I stayed with my sister for a few days while I was in town and I’m so sad and disappointed. The water was out and there was a mess of equipment and construction crews for days and little seemed to be getting done. There is trash under that walkway bridge and in the giant ditch across the bridge (is that supposed to be a pond?). She lives on the third floor of the main building and you can hear everyone around her, it’s like there are no walls. It’s a real shame; it’s close enough that she can walk to work and the property is cute aside from all the trash. I felt like I was in a college dorm with how loud this place was at night. As we were out walking around there were several pet parents who don’t walk their dogs on a leash or even have a leash with them. This is not what I expected for how much she pays in rent. It might be suited for undergraduate students with a lot of money, but not for young professionals who want to come home to a peaceful and clean atmosphere.UPDATE:I came for another visit and thankfully she is moving out in a few months but aside from her having running water, it doesn’t look like much has changed?

Iman is really awesome. Shes definitely one of the most professional and responsive leasing consultants Ive ever met. The guiding tour was very enjoying and she was responsive to all the concerns and questions. And the apartment (1 bedroom, 1 bathroom) Ive visited is of very good quality for almost all aspects (location, layout, lighting...) and the community has great environment and is super close to campus. Although I did not choose Flats due to some personal reasons. I think Flats is a great choice for those who are looking for a stay that you can feel like home in this area.

Flats has been my home for over a year and i absolute love it. All the staffs are so friendly and helpful. And I became friends with a lot of my neighbors. It is a very lovely place to stay. And most importantly the staffs are willing to work with me on everything. Highly recommended and I will definitely stay with Flats again if I ever come back to Durham.

This place felt like home the moment I took the virtual tour and spoke with Rita. Rita was extremely helpful in answering all of my questions too. The apartments themselves are gorgeous and walking distance to Duke. Its quiet and very new. I love it here already.

Overall visually appealing and convenient but at a cost. Almost every other day there are multiple very loud leaf blowers so I can barely hear my virtual lectures and online meetings while at home. If the Flats would switch to an electric quiet leaf blower, then I would recommend this apartment. Otherwise thats the only big issue. Nice short walking area with pretty trees. The leaf blower noise is a nuisance that can be prevented.

I have been at The Flats since the first day it opened, and I have noticed a marked improvement over that time in service. The staff and maintenance have been more than willing and happy to help residents out, whether its small things like rescheduling a maintenance appointment to large ones over issues of rent payment, etc... I truly have enjoyed my time at the flats! In addition to the great staff, the Flats is an amazing place to live with a full variety of great amenities. Whether it is an early morning workout in the gym (weights, cardio, and a yoga/stretching room!) or hanging out with friends in the lounge, The Flats is a great community for young adults and families. Further, I have never had any issues with my neighbors, and the location is ideal for those attending or working at Duke! I hope to stay with The Flats the rest of my PhD!

First off a big shout out to CHARLES from the Maintenance team. One of the most genuine people I’ve meet, super available for any issues in the apartment, who made me feel at home.Regarding the apartment complex, Flats is SAFE and most LUXURIOUS apartment complex in the area. Being fairly new 3-4 years. It’s amenities are still fairly new ( Gym, Pool, Common Area)The leasing office team recently changed, but the new team is responsive and responsible to any need. Shout out to IMAN very nice and available.PROS:- Close to Duke ( and Fuqua Business School)- New Clean Amenities- Safe- Overall quiet (no parties from college students)- Close to a small food market (chipotle)- Cleanest and Newest apartment complex compared to Lofts, HeightsCONS:- One of the main cons I had was the flooring. You can definitely hear your neighbor walking up stairs and I had to complains few times because my neighbor was too loud.- Water quality. I had mold grow in my shower, I believe from the water quality. Needs to be cleaned every couple of weeks and will come back. I had other friends experience the same.- You most likely need a car to reach a grocery store( Harris teeter, target, Walmart)All in all I would definitely recommend flats, and would come back if had to.

The best apartment experience you could ask for. The apartments are pristine with high ceilings (which makes more of a difference than you might think), user-friendly design, and a beautiful exterior that even includes a scenic walking trail. At the office Mallorie and Nina are extremely helpful. The location is also good: five minutes to Duke and less to the restaurants on the other side of the compound. Miss this place!

Me and my boyfriend moved in to the Flats in beginning of September. We are both students at Duke Law. The communication with the staff at the leasing office was excellent. Diane, Malorie and Nina were extremely nice and ready to do everything for us. The apartment itself is one of the best quality in this area, it is neat and clean, with very new amenities. I highly recommend this apartment complex and I am super happy that we chose to live here.

