I’ve lived here for over two years. It’s not worth it, and we will be leaving this month.For starters, we are on I believe our 5th or 6th manager since we started living here. Management changes every few months, so any real progress on problems stops then, and there are no shortage of problems.For starters, we’ve had water coming through our roof for the last year. After several maintenance requests gone unfulfilled with it, we had to call their corporate office to get someone out here to actually fix it. When the contractor told them they had serious structure issues going on, another contractor was brought up to just paint the ceiling again, and patch the windows. There are water stains appearing again in their ceiling coming from the roof.Their carpets smell of cat urine on hot days. I have to keep buying animal odor pet treatment to keep the smell down.The halls smell of garbage because many residents don’t use the receptacle to put trash out, it just leaks into the carpet, and then sprayed with deodorizer when it gets bad enough.It’s dog friendly which is nice, but what isn’t nice is the dog poop all over the property. If you walk through any grass area, you have to watch where you step.The nice pictures you see online are not what you get. The waterfall is broke and has weeds growing up in it, and has been for months, the fountain isn’t working in the pond and scum is building up.There is no enforcement of any kind with its residents. They just tell you to call cops, and send out a generic email every few months on not having parties or smoking. On many occasions, you have to call police (Durham Police also just goes to voicemail 90% of the time) to stop parties at 3 am with paper thin walls. I hope you like the building smelling like weed on weekends too, along with drunk drivers in the parking lots. They like to leave behind broken bottles, half filled mixed drinks, used condoms, and more after their parties on the grounds.As far as all the positive reviews, you are encouraged here to leave them and entered into raffles, etc. for prizes.There are some nice things about this place, which is a shame, because the constant management turn-over leaves serious problems unaddressed. You pay a premium to live here, but certainly don’t get the premium experience. I would either save money and go elsewhere in Durham, or go to a nicer place.The move-out experience is also less than desirable with them. I will not be recommending this place to friends in the future.

What a relief it has been to find apartment living such as this. I moved in a couple of months ago and the staff has been more than accommodating to needs + even special requests. A simple hello from maintenance in passing, clean pool/fitness facilities, fun events ( that people actually attend! ) and kind neighbors of all different walks of life, I am so thankful to have found this place! Apartment living can be rough, but the convenience of everything here is worth it’s price tag and then some. I will say it also seems as though the staff is happy and work well as a team here. I can only imagine what level they are working on if the facility is this well kept. I truly haven’t been in a complex with as positive of a staff as this!

I have lived here for almost a month now and have been more than impressed thus far. Brett was very helpful in getting the final paperwork done. He even walked me up to my apartment when I picked up the keys to make sure everything was ready. The service from staff here has been exceptional! They also host a ton of opportunities to engage as a community (responsibly of course). Overall I have been thrilled with my move and look forward to the next year.

I moved here in August, and its been fantastic! The office staff Nicole and Brett have been planning really fun events, charity drives, and reminding everyone to wear their masks. While I have not needed any maintenance in my house the team of Carlos, Omar, and Jon are always incredibly friendly when I see them walking around the community. My dogs have even made friends at the large dog park here. I love living here!

Beautiful apartments. The waterfall on site is Devine. The nature trail around the entire property is rare and soothing. The new management staff with Nicole, Kordel, and Brett are friendly and educated. They’ve been doing all these fun events lately and creating a sense of community. There’s been tons of free snacks lately for when you’re running errands.

I moved into Palladian Apartments in August of 2020 and have found it to be a wonderful community. My leasing agent Brett was super friendly, helpful, informative, and made getting the keys to my new apartment as seamless as possible. The gym, pool area, and regular food trucks are my favs. Bark park always has nice folks and energetic pups. Theyve even put out a complimentary gift wrapping station for residents which is such a classy touch. Tis the season, right?! Highly recommend

We moved here from FL one month ago and we absolutely love it! We had to do our tour virtually because of FL and Carissa made the whole process from tour to signing the lease seamless! She has been super responsive, friendly and accommodating. I truly appreciate her patience while we had a million questions! As for the apartment - it’s gorgeous!! The finishes, the wall color, the community- we are in love with it all and couldn’t be happier.

