My name is Taneisha Scott and I moved into 2111 Holly Hall in May 2021! I did the standard walkthrough, pointed out all the things that needed to be fixed/ replaced, provided pictures and nothing has been done! I have holes everywhere, old filters, broken cabinets, BACKED UP SEWAGE IN MY DISHWASHER, a huge hole in my stove, refrigerator sometimes freeze and sometimes dont, ceiling fan goes extremely slow in the Master bedroom forcing me to purchase and run 3 fans due to it being extremely hot in that room only, windows need new blinds and filters for the townhome, and something is wrong with my AC. The monitor or something needs to be replaced and AC UNIT NEEDS TO BE CHECKED OR CHANGED! All Management gives me is excuses that they are short of staff and the crew is busy! I literally just had pest control come two days ago! Remember my requests have been since May 2021! Now, today 9/22/21 I get a knock at my door to remove a door net because the owners are doing a walkthrough of the property! Excuse you, fix what needs to be fixed and do what your supposed to do for a paying NEW RESIDENT! I honestly dont know what else to do! ๐ฉ๐ญ we are so unhappy!
Just donโt do it. Regardless of what the staff is trying to sell you. This complex isnโt up to par. Itโs infested, old, maintenance is behind on work order by a month and has NO AMENITIES other than a green pool and half equipped gym. You just stay, eat and go. Basic basic basic. the ONLY plus is that there are washer and dryers in every unit. Unfortunately, itโs been a month and Iโm still waiting on a new one to be โorderedโ. Itโs doable for 18-24 year olds I guess But I wouldnโt recommend. Iโm so ready to go
I just moved into a 3 bedroom townhome there are roaches EVERYWHERE literally EVERYWHERE and when i went to them about it they were very nonchalant, i have a new born baby so itโs annoying to constantly spray raid and put out these strong chemicals just to keep them away. The A/C doesnโt work upstairs and they also said someone was coming to fix it and havenโt. The apartments are very old, iโm definitely disappointed i signed a year lease here.Iโve spent so much of my own money to handle the roach issue but nothing is working itโs so nasty. Pest Control came and literally did nothing. I havenโt unpacked or bought groceries because of the roach infestation, they are even in the freezer and fridge. The office is so nonchalant to the issue smh
I wouldnโt recommend these apartments to my worse enemy, they management and staff does not care about the well being of the tenants and itโs sad, these apartments are nasty and really bad health wise itโs infested with roaches. they respond to all these reviews and say email them with the issue but when you email them they donโt respond, when you call they donโt care enough to fix the issue. Please reconsider moving here if you are thinking about it i promise youโll regret it.
I am going on 1 year and want to share this place is hands down amazing. The manager is wonderful and we have had good changes regularly. Example now we have valet trash. I have had gate code access, security 24/7 and the amenities are endless. The girls in the office great you with your name. I have had NO roaches or rats AT ALL. I love this place and will call this home as long as I can. This is an affordable,clean, and friendly, diverse complex that I highly recommend. If you want to live close to the medical center and downtown this is the place for you! I 100% recommend this apartment complex.

