Just moved in! The place is great and the neighborhood is rich of places to check out. Desmond and the staff were very helpful with moving in and always easy to talk to. Only downside had to buy my own washer and drier. Some units already had it and you can rent as well. Otherwise great place!
Just moved in this week and so far everything is going smoothly. The apartment was ready on time, clean and equipped as promised. Desmond Ross has been assisting my wife and I since we started our search a couple months ago. Desmond has been very capable, responsive, sincere and a pleasure to work with during our search and move-in. He and his team have made us feel very comfortable and welcome. We are looking forward to our stay here!
Gables at Turtle Creek is the best placed I lived thus far. I have been in for a week now and It has been great. Yes, the appliances are outdated however the layout of the apartment is like a townhome, and you have a garage attached to your apartment.Although I have not met many of the staff here Desmond who showed me the place before moving in has been great. He is always greets me with a smile and makes sure I am well taken care of. It makes a huge difference when you have great customer service. Thank you Desmond for being awesome!!!
Love the location and the space in these apartments! They also have wonderful staff always there to help if you need anything, especially Desmond Ross! Every time I got get a package he is greeting me with a smile and saying hi. Makes you feel good knowing the staff care where you live.

LOVE living at Gables City Place ! Desmond was very helpful from the moment we came into the leasing office to check it out, to signing the lease, to moving in and even to this day, with work orders and what not. The complex is also on West Village and there are so many things to do in this area! Would def recommend living here.
It always helps when the stuff knows what they are doing. Desmond and Kirstie were professional and friendly enough to take me through the relocation torture. What more can the annoying “transplant” like me ask for!
This place looks amazing from the outside, which is where they spend all of their money. The actual apartments are very old and in need of repair. As a resident they will charge you for repairs that you didnt cause when you move out. The cheap carpet that covers all of the apartments is a nightmare to clean. If you work from home or work remote, multiple times a week their grounds keepers use leaf blowers, trimmers etc. making it very difficult to be on a call. Furthermore there are constantly planes flying right overhead, which to be fair is most of uptown. They charge you extra to get packages delivered to their mailroom even if you dont want it, and even then the deliveries will just go to your door half the time. They will lie to you before you move in if you ask about utilities, they are much more here than other apartments. I was told it would be ~$20-30 for gas/water/electric combined....it turned out to be more like $150. They will show you a very nice two bedroom apartment if you tour the complex, however be careful as your apartment will not look like this.It is quiet (which most of Dallas is), it looks good from the outside (if that counts for anything) and the location is good. That is it. Everything else here is just a headache.

I had to change my rating after the process of moving out. I loved living here and the staff that was there while I was a resident was amazing. This new group screwed me over after moving out. They charged me for replacing a carpet that had been damaged by two massive leaks, one of which happened less than 2 months before moving out. They claimed it was due to pet damage (one small stain that was in an area that my dog couldnt get to), a bleach stain (small from cleaning the carpet) and wear, event though there were still visible stains from the leaks.When I called and emailed to dispute the charge for the carpet I got no response. I had to go all the way back to Dallas and meet with them in person, just for them to tell me that the leaks had nothing to do with the the stains, even after pointing it out to them.So if you look into moving here, prepare to be nickel and dimed on the way out or to move into an apartment with water damaged carpet
The most unprofessional, rude and incapable people i have ever encountered. Multiple problems since day 1, including: not caring about serious maintenance issues, damaging my valuables doing repairs to the property and not taking responsibility, having my car being towed while park in the residential area with a valid permit, not taking the garbage for weeks from my allocated bin. Simply avoid them!!!
Desmond has been incredibly helpful.. he puts in so much hard work and time into taking care of his clients, he really went over and beyond!!!
Everything is great!!!! Getting packages is easy and convenient and the location of the apartment complex is great and within walking distance of tons of shops and restaurants!