My roommates and I love Palladian Place! The amenities are amazing and everything is really well-cared for. We have had minimal issues within our apartment, and so far everything has been taken care of quickly. Carissa is super helpful and responsive at the office! We are going on our third year at the Palladian and I think that alone is a testament to how great it is! In addition to the amazing amenities (including probably the biggest apartment gym and dog park I’ve ever seen), we really love the updated apartments as well. The property also has great trails, pool area, game room, bbq areas, etc. If you’re looking for apartment living in the area, I don’t think you can beat it!

I have lived here for a week now and it has met all my expectations and then some. The grounds are well kept and maintenance is quick to respond within a day or two when you put a request in. The apartments themselves are really nice and look exactly like the pictures. Carissa helped me with all my needs and was a pleasure to work with. She answered any and all questions I had and was extremely warm and helpful throughout the whole process, from doing virtual Facetime tours with me, to helping me get my application submitted.

I wanted to share my entire experience here so if the review is a little long please accept my apologies. When I first moved into Palladian a couple months ago I was amazed at how nice everyone was and how nice my apartment was outfitted. Regrettably intense noise started a few days later and due to legalities in NC it is actually very difficult for any landlord to evict or even penalize a tenant over noise. SO, after working with the corporate office they helped me move to a different apartment in the complex and I could not be happier. They did not have to do this, but they did....I am incredibly grateful.

We chose this apartment because of the huge dog park, the outdoor and indoor amenities, and everything surrounding this complex: a large disc golf course, tons of walking paths in the woods just behind us, and a park within walking distance. We’re renewing and are excited to be here!

I recently relocated temporarily to NC for work and it was very important for me to find a complex where I felt safe. Upon visiting different complexes, I found that the Apartments at the Palladian Place would be a great and safe place to live. The staff members were kind enough to sit down with me and find a lease term that worked best for me. Mar’Shay has been particularly very helpful during my time at the Palladian. She showed me around the whole complex/the amenities during my first day and has always been available when I need her assistance. I would highly recommend living here!

My wife and I moved here in November of 2019. We looked at several apartment complexes in the area before selecting Palladian Place. The location is extremely convenient to I40, RTP, Durham, Chapel Hill and Raleigh. The apartments are beautiful with great amenities.( pool, grills, car wash, waterfall, and a wonderful walking path and frizby golf course.)The office staff has been professional and the maintenance crew is fantastic and prompt. I have moved more than 60 times in my life so far, and I have never experienced a place like Palladian. The community here is true; here you will know the friendliest neighbors the most genuine staff, and beautiful living spaces. We signed with Mar’Shay, and she is a master at remembering who you are, which apartment you’re in, and what you asked for. Any service request is completed correctly and immediately; they pay attention to the details. My main interactions are with Mar’Shay, Carissa, Garrett, and Louis; each and all the staff here genuinely care about us, our home, and our community and do a spectacular job at holding us all together in their roles. My roommate often comes home and thanks me for finding this and we look around in awe, pondering how incredible Apartments at Palladian Place is and being grateful that we get to call it home.

I moved into Palladian Place in December Of 2019. I rang in the new year of 2020 in my new place and I could not be happier. My rental experience was perfect from the moment I met Mar’Shay Moore. She is the kindest and gentlest spirit with knowledge and experience that made me sure that I would love my living experience and I Was not wrong. I have loved every moment. The apartments are well maintained and any service request (I asked for an air filter) has been met with immediate attention. It’s just such a happy and beautiful place to live with great management. My husband I fell in love with Palladian Place because of the gorgeous apartments and all the amenities that are included. The gym is enormous and we were able to save the cost of a gym membership. The gatherings with neighbors for community parties has allowed us to meet some really great people! The office staff was very friendly and welcoming. We love that the community is close to everything but nestled back in a quiet area. We get to come home to unwind from the busy day and honestly feel like we are at a resort. When out on the property, not only are all the neighbors so friendly but even the maintenance staff stopped and introduced themselves welcoming us! If youre looking for a luxury resort style feel and friends that become family, give Palladian a try, you wont be disappointed!

