I wanted to wait until I’d been here a while before leaving a review so it would be honest and adequate. Living here has been great. The staff is very friendly and always able to address any concerns promptly, friendly and professional. The grounds are very well kept and maintenance is polite. They handle work orders really fast in 24 hrs. Neighbors are quiet and mind their business. They always had little gatherings in the community before covid started which is cool. I feel safe in this community. No strange or sketchy activity. If you have guests that are staying for a certain amount of time they give temporary parking passes to accommodate them and that is also a perk. The inside of the apartments are up to date and well kept. I signed another lease because of the pleasant time I’ve had here!
Living in the Berkeley floor plan (1 Bed | 1 Bath), no guarantee experience will be the same.Resident for 3 months, really impressed with Lakefront Villas. Management/Front Desk have been great in terms of communication, organization, and civility. Maintenance crew do a superb job and have been very quick to respond to reported issues. Several services are offered if you chose to pay for them.Trash is picked up 5 days a week from your doorstep, great system to keep trash out of sight throughout the day. Several improvements to the complex were recently executed to visually brighten everything up. Power washing, leaf blowing, bush trimming, complex is well kept.So far, no regrets choosing Lakefront Villas.
Moved in at the beginning of June and couldn’t be happier. Management is friendly and helpful and is on top of communicating any happenings in the complex from scheduled maintenance to unexpected issues that could cause inconveniences to their residents. Maintenance is always quick to respond to anything we’ve needed. The property is beautiful and well kept. Overall, a very very good place to live.

February 20th, 2017My husband and I along with our two dogs moved in about 7 months ago and currently reside at Newport on the Lake.From viewing previous reviews from a year ago to just this past week it is clear the new management that arrived just a month before us has made a drastic improvement within the community on all spectrums.*Management and leasing agents are courteous, friendly and their customer service is above standards. (Ask for Laurie the Manager or Bridget who was our personal leasing agent, but entire staff is great)*Maintenance works around the clock keeping the community clean, landscaping under control, and responds to issues in a timely manner which keeps the residents homes functioning properly.*Security is better than most complexes in the entire Houston area. Fully gated community, one main entrance and exit along with security patrols daily and security lights around the complex. With that said, things will happen in any community you live in that are uncontrollable by the staff/owners; but how they respond to the incident along with what additional measures they take is what matters. As mentioned above, response is above average and from living in other communities the best I have seen yet.Wildlife is beautiful, community is peaceful and residents are very nice.Apartment has an at home feel with vaulted ceilings, spacious living rooms, private stairways and large kitchens.We have not had one single issue yet, believe it or not. Newport on the Lake is on top of their game and I would recommend this complex to all of my friends and family.We will definitely be renewing our lease when it comes time.

Stopped in one afternoon and was very impressed with the property and the ladies who work inside it. They all greeted me with friendly smiles. I was not able to lease what I wanted but I definitely will be back to try again after my current lease is up.
I’ve lived here for over a year and a half. I’ve never had a problem. Maintenance is fantastic, they take care of everything right away. The ladies in the leasing office are friendly and efficient. Laurie is absolutely awesome! The apartment complex is always clean and quiet. Pet friendly and family oriented. Newport is by far the best apartment complex I’ve lived in.
Jennifer, Laurie and Dajana have made moving here easy and without any worries. I love the area that lights up over by the pool and having such easy access to Cullen park.
Great apartment! I have been living there for 3 years already and I have lived in multiple apartments. The lake is a scene every morning, with a Hidden hiking trail, and just beautiful floor plans. Newport has the most friendly staff! I love hanging out with them and the neighbors

They try their best to accommodate your concerns and take care of whats needed. They also host a lot of fun community events. Great place to live!
I’ve lived here for over three years now and love this place!! I can’t say enough about the whole office staff and all the maintenance guys. They truly care about all of the residents and go above and beyond to make sure things are right. Ive lived in the community for over two years. Paid my rent in a timely manner each month. Ive experienced the unprofessionalism of the front office staff. The untruths that Ive been told concerning my rent. There are hidden charges that they are not willing to be explain the reason for additional surcharges.

