I thoroughly enjoy The23. The manager, Nicole, is the best I’ve come across. She’s very considerate and accommodating to all needs. The staff always works hard to make sure everyone is comfortable and the community is very nice. The downtown views are one you will love. Amenities area is immaculate. I write reviews where they’re worth it and the care that I’ve been given while here is worth it. Thank you, The23 and all staff.

Do NOT move here if you want a safe environment. My best friend and her family lived here and my friend was in the apartment when her ex who wasn’t on the guest list was let up by the concierge without her knowledge and strangled and assaulted her. Keep in mind, they were also told to not let him up if he did show up. The police came and he somehow escaped out of the building. The manager, Nicole, requested they leave to save their face after the incident. The building looks nice but as someone else said… IKEA equivalent apartments and the management company will do anything to save their face when it’s their employees who messed up.

The 23 is the Ikea equivalent of apartments. The amenities are great and the units appear new but beware, this is certainly a cheap building with poor construction. Do not live in any of the units ending in 02 as the building has structural issues causing noise to travel up all floors. You will hear every weight dropped in the gym, every dog barking above or below you, etc. They had a sound engineer evaluate and acknowledge the problem yet have failed to implement a viable solution. Management loves to downplay the issue and is quite indifferent to tenants who have to suffer through this. Do yourself a favor and look elsewhere.

I’ve lived in Dallas for over 8 years now; and have moved each year. This has given me a chance to tour numerous properties and deal with numerous leasing agents and staffing.I must say Hanan (leasing agent) was phenomenal during my initial tour last year; and was ultimately the reason I chose to live at The 23. The property is well priced and attractive in design and amenities.If you’re looking for a place with great staffing, amenities; and pricing The 23 is the place to be!

This property is simply incredible! The amenities and friendly staff really set them apart from the other properties in Victory park. The pool, gym, apartment interior and property events bring that aspect of community that most apartments are lacking. I look forward to spending evenings by the pool reading taking in the downtown skyline. No place compares. Im thankful to live here.

Ive been living here for a year and Ive got immediate responses from the great staff! either from a question or maybe some special assistance (keep it up). The amenities are spectacular. Ive got very few challenges but everything was responded and addressed immediately. I hope they keep being as proactive as they are and sensitive to their guest needs. Great place to live.

Really enjoyed my time here. We had one of the better views in Dallas. The apartment patios are really nice along with the amenity deck. Nicky and Misty were great along with the entire team. The concierge team was amazing as well. If I was back in Dallas the 23 would def be my number 1 choice

I had a great experience living at The 23. Luxury living at its best.The staff was very courteous, professional and kept our community active with multiple events every month. I moved here in the middle of March, yes, right before the world shut down for COVID. You would think thats a terrible scenario, but honestly, it has been the best worse case scenario. Im beyond grateful I was moved in a week before the shut down, because its the most lovely setup that has made all the difference in my sanity. The building does a fantastic job communicating, and they have been smart and cautious with how and when they have opened up the amenities again. The management, concierges, maintenance team, and cleaning crews are just so considerate, personable and kind. I moved to the area from the suburbs, and didnt know many people, but even with a shelter in place order, I have met some fantastic new friends, just here in the building. It was never this easy to make friends within my apartment building in Plano. The building is sooooo dog friendly. The dog wash station is so good, and a total perk! I know when you tour apartments, everything seems like it will be roses, but then you usually move in and find that the roses were fake. But, thats not the case here. Living here is truly what I had hoped it would be. I wasnt looking to spend this much on an apartment, but I fell in love with view and design/layout of the building, and everything that comes with it. I highly recommend the community to anyone who takes pride in where they live and want to be surrounded by other who feel the same.

Been living here for 10+ months and I gotta say that this is the best place Ive ever lived in. Rent is so worth it as the people here from the concierge team, to the leasing agents, to the staff .. theyre all polite and attentive to the needs of the residents. Nicki Diaz is such a wonderful agent, the moment she showed me the place I knew I found the one.

