The management is great here. They are quick to respond, professional, and very helpful. Roger helped me feel welcome, and Kristina responds almost immediately. I viewed 6 properties until I found Marquis at Park Row and I’m glad I waited to rent with them. Highly recommended

Kristina Was very helpful and friendly, I am a first time renter and have never had an apartment before but she helped me and my fiancé out so much and made us feel very welcomed. She made that process very easy and answer all questions we had about moving in and renting, definitely 10/10 experience and can’t wait to move in.

I like this place well enough. The price is good. However I was really disappointed when we moved in and found that the place was filthy and so many things needed to be fixed. Why wasn’t it cleaned properly and fixed before the next tenant moved in? I’m disappointed with the appliances as well. For luxury I would have expected a dishwasher that didn’t leave a residue after every wash and have the utensil basket hanging on to the rest of the dishwasher by a twist tie. The toilet (which has since been fixed) was leaning and I had to submit 2 tickets to get someone to fix it, and after they replaced it they somehow forgot to give us a toilet seat. It took days to get one. I’ve never lived in an apartment before so maybe I am expecting too much. I still haven’t sent a request about the dishwasher but after everything has been fixed I really do like the place. I am just surprised at the amount of things that were not taken care of beforehand. I am giving it 4 stars due to everything after our broken stuff was repaired because it is quite nice.

I absolutely have nothing bad to say. It was a painless process moving in. Everything was perfect and up to my standards. And I must say I have very high expectations. After looking at many apts I looked and leased the same day. The space is awesome!! Kristina was very helpful and still does help with anything asked of her. The property is clean and quiet. Neighbors are friendly and to themselves. I would definitely give them five stars!!!

Im a new resident here and so far I absolutely love it! My apartment is beautiful! Very roomy floor plan with all the amenities I was looking for at a great price. Property is clean & quiet and office personnel is responsive. I especially appreciate Kristina, shes pretty awesome. She has a wonderful, down to earth personality and went above & beyond to help me move in to the perfect unit for what I needed. Being a new mother of an 11 month old during this pandemic, I really appreciate how smooth the whole process was for me. Im so glad I chose to live here!

The complex was great while we lived there for 2.5 years. Thank goodness we left when we did because now no matter how many times you call and leave messages - no response at all. It has been over 60 days with no response regarding the return of my security deposit. The off staff changed before we left and with Covid they are not operating in the office.I’m a property manager working from home at this time. My owners would have my job if I handled it this way.

I have been living here for about 5 years and I really enjoy it. I like the school that is zoned to the property. I love the staff especially Roger and Cindy. I did make a couple of transfers to different units due to family size changes but each time they were amazing. I would definitely recommend this property.

This review only gets two stars because of the current situation. I recently flew in from GA to view these apartments and they are very nice. The consultant Nathalia had great energy and the tour was great. She gave me a quote and told me that within 48 hours she can honor it but there were no specials. I went online within the 48 hours to apply and the link was not working-- the web page would not fully load whenever I tried to apply even on my phone. I also saw that there was a special running. I called the front office and got a hold of NO ONE but the answering service. I tried calling a total of 20 times over the course of 4 hours to call and secure my quote. The answering service told me that if I wanted to speak with leasing that I would have to press a prompt that has nothing to do with leasing. HUH?! Another answering service rep told me to send an email which I end up doing to hopefully secure the same rate once I sign up. I do wish to continue the process however I hope the situation with communication does not remain this way. That seems very unorganized and discouraging. I honestly will only sign for the leasing terms if my quote is respected.

I am very pleased with their staff. Kristina who is a leasing agent there made my application process very satisfying. She guided me through the whole process and has been always available to assist me with anything pertaining to my move-in. On top of that, the complex is a clean and quiet livable place. And they are very affordable apartments although they are located in the energy corridor.

Being living so far around 5 months. Ac problems. Garage door issues. Now the gates that kinda gives a little bit of security not working?!.. People just drive so fast. Maybe a few speed bumps? Especially when in the afternoon Residents are outside walking with kids and pets! So far not luxury. Yes the are ready to fix things, but when the ac unit is so old you will have a lot of problems. So i decided to fix my own things.not saying That i dont feel safe here.