Didnโt have the time to see the apartment before because I was busy. These apartments are old. Patched up like for real and poorly Iโm finding cracks in poorly fixed walls ect. Big a** roaches and more roaches. My ceiling looks as though itโs going to cave in at any moment. The air conditioner never turns off because the apartment doesnโt stay cool. The only part of the apartment that gets cool is the living room. Can not compare to places around them but charge the price. Either bring a bunch of co hangers or a closet organizer bc there in no where to put your clothes. No microwave. Bare minimum! Move here if you are desperate only!
Wish I could leave negative stars. The staff is terrible. They changed my apartment the day before my lease started. The day I came to get my keys had to wait hours before they said my apartment was ready. Keep in mind I had just drove 17 hrs with my newborn. I was exhausted. When I finally got the keys, I came โhomeโ to a disgusting place. Dust everywhere, hair everywhere, dead roaches everywhere, stove broken, holes in the floor, tub was peeling paint. I was so disappointed. Every time I call the office to get in front of these issues, I am told they will call me back, but they never do. I donโt even have a mailbox key. I am so frustrated with this place and the unprofessionalism of the staff. I would not recommend this place to anyone.
Extremely disappointed with the management! They know how to give trouble to their old faithful residents.Forget about providing timely services, they are expert in getting car towed even for a first and unintentional double parking . They can easily verify from the car sticker that we never break rules, however for one mistake this is what we receive.Not that the car was parked in a reserved or prohibited parking area but just that the lot was almost empty and by mistake it got double parked without causing difficulty to any other vehicle around . I understand its not correct but Without warning or notice, unannounced the management got the car towed . And when you go to report they simply show you on the computer that you were wrong and what they did is completely justified. We had to go to the towing company office, pay them and get the car released . In a customer friendly gated apartment,Towing should be the last resort but here it seems to be just the opposite.We already live with a perennial problem of roaches and now towing scare !
I was excited to move into this complex last winter when I saw how close it was to my school, that it has in-unit washer and dryer, as well as an ideal living space for me. I became quickly disappointed when I started putting in work orders for repairs on things like my toilet not working, washer not draining, disposal not working, and a ceiling fan light replacement. The ceiling fan is so high up I canโt replace the light without a super tall ladder, so itโs unfortunate I have to put in a work order for something so simple. And thatโs where the biggest issue I have with this place lies. It takes WEEKS for simple maintenance things to get taken care of. I am now 2 weeks without a working light in my room. I have called the front office 3 times within that span of 2 weeks to just get a response of โmaintenance is currently dealing with emergencies so they will get to it once they are done with thoseโ. It has taken over a week for all of the other issues to get addressed previously and I was without a working washer for weeks when that was one of the main selling points for me. I understand that work orders canโt always get addressed immediately, but for it to take 2+ weeks to get a light replaced in my apartment is just ridiculous. It feels like there is no sense of urgency when it comes to taking care of needs that residents have.
Horrible. Trash everywhere. Roaches. They take weeks to send pest control even though you are charged for it monthly. Staff does not care about tenants unless rent is late. Water constantly being cut off. As I type this we are on our 3rd consecutive day with no water. Apartments are old and run down. Inefficient hvac system causes electric bill to be high. Photos speak for themselves.
After finding a complex close to our jobs in the medical center my family and I were really excited about moving into our new place here at 2111 Holly Hall. We read the reviews and read some alarming things, but we decided to move in anyway because the leasing agent was so nice upon first meeting her. Itโs been almost 30 days since we got the keys and we still have a broken garbage disposal, electrical outlet, floorboards, cabinet drawers and pest problems. Weโve put in several requests online, in person and over the phone and all the leasing agents and mangers weโve spoken to keep lying to us and telling us theyโre coming today, theyโre coming tomorrow. To make it worse, weโve seen the maintenance team working on empty units getting them ready for new tenants right in front of our door. Same issues goes for the exterminator from Apple Exterminating, they keep promising to send for the roach problems. The third time he finally came he walked in wrote a letter saying her treated the place and left according to my security camera. I ended up spending over $100 on exterminating supplies and did it myself. Every day we have to walk past the same dog feces that the complex staff walk right past. Please be aware and try to find an place with an honest staff, clean facility and a place whoโs not going to steal your money.
At first my experience with the application and approval process was HORRIBLE because I kept getting the run around/lies and inaccurate information by the first office personnel that was helping me, but then VERONICA was there to save the day!!! She was soooo very helpful and got me taken care of as quickly as she could. Veronica was very attentive and good at what she does. I would give her personally a 5 star rating and lunch on me!
My mom lives here and i really love this place. I love to visit because i do not have to take out the trash! My mom has door to door trash pick up. The pool is awesome and best of all we can play football on the astro turf anytime. I play soccer with friends. My mom is really happy here so that makes me happy. She works in the medical center and i feel she os safe here. She works nights so the 24 hour security really makes me happy and i know she is safe.
Do not move here they never pick up the phone when something breaks or not working and when they do it takes almost a week just to fix just to break again .. office people are rude and lazy ..ac doesnโt work good .. they have big outside roaches in apartments, they have mold under the carpet and didnโt want us to move to another apartment and gave us so many problems, not a good environment to live in, itโs not worth it iam praying this lease can be over with so much faster ready to move now .. not worth the deal they give you!!!!!
I promise you, I am a guy who can survive on less but this is unacceptable. For the sake of your sanity and health please do not think to move here. If you are looking for rodents, lizards, bugs, fungi, poor plumbing, and incompetent staff this is your place. The leasing office will lie right in your face and do not care about any issues you are having no matter how big or how small. They only contact or acknowledge you when rent is due. The maintenance workers literally do not know how to fix anything and the pest control must be diluted with too much water because it doesnt work.
I recently attended the Easter Egg Hunt & funday at Holly Hall and it was so nice. Melanee invited us after a property tour. Lots of treats for the kids to all have plenty. They also provided pizza and had face painting done with UrbanWinters Art-cafe. The whole staff was on deck and Melanee made sure to make us all feel Welcome.
Ac goes out all the time.leaks in battrooms.INFESTED WITH ROCHES.should at least leave the pool open itโs overly hot in the apartment n they wanna lock the pool.Highly do not recommend.they close the pool vary early and itโs too hot to be out at 2-3 6 is perfect n thatโs when they close it vary disappointed.I did not expect this when I moved in dont do it.
As humans we tend to talk about a negative experience more than we would about a positive one. Today I want to highlight the great customer service I received from Brandy! I needed some paperwork and it was time sensitive. Not only she delivered and followed back but her customer service was so great that I went out of my way to write this. Brandy thank you for your assistance and I hope everyone gets to witness the great customer service as I did.
Lived here for a few years trying to save money. So happy to finally move out earlier this year. Pot holes everywhere. Rats and cockroaches in apartments. No insulation in walls and you can hear everything from your neighbors who are loud and partying all the time. Swimming pool and gym are basically non-functional. Trash is out on the road and in common areas. Management team dont care about the tenants and your car can be towed without notification by some shady towing company that only takes cash. Break-ins occur very often with practically no security and the gates are wide open most of the time including during rodeo. The list is too long. Just dont move in here. Sure its cheap but the low rent is not worth it.

