I’m in traffic on 45 and can’t believe how many poor dogs are locked out in thier balcony. Why have a pet??

Very nice community. I moved in a couple of months ago and the experience has been amazing. Love my neighbors and my location. There is some construction going on, but I am familiar with construction since I recently moved from a high -rise in Houston. I love the location. I can jump on the freeway easily and this is perfect for me. I didnt want to go trekking through twenty lights to reach the main freeway. Love the space, rate and neighbors.....Satisfied Joshua

Great staff! The location of The Hamilton is not the best but it is downtown. I am from a small town, so I know nothing about the city. I leased here because the service is great and the price I could not pass up to be downtown. I visited other places downtown but something special was at The Hamilton. I am only looking to live here for a year or two. Not looking to pay for all those amenities and a view of the city at $200 extra a month, something I will not own.

Awesome staff at this community. Inside this building is gorgeous with updated finishes and clean hallways that smell really good. The model is fabulous. I love the decorations and the staging of it. I am not looking to move until late November but this small community definitely has my attention.

This property is so Beautiful! Location is everything, Plus the professional staff makes is that much better! The photos online are nice, But the experience in person is the cats meow!

I visited my daughter a year ago and told her that I immediately had concerns being close to the freeway and the camps near. I drive the downtown area and could see that there are homeless all over downtown. I tried to get my daughter to move outside of downtown but she really wanted to be in the heart of the city. I visited my daughter a few weeks ago and was surprised to see that the door keys and elevator keys increased the level of security around the building. The office is taking a personal interest in the building and it shows. I see the manager out walking with maintenance going over items. The manager even asked if I lived in the building or needed help. I told him that I was visiting my daughter. He stated that I would need to be let in by my daughter, he could not give me access to the building. This I really love. He had no idea who I was and he was not allowing entry into the building. My Daughter told me that it is so much better now. I am so much happier for her. She is getting ready to sign another lease for a year and she is really happy that she gave The Hamilton her business.

Visited The Hamilton Downtown with my girlfriend and enjoyed the tour with Taylor. The community was really nice and the two bedroom priced where I need it but I only needed a City view. The only one she has was a pool view and a smaller floorplan. The level of customer service was amazing. Her other team member was really nice too. I could see how he interacted with the residents. I did not want to move in the heart of downtown, so this location was awesome. Where I am now you must wait for traffic to let you in on Caroline Street from the parking garage. I get more space for a better price here so I will check again when my lease is up in a few months. if you are looking for a proactive team, this is one. Thanks guys.

Great community and love the people that I met while touring. The location is great and the building is not too big which I really like. The office staff is really nice and gave a great tour. I read some good and bad but in apartments it comes with the deal. My co-worker really likes the place and her opinion means a lot to me. I am not moving for a few months but i think I have found the place for me. The people that I met really made a huge difference .

So this place has a good interior design, but its right on the freeway and you hear everything. The walls are paper thin and can hear everything with neighbors

I love this location of the community. I moved here over a year ago and reading the review from Shaun ward Taylor was so disappointing. This was my neighbor at The Hamilton and she complained that she did not pay her rent so she was evicted. I do not like retaliation reviews. They are disgusting and very unbecoming. This community has really done some amazing things and the office staff is amazing. Of course you must read reviews to know the community but you must also visit to see for yourself. No community is perfect but Taylor is awesome. My wife and I pick up our packages daily and we are greeted with smiles. I love my space and the fact that we have great neighbors in the building. The parking can be a headache at times but we make it through. Taylor keep up the great work.

My dad and I toured this place. We read the reviews good and bad. Mostly good and meeting the people there it was obvious. My dad wanted to visit to see for himself. He loved it as much as I did. I did not get the opportunity to move in but the entire experience was great. Unfortunately, I did not make the income but I am only 22 years old. I am a student and have a little ways to go before I can afford the rent. My dad wants me to focus on school and not worry about rent just yet. I was treated with respect and very professional which means a lot. Thank you guys for being good people. Great apartments and good view. Thanks for the soup too. It was cold that day!