I’ve lived here for about 3 months now and I love it. I never really hear my neighbors, EXTREMELY pet friendly with a huge dog park! Landscapers are always here maintaining the property. Right next to such a cute park with walking trails and disc golf courses. And best of all everyone is so friendly. The maintenance guys, especially James, have been extremely helpful and have gone above and beyond to make me feel as comfortable as possible living here. The absolute best apartment living in chapel hill. I only lived here for a year, but it was by far the best place I have ever lived. Everything from the amenities, to the maintenance staff was incredible. You absolutely get what you pay for here. The leasing agents are attentive and have great hours. By far the best rental living situation Ive ever experienced.The staff at Palladian are top-notch. We were always greeted with a smile and a friendly hello whenever we stopped by the office, and any questions we had were always answered quickly and professionally. We had wonderful exchanges with Kimberlee, James and Travis on many more than one occasion.The apartment itself was just what we needed. The vaulted ceilings made the place feel open, the square footage was just right, and ample cabinet space in the kitchen made cooking at home a true pleasure.The property itself is hard to beat. A huge dog park and hiking trails are right on site, the facilities are always clean, the pool and surrounding area are amazing, and the gym is second to none.The only reason we left was due to a job relocation, otherwise wed still be there. If our future includes renting again, we will certainly use Palladian as the benchmark to which we compare all other options.

I had a lackluster and underwhelming experience living at Palladian Place. While my apartment was decent and had no major issues, the apartment staff was absolutely hideous and continually declined over the 2.5 years I lived there.The apartment staff changed at least every 6 months, and each time the quality of staff declined and the number of mistakes and issues increased. Communication is nonexistent in this complex. I had a horrible experience during the lease renewal after my first year. I was never contacted with renewal terms, despite asking for them. When I did finally get them and chose to renew, the renewal was never processed on the Palladian end and I had to go into the office and watch them do it to make sure it got done. Then, surprise! After the renewal processed, I was charged for both my new apartment and old apartment at the $2000 month to month rate. It took weeks to get my money refunded.When my second lease ended, I needed to go month to month while waiting on a home to finish construction. I again had to ask multiple times to be sent renewal terms. Once I did receive them, I sent FOUR emails and phone calls trying to get confirmation of going month to month. It took physically going into the office.When I ended my month to month, it again took going into the office to process the move out notice, and they still got the dates wrong. I also had to go into the office to get any kind of move out instructions as they wouldnt answer emails. Again, communication does. not. exist.Truly, the cherry on top of this experience was their handling of pets. During my 2.5 years at Palladian, I had a cat. I paid pet rent and a pet fee for that cat. When it came time to move out, there was damage to the carpet, as is natural with cats. I expected that I would not get my security deposit back due to this damage. What I did not expect was a $350 charge on top of not getting my security deposit back. Apparently it costs $600 to put cheap carpet in one bedroom!!! Please take my warning, do not live here, theyll just take extra money each month and use it to fund themselves instead of treating it as true rent to cover pet damages.If you want a decent apartment, this place might do. If you want to deal with the most quickly turned over and incompetent apartment staff youve ever seen, this place might do. But really, save yourself the time and energy and put your money elsewhere, the shiny bells and whistles are not worth it.

Love these apartments! Really nice amenities, really nice grounds. Very helpful office staff. Travis is the BEST leasing agent Ive ever worked with. He was patient. He showed me several apartments and took his time with me. He was very knowledgeable and helped me to get exactly what I needed and wanted. He was also very accommodating and helpful with my move-in process and times. I appreciate how easy he helped make my move. The complex is very quiet and close to many nice things-food, shopping etc.

Went in to see this “establishment”. I must say it was very underwhelming. First off it’s overpriced for its outdated decor and it’s almost prison-like color scheme and finishes. No luxurious to be found anywhere and the staff is very snooty for absolutely no reason. Especially Rasheema. No parking deck, no indoor mail room and let’s not even talk about the “fountain” wish she was so proud to point out to me. Looked more like a sewage plant. Thanks, but no thanks. I’ll stay at my penthouse at Lantower Weston Corners at the same price.

