Edited review to 3 stars for upgraded security measures around the complex.I’d like to reiterate other recent reviews of the complex. The cleanliness of the hallways, the security concerns, and professionalism of the staff are extremely poor. But I would like to add a few things of my own:While we were out on vacation, somebody with a key entered our apartment and left all the lights on. When we brought this up to the office, they claimed that was not possible and offered zero help. We have since bought a security camera, which shouldn’t be needed for a “luxury” apartment. We have spoken with other residents and we are not the only ones to experience people entering our apartment without our knowledge.We have additional security concerns that we do not feel comfortable disclosing in a public way. We have brought up these multiple concerns to the complex but they have dismissed them completely.We have been in the complex for over 2 years and absolutely loved it until the new management took over. Now it is pathetic and we are moving out as soon as possible. I strongly recommend to not move here if you are in the market for a new apartment.

**edited review, as new management has taken necessary steps to get the building headed back towards its original 5-star level**I have lived here since the building opened. The property had a recent management change, and the transition was rocky to start (changing security measures, dirtier hallways, etc.), but after a couple months the team finally started listening to feedback and are brining back essential security features.The apartment units are WONDERFUL. The location is perfection, and besides from the all the recent construction is on a quiet block. The amenities are top-notch from the beautiful pool to the rooftop areas to the gym. Its the little things like having towels available in the gym that set this building apart!Having lived in the building since the beginning, its obvious the age of residents have shifted younger, so the pool area is definitely louder in the summers. Aside from a couple weekends of over-crowded pool parties from too many guests, the pool area is a fun and lively, yet enjoyable scene! This definitely could change as residents come and go though.I love that this building is smaller (fewer units than many of the apartments around town), giving it a bit more feel of friendly community. The previous management did a great job at making an effort to host fun events, so I hope that will continue with new management to keep a similar culture!We (along with other residents) have had a couple odd security issues, but they are now being addressed by management.Overall it has been a wonderful 2.5 years. I have referred residents in the past and will once again continue to do so, especially with recent security updates!

Stephanie, Lupe, and the rest of the staff at The Hudson are incredibly helpful and super friendly. They do an amazing job ensuring the safety of residents and cleanliness of common areas. The complex itself is conveniently located by restaurants, shops, bars, and the Katy Trail. Dallas has (too) many apartment options and we consider ourselves lucky to have found The Hudson :)

An “A” Property, “C+“ staff. (edited from C-)The property is incredible. Units are incredible, amenities are perfect, and location is choice.But the “new” staff, put in place after a property sell, is B- at best. What do I mean by this?The service and attention to detail for the price you’re asked to pay, $2000 to $3500 a month, does not match, and unless there is a staff change it will not match.This is nothing personal just simple observation.Here are a few examples of what you can expect to encounter if you choose to rent here.- Unhelpful, defensive property manager interested in excuses not solutions- Dirty trash rooms, I get it…it’s a trash room, but previous management and staff kept these spotless (this has been fixed since 1st posting)- Dirty hallways….these guys barely leave their desk. Previous management cleaned hallways weekly, and added a nice scent so they smelled fresh, daily.- New maintenance is a giant downgrade from previous one.- Previous staff cleaned the garage, this staff does not. In fact, I found a handful of screws strewn through out the entrance of garage after they repaired drywall…screws are destined for a tire. (Garage is still a mess, trash has been sitting in same location for months)- Be prepared for random people walking up and down the hallways; because this staff believes in self guided tours. I’ve already had neighbors have things stolen. One time my apartment door was opened by a stranger, while I was sitting on the couch. (Lock the door behind you)In short, you pay a premium to live here so I expect the 360 experience to match. It’s almost as if, I paid for business class on a flight only to receive coach level of service and food. Or paid to eat at Al’s but food was no better than fast food. You get the idea. It’s the details and service that set you apart when you pay this much. If I want this type of service I’d move to 600 unit behemoth in Addison and pay $1500 a month.When you consider all of this the property is average. There are better properties with the service in the area for your dollar.Lived here 18 months.Don’t plan to renew.I would recommend looking for somewhere else.Other things to consider:- Cars broken into- Things stolen from neighbors apartments with no sign of forced entry- Strong chance Owners are undercapitalized (based on visible cutbacks in front office and maintenance)- Growing cobwebs near the elevators in the garage- Pool is used almost daily, but cleaned every 2 weeks. Be prepared for algae, dirt, and used band-aids in the pool

I recently moved out of Dallas, but if I ever move back, I would want to live at The Hudson again! The staff—Bear, Rachel, Juan and William—have been beyond helpful, attentive, caring and just plain lovely people to know. The building is kept-up daily and has a very high-end, clean and professional atmosphere. The gym is awesome and has everything you need for a great workout. The pool is gorgeous. The apartments are beautiful. I was out-of-town when there was an issue with security, but I have always felt safe there and have had many packages delivered without incident. With as legitimately caring as the staff is, I can’t imagine that they would not quickly resolve any issue. I truly can’t praise them enough! I moved to Dallas by myself and not knowing anyone there—I very quickly felt comfortable and ‘at home’ at The Hudson.

Ive lived at The Hudson for two months now and I love it. My apartment is a great, spacious layout with luxury finishes and high-end appliances. The amenities are amazing - business center, lounge, pool and outdoor cook area, fitness center, dog park, and dog wash. The staff is always so friendly and willing to help with any issues that arise. Ive had to make a couple maintenance requests, and theyve responded quickly and fixed everything. I love that the apartment is small and not too crowded, but still has the amenities as if it were a large high-rise community.