I have been living at this community for two years. I pay rent on time (if not earlier) every single month. Last night at 10:30pm my little sister came to Dallas for an emergency. I allowed her to park in my garage. No one has been in the office in MONTHS, the gate code is broken and here I am going to my car at 8AM to see I have been TOWED. Yes, towed during the rioting in Uptown and the COVID crisis.This community continues to disappoint me and handled my situation horribly. There are a lot of apartments in Dallas, do not choose this one.I also want to note that I installed an alarm at my apartment and a few months ago it went off. The police came to check it out to make sure all was safe. They let me know that they informed the office team here about it. I NEVER heard a thing from this community. Not even to check on their resident or ask for more information.

We love living here at Gables Turtle Creek! If you are looking for a town home style apartment with an attached garage that has direct entry into your unit, then this is the place for you. The price for the location is hard to beat. Right across the street from West Village! You can walk to just about anywhere. The office staff and maintenance team are great, they are always very accommodating and the maintenance team is awesome, anything that we have needed fixed has been done quickly and professionally.
Great apartments at this Gables location. Management keeps the complex renovated and fresh. Easy access to the main highways and less than 10 minutes to DT. Wish they would upgrade the carpet flooring to vinyl or laminate.
I lived here for 6 years. Had a two bedroom townhouse. Private garage and access to the pool and gym but not too fancy. It was a great experience from quick maintenance responses to friendly staff and great price for a great location. Probably the biggest advantage was being close to all the happenings within a walking distance. The place needs to be updated but compared to similar buildings with an updated interior the price was fair. It has a great potential if it was completely renovated. The exterior of the building used to be kept cleaner. Overall safety was fine and I never had issues. When I moved out they charged me a small fee for bulbs and the oven but no big deal. I still recommend them.
Multiple break ins while gate is broken, and stuck open. Would not reccomend.
My wife and I have been at Gables Turtle Creek for just over a year now and have absolutely loved it. Location is perfect. West Village is just far enough from uptown to have a peaceful homely feel while being close enough to be able to walk to pretty much anything we need. There are few front office teams Ive interacted with in the past that are as friendly and willing to take care of you as they are here at GTC. The apartments are a bit of an older design, but we love the open floor plans and architecture. Basically everything on the grounds has been renovated. Maintenance is quick to respond and the facilities are very well kept (the pool area is the crown jewel here imo). This is the perfect spot for any young upcoming couple or anyone who wants to live the uptown lifestyle at an affordable price.**Edit: their response to the COVID situation and other following catastrophes has been assuring and helped us feel comfortable through it all.**

