I would give 0 stars if I could. I read reviews like this in the past and figured everything would be fine but it was far from it. Stay away from the Proper!!!On June 21st I entered my room after being on vacation and saw some white debris on my floor. I was confused and looked up at my ceiling just to notice that my ceiling had lots of water damage and had started peeling/crumbling onto my floor. I immediately called the front to let them know of my urgent situation as a room like that is not livable due to mold growing from the wet ceiling and wall.On July 29th I moved out. My ceiling was still NOT fixed as they were “backed up on maintenance requests”...There are always trash and bugs in the halls, maintenance is slow (some would say non-existent), pool is green and never opens (even though they say it eventually will), gates are always broken, and the gym is missing ALL of its racked weights. The complex is more interested in money than anything else. The property is not well maintained by any standards and seems more like a dump. This is an unacceptable place for anyone to live.

This was a disaster, The Cardinal Group needs to prioritize and visit some of their properties in person. Photos are from move-out, but this is the constant state of the property, except, of course, the first floor where They do tours.

I love it at the proper! Staff is super cool and down to earth, ESPECIALLY the leasing manager. The property is close to campus and there is even transportation available for students. I love it here:)

0/5 stars. Worst students apartments out them all. Got roaches, mold and homeless people harassing residents inside the building. Gates and garage doors constantly stay broken. Peoples cars get broken into and the plaza across the street gets shot up constantly. Unsanitary and very unsafe. Tried to reach out to corporate multiple times and they just ignore you. Terrible experience living here.

DO NOT STAY HERE! If I could give 0 stars I would. I lived here for a year and everything was cool until my air condition went out in April. A problem that was suppose to an emergency took 6 weeks to fix. Got the run around until my roommate and I mentioned suing then was finally took serious. Then for it to break again in June!!! We got them to end our lease early. Extremely unprofessional management and staff, everyone who works in that front office is a joke and will say anything for you to move in and do not care about their residents as human beings. Trash everywhere around the entire apartment it was dirty majority of the time I lived there and they hire inexperienced maintenance staff that seemed like they have never fixed a thing in their life! Please do not waste your money staying here.

My experience here has been beyond great, I’ve been a resident here about a year and yet to have not a complaint. Staff here is awesome and ready to help when needed. I have a pool view so that’s an awesome view. I would recommend the proper to all of my friends and colleagues.

Great apartment complex! I toured all the complexes around and this was the best one. The apartments are fully furnished and the furniture is good quality! The kitchen is a great size and I love island!

Great complex for college students. I felt really secure having my student live here. It is cleaner and safer than the others place we looked at in the area. The office staff is amazing-friendly, professional and courteous. The units are spacious and meticulously maintained. My students is very happy here.

My grandson experience thus far hasn’t been so good these pasted two years. The air conditioner in his apartment has been out over the weekend.He created work orders over the weekend but know one works on the weekend . He spoke with some one in the office on Monday lots of running around, but know one to repair the air conditioner.

I have nothing but great things to say about this place! Staff is amazing and always friendly. The property is well kept and always a pleasing site. I love all of the amenities and different cool things that the staff come up with for our experience here as residents. I couldnt be more happy here.

Do NOT stay at Aspen/The Proper at all. There is plenty of other student apartments to choose from or a regular apartment. These apartments are extremely over priced and dirty. When we moved in everything was dirty our cabinets were greasy, our oven had some white powdery substance at the bottom, it’s so dusty here the fans come with an inch thick of dust on them, cobwebs on the ceiling, gnats, roaches etc. It doesn’t matter how much you clean you will have gnats. Office wise the management is horrible. I stayed on the first floor someone above us was dropping their dog feces over their balcony directly in front of our patio, my roommate and I called the office several times to either get someone to clean it up or get the people above us to stop throwing their dog feces over the balcony it took us several calls and threatening to call Cardinal Group (the people who owns the property) to finally get it cleaned up. The next issue they kept harassing and haggling my roommate and I about it smelling like smoke in the hallway near our apartment first neither one of us smoke. The second time someone from corporate came (the office most likely contacted corporate). He introduced himself and said again it smells like smoke in the hallway (mind you we put on our applications we don’t smoke so yeah) then he asked was I smoking right now which I said no to because I was not. So after this incident my roommate and I went to the office and discussed what happened with Kabrian whom gave us a smart answer insulting our intelligence saying “I’m not sure if someone is just coming smoking in front of you all’s doors but every time we do a tour it smells like smoke in front of this door specifically.” Like? Why would someone come and stand in front of our door just to smoke, horrible customers service skills from the front office giving smart remarks like that. It’s probably from them never changing the air filters and it being built up from years of smoke from the previous tenants. Lastly they only care about money here I was behind a month on my rent and they emailed me and my mother (my mom is no where on the lease but as an emergency contact, she is not my co-signer or anything) so me being behind in my rent should not be being discussed with anyone who is not on my lease. Do not stay here, I can’t name one thing that I like about living here. THE GOOD REVIEWS ARE FAKE they bribe residents with gift cards and food for 4/5 star reviews. And the people lying to others for some gift cards and food y’all just as wrong as the people in the office.