Reasonable rent & the ladies in the leasing office are courtious especially Brandy who made my application & move in process a breeze. However, they can do better with securing the complex & finding a solution to the HORRIBLE ROACH PROBLEM thats apparently in all or most of the units.

Worst place to live in. I would never recommend this apartment complex. I lived there for more than two years and faced all the possible problems. When I first moved in, we had huge rat problem. Then we got roaches. They dont even do pest control regularly.We used to get very high electricity bill. This might be due to bad insulation or leakage in the apartment.I have never seen such incompetent management in my life. Leasing office people are rude as well. They dont care about the people but money. Sometimes, the condensed water drips out of the AC and they dont even bother to fix it as soon as possible. Just a total disgrace!
Just moved in. I got an unbelievable deal with the 50% off for 6 months! Due to my work schedule, I didnt get the chance to see my unit until move in day. I was very happy to have very minor issues to put on my inspection form, the place looked great, and CLEAN! Had a minor miscommunication with one of the leading agents, but it was cleared up and resolved with ease thanks to Ms Veronica. Will update in 90 days, hopefully with good news.
So I got a phone call from the from office today so unexpected btw and they said they are going to bring me and my sister a new washing machine and dryer for our apartment. We complained about it being so small and how we felt it was going to negatively affect our water bill and honestly after one week of no update or anything I had forgotten/gave up on any hope of getting one honestly then today they called and said they would be installing it tomorrow and wanted to know if that worked for me! Like my granny always says โGood things come to those who waitโ and even though it didnโt come when I wanted it to it came on time definitely ๐๐ฝ Thank you 2111 holly hall management!
Change of management 3 times in 6 months. There is trash everywhere as there is only one dumpster. Management refuses to answer to complaints, even with hard solid evidence. They will not show you your actual apartment until after you sign the lease and give you your keys. Until then, they show you a model apartment that is not a true depiction of the complex. There are roaches, mold, and animal feces and urine everywhere.Courtesy patrol is nonexistant. As is management.They also changed policy on you like trying to implement a sticker police on vehicles. Only 1 sticker per leaseholder is given. Given that I have more than 1 per leaseholder, I am livid as they are essentially saying I can no longer have a second car. This policy was never agreed upon in the initial contract.****edit: I saw the new managements response. I believe a photo is worth a thousand words so let me respond with some photos from around the complex. These are just a taste of what to expect. Come take a look for yourself. Gee no wonder there are old or no photos of the complex online. And yes, most of these photos are very recent. Theyre as new and recent as our new management.
The new management staff and maintenance crew are far better than the previous regime. Service requests are completed reasonably quickly and my issue with the a/c got expedited. Itโs an older complex and it shows in several ways but I like the layout of my place, the location is one of the least expensive places within the inner loop, and the new management staff has made a huge difference.
Gates are always broken, power went out yesterday, bugs all over. With all the other complexes around the area?? Stay clear of this one. Not worth it

My AC was not working and the maintenance team came in and were very thorough and professional. They also did follow ups to make sure it was working properly. A big thank you to the office staff and to the maintenance crew for taking care of it so Quickly.๐ท๐๐ผ

I hate that this seem to be one of the only forms of communication to get a response from.But for a week my AC has been completely out inside of my apartment itโs avg. 93-95 degrees and at night 87-89.Iโve called emailed called again to no avail.My first work out order was sent on September 21. Itโs now the September 27. 6 days without a working ac of any type in Houston TX.

My favorite place for stay. Good management in leasing office. Reasonable utilities bill with fast response for repairs and replacements. Most importantly, good security measures like CCTV cameras, door tap electronic cards and securities.

