I cannot express how terrible this place is. PLEASE, save yourself time and grief. DO NOT even bother looking here. You can find something for a better price that will take better care of you. This place is absolutely terrible and they do not know how to take care of residents. If I could all the time back that this place has stolen from me, I would. As a current resident, I do not recommend these apartments. The apartments aren’t really bad as far as pest and things but the office manager, personnel, and maintenance guys are the worst. The first week I moved in I didn’t have a fridge. It took them a week to fix a fridge that claimed just needed freon. Then two months in, my kitchen light was out for a week. I put in several request and they actually had the audacity to claim they fixed it, when they didn’t. During heavy rain the ceiling would leak. The maintenance man left a note on my door saying that he couldn’t come in cause my dog was loose but he never knocked on the door. During the summer, I went 3 days without air conditioning. I literally had to go down there and cuss for them to actually send someone to fix it. The most coldest days in Houston are coming up and they have yet to fix my heater. While its 35 degrees outside, it’s 50 in my home. These apartments do not care about your well being. We literally pay rent for nothing. I seriously cannot wait until my lease is up.

I moved here because the price was good and wasn’t too far from my job. I KNEW this wasn’t a LUXURY apt but it is HOME for the residents and honestly this has been the WORSE experience. You can call up there a thousand times you can go up there they still will have excuses. They didn’t fix my A/c for days and I told them I have an infant in the house the don’t care about they’re residents. No my toilet has been messed up for a WEEK I CANT USE MY OWN RESTROOM & no one has came to fix the problem . DO NOT MOVE HERE they have changed managers over 4 times in the last 7 months . DO NOT MOVE HERE LOOK SOMEWHERE ELSE they let me move in with a entire broken window it’s OPEN never fixed it and they know I have a INFANT I call and go to the office every other day . What am I paying rent for ?

I just park at the permit area to give myFriend food before I come out myCar was toll it’s not up to 15 minutes, and it’s during the day time he live there also he’s car was towed that he didn’t have a permit without an issuing a warning that a new management is taking over so if you go there don’t park at the parking permit for just a minute. The management is poor when it come to how they handle visitors be wise it was very disappointing.

Can anyone tell me who the owner is? The head of Maintenance? How I can get someone to fix my oven? This is ridiculous! Were going into our 3rd month with no oven!Were going on our 4th month and they still wont fix our oven!

Horrible place to live. My apt got broken into. I had to argue the front office down to change the locks an they wouldn’t let me change apts. it’s not worth moving here you can find somewhere better !

These are the worst apartments ever! If you call the office for help they come three weeks later. The only thing they care about is their precious office. The appointments are like 80 years old. Do not try to live here.

They will not fix anything, lie and say someone tired to get in the unit, when clearly you work from home. On top of all the Chaos they want to raise your Rent and Make you pay for property taxes in processing fees for you to pay your rent.

I just renewed my lease with Diana. The process was fast and friendly Diana was very informative sure do appreciate everything she has done for me.

Dont come to live here. I have been dealing with mold and serious roof leaks since May that is 6 months and counting. Management has not fixed a single thing. Ive reported this issue to the front office so many times I cant keep track. They always give me excuses and the runaround when I call. I would not recommend anyone to live here. Also I got robed at gun point last year and recently my neighbor got robbed and beat up right out side her door. I just cant wait to leave this place and never look back. Ive lived in several apartments and this one tops the worst place I have lived in.

Ive been living here since May, they were very understanding and even help me getting info when pandemic hit the hardest. My a/c broke one time and the new maintenance came the same day, they had to come back to replace something but never got broken again. I think is a very good price for this area, they couldnt get me a unit with washer but a staff help me find where to buy my own. I will definitely renew my lease contract.

This isn’t a place to live comfortably, they have no compassion the main boss lady is very rude and Unprofessional.they don’t fix anything Once your in, I’m currently taking legal action! Let’s not forget to mention the water is barely hot and water pressure is very low . I will post pictures of my unit soon ! I do not recommend anyone to move here . When it rains my ceiling leaks bad Inside my house and they have yet to come fix it . Most of the reviews are from people they asked to leave a good review 😑

Worst place to live .. gunshots robberies no No security management very on organized they keep switching stuff every year which the problem is not the staff Is management they take like five months to fix something in the apartment I have a leak in my restroom that it has been in there for almost 2 months there was a leak in the ceiling it took them about a year to fix it I recommend to keep looking for another place this place is unbelievably bad.

