Leasing office has been super nice and pretty helpful whenever Ive had issues or questions and have quickly resolved them. I heard it can be a little loud if you live on the Coit side during rush hour and late nights when cars speed/race, but I live on the Merit side and for the most part its quiet. Its a 3 minute drive to the hospital so you do hear sirens pretty often but get used to it. Parking gets pretty full sometimes but I rented a garage so I dont have to worry about it. Its super convenient getting to 75 and 635 which was nice when I had to go into work. Overall, its a nice place to live, no major complaints.

I am giving this property 5 stars!! I work in apartment locating and have lived in apartments for about 5 years. Out of all the properties I’ve lived at they are the most responsive and welcoming team!! Since moving in my roommate and I have been trying to figure out different things needed for package delivery, or visitor parking, etc. Veronica and Deonna have answered the phone, responded to emails in a timely manner, and if they don’t have an answer for you, will always call back with one! Thank you, Briscoe Team, for taking care of your residents so well!! Plus, we love the location and the apartment is stunning!!!

This place only deserves one star. My vehicle was towed on multiple occasions because of “unauthorized parking, despite being a resident and having my vehicle registered. I have experienced this firsthand on multiple accounts. However, the height of this atrocity transpired when they chose to tow my car once again for no valid reason, creating an immense amount of stress, unexcused absences from work, and while inconveniencing others. The time, energy, and additional expenses to me are beyond reasonable. The lack of follow-up from management, the over-aggressive towing policy, and lackluster security measures are just a few reasons I will not renew my lease. To the person reading this you have been pre warned. Should you not have a minimum of $200 dollars to spend at any given time for towing expenses don’t bother with this place,

I started the application process to this complex several months before moving in and my leasing agent, Veronica Gonzalez, always went out of her way to stay in touch with me and work around various obstacles to make sure I was able to move in at a convenient time and an affordable rate. The apartments are very modern and the amenities are fabulous. I’d say the only concern I have is the parking. There are only a few guest parking spots for the complex and I often stress when I have people over because I’m scared there will be no spaces available. If the resident and visitor parking can somehow be expanded, I think this would be an even better place to live.

Based off reviews, she seems very efficient.Unfortunately, the Briscoe doesnt care to ensure renters are safe & aware of what is going on at the complex. Charging a 100$ noise complaint during a fire drill?? That doesnt even make sense! I am saddened they want my daughter open a door to the grounds guy she has never seen. There was no email or heads up sent by the apartments to give renters a heads up. Places like this dont appreciate nor value the renter. Let me come to your home and demand entry without introduction!

I told her what I was looking for and she was quick and very accurate to get me situated into my beautiful 2 bedroom apartment with south facing windows for my plants as I requested. Very impressive ! I’ve had a very positive living experience here the move in experience was very easy . Really poor customer service from leasing staff. Filled out an application to lease with them and spoke with Mackenzie. I submitted my application on Thursday evening online and brought the application fee first thing Friday morning. I was told by mackenzie 36-48hrs to process the application. It is now 8 days later and she wont even be bothered to call me back. Spoke with other people besides her who said they would forward the finished application and they didnt follow through either. Completely disrespectful of my time and money.EDIT I recommend you review my application again for the following.Office of General Counsel Guidance on Application of Fair Housing Act Standards to the Use of Criminal Records by Providers of Housing and Real Estate-Related TransactionsCause of Prior ArrestA housing provider with a policy or practice of excluding individuals because of one or more prior arrests (without any conviction) cannot satisfy its burden of showing that such policy or practice is necessary to achieve a substantial, legitimate, nondiscriminatory interest. 25 As the Supreme Court has recognized, “[t]he mere fact that a man has been arrested has very little, if any, probative value in showing that he has engaged in any misconduct. An arrest shows nothing more than that someone probably suspected the person apprehended of an offense.” 26 Because arrest records do not constitute proof of past unlawful conduct and are often incomplete (e.g., by failing to indicate whether the individual was prosecuted, convicted, or acquitted), 27 the fact of an arrest is not a reliable basis upon which to assess the potential risk to resident safety or property posed by a particular individual. For that reason, a housing provider who denies housing to persons on the basis of arrests not resulting in conviction cannot prove that the exclusion actually assists in protecting resident safety and/or property