The only thing is good is the location is near to me school and everything. First the management doesnโt care it all. When I moved here I got the place two days late. The apartment was not clean and has roaches everywhere. I told them about roaches they send me a person to clean it and they charge me for it!!! On the first month I moved and actually he doesnโt clean it. I spent a months to clean that. One time I paid and their system cancelled my payment and the charge me for late payment!!!. Basically what they told me pay it with the late charge or your late charge will increase everyday. They are unhelpful.
Where do I start with this apartment?? Lived there for a year and both the old management and the current are dead ends. From the start we had a water bubble in our ceiling from the shower upstairs and we called more than 10 times about it because it was leaking in our living room every time the shower was used. Someone only came twice throughout the entire time, looked up at it, saw it leaking and said โweโll be backโ and never came back both times. The carpet was old when we first moved in, it was clear that the old management didnโt do anything when the previous tenant moved out. We wrote down everything on the inventory sheet and were informed we couldnโt get our mailbox key until we turned in that sheet signed (this comes in handy later. Bear with me) so throughout the entire year every time we had a maintenance issue, it would take days even weeks for them to come while we would consistently call asking when they were coming. The community isnโt taken care of, itโs consistently gone downhill and when my packages would come up missing or when my car would get tampered with- they claimed they didnโt have surveillance cameras in the complex but the old management claimed they did. So whatโs the truth??? So after a glorious year of living at holly hall, I moved out September 25th- 8 days before our move out date. Hired movers and everything. I walked in the office and physically handed my keys and gate cards (that we never had use for because the gates were ALWAYS open) and the girl who sits on the first desk on the left was on the phone and put everything under a blue sticky note with my apartment number on top. Since then, holly hall us incessantly called my grandmother and I hounding us for 498 dollars that we โoweโ they claim we moved out after our designated date (lol) tried to charge us for the nasty carpet (also lol) and claim that they donโt have our original inventory sheet. and claim the money is for โmaintenance chargesโ (LMAOO) say that to the water bed of a ceiling we endured for a year that was neglected. If youโre reading this and are considering moving here- I was like you once. Reading these reviews and considering just to ignore them and move in because the rent is cheap and location is somewhat decent: donโt. Please donโt. Youโll regret every day of it. In a year youโll be in my shoes, writing the same review. Oh! Thereโs roaches too. :)
This is the worst place to live in . Rats bugs and all type of insects populate the apartment. I would rather brake the lease then risk my life from pest infections. The balcony doors donโt close and when tried to call they said that the structure of the building doesnโt allow them.to fix it so u have to live like back in the caves with no barrier with the wildlife. They also broke into my car and stole my personal items . One of the restrooms was out of order and when called for assistance the leasing office people told me to use the other restrooms, omg :(. Pls donโt do this mistake, the rate talks for itself .

Just signed a new lease for a two bed room apartment with help from the new manager Marissa salcedo. I walked into the main office not really know what I wanted or what I was doing but Mrs. Salcedo was very welcoming, helpful, and extremely respectful. I was able to get a tour around the complex and I was shown why holly hall is a great place to live!
It was good when I first moved in 6 years ago and gradually got worse considering management and the manager Sylvia precisely because they just wanna increase the rent and decrease the services and proper dealing with residents of the complexUnfortunately.Also they used to have better quality of residents but gradually they gave lease for trouble making quality people, which is the mainI hope with the new management now they will get better

I have never wrote a bad review for anyone but honestly this is thus far the crappiest apartment I have ever lived. It is rotten inside and shiny on outside. There is mold all over that can cause serious short term and long term health issues. The roaches will be your number one roommates. The staffs are all trained to lie to keep you calm, but never get anything done properly unless you talk with them many times to remind them of their jobs. The manager is very unprofessional and impolite in many ways and all she cares about is for you to sign their 30 pages contract. The apartment is so old that in the contract they have one page for Asbestos (a cancer causing element) and that the building might have it. You will face undoubtedly a broken part every day; one day plumbing, one day appliances, and the maintenance staffs are the slowest ever that respond to your requests in weeks if not ever ignore them. Only if you had experience of living in a prison you might like it there. I thank god that I moved out but god bless whoever else moving to this place. I must also mention, some of the staffs and maintenance guys live in the building and some of the reviews here are from them. so dont be tricked by those good reviews.
The management is totally a mess. What kind of management that does not have the key to access the house when they need to do the maintenance? Even though I already gave them my key to them twice, they still say that they have no key to the house for maintenance. Plus, it also takes them several months to complete one request. Stay away from this apt if you can. Also short of water because they need to fix the water system, like every severals months.
Dryer has been broken for the third time and AC has been leaking for over a month. They wonโt fix it because they donโt consider it an important maintenance request even though we pay for these utilities.New update my AC has been broken for a week and Iโve notified the office three times and still no one has came. Every time we tell them they say they will send someone over and no one has come. Itโs over 90 degrees in Houston and our apartment stays at 85 degrees.Update July 2020. I am moving out after 2 years at this stay. I can say that the new management team is working hard at band aiding years of poor management which can be understandable. Good luck to whoever lives here ๐ค
Zero stars.If you know what is good for yourself, you will NOT move here. All you will get is a continuous cycle of inconsistent promises and a unit that will not be ready the day of move-in. The employees are never on the same page, and you will constantly be told things that do not add up.On my move-in date, I was expected to move into a place that had an OPEN DOOR, broken cabinets, holes/writings on the walls, flies/roaches in the kitchen, stains on the carpet, and taped-up vents/blinds. I will not even expand on how terrible the place smelled. I have never seen something so ridiculous before! It is clear that management does NOT value their tenants. I am only thankful I was able to get out of leasing with them.The complaints in these reviews are accurate. This is what you will get from Holly Hall. Donโt waste your time here. It is NOT worth it!!!