Bad residence! bad management! since Friday my electrical outlets do not work, they just give promises! the half of the house is in the dark! you have to move the rice cooker or the microwave to use them! last time it was practically 4 days in the heat of Houston because the air conditioning did not work! Lets not talk about the balcony that has been screwed up since and they cant fix it! no way to get some air on the balcony for fear of falling! without forgetting the oven which made practically 9 months to be changed because it did not give me. and the dishwasher which has not worked since our entry which has never worked and nothing helps!

After after even talking to the front desk, was told maintenance has gone home and hours later nobody has come by. Water poured into my bathroom for hours.

I hate this!. The apartments are distrusting :(_

Had a roof leak since july 1st 2019 ..nobody fixed it yet and still here January 5, 2021. .. HAD LOST PAID RENT TWICE AND GOT CHARGED DIFFERENT FEES WHEN THEY HAD THE PAYMENT THE WHOLE TIME.. THE MANAGEMENT IS RUDE AND ARROGANT.

Terrible roof leak for the pass 3 weeks. Four buckets and a trash can down to stop the flooding. They are showing no concern at all. Mold growing and still no sense of urgency from the complex. Terrible!

I called to get information about a 2 bedroom and i spoke with a lady named mercedes and she was very kind and helpful .

Finally left after living here for a total of 3 years (1 year in a 3 bedroom and 2 in a 1 bedroom). The new property management really made this place turn into a what my friends call a slum. Im not a fancy person, but this got ridiculous. In short, I had pest issues, lots and lots maintenance issues with the appliances, there was a pothole for 5 months that was over a foot deep (I think it was ~3 in diameter and about 1.5 deep) plus several other pot holes, gate issues, noisy neighbor issues, kids breaking windows issues, dirty appliances issues, bad painting issues, issue with paying online, issues with office hours changing without written notice, issues with office staff.... All this was going on while the office was getting a makeover. They just seemed to care about appearance rather than substance. It really was decent before monument property management got a hold of it. Its an older property with decent layouts for the units. FYI - hot water is shared between upstairs and downstairs for 1 bedrooms (very small tank too). Its a shame it went downhill instead of uphill. I hope it gets better for all the residents that remain.

I Want to thank Ana for being amazing, she’s kind, helpful, and respectful. I enjoy working with her. I had a situation a few situations and she personally made me her priority. Ive been grateful to have her be so patient as well as professional with me.

Please move in to these great wonderful apartments. Things never get fix, so dont bother sending and calling about request being done. The people in front dont care about our problems, they just want your money! Dont worry about locking your cars people will find a way to break in! Oh! Dont forget to look each way twenty times before you run over a kid and end up on nine clock news! Also dont bother opening a window here, kids will come and break it for you. The grass is always green here with all the fertilizer that dogs leave! Oh remember how to duck down when shootings happen! I hope you have 911 on your speed dail too.

I will give them just one star because the manager doesn’t know what she’s doing and I was having problems with my AC and she said it’s not an emergency when I’m the contract it is another thing is she got in that position because she’s doing some stuff with the owner but they really don’t care and also they change your rent price when they don’t fix your issues she always has an attitude because she not doing her job done

Great place to live. Ive been here since 2016 and love it. The apartment New staff is nice and really make you feel welcomed. The maintenance team is awesome the young lady in charge of work orders is fix things on time. The property is starting to feel more safe and clean, I would recommend anyone to live on this property.

This place with new manager And with new employees getting bad day by Day They didn’t to assist the residence with help they like take the rain they didn’t do their job as any leasing office in Houston. They are rude this message to the management office Of the corporate if they hear this message they supposed to change the employees with the managers

Disgusting place to live & that is saying the very LEAST. Their site had outdated pictures of how the complex looks, so I uploaded a few pictures of the gym in its current state. The gym in this complex has been ransacked, trashed and is currently being occupied with homeless people! Which disrupts the safety of the residents living here, the office also changes the passcode to the (broken) gate every 3 days without notifying us, which leaves dozens of cars in the front trying to get in. Please find another place to live. Don’t even choose this place if it’s your last resort.

