I applied for an apartment in Decatur, GA and cancelled my application on May 15. It is currently June 28 and I still do not have my deposit back. They mailed it to my former address on June 14, after I called and spoke to someone in accounting who told me they would change my address and mail out that day. I have called/written several times and have never had a call returned from the corporate office. The site office says they will pass along messages when Ive called them but then it goes right back to radio silence. The accounting offices responsiveness is poor. In addition, Im waiting on the move-out funds for an apartment in Asheville, NC that I moved out of because it was infested with roaches. The on-site management team worked with me there but I also have yet to receive my move-out funds from then, which was a little over two weeks ago (Im still within the 30 day window, so Im not as peeved by this). I dont think its asking for much to expect (a) a deposit be in hand sooner than six weeks--and counting, (b) phone calls to be returned, (c) a timeline of when funds can be received (or to honor the timeline given of 30 days). A little over $1500 of my money is in limbo as I wait for the corporate office to issue me my check(s). I have been extremely patient throughout what has been an incredibly stressful process and feel that there has not been any consideration or concern on the corporate offices end. All Im asking for is to either give me my money or tell me when I can expect my money, and this seems to be asking too much of this company.EDIT: To the response below: I have contacted your corporate office six times by phone and twice by email and no one has returned my calls or emails, so please dont patronize me with a cookie cutter response.As an update, I did receive my move out funds from one location but have yet to receive my holding deposit for the other.

I recently moved from the The Springs in Boiling Springs after completion of building my home.The apartment was new & I really liked the apartment. The office staff is friendly but not too organized. When I needed to give my notice, I had to go by the office twice to sign the move out forms that were Not completed. Then I moved out 2 weeks earlier than my notice. Went by the office paid my balance required with any necessary fees turned in my keys that same day. The next week I was notified I had a balance. Then the following week on the day I was supposed to move out I was asked when I would be bringing my keys by... I called and left a message that I already did that 2 weeks ago. There needs to be more follow up or maybe training for those working in the office. Thanks
My current landlord and I have been trying to contact Hawthorne for weeks concerning rental verification. I stayed in pavilion at UC from July 2019-July 2020. They claim to no longer have access to my rental history on file and to contact this company. I am a week out from my scheduled move in date with no response from you all. I don’t like to make these matters public BUT I JUST NEED HELP.Update: Customer service contacted me and resolved the issue promptly. Thank you!
SO where do I begin. We moved into this community in August of 2020. Since moving in we have had several issues with water leaks from the ceiling in our kitchen. Each time we have had a leak we have either gone straight to the office or submitted a ticket. Well here we are again with yet another leak. Each time this has happened we have been told something in the unit above us has broken and that is why we have yet another leak. This time it has been more then enough and we are trying to get out of this place. We are supposed to be in a lease until August but this has gotten out of hand and we are tired of it. Never has the issue fully been resolved.
Moved into Oasis at Surfside on June 4, 2021. Reported poor workmanship throughout. Let them FIX my issues while I was away for a week. They just tried to cover the imperfections with paint. I informed the management when I returned, and I got this reply.John,I personally went into your home and stayed with drywall and painters for nearly hours on two separate days to address the issues. I personally watched painters sand down drywall, make repairs, and touch up paint in every room. I walked every room and approved the finishes. I apologize if this is not to your standard, however, from an interior standpoint, I approved this. I understand if you are frustrated that this isn’t a product that is built to home standard, however, this is the finishing touches that we approved from construction. Your apartment will not be to home buying level, as these are also not the same level or quality of product that we purchase for our apartments. If you would like to discuss termination and your options that you choose to break your lease, I will be happy to discuss those with you as well.Thank You,Jessica EppersonCommunity Manager

I have lived in one of the properties for one year. Everyone in the leasing office is helpful and welcoming. I have enjoyed my first year at this property very much.
We are preparing to move in the fall to the The Retreat at Juban Crossing in Denham Springs LA. Firstly we were very warmly welcomed by Ms. Donna . She ensured we had a great walk thru of the property and the model apartment. She was very kind to go thru all of the amenities and also explain the expectations of the residents. She definitely made the decision for my wife and myself to get ready to move in the upcoming fall. Thank you Donna so much for your kindness.
Take better care of your residents in Florida. They dont deserve to live in those conditions. Unacceptable.

