Stay away if you don’t like living in heat in the middle of the summer.Everything in this building keeps breaking, there is something wrong every day, from elevators to water to ac…. And we keep getting emails blaming the city of Dallas but my girlfriend lives across the street and they have running water and working ac, I’m pretty sure that we have to same infrastructure at the mosaic so I have no idea what’s been going on other than that they are too negligent to want to do something that would cost them money or they just don’t care, but they still expect rent on the 1st .
Live there currently, only for 4 months and already am searching for a way to cancel my lease. Elevators never work, fire alarms go off at random and we have had issues with the power not working, ac not working, and water being turned on and off repeatedly. I havent even been able to live in my own apartment the last 2 weeks because theres no working water or ac rn, in the middle of summer. Not worth anywhere close to the price you pay for the apartment. Live elsewhere as there are better and more affordable options not far away.
To this day there hasn’t been a single week where there hasn’t been any issues with the building. These apartments are reaching a point of being inhabitable. There are days with no running water, electricity, and elevators are malfunctioning. Sometimes all three at once! The most common issue is the water and elevators. In addition, the buildings pool, they take pride in it, looks like a swamp. Its water is a greenish color and you can barely see the bottom. The hot tub just looks nasty, would not recommend anyone going in there. The hallways smell terrible and the trash room areas don’t get emptied out frequently. There have been instances that trash bags stay there for days and the building doesn’t do anything. It seems that a majority of my floor has vacated because there is no AC and no running water for a few days. 99% of their responses are very passive and just show they stopped carrying a long time ago. Same message saying “we are sorry” and “we are trying” but the same issues keep reappearing. Reminds me of the South Park episode with the cable company. Their efforts to make it up to the residents is non existent. It seems like they don’t care to retain existing residents once their contract is over. Wouldn’t recommend this place to anyone, it’s just a big headache. Have brought these issues up to the leasing office, but same response as the emails “we are sorry”.
My roommate and I lived here and got out 2 months into our lease. The leasing agents are professional and Danielle was always on her A game. However, the property manager and the regional manager make excuses for everything vs. owning up to any issues. When I would try to talk to them they tried to make me feel stupid and less than for even trying to empathize with them. I wish they cleaned the building, put money into the elevators, cleaned the homeless people out of the stairwells, put blinds up in the gym and upgraded more of their units. They also need to fix their stupid parking garage, it’s horrible! Put up bumpers or advertise how bad/ hard to navigate it is before locking people in.

DO NOT MOVE HERE! Trying to figure out a way to get out of my lease only stayed here 1 month with a ton of issues. A/C haven’t worked in 1 full week my apartment is now 97 degrees. No ETA just living in a hot apartment no rent reimbursement or not willing to relocate us. Elevators don’t work. No pest control . Apartment was completely dirty when i moved in i had to call corporate for them to fix my full apartment. POOR MANAGEMENT I HATE IT and hate is a strong word. Don’t feel like home at all.
We have lived here for 2 years and are heart broken that we have to move. This is truly a wonderful place to live. The staff is so friendly and helpful. Covid hit my family hard and Nyra understood and helped us get on our feet. There is a concierge 24/7, beautiful new gym, relaxing pool area and so much more. Even being downtown, I always felt safe.Huge bedrooms and giant windows like these are hard to find in Dallas. Thank you Mosaic for a wonderful downtown living experience. We will miss living here. 😢
This is the worst building in Dallas. I’ve been without air conditioning for weeks in August in Dallas. Building never makes repairs and then has huge issues. The whole building doesn’t have air conditioning. The water is shut off constantly and one operational elevator.
Wow! What a poor management team. I don’t bother to complain to them because I have so little faith they will resolve any issue I escalate. They can’t even manage to keep enough elevators running on our 36 story building. Came home, and the power was out… took the stairs allll the way up.Nice pool and views tho. My husband and I lived here in 2016 and absolutely loved it. Our apartment was on the 21st floor and the views were amazing! We often caught very beautiful sunsets. We also enjoyed the sky deck pool and gym. The amenities were great! Perfect if you are looking for downtown living.
No proper AC from May to June. June 15th-August 6 had a portable with no concessions. August 10th to August 27th NO AC, water or electricity and a small credit. Carpet is disgusting, no security, walls need to be painted, and poor communication from management. Homeless in stairwell and never removed.
The concierge people here are Absolutely great. I came here as a service person to repair dryer at about 5 PM on a Friday afternoon it was so busy and hectic, and very easy for a person to get mad about wanting to get parking. They concierge’s directed me to a place that will safe and with no pressure and no bad attitude.I was even kind of mad and stressed out, so I really appreciated their service and it made me feel more calm.