Unsafe area, constant maintenance needed, delivery packages always being stolen since MGMT doesnt accept deliveries of residents. 👎

Very excellent welcome start at the office. Staffs were cordial and willing to assist especially Rosa and Maggie. We organised apt complex. The present management has all it takes to manage apt complex very well compared with previous management staffs. I have been living in the complex for more than 3 years. I am highly impressed.

6/20-Tonight was the last straw. We had to call the fire department into a vacant apartment due to fire alarm going off for hours. It looks like a homeless person is living inside the apartment, clothes and jar of piss by the window. Theres no lock to the door, cant call anyone at all. I was afraid of a gas leak since the stove has been moved.8/31/20-Another update, lights by our doors and cars have been out for weeks, my car has been broken into. They have no answers what so ever.10/31/20-A broken window takes them about a week before its ordered to it to be fixed its November and still no window. Even with a police report it happen past midnight. Communication isnt key in the front desk or anyone around here. They dont even look at existing orders before placing the same one again.12/14/20- Someone decided to go under my car and take the calatyic converter... I feel so violated what the point of having a security guard? Now Im down a car.Dont move in into these apartments, you will regret it.

Ive been living here for about 9 months now and Im very pleased with the new staff here. They are very friendly and hands on. Maintenance requests are filled fairly fast and the upkeep of the grounds is good. The only issue i have is they can work a bit better with our gates. other then that it feels like home.

If I could give them 0 star I would have. The new management are horrible. The old management took so much consideration on doing everything to make our stay very comfortable. The new management never come to fix nothing Ive been having no hot water for so long. I have ants all around my apartment. They always say their gonna come fix it and never do. I do not recommend this at all. Everything sucks even parking .

I would like to start with how the new staff except for the lady who sits in the first desk on the left when you walk in. The other girls are very pleasant. The new maintenance coordinator took my work orders and got them done the same day also even called me the next day to follow up with my work orders. Ms.Rosa greeted me when I walked in the door and that has not happened for months before this new staff got here. Also I saw the manager engaging with residents and not locked in his office like the previous manager.

I went here to gather information, and spoke to a Maggie, who was very rude, she did not greet me or even looked towards my direction. She told me to come by another day because she was very busy. I did not want to come by after that but I did return days later because I did need an apartment close to work. Luckily for me I spoke to Gracie, who was the total opposite of Maggie, she greeted me right away. Very helpful and informative, answered all of my questions. I am looking into moving here very soon!

I wish I could give no stars. When I moved in a year ago there was a different management that actually listened and took care of complaints. The new office staff is TERRIBLE. No point in calling them they never answer the phone you literally have to go to the office to make a maintenance request and when you speak to them it takes forever because none of them know English very well. They also advertise 24/7 maintenance which is completely False. I had water leaking from my ceiling for almost two days before anyone came. They also have all of the gates open and repeatedly promise new gate keys. For the past year I’ve lived here I’ve never even gotten to use the gym. Shame shame. And I haven’t even gotten to the parking situation. Keep your money and go somewhere else. These apartments are terrible for singles, families, couples hell even animals. There’s stray animals and homeless walking though the complex since the gates are open as well. Again save your money and go elsewhere there is nothing but problems at this complex I can’t wait to move in two months!!

Apartments are horrible! So much was wrong with my apartment, simply horrible. The tow trucks tow your cars even if you have a sticker. Both of our cars have been towed! Not enough visitor spaces. MANAGEMENT AND MAINTENANCE IS HORRIBLE! Had an AC Leak that lasted months to fix! Everything has fallen apart from kitchen drawers, to both our restroom sinks, and leaks in our roof that still have not been fixed! Rent is overpriced for what youre really getting. Please take your money and family someplace better. Pictures on the website look nothing like the real units.

Im a resident that been here since September 4th of last year and my apartment was not fixed when I moved in and now its 2020 and my apartment still look the way it did when I first moved in like some trash. They refuse to fix anything.

DO NOT MOVE HERE YOU WILL REGRET IT. THE NEW OWNERS ARE THE WORST I HAVE EVER SEEN. I have had a huge crack in my bedroom from Harvey. The foundation shifted. No one has fixed it . Has spoken with management but nothing has been done. i cant even sleep in my bedroom. Its not safe. They care more about upgrading the grounds they fixing the units.