The Hudson is always clean, it is in a fun and safe area, and the shared amenity spaces have a refreshing, professional aesthetic that make the entire building feel like my home. There is also a great community atmosphere: many residents spend their free time planning events for the apartment and getting together to relax by the pool. Issues are resolved quickly, trash rooms and stairwells are kept clean, and the exterior is up-kept well. My dog loves the dog run next to the building and I feel safe walking him around the area, the Katy Trail being so close is another huge added benefit!

The apartments here are beautiful, and the management and residents are all incredibly friendly. All the amenities are well maintained and the quality of everything is fantastic. Definitely would recommend living here!

Poor property maintenanceThere is a massive patch of sidewalk covered with algae because of constant running water. As a result, the sidewalk is super slick and it’s incredibly likely that someone is going to slip and fall at some point.Edit since I cant respond to the owner: Im happy to give yall 5 stars once you fix the situation 🙂 Also I made this review after talking with one of your employees who was walking the property. His response was well fix it when someone gets hurt

I just signed a lease recently and I already love the sky lounge on the top floor! The leasing people were friendly and helped me find the exact floor plan I would like. I had to make a decision fast so I could schedule a quick move in to get out of my old place in time. The pool looks pretty awesome too!

The management team hosted a safety meeting and addressed everyone’s concerns. The garage gate used to stay open for about 20 seconds to let a car pass through, and by our suggestion they corrected the garage gate so now it only opens for a few seconds and then immediately closes. (I suspect that people were piggy backing to get in hence the car break ins) Also The Hudson has more security cameras than any building I have ever lived at, cameras are in all of the community areas, there’s 4 cameras in the garage, there are also cameras in all the mail rooms and every entry point to the building. I have seen the weekend security guard checking my floor, I have seen her walking around in the parking garage and she monitors the pool so that only 12 people are out there at a time because of Covid. All the doors, elevators, and stairwells are key fob access. I have lived at buildings that do have a concierge, and have had my bike stolen, my car broken into, and my amazon packages stolen. It happens at all properties, but I am glad that where I live the management team takes the residents safety as a priority and held a safety meeting for us. The leasing office does have an emergency line that goes straight to the property manager and maintenance staff, but they have always told us to call 911 if there is an emergency or if we see any suspicious activity. In the safety meeting one of the Dallas Police who monitors this area agreed with Raichel and said that the police have the fastest response time to check out a potential situation and that if we see anything, calling 911 would be the proper response. I just renewed for another year, everybody is really friendly and I have made a bunch of friends while living here. Even with Covid the property hosts virtual bingo nights, virtual trivia nights with really cool prizes you can win, and they have an in-person mask sewing class you can rsvp to each month!

The Hudson is an exceptional community.Moved here in Dec 2019. Still a fairly new property as they just opened earlier in 2019.As of 4 months ago, the property has acquired all new staff and a new management company under Cottonwood Residential. Bear, William, Racheal, and the maintenance crew Juan, and Zeke have since left.PROS:- Building is fabulous- Units are top notch.- Sky lounge with the view of the skyline is such a treat- Pool area with grill, Kitchen area, and little Bonfire Pits are probably my favorite.- Gym has all the basic equipment with the added perk of the interactive tv for guided workouts.- Pet area is conveniently located to the side of the property- Business area is a nice little lounge with a decent coffee machine.- Luxor Locker package system is hit or miss, but overall works well in keeping packages safe and organized until I can retrieve them.- Small community full of young working professionals .- Proximity to Katy Trail and the Knox/Henderson area is fun.CONS:- New management is lacking on friendliness and truly making this place feel welcome.- The company is a self-guided tour community so they literally just give you a map of the property and you go tour the place on your own... I find that not very welcoming or personal, and also dont like random people wandering the hallways unguided. There was one occasion where my door was accidentally opened (lock door behind you!) and my neighbors have reported evidence of lights on, items moved and one thing missing from their place.- Previous management had a great cleaning crew that worked hard to clean elevators, stairwells, lounge areas, bathrooms, and trash areas.... but Ive had to place work orders in order for these things to be addressed which is silly because its a pretty small property and not hard to keep tidy.- Previous maintenance cleaned the pool several times a week, with the new maintenance, I had to put in a request for this to be done because there was a bandaid in there for several weeks, dirt from when the landscaping came to plant new plants, and bits of trash from previous weekends of pool parties.- Back alley, especially near the trash area, has broken glass and bits of trash littered. Could really use a power wash and every other day cleanup at the very least.- Pet area has never been sanitized or sprayed down so the stench is pretty bad. There are times residents dont pick up after their dogs which is annoying but Im sure happens everywhere.- People have a bad habit of parking in reserved spots which is extremely annoying but theres often times where all the free spots are full. Not sure what the solution is there though.My review has been changed a few times as things get addressed, change, and improve. Overall its a great place, but could use a bit more attention to detail and overall warmth and friendliness from the staff. I feel like the rent prices should match the managements thoroughness in caring for the property, but I see small improvements so I hope we are heading in a good direction.

Love The Hudson! Beautiful, new complex with great amenities. Friendly, prompt, helpful staff. Amazing location near the trail, grocery store, I-75, shopping and restaurants. Highly recommend!