Good day everyone! My experience with 2111 Holly hall has been overall a good experience! For the location and price its pretty good! The customer service is good and continues to improve. Sylvia and her staff do what they can to make sure any issues you may bring to them are addressed in a timely manner and well! If youre in Houston and are looking for an affordable place to stay near downtown then Id definitely give the Holly hall apartments a shot!
As soon as you enter the apartments, this is how the roads will be inside. It is been there for more than 6 months and it is very hard to drive inside the apartments. Nobody cares about these things and no sign boards as well. My friend car got damage because of roads and management ignored simply. They also not solve any problems we have in apartments, we have to log online and visit multiple times..If you want better home, STAY AWAY FROM THESE APARTMENTS.
Well, me and my boyfriend are moving here soon. We got approved, and with all the reviews Iโve seen and read about this place, Iโm praying everything changed. And Iโm praying we will not have a hard time living in this place. Hopefully we will have a great experience. But at the same time Iโm so scared and having second thoughts of moving here will all these reviews given by people. Itโs our first time moving to Houston, and this place is so close to my work place. I hope everything goes well and smoothly and we move in the given date that was given.One star because Iโm not writing a review but something of hoping moving here will be a great experience! This place is close to the metro rail station... and thats it. Living here has been a headache since day one.We gave a file listing all the issues that the apartment had and needed fixing to the administration within the first 48hours that we moved in. The next day a handyman came just to point out why he was not able to fix the issues.When a new problem appears (~1/week) we post it on the website just to find out that the last problem have been set as fixed by the administration when in reality no one had even showed to fix it.Most of the maintenance and leasing office staff are nice and do what they can with what the administration gives them, but its been 5 long months of dealing with new and old issues.
Worst apartment complex Ive ever lived in, I would recommend to anyone thinking about living here to find another place.I was embarrassed to have people over to my place while living at this complex.I chose my apartment location, then a week later was told that it was not available. No big deal, I chose a different one. My move in date was not for a couple of weeks.On the move in date I got keys to the apartment and it was a mess. It was not cleaned, there were roaches, and the shower/bathtub was completely taken apart. Luckily I had a week overlap between the lease I had where I was living and the one for 2111 Holly Hall.There was a big crack in the sliding glass door that I told them about but they never fixed because as the manager told me, it was too expensive.The first month there were a lot of roaches and they were slow to respond. I had rats twice, the first time they didnt come for a week or so to take care of it so I bought my own traps.The complex lost power at least two different times for apparently no reason (not during Harvey fortunately).The buildings are old, smell moldy, and infested with roaches. The windows are not insulated for temperature or sound. The downstairs of my unit was freezing during the winter while upstairs would be 80 degrees because the unit could not hold temperature at all. You could hear people talking outside as clearly as if they were in the room with you.
I would put 0 stars if it was possible, no water for 2 weeks a month ago, and washing machine and drier dont work (its been almost two months since it was reported to administrators). I cannot cancel the lease and they neglect to do their responsibilities.
If I had a choice I would have rated this apartment 0(Zero) or negative, if possible, out of 5. I had one of the worst experiences of my life by staying in this apartment. 1. Terrible houses โ I found old infrastructure and roaches even before I moved in. AC here wonโt work properly. 2. Unprofessional management- Even though I paid the inspection fee amount a way ahead (3 months) before my move-out date, they held up my apartment inspection till last day of the lease. Also, by stating the reason of bug treatment in the house, they extended my move-out date and charged me extra $200 for treatment plus a month rent on the month-to-month basis (include surcharge) as well. I feel this is the complete trap, as they donโt have another apartment ready (which I was supposed to move in after vacating this house but canceled later after this experience), they played this cheap trick to defer my move-in date 3. Discourteous Manager: MANAGER HERE IS SO RUDE She always speak in the high voice and doesnโt know how to talk with the customers. 4.Unsafe: This place is not at all safe. Many robberies took place and windows of cars are broken. 5. Roaches and Bedbugs: Though we keep our apartment clean and hygiene I found roaches in my apartment. I complained to them many times about it, but all went to deaf ears as no action was taken.I advise the people to take all review seriously and think twice before you move in this apartment.

Can not get the manager to meet with me. Either he is not in the office or his girls will tell you he will meet you 4 or 5 hours later. This morning there was no one around so I tapped on his window and asked to see him, 3, he said. Five hours from then for a three minute talk. I asked for corporate phone number. Is no such thing. Bold lie. Why lie to a tenant. As you can guess things got ugly fast! I would love to break my lease than to live in a complex managed by someone who has no customer skills. Fu***D up management!!!!!!!!

THE RENT IS RESONABLE; HOWEVER, IF YOU WANT TO ENJOY YOUR LIVING CONDITIONS, DO NOT MOVE HERE. The entire apartment is roach invested. The staff stated that it is Houston and heat draws roaches. Well, Iโm from Florida, extremely warm weather, and no roaches never infested my apartment there. Furthermore, Pest control doesnโt help. THEY CHARGE $5 each month for pest control. Additionally, they charge for trash and water which ranges from $50 to $70 each month in addition to your rent. They change management and staff rapidly... the turnover rate is prevalent which affects tenantsโ experience. THE HOT TUB DOES NOT WORK AND THE RECENTLY OPENED POOL IS ALWAYS DIRTY. DO YOURSELF A FAVOR AND RENT ELSEWHERE. THE OVERALL RATINGS IS 1.8. YOU WILL REGRET MOVING HERE. However, if you decide to live here youโll see what Iโm talking about when itโs too late.

