Ive bounced around apartments in Houston and its outskirts for the past few years, and this has been my absolute best move-in experience. Stephanie in the front office made EVERYTHING so easy, exciting, and fun! She was more than knowledgable about the property, the renting process, everything! If this complex caught your eye, move in. So worth it. I am already so happy here!
I love it hear and the Manager of the property Ms. Mendoza is amazing as well as her staff. They keep the property up and the residents here are very nice as well. I just moved here and I haven’t had any issues whatsoever and for the price it’s a great deal especially because it’s in the heights area which can be a little pricey lol. All in all I’ve had a great experience here and I’d recommend this place to anyone looking for something affordable in a great community.
The Gardens is a decent property with an amazing location. The apartment homes are maintained but nothing upgraded. If you care more about location vs shiny and brand new, the apartments are great! As mentioned, maintenance was always very prompt and friendly. Communication with the leasing staff was mostly positive and helpful which I am grateful for. The residents are a wide range of ages and most are very kind and friendly. The area does well in floods and stayed dry during Hurricane Harvey. There is convenient access to the White Oak Bayou trails, 20th Street, and all major highways. The price for rent is difficult to come by in this area. Had these apartments offered more privacy, balconies, in-unit laundry, and a gym, I absolutely would have stayed!Other reviewers mentioned safety concerns with the gates and theft. Right before I moved out, there was an armed robbery right in the parking lot. The back gate to the bayou is never locked which is very nerve wracking. External lighting is poor which made me nervous walking around the parking lot after dark. Due to the nature of the walkways, each apartment has at least 2 points of entry (door and windows).Due to the age of the apartments and the poor insulation, my electricity bill was as much as $150 in the summer months for a 614 square foot home.I was very stunned to be charged for a slab treatment upon move out. I was told my apartment smelled of “animal urine” when I had no pets of any kind in my apartment during my time there. I know the previous tenant had a cat and I wonder if a slab treatment was not done after that person moved out. A guest of mine who works in a vet clinic said that never smelled urine in my apartment. I was very disappointed by this charge especially because the rest of the apartment was spotless and there were no animals in my apartment.
I wouldn’t have been able to feel as “at home” as I did during the leasing process if it wasn’t for Stephanie, one of the property agents. She was informative, prompt, and so caring and I am very appreciative of her diligence.My only complaint would be the minimal upkeep to the exterior of the complex, not enough sidewalks from the parking lot to the buildings, and the lack of regulations on resident patio tidiness/cleanliness.
Absolutely loved the property. Everyone was so nice The agent in the office Stephanie was friendly, knowledgeable and very welcoming, I appreciated her help so much! And she had stickers for the kids and they loved that. She made the choice so much simpler!!! I hope all the staff is as amazing as her!!!
I absolutely bravo this team! I have been living here nearly two years and the staff is great in their response regardless whatever it maybe. I enjoy living on the property. It is quiet and clean.