Im so happy I moved here because the apartment is so nice, the amenities are SPECTACULAR (especially the pool, gym, and new Barista bar), and the staff is so attentive and friendly. I love living at Palladian. From day one, Kimberlee and Travis have been so incredibly helpful and responsive. The complex is beautiful and all the amenities that are included make this the best living situation I’ve ever been in. The drive to UNC campus is a straight shot, which can take about 15 minutes with traffic. Therefore, totally doable. I have nothing but great things to say about the complex and staff. The pool, courtyard/grills, massive gym makes the living experience that much better and worth it. I would highly recommend to anyone, especially people who are not familiar with the area (as I was). The bedrooms are a the perfect layouts, all up to date appliances, clean, and spacious. Love Love Love!

Unfortunately my wife and I signed up for a 14 month lease and we knew after 1 month we made a mistake. In our 4 months of living here weve dealt with a noisy upstairs neighbor that stomps around his apartment 24 freaking 7, keeping my wife and I up all hours of the night regularly. The leasing office has refused to take any action whatsoever, instead telling us that we need to call the cops. Yes, call the cops in the middle of the night for an issue that could easily be resolved if they would just send them a noise notice. The neighbor has also ignored my requests to keep it down.A couple months ago, a neighbors dog attacked and bit me as I was getting off the elevator and they were getting on. The apartment complex took 0 action to ensure that this doesnt happen again. The people whos dog bit me havent changed a thing about how they walk their dogs. They walk both dogs together who are out of control even after I was bitten because they could not hold their dog back. I have warned the apartment complex about this, and still not a thing has changed. I have witnessed the dog nearly bite other residents since.The apartments themselves are nice but the walls are paper thin. I can hear peoples conversations next door when Im trying to go to sleep, when Im not struggling to drown out the pounding coming from upstairs.The last but seemingly minor straw to get me to write this review was when this past saturday after I informed the office that they ran out of equipment wipes in the gym, they said only maintenance had access to them in storage and handed me Windex to clean it. Yes, Windex, for exercise equipment. That wasnt the problem. I went in again this afternoon and they still had no wipes replaced. I went to the office to ask about it, and they told me that wipes wont be delivered until Tuesday and to use the Windex, which was nowhere to be found in the gym. Thats at least 4 entire days that no one could wipe off the equipment in the gym with proper cleaning material! Thats absolutely disgusting!The turnover in the office is quite alarming, as I cant even count how many leasing agents have come and gone in our 4 months here. I am appalled at the management at this complex especially considering the prices of these apartments. My wife and I thought we were upgrading from our last place, but wow we were wrong. I had such high hopes for living here and it has been a nightmare.At least the pool is nice, for now.

When looking for a place to dwell I go through the process with a fine-toothed comb. So when I decided the Palladian was up next on my list, I headed in that direction. To my surprise, what I found was exquisite as far as quality in an apartment. I am not a Southerner by no stretch so I was quite picky and going in ready to be impressed or at least see if Id get a glimpse of what I was used to. I must say Palladian met my expectations. It also pays to have an educated representative who knows how to present the qualities, be somewhat of a showman if you will, create an expectation, all while looking the professional part representing the business. I credit MarShay for the tour which added a touch of the Magic. I am considering crossing off other areas as she, unbeknownst to her, just narrowed my list tremendously. Great job MarShay and Palladian for offering quality in the homespace!

Clean, friendly, very quiet, with great amenities and a wildlife preserve bordering the property. The office tries to set up a few little monthly gatherings for the residents, and often there will be at least one day per week when a delicious food truck will stop over for the lunch or dinner hours! Pet friendly as well, with a nice fenced-in dog park. And tons of parking.

We saw management cycle through numerous times while we were there and our apartment was not ready when we moved from out of state and no compensation or anything was made to us. The other thing is when we moved out we got a bill to replace the oven or the glass piece of the stove even though there was no damage to it besides normal wear and tear.

Hirsh, you hit the nail on the head. I, too, have been living here for nearly 3 years and management is awful. We have seen (honestly I cant even count) so many people from management come and go, it is a revolving door and it seems that it gets worse each time. I am SO EXCITED FOR MY LEASE TO BE OVER! The looks of the complex are beautiful, yes, but terrible construction. Unfortunately, Ive been unlucky with my new upstairs neighbors who are partying every night of the week until late hours in the morning. Management doesnt care even though the lease specifically advertises quiet hours. Since we have moved in, (and stayed in the same exact size apartment), our lease has gone up $300. It is definitely not worth the money. If you have lived in other, comparable luxury style apartments, you will realize what you are missing a few months into your lease here when things start falling apart. The worlds worst.

