed promptly. The complex was very quiet and we had good neighbors. I would definitely recommend these apartments to live in.

I first moved here while the apartments were still under construction(probably 11 years ago). The first thing that struck me was the landscaping. It was great then, and has only gotten better over the years. The maintenance, headed by Jose, has always been very responsive, and I have never been unsatisfied with their work. Nancy does a great job running the front office, and Sandra, the security guard, was a great addition to the complex. My brother Kirk is in the apartment business, so I know a lot about the challenges involved with dealing with residents and doing all you can to keep them happy. All I can say is the length of time I have called Estancia San Miguel my home speaks volumes regarding how I feel about living here.

Its a really nice and peaceful place to stay. I have stayed there for more than a year and never had any trouble with the management or my apartment. The thing I like most about this apartment is that once you raise a service request online, it gets fixed the same day or the next day at max, never had to follow up. They even got my Nest thermostat installed the next day I moved in. The staff is really polite and always helpful, kudos to the management team!

Good quiet community to live in thus far. Communication is on point and so is the mailing service. Front desk actually answers the phone when called upon.

The apartment complex has nice amnesties. However if you are a pet owner be sure that you have new carpet and not cleaned carpet from previous tenants because pet urine stains settle at the bottom and you will be charged for that once you move out. This place has a way of sucking up extra money out of you during move out. Other than that its an okay place to live.

I lived here for close to three years and had to move out to pursue a new opportunity in another state in January of 2017.Over those three years I have never had one bad encounter with management and theyve always been friendly, professional, and very helpful. Nancy was always a pleasure to talk to.The grounds were always well maintained and maintenance requests were always fulfilled quickly. I even had an issue with my A/C that one of the maintenance guys spotted before it even became a problem I had to report, which I think says a lot about the crew that they have working there.The staff make an effort to make the complex seem like a community. There are occasional events held at the pool and clubhouse and charity drives always come around throughout the year.Generally I never had an issue with parking. I always managed to find a spot unless I came home really late on a weeknight. And I never felt unsafe while living there, though it may have helped that I lived so close to the main building.There arent many negatives I can think of. People like to double park outside the mailboxes and it can be irritating trying to get in to park or when youre trying to leave. My bedroom wall was right against my neighbors bedroom wall and sometimes I could hear them through there.If I ever moved back to the area Id likely try and get an apartment here again.

Estancia is a extremely beautiful, well kept, pet friendly community. The grounds and facilities are kept clean every day by courteous maintenance staff. The office staff was incredibly accommodating and friendly also. Upon explaining my living needs Elizabeth who was my leasing agent took great care of me. She was empathetic to my needs and built a working relationship I could trust. She took her time to make sure that I had the home that I needed and did not rush me.If I have a question about anything the staff is more than willing and that makes me feel like a wanted resident. The maintenance staff is super quick and gets the job done all with a great attitude. For me seeing the overall staff happy has also made me trust management and their decisions. Nancy has made sure I love where I am and Im happy. Its nice to see management care so much about the residents (fur babies too) and property. Everything has lived up to the first day signing. I love it. Also, it has been wonderful seeing my dog happy enjoying the community! Not to mention the gym is open 24/7 and the pool area is lovely. This has been a great place to call home.

Do not rent here if you value your things! Youre vehicles will get broken into often but estancia doesnt do anything about it. Never have security at night. Camera surveillance videos are constantly blocked by trees. Theft is a huge problem here but they never address it. Stay far away as possible if you work in any kind of trade. They will steal all your tools here

I’ve stayed at estancia for a year and I’ve loved it so much I’m renewing my lease for 18 months. The staff here is amazing. They answer every question I have and maintenance is so quick. Most service request get handled the same day. If you’re looking to stay here this is the place for you! It’s quiet and there’s always security. Love food truck Thursday and thy just built a cover for the car wash station.

My husband and I moved in around the middle of July. So far everything is amazing! The office staff is beyond kind and friendly. Shanti is a huge reason we picked this complex over the one next door. She went above and beyond when she was showing us the property. She also didnt mind answering my hundreds of questions. She is AMAZING. As weve lived here, weve gotten to know the other ladies in the office and they are all phenomenal. The complex has great amenities. Its also fairly quiet here which I love. I rarely hear my neighbors. Now there is a train nearby and a distribution center but I rarely hear it and its never woken me up and my apartment is on the side closest to both. The apartments are not updated but I honestly dont mind. The price and layout of the apartment is amazing. This place is as close to perfect as I think Ill ever get living in an apartment. I also love that they make you have a pool pass. It definitely keeps people from having loud parties or people using the pool who dont live here. So I am just so grateful that this apartment complex truly cares about their residents. They found an issue and fixed it. I just cant say enough good things. The dog park is great. This is a truly pet friendly community! The office staff loves animals. Overall Im so happy here and dont plan on moving until we buy a house.Update: After living here for 2 years, I can honestly say Nancy and the staff here at Estancia really go the extra mile to make sure their residents are happy. The maintenance staff is amazing and always gets the job done.