If I could give it negative stars I might.Elevators never working, ever, you will wait 10+ minutes for an elevator this is packed with people.Nothing was ever open, yet we still paid for the gym and pool and every amenity when not available, when the pool was available it smelt like urine from the dog parkWas not clean when I moved in, we cleaned the apartment and now I’m being charged a cleaning fee…Some things never got fixed like my blindsFire alarms going off randomly all the times of the day and nightSpoke with the regional manager and he was worthless, got nothing done for meDo not do it, not worth it even though they are super cheap apartments for downtown
I have been a resident of Olympus property for well over a year and a half, I used to live at Olympus grand crossing and later discovered that I had mold in my apartment which resulted to me having to go to the emergency room and I started having asthma which I’ve never had in my life. I requested a transfer out of my building to move into mosaic in Dallas, I was so elated to move here because I thought this will be a much better place because it was “LUXURY” unfortunately 1 month in and the entire light in the building besides the lobby area were out! This was in October, I didn’t really get too riled up about it because I loved my home, I had wallpapers up and decorated my apartment to feel like a home. Over the course of the next 2-3 months after the light incident, the elevators stopped working, we would have 1-2 elevators working with a building of 31 floors, I would have to wait 5-10 minutes for the cramped elevators to come so that was my strike 1 and then the apartments rugs in the hallways were filthy! I invited my cousin to my apartment and he said how the apartment reeked and the carpets were filthy which I have pictures of, strike 2 and then the 3rd strike happened when the “LUXURY” concierge George misplaced my package and would give me a condescending response whenever I came to ask for my packages but you know what management did, you guessed it they brushed it off. I knew this place wasn’t going to get better and the apartment was becoming very uninhabitable, so I put in my 60 days in because I couldn’t continue to live in this hazardous environment and then the event to nail the coffin in, on January 1st 2020 my lovely apartment mosaic Dallas had a flood, a pipe burst. I could hear the water gushing all the way to 14th floor from the tall tower elevators, and sadly our lovely leasing management had no empathy for the tenants that pay their rent on time, but what they did do, they had a brunch the next day to save face. I contacted my lawyer to see if there’s anything I can do being that I have to pay a termination fee for the negligence of my landlord and she advised me to take it to court and fight the fee being that I have pictures and proof of the incidents that has occurred in my apartment. I gave a letter to one of the managers to show them how filthy their properties have been looking for a while now and today January 7th they decided to clean the carpet after so many months. I was suppose to be in contact with their regional manager Sarah turner but I have yet to hear anything from this company. This company has been the worst company I’ve ever dealt with, from mold in my other apartment to flood in this apartment I’m so confused on how people don’t know about what is going on. One thing I will say is I have a large following on my social media platform and I will be doing a video on my stay at the worst downtown apartment in Dallas mosaic. Ps a flood also happened in 2015 and I wasnt told that this apartment was prone to flooding and pipe bursting or I wouldnt have moved here
I’ve been living here for almost a year and we just renewed our lease. I love the location, and the apartments are very spacious for a great price! The staff has also been very helpful since we first moved in. I definitely recommend this place 😊
Ive been a resident of the building for 3 years now and I can honestly say that I really enjoy living here. I love my apartment, the view, the location and the building has great amenities including a taco place and a bodega INSIDE the building. Its incredible. If youve ever lived in a high rise, you will know that things happen to the building that are out of the staffs control. However, anytime Ive had an issue in my apartment, the management and maintenance team have ALWAYS handled it within 24 hours. I want to say thank you to the manager John who is a pleasure to work with and also George in leasing. George used to be the friendly face in concierge so I was happy to see that he was promoted to a leasing consultant. He has always been friendly, professional and responsive in communication which is SUPER important to have of office staff. Im looking forward to renewing my lease!
Very poorly managed by Olympus Properties. AC has been out for weeks and very little was done by management to reimburse residents for relocation. Residents were forced to go to the media and the Texas Attorney General in order to get even the smallest amount of financial compensation. I would highly discourage anyone from signing a lease at this location or any other Olympus Properties. Additionally the elevators are hardly ever functional and I have been forced to walk up and down 28 floors multiple times. A majority of those times the lights in the stairwell were out which can become a major safety concern.Insert generic copy/paste response from Olympus Properties about how it’s the cities fault below. (No other apartment in the vicinity has had issues past the initial water line break)
I just moved in to my new apartment on 3/5/21. I scheduled many tours at many different apartments in Downtown Dallas but I can definitely say I chose one that has great prices, amazing views, beautiful pool, staff are friendly and helpful. The only thing I dislike is the parking how tight it is and also having to pay valet for friends/family to come visit. However, I would still choose this apartments over all the others I went to see. Being in the 27th floor watching the sun go down and having all natural light makes you feel alive! Valerie our leasing agent conducted our tour, explained the process, explained all the requirements and answered all of our questions. She is amazing, always there to help and just an email away always. Love it!
It is remarkable how my opinion of Mosaic has fluctuated while i have been a resident. Until a few weeks ago I was preparing to move. However, after conversations with the new manager, John Glen, and my new leasing agent, George, I decided to renew my lease. I am confident that Mr. Glen will take the actions needed to create a SAFER living environment here. It is for that reason I am giving Mosaic four stars rather than ONE star.
Their AC is trash! We are dying in 90+ Degree heat.
We have lived here for over a year now. Our apartment is spacious for the price and the location is great and convenient. Also the concierge Kevin is always so friendly and helpful!