I loved these apartments so much when I toured! They are so nice and their amenities included everything I need.I spoke with Kabrian and he was perfect. Answered all my questions and made me feel comfortable and at home not stuck up like these other places do. Definitely recommend!

I have lived in this property for quite some time now. I have found my experience to be second to none compared to some of the other area housing. Everyone in the office is wonderful and do their absolute best to meet the needs of us the residents. Kabrian in particular is by far the Greatest! I plan on remaining here until the duration of my program at school!

Do not believe the 5 star reviews they are fake. This apartment complex bribes students with cash and gift cards to write a good review. They will post on their Instagram story rewards for writing a 5 star review for them. Managers and staff is very rude and do not not know anything about giving great customer service. They never answer the phone and dismiss any concerns you bring up to them. You will also not be aware of crimes that happen here because they sweep it under the rug and act like it never happened, DO NOT sign a lease here you will regret it.

Really enjoy staying here. The office staff is very friendly and has been helpful since my move in. The gym is always nice and clean and residents are masked and socially distanced. I like how the staff interacts with the employees and always makes us feel safe . I really enjoy staying here and would refer this place to others.

The leasing manager was amazing and an awful lot of help!Most of the reviews are just simply things that the office staff cannot control. The residents are irresponsible and do not clean up behind themselves at times, but notices have been sent out to resolve the issue.Honestly, the property isn’t bad at all. Potential tenants should definitely consider this complex as a living space.

Be careful with this apartment complex. They make these students sign leases before approval. That means no matter what you are reaponsible for the lease even if you dont move in. Smh. Thats $9,000 for a college student to pay back.

The proper is one of the nastiest complexes I’ve had to live in. Trash is constantly left in the parking garage and overall the whole property. With move in and move out Dates approaching my parents were sick to their stomachs to see maggots, flies, animal feces and urine all through the hallways. Management constantly tries to trick residents into signing leases and promises benefits they can not follow through with. They encouraged residents to resign early last year to keep rat steady, just to decrease rates and charge more for parking. They try to get good reviews by offering free food to residents, but in all honesty I guarantee every resident here wants a clean, fair, and professional apartment complex. I wish nothing but safety and happiness to their staff who works with what they have.UPDATE 6/21/2021After living here for two years I can honestly say that this is the worst place to live on campus.Nothing is taken seriously here except for rent and noise complaints. Other than that this complexes managers are either unable or unwilling to be professional and maintenance reasonable expectations. Maintenance request are completed weeks later, trash is constantly throughout the residence, and the price is completely over priced for the conditions it’s in. But the minute you are late to pay rent or a $25 noise complaint fee, they make sure it’s paid for.If you are considering this place for campus living, please DONT. They advertise luxury but it is completely far from that.

These apartments are highly luxury and very price friendly. The location is down the street from everything you need, and the staff is friendly. The management is highly disciplined and will assist you in every way they can.

If you are looking for an easy move and all questions answered, have Tarren hook you up! She was so patient and knowledgeable! I have never met a more easygoing leasing agent who is willing to stand by your side to the end!

Worst management I have ever had to deal with. I sent an email saying that I do not want to renew the lease and was not able/ did not want to sign the contract. Next thing I know, the contract was signed electronically and management is not letting me move out until July even though the contract said the new year which is January. This management company is very unethical and does not care about the tenets especially during times as hard as when covid started. The place is very gross, not cleaned often, parking is expensive, and it is very noisy in the area due to the thin walls. Do not live here! I would give this place negative stars if I could.

I enjoy living here although other residents can have poor tendencies such a leaving their valet trash cans out (which is why they have bugs) but aside from that apartment is perfect and the pool view is something you won’t find at any other property!

There are multiple problems at this apartment complex that should steer you away.First, the complex is covered with litter and stray animals. It is not uncommon to have feces on the ground and trash in the hallways as well as the parking deck. Simple maintenance requests are overlooked and left undone.Additionally, The management (cardinal management group) at this apartment is unapologetically reckless and unprofessional. Since engaging with this group, I have been lied to, belittled, stolen from and disrespected.This company also has a history of predatory towing, regardless of whether or not you pay for parking. They use a contractor that is equally unethical and lacks the basic skill of truthtelling.Moreover, they attempt produce a facade of safety by placing security guards at the secondary entrance who are often even less helpful than the property managers and assistants.The lack of integrity is further exemplified by their recent name change( from Aspen Houston) to improve their ratings for google searches and save face instead of addressing the issues on their property.The one positive about this apartment is that It will give you the gift of perspective and encourage you to look for red flags prior to moving in at your next place of residence.Please save your time, money and energy and look elsewhere.