I love living at Newport on The Lake!!. The staff are absolutely wonderful, professional, welcoming, and friendly. The staff is always attentive to any need I may have, and maintenance issues are resolved within hours or mins of the initial call. Newport is a hidden paradise with the palm trees, the beautiful landscape, resort pool, jacuzzi and the grounds are well kept. The apartment homes are gorgeous and very upscale. If you want a safe and well kept community. Newport on The Lake is the place I highly recommend.Candice Cunningham
All the good reviews of this place leave me dumbfounded because that is not at all what my experience has been. This place is ghetto and feels like they just give out leases to everyone who walks through the door and you may as well leave all the windows to your place open at all times to hear everything going on outside because that’s the amount of soundproofing that there is. You can hear just about everything going on in the other apartments that are adjacent to yours through the walls too. The people that live here also love to sit in their porch at all times of the day and you will constantly have to listen to everything that they are screaming to each other and the sound of their nonstop screaming children due to the aforementioned sound proofing unless you put a radio or TV on full blast to drown it out. It deserves 2 stars at the least because the maintenance and office people are pretty nice.
I love my new home!We had a very smooth application process and Laurie was such a huge help. The floor plans are so unique and well planned, that they do not feel like apartments. I appreciate Laurie for taking the time out to help us choosing the perfect new home.The community is great, clean, maintenance is extremely helpful and the management company really cares about their residents.I love that we are always having events and ways to mingle with our neighbors.Great place to live!
Good overall. The stench of the lake goes to the apartments across the lake called Vizcaya by Cortland so there is no smell here whatsoever! The layout was nicely thought out and its overall a good friendly place to live.
If I could give Newport 10 stars I would! My husband & I lived in this community a few years ago, just to come back after trying another a nearby community and it not working out. Quiet community, access to the trails around the lake for families with dogs or small children.The office staff was the best I have ever had & maintenance is amazing - I always see them cleaning the grounds to make sure our community is well kept. Laurie is, by far, the most attentive manager at any community we have lived in. She is always available to answer questions, address concerns, and always friendly. We truly felt HOME at Newport. If we didnt relocate cities, we couldve stayed for much longer. Highly recommend this property!!
I have lived at Newport on the Lake since May of 2014 and I love it here. This is a very beautiful property and I like the short walk from the parking lot through the garden to my front door. And our apartment community has a culture of respect for one another and quiet. The management is superb - and even saying that is an understatement. Laurie Shelton is the manager here and she is so very caring toward all the residents and provides superb leadership in making this apartment community the beautiful place to live that it is. All the management personnel truly care about the residents - they care deeply - love would be the right word. They care that much.
Honestly the apartment is great, but with slow internet (the slowest 75 mbs i have ever experienced and that is the fastest you can get) and incredibly loud upstairs neighbors that stomp, slam, and drop things all hours of the day a night. Legitimately 8am-2am the next morning causing me to not be able to sleep as they shake all the items we have hanging on our wall and all the things in our cabinets. Even after management has called them and maintenance had to come out and investigate water coming from the ceiling because they spilled things. Maintenance was even witness to how loud they are at midnight coming to fix the water from the ceiling. I honestly cannot recommend because of the terrible experience. Mind you the incredibly loud started months ago and has been reported 3 times and they just get louder.
Been here since November. Everyone is really nice and I love my apartment. Its pet friendly, they even supply cleanup baggies for dog walking! The pool and hot tub are great and the landscape is wonderful. The maintenance is always on top of their work and theyre very prompt and friendly when taking care of any residential needs. Everyone Ive met who works here is extremely friendly and caring.
UPDATE: the staff at Newport on the Lake apartments are Hurricane Harvey heroes. They worked every single day during the storms to make sure residents were safe and kept up to date and in contact with local authorities. After roads had cleared, staff volunteered in surrounding communities with clean up and serving meals. The community manager trudged through the property at all hours to help concerned residents. Our parking lots and roads did flood but buildings did not flood.The units are VERY nice, so much so I hardly ever feel Im doing true apartment living. The units are spacious, completely new, and have a wonderful simple and chic style. The pool is incredible and there are two BBQ areas that are great to host small get togethers at. I also love the landscaping and pond, its tilt a gorgeous place to live!While Ive had a few rough patches here, staff has worked with me to solve them and Im so appreciative for their hard work and perseverance for the community!Special recognition to Laurie Shelton who is the best community manager Ive worked with and she makes his community just that, a community. I cannot leave a review that does her and her team justice for all the support they gave during Harvey.