After a year at the Mosaic, Im leaving because of significant increases in rent. I likely would have stayed if not for the fact that my unit is no longer in my budget. Heres my take:Pros:-Cant beat the downtown views.-Location is perfect in terms of walkability/access to the DART.-Tangentially, Thanksgiving Square and their dog relief area is right across the street, if you have a dog.-Despite the large number of dogs on the property, the elevators and halls are usually very clean.-Concierge is friendly and competent and available 24/7.-Maintenance staff is awesome and goes above and beyond.-Pool and workout room are excellent.Cons:-The parking garage. Its very tight/difficult to find a space on the first 4 floors most days. My car was broken into once and sideswiped once while parked in the garage this year. Way too expensive for the hassle of using it.-The elevators. It seems like at least one is always down on the tower side. Not a big deal unless multiple elevators go out. Then youre stranded for 10-15 minutes in a sweltering garage, trying to get home from work. Or, alternatively, youre late for work.-The walls. The floors and ceilings are nice and thick, so youll never hear your upstairs neighbors. But if you have a loud neighbor sharing the wall with you, get used to hearing their opinions about the football game.
Guys, this is one of the worst management companies to deal with. We had to terminate our lease early due to work related change beginning of the COVID period. We processed everything as per our contractual obligations and all payments were cleared. 6 months later we get a call from collection agency that there is amount owed and they had already reported. Shocked that we were, called them and they were clueless. After few days we followed up by mail and they got back to us saying there were some pro-rated electricity bills for the last month and there were some damage. They should have called us or send us a mail before reporting it to collection, however they did not. By law they are required to send you by writing, which they did not. Worse is they dont bother to assist you in removing this from your report even after this is their mistake. Credit Agencies refused to remove this from the report and stating Mosiac should request the removal. Am still trying to get this removed as its going to be there for 7 years otherwise.My credit score dropped by almost 100 points. Stay away from this irresponsible management.
I have been living at the Mosaic for sevens years and a few months. The best part of being here is the staff. John (manager) Joey and Kevin (concierge) are absolutely the BEST!
We are so elated to live here! Starting with our leasing agent DANIELLE!!! She is INCREDIBLE her simpatico, lively, energetic personality is impressive. She’s is very easy to get in contact with, replied to all of our emails in a timely manner and was more than accommodating. We had requested to move up our move in date an entire week because our previous apartment was still without water for 9 days due to the winter blast. She had the answer yes by the very next morning and was still able to give us our welcome wine gift that day, which was much needed during a move. You can tell she genuinely takes joy in finding her residents a home and going to extra mile to make sure all of our needs were met. She gets 10 stars in my book. Everyone needs a Danielle as a leasing agent.As far as concierge goes, it doesn’t matter who is working the desk, we are always greeted with a smile or even a ( have a good workout) when we’re passing by. The phones are answered right away or a call is quickly returned. When concierge does get busy they stay aware of who was in line first if you decided to take a comfortable seat in the lobby. I even locked myself out of the apartment and they happily escorted me up to let me in. They’re very efficient when it comes to packages, whenever a package is delivered you will receive an email, text and a voicemail alerting you so your hellofresh box stays fresh.The amenities are incredible, the gym is my favorite and is equipped better than an LA fitness. They have monkey bars, TRX straps, a boxing machine, boxing bag, speed bag, boxing gloves, a ROCK climbing wall and all the cardio equipment needed. The pool is quite beautiful as well with the infinity design and a downtown view. The cigar lounge/ poker room doesn’t even have a hint of smoke smell because it is ventilated. The dog park/ lounge area is very comfortable and everyone picks up after their dogs.The residents have all been very friendly as well, we’ve only been here a little over a month and have already made some friends.Our apartment is HUGE the sq. Ft. To rent ratio is very fair considering the location. We are on the 22nd floor and even have a massive patio with a water hose and drainage system. This works out well with our elevated turf area for our Great Dane to use the restroom.I also love taking long showers and baths and I’m impressed that our water stays hot for a very long time.The noise level from other neighbors is very minimal and isn’t a concern.The views from our apartment and atmosphere from the building make this place a big motivation for us to continue to have a work hard mentality.They also have a mini grocery store and tasty taco shop on the first level. Even they all have warm welcoming personalities especially Jacobs smile.Mosaic is going to be our home until we buy our first house or condo. We love it here.
I’ve lived here for 7 months now and have never seen them turn on the pool lights once. They advertise their pool as the best in downtown with great pictures and pool lights yet have never used them once. It’s a shame because the other 2 pools from my window view have no problem with pool lights and making their pools inviting when the sun goes down. False advertisement but what do you expect from a building that had broken elevators for 6 months. Don’t forget the paper thin walls because you will hear your neighbor’s music word for word.

I have been in this building for 7 years and I am renewing another 13 months. The pool is amazing and the gym was renovated and expanded recently.
I too was skeptical because of the reviews. But after moving in. I honestly don’t see anything that those reviews are talking about. My Hall smells just like and hotel, and I haven’t heard my neighbors yet. I’m really happy I went on intuition, because my unit is perfect!!

2 year resident and I would never come back until management is changed. Piss/weed smelling halls, elevators never work, and the cracking pipes in the wall will keep you up when it’s cold outside. The views are nice and the only hope this business has to keep people coming in. I would post pictures but don’t even want to ruin their business honestly. I just hope they find a way to change management and let me be clear concierge and leasing agents aren’t the management I am talking about. That’s the problem, very unprofessional and no concern or empathy for their tenants!