Nobody respond I been trying to work out the apartment is full of roaches no one cares I haven’t get a response CITY WEST they are always off and me and my family will have to deal with this issue
There is no need for me to waste more my time trying to find a solution. Bc if you are lucky enough for someone to answer don’t expect them to be authorized to make a decision and don’t expect a call back bc I guess no one at this whole company is allowed to make decisions.

My 76 year old mother and her 81 year old husband signed a lease beginning July 1. When they went to inspect the apartment they found mold and water damage (BRAND NEW APT). They were offered another apartment in the same bldg And they agreed. Today (they were moving in Thursday) they were told the apartment was already rented and they made a mistake. They were told the only option was to move into the water damaged apt which they refused. They now have nowhere to go and the movers are coming Thursday. This is at The Reserve at Greenwood in Greensboro

So everyone in this company can respond to poor reviews and leave phone numbers to contact management to discuss problems residents may have. Ok it would be great if the phones were actually answered! Zero customer services,zero respect for tenants over priced rentals plaqued with roaches, blank stares garbage stream everywhere and nothing done on managements part from bottom to top!

Was in a contract with a rental property when Hawthorne took over the day before move-in they did not value the contract I had already had. They did not even offer a new contract until the day of moving. Which was weeks before my old contract Took them several weeks to not say anything until the day of moving. Very unprofessional!

I moved into these apartments a year ago and Kimberly went above and beyond to get me a apartment. These apartments are very nice and spacious. If I ever had a problem with my apartment I could stop by the office or call and have the issue fixed by management right away. Kim is one of the best property managers I have ever experienced. Very polite, knowledgeable at her job and great customer service. Definitely going to miss her.
This company was the worse job experience I ever encountered . I relocated for the position as a leasing agent from Florida to Birmingham. It was the worse decision made and my transition was very depressing.Management was poor, communication was poor, team work was poor, and training was poorly executed. I have never worked for a company where I was disrespected, mistreated and discriminatory action was taken. The environment was hostile daily and regional management did nothing to ensure my safety. I reported the managers behavior on several occasions and my complaints was overlooked to the point I resigned for my mental health. I was overlooked as an employee and the culture motto is a gimmick. This company needs to be looked over by the Equal Employment Opportunities which I plan to report. I would not recommend anyone to work for this company. A lot of gossip amongst staff which created strife among employees and not enough team players, humanity or integrity being demonstrated from upper management.I asked for a transfer within the company due to the hostile environment and was denied and forced to work in a hostile environment daily which led to me resigning from my position. Hawthorne motto is live the experience well it was a hell of an experience at my expenses.
Amazing company to work for. Its been awhile that Ive worked for a company that truly values their people. Training is efficient and Ive yet to meet a disgruntled manager/staff member. They listen to suggestions and you really feel like youre a part of something awesome.

Unprofessional. I moved out of a community recently purchased by this management company and money is clearly what they want. How can they charge someone over a pet(that was removed months before this company purchased the complex) carpet damages when the carpet was old and never replaced to begin with and damages for a/c when it’s been reported multiple times to the office and NOTHING was ever done. Someone from this “office” or whatever you want to call it needs to return phone calls ASAP

Do not move to Avenues of Lakeshore.6-9-2020 Update Covid 19 kept me put so I was not able to move. :(To the new people trying to move. If you just need somewhere to stay & have exhausted all avenues then go to the Avenues of Lakeshore.Apartments are big with alot of space. Water goes out every month seems like its being cut off for something. What gets me is increase in rent but have yet to offer any improvements to my unit besides cleaning carpet which I need new carpet since I moved in. Also, the listed rent prices do not include the almost $200 utility bundle that they force you to sign with. You pay for pest but they never come & then they tell me they spray outside which doesnt help my Charlottes Web outside the doors & breezeway. Highly don’t recommend unless you want the headache.
If you like working with people who have heart, this is the place for you. Hardworking people with a desire to leave people better than they found them. Plus, there are great opportunities for advancement.