My move in date was today & the gentleman that started off the finalization of my documents, Jonathon, was absolutely kind & even complimented my “cologne”. Great, easy, fast & convenient. Highly recommend working with them.
Put 3 different work orders in yesterday evening and 2 of them have already been resolved today before noon. Very efficient and friendly maintenance staff came through and was done in less then 10 minutes
If you are considering renting at these apartments then I highly recommend against it. Theft is an extremely routine occurrence at these apartments and management has shown no interest in curtailing the problem or taking responsibility for security and safety on their premises.Countless tenants have had their vehicles stolen or broken into within just the last year, and I know of even more in the years prior. After dozens of incidents management still blatantly refuses to even go as far as to install a security camera on the one entrance in and out of the complex. If you report that you have been the victim of theft management will be waiting for you with the response, Were not responsible for anything that occurs on the property. Thefts happen in other apartments.So yes, clearly since it is an issue other apartments might incur that equates to management having no obligation to resolve or minimize the problems occurring at their own property. Apparently.There is a widespread bug problem within the apartments. Most complain of roaches, spiders, gnats, etc. Much of the property is in disrepair, namely the stairs tend to feel very wobbly and the pathways are riddled with cracks. Doors tend to be difficult to close and what little repairs we have received were shoddily done. The front gates are often out of order and they refuse to change the code despite the fact that non-tenants entering the premise is a routine issue. The rear gate to the bayou is never locked, leaving it open for anyone to walk into the complex and have their pick of goods. Especially since it seems to be common knowledge for people in this area that the Gardens Apartment lacks any meaningful security.Their idea of improving the location is spraying a coat of paint over railings and the like, purely useless aesthetic amendments.Management seems to be more concerned with their own sensibilities and having warm bodies in the apartment that will pay their rent without lodging complaints or expecting reasonable requests to be met.Routinely have a couple grand around just in case you wake up one day and your car is gone? Or to cover the cost of parts stolen off your car during the mid-afternoon while you have lunch? Then be my guest, otherwise the savings you might find here are not at all worth it even considering the area. You can find multiple other places in the area for a similar value that meet more stringent security measures and seem to genuinely value their tenants, their safety, and their concerns.If youre reading this and you currently live here, or youve made the mistake of recently signing a lease then be sure to invest heavily in theft protection on your auto insurance. Youll more than likely need it.
My boyfriend lives there and it was a dump! Cats everywhere, neighbors talking about how their cars were vandalized, broken into and even stolen! Too much activity at night. Good location but it wasn’t worth his safety or money.
Everything was perfect! I put in a request and it was taken care of the next day! So far I’m super happy

When it comes to my apartment, there were somethings I was not expecting. When signing the lease, due to current residents still living in the apartment, I was not able to view the unit. I was afraid about the carpet and old appliances. Prior to completing my lease I talked to the leasing agent and manager about the carpet. They said they will go look at it when the resident moves out. When I moved in the carpet was sticky, rough, and had a few stains, but the leasing office said it was still good. I guess having rough and stained carpet was still considered good. Also some of the outlets does not work. I now it is a older complex so I understand the outlet not working so well. After moving in there were dead bugs on the floors. I have encountered 3 roaches, 1 wasp and 1 spider since only living there for 2 months. The ceilings are thin, I am able to hear my neighbors upstairs. But I do love the location of the apartments. Its next to the running and biking trials in a great friendly neighborhood.
I am so Happy to be moving in to The Gardens Apartments!! My apartment is Very Clean!! The rooms are very Spacious and 2 nice bathrooms!! The Office staff made us feel like family and the process was quick and to the point!! Overall! They have a 10+ for me!! Thank you Johnathan for your excellent service!CM AND BM