My son is looking to move here in March 2020. This is a beautiful building and the one bedrooms are spacious. I am looking for him an apartment until he can make time to visit Houston to tour. I found this place on Google maps. By driving the area to see its location I loved it. Its no hectic traffic, located for easy access to freeway and its a small community which means he can use the amenities. Where he is now its so big the amenities stay filled. He will be back on Houston so I want him to be close to everything without a hassle. The girl Taylor was so awesome in tour. Keith will love his place and I will be one proud mama.

Moved here a month ago! It would always catch my eye when I drove from the freeway so my lease was about to be up, so I decided to give the Hamilton a look to see what they were all about. I instantly fell in love, they are boutique apartments so everything is high ceiling/tall doors etc. Very spacey closets, & washer & dryer included. I have a beautiful view of downtown & I don’t hear the highway like most people would think. Everyone is very friendly here, it’s very secure & the amenities are beautiful like the pool, gym & clubroom (there’s more FYI). Each floor has a grill room so you could host a bbq with friends with a pool view. An extra big shout out to Freddy & Taylor who are so professional & very inviting!! I now live close to everything & I’m so happy & glad I made the move. I love that it’s very secure which is important & the hallways are so quiet, sometimes you wonder if your alone lol. If your someone like me who likes a small community & no children running around this is your spot! It’s majority young, professional adults. But yes I definitely recommend it here!!

I have really enjoyed myself at the Hamilton. Taylor and Freddy make such an awesome team here. I have been getting updates about various events and updates at the community while I am at work. There are days you go to the leasing office and there is soup, cookies or other snacks. Its so welcoming and so genuine. I was a little upset when my friends car was towed but I forgot to register it in guest. It was my oversight. My apartment faces the freeway so I get some freeway noise but its lets me know that I am in Houston. I moved from Ohio, so this is a new experience for me totally. My mom visited and fell in love with my apartment. Its spacious and have just what I need in the dining. A small study. I was nervous staying in Houston the first time but after the first three months I am great. Met some really good people in the building the resident events are the best I have heard. I am happy that I found my first apartment experience to be a good one.

The Hamilton Apartments is one of the most welcoming and inviting complexes I’ve lived in here in Houston. You are always greeted by the leasing office staff on your way up to your room and their attitudes, Taylor in particular, is always positive. She always has a smile on her face and it’s evident that she enjoys helping her tenants. They have a great demeanor through troubled times and approaches any issues from all sides. They take appropriate steps to ensure everyone is always taken care of and more often than not, they go beyond what they are required to do. Taylor started at the end of my lease and by her school of thought alone convinced me to renew my lease. She’s an asset to the company and with her values, excellent service and professional experience, the community can only cultivate.

Great community within walking distance to the ballpark and Restaurant venues. I love the residents there. On my tour they all were so friendly . I am not moving until the summer but was in Houston for the holidays visiting family and my new job site. I heard the good, the bad and the ugly about Houston. Its Houston and the city life is sometimes not storybook. I lived in Jersey so I understand. All in all the community felt like home. It was weird coming in the building because you go upstairs to lease. I love the location and not having to deal with traffic leaving the community. I think this was a great find. Will see Houston again soon.

I visited The Hamilton to look into downtown living and love the location. Its off the street and not in the busy parts of the city. I currently live in River Oaks and just need a change of scenery. I like to read reviews as well as the next person but it seems like these are very personal reviews targeting someone or an agenda. I only care about the office staffs attitude, maintenance and accurately billing my account. I understand the city life and things happen all over in every apartment community. I have read reviews at some great communities and you get post that are inconsistent. Apartment living in a big city can be challenging. You cannot expect to live in New York and have the suburbia attitude. Anyway, for the ones that posted genuine reviews thank you for sharing to help my decision. The floorplans are larger than ones I have seen today. The office staff, Taylor, was so pleasant and very welcoming. I love the model and the community amenities. I will not move until January but will be touring again to make sure the same office attitude is there. Thanks

I have had an awesome experience since move-in the second time around. I left The Hamilton a year ago to move down the street to a high-rise. I realized that paying for all the upgrades and premium views was killing my savings plan monthly for something that I will never own. I had my vehicle broken into, my sink backed up and took three days to repair, packages were taken from my door and the concierge was useless at times. I am a student and a future home buyer. Each dollar counts. I love this community because it is smaller, very reasonably priced and the new management seems to care about the building. This is a major plus for me.