We loved our experience here. Our unit had an amazing view with great amenities. We never had any noise problems coming from above or below us. Nicki was always quick with responding to any issues we may have had, and she made sure the community stayed safe, clean, and eventful. The concierge was super friendly, helpful, and truly made us feel at home. If we didnt move out of Texas, we would have continued our stay here.

We came here for a self-guided tour on 05/26. When we arrived, we noticed that there was no parking made available for future residents whatsoever. All future resident spaces in front of the leasing office were taken by others who were not touring the apartment.The concierge asked for my name but still somehow pulled up another persons information and mixed up our appointment with someone who had an appointment 30 minutes before ours which resulted in us viewing two models that we werent even interested in at all and wasting our time.When we went back downstairs to inform her of the mix up, she never said anything or even looked at us, instead only raised her hands up and said Hey, im just the concierge! defensively. I had to beg for her to figure it out. While speaking to the concierge, in a middle of my sentence, she got up and walked away from us directly without excusing herself or notifying us of what was going on at all. Eventually, after 5 minutes she reappeared and rudely called us over to an elevator with a new FOB.When we toured the two models we drove to see, we noticed that the main model we were interested in and that was communicated to us as available by Nicki was not available and instead we were given a different model to view that we werent interested in.After this tour, its the first time I have to rethink the responsibility of being a concierge and that I might have asked for too much instead of just saying hello and not even saying have a good night or good bye (I hope she has a good night though). Among every other high rise in Uptown and Downtown I never thought I would have to filter out a potential $3k lease because of the lack of professionalism and integrity of the concierge, which I cannot imagine living with if I signed here.

I could not ask for a better community. Customer service and attention to detail are impeccable. Since I first started the move-in process, Misty went above and beyond my expectations in every single aspect.The community is always nice and clean, and we are thrilled to be part of The 23. We have finally found a home that meets all of our expectations and more. I’ve been in the process of getting transferred out of state for work and I was told 1 week before moving out of The 23 that I was no longer transferring jobs. As you could imagine this has been very frustrating trying to figure out where I would live. the Assistant Manager Nicki was able to help me stay in my same apartment as if I never missed a beat. I appreciate everything her and The 23 staff has done for me and glad to stick around another year here!

We love the 23! The staff has been so welcoming. The amenity deck is absolutely perfect for every occasion, and our home is gorgeously laid out. Our move in process went smoothly and any questions or concerns we had were handled well. We could not ask for a better view of Dallas. The walk-ability is great; people that live here are warm and friendly, and weve already made some good connections with people that Im sure will last a while. There are plenty of beautiful apartments in Dallas, but Id put my money on The 23 being the only please to make you feel at home!

The place itself is beautiful. The staffs are great and the services are top notch. However, the apartment needs to figure out a way to accommodate parking for the residents guests. When I first moved in, the people at the front desk assured me that my guests can park at the parking garage attached to the building for free for the first two hours and the apartment would validate their tickets. They can also park at the limited spaces in the front lobby. For a while, my friends had always parked in the limited spaces in the front lobby without any problem. However, lately, since more people have moved in, the limited spaces in the front lobby are always full. When my friends came over recently, they had to park in the garage attached to the building. I tried to validate the ticket and the lady in the front desk said the apartment does not validate tickets so both of my friends had to pay $30 for parking each. People have friends and guests that come over. I expect the apartment and the management team to understand that and to make sure that both the residents and their guests have a good experience here.