I was searching for months for an apartment but was finally able to make a decision. Tarren gave such a phenomenal tour and break down of rates and amenities. If you are apt searching, make sure to ask for Tarren.

The government sends everyone home, UH goes online, and after months of trying everything to get out of the contract, The Proper just hides and waits for their money and never thinking of the lives they are affecting. God is good but you people of The Proper are not. Money is worth more to them.

Came in to tour the Proper and the leasing agent Alayna was amazing! She was very professional & knowledgeable about the property itself as well as knowledgeable about the market. The complex itself is very clean and up to date. The amenities here were very nice as well. I would recommend this property to anyone and I rate this property a 5 out of 5 stars.

All of the 5-star reviews are fake. This should be the LAST place anyone should ever pay to live. There’s nothing “luxurious” about this place. There’s a serious roach problem, the hallways are always filled with trash, the management is very incompetent when it comes to solving problems, and the security guards aren’t securing anything. The management will find ANY excuse not to do their jobs or answer their phones. The gates will be broken for weeks, your packages always get “lost”, the office is always “closed”, the list goes on. This is really just a big scheme to scam college kids

Warning: This place buys fake reviews. Take my advice and dont get trapped for a year. This place will do anything to squeeze money out of you, and management is awful and wont care about you or your troubles. If your a UH student, Id highly recommend you not staying here because you would be wasting so much money. This is a really good place to live especially if you’re a student. In fact it’s the best place to live if you’re a student. I love the amenities! The shuttle is my favorite thing about this apartment. It makes it very convenient for commute to school.

If you love roaches gnats and any type of insect you would love living here. They charge you for anything they dont care about your well-being they dont care about anything. My roommates room caught on fire and not only did they not do anything about it the alarm didnt go off and the fire department was not called. Also in the middle of the night someone was jumping the back gate to my apartment and tried to break in and I told security AND THE FRONT OFFICE about it and nothing was done couldnt even look at the tapes because there are no cameras please do not move here please go somewhere else this is not what you want on top of that the fees are ridiculous and rent is too high. Id rather live in my car then live in these apartments again.

Very convenient to live here if youre a student who attends UH! The housing is great and the staff is always very welcoming and friendly. Christopher was also very helpful when giving me a tour.

PARENTS BEWARE!!!!!! The staff is incompetent!!! Management (Valorie/Ashley are NEVER in office!! After months of complaining I had a meeting that was suppose to be with management!! It was like talking to the wall. None of the issues I addressed were resolved! NONE!!! The property is Not secure as they advertise! The doors on floors 2,3,4 are broken in parking garage anyone can enter. A Security was KILLED on premises several months ago. There’s trash all over the property. Interior of the buildings look Horrible!!!! If you don’t want sleepless nights worried about if your child is safe living at this property do yourself a favor and move them elsewhere

Other than seeing the security guard get shot three times in front of me, bleeding out, and then dying because of the complete lack of security which was followed up by the complex not saying a word about it in an email or anything and doing their best to make sure nobody knew, Id say its decent living besides the roach infestation. just stay strapped ;)

The proper has improved this complex a lot more than it was in the past. The management is a lot better and people are friendly and things are a lot better than it was before. I recommend living here if you are a student.

First let me say, that I have had nothing but wonderful experience from the employees that work here. The staff itself has helped me on numerous accounts. BUT with everything going on you with regards to COVID-19 you would think that they wouldnt mind letting students out of their lease (with school online and the steadily rising rates of COVID in Houston), but this is not the case. Even when it first started, they only gave us a $2.00 credit to cover the fee that was being charged to us to pay the rent (for maybe a month or two), even though almost all of the amenities that we were paying for we could no longer use. It is very evident that the management group is just looking out to get money which is sad when so many lives are being affected by this pandemic. Also, I was supposed to get a $100 gift card last year for signing but never received it even after contacting management :(. Wifi also sucks.

Aspen/The Proper has been nothing but great to me, no problems at all. everyone is really friendly and helpful. id recommend this place to everyone who wants a real world living experience.

Moved in this past month and I’m really satisfied with my apartments condition!! Brand new appliances, clean apartment, and the staff in the office is very friendly :) I haven’t had an issue but I will update my review if anything changes! (I don’t expect it to!)

Honestly, I had good experiences and bad but the COVID19 new workers, Cooperate Cult Management, I have given so much money and I still struggle with this place. I hate how Im trying to not get a disease, go to school and cry trying to make money for rent and life. Try NOT to sign their lease please from a person needing a place near school for three years.