The building is nice and location is desirable but the office apartment manager is sassy. He could use more hospitality and customer service training. I reached out regarding issue and was met with excuses and him teaming up with his staff on error they made rather than accountability being taken. My concerns were invalidated by him telling me you people should be grateful as they worked hard getting approved, can you imagine someone telling you be happy for doing their job. My concerns fell on death ears as he wasnt listening to comprehend but listening to rebuttal. I asked for corporate contact he advised he didnt know of course but i called back and was provided the information. While location is important customer service, accountability and being treated like im valued is more important i dont recommend this place across street their are better options and they could take notes on better approach of communication moving forward.

TLDR: great unit & size for price- but 1/3 of residents don’t wear masks on elevators/common spaces, people don’t clean up their dog poop, the concierges are awesome!The actual style/size/layout of our apartment is awesome- especially for the price. The $ per sq. Foot has to be one of the best in the city. I LOVE our unit, which is a bummer because we will probably have to move out at the end of our lease for the reasons below:For starters, I NEVER write reviews. Especially negative ones, but we’ve been super frustrated with how the building management has handled COVID. My boyfriend and I kept count of how many people we encountered that wore a mask for a week (hoping we were exaggerating the numbers), and about 1/3 of people we saw on elevators and in the common areas wore a mask at all. This isn’t counting the people who wear it under their noses. To be fair, I’m not sure how management could regulate this, but they haven’t seemed to try other than sending an email out.In any building you’ll have non-rule-followers, but when 1/3 of residents are wearing masks, the masks can’t really do their jobs. I don’t ask a lot from management as a tenant (I usually never see them again after move-in), but I really expect a little more effort since this is a city ordinance.Second, people don’t clean up their dogs poop. It’s gotten progressively worse since I moved in. But similar to the masks, this just seems like a lack of courtesy on the part of the residents.Overall, I would recommend moving here AFTER COVID ends, because it really is a good place to live. And concierge is 10/10 always. They do the most and are so helpful always.
I lived here for 2 years and every year got worse. 2020 was an awful year to live at the mosaic because the staff couldn’t care less about your situation. I unfortunately contracted COVID July of 2020 and the apartment complex was not prepared at all. As I was quarantined for 14 days they STILL didn’t deliver any groceries or necessities to my doorstep and required me to go to the lobby to pick up my orders fully knowing I had COVID. It seemed only the assistant manager knew or cared that I had it. I was so dissatisfied that I ended up packing everything and moving away 4 months before my lease was over. To emphasize, I paid 4 months of rent to a place I wasn’t living in because it was THAT awful to live there. Horrible staff.
Ah man...my first bad review.Love our layout, view, and location but the management is 1 star.We’ve had neighbors throwing covid parties, screaming (both for fun and from violence) had cops banging on doors at 3am and our closet constantly smells like weed.Management has been aware for months and has never one time offered any type of assistance. We’ve had to get Olympus corporate involved. It’s clear the property team cares about filling units and that’s it.Again...fun location and great downtown views. If you party all the time and don’t have a real job or sleep schedule, you’ll love it!
Honestly this is the WORST place we’ve ever lived. Kevin, the concierge, is the only person with any customer service. The elevators are continuously down (if they’re up enjoy it for about 3 days), we were woken up with domestic abuse fights regularly, our neighbors partied non stop, and overall it is a dangerous place to live. We hated living there so much we bought a house and moved out after only staying there for 4 months. Also, the staff (minus the CM) are extremely rude and defensive because they probably get so many calls a day.DO NOT LIVE HERE.
I worked for this company before corona virus and the front desk older man grey hair white complected, about 5’6. He begged me to take the position, about a week after he came in and asked me to leave after he sat down with me for about 2 hours speaking how I can grow with in the company, Kevin was his name.Anyhow the elevator does not work 9 out 10Homeless people come in the lobbyThere was a man back in June burning his hair right outside the entry door super crazy
I just re-signed for my 3rd year at the Mosaic and have greatly enjoyed living here. The building is in a great location, reasonably priced (compare to uptown just a few blocks away), no issues with neighbors and their maintenance team has been spot on.The big difference for me has been the leasing staff - in particular Katie Cruger. Katie initially gave me a tour of the building and is still with the property to this day. She has been a great resource whether I have questions about payments, packages, apartment events and much more. Shes made this feel like home and thus the reason Im going on year three!-Tom
I went from loving this place to absolutely hating it very quickly. Renewing my lease was one of my biggest regrets. Elevators have not been working since January, and the property keeps teasing us saying they will be fixed by sending us false expectations via email. They do not hold up to their commitments, and unfortunately do not care about their residents. Zero communication skills and negative Customer Experience skills. Packages get misplaced all the time and no one is held accountable. I had a key release left for a company to enter my unit while I was out of the country and concierge refused to let them in saying there was no key release. The property management does not care about fixing anything or correcting flaws, they do however make sure they get their rent payment on time, and find way to charge/fine residents for anything. If you do not want a constant headache, my recommendation is to lease elsewhere.