My family and I have been here at Newport on the Lake for 2 years now and we have never had a problem. The staff is great! They all have great customer service. Whenever we report something that needs to be fixed in our apartment it is done the very next day. The amenities are also great. We love it here!!!!
Ive recently moved here from the northeast 2 months ago with my husband. The long distance support we received from Laurie, Bridget, and Ericka before moving was what really got us to move here. The maintenance staff is good. The clubhouse host weekly events that are so much fun if youd like to mingle. Overall it is like any other apartment living environment. You will get a little bit of everything.
Great place to live. Lived here for almost a year and half.Clean, well maintained, professional management-Erika is amazing, and maintenance comes out withing a day of a service request.Every month they have events such as brunch, happy hour, pizza night, work out classes, all kinds of events to keep tenants entertained.Next to a park, so this is great if you like walking, bike riding, exercizing since you can walk over to park.It is a small community, the only thing is if you get home late you may have to park a building or 2 over, but thats only if you get home after 12 a.m. or so. I never minded the walk. If you have a garage, then this is not an issue. I would recommend this complex.
My wife, kids and I have been living here for a little over a year and a half now. Ive lived in different apartment communities ranging in price and no matter the cost little issues will arise such as A/C, lights, etc. Whats truly important to me is response time from management and maintenance. Let me just say that this team delivers. They have on call maintenance that are polite and professional. The grounds are well kept, any problems that need fixing are resolved in a timely manner. The manager, Laurie, is truly phenomenal. Our lease was due to end and she worked with us personally to find a bigger unit that was within our budget. To say the least, Im completely satisfied with my living experience here at Newport. This is home.
A late post but wanted to anyway. I first moved to Houston in 2015 and tried looking at other several other places that were closer to the medical center and realized how difficult and shady many places are in Houston and how treatment changes after youve signed. This place was in the top three and despite the distance to everything ended up being my place to live for 15 months. I loved my 2 bed 2 bath and garage apartment while I was there. I remember moving in on the Tax day floods and not having food but thankfully having a truck to get around the high waters in. The drive in the morning and in the afternoons from work were absolutely horrible but my favorite part was always arriving home and hearing the palm trees rustle in the wind. I remember how relaxing and quiet it was getting home and having the space to move about. In my time there I only ever had one problem which was the AC going out but they took care of that and we were back up and running. I did live under a herd and would regularly endure a stampede in the morning or late evening but I dont blame the apartment complex, I blame inconsiderate tenants.Erica in the front office was always very helpful and went out of her way to make living there comfortable and so was everyone else. The maintenance staff was always working on things and making sure things were in order. Parking was rough for many people so I would suggest getting a garage because it just makes this so much easier. Having the park next door and a liquor store across the street made weekends nice to sit around and relax.Overall, if this place was a townhome complex with an option to buy I would do so in a heartbeat. It was a nice time while I was there in a nice area. I would recommend it if you want a decent place to live thats hassle free and diligent about what they do.
From the moment I moved into this apartment Ive had issues, it sucks knowing other people are enjoying their stay & not being able to say the same.Paying for pest control and theres still bugs, i have an ant issue that im waiting to be resolved and it so frustrating that even after moving units, the problems only got worse.
My family & I are beginning our second year here and we truly enjoy it. Ive lived in homes for many years and I like the fact that my apartment feels like a home and not another run of the mill apartment. The property is well maintained & cared for and the staff here are fantastic!!! They are friendly, welcoming, & helpful. Its a great place to call home.
I moved in a few years ago and what I was most impressed by was the maintenance team and how quickly and professionally any complaints were handled. The front office team are wonderful. I feel safe at Newport on the lake. I am thankful that I live in a clean apartment complex and I feel like the buildings and the complex is well taken care of. My living experience here has been great so far. There aren’t any hidden fees, which I appreciate, and I feel like I am getting a good deal. I love that the maintenance staff and security are always visible and I feel like if I had any issues I could come to the management staff and be heard. Special kudos to ERIKA shes been so helpful to me, from the beginning of this journal. She delivered great customer service, she was knowledgeable, patient and helpful.I will definitely recommend Newport on the lake. The management staff and neighbors made you feel like home ❤️I love my floorplan and the complex. Very good !! Friendly and sincerely helped me whenever I requested a service. I think Ericka is one of the best manager ever I have experienced. Quick response for maintenance and good neighborhood. Roaches (tree roach ?) and bugs are always troublesome issue to me but pest control was helpful a lot.