I’ve been living at Palladian for almost 3 years now after my apartment complex in Carrboro wanted to raise the rent above the quality living experience it could offer. I knew the type of living style I wanted have and I knew Palladian could fulfill that. Palladian has great amenities and gorgeous floor plans! Super convenient location to UNC campus and other areas by being so close to I-40! I hope my post-doc is in the RTP area so I can remain a resident ! Highly recommend!

I love these apartments. I love the luxury feel, the amenties, and the waterfall. MarShay was very patient with me as I was undecisive as to which apartment I wanted and she let me take my time and view my options as many times as I wanted and she did it with a smile. I prefer this property over its sister property for the feel and the value. Rasheemah was very helpful as well with her larger than life upbeat attitude. You can tell that she has a great relationship with her residents and she even knows the names of all of their dogs. I would definitely recommend this property to others.

We did not have a great experience at Apartments at Palladian Place. My husband and I lived there for a 14-month lease, but the problems began before we even moved in.First, we rented an A2 floorplan (1 bedroom, 844 square feet) in a building that was still under construction. We chose the top floor and agreed to a particular rate with the understanding that the unit would be an executive-level unit, with nicer finishes and upgrades than their ordinary units. The main reason we agreed to this is because we have a dog and planned to get a new puppy while we lived there, and the executive-level apartments have wood floors throughout with no carpet. (We were thinking primarily about accidents with the new puppy, but she turned out to be a destructive chewer which wreaked havoc upon the carpet.)Upon move-in day, my husband and I discovered that the unit was NOT executive-level. When we brought this to the attention of the manager (Kristy), she was stunned, and it took a full day for her to figure out what happened, apologize, and state that shed misrepresented the apartment to us. (It was never supposed to be executive-level; the rate shed originally quoted was for the existing, normal apartment.) She did give us a small monthly discount for this problem, but when I asked for an executive-level apartment at the rate wed agreed to, she said that she didnt have another unit available at that rate. She offered to let us out of our lease, but at this point, my husband and I had just returned from our honeymoon, both of us were starting brand-new jobs in the area, and we didnt have the time to start our apartment search over from scratch and re-move to a new place.Fast forward 14 months, and were now losing over $400 to replace the carpet where our new puppy chewed up the corners. Yes, the carpet needed to be replaced; I do not contest that. However, $400 to replace mediocre carpet that only covered roughly 200 square feet (probably less)? Charging over $400 after my husband and I went out of our way to secure an apartment with no carpet, agreed to one, only to find out that wed been misled and felt forced to stay because Palladian Place had no other options similar to what wed agreed and we didnt have the option of finding another place to live within a few days? It just seems wrong to me.Admittedly, our time here was mostly uneventful. The office staff is friendly, and the neighbors are wonderful. We never heard noise from nearby apartments, and the complex regularly sponsors events with food trucks or free food in the lobby that we loved. The dog park is enormous and our two dogs had a wonderful time making friends with the neighbors, but I will say, its simply a dirt patch. They tried to let the grass grow once, but it resulted in knee-high weeds with fleas/ticks becoming an issue. Ive heard rumors that theyre planning on actually landscaping it (with grass!) but Ive yet to see anything happen with it. If you have grown dogs who wont chew at the carpet (or if you dont have dogs at all), you can most likely live here without incident. I just dont feel like they treated me fairly, despite my best efforts to avoid this entire situation from the beginning.

The apartments at The Palladian Place were amazing. I’m in the process of moving down here from New York. I was told about this place through a friend and decided to book a tour. The tour was lovely, beautiful apartments with its high ceilings, beautiful floors and accents.The amenities are SPECTACULAR (especially the pool, gym, lounge), man even the hallways are pretty.The front desk/ leasing associate MAR’SHAY is so attentive and friendly. I informed her that I’m interested in a 1bd/ studio SHE IS THE BEST. She was patient. She showed me several apartments and took her time with me, answered all my questions (I get very skeptical I’m a northern lol). She was very knowledgeable about everything. I love how close the complex is to food and shopping malls as well. I would recommend this place for anyone who wants a tour of a really nice residence or who can move in right away. Mar’Shay needs a raise such a great representation of Palladian Place.