The Gardens is a great location, amazing price for the area, and has helpful, kind staff. The grounds a very pretty with all of the live trees and the pool is well maintained. I love living here.
I have lived here since 2014, and I have almost no complaints. The only reason I’m not giving them a 5 is because of the laundry room. I went in a month ago, and it was filthy. I emailed the office and got no response, which was extremely disappointing. If they took the time to enforce the rules of the laundry room as they do the pool, it would be much better.
I feel bad for Tenants who still live here.I left this place proudly and hope to never Come back here ever again or at least not until current management company continues of ruining this apartment complex. I don’t recommend this place to no one. Lack of security is obvious and management could care less, well it make sense I don’t think they live here so why would they care. What they want is for everyone to pay the rent under any Circumstances and don’t complain about numerous issues here.My car was vandalized here twice and lost thousands of dollars worth tools. Look elsewhere you won’t regret it.
I lived at The Gardens for over 5 years and loved it. The Gardens is a quiet, safe community in a great part of Houston. I moved to pursue a career opportunity, If it wasn’t for that I would still be there. Jonathan in the front office was always so helpful and professional. Every time there was a maintenance issue management was prompt to get it taken care of. I always felt safe coming home. I loved that all the major stores were close by and there were great walking and bike trails nearby. I miss The Gardens and will always think of this place with fond memories.
Someone alway comes the same day and fixes my issues.
Have you ever been excited about something just to be let down? Well, that’s exactly what my brief experience with The Gardens Apartments was like. On May 26, 2020, I contacted the office and spoke to Johnathan in regards to possibly applying for a one-bedroom apartment as soon as possible. He stated that a 3:30 PM slot was available for the following day to have a virtual tour and that he would contact me. Needless to say, however, I did not receive a call until 4:30 after contacting the office and leaving a voicemail questioning if the tour was going to happen or not. When he contacted me, he quickly apologized for being an hour late and stated that he had been extremely busy in the office. That same night, I decided to give Johnathan and The Garden Apartments the benefit of the doubt and applied for the one-bedroom apartment. It wasn’t until May 30, 2020, that received an email from Johnathan stating that by Monday, June 1, 2020 I should have a response to my application. I waited patiently all-day Monday for an update and did not receive anything. Finally, June 2, 2020 (today), comes around and Johnathan calls me at 9:00 AM requesting that I call my previous apartment complex to obtain renters history because he had been unsuccessful at doing so. At that very moment, I call my previous apartment complex and after two attempts get the property manager on the line. She stated to me that she had not received any calls from The Garden Apartments and that all request for information would need to be emailed. After obtaining the email, I immediately contacted The Garden Apartment and provided that information. Morning came and passed and I didn’t get another update until 4:33 PM from Johnathan. Sadly, to say, this really upsets me because not only did I spend money on the application fee but also this was a complete waste of time. I’ve rented apartments before and never have I waited such a long time (4 1/2 days) for a response. As they say, “First impressions are everything.”
Good location here and fair price. I have had a few problems here. The leasing manager and the leasing team took care of those problems. Leasinv manager does care about the residents here.
Great area. Great value. Pleasant maintenance men. Safe. Perfectly quiet. With the trail just behind the complex and the friendly neighbors. Best choice for sure.
I’ve lived here for almost a year and love it. Location is great, it’s safe and quiet. It’s right by the bayou which is amazing for running or walking your dog. It also never floods! Rent is cheap for the area and it’s only a 10 minute trip to downtown and surrounding areas. The staff is very responsive and helpful to any maintenance issues I’ve had in the past.
Repairs have taken multiple attempts for easy projects. Sometimes still not getting fixed correctly. Exercise room is terrible. No issues with neighbors. Feels safe. Mostly quiet. Staff are pleasant. Been worth nearly 3 yrs living here so far.
I moved here in January 2019, have been here for 6 months now and love it. The area is quiet and safe, close to many conveniences, and is only 1 mile from I-610. The rent is very affordable compared to neighboring complexes.The complex is kept clean and mowed. The laundry facility is usually empty but is well-maintained and has dozens of machines. Ive only had one maintenance issue, plumbing, which was promptly fixed before I even became aware of it. The management office communicated the issue to me via email, which I greatly appreciated.Customer service in the management office is the best! Joanne and Jonathan are a pleasure to work with. The office communicates regularly via email with any public notices.
I have lived at The Gardens since 2014 and love it. Any issues I have had were resolved in a timely manner. For the location, you really cant beat the price. I only wish the laundry room was tidier, but we at least have one onsite. If you want something affordable in the loop, this is your best bet.
This is a great complex in a great location with excellent customer service. You have direct access to Brays Bayou and its trails, you are a good walk or bike ride to 19th St in the Heights, there are multiple bars/restaurants within walking distance, and you have great access to both I 10 and 610 highway. Couldnt find a better price for this location in The Heights, as long as you dont mind some dated appliances and fulyl carpeted units. Its a quiet, private complex without many disturbances. Management has always been quick to respond and helpful. They are not overbearing, they are very respectful of your privacy. Very impressed with this complex.

Lived here Mar 17 - Mar 2018. Only gets 4 stars because it is the cheapest thing you can find in this part of town. It also somehow survived Harvey. This was the first apartment I lived in after college so I was used to low budget accommodations. Staff were nice.My apartment luckily had zero problems except a blade from the overhead fan snapped off and flew into a wall one night.Most residents are good people who work hard and want to live in this part of town.Once every few months you would walk into the car park and a car would be on blocks. My partner had a car window smashed.