My husband and I dropped in on Dec 23 while we were in Houston visiting. We found that Ericka welcoming us with a beautiful smile. After we viewed the apartments we found that this was going to be our new home. At any time if we need something the management will drop what they are doing to help us. Lori is aways receptive for any suggestions that will make our home a better and safer place.

Ive lived in 4 different apartment complexes in the 3 years Ive been in Houston, and this is by far the best - the staff is amazing, maintenance takes care of anything quickly (even on weekends), and Ive never felt safer at a complex in my life. For the first time ever, I love an apartment complex enough that I will be renewing my lease! Kudos to you guys, this is a wonderful place to live.
The apartments are nice and the grounds are pretty. The management is ridiculous. We walked in the office and there were two people working there and they looked extremely rude. A girl asked us what we needed and she just started talking and did not stop. She was telling us she didnt know what the prices would be around the time we would be moving in because they were going to be renovating and she had no idea what the apartments would look like when we asked to see them. She finally decided that she should show us the apartments and she rushed out in front of us and she was talking and we couldnt hear anything she was saying. She wouldnt hold the door and was in a total rush. We walked in the model and it was really nice, but she just stood there waiting for us to stop looking around. I dont really understand what apartment management teams dont understand about customer service, but to a lot of people I know its extremely important. I dont care how nice the apartments are, the management is horrible. I would check other apartments around the area. The Marquis on Park Row apartments are nice and the management is too.
My wife and I moved to Houston from Minneapolis. We dropped into the office on a Saturday while visiting the city. We saw a few of the apartments and the amenities Newport on the Lake had to offer and fell in love with the location and office staff. We signed a lease and moved in less than a month later. We are so happy with the sense of community and the great apartment we selected. We plan to stay here for several years. Highly recommend Newport on the Lake to anyone who wants not just an apartment, but a neighborhood.

While very new to Newport on the Lake Apartments, our experience has been A+. The office staff is amazing and very friendly and efficient. The apartment and the grounds are beautiful, as well. We are very excited to make this complex our home. Its also very convenient and close to Mayde Creek High School which is an added plus.
This place has been amazing since weve arrived! Maintenance is quick and efficient and if we ever have any problems theyre quickly solved. Fantastic and fun activities are a plus!
It was a great decision to move here. I love the nature and scenery. All the workers are very kind and helpful. Theres a beautiful kiosk where I love to go and the pool is gorgeous.