I am a new resident as of today and I love this place!! Office personnel that I deal with are Kristina Janis and Nathalia. They are always very helpful and kind! Great place to stay. Pools are Clean and always open. Gym is well equipped and clean with a working TV! They accept packages for you and send you email updates when they are ready for pick up. The office staff members are kind. Ive been here 3 months and still the same.

I have lived here over 3 1/2 years. The leasing agents are absolutely wonderful and know me by name when I walk in to pick up packages. They make me feel like family! The maintenance people are very respectful and do a great job and clean up after themselves. All maintenance items are taken care of in a timely manner. I feel safe and comfortable here.

I do understand that if youre living on a rental property you must pay the rent. What is hard to believe that with all is happening, and so hard to put the money together to pay rent.this place changes $110.00 for late fees, come on is not that I staying for free or denying to pay rent.

I found the Marquis Park Row and selected/applied for my apartment online. All the staff at the front office are very friendly and knowledgeable about the property. Processing the all the paperwork was quick and seamless. My move in went great and condition of my apartment was perfect. They throw events for the tenants throughout the year..which is pretty cool. Its a melting pot of cultures and people. It’s well lit and I feel safe walking to my car at night. The location of the property is ideal, especially since I use the Metro to get to downtown for work (only about a mile away). Overall, it’s a great place to live.

The complex kept asking to write a review so here we go. The apartments themselves are nice. Definitely not Luxury apartments as they are advertised however.The office staff is hit or miss, depending on if they are there or if they deem your inquiry important. Dont bother calling, no one picks up the phone, if you want to talk to them as a resident you have to make your way to the office in person.The maintenance staff is very good and easy going, but there is no organization or communication in between them it seems. It took us over a month to get a replacement for a dryer that was obviously creating sparks when used, and four cancelled service requests to get them to take a look at smoke and CO2 detectors.When the issue was brought up in the office, no apology was offered, only explanation was well sometimes residents are not even home and keep putting in requests so we cancel them when we think they are multiples. Two cancelled requests with no attempt to confirm if it was an actual work order. Thankfully it wasnt an emergency.Speaking of, emergency phone line that is provided is basically of no help. All they do is put in a request online which you can do yourself, even the information they give is false.There are also lots of rules in the complex, but most of them are never enforced. Since the building itself is old the windows are not sealed, so if your downstairs neighbor decides to grill, your whole apartment will be filled with smoke.There is obligatory valet trash service, which in theory sounds great, but in practice it means that there is constantly trash outside almost every door.Parking in the complex is a mess, if you arrive home after 9pm you will most likely have to drive around to find a spot. Mail has been lost in their package room for months, only to randomly appear with no explanation or apology. For this complex to be an actual luxury apartment complex, there are way too many things that need to be improved.Well, the social media team responded but its been a year and I never heard from the property manager about anything. Luxury in only name, the service is only good while you are trying to move in. Once you are in, customer service goes to the trash. The maintenance guys do their best to keep this run down place going and old appliances working, but there are only so many repairs that can be done. The office, as usual, is impossible to reach, and once you do they are as rude as they come. I see many people about to move in raving about the front office staff, but be aware it is a different personality once you are living in the complex

Great place and staff. I used to live there few years ago. Today i got a phone call from them to pick up a package that a publisher sent by mistake to my old address. I really appreciate that they care not only about their current residents but also about previous ones. Thanks a lot for being so nice.

I moved here a few months ago and I absolutely love it! The management staff are very courteous, accommodating and professional. The maintenance crew and respectful, competent and very responsive. This is a fairly large community, so maintenance requests are handled in the order they come in AND based on their urgency. Service requests can be placed 24/7 through a toll-free number. The system works as it is intended to! I do like that I get email notifications immediately upon the arrival of a package (with a picture of the shipping label). This a very comfortable setting to call home for the foreseeable future and I also love the fact that I-10 and Highway 6 are both a 30 seconds drive!!