This is the most impressive management company I have ever worked with. Denise and Jonathan are awesome! I was moving to Durham from out of state and had a three-week timeframe to get moved in before I started work. For most people this would be a stressful time but they made everything seamless . They have great communication and follow up.

Lived there for 3 years and didnt have problems while I was there, however I had issues with my final water bill that didnt get fixed for 3 months. I sent multiple emails, but no response. I could hardly get a hold of anyone on the phone. Needless to say, it took me multiple visits to get something so simple done (which was frustrating since I moved out of state). Poor communication on behalf of the management team.

My husband and I moved here about six months ago and have unfortunately regretted it since almost the first day. We were both so excited to move in, and I overlooked a lot of the bad reviews as there seemed to be more good than bad that people had reported. But please, if youre looking at Palladian, take these bad reviews to heart. It seems like the bad reviews have a common theme going on. I figured people were just looking for reason to complain, but most of them werent. Most of the negative reviews have a lot of validity to them.The apartments themselves are beautiful. We were immediately in love with the high ceilings, extra storage space, luxurious bathrooms, and walk-in closets. Unfortunately, the walls are paper thin, which you probably wont notice when touring through the buildings. Weve had several issues with our upstairs neighbor, which the office really didnt address appropriately. We were ultimately told to call the cops on them, which seems a bit excessive. Once that neighbor left, we were given the opportunity to move up to their spot, but the complex was going to charge us $500 to do so. (We had been dealing with several big issues with Palladian that we complained about too. One that the cops actually did have to get involved with.They still were going to charge us that moving fee, which was kind of a slap in the face.) We just got new neighbors upstairs, and you can still hear them. (Thankfully, its better than the last neighbor who would stomp late at night pretty consistently when we were trying to sleep.). We can also hear our nextdoor neighbors talking late at night. I dont think theyre being loud intentionally; I really think that the construction of the building is poor (despite the bells and whistles).There have been a few times when I have felt like I lived in a frat house. Sometimes people have parties, which is totally fine! But there have been a few times late at night where I could hear people in apartments across the parking lot. So thats a little disheartening. All in all, if youre looking for peace and quiet you may want to look elsewhere.All of the reviews that mention the constant change in staff are true. I feel like every time I go into the office, theres someone different in there. Its unfortunate because the front staff have always been extremely friendly, other than not really dealing with our complaints, but I think thats more of a management problem. So it sucks constantly seeing someone new.The pool is really nice and is typically cleaned pretty well. And the dog park is a great space for pups to run around. Its large and usually well supplied with poop bags (that goes for the rest of the property. The staff usually does a good job with making sure there are well supplied stations with bags.The apartment complex also does regular events, which was one of the biggest draws to moving here for me. Communication isnt always great with that, unfortunately, though. After Ashley left, it seemed like the leasing staff wasnt as good about hanging up flyers in every building. So unless you go to the front office, you probably wont know whats coming up. But I do love that they do monthly events. Thats definitely a cool perk that comes with living here.Ultimately, Palladian isnt all bad. They have some great things to offer. But if I had the opportunity to do it all over again, I definitely wouldnt. (The lease is pretty strict too, so please keep that in mind.). The rent is expensive, and the positives to living here are mostly bells and whistles. I wish my husband and I werent so enamored by the external perks and had paid closer attention to the negative reviews than we did. Now we have to sit through the next eight months, counting down the moments before we can move out. I truly dont like writing bad reviews, but I think its important for anyone looking at Palladian to be informed of some of the issues. The lease is long, so you want to really make sure you go somewhere youll be happy. Unfortunately, I dont think this is it.

Palladian Place is by far THE WORST apartment complex that I have ever lived in! If I could give less than one 1 star I would. I have not enjoyed one night of living here; except for when the people above me are not home. The noise level in the apartments are ridiculous for the price that you pay better yet for any price. It is like living in a dorm room. Between the walls and floors being paper thin and dogs barking all day and night, there is no escaping the sounds. You can hear dogs barking from 4/5 units down the hall in your unit. The flooring insulation that they advertise in the apartments are a joke and the fact that all the levels have laminate flooring is stupid. 2nd, 3rd and 4th floors should have carpet in the living room period to absorb foot traffic impact. The people that live above me sound like a stampede and only 2 people live in the unit. You can literally hear their every step. I can also hear them open their dresser, sneeze, their dog run all over the apartment, shower, talk, alarm go off, and etc. Noise Complaints to the leasing office are pointless they dont care once you sign your lease. STAY FAR AWAY FROM PALLADIAN PLACE UNLESS YOU WANT YOUR PEACE DISTURBED!