If you want to take the stairs 50% of the time or be stuck on packed elevators that say “keep social distance in elevators” during COVID, this is your ideal apartment complex. Management is by far the worst of any apartment complex I have seen or experienced. I recommend for instagramers trying to get a nice picture of downtown in the background or the now a day tik tok people wanting to show some followers how good they have it. For real life experience and living I would not recommend at all! Management comment more on reviews than they talk to tenants!
The star rating on this building is fake. They have made a bunch of fake accounts and said good things about themselves. This building is the worse building downtown to live in. You’d think the owner would start making changes
I just transferred to a new apt and re signed my lease at the Mosaic. I can say that the experience was amazing. Giovanni guided me through the whole process, he was able to assist me with all my questions and made the process easy and stress free. The Mosaic has great amenities and is at a super location in downtown Dallas. Definitely recommend the place and thanks again to Giovanni from the leasing office.
No air conditioning
This building is god awful whatever you do do not move here. I am stressing to have others write reviews about this place. That is the only way to actually show people before they make the regret of signing that contract. It’s a terrible place to liveNo one cares about your problems they just want your rent. Hallways stink all the time, elevators for a 30 floor residence down all the time. This building is falling apart do not make the mistake to live here
Place is awful, borderline disgraceful at times. They never maintain the building. You want to wait 5 minutes for an elevator? Then this is your place. They have 4 elevators in total, two of them work and two of them arent in operation. So they literally have had 2 elevators working in the whole 31 story building since I moved there in September. Then in went down to 1 elevator for a month. Does that mean they are absolutely unable to fixed or is the property company to cheap to get them fixed?
Sabrina gave me a rate on a room and she had the most outstanding customer service I have ever received. Definitely recommend going to see her! Apartments are beautiful as well!
Ive lived here for over two years. I can honestly say that this property is amazing. It works like a well oiled machine. The staff is prompt and polite. Its like living at a resort. They even have resident events every month with fun activities like games, raffles, casino night, Christmas parties, pool events and not to mention they have the largest infinity pool down town. They even have mini dog park for your dogs on the 8th floor for all residents.
This is a great place to live and thanks to Katie who showed me the tour Im a happy new residentAlso a shout out to the concierge who gave me Janes Moving and Delivery as a recommendation. Great people, better pool, and the view to make others jelly.
Omg what a wonderful experience. I was very stressed out about moving out of my place that Ive been living there for over 9 years. Katie took extremely good care of me even recommended somebody in the building that helps people move. The moving guys were so amazing and sweet and really understanding of my needs.Really am blessed and grateful to be part of this building. The staff here is friendly courteous understanding and willing to make everything run smoothly. The concierge heaven was very knowledgeable of any questions Ive had and was easy to talk to you. Thank you guys for giving me such a wonderful experience.
****WARNING PLEASE READ*** this building and is an absolute nightmare. Since Jan 1 we have not had working elevators. We have spent multiple days having to walk the stair. The property management has made no effort to be communicate other then sending emails to all residence that they are working to fix it. On the days when the service elevator is working there is usually a15- 25 min wait. In the event of an medical issue it would take emergency personnel about an hour to reach you. When taking your dog for a walk, going to the grocery store etc... you need to allocate at least 40 minutes extra to just to exit and enter the building. Property management will not provide numbers or contact information for anyone else at Olympus properties (the mosaic management company). This place is a nightmare.Update April 24 *** it just keeps getting worse***Elevators still not fixed.. on a good day there is one today I had to take the stairs... I’ve lived here for almost 7 months and we have only had functioning elevators for 2 of them. Building 100% unwilling to work with tenants on anything.. it’s an absolute nightmare, Dallas or Texas Safety inspectors need to get involved with this place. Having 1 or 0 functioning elevators for 31 floors during a pandemic should be something the state or city gets involved in.
Having only 4 elevators (On a lucky day) out of the 9 available since Jan 1st 2020 has been a stressful period. Cant image how my neighbors from the highest floors are being affected by this.
An absolutely terrible property management company/staff. The apartment unit itself is OK (other than blinds being damaged, dishwasher falling out of the wall, toilet leaking, skin faucet being broken, etc). The facilities are OK (other than the main lobby elevators being broken for 2+ months). But the absolute worst part of this apartment complex are the people who work there. They have absolutely no customer service/service recovery - even when they lose your package! There are never any managers on site. They have no power to make any decisions, and they also dont seem to ever track anything (i.e. packages, noise complaints, emails (how?!?!), etc). Save your money and move literally anywhere else. P.S. The move in experience was even worse!
I sent a valuable package here to a resident for business purposes and it was lost. I contacted them and even spoke to the guy that signed for it and my package was no where to be found although the concierge, G. Suttermeyer signed for it. He said that they sign for packages in bulk and do not have a formal system to give out packages. I do not trust these apartments.
I can’t express how thankful I am to have found an amazing apartment with an even better staff! Everyone, from the valet, concierge, front office staff, and maintenance have been great. Maintenance responds quickly to the requests. I’m not quite sure why people say that the staff seems “confused” because my husband and I have never had any issues. This place has been nothing short of stellar to live at. This will be the first apartment EVER that we will actually renew our lease! Thank you guys for an awesome experience.