The amount of noise at this complex is unreal! I urge you, DO NOT RENT a unit facing Coit and the Westin. Motorcycles and bucket cars with mufflers that cost more than the actual car tear the pavement up every chance they get to speed. Also, the apartment team needs to put more effort into getting the two broken treadmills in the gym fixed as much as they did with their recent exercise of plastering lime green stickers on people’s cars worried about their state inspection. If the rent is paid on time every month, there should be no reason that the amenities we pay for remain out of use or broken. And please spell check your mass emails before you send them to residents. Make it make sense.

RUN! Madera Residential is the equivalent of low income. This team thinks they have made their way into the upper crust since The Briscoe is their first luxury complex but they have done nothing but stain and devalue the word luxury. They allow anyone that has $1 to their name to rent, deplorable underworld occupations. The property is left unsecured with gates open and free for anyone to roam including the nearby homeless. Why are you awaiting approval from management to fix the gates? This should be an automatic fix as this is a security measure that is highlighted when someone inquires to lease with the property.Dont be fooled by all of these 5 star reviews that manifest in 1 or 2 days. Stephanie, Tiffany and Veronica hound residents to send good reviews to push the real reviews out of visibility. Filter the reviews to Lowest and you will see the real truth behind this complex. Everything was seamless until Madera showed up. Think twice before signing the dotted line. I guarantee you will be back here 2 weeks after signing complaining about this facade of tragic luxury living. The Lord has called me to deliver the truth, it is my social responsibility. You have been forewarned. God bless those who look after His flock.

I starting to regret signing a lease here. If parking is important to you (which it is for me since I have a medical condition which makes it hard to walk) turn away now! I have to walk from the complete opposite end of the complex (where the compactors are), and I live in the front! I even get off work super early in the day and still no parking even close to my building! I don’t feel safe leaving after dark because of the long walk. Of course there is a ton of covered parking that sits empty, but I can’t afford the extra fee on an already over priced apartment (in my opinion) Maintenance crews also take up parking, so it creates even more frustration.

I’ve lived here for about two months now and really love it! SmartCity Locating introduced me to the property and made the process super smooth. There are pros and cons, but that’s true with any property. The leasing office is super friendly and helpful (Tiffany is the bomb!), I haven’t run into any safety issues, and the property is kept clean and well landscaped. Biggest downside would probably be the parking - the lot is shared with guests and residents so I would 100% recommend paying for a covered parking spot or garage if you’re able to. :-)

If you want to live somewhere that youll have to call the office about 20 times until you actually get an answer and then wait about 2-3 weeks before an issue gets resolved, then this is the place for you. Lived here for 2 years, with the old management company and the new. The old one was great & responsive, the new one has an attitude that the property residents owe them something and residents problems are treated as such. VERY disappointed in the management here. If you do choose to move here, try and live in the back of the complex as there will be little to no parking available in the front. 98% of the time my girlfriend would have to park across the complex in the evenings, sometimes outside the complex in the Benihanas parking lot. LASTLY, dont be fooled into thinking there are elevators in every building, youll probably be shown the only building that has one. Just live somewhere else, please.

The abysmal communication of this apartment complex is eclipsed only by the gross incompetence and dishonesty of its staff. On average, one should expect to call this complex 10 to 15 times for each 1 answered call and one should never expect to be called back. After being promised a move in date of June 21st when submitting a non refundable deposit and after providing more personal and financial information than has ever been requested of me previously, they continue to request that my roommate and I resubmit information over and over despite promising that our application is only awaiting final approval. If my identity is compromised in the coming months, I know where my suspicion will fall. Finally, after stringing us along until the final day of our absolute deadline, they once again request more and different financial information. All of this after promising a move in date with information previously provided weeks in the past. My initial impression of the property and the staff was excellent. I could not have been more wrong. An absolute waste of both time and a non refundable deposit.