I like Marquis on Park Row Apartment. Its a Great Community. The Environment is Friendly, safe and clean. The Rent is very good as compare to other Apartments in the Energy Corridor location in Houston Texas. The Manager Roger and his Staffs are very Professional and Awesome people.

If I could give a 5.5 I would. Maintenance has been so good and fixes every issue we have had within 24 hours of submitting a request. The ladies in the office are always so polite and friendly. I also love the apartment! It was very clean and well kept when we moved in and have not had any issues with bugs like I did at the last complex I lived in.

I have found Marquis on Park Row to be a great place to live and make a home. I have several points I think are pretty relevant to anyone considering this spot:1. The layout of the complex and the apartments is great, and I especially like how some of the apartments arent cube-like - check them out.2. I have to say bugs and such are a nuisance, but that is a nuisance anywhere in Houston because of the weather and humidity. I dont think I could place blame on the apartment complex when they do have people to take care of this if something arises (once its reported) AND do random pest controls.3. The people here are super helpful - I have had great experiences with everyone at the front desk. When putting in complaints, I think one needs to be very specific about whats needed/expected. I had some issues with my dryer upon moving in, which they actually replaced twice until it worked fine. It was frustrating at the time, but they were as accommodating as possible given the circumstances.4. It is so quiet and nice here! I love taking long strolls with my dog around the complex. If you are looking for a place to wind down from all the horrible traffic, around trees and with access to two pools, this is pretty much it.I dont think any complex is perfect, but they do as well as possible considering time constraints and limited staffing! I would definitely recommend Marquis on Park Row to anyone.

My husband and I have been living here for over two years and didnt have problems until we moved to a new building. We live on the bottom floor and the people who live above us, stomp so badly, our cabinets shake and we have had a dish fall off our counter and break. We have complained multiple times by email and in person to the management and nothing has been done about it. We have given them time to fix their flooring, which is what they said the problem was, but that was not done either. The management obviously does not take complaints seriously. We finally called a courtesy officer to fix this issue and still nothing has been done and we have lived in this specific building for over a year.I do not recommend this apartment complex

I must say living at the Marquis has been a pleasure. The staff and management are nice. The grounds are gorgeous and the community is great. I have bee here for 2yrs now and I love it. I just recently transferred to a bigger unit and I am very pleased. My previous apartment was nice and spacious now I have more than enough room. New appliances, new carpet and beautiful laminate floors in the bathroom. My master bath is an amazing oasis. I absolutely love it. I adopted a puppy in February. I was a little nervous about having a pet in an apartment but the property is pet friendly. My sweet fur baby transitions have gone great. There is a park for her to run and play, and they have little poop stations set up to keep the grounds clean. Management has been very supportive during Covid-19. Keeping us informed and offering online activities to keep the families occupied during this difficult time.  The Marquis on park row is a wonderful place to live.

The staff are really great and fun and they try to help you as best as they can as well as efficiently. Apartments are nice and so is the scenery. Very pet friendly too

My biggest regret in this life is that I live here. 3 weeks, vehicles without plates and blue stickers in the apartment. Although I complained five times, they havent found it attractive yet. if you are lucky in the evening, you can find the park in front of the leasinf office. The whole car park is full, I regret it very much, please take this stimulus into account.

Ive been a resident with this property for a few years now and have had one of my best rental experiences here. I chose this property to look at shortly after Hurricane Harvey due to its proximity to the energy corridor and the West Houston Airport (in addition to the fact that it didnt flood).The staff (both front-office and maintenance) are super friendly and attentive, and maintain a personal relationship with the residents. The team is proactive in maintenance and upkeep. Year-over-year rent increases have been the most reasonable Ive seen in Houston (with the first year having stayed exactly the same!).The only real downside I have to mention is that outdoor parking isnt always fantastic, but Ive never had to walk too far. If you have a garage, long vehicles may be constrained. I have an extended cab Silverado, and itll only fit in my garage if I remove the hitch and put the bumper an inch off of the wall, leaving an inch of clearance for the door. Not a huge deal, but its really tight and something to keep in mind.I highly recommend this property to anybody looking to stay on the West side of town.