Looks nice from the outside but is going downhill. The manager is nice, but the owners (Cortland Partners) are greedy. If you cant carry out your lease perfectly they will charge you as much as they can. We needed to stay an extra couple of months and they tried to double our rent. That was after we had lived there for 2 years with no problems at all. We left. The owners dont care about their clients and thats an issue.
This apartment complex is amazing!!! Im a new resident and from the time I arrived and was greated by two wonderful ladies, Jennifer and Melanie who are th e leasing agents..... Customer Service was amazing and very detailed not rushed....Melanie is an amazing, sweet, considerate, funny and compassionate person! Her customer service was beyond amazing, patient and helpful!!!! I also had a chance to meet their property manager and she was beyond friendly and amazing.....The whole team at Newport by Cortland are great. I haved lived here over 6 years & love it here! The office staff is great. Maintenance does an amazing job.
Do not stay here!!! There are large parties at the pool with none residents on weekends and management will not get involved. A few weeks ago a residents car was shot up and one shot went in the their home. Management has not notify the complex residents of the issue. I do not feel safe here any more and Managment will not let us leave without being penalized.
I have lived at this property for 4 1/2 years and my experience here has been wonderful. Dont get me wrong there have been some challenging and I must say scary situations that we as residents had to encounter, but the staff here has always handled each encounter swiftly and professionally with our communitys safety and comfort in mind. In todays society there are a lot of uncomfortable situations you must deal with and when youre at home this is where you go to de-stress from the outside stresses. Here at Newport On The Lake the staff plays an intricate part in making the residents feel like family, from having events helping to bring the residents closer together to always finding solutions and coming up with ideas to better our community. I know that everyone has their own opinions of their community and when I look at some of the reviews I wonder if they were the ones who caused some of the problems within. If you really want an honest opinion of this community you should talk to the people whove been here for a long period of time. We all have choices of where we will reside and I am happy to say that I reside in one of the the best caring communities around. Hi this is an update..2/16/2017. How long have I been here? 7-8 months? Time is flying by because I am having so much fun here. I have made very good friends here and it really is the definition of HOME. If you are nice, goofy, silly, wierd, who cares, you will fit in here. The place has some of the most interesting cool people you will ever meet :) ok- so here is the original..This place is so quiet and peaceful. They have stuff for the residents to do during the week. I think they are spoiling us :) but I love it. Residents here are smart and follow the rules, pick up after their dogs, and drive safely and courteously. The staff are funny and smiling all the time. Same with everyone that works here like trash and maintenance guys. Things I love doing here: relaxing in the hot tub, drinking coffee at the coffee bar, working on my computer on my patio and running around the complex (exercising) at night because I feel safe and confident with all of the wonderful residents living here. It is so nice to be surrounded by courteous, intelligent neighbors. I love it.
This apartment complex is a joke. About a year ago they started kicking out random people who lived near these car fires that were being started in their complex and the neighboring apartment complex. I guess they did us a favor though, since they were charging 1.5k+ a month to live in a tiny apartment. We ended up finding a better place for 300 dollars a month cheaper. Avoid this place at all costs, if anything bad happens near you they are likely to randomly kick you out without any real explanation given. You have been warned.

The office staff are very rude and unprofessional, all they see you as is $ signs. Not to mention how they keep secrets of what goes on in the property, like multiple cars were set on fire in one night and kept it secret from residents. Dont waste your time even stopping by this place.

My sister and i were apartment shopping for a new apartment for her and we came to Newport on the Lake to look at the property. Ericka was sales associate that helped us out and anwered all of our questions. She was very polite, thorough, and provided us with all of pertinent informaion needed. We also met the rest of the rest of the staff and the property manager Laurie. Everyone made us feel very welcome and made us feel part of there community prior to even signing a lease. Unfortunately my sister ended up finding a house. Should her or I ever need an apartment in the future we will call newport on the lake our home.