I hate to leave negative reviews but there are barely any positive things that I can say about Palladian Place besides they have elevators. The insulation in the apartments are non-existent. You can hear everything your neighbors above you do. I have complained to the front office numerous times since last year about the neighbors above me who stomp around all day and night and the leasing office has done absolutely nothing about it. Things on my wall literally shake when they walk around. Please do not advertise quiet hours as a selling point if you are not going to enforce them. It has been extremely miserable being a tenant and not even being able to relax in your apartment without excessive noise. Palladian has a lot of potential but the structure was poorly executed.

I have lived in this apartment for a year 1/2 now. My family and I moved here from Manhattan. The staff has always been amazing to me, my husband, my very noisy and rambunctious 2 yr old and 4 yr old. I wanted to leave this review because there have been many times that I feel the staff went over and beyond, but this instance was really note worthy.I had a very important Skype meeting that I needed to manage. My computer was broken by my 2 yr old, so I called down stairs last minute to the office for help. The property manager, Denise went out of her way to set up and down load Skype on one of the computers in the business room for me. Then the very next day, I was so rushed that I left my car lights on. Denise went out of her way to try and call my phone, she called my husband when I didnt answer, and she also sent me and email to warn me. I think she also sent a staff member to my apt to knock on the door, but I was on a conference call and couldnt answer the door. I just felt that was worth letting everyone know.After living in New York City for 15 years, it is so nice to live at a property where you feel like the staff is a part of your family. I have honestly only had great experiences here.

Terrible experience with this company and their leasing practices. Unprofessional, unresponsive, inconsistent and not to be trusted! They will take advantage of you!My experience in transferring/renewing my lease was a nightmare. The move in date for my new unit (March 12) was postponed a couple of days due to an unexpected snow. I was told to come back on March 14 to resign my lease with the new date. When I returned on March 14, the community manager could not locate my file (how disorganized) and asked me to come back the next day. I had already rescheduled the movers for that day! I came back the next day March 15 as instructed, signed the new lease, this time with a different leasing agent. I found it odd that I received no further details about the transfer process. I guessed it was that simple! I thought to ask for the condition check list for the new unit and received it. I went on about my way.Two weeks later, Im settled in to my new unit, and I get an email from the leasing office that I am still being charged rent on my old unit. I didnt understand how that could be. I had vacated that unit and transferred utilities to my new unit on March 15. They claimed I still had possession of the unit because I still had the key fob. Yes, the little plastic key fob thats disposable. They offered no move out instructions not verbally nor in writing.They claimed to be so concerned about their unit, yet not once did they inspect it or move forward in their turn over process. They would have seen that I had vacated on my scheduled date! I offered to show proof of vacating the unit and sent proof of my utilities transfer to the Area Manager Holly. She did not respond. I called, she did not return my call. I visit the office on her next office day. I met with her and instead of allowing me to explain how disorganized the transfer process was, she says Im sorry to tell you, but we are going to charge you for that rent.I did not get a professional response from Holly, so I contacted her Regional Manager by email. They eventually responded with a reduced charge, like theywere doing me a favor. I should not be charged because of their disorganization and lack of professionalism during the transfer process!I have asked them for a detailed list of all charges. They have charged me for my old lease dates and have charged me for a unit that I hadnt lived in in weeks! Per usual no response to my billing questions. I will seek other counsel to get the answers I need.This was the most stressful move Ive experienced dealing with this nightmare company. Ive been taken advantage of. Please avoid at all costs!