I moved in from Friendswood and love the community. I met the office initially through phone and fell over with the level of customer service. Being a business owner, I wanted to make sure that the level of service was awesome. In homes things go wrong but its how its handled that makes the difference. Thank you all

My complaints are at a minimum as well! I’m on the first floor so noise level is a at minimum, assuming that the real noise seems to be more on the higher levels. Also the hallways are very bland and boring needs some pictures and different paint. Elevator floors are cracked and busted. Amenities, very minimal things. All you really have is pool and lounge areas, Gym is tiny but gets the job done! Parking also can be a hassle at times. Staff is awesome never felt as I wasn’t wanted here! As far as my apartment goes I love it!!! not one single complaint there has everything even a high rise would have! I however do recommend living here despite the cosmetic things I earlier reviewed! I’d like my review to be viewed as somethings to consider not a negative nor bad experiences, I do understand that the community is fairly new so I’m sure I’ll see improvement over time because I will be renewing my lease!

Toured the community and loved the location. New to the city of Houston but love the office energy. I drove several communities downtown and they are so hard to get in and out of with the heavy traffic. This community was really easy to maneuver in and park without all the extra. Houston has a homeless issue all over. I love the Lofts at the Ballpark but it was more homeless wondering around and some of the windows are on the ground floor. Still looking but I thing Hamilton will be the choice. Thanks for being so awesome on the tour. C

The parking is a hazard at the Hamilton. I currently live there. The apartment recently hired a new building manager, she changed the parking rules. My vehicle was towed along with other residents vehicles. The apartment complex did NOT refund our towing fee ($321). The apartment complex did not give residents a 15 or 30 day notice of the new parking policy. Along with the new parking policy, at least 10 resident vehicles where broken into and the parking complex didn’t do anything about it. They sent out a resident notification stating they’re cooperating with local law enforcement. Also, guess parking.....you can only have someone over for 12hrs then you have to re-register your guest’s vehicle to prevent towing. If your 1st guess leaves before the 12hrs is up, and you want someone else to come over, you can’t register another guest’s vehicle until the 1st guest 12 hrs parking permit is up. Prior to the new management, parking was NEVER a hassle.

The experience from first viewing the property until finally moving in has been a wonderful one. The management is always helpful. The porter is also on top of everything and quick to fix any issues that are reported. Great place to live, close to everything and not noisy at all. Friends and family have both said it is like living in a resort or luxury hotel. So happy to have found this place.

I moved into The Hamilton in March of 2018. My experience here has been amazing. My neighbors are friendly, outgoing, and will most often greet you with a good morning or hello. The cleaning and maintenance staff go above and beyond to make your living situation the best possible. What I appreciate the most about living here is the management staff. They are kind, professional, sincere, and very dedicated to providing an exceptional living environment. I will admit that I rarely go to the events because of work obligations. When I left for work yesterday the staff were waiting by the garage exit to say good morning to the residents and to offer them a variety of breakfast foods and drinks. I have never heard of any apartment management staff doing something so sweet and considerate. I will also mention that they were standing out in the cold to do this extremely kindhearted gesture. If a package arrives they will send you an email to notify you. If you cant be at the office before they close they will deliver it to your door if requested. They have sent faxes for me so that I didnt have to travel to my office.... the list goes on and on. I truly appreciate everyone here.

Wonderful Customer Service with the assistant Taylor. She was so nice and sweet with every problem and always offers the best and kindest help. Although the first time when I checked the room, everything was a mess because the cleaners misunderstood the schedule. She immediately helped me and reorganized everything. Right now is perfect. Nice location just the noise from highway may effect a little bit.