AC has been broken for over ten days and all the staff can say is that there are over 40 emergency AC maintenance requests. Office staff is consistently disrespectful and refuses to contact maintenance staff or help in any way. Itโs been over 90 degrees in the apartment since last week and we now have to stay with friends. Iโm not paying rent to live in an oven, but unfortunately I donโt have a choice but to stay til the lease is up. Stay away - thereโs a reason the rent is so cheap.
Foundation of these apartments are terrible my backs sliding door doesnt open they left mildew on the wall and asked me to clean it and potholes everywhere and if you live downstairs you will flood and they will not try to move into another apartment they will just clean the same dirty carpet and put it back in until it floods again terrible place to be.
I made a mistake to give one star, Because this place is filled with nothing more than the lowest of the lowest. This place is filled with mold, bed bugs, roaches, rats, mice and garbage. When you sign your lease you are obligated to pay your rent on time or you will be charged with late fees, however, if you need to have something fixed such as your tub being filled with sewage, your toilet being over flowed, rats crawling in your walls, your air conditioner not working or leaking where you have to put down plastic bags on your carpet, FORGET IT!!!! They will not come to your needs, they will constantly tell you, that you are on the waiting list. Furthermore, just in 6 weeks they have gone through 3 managements, and every time they have new rules and they always sing the same song, Dont worry things will get better. If you go to the office and complain about something that should be fixed, (because you are paying your rent on time), it will take months to get it done, and you will only become a joke to the office. Furthermore if you if you decide not to pay the rent, due to maintenance not fulling their obligation, you will be presented with an eviction notice. Even though you as a tenant you fulfill your obligation and pay your rent on time, they do not do theirs. All they want is your money, your signature, your life. By the way I am still living here, and I am seriously thinking of breaking by lease and paying the fees. FURTHERMORE..security here is horrible, just two weeks ago a young lady was held up by gun point and had her car, purse and keys to her apartment taken... and still no light have been replaced for security. As far as the new office manager, she is so fake and transparent and completely rude to everyone. This review is not just from one person, but from many who are afraid to raise their voice, therefore I am their voice.,
Management here is getting worse day by day, there are a lot of complaints but no one is taken care of. We have to wait for MONTHS to get it fixed. I have been waiting for more than 5 weeks and issues in my apartment are not yet solved! I went to the leasing office more than 10 times and till now no one is looking into it. They will not show any interest in our problems, and i am still waiting those to be fixed. Roads in the community are even worse,IF YOU WANT A GOOD COMMUNITY AND PEACE OF MIND, PLEASE STAY AWAY FROM 2111 HOLLY HALL. I am VEXED with these people.
Worst apartment ever. The service was reasonable 1 year ago now its just the worst thing in the world. they dont fix anything. pool not active, gym is not reachable. No proper security, no pest control. The office will say we will fix everything but they will not.

Do not move here. It will be worst decision ever. Moved in 3 weeks ago and stuff in the apartment is not working. Put in MULTIPLE maintenance orders, visited the office MULTIPLE times and still nothing is fixed. Talked to a โmanagerโ about stuff not being fixed still and he said well we moved in early so itโs not their problem. DO NOT MOVE HERE! I REPEAT DO NOT MOVE HERE! They wonโt tell you a move in date nor if your application is approved. I wish I could get out of my lease. Leasing staff and managers are horrible
Great location and havenโt had issues with any residents but horribly lazy management. Have been here almost 2 years due to my lease term. New management began in December and itโs been downhill everyday since then.
Lived here for 3 years. It was a decent experience. The appliances worked fairly well, insulation was okay, they were generally swift on work orders, and if they werent they made the situation right in the end. The location is under new management, Tammy is in charge and she is doing a good job.