I really appreciate it!Im still in disbelief on what happened when I tried to lease an apt. at this community. it took them 2 weeks to tell me I was denied acceptance because their system could not verify my credit history. the communication from the community rep and manager was almost non-existent. Apparently, they were not able to pull my credit report via Equifax (the only credit reporting agency they use) because it showed a hold on my information. I found that strange since Id never asked for a hold to be placed on any of my credit information. they instructed me to call Equifax and get it lifted. I did and spoke to 2 people at Equifax that assured me there were no holds/freezes on my information. Just to make sure, I purchased an Equifax subscripiton so I could pull the report myself. I sent a copy to the Newport leasing rep. and was told they couldnt accept it from me. at that point I was told they were still working on the issue and that everything else was verified. I didnt find out until 3 days before I was to move in that there was nothing they could do, that the account was still showing up as frozen and that the problem was on my end. they instructed me to call Equifax again. I asked what the protocol was to get a refund for the $230 I had spent on app and admin fees and they said it was non-refundable. so 3 days before move in, I had no apartment and they pocketed $230 of my money. I have a 776 FICO, my credit and rental and mortgage history is excellent. I turned around and went to a Greystar property that same afternoon and was approved for an apt in less than 3 hours. the manager at Newport on the Lake will not return my calls or emails. Ive never experienced this level of bad customer service ever. I hold my Texas real estate license and my daughter is a real estate broker so I know you can pull anyones credit information with a social security number. I provided them everything they needed and more and to say they wouldnt accept my Equifax credit report because they couldnt pull it themselves and then tell me they couldnt refund any of the app/admin fees is highway robbery. I plan on reporting this to the Houston Apartment Association and to the Better Business Bureau, unless someone from Cortland Partners is reading this and can help me.
My husband and I just left this place after waiting 45 minutes for the lady to show another couple the community.knowing we were there she returned and not 30 seconds after the previous couple left a couple walked right in and right past us to go talk with the leasing agent about their application and the agent just proceeded as if we never were there. Now, my husband had only today to go look at places and seeing this happen he looks at me and says lets go, this has been a waste of time. We are very put off by this first impression and disappointed considering we have friends here and we wanted to see about living here as well. But I guess you have to be rude,pushy and possibly a different color.
Management is unresponsive and will not try to help you out at all, they will not even return phone calls. The people that work behind the desks are extremely rude and act like you are wasting their time when you come in. They are not even trained to use their own computer system!Parking sucks, can hardly walk out to your vehicle without some person trying to act tough.I will put this in caps because this is very important if you have young kids, THERE ARE NO SPEED BUMPS AND PEOPLE USE THE MAIN DRIVE ( AND THE WHOLE COMPLEX) AS A RACE COURT. THERE ARE PEOPLE DRIVING ALMOST 45 MPH THROUGHOUT THE COMPLEX, AND I HAVE ALMOST SEEN A 4 YEAR OLD GET RUN OVER BYE ONE OF THE DRIVERS WHICH IN MY BOOK IS 100% WRONG! IF YOU HAVE YOUNG KIDS, PLEASE BEWARE OF THIS BECAUSE THIS IS A SERIOUS SAFETY HAZARD THAT COULD INJURE OR KILL YOUR CHILD.There has been vehicle vandalism, boat vandilism, and property vandilism on this complex and neither the police or main office does anything about it. Sorry for ranting but this is how I felt after my visit to Newport on the lake, the landscaping is amazing but looks are very deceiving.
We have lived here for 4 months, having moved from a Greystar community in Austin, where we lived for 2 years. Greystar has taken over and is agressively turning things around from the previous management. We moved here specifically because it was Greystar, one of the largest, most respected management companies in the US and our experience with them in Austin was fantastic! (Prior to Austin, it had been over 30 years since we had lived in an apartment and, having heard stories from our kids, had not looked forward to the transition to apartment livng ...e were going to be tough to please.) From having talked to MANY residents about the way things used to be with the old managment, the Greystar team, Christina & Lauren, have done a great job of turning things around in just 5 months.Living on the lake, with the very friendly ducks at every turn, has been a delight. The upscale community is a mix of younger, upwardly mobile and more mature adults. The complex is developing a sense of community with a lot of friendly people who are eager to meet you and who watch out for each other. The management is instituting an increasing number of clubhouse nights and events to get together, eat and meet neighbors ... e.g., Yappy Hour with treats for both dogs and their roommates, free Saturday morning breakfasts, wine tastings, etc. The community is peaceful, lush,clean and very well maintained. We walk our dog every night and never give safety a thought and the managemant has been easy to deal with and VERY responsive to anything asked of them. And then, theres the maintenance guys, Rafael & Luis ...they have been outstanding, very friendly and respectful, handling any of our requests almost immediately.Overall, if we had to make the choice again, we would eagerly choose the same place. Its just a fun place to live!!!