I was given a tour by Hannah.The concierge greeted us and told us someone was on their way. We waited 20 minutes before she came to greet us. We did not receive an apology for waiting. Hannah appeared disinterested. She asked what apartment we were interested in viewing. I told her and she immediately begin walking towards the elevators without any commentary. It was very awkward. She did not engage in conversation with my husband or I; however, scrolled her phone the entire time we were walking to the apartment. We went to the 4th floor and she refused to make eye contact or engage in conversation with us. It was silent. We got off the elevators and followed her. We waited 2 minutes outside of the door while she continued to look at her phone and not engage in eye contact or conversations with us. We walked in the apartment. Hannah stood by the door. She didnt ask us what our interest was or explain the amenities. My husband and I showed ourselves the apartment. I then asked her name and walked out. She didnt ask if we wanted to see the amenities, other models, price range, or contact info. I told her this is the worst tour I have ever experienced. She said, Really? Ok well have a good day. It was an awful experience. I wonder if Hannah and The 23 treats their tenants this way, ignoring them and not giving quality customer service. Ill pass! The 23s customer service is not up to par with my expectations nor their competitors. It was a disappointing tour. Dont waste your time!

I recently moved to Dallas and was very excited to tour this place. I called and scheduled an appointment. When I arrived all of the parking near the leasing office was either blocked off or taken. I proceeded to park in the parking garage as it mentioned tickets could be validated. When I arrived at the leasing office I was told that no appointments were supposed to be scheduled due to the Holiday Party, obviously they had some miscommunication as they had even sent me a meeting notice for this appointment. No one was available to give me the tour during my scheduled appointment time and I was told I could call back and reschedule an appointment. I was upset due to the fact that I had arranged my schedule around my appointment. I then asked for my parking to be validated, which they said they do not validate parking, but within two hours it should be free. I was there for 20 minutes, so I did not see a problem, however the machine did not let me out. I called the office they sent me to a kiosk which still charged me for parking. The charge for parking is likely not the responsibility of The 23, just something to be aware of if you go to the leasing office and no parking is available. However, I am disappointed in the miscommunication for my appointment and the way it was handled.

My brother lives here. Was here waiting for my brother. Gwen approached us and rudely told us we weren’t allowed to sit in the back waiting room (bc Idk we were probably not safe???) Went to front and she told my brother I wasn’t allowed to rest my feet on the ottoman (she said it’s decorative you can’t use it). Sorry my family pays over 2 grand in rent at my apartment but Gwen says I’m not allowed to use the waiting room. There was no need for her to be so rude. In the least she could have approached us nicely and said please put your feet down. But she was insanely rude. Don’t know why a luxury apartment would ruin their reputation with a beyond rude front desk. Don’t waste your money here.

Probably one of the best pre-leasing experiences I’ve ever had hands down. We originally went to visit The 23’s back in January of this year and were welcomed by the assistant leasing manager Nicki. She went above and beyond to answer our questions and address our concerns. Although at that time we opted to lease elsewhere (huge mistake) the same exceptional treatment we received at the beginning was the same level or service we received upon cancelling our application. We came back to lease (the mistake mentioned above) and Nicki yet again was readily and willingly available to assist. Although yet another curve has been thrown (moving out of the country) to prevent us from leasing, when we return to the states we are coming back to lease at the 23’s. Through the constant changes not once was a complaint, expressed frustration or attitude provided to us. Beautiful apartments providing not only beautiful views, top notch amenities, with access to plenty of spots (food, bars, yoga, etc.) the service is beyond comparable. Rarely do you see a consistent level of high standard customer service from beginning to end. Nicki provided just that! Sooooo jealous of you if you lease here!

I recently moved to The 23 and my experience has been nothing less than great! Stephanie Sims was so very helpful and patient. My apartment locator and I tend to go off the beaten path sometimes, and Stephanie laughed and smiled through helping me even when I was being completely indecisive. Outside of that, everyone on the staff is very welcoming. So glad to be apart of the community and call this place home.