Ill be moving into the Mosaic soon, and I am super excited to be doing so! Katie Cruger has been extremely helpful in making the moving process go smooth, and is such an efficient and friendly person to work with overall!
I took a tour with Katie and she was the best! Very considerate of my disability. I felt kind of bad being that I spoke with Giovanni first but will stop in and maybe take a second tour. Seriously. Whether I move here or not...it was a class act. Much love Katie!
For us living downtown was a once in a lifetime opportunity and we loved the Mosaic! The staff is great and very accommodating. Parking is hard downtown so that was the only downside for our guests, but worth it for the high rise views and awesome pool. Would definitely live here again if we are back in Dallas!
Constantly Miss place packages my brother has only lived here for a couple weeks and ALL of my packages have been “sent back” or they “aren’t there” even tho they say delivered on tracking status ! Like why are you sending peoples stuff back if the door number is on there that’s where it goes !!!! Making it harder for people . I have to go through this bc y’all staff wants to take it upon themselves to send peoples stuff back . Or THEY WILL JUST LEAVE IT IN THE LOBBY FOR ANYONE TO TAKE .
Lived here for over 3 years. Could not ask for more from an apartment. The staff, location, the awesome amenities, and our great neighbors make this place one of a kind. We don’t want to ever move. Come visit! Our pool is awesome!
Please don’t live here. The walls are so paper thin that you can hear your neighbors opening their windows to smoke which then leads to your bedroom wreaking of marijuana since the walls are so thin. You can hear your neighbor’s music word for word, nobody cleans up after their pet, elevators have been broken since January. Every day is something new living here, after only being here for a week we knew we wouldn’t renew our lease. Now after being here for 3 months, we are debating just breaking our lease already because this building and it’s management are an embarrassment.
I love it here. Sure, sometimes you can hear the neighbors but not nearly as bad as other, newer, cheaply built apartment complexes Ive lived in. And besides, its an apartment - if you dont want to hear your neighbors then buy a house. The staff is helpful and friendly. The neighbors are nice and speckled with its fair share of weirdos just like any other place in Dallas.Its clean, Modern and well designed and the views are exceptional. Definitely my favorite place Ive lived so far in Dallas.
This is my home in Dallas and just love my loft, staff are super helpful with all pity things. When it comes to the actual problem you can’t expect much help/assistance on time. Concierge is as slow and irresponsible as they could get at times with vague answers. I was out for few weeks and when I am back there is no hot water in the apartment, it’s been my second day without the water and it seems that it is not an emergency for them. I haven’t been able to go to my office or even able to step out of the house without shower, extremely disappointed.Constant issues with the elevators is being another thing to add on. They need to pull up their sleeves and understand that it’s absurd that tenants not having hot water in this cold winter.
This used to be a good place to live but for whatever the reason there have been a lot of issues and drops in how the building is maintained and how management responds to complaints. Previously there were well planned out events monthly, the leasing staff were friendly, and the building was maintained and kept clean regularly.Currently the elevators are continually down whether due to malfunctions or for maintenance, most of the previous leasing staff have resigned or been replaced, the parking garage smells like urine (mostly likely from pets), as does the entry way to the residents lounge and pool area (due to a poorly installed or maintained pet park area), the bottom panels/trim of the wallboards are missing in the lobbies of various floors, and the hallway carpets are stained/lifting. These are just the general issues that anyone would be annoyed with given the rental rate you pay each month.My personal annoyances are that my packages are consistently missed placed and my downstairs neighbors play their music so loudly that my floors vibrate and I can clearly hear the lyrics to their music. As for the packages I’ve received confirmations from the postal carriers that they’ve been delivered with proof of delivery and when I go downstairs to collect my packages from the concierge I’m told they don’t have them. This has resulted in me continually showing them the proof that the package has been delivered and then “magically” moments later they’re able to find them. I’ve had to do this routine over the last 5 months. In regards to my downstairs neighbors I’ve called office to let them know of my complaint, I’ve called the concierge to notify them of the noise and ask them to turn down the music consistently for the past 2-3 months, and sent an email to the office management asking that something be done about the volume of their music and the times they choose to play it so loudly. The response I got from the concierge one time was that “quiet hour” starts at 10 pm lol. I thought that was hilarious, while I understand generic hours for noise levels, I would have to say that any volume that vibrates the upstairs neighbors floor is probably too loud at any hour of the day. The second and only response I received from management was only when I was asked if I was planning to renew my lease and I advised that I was not and of the noise level. The response was that they would keep an eye on it, nothing else was communicated and the problem has continued.Personally I used to love this place, but if you’re willing to pay downtown prices for rent, don’t waste your money renting here. There are plenty of other near by options that are available and provide the living experience and amenities you expect from living in a downtown high rise.
If I could give this place zero stars I would. Literally bought a new car and it was towed within less than an hour(leasing office was closed so I had no way of consulting that I had a new vehicle). They literally had no way of helping or calling the towing company on my behalf. Terrible customer service. Elevator has been down for over 3 months and still expects us to just be okay with it as well? Avoid staying here at all costs if you can.
Love this place, great leasing agents. I was very impressed with the level of service from Jessica Holley she was amazing. The property is great, cant wait to enjoy my time here.