Lived here for 2 years. Apartment was decent but the staff is horrible. After hours maintenance lives over an hour away so when our apartment was flooding we had to wait over 2 hours for someone to show up. The entire time we lived there, our gate code never worked. I called numerous times and was told that “it should be working” but never did. My husband and I were accosted several times by the “security” when attempting to get to our apartment. Our neighbors were extremely loud and management never did anything. Upon move out, we had our apartment professionally cleaned and now they want to charge us $40 because they had to clean the ceiling fan and oven. When I called to question Shanti the manager, she was very rude and talked down to me. She also told me that they don’t clean apartments before people move in, which is a lie because I’ve seen staff cleaning apartments frequently when I lived there. Then she threatened to send my $40 to collections and used fear tactics to get me to pay it. Would never recommend.I cannot wait to see what attitude filled response I get from the office, just based on the way they have responded to other reviews.

I lived here from early 2015 to late 2018 and only left because I moved out of state. I thoroughly enjoyed my time here and definitely recommend the complex to anyone looking in the area.STAFF:The staff here is great. They always knew who I was and my apartment number anytime I went in. Nancy and her crew are top notch.FEES:Estancia offers a non-refundable bond option in place of a traditional deposit. If I remember correctly, it was something around $250. Upon moving out, you are responsible for any cost of cleaning and/or repairs to the unit that were not noted in your initial walk-through. I lived in 4 different units during my stay here and I think the average cleaning/repair cost was about $200.PETS:They are pet friendly and have a dog park that was put up somewhat recently. The park is great for medium to large dogs - I would be careful bringing small dogs as they can fit in between the fencing rails.I read some reviews about the dog feces around. Unfortunately that comes from irresponsible owners and can not be blamed on the complex. Additionally, I constantly observed their maintenance staff walking around with buckets during the week trying to keep up with the cleanup.CRIME:They have security on rotating shifts throughout the week to help deter any crime. However, its important to remember that not only is this property in the Houston area code, but its also located directly off of Hwy 290.Do your due diligence - lock your car and dont leave valuables in sight. Better yet, just dont leave your valuables in your car. There have been plenty of cars broken into during the night here (seems focused on trucks), including my own vehicle (a new Mustang at the time) which was actually stolen in 2015.

UPDATE: Read the reviews carefully. When you first move in, theres no security deposit. That is only so they can charge more when you move out.They charge you for things you wouldnt expect after you move out. I lived here back in 2016-2017. I was just informed of the cleaning charges/utilities/fixing after move out. $2 here, $15 there, $100 to paint the walls? And it all added up to hundreds. Its 2018, and we left the unit clean. Not only has it done a number on my credit, but now I wont be recommending this community to anyone else. I would have taken care of the issue if they would have communicated, however, these charges also seem slightly ludicrous. I am very upset with how you handled this, Estancia.PROS: The grounds are beautiful, the fix-it team resolves any issues quickly, the business center is open 24/7CONS: Management is terrible at communicating. Very thin walls--you always hear the traffic and the neighbors around you, roaches if you live on the first floor, (but spray and keep clean to limit that), and again, poor communication from management if it has to deal with money. I had trust in this community, but not anymore.--Tiffany

Everything else is great here ASIDE FROM SECURITY.Our vehicle was just broken into last night!!!! Its terrible!!!! There have been a lot of cars getting broken into which started to increase last year and we were even sent emails from the apartment notifying us about these thefts. Yet it STILL happens.

Lived here for nine months after relocating from another city. The apartment and the staff were great. Moved out after I purchased a house. I would recommend to anyone looking for a nice place to live.

Ive been a resident here a little over 3 years and Im just as proud today, as I was on day 1, to call Estancia San Miguel my home. At Estancia San Miguel, not only do I get a very pet friendly home, I get a gorgeous vacation style resort and a team of friendly, professional people who are willing to accommodate each and every one of my needs. For the first time, in many years, I dont feel like Im renting an apartment...I feel a sense of community and home, and that is what keeps me here!