If you can’t run, walk. If you can’t walk, crawl. But whatever you do, stay away from Madison park. If your into having your apartment broken into, police roaming the parking lot in the middle of the night searching for suspects, calls to fix minor details in your apartment go unnoticed, living with bugs, then this might be your place. The new management is from my experience trying to clean up the place but the issues have been rooted here for a very long time. They can keep painting the apartments a different color, adding fairly new appliances to the units, but the main thing they can’t fix is your safety and well being.

Horrible apartments. I actually drove by the other night on my way home (next door apartments, thank god.) on a nice clear evening with my windows down (bold right?) when I witnessed what I believe to be the end of a young African American couples relationship. I all of a sudden hear “I’m talking to you b!” And see a young man without a shirt on and pulling a wheeled luggage bag walking without a care in the world away from this young lady who seemed to be very upset. I am terrified to even begin to imagine what really goes on there. Based on the comments, a lot of my questions are answered. I always hear the loud music and yelling come from there. I also always see either a police car or ambulance drive around at late hours of the night with just their lights flashing and no sirens (I assume to not cause panic or wake up these fake 5 star comment writers from their fantasy world). Stay safe over there folks, I support you from next door.

The maintenance is lazy, The employees dont care about helping you, they only speak Spanish basically, The parking here is horrible it is very limited, They towed my car for no reason, The property stay dirty, the pools are never cleaned, They take forever to come fix anything in apartment, AND THE WORST OF ALL IS THE AC!! IT never stay working i go to sleep in ac and wake up in heat. I call the office from open to close and all they say is Ill put in a work order and they still dont come fix it because they DO NOT CARE But they still WANT ALL THIS MONEY BUT DONT FIX NOTHING!!!!! I will start by saying that the issues with this apartment complex are not the fault of management for the most part. They seem to be doing everything they can. Its the property itself that is the problem.Of course, the property is old, and that is why they are so low priced. However, because of this, things break on a regular basis. Up until recently, I have had no problems getting my work orders completed in a timely fashion. Now with the new management, there seems to be very little organization. I have had no heat for two weeks despite repeated visits to the office. Also, they are upgrading their units, so this may be resolved eventually.Like many complexes in the area, there are a lot of stray cats around. They usually dont bother people. However, I did have a cat give birth to a litter on my patio last year. And, a few months later, found a dead cat in my patio storage closet.Also I had a roach problem that the extermination company could not take care of, even though they came multiple times. Eventually, I ordered roach bait on Amazon and took care of the problem myself.The gate has been open constantly for weeks now, which makes me feel somewhat insecure. They do have a security guard patrolling though.I came here for the price and the location. I am leaving because I can now afford something newer and in a safer area.

They just evicted a single mom in the middle of a pandemic and given half an hour to get her stuff out. The lady lost her job recently. I would give this a 0 but 1 is the lowest, too bad.

I have just moved into Madison Park Westchase Apartments and they are under new Management. The Management has done everything possible to make this feel like home. Staff is friendly, responsive andavailable. Apartments are light, spacious and neighbors are good!

I honestly I dont understand why people can sit and complain about their apartment having issues Im a man and my apartment looks so good been living in the property for the last year. The new staff that sit in front desk are nothing but professional. when I stop by the office always feels so welcoming aside from the construction they have going on behind them they manage to put a positive attitude. If I was them, I would be in not so good mood so I stand up for them as a resident and as a human bing .

They are all pleasant, smiling faces, & joyful.. I was just there to deliver a pckg. They made me feel very welcome. So when my lease is up. I will be moving in over there.

Dont try to move to this apartment.I have to give one star because there no zero or negative . The new management is very bad and greedy. I have been living at this place for more than 3 years. The parking is getting expensive and its hard to find parking if you work late . You have to park outside and get your car mirror smashed the next morning. The current management just try to find something to charge extra money, like forcing you have pay for parking, buying rental insurance, buying gate card. I cant wait my lease to end. Plus lots of cockroaches and cigarettes smell from your neighbors. The apartment use the same vent system so if your neighbors smoke your will be smoking too( buying cancer with your money). Basically you dont get the service you paid for the apartment. I pay monthly $ 843 for one bedroom. And if I have to add a car port it will $30 per month. Its almost like 900 for one bedroom.And now another new management (monument )with horrible stuff . If your Ac is broken on weekends it wont be fixed till Monday, so good luck on that. Now we are out of power and their office phone doesnt work.