Roaches, Disgusting cabinets, It is not what the model is - at all.Loud Tenants, Gasoline Stolen from tank, THE SCREECHING CATS in the MIDDLE of the NIGHT, Staff will lie about debt obligations, Everyone in management is moody.Also - Rent is not the same for everyone. I walked in paying a grand for my place (technically less, but close), then this person walks in, paying low hundreds (3-4).It cost me much more than what it seemed like to live here.
Nice place to live. They have a pool and exercise room, which is good. Stray cats everywhere, but thats not the managers fault. Maintenance is quick and cheap, often free. Laundry room is usually fairly empty and you dont have to worry about people stealing your clothes. A few roaches, but they exterminate regularly. I set out roach bait traps and havent seen a roach in over a year. No leaks, no loud parties late at night. Ive lived here almost two years now and havent had any break ins or car damage. Id give the place a five star rating except they keep raising the rent.
The Gardens is a great place to live! Ive been here since Aug 2014. The maintenance is fast, friendly, and trustworthy. Emma and Carly are great in the office! The grounds are well-kept. The laundry room is almost always empty, but the machines are terrible. Please update your laundry room--its time for new equipment especially given the fact that rent is continually increasing! If you sign, be aware that rent will go up by the time you resign. The BEST thing about this place is its location on the White Oak Bayou trail. Quiet neighborhood and CHEAP rent.Its a bit old, out-dated appliances, no microwave, and poor carpeting--model unit is nothing like actual apartment though. But for the amount you pay and the location, its not a problem for me.
I lived here from 2012 until 2017. I thought this was a great apartment complex. Its a bit older and definitely not a luxury complex like some others in the area, but its quiet, its clean, and its safe. During the 5 years I lived here, I didnt have any problems. The complexs location is incredibly convenient. There is a gate out the back that connects to the Heights Hike and Bike trail. Any time I entered a maintenance request, it was normally completed within hours, next day at the latest. The maintenance staff was awesome. If youre looking for a studio, 1, or 2 bedroom place, this is probably the best price youll get inside the loop. I would recommend it.
Sure people are giving this place negative reviews because its outdated. Yes. It is. This is why its a lower rent cost. However its very affordable and well maintained. Ive been trying to find a comparable price for a unit in the area and this one is still the lowest. The maintenance is great. The neighbors are quiet and its a very low key place.
I visit my friends their all the time and it is a super quiet place. Beware not to leave valuable stuff in the car.
You get what you pay for at this complex. The amenities are few and far between, the apartments are a bit drab and old, counters and cupboards are old school, but for the price your paying in the heights you cant complain.The office staff are kind and responsive, and the same can be said about the maintenance staff.The only reason to take away a star is the state of the laundry room. Im assuming the user who wrote the positive review about the laundry room hasnt lived here very long. There are about 13 washers and 13 dryers, each of which have about 30% broken at any given time. Washing machines spraying out hot water, stagnant water pools at the bottom of the machines, dryers that dont dry or just take your money without giving any credit. Biggest bummer of the complex, these machines must be 10 plus years old. The office people have no control of the issue, all they can do is contact their assigned maintenance people to fix them when they break. Milestone management needs to respond to this issue and bring in a new stock of machines already.Overall, would recommend if youre looking for a budget place to live in the heights.- Resident since March 2014

The rent is incredible for the area, but thats because you get what you pay for. It has a nice pool and the maintenance/staff are very responsive and courteous. Those are the pros. The cons are as follows: the rooms REEK of cigarettes, car break-ins, nothing is updated, feral cats roam the property waiting to pick fights with your dogs and the carpets are among the most disgusting Ive ever seen in the western hemisphere. The street level door is always swinging open and was never repaired while I was living there, making a convenient entrance for any intruder wanting in. Management also charged a pretty penny when I moved out. Conveniently enough, more than 90% of it was taken care of by my deposit. A word to the wise: clean up or be prepared to be charged hundreds of dollars for the slightest infraction. Pay extra attention to your tub. They will really ream you on that.
I love this place! Emma and her team are very helpful. I do agree there are some cats that hang around the property I just thought they belonged to the tenants. I have been very satisfied with my apartment, maintenance and management!
The location is the only good thing about this place. I have had items stolen, vehicles broken into, packages lost, no return mail slot( i get other peoples mail) gym sucks, hot tub broken, bug problem, staff does not provide good customer service etc.. the lisit keeps going on. leaving ASAP and will not be returning. Extremely over priced!
The safety is the biggest issue in THE GARDEN APARTMENTS, Because of the new managment, she never show up if does, she doesnt care about anything, Not recommended at all.
Many times we had issues with safety, New manager, The Old lady, she is NOT most of the times and Manager doesn’t know about burglary because she is NOT doing her job Right, Also,90% thy don’t answer the phone.Your cars will get stolen and damage in this property and MANAGER SAYS, We can’t do anything.Stolen happened 3 time just for me in Last 6 months.DON NOT MOVE IN HERE.