Horrible. The elevators have not been working since January 1, 2020. For seven days the stairs were the only option for residents that lived above the 20th floor. After the first week the service elevators became operational but they are slow and the wait time for the elevator is often greater than 20 minutes. It is now the second week in February one of the service elevators is not working and the other they have locked so new residence can move in. Therefore everyone who lives there above the 20th floor Is required once again to take the stairs.This is complicated as I have an old dog with a spine problem which cannot go up and down the stairs. I have been required to carry the dog multiple times a day.Please do not move into this apartment. It has truly been a very bad experience.
Im giving 5 stars to Jordan the concierge. He is helpful and kind. No stars for the separately owned valet dude tho, total jerk!
So far so good! The location is nice, between business district and west end. Good security. Friendly staff. The pool has an amazing view. Thumbs up!
Love The Mosaic. Going on our 3rd Year. The most sqft per dollar you can find downtown. Super high ceilings, Akard Station right outside, free trolley just 2 blocks away. Cheapest utilities you can find in any condo, and staff are always super nice. Only thing Id improve is the time for using the pool. It should be moved to 12am instead of 10pm. Even the parking is really good.
Update - new management came through. Things are trending upwards at Mosaic.
I have lived here for five years. The building offers great views and creative floorplans at competitive prices for downtown living. New management continues to make improvements, including improvements to the pool area, elevator lobbies and parking areas. The tower elevator lobby could still use some updating. Regular communication from the leasing office is helpful. Seems to have more attention to detail that last owner.
Can you please fix the sign that is on the building. It is missing part of the m and part of the o. It doesnt look right. It is on the top of the building, if you are standing at the West end you can see it.
Such an amazing place to live!! The Management Team and Staff have raised the bar for Customer Service and Satisfaction. I simply LOVE living here.
Moved in just this last week and everything has been great. Moving in was a breeze BIG thanks to Matt and two other Mosaic employees that helped with our furniture, Kevin and Tim. I love the look of my apartment and the level of security the place has. So far every single person that works here has been really helpful. Customer service is a 10 for sure especially with concierge (thanks Jordan!). It’s a perfect location to be in. The dart station is right out front and a block down from the apartment is a trolley that takes you all around downtown. It’s pretty quiet during the week, but during Friday and Saturday you can hear the people next to you, however I haven’t heard anything past 10 PM which is a big relief. All in all I recommend this place to anyone looking.
I lived here 13 months.. now.. and re newed my lease for another one. I love it here! The staffs are all nice, friendly and very professional. The ammenities are beautiful even though I have not yet got to used them. The Infiniti pool view is amazing even though I only been a few times. Never had a problem here. Maintenance at your request is quick. I will be a long term resident here.
Ive had a great experience at the Mosaic. As someone whos new to Dallas, Im happy I found Mosaic as a place to call home. The staff is friendly and I feel that Im surrounded by good company with my neighbors and fellow residents.
This is a horrible place, my son lives at the pos, The elevators are always broken, today all are broken except the freight elevator and thats works have the times you have to use the stairs and go up 31 flights of stairs. Its seems like this should be against the law. A real safety hazard.
Living here is pretty cool! Since it is summer time, the pool parties are great. And I love our cares team, they always have really good event for the residents.
Came in town for a family reunion . They left permission for concierge to let me in apartment even called and spoke with concierge. I traveled 5 hrs and they still wouldnt let me up . The day concierge lady wasnt accommodating at all . They had a storm where my family was so they couldnt email or make outgoing calls. Even though she spoke with them and left permission still wouldnt let me up. I appreciate security, but this was something else. Especially after speaking with them and confirming, still just wont so it. So I had to camp out in the lobby..smh .. thought concierge was supposed to accommodating.
Recently rated this place a 1 star because of the issue i had with management and the parking situation. Management fixed the issue. I did bring up an idea to manahement that would help both the communication between management and Reaidents so i am waiting to see how that is addressed. So i will return and adjust how many stars i get based off that.
So far so good. Were moving in next month and really looking forward to it! We love our new space. Especially the solarium. Our view is spectacular!
11/6 - Currently managed by Olympus PropertiesManagement will nickel and dime you for everything that happens.They do not accept checks/cash for rent payments and the web interface they use for online bank payments is buggy and will fail to charge payments. If this occurs you will receive a >$100 penalty AS WELL AS having to pay even more money and pay rent with a cashiers check/money order. For a period of months they could not even charge residents electricity, its obviously a mess internally.You can get great deals on rent considering the location and amenities, but be prepared for absurd rules (ex. if you lose one of your pool access bands they are $250 each).
This place sucks! If u want disrespectful neighbors that play music 24/7 move here you can literally hear the people next door walk around ..conversations, TVs, doors closing..and expect to call management over and over to complain because nothing will be done about it they dont enforce rules or take their residents seriously here. Also there is no parking for guests who want to visit you tell them to pay 10$ every time to valet...just so much wrong with this place it is NOT luxury living probably the worst out of all the high rises you could live at in downtown.

Why have 2 abandoned vehicles remained in the basement for close to a year? The parking attendants write their own rules.