They take forever to fix things we have been having problems with our hot water and they keep saying they are going to fix it and NEVER do! we are just waiting for our lease to be up and rent somewhere else, I rather pay a little bit more and get better service. Please dont let their specials fool you, its a bad place to live. Most of the time you will be at the leasing office arguing with with them.

HORRIBLE! I have been here for a little over a year and they change management and their office staff very often. So with that being said they are very UNORGANIZED in the office. Every time I go, they can never find my file. Shame. PARKING IS BAD! You have to be home early or pay for a reserve. Dont even get me started with maintenance. They take about 2 week to get your work order done. I had no hot water for 15days! and now my heather dont work and they havent showed up. And we are in December its COLD and they still tell me its s non-emergency. DONT BELIEVE THE GOOD REVIEWS THAT THEM MAKING FAKE PROFILES !

This place is one of the worst place you could ever been stuck in a lease, every single area in this place is broken. Try to use one of these gyms, broken access gate broken, units are raggedy as hell the pool are green from being dirty. why we paying rent here ?Ever day I call to get them to fix something that’s broken in my unit. I used to live here and in the year I stayed there I never had roaches. Maybe once or twice I saw one and I immediately asked for pest control. It was never a big issue. We did have problems with water leaks and the ac going out multiple times though. I moved mainly because the apartments are small and for the price they wanted for a 2 bedroom, as someone else mentioned, I could get a luxury apartment for just a little more.

I have been living here 2 years and since it has been taken over by new management everything is terrible!! The only positive thing they’ve done is repaint the buildings and doors. They peeled the old paint off the door and left it right near the door, didn’t even bother to clean up behind themselves. The gates are always open so any random person can just walk in. There’s no drop box to pay rent for residents that work later than office hours or only off on weekends. It’s just very inconvenient. They’ve made so many changes without giving residents any notice. Summer is halfway over and pools have not been open once. It also rains in my apartment when it storms. I’ve told the office and the maintenance man only cared about the roof, not the fact that part of my ceiling had fallen into my apartment. It takes hours or sometimes days for them to respond to maintenance requests even though you can see maintenance workers walking around doing nothing.

I went to office today, The new manager Jassi took care of my maintenance request ASAP.Listened to my concerns.I m living here for 8 years if they will kee taking care me like this.I don’t want to move from here.Everything is close by.I love to live here and recommend this apartments to all who are looking for a for a place to call your home.

It was a nice complex until they sold it and have a new administration. Everything is a mess in the office, nobody knows anything. Now, all pools are green, you have to wait like 2 weeks for something got fixed, the gates are broke all the time, and the worst is that they didnt respect the amount of rent that we agree with the last owners and now, we have to pay so much more of rent! I loved this complex, but now, I dont know what to do, and my rents contract ends in 10 months!

Worst place to live in. It takes an average of 1 -2 weeks to get any thing fixed. The ladies in the leasing office could best be described as IDIOTS who feel they are doing you a favor attending to you. Its been 1 week since I asked for the heater to be fixed and it was not done. I called to remind them to fix it and asap and the lady tells me that why did i not call them to remind them to do a job they are paid for and for which they had in their system as pending.

Really good service and very helpful staff easy to communicate with. Been here for a year now and never had any problems

If you are visiting a friend at this property, good luck. The gate codes are inoperative. And when you leave the property, the gates won’t automatically open from the inside. You will have to wait until someone happens to drive on the property with a keycard

I’ve been here 2 years and Claudia and the staff are great at taking care of all requests. Community is well kept and quiet.

I went to the office last week to get a parking sticker for my car the girl that sits in a seperate desk saw me entering didnt even greet me just told me to sit that someone was going to be helping me then this girl with black long hair ask me if i was being helped and said no. She helped me with the parking sticker she was very friendly professional and ask me if I needed anything else to come to her. And yes I will definitely will come to her.