I have enjoyed living at The Briscoe for the past 3 years. Although the staff has changed over time, I can say that I’ve consistently been treated well by pretty much everyone I’ve encountered. This year Hector helped me through my rental renewal process. He has been a great help in making sure everything in my leasing contract is correct and even offered me specials after reviewing my history of good standing with The Briscoe. I can appreciate when a company, and more specifically a staff member, does their best to show their appreciation for you. He also answered any questions or concerns that I had and was overall easy to talk to. Location wise this place is great because I can hop on 75 with no issues and there’s also plenty of food and shopping options nearby, including a Costco right across the street. The only drawback is that sometimes there are people who like to race at night and that noise can be a little annoying but I also live right by the main road so it could vary depending on what unit you live in. I also like that there’s a trail right down the road within walking distance so I am able to roller blade, bike or walk. All in all, I enjoy living in this community and would suggest to anyone to check it out!

Husband and I moved here in August last year, right before the newest management company took over. When we first moved in with the other company, the leasing agents were extremely helpful and there were events (social distanced) for the neighbors to meet and talk to each other, etc. The apartment itself is very nice and updated, and the property is kept clean. However, ever since the new company took over, it feels like its all gone downhill. I usually dont write reviews but I think people should be aware before they move in here.1) The gates are ALWAYS broken. Sometimes at the same time, sometimes not. They either wont open or wont close. Sometimes the fobs just stop working suddenly.2) There is zero parking for visitors and sometimes not even parking if you live here. My husband and I pay for a covered parking spot specifically to make sure we could park when we got home at night because there were so many times that we had to park out on the road, which is actually reserved for a different apartment so we could have been towed.3) The parcel room is tiny (not nearly enough for even one building), and doesnt have any cameras. Packages are left on the floor in that room constantly and we have had packages stolen from there and in front of our front door as well. Weve asked if they would even consider putting cameras in there if they wont enforce the rule not to leave packages out in the open, and they said they wont.4) Okay, this is the BIGGEST frustration we have had with this new company. They are always out of the office, they never answer the phone, they dont accept packages (they say they do, but the door is always locked), and we have had so many instances where we need to drop something off at the front but they say you have to make an appointment (BUT THEY WONT ANSWER THE PHONE). Its nearly impossible to get a hold of them for anything, and when they first took over they overcharged us for rent and charged us for stuff without even saying what it was and it took weeks to get it sorted out.Too long didnt read: The apartments are beautiful and updated, and while there are a couple things they could fix, the ONLY reason my husband and I are not signing another lease is because of the management and front office being the worst

I previously left a good review but it was premature. The leasing team has been a great disappointment during the leasing process. To start off, I applied for a unit in the first week of April only to get final approval yesterday. During that time there was horrible communication and I was never able to get a straight answer about what was going on. They want me to believe it took 3 weeks for a standard credit/background test but I’m 100% sure my app was sitting on the manager’s best for weeks ignored and I had to continually follow up. On top of that, I was guaranteed a specific floor plan and told that while my application was being reviewed it would be on hold for me & that unit would be ready to go. Only for them to switch me to another FP without even asking me about it! Very unprofessional & dishonest. I’ve been very patient with them and they took it as a way to take advantage of a future tenant. The leasing team is extremely unorganized and talks in circles telling you what you want to hear. Good complex but beware they make the process very stressful and don’t respect people’s time. look out for Veronica specifically. Every encounter my gf & I have add with her she’s been unnecessarily rude and acts like she’s doing you a favor by letting you lease there. Hector is kind but is a smooth talker who doesn’t really know what’s he’s doing.