Worst Apartment Complex I’ve ever Seen,Rude Manager and Team, Zero Customer Service, Car Hit & Run, Broken Car window and get Stolen.Property Manger Never Cares, She got back to work after a few Days and Said: It’s not our responsibility for Stolen Cars.It Happened many times For Us and Other neighbors.We are in contract, More Happy we could move out sooner.Cheap is NOT Good Always, if your Car get stolen you will loose more than Expensive Apartment.

Dont let the demo apartment fool you. This complex was built in the 80s and it shows in pretty much every way. Buildings have old carpet & linoleum, outdated HVAC systems, and many obvious layers of paint on the paper thin walls. I was lucky enough to get a smokers old apartment, and little if anything was done to clean out the smoke smell. Bathtubs/showers are plastic inserts that creak loudly when you stand in them. Counters as well as cabinets throughout the apartment are particle board.Laundry is coin-op, no change machines on the complex and costs $2.50 in quarters (at time of posting) to wash and dry in small, old-school top-loaders. There are often enough of the machines out of service or not working at any given time to make laundry more of a hassle.Parking is free-for-all and usually has plenty of space, but you can opt to purchase a covered reserved spot.You can bring pets, but only certain breeds, and youll need to pay a $200 fee and $200 deposit per pet, as well as $10 pet rent per pet per month.All-in-all, it would be justified if the prices were lower. As it stands, there are far better alternatives in the area for the price/sqft. Make sure you check out the apartment youll be leasing before you sign for it. There is a large difference between the demo and actual apartments.
Really enjoy living here. The complex is old and kind of patched up, but for the price, inside the loop, you can’t beat it. Biggest drawback is all the stray cats.

Rent keeps going up yet nothing gets upgraded. Ive lived here for a while, but sadly, each time I resign, I pay more money for the same thing. They dont give a discount to resigning tenants.Be aware that the model unit is significantly nicer than the actual units. You wont get colored walls, no wood flooring in the kitchen (ugly and out dated tile), and they dont even give you new carpet when you move in. Ask to see a regular unit before signing.I like living here but I wish The Gardens would invest more in their property especially if they are going to charge more. I was happy with the price I had when I moved in, but resigning each year with higher rents makes an unhappy tenant.Safe, good maintenance team, central location.
Washers and dryers are terrible!! they ruined my clothes or stained them. Some of the machines don’t even work.

Been here since June of 2015Pros:- Generally quiet complex, safe location and fair rent for what your given- Large parking lot- Same day repair work from maintenance (or shortly thereafter)- Front office holds your packages- Staff is always very friendly- New laundry machines with coins or card and laundry room is frequently empty.- Exercise room is small but cold and rarely occupied.- Pool is generally clean and also not frequently used.Cons:- When there is noise, it is obvious: sounds from the unit above us, people chatting in the parking lot or in front of their unit, car music from parking lot, etc. Noise is rare but incredibly obnoxious when present.- Dog owners dont always clean up after their dogs in the complex or along the bayou. Tenants feed stray cats causing them to hang around. Neighbors smoke in front of your unit & throw their cigarettes all over the ground.- Old building with all the flaws that come with living in an old building.
Very quite place, Everyone keeps to themselves worth it if your just moving to Houston. :D