The first unit was not ready to move in as promised. I was told apartment would be ready, but DAY OF MOVE IN, was told it wouldnโt be ready for another week. This was a HUGE inconvenience.I moved in April 19, with a huge hole underneath sink, oven not working, refrigerator leaking, downstairs living room light not working, NO upstairs lights working, no upstairs wall plugs working, no closet lights and no closet light strings. I proceeded to submit a work order and kindly asked via email for these items to be taken care of. It has now been 44 days and after an e-mail thread of 36 (THIRTY SIX!!) emails, we ARE STILL WITHOUT ELECTRICITY UPSTAIRS. On top of that, the oven has once again stopped working, the stairs lights stopped working after maintenance came in, and ONE string was installed in an apartment with two walk in closets, but the string doesnโt work!In these 44 days, I have been told 4 times that management thought everything was done. I have been verbally promised to have items taken care of MULTIPLE times.How can you call yourselves a โmanagementโ team? How many times will you apologize? Or not reply to my emails? Or โassumeโ things were done?On a side note - weve been told twice that the pool is clean and ready for use, when in fact it is NASTY. found the mailbox OPEN. air conditioner will only work about 3 days a week.In the meantime, I will continue using my phoneโs flashlights to maneuver through the bedroom at night. I give 2111 Holly Hall a 5 star rating for their excellent staff and service. With a property this large, you cant expect everything to go 100% right all the time, but the staff does everything in their power to give you the best experience possible. Ive lived here for approximately a year and a half and I have recommended this property to multiple friends who have had similar experiences.
Terrible Management. Trash everywhere. Car break ins too often when security is on site. Management doesnt handle anything and it is impossible to get in touch with their corporate office. Nothing works efficiently in the apartment home. Absolute terrible customer service from the office staff.They take advantage of people and they dont follow HUD authority guidelines.
I had a very long and what I figured to be productive conversation with the leasing manager. He apologized and assured that all of the work orders would be completed quickly (leaking sink/garbage disposal, broken washer). They were broken for 1-2 weeks prior to the conversation and are still broken over 2 weeks after the conversation. The kicker..they marked the work orders as completed. These pigs that work here have no interest in provided a livable space, only collecting your money. The pool is currently a lagoon, the pot holes are uncontrollable, and glass is everywhere on the ground to cut animals feet. Please do NOT move here.
Firstly, the complex is very bad, it is full of cockroaches, and the administration does not do anything to combat it, despite the continuous reviews, but the maintenance department does not understand anything with its work, and also the air conditioning cannot fix it. For a solution only gives justifications without interest
I personally got burglarized and the apartment blamed me. 2 days into living there. They had to also move my apt because of a roach infestation and in the new apt there was STILL ROACHES. I know the price is good, but itโs not worth it!!! The windows are right near the front doors and they arenโt regular windows, you have to place something in them to lock them and unlock them. Stay clear. And watch out for those roaches. Leasing is terrible too!!! They are soooo rude.
Update: Warning. This place is disgusting. Molds, Molds, and more molds. The entire complex has molds, roaches, and sanitary problems. Please do yourself a favor and live elsewhere. To make matters worst, the property manager is rude and incompetent. Her name is Sylvia and she gets nothing done but shows attitude. I would not recommend here to no one-- even if it was free. Yes, it is that bad. Worst mistake. Do your homework and find cheaper and better apartments in the area.
These are not the best apartments Ive lived in. However, the customer service has been on point. These are cheaper apartments and they do have issues, but the staff has been very responsive and all of my concerns have been handled professionally and quite quickly. The price is really good for the space you get and the community itself is mainly students and new professionals within the medical center.I gave the Very Good score because they have met my expectations for customer service. The location is excellent as I work at MD Anderson, and I have had no problems that havent been addressed. They are NOT luxury apartments, so make sure you come with the right mindset when you look at them. Youre not in River Oaks. But it is an excellent Price, Location, Customer Service, and the amount of space is great. I do not work for them. I think a good job deserves a good review.

If I could give this place a zero, I would. Straight up dumpster fire. The management is dishonest, misleading, and does very little to help their residents in any way. The maintenance team is inefficient- still have yet to have someone come out for requests we made months ago. Amenities that are promised when you sign your lease - pool, workout facilities - are closed frequently, including recently for concerns from the HEALTH DEPARTMENT. Do yourself a favor, never EVER sign a lease here. You will be beyond disappointed - youโll be angry that a place could be this incompetent and treat their residents with such disrespect.
I would like to move here but these reviews are HORRIBLE! Is there anyway we could get in touch with some type of corporate to look after this staff and in entirety including maintenance the entire staff not just management! My family has lived here for over 4 years now and things have only gone downhill. In the beginning with the previous management it was fine, there were minimal problems but over the years and the constant changing of ownership/management things have gotten much worse. Our dryer has been broken for close to a month now and has yet to actually be fixed despite 2 visits to inspect the dryer, the new package concierge system is constantly faulty and the broken screen prevents me from getting my package (to top it off they charge you a fee if a package is left there for 3 days or more), and the people working in the office disrespect all the residents and they also take advantage of international students and immigrant families with how affordable the rent is. Just keep in mind it is indeed too good to be true. I would move out but they tricked us into signing a lease for another year before the new (and worse) management took over. You wouldnt go to a restaurant that had ratings this low, so you definitely shouldnt live in a place that had less than 2 stars.
Ive been living here for nearly two years and the ownership of the apartments has changed at least 4 times, and the management company has changed rapidly as well. It seems every time I walk into the office, I have to reintroduce myself to the office. Here is a condensed list of problems I have with the office.There has been a pothole by the entrance way, (and the fastest way to my unit) that has been rapidly expanding since January, and all they have fixed was a smaller pothole off to the side.They used to take security really seriously from September to April, when they either lost or fired the security guard thats been there for at least a year. Before that we had consistent break-ins, although a majority of them were just unlocked doors.I will say for the size and the area its a decent price, but the quality is not as good as the other complexes in the area, just from sight alone.