Great location and a lot of space. The staff is usually unhelpful at times, especially when have towed me as a resident 3 times in the past 2 years. Appliances and amenities need to be updated. Attached garage and townhome style of the apartment is the best qualities.
Management staff was very rude on multiple occasions. Blame everyone else for mistakes instead of taking responsibility and assisting with the problem. Was in a conversation about an issue with who appeared to be the main manager, and she engaged with another person in mid conversation about social plans.Also, promised to be called back on multiple and that never happened. Very unprofessional and incompetent!
We’ve made the Gables at Turtle Creek home for 2.5 years now and absolutely love living here! The staff, especially Kirstie and Hector, are ALWAYS quick to respond to any request and they could not be more kind! They go out of their way to be helpful, even my dogs love them! Speaking of dogs, the community is as dog friendly as apartments can be. We wish that there was a small dog park, and they management team had tried, but there simply isn’t enough space. More pros include having an alarm system, a personal garage, two balconies, a well kept community pool, being right across the street from restaurants and boutiques, having Katy Trail and the trolly stop within a very short distance, the friendly neighbors, the shockingly low noise, the gates to enter, the ease of obtaining a guest pass for parking, the updates on the exterior of each building, and the affordability! We looked at many other places before signing our lease here, and the Gables at Turtle Creek is definitely the most bang for your buck! Friends and family have suggested that we buy instead of rent of course, but for us, it’s a luxury to not spend our weekends with taking care of a yard and other household projects. Plus, with the options to have a short-term lease, we have the freedom to move without having to worry about selling a home.
Can I give less than 1 star? The worst place I have ever lived. I have lived many different places around the world and in my opinion, this place is by far the worst. The property is old and in my opnion not well kept. They charge premium rents due to the location but upkeep is minimal. But the worst thing about this property is the poor management. They have a comtempt for their residents and it shows. The leasing staff are super unprofessional and in my opinion lacking in basic manners. If you have any other options do not rent here!!
I absolutely love living at Gables Turtle Creek! The staff is friendly and welcoming! For the price in this neighborhood, it is a great deal. I love being able to walk to my favorite shops/restaurants/gyms.
Great location and phenomenal management team. The Maintenance teams are always quick to fix issues and the Leasing office teams are very friendly and frequently have resident events for us.Plenty of restaurants
Great location at a great price. However, all of the apartments are outdated and old. At the end of my lease, they charged me to replace undamaged carpet that was not even 1 year old. Fire alarms go off constantly and many times in the middle of the night. Our garbage disposal leaked under the sink and caused a disgusting mess. The upstairs neighbors water heater also bursted and water was pouring from our ceiling one morning. We were left with an ugly stain on our ceiling from the water damage. When we left, they opted to simply paint the ceiling to hide the stain. Lastly, the apartment had a faint smell of cigarette smoke, gross! Prepare to hear your neighbors stomping which resonates deeply throughout the downstairs units. Also, every time someone opens their garage you will hear it and sometimes vibrates the walls in your unit. Management is rude and never answers the phone. I would look elsewhere, not worth it.
Love the location and the fact that its not a high rise. Being able to walk out my front door to the street is so convenient! Wish they would put a little more effort into updating.
Living at the Gables at Turtle Creek City Place has been a good experience. I am centrally located to all areas of the DFW. My children like it because it’s not the traditional home living experience yet a kid friendly atmosphere.
I have absolutely loved living here! Great community in such a prime part of town. You really just cant beat the price for the amount of space and location.
Location not worth the crime, noise, and move-out process...The location is amazing. However, the great location is countered by extreme noise at night from people yelling, cars honking/showing off, and the trolley horns. Crime is a problem. Several mailboxes were broken into during my 1.5 year duration here and thieves often target the homes on Cole and Blackburn by checking to see if anyone is home. I have visualized people on the roof and this is concerning as upper level balconies/sundecks are easily accessible from all other sundecks. The roof also has many openings in it for squirrels, rats, and other creatures to make their nests. This translates to a foul odor which could last for 3 weeks (in our case). The maintenance guys are good, however they are unable to do anything about it if an animal dies in the walls/attic. Thurs-Sat nights often involve car accidents. It is common for residents and/or their guests whose cars are parked along Cole & Blackburn to be damaged. The move-out process is deceptive and unlawful. I have never witnessed a tenant having to pay for changing light bulbs. Worse, the front desk will push you into using their preferred cleaner. After receiving a bill for several hundred dollars it is obvious that this service should be avoided. It is worth mentioning that a vote to rezone the area may jeopardize your long-term plans for living here should you choose to accept. This apartment doesnt care if you are serving your country on active duty military or are a veteran (both of us were)they will still do all they can to keep your deposit and take your money upon ending lease. I do not recommend this location.
The location of this complex is fantastic, but the experience is not. Unfortunately in my time there, I was always doing all the maintenance myself or it wouldve never been accomplished. I asked for a door to be fixed twice. Both times I was told it was fixed when it wasnt. The roof leaked - never addressed. The lights on the vaulted ceiling that were fixed, were not. I bought a ladder and did that myself, too. Perhaps the most concerning issue (if possible mold from leaking isnt enough) is that one of the maintenance people decided they needed to be in my bedroom at some point when fixing a light fixture in the kitchen?? Ive never written a bad review before, but the charges I received on my moveout report were insulting considering all of the time I shouldve charged them for my handy work, the ladder, and the waiting time when the assistant manager and manager couldnt be bothered to get up from their desks to help people who walked in with questions.So I guess if youre handy and dont want them to fix anything, you probably wont have many issues. Be forewarned, however, that as one of the older properties in the area, youll be putting a lot of time in.
Good location, but the apartment complex is outdated including appliances. Also, the parking lot has been full multiple times if you are getting home late during the week.
Hard to beat this place, patios and apartments are huge, very well built...not like the 1/4 sheetrock popup apartments theyre building now, you even get a garage! Very quiet considering youre in the middle of West Village. Staff is very responsive and very helpful and maintenance is great. And the location is the best in the uptown/west village area. Sad these will be torn down for an overpriced apartment tower, this feels like you like in a neighborhood
This place is terrible!! Lived here for a year and didnt have working A/C the entire time. Also had my car towed from my parking spot with a sticker present. You will be lured in by the cheap price for a townhouse in this area but theres a reason its cheap. The carpet had piss stains all over it when we moved in and they tried to charge us for the whole carpet replacement even though it wasnt new. Its a classic corporate owner using every opportunity to squeeze money out of their residents. Theres a reason their resident retention numbers are so poor!!!
STAY AWAY!!! This place is a DUMP and MANAGEMENT DOES EVERYTHING THEY CAN TO SQUEEZE EVERY DOLLAR POSSIBLE OUT OF TENANTS WHEN THEY MOVE OUT!!! I had a a few minor carpet stains that needed replacement and they CHARGED ME $1,400!! Plus another $400 for other random nonsense damages. They never even notified me of the charges!! I HAD TO FIND OUT VIA DEBT COLLECTORS CALLING ME!! The place was falling apart when I moved in and they try to get you to pay for them to upgraded the place when you move out. BEWARE!! Plus they charged me $1,200 because I only gave 45 day move out notice. I was out of the country and they wouldnt work with me at all. COST ME OVER $3,000 TO MOVE OUT! MANAGEMENT IS ALWAYS AGAINST YOU WHEN THEY SHOULD BE HELPING YOU. WORST APARTMENT EXPERIENCE OF MY LIFE BY FAR!! I would not recommend living here even if it was free rent for 12 months!! Kirstie was the manager I dealt with. There was another manager who is even worse. They will bully you around and charge you whatever they feel like. I would give this place zero stars if possible.