I came to these apartments to visit family and my car was towed. I was not parked in a reserved parking spot nor was I there for more than 2 hours. Its a shame that you cant even visit your family or friends without getting towed and having to spend unnecessary money on something like that. I can see if I was parked somewhere that was reserved for a paying resident but to park in open spots is just uncalled for. I will never refer any one to these apartments, ever! To think, I used to be so excited to come there to visit my family. Now, I just get anxious thinking about it and not in a good way.

I just want you all to know that I really enjoyed my stay here at The Hamilton Apartments. You all are the best leasing coordinators Ive ever worked with and yall did a damn good job running the place. Its always clean and everything always works. You all were very considerate to me and was there when I needed you guys and I appreciate youre hard work!

I am relocating to Houston and I initially was going to rent apartments at Rice because of their close proximity to my office downtown. I was very disappointed and I decided to keep looking. I spoke with Taylor at the Hamilton Apartments and she was very helpful. I had so many questions and she answered each one in detail. She took care of everything for me UNTIL I SIGNED THE LEASE. I NEVER RECEIVED THE RENT CONCESSIONS. RIGHT AFTER THE LEASE WAS SIGNED THE MANAGEMENT WAS UNRESPONSIVE. KEEP LOOKING!

I’ve been searching for an apartment downtown for months now. Out of all the places I stopped to look at, The Hamilton is on the top of my list. All the amenities are up to date, the gym is nice, they have a spin room and the pool is beautiful. They have a lounge and also have happy hour in their club house every Thursday. Most of all the friendly faces; all of their staff is welcoming and professional. I was working with Christine and Damien, they treated me and every resident that came in with the upmost respect. I am beyond impressed on how hospitable they are. They really know what they’re doing. I will most likely be moving in. They have done a wonderful job.Thank you for the hospitality.

Singing the praises of this particular haven of pleasure is far from difficult. Daily, I arrive to this oasis of peace and tranquility tucked into the corner of busy downtown. From the staff (Christine and Damien) to the amenities (door side trash pickup, gym, luxurious pool, weekly happy hours with free drinks(!), etc.) to the location each and every detail is meticulously attended to. I have lived all over the country but no where have I felt truly at home until I moved here. Alexander Hamilton may have been gunned down in 1804 but his spirit of striving for perfection is alive and well in his namesake. Long live The Hamilton!

We moved in June 15th and have had nothing but superb service since day one. The staff here is very attentive to all issues and you can tell they genuinely care about your experience here. The community is great and so friendly. This is a new built just finished January 2017. Right in the middle of downtown and midtown so you get the best of both worlds.

I honestly dont give 5 stars easily, but this management team deserves more than 5 stars.Hamilton property management is one of the most professional property management in Downtown Houston! Their services during our last year of the rental were pretty much more than satisfied! The property manager is an amazing human being.She has been in this business for many years and has a lot of experience.I have been living in this property for over a year already and Im planning to stay another year definitely.I dont even refer to my place as my apartment because it is really my HOME and thats how I feel about this place.I feel like this review is really overdue compared to the amount of kindness and services we have received from the management team in the past two years. The management team have always been nice and helpful, I stooped by the office another day to collect my package, it was one or two neighbors also waiting for their package and suddenly property manager walked out of her office and very nicely greet me and ask if I needed a help, she went personally and brought my package, this just shows how much these people care about the residents not only as resident but as humans . She could just continue with her tasks and wait for another person to help, but it really meant a lot to me when I saw her carrying my package. This was not the first time i had such an amazing experience from the management team. My work orders normally get done quickly, my concerns or opinion have clearly heard in the past and that just shows the level of professionalism this management team operates on.The property has always been clean, the pool area always been nice and kept in standards.I have lovely neighbors, very convince to many beautiful places in downtown Houston and many more good quality this place has offered us in past two years.From the bottom of our hearth, Thank you so very much for valuing your residents and treat us like a family.