Ive never felt like I got more value for my money!I live at the Mosaic Highrise in Downtown Dallas. Prior to moving to the Mosaic, I lived in Uptown Dallas, only one mile away. In Uptown, the prices are over-inflated, and the luxury is not nearly on par with what Ive found at the Mosaic. When my apartment complex of 5 years decided to up my rent $400/month in one year, I knew it was time for a change. But instead of going on an exhausting hunt all over town to find the best rates, amenities, etc. I only had to make one visit to the Mosaic and I was SOLD! Matthew Paul was my leasing agent and did an excellent job of showing me the full property and any available units within my parameters. My lease wasnt up for another 2 months but when he showed me my now apartment unit, I fell in LOVE! It has so much space, updated appliances and a truly open and modern feel. I remember walking in and having that feeling of just pure WOW! I never imagined I would be able to afford this kind of luxury, especially with a view, but the Mosaic had it all. I ended up signing my lease to start a month earlier than I needed it because I didnt want to give up my dream unit. And I must say, I couldnt be happier! Downtown Dallas is such a vibrant, eclectic area that often doesnt get the attention it deserves. There are so many fun restaurants/bars within walking distance, and plenty of convenience stores that allow me to walk to everything I need. Everyone in the building is so nice and friendly! Not to mention, the property has tons of community events to allow you to get to know your neighbors. The pool is the absolute best in town with incredible views, a hot tub and projector screens to watch a movie or game on. Theres lots of entertainment space inside and out and the gym is HUGE! I never thought I could get all of this for the same price I was paying in my tiny, outdated uptown apartment, but this is the real deal! I will definitely be resigning again when the time comes.
Really amazing apartments! I want to shout out Efrain Villagrana for going the extra mile on our concerns and making us feel valued. As well as doing the same for his employees. I can imagine how tough it was to keep balance in those discussions. But he did it like a pro with a nice touch. We Thank you Efrain Villagrana! 😊😊
The Mosaic takes downtown living to the next level! Once I stepped foot inside I knew I wanted to live here. I highly encourage everyone to come down and tour an apartment or two.

Horrible place to spend your money for comfort. The is a security guard with a loaded weapon and he is very agitated. No freedom to use arminities without interruption, military is what come to mind. Im starting to feel as though am in a nursing home. I got a skin infection from swimming in the pool. I have a two bedroom and can only invit 2 guest to use the pool for BBQ or just hang. Its been a waist of my money and I hope you make the right choice. Please go uptown find something better. You are welcome .
Have a few friends that live here and definitely has a modern feel to a historic building. Really nice views, very crazy pool area, and seems like there is always something happening there.
Property management is a poor joke, elevators broke all the time, smells like marijuana on every floor and night time looks like a low class club. For the money there are better places to rent. Also only allowed so many guest at a time so dont plan on having friends over. Heaven forbid you need something replaced takes forever!!! STAY AWAY FROM THIS PLACE OR ANY OLYMPUS PROPERTY
Hmm, where to start? It’s an attack on all your senses. From paper thin walls and floor you can hear the next door conversation and above neighbor prancing around in their heels and shuffling their feet about (concrete floor with zero insulation above you, come see for your self!), and the smell of hot trash coming up through the trash chutes, my floor always smells like a landfill! Yay! My favorite part is being woken up to random fire alarms going off all the time so you get no sleep before work! Awesome! To the random thugs hanging out because one of their “boys” live here so the place smells like weed and cigarette smoke. Super awesome! And when you ask the front office if there is any way to sublease it out because you found some other poor unsuspecting soul to take over the remaining portion of your lease because you cannot stand living in this one star dump any longer, nope! You can’t! Not unless you want to pay two months rent to break the lease EVENTHOUGH you found someone else qualified willing to pay them at their rate for the remaining lease term. This place is a special kind of hell. I don’t normally write reviews but this time I had to. Soon as my lease is up, I’m gone. Not that they care. Some other poor sap who isn’t from the area or doesn’t know better will sign another lease and the cycle continues. Now I know why the girl who lived in my overpriced $1500 a month unit before me abandoned her lease. In a little bit, the front office will write some fake apology asking to call them. For what? You won’t fix these issues. For many more reasons I don’t have enough space to write about, save yourself. Go a mile north to Uptown, go anywhere else but here. This place masquerades around as a “luxury apartment”. It’s not. YOUVE BEEN WARNED.

Talk about amateur hour! The management here is HORRIBLE (to say the least)!! The building is always semi-clean, the carpets are dirty, the elevators are dirty and sometimes smell, and the “community” trash cans are not well maintained. SOME of the residents and their animals are the ones contributing to these problems, but management should have a handle on things. I’ll spare my move-in story and jump to the latest “disaster.” I’m planning a party for my husband and decided to use the lounge in the building. I talked to the management and they tell me the fee for using the area, and tell me I also have to leave a $2000 check for incidentals. They say, “we won’t cash the check or even hold the money in your account. We keep it in your file and give the physical check back to you after the party.” Ok, cool. La-Di-Da, I check my account is today and there is that $2000 check, cashed by “Team Mosaic”. My husband talks to the management and “Oops, someone cashed it on accident. But we can apply it to your rent?” Get the F___ out of here!! SLOPPY, UNPROFESSIONAL, INCOMPETENT, SHODDY, AMATEURS!! I encourage NOT to live here!