Cons: The buildings are old and falling apart but they keep slapping paint on it to make it look nice and raising the rent even though the actual problems havenโt been fixed. Management has changed at least 3 times in the 3 years Iโve been here. Thereโs one dumpster area for the whole complex and thereโs usually garbage on the ground making the place look trashy. When it rains hard, water leaks into my apartment, thereโs mildew that they keep covering up from when the sewage backed up and flooded my apartment 3x in 2 weeks. They โforgetโ to write down maintenance requests all the time. They charge you for pest control every month but they only come around like 3x per year and it doesnโt even work. Not to mention the entire driveway is like one big pothole and you have to swerve all over the place to avoid damaging your car.Pros: Washer and dryer included. Colorful paint on the outside. MOST of the time the office staff is friendly but it depends on who you talk to. The location is a pro and a con. Itโs a short drive to most places you wanna go and walking distance from NRG BUUTTTT the traffic gets super heavy during football season. 24 hour โfitness centerโ and a pool with no shade.
STRONGLY recommend pursuing all other options before you even talk to them. So my wife and I started looking for a place 2 months before we needed it. Officially applied for holly hall a month out after talking to them for a couple weeks getting the details. During this time their answers changed multiple times and they repeatedly changed the terms. Fast forward to a week before we were supposed to move in and they still had not prepared our lease. After a couple times of asking what was taking so long they finally told us that the unit wasnโt going to be ready in time. They tried to change our unit even tho we made it clear thatโs the only one we were interested in. After all this we signed with a new place and when we informed HH that we wanted to cancel, they refused to return our deposit even tho we there were zero issues are on our end, and we would have already signed if not for their issues. TERRIBLE MANAGEMENT. If your experience is anything like ours, you wonโt get a single straight or correct answer out of anyone there. Thank god we didnโt move in
Its an okay place to live given the location and the price, but its really nothing great. The current management doesnt seem to care much about the residents once they sign their lease. Theres quite a bit of fancy cosmetic stuff happening like the buildings are getting paint and a new grassy area, but the Interiors of the apartments remain unchanged and the area is still not the best. At times it can be tough to find parking convenient to the building youre going to, but theres always parking somewhere in the complex.
I request all peoples, please do not consider this apartment, it is worst. Staff in the office dont know how to talk with residents, and your problems will not be fix for months.
This is a terrible place!My daughter has been living in the apartments since last year. For the last 3 weeks (three weeks!) the AC has not been functioning. Temperatures are rising to 100 F inside the apartment and food and goods are spoiling. What is the managementโs answer? โThere is a problem with the contractorโ โ we donโt know when it will be repairedโ. After days and days of delays, the AC was โrepairedโ a few times and stopped functioning immediately after.Today June 18, 2019 the AC is not functioning -again! I Called myself the emergency line- I get a call back that automatically disconnects (I tried myself three times). My daughter tells me that this has been happening for at least 3 weeks. This is how management deals with the tenants and emergencies!This business is a joke and probably a safety hazard. If I owned this business I would fire the management on the spot. If you are a potential customer, my advice is: stay away from Holly Hall Apartments, no matter what kind of deal they offer! Look at the other reviews if you have any doubts.
They donโt give you notifications if you payment got declined. They will just sit there and wait you to find out your payment didnโt went through. For 9days, I have to pay $300 extra for the late and returned payment. Thatโs almost 40% of my rent! They will tell you the manager have no authorization to do anything about it!! They just wanna your money whenever they get a chance! WORST EXPERIENCE EVER!!
Well, what I can say that has not been said before? aside from the cockroaches and bugs being your number 1 roommates, and the unsafe area I would like to add some tips before signing a contract here:1. Dont be tricked by their two months free rent. they have many vacant apartments that they had to give this deal so people get interested.2. Dont be tricked by outside view, or the pool or the office. they built and painted the outside, but the apartments themselves are so old and wrecked that it stinks, you will have plumbing issue every day, the appliances are very old, and black mold can be find under the sinks.3. Dont be tricked by their repainting and changing of the carpets. they use the lowest quality of materials to do it.4. Dont be tricked by their nice welcoming before you sign the contract, the staffs and specially the manager (Sylvia) will literally ignore all your issues as soon as you sign the contract. they wrote the contract in such a way that there is no way out. you have to pay reletting fee but still you will be responsible for the whole rent!!.5. The maintenance in the building only responds to 10% of your issues and in few weeks. What about the other 90%? well you have to know you way to HomeDepot and with the tools!!I hope these points are helpful.

I RECCOMEND THAT YOU MOVE ELSEWHERE.ITS A NIGHTMARE TO LIVE HERE. Tour the actual unit before you move in if you decided not to listen to my honest review. Do not look at any deceiving floor plan.Ask them to let you see the actual unit that youll move into and inspect it carefully. The apartments have roaches, bed bugs, mold, and rat. Plus, the hot tub doesnt work, the pool is always dirty, the garbage is stink, the sewage backs up. The entire apartment complex sometimes has a gross sewage smell and they open the sewage lines. I think its a big sewage problem here.The staff tries but Management is unprofessional! The manager yelled at the employee. Terrible micro management.PEOPLE GET ROBBED HERE CONSTANTLY AND APARTMENTS GOT BROKEN INTO. RECENTLY, FIVE CARS GOT BROKEN INTO WITH SMASHED WINDOWS. Good luck yall!