I will make this short and simple. If you are not in a certain group of people, you get walked all over. With no upper management support and a hostile work environment the corporate office will leave you out in the cold. The HR department is a joke. I worked for this company for a number of years even held an Supervisor position, I found out very quickly in this company you get no support and if some one has a personal problem with another that is grounds for termination. It seems lying to residents and employees is company policy.

Wanted immediate move in. Applied (Aug 19, 2017), got approved (Aug 21, 2017), signed a welcome letter outlining terms and unit to be rented, but was told unit was being painted and wouldnt be available for 4 to 5 days (Aug 24, 2017) and I would be contacted when unit was ready.Waited. Nothing! Called on Aug 31, 2017 about my unit, but was now told my unit was a refurbished unit and despite a signed agreement (by both myself and management) that my refurbished unit was now $100 more per month than agreed to on Aug 24, 2017 and that if I was not willing to pay that increase then I would have to wait until Sept 11, 2017 for the next available non-refurbished unit. Called the corporate office (Aug 31, 2017 10:24 am) was told the regional manager would be sent an email marked urgent and would contact me. 29 hours later and counting still waiting for that urgent response and by the way NO ONE IS ANSWERING THE PHONE TODAY (Sept 1, 2017)... unbelievable.

THE AVENUES OF KENNESAW—Kennesaw, GAIf it was possible to put zero stars I would. Every thing that could go wrong with my apartment has. I was supposed to move in on the fifteenth of June but instead of moving I spent the day cleaning because it was a mess the floors/carpet were dirty, the dishwasher was missing a rack and filled with grease and old food. Half of the lightbulbs were dead and the smoke detector was hanging from the ceiling. The next day while I was unpacking the closet shelf in the master bedroom fell out of the wall while I was hanging a couple of jackets on it. Then the kitchen flooded through the dishwasher while I was running the kitchen sink trying to cook my daughter food. I couldn’t even bathe my daughter in the bath because the hot water wouldn’t turn on and the bathtub wouldn’t hold water. I finally had enough and put in multiple work orders to get everything fixed. A couple of days later they came and fixed the sink and light bulbs. A week later on a Thursday I went to talk to Samantha the property manager and gave her my list of everything wrong she promised it would get fixed by Monday. It wasn’t. The same day my toilet flooded and wasn’t able to use so I was forced to come into the office just to use the bathroom and have to deal with Dana who had a bad attitude the whole time. They rushed to call a plumber and fix the toilet but didn’t bother to fix anything else so I waited a couple of more days and I didn’t hear anything from this establishment until Chris the assistant manager called saying my rent check bounced because of a mixed up my routing number. I payed my rent on the second and they didn’t call me about a problem until the ninth where they tried to charge me a late fee unless I hurried and brought a money order with only an hour to spare. While I was getting my money order I called multiple times to see what name to put on it and no one ever answered the phone. I just find it completely absurd and ridiculous that there was no sense of urgency when it came to the repairs that needed to be made to a apartment that was never punched, but we were rushed with limited time over rent money. twice after that I went to speak with Chris again about things that needed to be fixed each time he claimed everything was gonna be fixed. It still hasn’t and here we are almost 2 months later and I am still unable to bathe my daughter in the bathtub because I’m still getting a run around with the property manager Samantha. Oh and on another note, I’m paying money for valet trash but my trash never gets picked up. So now I’m paying for a service that doesn’t even happen. The only good thing that I’ve found about this place is Dawn the leasing agent because she has done everything in her power to try to help me unlike any of the other employees who spent more time placing blame on each other rather than addressing the problems. I could go on and on but I think you get the point, stay away. It’s really not worth the hassle.
Hawthorne at oak ridge is a complete joke! Completely disgusted with this company! Constant construction since they acquired the property. Business trucks, machinery, roofing and siding supplies piled everywhere, buildings torn apart, shoddy workmanship, no gutters(they tore them off when buildings re roofed and never replaced them), screening removed when building pressure washed and never replaced(they threw them in the trash!). Constant banging and hammering til all hours of the night, dumpsters for construction debris everywhere, parking nightmares for months, torn up asphalt and rude tradespeople. Went in the other day to pay the rent and found asst manager in her office playing on her cell phone and acted like I was interrupting her day. Call with a complaint or maintenance issue and all you get is grief and aggravation. Needless to say, I find the office staff completely rude and obnoxious and have been since the TAKEOVER. They treat you like second class citizens and have no problem with rude and nasty comments.Had the district manager actually call me and say Well, some of US actually work for a living. Really? Maintenance is totally inept and doesnt have a clue, have had items stolen and drawers and jewelry box rifled through while they were supposedly doing maintenance and just let themselves in. If I had known this complex was in the process of being sold to the hawthorne group when I renewed my lease, I would not have signed on the dotted line. Cant wait for my lease to end!