I toured The Briscoe last weekend and it was a below average experience. I was given a key and a map to go view two apartments on my own. There wasn’t much discussion, just here’s the keys and a map. Having come from across the country to apartment tour I did not have my own car. One apartment was very close to the office but the other was not. I had to walk to the furthest end of the apartment complex and find the 2nd apartment on my own.Maybe it was a good thing I had to walk a distance to view the apartment because I could clearly see the complex was very large with very little parking. Once inside the apartment it was beautiful! I really liked the look and setup, which is the only reason I’m giving it 2 stars instead of one. After viewing the apartment I went back to the leasing office and had a small discussion with the leasing agent about prices and floor plans.I visited four apartments that day and I could say this self tour was the least memorable. There was no one to sell the apartment to me, to discuss the community and surrounding areas, to answer questions, to show me the pool or gym etc. I was not shown a single amenity or even told about them. When I left I felt like I hadn’t seen the place at all.I understand that with covid some safety measures need to be taken and I’m not upset about the self tour but it left a lot to be desired. Maybe there are additional methods to connect with potential residents to make sure they’re having a well rounded experience.

I’ve had about 6 or 7 work orders to have it fixed and I still cannot do laundry .Thats excluding the other work orders I’ve had to submit. Key fob doesn’t work, so it’s pretty inconvenient to be stuck outside of your own apartment. Parking is terrible. For the property to be fairly new, my roommates and I are experiencing too many maintenance issues. Living here isn’t even worth the price we’ll have to pay if we can’t have a functioning unit.

This property and location has vastly deteriorated over the past few years. If you live close to Banner or Coit, your stay WILL NOT be pleasant or relaxing as people choose to test their car speeds and engines to the highest and loudest decibal possible to drag race. The noise is so piercing and disturbing. There are constant physical fights in the guest parking area (Benihanas parking lot) with cops being called, the latest throwdown was between two young women in stripper undergarments on 4/15. If you havent learned anything from this review, take this one word, GHETTO!

Not enough available parking for residents. Only a few guest parking spots available and to get one of those you will have to go online and register your guests car. Otherwise guest will have to park across the street in Benihana Restaurant parking lot, which can be a bit far. This is my 2nd year at this complex. I switched apartments the same day the new management changed. Previous management didnt care about the actual issues and frustrations of residents and even sold off a LOT of the available parking to the complex next door. However, there where always events, parties and food. They welcomed me when I first moved in with Nothing Bundt Cakes and on move in day gave me a lot of goodies like customized glasses with the Briscoe logo and a bottle of wine. We even had a community portal where you could communicate with residents and ask questions. This was very useful. All of this is now gone with the change of management. It is difficult to even get someone on the phone. I have to physically go up there to get thing resolved. My toilet was stopped up and and no one came the 1st half of the day and I called several time throughout the morning and couldnt reach anyone. The number on Google was redirecting to a whole other complex. I went up there physically even though it is appointment only and I was told that they will notify maintenance asap. The office was about to close and no one came, so I rushed back to the office and happen to run into maintenance. Maintenance said they werent even notified of anything.I have all my packages sent to my moms home because on several occasions, my packages where delivered in the wrong parcel box. Packages are typically laid everywhere over the mailroom. The apartment itself is very nice and modern. Rent prices are not bad for the quality of the actual apartment.

I discovered the Briscoe as I happened to be shopping at Costo last week, I ended up walking in to get more info. There was a pleasant young lady name Veronica that was able to show me a model which was outstanding. Veronica was knowledgeable and very sweet. I will be transitioning to the Briscoe soon. It has a lot of amenities and the prices are great compared to others in the area

I so loved living at the Briscoe! Stellar amenities and the leasing team/maintenance team have always been incredibly responsive regarding issues, questions, etc. This was my first place out of college and I feel like you get a great bang for your buck! The floor plans are so spacious at a great price. Also a plus, the complex overall is very quiet. I really don’t have a single complaint about this place!