Super nice staff at the leasing office. Really great facilities. I feel very safe, although I do wish there were security cameras installed at building entrances. However, maybe these are still coming as new features are still being added on (e.g. pond w/ fountain).

Excellent place to live! I stayed in a quiet studio apartment for my last semester of school, and I couldnt have been more pleased. The staff is always super helpful and friendly! Amenities around the apartment are clean and in good condition, and the wooded area behind the complex is gorgeous and great for walking dogs. They also have poo bags around the area to help you out, with outdoor disposal bins as well. Also, they dont have a weight limit on dogs!

Sure, our apartment was delayed in the beginning of the school year, but only by a few days. Once we got settled in everything has been great. Still finding small issues here and there, expected with brand new apartments, but our maintenance and front end staff are always very accommodating and never hesitate to solve the problem.The apartments are amazing, especially the individual rooms. Spacious bathroom and walk in closets, kitchen is top notch. Appliances are some of the best I’ve ever used especially the washer/dryer. I barely have to even dry my clothes after the wash. Garbage service is great and the main lobby is wonderful especially the constant coffee and amenities (although it’s been several months and I don’t understand why we can’t use the bbq yet).My only complaint is my room is right towards the back of the building and I don’t understand why it’s necessary to have someone blast a leaf blower every morning at 8:30am. A) not many people walk the path, B) can’t wait until a normal time day 9:30/10:30?All in All, they are still working out the quirks but unlike some other ratings the place is quite the contrary of a “hell-hole” and will definitely be top notch shortly.

There was a bit of delayed moving into the apartment, but apart from that I have been loving my stay in The Exchange on Erwin.The facilities in the apartment were great - the stove, microwave, oven, dry and washing machine were well-made and of high quality.The common areas are quite nice to hang out and have a cuppa (there is a coffee machine). The gym is well equipped. I am looking forward to the opening of the pool once winter passes.The management has been quite responsive to us in general when we encounter any issues.The location is good and of close proximity to the West Campus compared to other properties. I didnt have to pass by any steep slopes and I truly appreciate that as many properties nearby are situated beyond a steep slope. There are a number of eateries just downstairs (Chipotle, Enzos pizza etc) which makes grabbing a bite very convenient. Krogers is a short bus/car ride away.It is also sort of a gated community, so I would say it is safe compared to other apartment complex. The roads leading to the apartment are well lit so coming home late at night felt safe too.

One of the worst place I have ever lived with. My move out date is 7/31/2019 and I removed everything including my shower curtain on 7/20/2019. On 7/29/2019, they found out there is water leak in my bathroom and the manager said it is my fault due to I didnt use a shower curtain. It was just a joke and I paid a lot of money for that. The whole process is unpleasant and the manager is rude. They refuse to take responsibilities.

Ive been here two-and-a-half months and couldnt be more pleased with my apartment - the ladies in management are great and schedule a once-monthly free social event for the entire community (pool buffet and Dunkin donut & coffee bar, for examples); very impressive 24-hr. workout room and comfy club room with separate, private areas for study and socializing. Every kind of food group imaginable is represented on the street level accessed via parking garage. Here are the things that appeal to me, especially, as a female: common areas inside and out are cleaned (immaculate) on a daily basis; valet trash service; deep soaking tubs; large walk-in closets; best stacked washer/dryer ever - no agitators and deep basins; safety, safety, safety - you are able to park in lighted and covered garage on the same level as your unit and walk into a secure building with all units accessed via bright, carpeted hallways - definitely feels more like a hotel than a normal apartment building! Right in the center of Duke West campus and hospitals.

We were lied to and cheated by Exchange on Erwin. We were scheduled to move in on August 1 (relocating for a job that was also beginning that day). Despite my bi-weekly calls to Monique at Exchange to ensure that construction and occupancy were on schedule, we were informed a week prior to move-in that the apartment would not be ready until August 23. (It appears unlikely to be ready then either) Obviously, that didnt work for us so we scrambled to find somewhere else to live.To add insult to injury, Exchange has refused to refund $200 in fees, despite the fact that we were told that as Duke Hospital employees, they were fully refundable.Highly dishonest as well as very unethical to keep our money- especially since it was entirely their fault.