The Hawthorne at Lily Flagg is not very helpful when it comes to maintenance and proper upkeep. Allow vehicles that dont function to take up parking . Have stove that intermittently heats so I get to play merry-go-round with the stove eyes. Reported all the issues with the apartment a few times and maintenance hasnt showed up after 2 months.The walk to the mailboxes are like a mud slip-n-slide. Mud runs down the hill floods the sidewalks. I know this has been reported many times for years. There are residence that have fallen and severely hurt themselves over 2 years ago. Still it remains after numerous reports.If this is what youre looking for then this is the place for you. Ignored notices of issues. No response to emails and oh yes plan on cleaning before you unpack. But they will gladly charge you a $165 cleaning fee if you dont have time to clean before you move out.Guess they forgot to clean before I moved in ..Seems from reviews that its a great place to work but sux to live there .
Hawthorne Residential Partners truly goes above and beyond for their employees, vendors, tenants, and the community. They care about people and leaving them better than when they found them! Great Company!
I propose to get rid of this entire company. It’s January 30th 2018 and I have not received a resolve on the issue I contacted corporate about in October. What’s the issue? They started charging me more on my lease with no explanation. I’ve lived here 5 years and my issues began the moment this company took over. Mike Johnson is a joke of a regional manager and resolves nothing. I suppose I’ll start a partition for a months free rent for them inconveniently over charging the entire complex. May someone will come take a look at this property after a fullMonth on no revenue. Hawthorne at Clairmont?!!? Give me back Five East and a staff who isn’t deplorable!!

I applied for an apartment at Hawthorne Ridge apartments at 6615 The Lakes Drive in Raleigh and I decided I didn’t want the apartment anymore. Theapplication fee was $50. She asked me when I was going to pay it after I told her I didn’t want it. She stated that she would put the bill into collections. I told her I’ll pay when I get paid she told me that wasn’t good enough The office staff sent a bill for $100 to collections. They doubled the price of the application fee.
Would really appreciate if someone from customer service reached out regarding the ATROCIOUS attitudes I’ve faced within the BARBER PARK APARTMENTS leasing office. Specifically with the manager Natalie Gretzinger, who I believe has taken a personal vendetta against myself. I have reached out multiple times asking to speak with a representative of the management that isn’t her or Cecily. I can’t believe that I am getting notices on door because the office doesn’t like my “attitude”. The issues began prior to any attitude I had in their office. The issues with my apartment have been apparent since I moved in. There are multiple issues that haven’t been fixed and I worry they will now take my security deposit away from me just in spite. I need assistance from someone who can speak to me with out prejudice because ultimately I do not want to loose my home, but I won’t tolerate having someone with power get away with abusing it. Please call me back as I have left the customer service VM 2 messages to this date. Thank you for your time.

Worst residential management firm, staying at one of their apartment at decatur ga, 18 days since the A/C is out of service, and they are still waiting for management approval to fix it
Applied for an apartment and heard nothing for over 4 weeks. Had to find something else. Tried to contact the property and management company several times and received no answer. Finally after 6 weeks someone from Im assuming the corporate office emailed me, Alisha Huntsinger, and said they were going through a change in management. I emailed her back asking for my application fee back since I was not able to get in touch with anyone at the property and had to find another place to live. No response at all. They seem like thieves to me. Dont care about their residents, or potential residents. Will just take your money and not respond. Horrible and extremely unprofessional!
I am having an issue with a apparent disregard of the Fair Housing Act and the Americans With Disabilities Act at one of the Hawthorne communities. I have phoned the corporate number and left multiple messages requesting that someone help resolve the problem but I have been totally ignored. This treatment is alarming and disappointing. Here is to hoping it does not happen to everyone.