Im simply in love with my safe heaven! Thats how I call my home, its so beautiful and cozy, all rooms are so spacious, my closet is huge! I love the stainless steel appliances, the balcony is very spacious, the amenities are wonderful! The two things that would make life perfect is the tub that could be a little bit bigger (Im 510 so I cant lay down) and I wish the gym was also a little bigger with more machines, but other than that I love my home, Damian and Christine are the best always! Im more than happy to get to work within 10 min everyday and getting to different locations so easily, Im def renewing my lease, wont be leaving this place anytime soon!Update: I did not have noise issues until 3-4 months ago, I can hear every step my upstairs neighbor takes, and it seems like they dont sleep at night at all because sometimes I will almost jump off my bed due to the loud stomps they make. Thats very unfortunate because I really enjoy my apartment, but that issue really makes me rethink if I want to renew my lease.

Beautiful apartment complex but the noise level is unbelievable. I’ve lived here 9 months, lived in two different units, and it hasn’t been pleasant. In both units, I am/was constantly being woken up by the walking of my up stair neighbors. I along, with my guests, hear every step taken, door closing, garbage disposal, etc. ( as I type this the people upstairs have turned on the garbage disposal 2x and have just moved something) Noise level from the outside is also a very big issue. Every passing car or incident that happens on the street is heard, even though I’m technically 4 level’s up. Conversations that are had within my unit can be heard from the hallway and vice versus. The beauty of the apartment complex does little when you’re woken up at 5:40am to the sound of non-stop stomping. If I could go back in time I would not recommend this apartment complex to myself and I surely do not recommend it to anyone reading this.P.S. If you ask the employees here about sound issues, they’ll say there has never been any issues. Just remember they are sales people.

Don’t live here. Christine, leasing manager, has a horrible attitude. Very nice when you are signing your lease. After that she does not return phone calls, or emails, will even walk out on you if she doesn’t feel like speaking to you. Damion can be ok on his own but follows Christine’s lead.Don’t go in there in workout clothes or regular clothes. Yes, they are discriminating. I own my own construction co and I walked in there with my work clothes. Christine, felt comfortable advising me to make sure I could afford the rent so I wouldn’t waste their time. Seriously. You feel comfortable saying this to people?Obviously there is a problem here. Other reviews speak about racism and honesty. I didn’t read reviews before I signed my contract. I should have. No amount of amenities will erase the discriminatory treatment you will receive here.They simply don’t care about the residents once you sign your contract. Make sure you only have one vehicle. 2nd vehicles are not allowed to park inside the garage.Overall very dissapointed in this complex. Can’t say it feels like home.

Ive been currently living in this apartments for 8 months, the security its very bad more 10 cars got broke into. Ive seen homeless in the garage near the dumpster close to the elevator. After I have done multiple complains, they havent done nothing to change it. One my neighbors and a friend got her house broke into, while she was in vacation. Whenever, those type robberies happen they try to hide from the residents.