Very secure community. The apartments are updated and clean with ample space and lovely patios. Good grass areas for pets that are kept clean. Parking is easy and the neighbors are polite.

Have been a resident since May 2015. Very friendly staff and love the grounds and overall is quiet. My roommate has had some issues with his car being stolen one night about a month after we moved in and then a few months later was told the wrong car port number to park in and was towed and the management said multiple times they would reimburse him for the tow. That was in August and this is March and we still havent seen that money. Overall is a nice place considering resigning. Just need some wrinkles to get worked out.

I have lived at Estancia for the past three years! I have loved every minute of my time here. Not only are the grounds and apartments well-maintained and beautiful, I cant say nicer things about the maintenance team! They really go above and beyond! Just recently, my ice maker wouldnt stop making ice...I mean, devices are subject to malfunction every once in awhile...but Jose made sure it was replaced the next day after I reported the problem to management. Not only did he replace my ice maker...but he went an extra step further and organized/cleaned my freezer of all the extra ice that was lodged in and around my food. It was so neat and tidy...I had forgotten how many products I had! lol! Great job, Jose! Always so helpful and courteous...all the time! Youre the best! Now I need to go to the grocery for more meat! Hehe ;)

Horrible experience with management!! My wife and I have been doing our best to work with them and understand their business and all they care about is their money. Whats worse is they act like they are working with us. They pretend to be caring people even though they know we got broken into and had close to ten grand stolen from us while we lived there. We never gave them any problems and would pay our rent days and I mean DAYS before it was due. However they are milking our last days with them and trying to suck out all the money they can. Im happy to be moving on from them and will never recommend them. My familys safety and well being is way more important than these people who only care about money! Worst experience ever!!!

In the process of moving into these apartments. Everyones been very kind and informative. Its a beautiful gated community. Im excited to call it home!

My truck had been broken into two times within the last month and the first they said they couldnt do anything about besides me filing a police report and they have security during the day but they go home at 10pm and have no security at night so I told them they need to make some changes to prevent this happening again, but two weeks later 15 cars or so got broken into which has cost me over 700 dollars to fix all repairs and they still have not done anything to get security at night but they can spend their residence money on fixing the concrete and parking stripes around the complex!!! I would stay clear or the complex they have poor management and dont care about their residence

AVOID AT ALL COSTS. My family stayed there and the staff is some of the worst people on the face of the earth. They will make promises that they dont keep and then lie straight to your face about ever offering them in the first place. Then refer to everything they do as a courtesy and they dont have to do anything for you. Do yourself and favor and find any other place and save yourself the nightmare.

I share this anonymous because my lease is still not up unfortunately, but I have already complained that the people living upstairs are noisy and your walls and ceilings are very thin. You can hear everything from people washing, walking and even flushing the toilet. What makes my husband and I furious is having people cut grass at 7:30 am! And from what we can see people have already complained and you guys don’t do anything about it. Not everyone is awake by that time. A lot of people have to work until late and 7:30 is a ridiculous time and it’s annoying to have someone beside your window with a lawn mower. Worst part is they take 3 hours at least to finish and get away from my window. I am not changing my review unless I at least see this changes because my husband and i are not going to be living here for a couple more months and put up with this.

Very poor customer service, beware of the mold in apartments, management not willing to do anything about it.

Horrible experience!! The management was completely incompetent and asking different members of management would result in a different response. If you ask one person on management he/she will tell you one thing and another person will tell you something different. Because of this horrible miscommunication I lost of lot of money. It almost felt as if they were ill advising me on purpose to get my money!!

I was paying my rent 10 day before 1st of month, but now facing collection agent after moving to other apartment for money i owe them...they charge you for what u never heard of, like $75 for ozone machine, sewer and water charge for last 3 months even if you are paying every month, billing fee $2.75 every month...if want that collection agencies follow you after u change apartment...good apartments but worse management. if u have alot of extra money to waste on such an exception charges go on and face problem..

Rachel and Kelly are class acts when it comes to renting an apartment. These two follow up with phone calls and always have asmile on their face and they are proud of the place they rent out. The place always looks clean and in working order. Give the place a call.

My car keeps getting broken into!!!! No security at these apartments at all. Manager doesn’t care about it either.

Had a door kicked in next door to me and maintenance left my apartment open after pest control. A lot of gnats, and paper thin walls you can hear neighbors arguing.

Great place to live!

This place sucks. You got people waking you up early in the morning. The managers refuse to do anything about it.