Management is very negligent to problems. They take pride into finding ways to charge people for their mistakes. Be aware to make sure to account for everything with photo evidence upon move out with a clean room. You will never be able to talk to the manager because she is rarely there, but the assistant manager Valerie is unbefitting of the duty of a manger. She is very rude. I wanted to share my experience currently while I live here at Aspen Heights-The Proper, This experience has been horrible. My first unit had roaches in the cabinet, refrigerator, freezer upon move in & the dryer/washer was not plugged in when we moved in one of my roommates parents had to plug it up. We complained about the roaches and no one took us seriously until months later, They had pest control come out 5 times and the roaches still stayed in our apartment. We’ve sent emails after email and no one has done anything about it. Imagine sitting in your common area and seeing a flying roach... The management is so awful here, the assistant manager (Valerie) is RUDE & MANIPULATIVE . The manager is never PRESENT she’s always out on vacation, the assistant manager (Valerie) never knows what’s going on, always giving out false information and will come back and say she never said that. This place is honestly horrible and has been a NIGHTMARE. They moved us in another unit and told us we didn’t have to pay the difference in units. We moved to the unit that they placed us in and after we moved they tried to charge us the new unit price after they told us we didn’t have to. The assistant manager lied and told us that we didn’t have to pay the difference and when it was time to ask her she basically said she never said that. We was scheduled to move to a different unit on Monday that didn’t happen because the Manager wasn’t present as always. The assistant manager told my father that we was scheduled to move today (Friday), i gathered all my belongings and got all packed up just for them to tell me again the manager and assistant manager wasn’t present we can’t move the apartment we’re moving into are still infested with roaches. DO NOT LIVE HERE. Honestly the worse experience of my life and i’m stuck here until July. Bad management, been trying to get ahold to corporate for months nobody has ever emailed or contacted me back. They just want your money they don’t care about you or your feedback, it’s a SCAM looks can be deceiving. They pay people for reviews, this has been the worse experience for me as a college freshman.

Horrible apartments. My apartment was infested with ants and they didn’t send pest control until two weeks later. I had to sleep in a different place. These people are horribly managed. Assistant manager Valerie is expected to fix our problems but doesnt. The manager only has 5 more to even converse with anyone. This facility tries to over exaggerate their amenities when the computer lab is missing half of their keyboards and mouses and never has paper, the dog park is just as big as a parking space, the pool is always closed for cleaning. They are ridiculous and pay for reviews

These people are a scam. They will take you out of your money. They are under new ownership but same unprofessional management. The manager is never there. Valerie the assistant manager is not helpful. They do have people go and give them 5 stars if they see a lot of bad reviews. They most likely compensate them with gift cards. Stay anywhere else.

Formerly known as Aspen Heights Houston. Heres to hoping change in management means theyll be better, but so everyone is informed, heres what my experience was like last year...Expect scams. Any good review of this property was written because management gives away prizes to those who post positive reviews. You can expect nothing to par from this complex. Predetermined wifi that almost never connects, utilities that are laughably pricey, walls and doors paper thin, security is next to nothing. People have gotten their cars stolen, broken into, damaged, wrongfully towed. People have gotten their unit shot up with gunfire. People have gotten chased out of the apartment complex being threatened with a gun. How does security react to all of this? By leaving the remote access secure gate to be open 24/7 for months on end (going on month 3 of open gates currently). When upper management is notified of the atrocities occurring on the site, their response is, well you should have read your lease because we are not responsible. The sad part is that this is true. READ YOUR LEASE. They are not responsible for any security, or security devices from breaking. They basically sign off and resign any liability. This apartment complex preys on young, inexperienced college students and the sad thing is, is that they get away with it. I will forever do anything in my power to hold Aspen accountable for its negligence. To all of those who read through this whole page, and are still considering signing the lease because it is the best and most convenient option, I was in your position once. The shuttle and location isnt worth it. Ive warned you, and I wish you luck.PS: more tidbits about this apartment complex... Broken/incomplete gym equipment? If you complain about it, they just get rid of it, or never fix it. The dog park isnt a dog park, its a overly glorified rectangle for enough room for your dog to cry. Peace and quiet? Expect none of this. Noise complaints? Eh, only effective half the time. Oh, and the random 15 minute warning for a two hour long fire alarm test during midterms was a gem. Aspen claimed they were doing room inspections once, but in reality they were looking for clean, presentable rooms to show off to potential investors. Illegal? Probably. Do they care? Not at all.

Worst apartments ever. They tow your car from guest parking if you’re a resident and the tell you that’s it’s for the front office.... when we are the ones that pay rent here. I’m so ready to move.

I have been trying to contact the community for weeks about issues on the property and my daughters all in one bill. Aspen was the previous company and we thought we very unhappy with them however this new management company is even worse!