Word to the wise DO NOT MOVE THERE!!!!! This place is a hell hole in more ways than one. Me and my family just moved out because the apartment manger and maintainence refused to get rid of the molding that was spreading inside my bedroom closet, up against the bedroom wall and all around the air vents. Not to mention, there were cockroaches out the wood works!!!! Ive complained to the apartment staff thousands of times but they never handled those situations. However, they are aggressive about the rent being paid on time. The parking is terrible after 5pm and may have to walk far between your car and your apartment. Even the dumpster areas are nasty and no one takes pride in keeping them looking halfway decent!! The old management company at least handled their business when it comes to responding to the needs of the residents. The new people, however, really dont give a damn at all!!! The new management company arent landlords, theyre SLUMlords!!! Look the other way folks!!!

I really appreciate Jassis effort in helping me and my friend with quick move in and taking care of our issues promptly.The New manager is really working hard and provide great customer swrvice.Always greet and smile at residents.She know residents by name and number.I recommend this property because of great maintenance and staff working hard n taking care of their resident.I love to call Madisonpark my home..

My apartment got broken in two times this year! Its ridiculous that I have to call more than 20 times a day and still Delila (manager) its too busy to call me back to give me the insurance number! Supposedly no one has the number but her sadly I work before they open and and after they closed ! Im really a patience person but this is too much ! Do not move in here !

IVE LIVED HERE FOR OVER A YEAR NOW AND I CAN TELL YOU THAT THIS IS NOT THE PLACE TO CALL HOME. SINCE THE NEW MANAGEMENT HAS TAKEN OVER NOTHING GETS DONE OR RESOLVED I RESIGNED MY LEASING AGREEMENT FOR ANOTHER YEAR WITH FALSE PRETENSES, I WAS LED TO BELIEVE THAT MY CARPET WOULD BE SHAMPOOED DAMAGES DUE TO BAD FOUNDATION WOULD BE FIXED. MY STOVE TOP HAS BEEN BROKEN FOR ABOUT 6 MONTHS AND ONLY 2 BURNERS WORK FILLED ALL THE PAPER WORK AND NOTHING HAS BEEN DONE NOT TO MENTION IM PAYING $1200 A MONTH FOR A 3 BED 2 BATH AND EVERYTHING IS OUT DATED AND BARELY WORKS I DO NOT RECOMMEND ANYBODY WASTE THEIR MONEY AT THIS PROPERTY. I GIVE THEM ZERO STARS!!!!

Ive lived here for 8 years. Very good apartments and great area. But the management is trash. They have failed to meet guidelines that put the residents safety at risk and they are very incompetent when it comesto solving issues.

This place is HORRIBLE!! My AC went out and it’s been 3 days now and still no one has come to service the AC unit. I will definitely be moving when my lease is up. Run fast as you can away from this HELL HOLE!!! This new management sucks as well so BEWARE!!!

Once the leasing office finally was on the same page as for my move in date and new apartment number(seeing the one I was shown was the one I was suppose to have held, and it wasnt) everything seemed to fall in place, they need better English speaking handymen and better announcements on permit parking and when pools will be closed due to chlorine tablets ..Raquel seems to be the only one who have a brain. So because of her they get 4 stars

Garbage Apartments I’ve been here for 16 months biggest mistake of my life. Rent is supposed to be $775 a month yet I pay $913 a month.Between the roachs, foundation issues, trashed overflowing, illegals (including the leasing office staff) and the water randomly not working it’s not worth the move. Maintenance is a joke you’ll leave several voicemails they will never get returned.Parking is whack everyone just parks in visitors so they don’t have to buy parking, gates never work, mailrooms have trash and mail everywhere, 4 pools (always green and dirty) buildings are falling apart and be prepared for a parking lot full of potholes.Honestly the specials sound good no lie I fell for it but do yourself a favor and run away. You’ll save yourself a lot of stress and money moving somewhere else.

Been here for about 4 months, they have been through a couple sets of staff but theyve mos Def improved. From parking spaces, to the upkeep with maintenance and their understanding uncertain circumstances helps out a lot. I know the past reviews make this property look bad but things have changed for the better. Shout out to Yadira and the Madison Park staff for being clutch!

I do not recommend these apartments, our AC has been leaking for over a month and they haven’t cared to come fix it and now we have water all over the carpet. If looking for a nice place I really recommend to look somewhere else.