This review is concerning the parking garage operated by the complex. I’m a patient of the Duke Medical facility on top of the building. Evidentially the gates haven’t been working during the first 6 months of my pregnancy. I have enough competency to check signs and proceed with care when entering a garage to ensure my compliance. When I entered the gate most recently, a vehicle seemed to be experiencing some trouble with the gate- it didn’t seem to be opening. I don’t recall watching the driver take a ticket but after a few more moments, the gate opened and she entered. I pull up, the gate opened and I proceeded as I have for 6 months. Upon exit, the gate didn’t open- I believe the exit had been previously been opened but I can’t say with certainty. Regardless, I couldn’t exit I pressed the call for help button on level 2 and nothing happened. Recognizing the long line of people waiting to exit behind me, I proceeded to the ground level exit hoping for better luck. I wasn’t able to exit but was able to connect to someone at the help button- I believe this to be an office associate. I explained my previous experiences with parking in the garage and that the gate opened without dispensing a ticket at entry. I politely provided my name and number as requested. I was then asked for my mailing address- I inquired why this information was relevant and was told they’d send me a bill... a bill for what I’m unsure. It’s not like I couldn’t have paid $50 right then and there for the lost ticket fee- which I had already advised I wouldn’t be paying while offering to pay whatever hourly rate they charge regardless of only being in the garage for less than an hour when the first 2 hours are free. I took the time to inquire about how to prevent the situation in the future- what happens if I experienced the same issue for my next appointment and was told I’d have to ‘go back where I came from’. This explanation was unclear and I asked for clarification, if the medical center I was visiting had access to tickets. As the operator of the gate, I’d assume the person I was speaking with would be able to provide clear direction. The individual advised they release me from the gate as a one time courtesy. The call ended and I wasn’t released. I called again and it seemed like I was speaking with someone offsite. I recanted the entire situation including the prior agreement to be released. At this time someone from the property seemingly stumbled upon me and my struggles at the gate. While on the phone with the call for help service, I recanted the entire story again. It’s evident that I’m pregnant and had offered to pay the cost of using the gate after the free period of time, as I had done 3 times now. Not willingly by the employee, I was released from the gate after disclosing that I was running late to another appointment scheduled due to medicinal concern. I’m honestly astounded by the lack on empathy or consideration, even when speaking with someone face to face. I’ll be sharing this experience with my doctors office and others. Given the choice, I’d stay far away from this building/garage, unfortunately I don’t have that luxury. Very unprofessional and inconsiderate.

This is a review of the pre-leasing process only, which was excellent.I interacted primarily with the leasing manager Fernando, who was very helpful. He asked some questions about my preferences and then arranged a video tour with me within a day (I live out of state). He showed me all the units I was interested in based on the floorplans on the website as well as others that I would not have thought to inquire about but were near perfect given my preferences. He also showed me other areas of interest via video tour and helped me understand where different aspects of the building face in comparison to the outside world. He was very upfront and honest in his answers to my many questions, and I appreciated that. I addressed with him some of the concerns that had been raised in previous reviews, e.g. parking, and was happy to learn that The Flats appears to be responsive to resident feedback (adequate parking is now available in a gated portion of the adjacent parking structure, with a walkway that attaches to the building). Some of my other question topics included security (everything requires key fob access), privacy (residents can choose to be unlisted in the directory), noise level (the units face woods and are far enough from The Villas construction project to not be noisy), amenities (washer/dryer is included, there’s a separate workout area from the gym for any video workouts), natural disasters (no reports of flooding after heaving rains), discounts for Duke affiliates (half off the application related fees), hidden fees (there’s a monthly trash fee), any pricing assurances for lease renewers (rent prices are subject to change upon lease renewal), presence of birds-eye view map to see where the various units are located (available upon request), and more. The leasing consultant was able to answer all my questions on the spot or get back to me within 24 hours after checking with management.In regards to the one bedroom units, they look beautiful. Some have living rooms where two out of the four walls are floor-to-ceiling windows. As expected, everything is very new, clean, and modern-looking.Overall, The Flats seem like a great place to live, if within a consumer’s price range.

Moving past some initial bumps in the road, which is understandable considering it is a brand new construction, the management have not only been transparent and honest with their communication, but they have also been very hospitable when it comes to any concerns residents have.Aside from that, the apartments are not only spacious but there has been a greta amount of detail in designing and executing them. I love the clean and modern amenities in the kitchen - it is an amazing centerpiece for having guest and my friends only rave about the kitchen when the come over. The living space and bedroom are spacious. The community amenities are great - the gym is on the smaller end, but houses all the basics that you need (treads, ellipticals, free weights, machine weights, etc.)Location! Location! Location! What more can I say, the apartments are houses in the same vicinity of some great food stops that are quick and easy. Location to work for me is a 5 min walk from door to door. I am a bus ride or 5 mins Uber from grocery stores and or downtown!I couldnt ask for a better first apartment to live in here in Durham!