The place is nice and the office staff is great. The grounds are well maintained. The only down side is no rules are enforced. Cars are parked in no parking areas, people have boxes stacked outside their front door and people run into the gate weekly.

Even though we have all had financial snags, it is STILL embarrassing 😔, not to mention stressful 😫.Upon receiving the notice, I went to the office to speak with staff. The gentlemen who helped me was very nonchalant about it, stating Hey, it happens... He asked me when I thought I would be able to pay and assured me that the Notice to Vacate was a formality. He said he would let the Account Manager know and if I had any additional issues, that I should come back to speak with him. Gratefully, the rent was paid but I am more grateful for the kindness and understanding I received. You never know what a person is experiencing in their lives. Ive only just finished moving in, but so far I am pleased with the attention to detail and service provided by the Front Office Team.Kristina was great in helping me find the apartment that would best meet my needs; and at one point, even though months had passed since my last visit, she remembered my name when I came in (this is a small detail, but a very positive indication of their commitment to quality).After getting my apartment chosen, application submitted, and other details completed, I had questions about the lease documents and the rates. Cindy and Roger went through everything with me and was very helpful throughout it all.Likewise, after move-in, I raised some minor maintenance issues with the apartment and Cindy, Kristina, Jairo, and Roger all did their parts to help get the issues resolved quickly and to my satisfaction (I have pretty high expectations - and theyve certainly met them).

Currently a resident for over 2+ years, love the community and the location.My 3 stars review is based for the pool being closed so often I had to change my bbq plans at the pool 4 times already within 1 month and a half time spawn the pool was open. for what we are currently paying is unacceptable considering this are luxury apartments

This place is an absolute nightmare. Maintenance takes forever fix issues. Within two months of living here we have countless issues.1. Ants and Roaches2. Entry doors and windows not sealed properly therefore bugs and dirt from outside gets in the place easily.3. Ceiling fans werent working properly.4. Smoke detectors werent installed5. AC unit flooded the hallway.6. Microwave door was broken (took 2 months for replacement)7. Missing a tray in the fridge (took 2 months to get it replaced)8. Washer was broken (3 days for resolution)9. Water steadily dripping from the ceiling (busted pipe from the 2nd floor unit)... still waiting for a fixI am sick and tired of dealing with ongoing issues and not having quick resolution.

First thing- Jairo is amazing and so helpful as are all of the front office staff. We are so happy with the two apartments we have lived at in this complex. We have had almost no bugs which is rare in Texas and it was only maybe three June bugs in the past year. Fitness area is not super big but has very little traffic. Maintenance is always responsive and accommodating. This place is a gem and we have been so happy with our experience. It’s also pretty affordable for the location. No complaints from us!

The dog stations are not being maintained the stations are out of bags and the doggie trash containers are not dumped in a timely manner they tend to get over full. I also disagree with the 60 day lease termination I did not know within the 60 days if I would be moving since I have been waiting for my out of state home to sale in order to purchase another home in the Houston area.

Living at Marquis on Park Row for a year and we just renewed the lease. I like the outside and inside appearance, and the quick response to maintenance issues. The pool and gym are great! I really enjoy living here and I love the location since it is close to i10.

The Marquis on Park Row Staff are excellent, very responsive and ready to answer all questions. Service has been excellent and in most cases completed on the 1st call. Good quiet friendly neighbors. Grounds are kept clean. Upgrades like speed bumps and new fencing have been installed with out any major problems. Very satisfied living at the Marquis.

I have no idea why the east gate isnt used. Every morning when I leave for work there are at least ten little kids walking aimlessly around waiting to get picked up by a bus. Every afternoon when I return from work there are at least ten kids walking aimlessly after getting dropped off. Its very difficult to make sure I dont hit one. There is another gate that is innaccesible which would be a perfect spot to avoid all this nonsense. Itd make for a lot less aggrevation but the staff will do whats convenient for them and make up a reason why the gate isnt being used.Updated: Exactly like I mentioned before. The staff will make up a convenient excuse. Read what they said, Right now, the gate is used for emergency vehicles only and is not motorized - therefore it is not set up for resident use. So how will the emergency vehicles enter if its not motorized, and itd be very easy to motorize it. We were not aware that anyone desired a second entrance and exit. So you think the 1,000 people that live in the complex all enjoy going in and out of 1 gate. Please stop finding convenient responses for your own laziness and actually do work.