HUD complaint worthy. The assistant manager was the person who responded to my initial interest in the property. She then never followed up after our 2nd email. Since Im trying to move closer to Duke for medical treatment, and this property seemed to meet all those needs, I decided to go ahead and do the application process online, pay whatever money needed, and hope the leasing office could help me from there.Shouldve listened to my initial impression.No one followed up.I thought possibly the weekend mightve been busy. Maybe Monday was busy from weekend catch up. After Tuesday hit, and still no word back from the leasing office, I had to call myself to find out what essentially I was being ignored. I was given the excuse of this weekend had a temp, they mustve overlooked it. This was the assistant manager I was talking to again, the one who never emailed me back after I was very clearly interested in leasing, and looking to do so soon. She couldnt figure out how they all had missed the fact I had an application in.This is just the tip of things.After all of this things only became worse.After knowing my health is in a critical condition, and I needed to be closer to Duke for medical treatment I would need over a span of time, they made my leasing experience and move-in experience the most stressful experience Ive ever had. After being ignored for about 2 weeks, I was thrown task after task that had to be done THAT DAY, no later than a specific time. With the threat that I would lose the apartment, or the price would go up.With my health being my biggest priority, and not having the option to even make anything else a bigger priority, they made sure to make this the most chaotic experience Ive ever had when trying to find housing.There were more red flags to garner a HUD complaint, but the most insulting part is THE APARTMENT ISNT EVEN MOVE-IN READY.Im not sure if my experience is because I dont fit into their work-play atmosphere. But either way, I definitely regret trying to lease with a community that didnt seem to want me from the beginning.

My wife and I lived in Building 3 for over 2 years and it is with great sadness that I am providing this overwhelmingly negative review. The sadness is because this place had such great potential but the poor construction and consistently uncaring management have tainted a beautiful place with the nicest neighbors you could ask for. The key problem is that the managers project that they only care about renting to incoming tenants and provide awful service to existing tenants.Apartment Pros:* The apartment itself is very nice with high ceilings and fairly large rooms.* The maintenance staff is extremely responsive to problems in the apartment. They are very nice and come over shortly after you open a ticket.Apartment Cons:* For brand new construction there is insufficient sound proofing. Our upstairs neighbors are not noisy but I can follow their footsteps as they walk around the apartment.Community Cons:* The landscaping in the community is awful. Outside of our building was left with hoses on the ground and no mulch and dead bushes for a year and a half. They blamed their landscaping companies and promised to get it fixed. Finally they put down new mulch in some areas and new bushes. The mulch is quickly washing away in storms due to bad drainage. The grass areas are barren and awful. They blame the dogs. Good news: The landscaping is always immaculate in front of the rental office.* They won’t notify you when a package is delivered to the office. It can sit for months.* The office communication is awful.* The staff refuses to coordinate activities in the clubhouse & meeting room so if you schedule a get together in the clubhouse you may run into another group that is using it at the same time. A simple signup sheet would fix this. Almost nobody ever holds an event there.Dog Park* They have the largest residential dog park in the area and advertise as being dog friendly.* The dog park is dangerous and they don’t care. They have had a big problem with the dirt washing away which causes large trenches and holes in the dirt which will turn ankles and will break a dog’s leg at some point. Rebar is sticking up from the ground.* Their solution was to put large sharp rocks all over the park to provide drainage. The dogs have to jump over the rocks to get from place to place. The owners have complained about the affect of the sharp rocks on their dog’s paws.* The water in the dog park has been off about half the time that the park has been open. In is not humane to not have water in a dog park in the South.* The staff and maintenance people only come into the park to change the dog bags. They don’t police the park for garbage. The only amenities such as a water bowl and balls were brought in by dog owners. Litter will stay their for months. The latch on the gates were broken for months. The entry way always have a layer of sand from the wash off and they have only cleaned it up once or twice. It gets so bad that it is tough to open the gate because the sand is so high.* They say that they are dog friendly but dogs are not allowed in the common areas besides the main clubhouse hallway. They put signs up that dogs are not allowed in the lounges. As a result, the lounges are almost never used.* They built and advertised a dog wash station at the dog park. It is a crazy structure that you can put the dogs on with a faucet nearby. The hose disappeared a few months after they put it in and they have never replaced it.* There is only a small core of 6-12 people who regularly bring their dogs to the dog park. It is such a shame that the highlight of the community is kept in dangerous disrepair and the animals face inhumane treatment between the lack of water and the hazards in the ground.Many more complaints but a character limit on posts!