First I’d like to say that this place is a beautiful place to live and I do like the staff in the office. However, parking is a total joke there is not enough parking for residents. Not only is there not enough parking for residents there is no parking for our guest, with the few spots that are for guest you have residents parking in those areas. Secondly, if you want to “secure” your packages they make you buy a locker. I’ve had multiple packages from amazon or other carriers be dropped off in a locker even when I don’t have one. (Why should I have to pay for a locker when we pay to live here, this should be free for your residents). When I would call the office to confirm that a package was/is dropped off in a locker they would say no way a carrier would drop that off in a locker if you don’t have one. But that is not true because the package is found by them or by another guest who opened the locker. Does not make sense at all. And it’s like the only way to fix this is pay more money for this locker. Just like they want you pay money for a parking spot so you don’t have to worry about a parking spot. Many residents have experienced packages being lost/stolen or put in the lockers. There needs to be a better system on how residents can pick up their packages without the fear of getting a message saying “package delivered” only to find out it’s not where it’s suppose to be or the office staff saying just contact the carrier. Lastly, I put in a work order for my shower head to get looked at because the water pressure was so low. That was 3 weeks ago! They still have not come out to look at it. So I had to go out and buy a new shower head to fix the problem myself. It’s just ridiculous that it’s taken this long and still haven’t heard anything from maintenance.

I am super excited about these apartments. They are only two years old, very up-to-date and stylish. When I searched the area they were competitive against older apartments. They also offer $250 a month towards purchase of a Lennar home which is super cool if you are looking at building a house after move-out.

The Briscoe Apartments is exactly what I needed. The location is great if you need to travel to North Dallas or downtown on a weekly basis for the price being asked. Daymion Stewart is the leasing agent who helped me, and he is both knowledgeable and professional. He answered all my questions and made my move in extremely painless. I would recommend definitely checking this apartment complex out if it is within your budget.

If I could give zero stars I would. The management here does not care about the best interest of the residents. They have poor processes and procedures in place. I was recently towed because I was parked in an assigned covered spot that was assigned to my girlfriends roommate. Instead of calling her roommate to verify if that vehicle belonged to her or a known party the apartment community had my vehicle towed. Is that a step that’s too hard to complete, calling the owner of the assigned parking spot before having a vehicle towed? What if it was a rent car after hours, does the resident have to park in one of the four guest parking spots until apartment office is open the next day? Additionally, my girlfriends car was dented/scratched during the process of having my vehicle towed. All of this could’ve been avoided with a simple phone call. Just poor management and I would not recommend this place to anyone. You can find better options for less the price.Update:Provide optimal parking? I could be wrong, but I think that was what I was doing when I parked in my girlfriends roommate assigned spot who gave me permission to park in her spot so I would not occupy a guest parking spot and provide OPTIMAL parking for your residents and their guests.

Worst management ever. Editing this review to explain why. First off, maintenance, or lack thereof. I live right back one of the entrance gates, which has been broken (either stuck close and unresponsive to the remote or stuck close) a far majority of the time. Additionally the pedestrian gate was broken (didn’t lock) for the first two months I lived here. Also any maintenance requests go completely unresolved. I filed on the previous website (the current website doesn’t even work for service requests) and calls/ in person requests have gone unfilled. I fixed my toilet myself. Second, and what triggered me to create this review are the rent collection practices. First off, last month they went through a management change during the month cross over which meant that when rent was due, it could only be made in person instead of online. And now this month, after auto pay failed, instead of a late notice (email, mail, or even phone call), the first notice of non payment was sent via an eviction notice saying all rights as an occupant were terminated and to vacate within 30 days. No mention that payment would resolve the issue - it was a legal notice to vacate. After 4 days. Why on earth would that be the FIRST notice

When I gave this complex a call they picked up instantly. The leasing professional I spoke with was daymion. He made me feel very welcome over the phone. Immediately I was ready to meet him. When I arrived he was just a welcoming spirit. As he took me on tour he was very honest about everything and, he has a great sense of humor. He presented three floor plans which definitely showed me he cared. He didn’t even mind the numerous questions I asked him. He’s even good at emailing back when the lines are busy. I’m glad I chose The Briscoe Apartments.