VERY FAR FROM LUXURY !!( fa·cade [fsäd] ..noun... an outward appearance that is maintained to conceal a less pleasant or creditable reality)This is more of a “we will figure it as we go” type management/place. The pool and gym get them the 1 star, I guess. Gym is quiet and clean. Pool is the opposite. It echoes noisy hangouts and Ive even seen dogs in the water recently.** if youd like to know the reality of this property,search management company Dayrise Residential, both on google and BBB... read the actual complaints...I would encourage anyone to also question most of the positive reviews on property’s site, or in general. Read them carefully. Notice the days they are posted, seemingly, sometimes as responses to negative reviews. Based on my experience, conversations with other tenants and the fact the manager on the property is one of the reviewers, I would question validity.Against my better judgement, I signed a 13 mo lease here back in August 2017. I say against my better judgment because I was exposed to several questionable situations with management during the initial visit and subsequent application process, which included attitude and condescending behavior ( even though I probably earn 3 times+ their salary), poor response on information request and, surprisingly, the manager openness to share the names of known sports personalities that lived in the property.Also, my guess is, due to a combination of property location ( highway noise/views) and poor management, they struggled filling this place originally, and became much more lenient with their process for approval.Looking forward to the end of my lease... hope this helps someone from making the bad decision I made.Issues -PROPERTYPoor build - you can hear everything and everyone around you ( conversations next door, people walking above you, etc)Also, possibly cheap materials in units, and high HCHOs, based on in home air quality tester (Ive been complaining about nauseating lingering chemical like smells in unit since I moved in. Ive developed respiratory issues/constant headaches. Visiting friends and GF have voiced the same)- Constant marijuana smells on hallways /common areas- Pitbulls / aggressive dog breeds on premises - I am a dog owner, and dont particularly dislike breeds, but when youre on a elevator (or stairwell) and a 100+lbs pit bull walks in, youll question your safety in that moment. Ive questioned my dogs safety for sure on a couple of occasions, while walking down stairwells and hallways, and watching owners struggling to restrain their pitbulls/dogs.- Poor response to issues and complaints from office, as well as poor clear communication from office.- Packages left by door on hallways, or if youre lucky, in the office. They will not notify you though, so you better track them-Although close to up and coming East Downtown and sports arenas, this corner of downtown isnt the safest or most desirable., specially at night.MAINTENANCE- dog waste all around the property, because the office wouldnt spend $200 for a pet waste receptacle (**update, early May 2018, 1 can was installed)- smoke alarms going off for hours on a couple of occasions, without attention from anyone-poor / nonworking gates... they don’t open sometimes, or stay open others (They had security walking around, but that’s no longer the case)- use of blowers to clean debris in garage, during my first couple of months here (motorcycle paint damaged, nothing addressed but practice stopped after complaints to mgt

Moving into The Hamilton Apartments a couple of months ago was the best choice I have made since relocating to Houston 13 years ago. Located 7 blocks from the Toyota Center, the newly constructed building is located downtown at the intersection of I-45 and Eastex Freeway. As a result, I have found that I tend to be within a 5-20 minute drive from EVERYTHING, which is fantastic in a city as large as Houston.My unit has topnotch features/finishes including plenty of storage with soft-closing cabinets and drawers throughout, single handle pull-down kitchen faucet, quartz countertops with a vertical sided under mounted geometric rectangular basin sink and garbage disposal, stainless steel appliances (smooth surface electric stove, microwave, dishwasher and refrigerator with ice maker), full sized washer and dryer, double vanity gooseneck faucet bathroom sinks, enclosed balcony (so Im not staring at any neighbors), oversized closet (10ft long walk-in), daily valet trash service, gated parking garage and a courtyard enclosed resort-style pool complete with in-pool chaise lounges.Did I mention the views of downtown? The building is positioned close enough to see EVERYTHING (not the edges or tops of a couple of buildings like a lot of these complexes, but EVERYTHING - the whole view) without having a neighboring building so close to force you to close the blinds for privacy. I wake up and go to sleep with a spectacular view every day.I highly recommend The Hamilton for your next residence.

I will live there shortly. This place is incredible. I hope it meets my expectations.******** ----- ******* ------After 7 months of living here my opinion has changed:1. It is a nice place with good facilities, however, something is wrong with the staff that manages the unit. Hurricane Harvey used the second level of the parking lot. All respected the RESERVED spaces ($). But suddenly the administrative area authorized to occupy the space for which I pay 120 dollars a month. In any other apartment, that car would have been towed to the corralon. But here they protect the friends of the administrators who feel with all the rights to occupy the space they want. They were personally informed that this anomaly was happening and they said that there was more space that it could occupy. If they are managed by the PRINCIPLE of EQUALITY. That person had to put his car in a place that was not reserved. I will APPEND photo as proof. And this was repeated for a week (It was parked a week in my place). Incredible!!! They fell off my pedestal.2. Since we entered we have reported that the balcony of our apartment is rustic. But not even, There are sections with concrete balls. We have been told that we will be attended to and since then nothing has happened.My expectations regarding the facilities are good but something is wrong with the staff. And such good people perish. Is it because Im Hispanic ???