Worst place Ive ever lived in. I cant tell you how many times I heard the guy at the front desk give false information about what the rate on units and bills would come out to be. The move out process is the worst. They try to charge to replace the entire carpet for every unit. Every week, I saw them installing new carpet in a different unit. Not to mention they cant even justify a charge correctly. This place is seriously a joke. Good luck if youre wanting to live here. Location is prime, but the building and units themselves are so run down and old. Their consideration of an upgrade to amentities is to paint the walls...
Horrible. Youre paying for the location, not quality of building and the management knows it. You can tell how they care about the property by how dirty the cement globes are along the street. My lease began with me threatening to exercise my 72 hour option to terminate in order for them to provide what they promised. The appliances are old and falling apart. The flooring is warn and doors are damaged. The HVACs are old and had had to be changed twice. We moved here to get the Uptown Experience and were quickly over it. Chose another location and rideshare to the area for the fun times. That will money better spent.

Complex is very clean, and quiet, and the management is very professional, responsive and quick address any issues and sends the maintenance crews promptly. Location is great and close to work, shopping and restaurants.
Putting aside the extremely outdated and behind the times (circa 1980s) units and complex, the management team is THE WORST!!!! They will ROB you by penny pinching, and claiming you owe them money during and after move out, when you DONT! DO NOT LIVE HERE!
I was going to check this place out but these reviews are scaring me!! It sounds nightmarish.