Property Manager!!!Cathy is the BEST property manager ever! She gets things done and in a timely manner. She was extremely knowledgeable when I had questions or concerns! I had an issue with neighbors and she made sure they were resolved immediately. Cathy would have to take over if I had an account issue because the assistance manager was not helpful and very confused when trying to assist. She has made my last year with the property VERY pleasant. Prior to Cathy coming aboard there was no order in that office and the office would be closed all the time. If you want to keep residents happy, then it starts with management!!! Thank you CATHY!!!

Excellent place to live, I moved to this complex in April and when they gave me the apartment there were 2 defects, which report and then came to fix them, the maintenance are very friendly, pick up the garbage on time from the doors and until now those of the office have been kind and accessible to us when we have doubts or some fault, for example my son of 2 years active the alarm by mistake and the alarm did not stop ringing, the report and the next day had the boy helping us here .

I would not recommend this property. The staff are very attentive and friendly UNTIL there is an issue and then they refuse to accept any responsibility but rather blame the tenant or their computer system.The sign out front says “Luxury Apartments” but they are far from it.

Ive just moved in 2 weeks ago and Im already in love with the ENTIRE office staff, especially Cindy. Im glad that I choose the Marquis on Park Row for my new home.

The waters stopped while they were taking a bath two days ago. At least one day a week they forget my trash can. I regret living in this apartment. We expect our lease contract to end.

I went into the leasing office this past Saturday to view and apartment. The lady working told me to have a seat and wait and she would be right with me. There was a total of 7 people waiting with one person in the office. After waiting over 30 minutes the lady told me it was time for her to close and she couldnt show me an apartment because she had to go and couldnt stay late, not to mention she had just showed the lady before me an apartment. She didnt apologize or show any type of empathy for having me wait for nothing. Extremely unprofessional and rude. Someone needs to train her on customer service.

Horrible place I would not rent here. Apartment appearance is nice. Maintenance sucks horribly. Fridge has been broken for over 3 weeks. It hardly cools what is in the fridge. They keep on giving us the run around . I had 4 gallons of milk go bad in this time They claim to be ordering parts but still have yet to be repaired. Not only has my milk gone bad but also other food items in fridge. I have 2 kids that live in the house. The maintenance men are not professional. Laughed at my wife when she said the fridge was not working again. Ive had to temp fix it. Also my electric bill was almost $250 because of the ac not working properly. Causing it to run every 5 min. They claim since we are upstairs and it was hot out side thats why it was running all the time. Needless to say after 2 weeks something changed. My ac was working like it should. Dont know what they did but they left it at that. Think twice before renting from this place and get stuck in a lease

I love living here the apartments are wonderful the only problem I have is with maintainance whenever I complain they never came on time and half of my complains are still in pending since I moved in here, everytime they says we have lot of emergencies will come back later but never came back and I doubt because most of my complain they ignored and close the ticket without fixing so where are they busy. Other then that I love living here as long as if you dont have any issue in your apartment and dont have to call for maintainanace.

I have to say that in one and a half year living here things has changed a lot. Today someone broke in to my apartment, stealing and vandalism the property. They should have more cameras not only at the entrances or exits but in some buildings in between and the back really need cameras not safe...

Been here for several months and the staff has been extremely helpful with all my inquiries. Jairo in the leasing office to the on site maintenance manager Jose have resolved any issues that arise.

This is a good apartment with friendly staff

I’ve been living here since May 2017 and haven’t had an issue yet, absolutely love the front office people; Jairo & Deya (forgive me if I spelled it wrong) are the best. Even the maintenance guys Ray & the others are quick and good at what they do. Pretty quiet complex for the most part.