I flew to Dallas from CA for two days to look for apartments due to relocating there for work. I arrived at The 23 mid to late afternoon so I could tour the property. Because of its location and amenities, I was looking forward to seeing the property. When I arrived, the leasing agent, HANAN, asked for identification, which is standard procedure when touring apartments. She then attempted to scan the bar code on the back of my drivers license with an iPad, but was unable to do so because the bar code was worn out. *Of note, Ive had this ID for 7 years and have never had an issue anywhere in the US.* Hanan then told me that she could not give me a tour because her iPad didnt recognize it. I asked if she could simply take a photo of it, make a copy of it for her records, or keep my ID until after the tour (which is what all other apartments do). She said no. I asked to speak to a manager, so she called her manager who also said that I could not tour the building due to the iPads error. The leasing agent then stated that I could return to my hotel (45 mins away during rush hour traffic), get my passport, and then return for a tour. I explained to Hanan that I wouldnt have time and that I was leaving Dallas the next morning to return to CA. She and her manger were unwilling to make an exception. I couldnt believe it.I subsequently walked up the street and signed a 15 month lease with another property (managed by a different company).The company I work for is relocating hundreds of employees to downtown Dallas for our new office there. I have removed The 23 Dallas property from our Apartment Recommendations list.

I love living here! Everything about this place screams luxury. Here are the pros and cons:PROS1. 24/7 Concierge Service - cannot tell you how convenient it is to have a doorman that is able to sign for your packages. They place your packages in lockers via the Parcel Pending modus operandi so you can access your packages at any given time and day. Simply retrieve them from a safe using your passcode.2. Instacart Storages - if you work odd hours of the day and do your grocery shopping online, no problem. The complex saw the demands and decided to build a refrigerator to store residents groceries. Bravo!!3. Amenities - I love the infinity pool located midlevel on the 8th floor. It provides a prodigious view of the downtown area that overlooks the reunion tower, Dallas bridge, and other luxury highrises. In addition, the gym is great, enough so where you could probably get by without a gym membership. They have a punching bag, stair master, ellipticals, treadmills, TRX (love), a variety of different weight lifting machines however, they need to upgrade their bikes. When are we going to get Pelotons?!?4. Cleanliness - the amenities are always pristine. I see so many people working throughout the day not only within the complex, but even in the garage repeatedly cleaning. It is seemingly spotless.5. Appliances - this is a brand new highrise so all the appliances are au courant. This includes quartz countertops, hardwood flooring, and stainless steel appliances (refrigerator, washer, dryer, stovetop, and microwave). I also love the showers because they are equipped with a glass door, which no longer calls for a shower curtain. It is much more sanitary and easier to clean.6. 4th Floor - how cool is it to say that you have a luxury movie theater (Cineapolis) located on the 4th floor of your apartment complex?! The Cineapolis offers those nice, comfortable, leather seats that recline all the way back, and provide a full service menu with food and drinks served directly to you.7. Location - the complex is located in the heart of downtown. I cannot tell you how much I enjoy being walking distance to the American Airlines center and some awesome bars and restaurants- DIBS, Happiest Hour, The Henry, etc. I rarely need to take my car out on the weekends. Everything is within footsteps.CONS1. Resident Parking - ugh, the parking situation is terrible. They limit you to one spot per resident. To get an additional parking spot, I had to add another resident on my lease, which of course comes with an added cost. Whatever. I have 3 cars and only 2 dedicated parking spots (I know, first world problems). I ended up putting my 3rd car in a long term parking garage where I pay $250/month. Id much rather pay for a 3rd parking spot at The 23 for the convenience but they would not budge.2. Guest Parking - So this is somewhat nonexistent. They have spaces for overnight parking but they are SOOOOO limited. Look at the ratio of residents vs guest parking (located adjacent to the front desk). No more than 12 -14 spaces available and they are ALWAYS full!! Guests are now able to park in the parking ramp however, only the first 2 hours are complimentary. Why should our guests be limited to a 2 hour stay? What if we want to have overnight guests? They have to pay to spend the night? Ridiculous.3. Security - resident parking is from the 4th floor up. Though it is gated, its not hard to get into, as multiple cars can follow behind you as soon as the garage door opens. That said, my car has been broken into twice. Im not the only victim here. There have been several car thefts reported and discussed within our residental portal. When I reported the incident to the team, they gave me a very political response.4. Price Point - I pay over 2k for a one BR apartment. If you calculate the price per square footage, it is ludicrous but YOLO.