Lived here for 6 months now and if Ive ever had an issue, it has been rectified within 24 hours. Is the rent high? Yes. But I feel it is worth it with the amount of amenities that they provide. Nice pool area, decent sized gym, covered parking or a garage if required. Close to the 75 and 635. I have no complaints.

I usually don’t write any reviews. I should say this is first review. So I should give honest review about it. We only moved in a month ago. Its a fantastic community with a really luxury feel around the whole place. Very modern apartments that are conveniently located adjacent to the city of Richardson, which allows access too many Dallas sights.I really feel at home, and apartment events allows me to easily make friends and have fun! I also appreciate all the great amenities offered to the residents.Management is amazing and very kind and understanding in leasing and service request process. They take care of problems as soon as they can.Quick suggestions to management, we have an elevator in the building, I think if that elevator is in the middle of building that helps to all residents instead of having in the corner of the building. It’s hard to take steps all over down if we need to.Parking space should increase and car entrance for guests should have some gate code or something because, we should literally go and open it for them. Hope they develop this soon.I like parcel pending by the way. Parcel pending is a smart thing.Overall, it has been a good experience. So far, we love it

I don’t even live here and I’m disgusted with the staff at this place. My boyfriend lives here, and has had countless issues with loud and rude, even irate neighbors because of the thin walls and the staff is unreasonable and dismissive of valid concerns regarding parking. They only provide 5 or 6 guest parking spaces and will not hesitate to tow you; thus you incur a HUGE expense because they aren’t bothered to do better by their tenants and provide OPTIMAL parking! Any time he complains on the community board, they deny his posts in an effort to cover up frustrations of their residents. STEER CLEAR of this place. They need to get rid of the entire staff.

So I’ve lived here for a few months and I can honestly say I really like it here. Yes, guest parking is limited but that’s not something they can change. The people here are all so friendly and welcoming. The pool is always clean, the neighbors are polite. I will also say the office staff is very professional and super helpful. Tiffany is so sweet and made my move in process so easy. If I ever need anything, she’s always happy to help. I love my apartment itself! It’s so beautiful and has everything I need. Now that we are almost down to our final 2-3 boxes I can sit down and submit some feedback. The decision to move to Dallas was because of a work transfer so our time to find an apartment was very narrow. Thankfully Stacy at Lifetime Locators recommended The Briscoe because there was just enough assortment to make a good decision without feeling like it was our only choice. Tiffany was great to work with and kept in constant contact with us through the looking phase all they way up the sign on the dotted line moment. She was one of the factors that tipped The Briscoe to the top of our list. Any of the move-in maintenance requests have been handled much faster than I am accustomed to at my last apartment and overall we feel that we made the right choice.

I have absolutely loved living at The Briscoe for the past 12 months. First of all, the facilities are beautiful and well-kept, but more than that it is a truly inclusive & warm community. The front office staff are welcoming and helpful—and always in a good mood (you don’t get this everywhere)—maintenance requests are taken care of quickly, and there are regular fun resident events to hang out and meet neighbors. Whenever I have had an issue or suggestion, the front office has done everything they can to find a solution that works. There are plenty of great areas to hang out around the grounds, like the pool where you can cookout or lounge areas where you can watch TV or play foosball. I even study regularly in the business center and have gotten to use the clubhouse for a party. If I weren’t required to move for work, I’d definitely stick around! I’ll miss this complex. Don’t let the negative reviews phase you. I would recommend The Briscoe without a doubt.
